Been at Avila since it was Sanger oaks apartments, huge turnaround, I’d say the 2 best things about this place are how quickly maintenance will respond to issues and how they work with night shift peopleI’ve had a couple issues in the kitchen and I told staff to make sure and don’t knock- just come in and fix itOr like today where I requested work beginning of this week but to come today since I didn’t work tonightAlso, my 4 stars is because this place floods pretty bad when I rains- but not their fault

I’ve toured these apartments and they are the sister company to Azur! The staff was nice and helped explained new terms to me because I was a new renter. They had washer and dryer hook ups and their property is huge!

The staff is extremely friendly and responsive with any issues you might have. These apartments are in a good part of town, close enough to the mall and restaurants for an easy 5 minute drive but far enough to not hear any of the traffic. Sam has helped me for 2 years now and Ive never had to wait more then 2 days to get any issues fixed in the apartment. Avila has truly amazing management.

Great place to live. Staff is real nice friendly and responsive to issues. Work orders get done in a timely manner. Location is good because it’s surrounded by restaurants and shopping centers.

I accidentally paid extra on the rent and they used all of that and asked for more for my last rent. Maintenance didn’t help at all with our problems, and you just need to stay away, they are money hungry people. DO NOT LIVE AT AVILA. I would give zero stars if I could.

I love everything about living here. The girls in the office are all so nice and ready to help with any concerns.

This place is great to live, but there are a few issues.Mostly from other residents I believe. No one here really cleans up after their dogs and people leave trash everywhere. Maintenance should probably be cleaning up, but I understand it’s up to the other residents to stay clean.

We have lived here for 4 years, and the staff is fabulous, along with the maintenance crew. Everyone is super friendly and kind. We moved into an upgraded apartment and were the first to use all the appliances and they were brand NEW! Parking is good, right in front of our unit. If there is an issue the staff is really great on being professional and getting back to you promptly, and willing to work with you. Betsy, Sam, and Simon are all awesome at their jobs, and they have also been here for awhile, its nice to see friendly faces that care about the people living here!

PRIVACY INVASION!These people refused to even consider my friends application even though he offered to pay rent in advance. He offered them bank statements but they demanded personal work information and salary information. These people refuse to rent to you unless you give them all your personal information. They represent everything wrong with leasing companies today; money hungry and inconsiderate of their customers privacy.They will leave you homeless if you do not give into their ridiculous demands.STAY AWAY!

I love living here! We’ve been here almost 2 years. The staff are super friendly and professional. They always notify residents of any emergencies (water shut off, power outage, etc.) and keep us updated as much as possible. Any time we’ve had a maintenance issue, they’ve always been quick to fix it. We did have a water leak but they reached out to us to get it fixed and put in new flooring. It took a few days (which is understandable) but it got done. Sam has been nothing but helpful to us ever since we moved in. She’s been very professional and kind about everything. If we ever have a problem (which very very rarely occurs) the office is quick to reach out to us and get everything solved/fixed in a timely manner. They even let us rent out the clubhouse weekly for a very decent price. (Pre-rona of course lol) They have updated their nightly security system which makes us feel very safe. I would highly recommend that people in search of apartments choose to stay at Avila!

I like it here! The staff is helpful and nice. They cant always say yes but do what they can to help you out. I mean you have to pay your rent people, WE ALL DO. Stop complaining about fees. Its called a late fee.My neighbors work nights so I dont see them much. Not too loud here.I hardly ever see any bugs and the maintenance guys are helpful. I put a work order in for a light bulb change and they were right over. I will stay until we buy a house in a few years.OVERALL not bad. The price is better than most other places in Waco for a 2 bedroom. TWO THUMBS UP Betsy, Ricie and the front desk ladies!

Avila is a great place to live. Price is cheaper than most in the area. Maintenance is very fast to respond and fix any issues you may have. I had to replace the lock on my door and the on call maintenance came to fix it even though it was almost midnight. He came and fixed it with a great attitude and very friendly. Betsy is the best. Willing to help anyway she can. I would highly recommend these apartments.

My 2nd apt. But they were named The Commons one of the best apartments Ive had. Young still fresh out of high school. Single one bed room apt. Nice, cozy, and very roomy for me.

I moved into Avila about a month ago maybe a little longer and I finally had to review. The unit is beautiful. It was real clean and looked like lots of things had been done fresh when we moved in. It smelled like new paint.Before I moved into the apartment I saw 2 other units and they were nicely done. But we went with the upgrade floor plan.The manager, a tall dark haired woman is so nice. She always knows my wifes and my name when we come in. The assistant manager has been great, too.I always see workers picking up the yard or riding on the golf cart and they wave every time.I saw the bad reviews but we have had nothing like that. All smooth sailing. Im happy that we picked here to live. We will stay until we buy a house in a few years.

Samantha gave us a tour of these beautiful units when we were in town. I have to say that she is very attentive, detailed, courteous and polite in answering all of our questions. I would recommend anyone interested in Avila Apartments to reach out to Samantha and schedule an appointment, she made us feel as if we were already apart of the Avila family.

The ladies in the office are always so helpful, especially Sam! I really enjoy living here. I was having some issues with my outdated unit and they were responsive and had me move into an updated unit. I feel safe here.

Today, I did a tour with nice young lady name Sam. She gave me and my mom a great amount of information and was very high spirted. Once we get everything together we will be moving in soon. Great customer service and she felt like home to a new family apartments.

Been here for 2 years. Leaving tomorrow. New management tries to get every penny they can out of you. The have fees for their fees. They always seem to mess up on your rent and overcharge you. If you are renting here, keep a close eye on each months rent! The people in the office are nice. But the neighbors are inconsiderate and somethings is always going on after hours at this complex.

I’ve been browsing apartments for a while now, and the customer service at Avila so far has been un-matched. The staff, especially Samantha, was able to really cater to my needs as a potential customer. I’ll definitely be back in when my current lease is up, to take a proper tour, overall good energy.

This property is Beautiful. My husband and I moved to Waco and were so nervous. We met Betsy and got the best customer service I have ever dealt with and absolutely love our home.

Such an awesome property. Love the modern colors and chic design of the fixtures and amenities this property has to offer. The staff is warm and friendly, any routine maintenance is always promptly taken care of, and this property accommodates my fur babies with their amazing dog park and pet friendly regulations. Also had the privilege of meeting the corporate staff for an event they were holding...the friendliest people for a corporation...they even call me by name when they see me! Walked into the door of the leasing office and was immediately greeted by smiling faces! Sam, a young leasing agent, showed me a beautiful unit and was personable and friendly throughout the entire experience. Though I did not end up leasing an apartment in Texas, I would recommend Avila to anyone in the Waco area! The atmosphere is safe and the people are kind and professional!

I moved out of these apartments back in 2018 and I am still dealing with them! I unfortunately had to forfeit my lease due to a family emergency causing us to move out of state. I informed the office that we would be forfeiting our lease, and was told after an inspection of the apartment and cleaning was done I would get a final bill sent to my forwarding address so that I could pay it. I kept in contact for a few months making sure everything they needed from me was done. After a while of still not receiving the bill I tried to contact them for several weeks. Once I finally got a hold of the office I was told that instead of a bill I was already served with an eviction and everything was sent to the national credit agency. I was never even notified of the eviction when I was keeping contact with the office along with them having my phone number, email, and forwarding address. They stated that because new management took over was the cause of the eviction and going to collections. I dont see how new management is able to determine that I was evicted instead of forfeiting after already speaking and making an agreement with the previous office. I also saw in other reviews that I was not the first nor the last that this has happened to.

Ive lived here for over 3 years now, and its been a great experience ever since. The staff is friendly, maintenance is on point (for the few times Ive needed them), rent is reasonable for the apartment size, and I can get anywhere in Waco within a short time. I would have to say the best part about living here is that my dog of choice, a German Shepherd, is allowed here, and Im happy to share this experience with my four-legged best friend.

I have been living in Avila for two years. I love it. They have 24-hour on-site maintenance personnel, surveillance camera, and night patrol. I feel very safe. The rent price is very reasonable. The property manager Betsy and assistant property manager Ricie are very upbeat, energetic, and enthusiastic. Maintenance team are very responsive to your needs. I also lived and toured other apartments in Waco. I guarantee that you cannot find a better price with same quality.

When I called on the phone to ask about pricing and some minor details, all my questions were answered perfectly with Sams help. She was clear and made living here sound like just what I wanted.

I have had ZERO issues with Avila! The staff is so caring and friendly! The grounds are well kept and they always throw parties to keep the residents close together, like a family! They also have done an amazing job with the renovations. Its a wonderful place to call home.

My cousin lives in Avila. I visited her several months ago. The kitchen is very well renovated. I love the Mosaic on the kitchen wall. I stopped by the leasing office the other day. The leasing office is sparkling clean. When I talked to the property manager Betsy, I felt like I talked to an old friend instead of a stranger. Ricie is also talkative. I am glad that my cousin lives in such a wonderful apartment complex.

Great place to live, they are real quick about doing the work orders. They always have activities that brings the Avila family together. On the flip side, my breaker has been broken for months and to no avail it still is not working properly

My girlfriend and I found there leasing office to be extremely helpful in the process of getting our apartment. The units are beautifully done with extremely reasonable prices. I cant say enough great things about my experience.

Dont walk--RUN away from Avila. This is what a year-long headache looks like. If you are thinking of renting here, dont.Overall, the apartments are poorly built, miserably up kept, in a dangerous area, and the offices management of our rental agreement and payments was extremely sloppy.The unit we had was on the second floor at the back of the complex. The unit was supposedly updated, but quality is not a word I would use to describe the place. Nothing is level. The floors are slanted and have several spots that sink nearly 3/4 when you step there. The ceiling finish was bubbling and breaking when we moved in, door handles were loose, there were holes in walls near outlets, poorly repaired holes in doors, and the molding by our outer door looked like several people have tried to break into the apartment. We could hear our downstairs neighbors using the toilet and showering, and their heater shook our entire apartment so much that our glasses in the kitchen cabinets rattled together.We never felt safe there either. Several times very late at night, people would knock on our door asking for people who did not live there. These people had the unmistakable look of someone looking to score drugs. It was annoying and unsettling. One of these people was a Texas State Police Officer looking for one of these miscreants. One night, there was a mentally disturbed person outside yelling wilding and incoherently for an hour and a half. Avila did nothing about it. To cap it all off, our three bikes were stolen off of our balcony even though we had them chained up with a heavy chain.As for the office management, hopeless is the best way to describe their efforts. We moved from out of state to Avila, and signed the lease remotely for a certain apartment unit. Avilas rules are that you have to start electricity for your unit and get renters insurance for your unit before you move in, so we did. When we got to Avila the first day, they told us that the unit we signed the lease for was not the unit that we would be living in, so we had to move our utilities and renters insurance to the new unit. Avila refused to reimburse us for our lost utility payments on the unit we never saw or lived in, even though it was their mistake. That is crooked dealing. We also opted to buy renters insurance privately instead of using their renters insurance option, but they still billed us for their renters insurance. We only had a 6-month lease (thank goodness) but we had to keep dealing with them for 6-months after we moved out. They misplaced our move out notice we gave them, and they tried to charge us a late move out notice fee. We corrected them.The worst thing though was that after we moved out, Avila (per the terms of the lease) was supposed to mail us a final bill for our last month to settle up. We moved out mid-February, and in April, we still hadnt gotten it. We then contacted them asking how much our final bill was. They gave us an amount to pay, so we mailed them a check in mid-April. In mid-May, the check we sent had not been cashed, so we called to inquire. They told us it would clear that weekend. June came, and the check had not been cashed. We called to inquire again, and we were told it would be cleared that weekend again. The next week, the same exact thing happened. Finally, the check cleared in mid-June, and we thought surely this would be the end of our dealings with Avila. Not so. We got another letter from them near the end of June saying that we actually owed them some more money for stuff they didnt put on the previous bill. We asked about it and finally sent a check near the end of July, begrudgingly. In mid-August they cashed that check. Mid-February was our move out and mid-August, we were finally rid of them, 6 months after we moved out.It was a major headache to deal with this place.

No rental property will be perfect, expecting so is ridiculous. That being said, Avila has always helped us resolve the issues that arise in a timely matter. Our issues are always taken seriously and resolved with urgency. They do want us to enjoy living here and have made accommodations which enabled us to stay here longer. The updated units are nice and modern.The one star short is due to other people, not management, whove made our stay less than ideal.

I had the absolute best move in experience. Chris and Krista were so helpful and made it extremely easy. The community is nice and maintenance requests are done so quickly. I definitely get treated like a person instead of just an apartment number!

Refreshed apartment complex and I am more than blown away. I grew up in Waco and passed these all the time. The new and continuing improvements to this complex are definitely why I moved here. The outside of this complex just pops with modern colors and design. When choosing an apartment or home sometimes you think well the outside is okay but the inside is better. Not for Avila, the outside is beautiful, the landscaping, the fire pit, the gazebos at the pool, the clubhouse. All are very appealing to the eye. I did not do the upgraded version of these apartments however I am not displeased. The layout of my 1 bedroom HOME is perfect for me. The bedroom is big enough for my king size bed, 2 night stands, a stand up dresser, and a long dresser with mirror. The staff at Avila are also very helpful. Both Chris the manager and Krista my leasing agent were very attentive to my needs when I first moved in and continue to be. Always prompt at answering work orders and fixing things just as soon as I asked. Then making sure to follow up with me after a work order was completed. For the price, the location, ammenities, and the wonderful staff I would say I am more than pleased. I am happy to call Avila HOME!

Been here about 4 years and havent had any problems. People in the office have always been polite. When my air went out it didnt take long to get fixed and small things are always fixed the same day or next. Rent doesnt go up every lease renewal either. Best apartment complex Ive lived at!

I’ve lived at Avila for over a year now. Initially I lived in a one bedroom but when I needed to switch to a two bedroom apartment to help a friend out, the staff made the transition as seamless as possible. It’s a quiet apartment community that’s conveniently located.

My husband and I love it here. It’s quite and friendly. I love that we can have our pets without over paying to have them with us. We also love the fact if someone breaks in the apartment, the maintenance is fixing in that very hour!!

My first year here it was very peaceful. Not until now did I notice that the neighbors were students or always working. The last 6 months that has changed. I have been able to notice that the WALLS ARE TOO THIN!!!!! I’m ready for this lease to be up!!!!!! Might as well move in with my neighbors I can hear their entire conversation..... when my tv isn’t loud, “disturbing” anyone! Plus I can feel each step my neighbors make. Seems like they are training gorillas to do back flips over there! My walls are rumbling as I speak! I’m just paying 800/ month for an out dated back slash because peace is not what I’m getting anymore! 😡😡😡😡😡🤬

This is a real improvement from how these apts used to look. Ive been here many times as Ive had friends from school and work who have lived there over the years. Staff have always been workable too! This place was recommended to me originally from not just friends, but from your competitor too (they were full!). John did mention theres still a noise problem but thats also to be expected for such a high density area.

My sister lives here, but we are confused as to why the pool on her side of the complex is locked up to where my nieces cant go swimming like they want, but the pool on the other side of the complex is unlocked yet their code wont work makes no sense to us as to why they penalize 1 side of the property not allowing access to the pool, but yet the other side has access to their pool. Doesnt seem right to me especially with how hot it is outside.

I would NEVER recommend these apartments. They have many hidden fees. You think your rent will be a set amount but it fluctuates each month. Which they do not mention. They act as though the utilities will be a small fee. Get ready to pay at least 100.00 extra each month. I had black particles in my water which I told them about on several occasions & the issue was never fixed. They have drug dealers that stay there. My apartment always smelled like marijuana. There was always fighting and police calls frequently. I have heard gone shots on many different instances. One I have recorded. There was mold on the vent near my kids room. They were sick for 2 months because of it. There was a big gap in my front door which allowed heat to stay inside. I have pictures of my son who was bitten many times on his face. I advised them about it and they acted like it was no big deal. The rent is high and the quality of the places are low! the floors are constructed badly and an animal stayed in our attic so you heard scratching and moving daily. So many things wrong with the place. They are not worth the amount of money you pay at all! Save yourself the trouble of getting in a contract which they will charge a arm and a leg if you try to leave. No matter how early you try to work something out with them. We paid rent on time every single month and never gave them any issues. They are only concerned with their business and not the tenant. Run the other way!!!!!

Three months into our lease and me and my roommate are LOVING it here! Theyre currently remodeling everything- just finished the parking lot last week- but it has been so cool living here and watching things slowly but surely get more beautiful. The ladies who we signed our lease with were so kind and helpful. Everything is convinenetly located and they have wonderful little community events every so often. Defiantly signing for another year or two! ☺️❤️

DO NOT MOVE HERE! I have never lived somewhere that had so many issues. First I want to start by saying that when we first moved into our apartment, three days later our bathroom was flooded! There was water coming out from the toilet, sink, ceiling, and even from behind the lights (which is not safe)! Im pretty sure there is mold living in our ceiling since they did not do anything about that leak. I get it, older apartments have issues, but the fact that we have had four water issues while just living here for just 6 months is ridiculous!! They have changed managers three times since weve lived here. Our cabinet in our bathroom is rotting from water damage and when we called about the issue all they said was It was due to a flooded bathroom from the previous owners. LIKE WHAT?? So they couldnt even replace it before we moved in. Our apartment constantly smells like weed from the neighbors! These apartments have a really bad roach problem. Lastly, DO NOT WASH YOUR CLOTHES HERE. Half the washers are broken and I found a cockroach in my clothes after drying them! Im sorry this is such a long post, but we dont want people to make the same mistake we did. Dont let the pictures they post on the website fool you.
