Honestly i’ve tried to be extremely patient with this place and the water issues after the storm. Over the 7 months or so we’ve lived here, the water has gone out, gone cold, &; been shut off more times i can count. After the winter storm we went about a month with little to no water, and then eventually just no hot water. Given the circumstances, i just went with the flow. Since then the water continues to have problems, and is constantly being shut off to “fix” the issue. Like i’ve said i’ve tried to be patient but at this point i feel like they’re literally putting a bandaid on the boilers and claiming they’re fixed. It’s been extremely annoying to sit here and have to worry if today’s the day they’re gonna have to shut the water off again.

Hidden fees at the end of lease, including double charges for trash pick up. Unwilling to prorate rent payment due to going 21 days without hot water from their boiler. Unresponsive on days and afternoons. Charges for carpet cleaning though no visible evidence of stains. Office staff takes offense to any issue that is brought up concerning your apartment.

We love Azur apartment homes! They have been our homes for 4 plus year. 💓 They are really an amazing community and the staff is extremely nice. They are quick with any issues we have and are always finding a way to connect our small community.Love where you live!

My husband I have been living here for 10 months now, each month we have had a new service issue; for the first 6 months nothing was ever done about any of these issues the only reason anything finally got done was because we threatened to move out. The office staff all says different things every time we call. I would never recommend this apartment complex to anyone. We have been pushed around and cant wait for our lease to end so we can never have to deal with these people again.

Azur apartments has been home for almost 4 years! Management has always been great to work with and we are very content here!

Moved to Waco 2 years ago and this was the first apartments I toured. Signed the lease that same day. The staff has always been so nice and attentive, the community is quiet and nice. Would recommend these apartments for anyone new looking for a place to call home!

I have lived at Azur for 2 years now and each day my experience gets even better. Nothing can be perfect anywhere you live but I can honestly say when I actually have had an issue it’s been fixed immediately. The office and maintenance staff are wonderful, the pool and dog park are great, and the neighborhood is nice. I look forward to staying many more years. Keep doing what you’re doing Brogan and Krista.

Everything about this apartment complex is fantastic! The staff in the office is some of the nicest people I have ever come across! And the maintenance team is amazing! They always complete tasks in a timely manner and do it with pride and smiles on their faces! The dog park! Omg great addition to the property! And you never have to worry about a parking spot if you get home late. They have plenty of parking throughout the property! The upgrades in the apartments are top notch too. I don’t have enough good things to say about this place! Highly recommend! Great location for food, shopping and close to major highways! Please check this place out!!!

I viewed these cute apartments today! They have such great amenities and the staff was awesome! Love the location because it close to hey 6 and walking distance to the mall. Nikki is such a great leasing agent! She made me feel like family and it was a real treat. If you go by ask for Nikki, you wont miss her, just look for the huge hair and even bigger personality!

Made it sound simple and easy to get approved. Feel like I got scammed out of my application fees.

I moved to Waco in July and had to find a place without being able to first see any apartments. I found Azur apartments and my experience has been great. Extremely friendly and helpful staff. I would recommend this to anyone looking for a place to live in a this price range.

Visited the property while searching for a new home and was very impressed with it and all the amenities. Was very very impressed with the staff. They were extremely friendly and helpful and able to answer any question I had. Im 100% sure my mind is made up on where my next home will be.

Just wanted to give credit where credit is due. Great apt. Complex, nice and clean. Betsy is agreat manager .Whenever there has been a problem she gets on it ASAP. We just resigned our lease for the third year and have been nothing but happy with our time here. The manager Krista is the sweetest and always goes out of her way to make sure everything is perfect for us.

Best staff anyone could ask for. Would give Azur 5 stars all around from that apartment space, staff, and maintenance everything was great I highly recommend these apartments. Not to mention the new pool area.

I moved from MN to TX and was so nervous to find a decent place to live. Andrew and Krista worked well as a team and answered all my questions, walked me through the application process, and I never felt pressured or rushed.They are upfront about any expected charges so theres never any sneaky fees. Although the property allows animals, there is never poop in the yard, the pool is always clean, and the parking lot is well lit at night. I was nervous about bugs but there isnt a pest problem at all. I have an updated one bedroom and it is really nice with powerful air conditioning. Literally I cant say enough about this place! This property is worth a visit. (I should mention I am not sponsored or paid to write this review. I only hope to help others like me who searched for weeks to find a great place in my budget).

I am here for school and Im so thankful I moved to Azur. I have nothing but positive things to say and consider myself lucky as I have a few friends who moved to places they hate. Thank you Krista and Brogan for always being so pleasant and helpful.

Amazing apts and even better Manager. Betsy is a wonderful person that will make sure everything is right and happy for everyone. Given our last landlords who screwed us at every chance they got, Betsy is so much more cooperative and understanding that it is actually outstanding.

I have been visiting friends here for quite some time and I have to say that it’s a good location to live but that’s the only real good thing about it. Everything breaks for example my faucet switch is Broken, the front door won’t close sometimes, the dish washer is coming out of place, the water seems to be on mood swings, you can’t walk outside without stepping in dog poop, the cabinets are broken, there probably is more but I can’t remember all. I have gone to the office and asked them to fix it and they haven’t. When they do fix it it just breaks like a week later. So if you like living by the mall, 1000 dollar+ rent, and poor management then Azur is the perfect place for you so apply today for 75 per application. Good luck!

The floor plans are amazing. The perfect fit for me and my family. The staff is amazing to work with. They made sure everything was perfect when we moved in!

I’ve lived here for a few years now and I love it! The office staff are always so friendly and eager to help with any problem you may have. The apartment itself is perfect for me and my pets.

The grounds are clean and staff is friendly. Maintenance is quick on fixing things also. Ive been here coming up on 3 yrs with know plans on leaving at this time. Good and safe place to live with security at night.

The absolute best staff ever.... not to mention the amazing floor plans and every unit comes with a full sized washer and dryer!!!!! The dog park is great and love the pool and BBQ area !!! Cant wait to have my unit renovated

I cannot believe what a wonderful difference. So many added amenities. The difference is night and day. One of the nicest communities in Waco. Its nice to see such commitment to quality living. From the roofs, added privacy fencing, pool, outside cooking, dog park and thats just the beginning. The owners, management company and on site staff are dedicated to making Azur your home.

That Nikki was the best leasing agent I have ever dealt with. Not only was she knowledgeable but alot of fun. Very personable. Very friendly and answered all of my questions. Just might lease my apartment from her. Made the process easy and enjoyable.

Azur Apartments/ Baxters Crossing is a beautiful community. They have recently made a lot of upgrades there. Office is beautiful and the staff has been amazing during this crazy transition. One of the best by far!

They’re always having hot water issues . When I lived there they had no hot water in the middle of December . Went two weeks without hot water .

I would give them half a star if I could. WORST place to live EVER.First of all, there are 2 women that work in the office. When you come to look, they will act so nice. One of them is very sweet, the other however once you sign the lease is a NIGHTMARE. I’ve never been spoken to so poorly ever, simply because I put in a maintenance request.First of all, we moved in during May and did not having a working A/C until mid July. It wasn’t too bad when it wasn’t too hot outside, but then it hit upper 90s and triple digits. We made CONTINUAL maintenance requests, I’m talking multiple a week. Only one of our air vents put out any air at all (kitchen). The 2 bedrooms, 2 bathrooms, living room, and dining room put out absolutely nothing.At first, the maintenance men blew us off completely stating it was just “the way the vents were made” and they “weren’t sure what to do about it”. Each and every time we made a request, they would come in, check the output temperature of the ONE working vent for the entire apt and say “well it’s blowing cold” yet ignore that though the AC was set on 75 it was 85+ in the apt.After WEEKS of them coming in, doing nothing, and marking each and every maintenance request as “complete”. I personally had an independant AC guy come look at our apt. He said there is absolutely no reason the AC shouldn’t be flowing into every room, but the maintenance men would have to crawl into the attic space to fix it.So, being a month by now with no AC I called and (not very nicely) demanded the maintenance crew come and actually fix the AC. I quoted what they say in their lease which calls any AC in high heat issue an “emergency” although they do not treat it as such. FINALLY, after a month of hassle, they fixed it in a day.Also, the place is INFESTED with roaches. They tell you they have someone come spray multiple times but there was only one time that the bug guy came, and he didn’t spray… just looked around although we told him we had roaches.The neighborhood is terrible and very loud at night. Although the office will tell you about these policies that they enforce, they do not. People who don’t live in the complex will continually park in spaces so you have to walk 3 buildings down to your apt, people don’t keep their dogs on leashes, and never pick up after their dogs (although it is a city ordinance).When they show you the demo apt, it will be nice new appliances, hardwood floors, and nice counter tops. The apt they give you won’t have this.Also, they won’t tell you this, but they will charge you $150 minimum from your deposit for “carpet cleaning and general cleaning”.We wish we NEVER would have leased here!

Management staff is completely unprofessional, uneducated, and dishonest. Do not be fooled... the staff will tell you one thing then do something else. I am disabled and the management staff completely made it known that I was unwelcome due to my disability.

I have been living in these apartments for almost 2 years! The neighbors are very friendly and nice!! I feel safe in this community and have not had any problem with noise or anything in that manner!These apartments are up to date and affordable! They have great things that come along with it, as in the washer and dryers, the spacious closets and bedrooms, and not to mention the amazing updated to the pool area, along side it the grills! Having so much fun during the summer cooking out with family and friends. They are good on the most part about having someone come out for any matnience problem you have to an extent! The staff is very envold with the community, doing events to bring the community together. They had an ice cream bar, for national ice cream day. They had a quick stop for Breakfeast in the morning, that when you were on your way out, you were able to grab a quick snack. They have different contest, like the Halloween door prize, and many more! I would recommend these to anybody who is trying to find a great place to live, and especially for 1st time apartment finders!
