Good place to call home temporarily. Not much on apartment living but the staff here are really nice and helpful. There are problems here and there with neighbors, some of which have absolutely no respect for you or the place as they empty their trash from their cars in the parking lot constantly as I have witnessed several doing so. If the people that live here would only be more respectful and mindful of their actions in other words care then it would be an awesome place. The only other thing is they need a new landscape company that will do a much better job at cutting the grass and cleaning up behind themselves.Overall the staff are really wonderful and helpful and the property itself is a good place.

This place is AWESOME! Great neighbors and great Staff like Victoria Harper, she was a huge help in everything we needed. If you ever need anything handled at the residence Call Victoria 10/10 on her service. 10/10 would recommend this place to anyone! Amazing!

I miss my apartment here and the neighbors. Cozy and comfortable. The ladies in the front office are top notch and Isaac is on top of maintenance issues. Would not have gone to any other apartment complex but had to move for work.

If you work night shift, steer clear of this place. They dont care about you, or your needs! Ive been here since April and it has been a complete nightmare, resulting in me calling in to work 3 times. They re-did the stairs on the building and didnt notify us, therefore I wasnt able to sleep due to all the noise. Ive told management that I dont have a problem staying somewhere else, if they could just notify me. Then they need into the unit to test the fire systems. I tried to coordinate a time for them to do mine around my sleep schedule, and they completely ignore my request, basically stating that they will do it on their time. Fast forward to today and they are laying carpet in the unit above me, and I need to be up for work in 3 hours. I call the office and its more of the oh sorry we didnt realize that theyd be working on that unit today, oh sorry, we didnt know they were even working on your building today. This place doesnt care about the resident, they only care about your money. Ill be out of here ASAP.

This is certainly the nicest apartment Ive lived in when it comes to floor plans and amenities . There are quite a few set backs though.The floors are super super thin. My upstairs neighbors have 2 toddlers and a dog. They stomp all day and late into the night constantly. Sometimes my boyfriend has to work evenings so sleeping during the day is almost impossible. The dog barks at any sight of people when they leave it on the porch and we hear it all the way in our back room. Same with the kids when they are outside on the porch, they constantly scream downstairs to other kids and we hear it because the outer walls are so thin.Then my downstairs neighbors complained about a sound they heard every night. Turns out my fan, I use to sleep with, is literally too loud for them. Its a round fan - a little smaller than the average box fan. I felt so bad but it proves how thin these floors are.If you work night shift, probably best to get an apartment on the top level or look for another apartment.Another issue is their Grande package. Youre trapped into a cable plan even if you dont ever use it. Youll have to upgrade your internet because this plan is only a few megabits per second. We upgraded for high speed internet but couldnt get rid of the cable so we are paying way more than we would like to be.Since we have moved in, our ac has never worked right. It freezes over constantly or wont turn on. Weve put in so many work orders. If its not below 65 outside, its almost impossible to keep the inside of our apartment below 74 degrees. (If you havent figured it out, we live on the 2nd level between 1st and 3rd.) Right now its been ok, but I know as soon as we start hitting 90s again, its going to be more work orders in till its fixed....Also do be aware that the stadium, across the road, does have games a lot and it gets loud with the bands playing. We knew this when moving in, but just wanted to give a heads up for those not familiar with the area.So now for the pros. Its gated. I love that. I feel safe and I know parents will feel safe. Its a really nice community. Everyone keeps to themselves unless there is an issue.I like the staff. They are very helpful and responsive. It is not their fault the buildings are structurally thin. Getting into the apartment was very quick and easy. We had our place so fast and moving in was easy.Location is amazing! I dont have to drive far for Walmart or HEB. Theres a whole shopping center right next door. Its also close to plenty of places to get jobs. My boyfriends drive to work is like 6 minutes.I also love the fact that we have the plan with a washer and dryer and they have a laundromat inside the gated area right by the entrance. We have saved so much money with this.So this place has its pros and cons. It is expensive and it really depends on what you are willing to pay for. Honestly, we will be moving out at the end of our lease to get a rental home so we dont have to worry about noise issues.

If you need to spend a little more each month to avoid this place just do it. The main office people are nice and professional but the management is terrible and they do not upkeep their facility whatsoever (or at least not on a regular basis). They will let things stay broken unless you raise major complaints. They also failed to send me a bill for some minor repairs from move out and thought it would be a good idea to just send me to collections without even sending a bill. Oh and of course no response from leasing agent Selena when I reach out asking questions.Just a bad experience and the place next door is so much nicer.

At the residence, you are only paying for the LOCATION. That is all. Its not worth 1,000+.Cons: 1. Staff appears as if they could care less about tenant issues.2. Its best to live on the 3rd floor. Dont even bother calling about a noise complaint.3. The maintenance is 50/50. Good luck.4. Stairs and walkways are completely stained. Good luck finding one stain-free area.5. About 50% of the light poles dont work.6. The trash pile up is disgusting. Its just a dumpster taking up two parking spots.7. Poop.Pros:1. Location2. Fairly Quiet

We moved here a few months ago and we already feel at home. Staff is very friendly and will help whenever they can. The only thing what weve noticed so far is that the gates break down often. But otherwise its a great place to live. Convenient location and actually super quiet.If you need help from the staff you can email them or call the office. We are glad we chose this apartment complex over others we looked at.

Management turnover is horrendous, theres a brand new set of people in charge every 6 months. Staff competency is hit or miss. The maintenance (as other reviews discuss) is super slow. Itd be faster for you to go to trade school and learn how to fix your own furniture than to wait on the maintenance request. If your A/C breaks you better have friends or relatives in town, no one is even looking at the request until next business day, and who knows when theyll fix it.Community amenities are usually in poor shape. Pool is overrun by non-residents, so bad that management shut down its usage after sun goes down. Not uncommon to hear yelling or music blasting til 2AM during summer. Gate code hasnt changed in years so the gates are basically there for looks, anyone whos been here once can come in whenever.Quality of neighbors is hit or miss. If you luck out youll have good, friendly neighbors, but there is always one in each building that smokes weed from the patio, never picks up after their dog (dont walk on the grass barefoot, or at all; tons of fleas and ticks). There have been multiple sightings of snakes all over the property but management seems to think its one of the amenities. Parking is ok, you can pay to park under scaffolding but dont, other people will park there regardless.Overall, none of these would be an issue if you werent paying $1,000+ per month. If you wanna pay a lot and still feel like you live in the ghetto this is the perfect apartment complex for you.

Shelby and Kirby are THE BEST!!! They’ve made my whole experience fantastic! I’m relocating for work and have spoken with many leasing agents, but these two are AMAZING!!! They’ve answered every question with enthusiasm, and you can hear their kindness over the phone! I chose this place even though it’s a bit smaller than I wanted because of the staff! Not only is the property well represented online and in person, it’s such a nice place, but these two represent this property in a welcoming way that is incomparable to anywhere else!!! Thank you for taking such good care of your future tenants!!

The staff is terrible. Good luck getting them to answer the phone during business hours. Many problems with the staff and maintenance. They went through my personal things when they went to fix something. On another occasion they made a mess in the bathroom and didnt clean it up and ruined my bathrooms rugs. Mandatory cable and trash as well. Too expensive for way you get treated here.Tenants beware!

Since moving to are new 3 bedroom apartment its been a big and better defence from are last apartment we had trouble with are A.C not getting to temp are maintenance man Xavier went threw the whole system and got are problem fixed are apartment is now feeling like a nice cool home and we couldnt be happier thank yall so much for being on top of things

This is where you want to be! Staff knows their business, treats everyone fairly and is always available. Grounds look great! Maintenance repairs are taken care of in an orderly fashion and they do not have to come back repeatedly to fix it. I have been here longer than most and lived all over. Residence is by far the best one out there.

So this place was home for a couple of years and if I had to do it again, I would definitely still choose to live here. It’s in a convenient location and is nice and quiet. The neighbors pretty much kept to themselves. Management was great about staying on top of maintenance requests, and I never had any pest issues inside the apartment. There was quite a bit of management turnover in the last couple of years which caused a couple of issues with my billing. However, the new community director, Teresa Pontarelli, was amazing. She cleaned up the mess even though it wasn’t her fault to begin with and made sure I wasn’t overcharged. Last but not least, the leasing office staff has always been helpful and courteous. I have lived here for some time now. The overturn of staff has been a problem. But, now we have a new assistant community manager, Jay Friesen, who is awesome. He is very helpful with any problem and is willing to go the extra mile for you. He encourages you to come to him with any problems or just to talk. I have never had an apartment manager ever tell me that. This is quiet location that is centrally located and close to most everything. Definitely would recommend living here.

I like my apartment except for the tiny, outdated kitchen. My biggest complaint is access to the pool. It was closed the entire Memorial Day holiday weekend and the Fourth of July weekend. I called to complain and was given some poor excuse about equipment not working. How convenient. Both long weekends. It is also closed on Mondays. The pool is one of the biggest reasons I moved here. Also, there are some men operating a car repair business out of one of the garages. I called management and they sounded shocked, but during the conversation she let it slip that there had been complaints before. She assured me it would be taken care of. That was more than a month ago but when I drove by yesterday,it is still going strong. Cars up on blocks with guys underneath. Wrecked cars parked all over. There are also other issues too many to write about. I strongly believe when a resident calls about a problem, it should be taken care of, not blown over.

Great customer service! Friendly, Energetic, and Active personnel!! Also, I really feel the maintenance is amazing by far from anywhere Ive been! The locating is prime, just behind major shopping complex, dealerships, hotels, and right off I-35 highway and Route 6/Route 340 highways! Overall my family and I felt The Residence was a great pick :)

If I could give 10 stars I would. I cant begin to explain how attentive and amazing Bailey is!! Moving from out of state was very stressful, and after a bad experience with another property nearby, Bailey went above and beyond to correct every negative thing that we experienced and were told at the other location! These people know how to treat people, something that can be hard to find it seems!Our apartment is beautiful, there are great amenities, and it is a gated community. Were VERY happy that we ended up here. THANK YOU BAILEY!

It was safe, quiet,and residents were not ever sketchy. Annoyances were they would forget to unlock pool all weekend and maintenance had left with keys, multiple times but hopefully that changed. It was a nice place, but needs a kid park.

The best thing about this property is Bailee. She is hands down the only knowledgable staff member that this management employs. She has handled every issue Ive ever had, so quicky, so efficiently, and to my satisfaction. I cant say enough great things about Bailee but I hope that this company, for their own sake, never looses her because she is their BEST asset!

I loved the area and I only stayed here for a year because they are too pricey. Also the neighbors were disgusting. They let theyre children pee from the balcony. My neighbors were horrible.

This complex went down hill fast with new management company. Service is horrible trash compactor has been broke for months. Service requests do not get attended to in timely manner. Hate working is hot or miss. I Was charged extra fees upon move out despite the apartment being spotless and personally paying to have the apartment cleaned. Horrible stay far away!!!!!!

We have lived in The Residence for 10 months. During that time, we have seen 3 different manager and staff changes. We have seen some issues which took longer than expected to resolve. We have seen a change in maintenance personnel, for the better. We plan on continuing to live here due to the location, living space and a dread of moving again.Positives:Carpet in bedrooms only, which we like, but the padding is too thin.Nice grounds, spacious apartment, although the kitchen is a one-butt kitchenOur three-bedroom apartment has adequate living space, well laid out.Very helpful and experienced maintenance staff. A groundskeeper was recently added.The apartment complex has a dog park.The complex offers covered parking and a garage at additional cost.Adequate pool, although smaller than some other apartments.Negatives:Management turnover - third manager in 10 monthsNew management staff - none of which have been in their current position more than 3 monthsOne of the more expensive apartment complexes in the area.Residents have no choice on certain fees, including valet garbage service.No choice for cable and internet, which is provided by Grande. Internet speed is 30 mbps. Higher speed internet is available at additional cost.Entry gates have been broken several times, resulting in a fenced rather than gated community. One time the entry gate was broken for more than one month.Trash compactor has been out of service for several weeks and is currently out of serviceGym equipment: At one-point last year there was no functioning treadmill in the gym. There is currently one functioning treadmill.The pool was closed for 3-4 times during the summer, once for an entire week, due to poor water quality control. The entry gate lock to the pool was observed to be broken several times.The wood flooring in the apartment appears to be a peel and stick product.Living in a ground floor apartment, we hear every step our upstairs neighbor takes. The sound includes what sounds like dishes being rattled. We also hear it when toilets are flushed.The kitchen bar is more a non-functional ledge than a useful area.Bathtubs are not garden tubs and have been very poorly resurfaced.Apartment was not move-in ready when it was supposed to be. Additional cleaning, including removing cobwebs from closets, was required. Bathtubs were filthy, floors covered with debris, oven and stove top required several hours of cleaning. No one from management came to apartment upon receiving a key. I then went to office and returned with Regional manager, who then sent cleaning staff to clean.

Overall liked the apartments but the gate is CONSTANTLY broken and is wide open. Part of the reason I chose these apartments was for the security of the gate. A broken gate thats left open six monthes out of the year doesnt do much good, though.

The residences and the day after Christmas so I can do the same thing as the day went on the market for a new one and service is not in my name is sunny day and time for you to meet my name so that we can go out to dinner at my uncles place as the one you and the day before I left but it is iw the day is not the first person Ive to go over it with you when I get home and.
