I’m a current tenant at one of the SHS affiliated properties. I bike everywhere and it’s been difficult for me to carry larger furniture deliveries from the main office to my house. Not only are the staff at main office very accommodating and understanding, the maintenance staff (ESPECIALLY Johnny!) has gone above and beyond to help me get settled at the new house.

Justin and Brandon Sheffield stayed until 9pm to make sure we had AC. They came and installed units for us. Excellent initiative. They really went above and beyond to make sure we were comfortable!

DO NOT LIVE HERE!!!! I lived in one of their housing properties and it was the worst experience ever. It started when we moved in and the house was not even close to move in ready, they floors were filthy, there was random trash lying around, and our fridge and freezer stunk of rotten fish. Our house stunk of must and mold and it took months for the managers to finally take us seriously and clean the vents. We also had a raccoon living in our ceiling for over a month after repeatedly asking management to take care of this issue. All of management will act all nice but will not take any of your problems seriously. Now we just got our invoice and we got charged for ridiculous things including cleaning and painting charges, even though the house was way cleaner than when we moved in. Price gougers taking advantage of college students. Again do not live in their properties, you will regret it!

As a renter, I appreciate the professionalism and care Student Housing Solutions consistently shows to their tenants, and they are by far the easiest rental management company I have had the pleasure of working with. They are very prompt in addressing any issues that arise. Brandon in particular has always been very responsive to my emails and text messages. I also recently had my A/C unit brake and within an hour of submitting a maintenance request, a representative came to my house to attend to the problem. A special shout out to Jerry, Jay, and Justin for working tirelessly to fix my A/C unit! I highly recommend Student Housing Solutions for anyone looking to rent a property in the Tallahassee area.

We’ve been living in a dump. Since day one, the house we rented has been plagued with problems.From the corroded air ducts to the deficient AC unit, along with the peeling and corroded linoleum in the bathroom, holes in the roof, and the dead leaves and trash surrounding the home, this places falls short of being condemned.The house is not sealed, so humidity levels reach up into the 80-90% range. Twice we’ve had to remove mold that was growing on the walls. The humidity has also warped the doors, which is causing them to get stuck in the door frame.The antique dryer that came with the home broke down after the first week of living here and the subsequent repair was mediocre. We must now run two cycles for our clothes to fully dry. The dishwasher had mold growing in it when we moved in and it still reeks, so we now wash dishes by hand.We have spent close to $1,000 on portable and window AC units just so the house can stay semi-cool. Part of that was also spent on hotel rooms when the heat inside the home became unbearable. Not once did anyone from SHS offer alternatives to sleeping in a hot home, nor was there any offer to pay for a hotel room on a night when it was 88° in the house with 80% humidity. (For context, that creates a heat index of 106°)Despite repeated requests for repair, it’s been ignored other than a “they’re coming next week to fix it”.Be very cautious if you decide to rent from this company, they could end up becoming your next slumlord.UPDATE: After four days of waiting for a response to a notice to terminate lease that was sent to SHS management, CEO Jennifer Pearce reached out and offered a hotel room or discount on rent. Not sure how that solves the humidity and mold issue in this house, but I guess its something right.

We toured many different apartment complexes owned by this company, which were all really nice and affordable! Our favorite leasing agent was Jacob, who gave us a tour at Tuscany Village. He was so knowledgeable of everything about the building and how the lease works. We were really between two apartments and had a hard time choosing, but honestly Jacob really sold us on our chosen apartment!

Savannah & gang is the best! They are personable and made leasing and moving a breeze. 10/10 would recommend!!

Jerry came and fixed my washer/dryer multiple times when it was being problematic. Hes honestly the best worker there and I can always rely on him to pull through when I need him. Thanks Jerry!!!

I’ve lived at University Lofts for a few months now. I’ve had really no problems and everyone at the leasing office is super sweet especially Savannah; she recently helped me out with an emergency. Just a great place and staff.

The student housing staff and especially Johnny Gorman was absolutely amazing. Johnny helped us in our time of need for a home and we are super blessed and thankful to have met Johnny. He is such a kind, generous, and warm hearted person and we couldn’t have asked for anyone else. We HIGHLY recommend anyone moving to the 850 area to go to the student housing staff and ask for Mr. Johnny Gorman. He IS the man!

Me and my 2 friends live in a house by SHS, Our property manager Brandon always keeps in contact and is very nice. Mr. Vern is in charge of the maintenance and me and my roommates are always very happy to see him. He makes sure he gets the job done correctly and in a timely manner. He also is always in a happy, positive mood and brightens our day! He is the nicest man and cares about our maintenance issues. We love Mr. Vern!!

Jacob was a king! He showed us all around the property and was so honest and helpful throughout the whole process of signing at Tuscany Villiage! 10/10 recommend

My Fiancé and I have been living at Villa Reanna for 4 years now and over those years we have encountered our fair share of unforeseen issues that go hand-in-hand with apartment living in general. I have never worried too much when these things occur because the maintenance team at SHS is just absolutely FABULOUS! One of their members,Jerry, has been here since the beginning and This man deserves a metal for just how kind, fast, and efficient he’s been at solving any problem we’ve had... not to mentioned when he fixes something, it STAYS fixed! Recently our air conditioner went out and luckily I had Jerry and Dravon here to get it working perfectly again in less than 2 hours! If you want to meet a maintenance team that truly gets things done, then SHS sure has got the best one!

I recently signed a lease with student housing solutions, and am extremely happy with the entire process! Daulton helped me, and was exceptionally informative throughout the entire process. I had quite a lot of requests and questions everyday for about a week, and always received a prompt response. I look forward to living with SHS this upcoming year! Highly recommend!

This is a predatory company taking advantage of students and their parents. The company failed to mail me my security deposit when I moved out. After 4 months, I complained, and they sent me a letter post-marked 90 days earlier (the deadline for sending it) saying I would not receive my security deposit. After multiple months and lengthy email exchanges, SHS agreed to return my security deposit (Feb. 2021). Its been six weeks, and they have not sent anything, and SHS will not provide an explanation or return my calls or e-mails. There are many leasing companies to choose from in Tallahassee, avoid this one at all costs.

Finally found a beautiful property that wasnt owned by them until eventually they bought it - you cant get away from them! Already experiencing their terrible service again. PLEASE PLEASE do not live at any of their properties - trust me you will regret it

I love living at Villa Cristina! I like it here because of Savannah, Matthew, and the maintenance crew! They are so friendly, nice, and professional, (especially Savannah and Matthew). Give them a raise! It’s great being here! I don’t even write reviews, but had to talk about the great job they do!

My nephew was coming to Tallahassee for graduate school and was trying to find the perfect place to live with a couple friends. With the pandemic going on and the status of college uncertain, the stress for him was very real. The staff at Student Housing Solutions went above and beyond to make his selection process of an apartment easy, and they made sure his living arrangements were ideal for his needs. I am very grateful that he was treated like family and they took great care of him.

I would highly advise against renting through this student leasing agency on multiple grounds. I do not believe this to be a problem of the employees, but most likely due to the owners or high management.Initially, SHS gave us a virtual tour of a unit which they assured us was “exactly the same as the one we would be renting”. The virtual tour unit looked recently remodeled and very clean. SHS continued to assure us our unit was the same. Eventually we got an in-person tour of our potential unit while it was occupied by its current tenants (after we had already completed the paperwork due to moving across country). It was lived in and difficult to tell the overall state. Finally, move in day comes and we find the unit infested with mold and painted over to cover it up. The overall stench and quality of the unit was unlivable and probably broke health codes. We are lucky we stood our ground to be transferred to another apartment. They did work with us on that, but we should have never been put into that situation.At the proceeding apartment, we shared a wall with a tenant who would wake us up at 2 am routinely; with domestic disturbances, police calls, car horns, and slamming doors. This was very far from a “student” tenant. SHS tried to remedy the situation, per their policies which ultimately accomplished nothing. SHS claimed that they were going to “take legal action” against them. After several months it did not seem like things were getting handled, so we took it upon ourselves to sublease our place and move somewhere else. Unfortunately, we were STILL charged a fee for subleasing, despite our living situation.In my honest opinion, this is a predatory leasing company. Multiple times we would get a call after our move in process saying they had not received a rent payment or security deposit of some sort. We are organized individuals who were lucky enough to document every payment and interaction and prove that we did indeed make every payment we owed. We would then receive a shallow apology on their behalf. Steer clear and do not support these practices.

By far the worst place to sign in all of Tallahassee. I had to relocate because of a rat invested house, to a new house with more rats. The staff acts nice but when you need them they arent there. DO NOT sign with these people. Terrible experience. If I could give them 0 Stars I would.

Oof where do I start! Should it be with the roach or termite infestation... or all the foundational problems... cracks in my ceiling, multiple wet spots, holes. I lived at Timberidge townhomes. They were very bad at giving times of when maintenance was actually coming they’d give me a time and they wouldn’t show up till 2 hours later. Sometimes they would just show up and I wouldn’t even know they were coming. It got so bad we had to communicate through their lawyer. They were terrible at communicating it took 2-3 days to get a response from anyone unless you called them.

I had to find an apartment in a short time and Brandon was incredibly helpful and responded quickly into my inquiries. He made my entire process much more simple then I can imagine. Thanks again Brandon!!!

Today I called and spoke with a young lady. Her name was Alaina and she was very sweet ! I have never really had an issue with anybody there. They all have been nice but she was over the top nice, just great . She would definitely be someone I request again when I have a concern ...

Wonderful staff! Jacob Bell was especially helpful! He was able to show me two separate complexes the same day I emailed asking for more information. Very quick to answer all my questions and very friendly, this guy deserves a raise!

I just wanted to start off by saying My Landlord, Brandon Sheffield is beyond the best landlord a person could ask for. He’s so friendly and has helped with any and every issue we’ve had throughout our entire stay here. From pest to roofing. He’s just been great, and very timely. Like other housing I’ve lived under takes weeks to get things done. These guys get it done the next day! They are wonderful! I definitely recommend Stu housing and their Staff aswell❤️

Vern (Maintenance Team Leader for Villa Firenze) is awesome! He took care of my a/c unit’s leaking problem quickly and even did extra preventative work (i.e. cleaning my a/c vent) so I don’t run into this problem again. To top it off he was really nice to speak with and polite! I appreciate Vern’s efforts a lot and appreciate what he and his team do to keep our building running! Thank you Vern!Also, I must thank the leasing agents (Johnny, Jacob & James) for their tremendous help in my efforts to sublet my place! Johnny talked me through the process in the beginning and each of them were very supportive and patient with me when I called the office often. I really appreciated my interactions with them and how helpful they were! These guys are awesome!

I haven’t lived at Villa Reanna long, but the employees who work at Student Housing Solutions are the kindest and most understanding type of people. Not only were they compassionate at listening to my living situation issues, but they were quick at resolving my problems and helped me in anyway they could. I definitely want to recognize James and Brandon who both went above and beyond their job requirements in finding a solution for my issues. I would recommend SHS to any student looking for an apartment because they won’t take advantage of your situation and they want to actually help.

These are very spacious apartments with an excellent management staff. Throughout all the apartments Ive ever toured or lived in, I havent met a staff member more helpful and customer-service oriented than Johnny Gorman. Johnny went above and beyond to make sure that all my questions were answered in a concise manner while being very honest and up front, which is has been rare in my experience looking for apartments in Tallahassee. I couldnt have asked for a smoother move-in process, and its all thanks to Johnny - SHS best!

You guys! See, call and ask for “Becca” Williams! She is absolutely phenomenal at what she does and it really shows in her work ethic! She was very informing and helpful all summer looking for various apartments for myself on the phone before grad-school starts. She really has the best customer service help ever. I drove all the way from Georgia and she introduced me gratitude and also to various apartments that were within in my price range. Although most apartments we looked at were full and within/not within my pricing range, just the unlimited experience with her and her helping me was exceptionally awesome, especially to a person not from there. I really liked working with Theo to view some properties a few weeks ago,. As a transfer student, my daughter was nervous about being able to meet fellow students in off campus living. Theo gave suggestions on different properties and why he recommended them which made her feel a lot better. He was very willing to assist with roommate matching which was a godsend for a new student. I was very happy with the general environment of SHS which had a much less corporate feel than many properties in the area. Theo was very personable, spent several hours with us and gave perspective as an area student. Would highly recommend the company.

Had the pleasure of touring with one of the housing consulting by the name of Theo. He did a fantastic job. Best service I’ve ever had on an apartment tour. No only did answer all questions and concerns, he helped me decided on which apartment was best suited for me. He was very personable and really fun to tour with. The service was amazing!

Becca Williams deserves a raise. She has the perfect personality for the job, and it is always a delight to receive my packages from her. She remembers peoples names and apartment numbers and clearly takes pride in the work she does. If everyone treated their job like Becca treats hers, the world would be a better place. It might be because I had one of the worst tour experiences at a different apartment complex earlier today, but I was thoroughly impressed by the service provided for me here. Michael was very personable and helpful on our tour. I appreciated his sincerity and forthrightness.While I cannot speak to living at their properties yet or dealing with the management/maintenance on a long-term basis since I just signed the lease today for the coming year, I am willing to testify that their customer service is top-notch. Michael (and Rebecca) helped make a stressful situation much easier to work through, and I look forward to living here soon!

I originally called the STU office inquiring about leasing a house they manage that I had seen online, but I was informed that it was no longer available by Jared at the front desk. He then suggested another property and set up a same-day tour with him for me to come out and see it. By the next day, I was signing the lease on that house! Jared did a great job answering all of my questions and extensively helped me with all the documents both over text and in person. I felt like he really cared; I hope I will continue to receive that level of service when I move in. I am excited to! Thanks Jared!

STU is the third leasing agency to manage the home I have lived in for the past two years. By far they are the best agency that I have dealt with in terms of maintenance, rent, and customer service. Their maintenance personnel always leave me happy. Recently my kitchen sink broke and Robert came out to fix it. Not only did he replace the sink, he replaced some of our light bulbs, and helped us with a problem in the bathroom. I am impressed every time they leave our house. Thank you Robert and thank you to the STU staff.

I have been a resident in a house owned and managed by STU for multiple years now. I have continued to resign my lease as my experience with STU has been a good one. For the price, location, and quality of the house I rent for them it is worth it. The property manager Ashton has done a great job communicating effectively. She has been easy to get a hold of via in person, email, or cell. She has followed through with ensuring paperwork is completed correctly and that maintenance is completed. On the topic of maintenance, Keith is excellent at the job. He has always show up respectfully and gone the extra mile to ensure everything was fixed properly. Although while my initial interactions with STU were shaky, it seems as though there has been a top to bottom change in the company and I am a happy tenant.

My experience at a SHS property (Villa Lucia) has been phenomenal. By far the best, most experienced property management company in Tallahassee and I’ve never had an issue with staff or work orders. Everything is taken care of promptly and without issue. Love it!

I have rented here the past year and am overall very satisfied. The maintenance is top-notch and I have the pleasure to have Keith help me out on situations. He shows up the same or next day (depending on the time you put the order in) and will always make sure to make you a happy resident. The staff is extremely helpful and will ensure you are a happy resident.

She handles things calmly but always positively. She’s excellent at finding solutions that are helpful and realistic. On short notice I had to move up to Tallahassee and find a short term lease of 6 months. Calling around myself, the task seemed impossible because most places only offered 12 month leases. Becca Williams helped me find a short term lease within my budget for a place I love! I definitely recommend reaching out to her if you need help!!

I live at Jakes Place now and love it. I love the fact that I have 3 walk in closets all to myself. Maintenance comes in a timely matter. I love how each apartment has a pool view because I dont have to pay extra for an apartment with a nice view, everyone has it. Moving in was a breeze and the management team was very nice and helpful. When i signed I asked to have an apartment on the 2nd floor on the right side of the pool and they did just that for me without a hassle or me having to call and remind them. I really loved living here while I was a student. A lot of storage place and very helpful management team!

Recently maintenance has been on top of it. In the past weve had to wait a while for our maintenance requests to be fulfilled but ever since they hired Tristan we havent had to wait longer than a day and requests that were being completely disregarded and thrown away before (our overflowing gravel driveway that is unusable) Tristan has taken care of. Very impressed with the changes!

Quick replies, quick fixes, reliable staff, homey-feeling, and not too bad price wise- what more is there to add? Overall, I have had a great experience and have resigned (at Jakes Place). The management and maintenance at Jakes Place is by far the best I have experienced in Tallahassee, living in numerous apartment complexes. The Student Housing main office has only then helped me with any bigger issues, etc and has been very quick to respond, but thorough as well. Definitely one of the best place to live, especially if youre an FSU student.

I am proud to say I was a resident at Villa Cristina for two years. From the easy rent payment and maintenance request reliability offered by student housing solutions, i was never in bad terms with my front office or apartment. I personally would like to thank Ashton (the sweetest, most helpful and most professional leasing office staff manager) and Monte (very kind and reliable maintenance worker). These two made my stay at Villa Cristina comfortable with not only their friendly attitudes and personas but willingness to help me with any questions or issues I had during my two year lease. Id highly recommend anyone staying at Villa Cristina or any student housing solutions property!

Becka was really helpful, she even linked me to other properties to better suit my move in date. She was pleasent on the phone and even skipped lunch to help me out. Just outstanding!

Ive been living in a 3/3 at Tuscany Village for about a month, and Ive enjoyed the experience so far. The grand room is very spacious. It easily fit my living room furniture, entertainment center, and a 6 chair dining room table set. The kitchen/utility room are also spacious, and are equipped with newer appliances. Tuscany Villages property manager Chris has always been very professional when any maintenance issues have come up. Overall, if you have to live in SW Tallahassee Tuscany Village is where you want to be.

Logan the Maintenance man was fantastic! We had a couple problems around the house and Logan came in and took care of everything and more! Our shower was horribly clogged which needed fixing since we moved in. He got the shower drained perfectly and made sure we had extra lightbulbs for our house as well. Honestly the nicest maintenance man weve had. Would highly recommend Student Housing Solutions and all of their staff!

I love living here! Every time theres a problem with our apartment and we put in a work order, our amazing maintenance teams leaps into action! Our ice machine broke a week ago and as soon as the order went in Richard gave me a call and came right up to loom at it. With in a day or 2 Dee ( Demetrius) fixed it and as always they checked on us the next day. I tell you between the service and friendliest personalities in Tallahassee you cant help but to want to say at University Lofts. These guys need a raise! I just resigned my lease for 2019 with the office Manager Brittany because they make you feel like they want you, youre valued and cared for. Thanks Guys for being so awesome.

I reside at Tuscany Village and out of my five years here in Tallahassee, this is has been the best place Ive lived in. The apartments are very spacious with a big living room, open kitchen, balcony, storage closet, and private bathrooms. The property is well maintained, and will be even better once the construction is finished. My only complaint would be the cleanliness of the stairwell but the Leasing Manager, Chris, is one of the nicest employees of an apartment complex that Ive had the pleasure of interacting with. He also actually gets any problems I have taken care of instead of just hearing what I have to say and not doing anything about it like most apartment complexes do. Overall, the customer service trumps any minor complaints I may have and I would recommend living here.

We had a recent bad experience with an apartment complex that was taking its toll on my son, not to mention us parents. They have enough stress as it is with school, they should be able to feel comfortable when they go home to their apartment every day.THANKFULLY, we got in touch with Mallory Kee.She treated my son with respect (which was not always the case with adults he has dealt with) and personally took care of finding him and his roommate a nice place to live and helped relieve the stress we were going through. Ashton and her employees are very accommodating and responsive! Although this team overseas a lot of properties, they know each tenant by name and respond to maintenance requests in a timely manner. I would definitely recommend signing a lease with them! (Timber Ridge Townhomes)

Jerry the maintenance guy is awesome. Hes always quick for repairs and explains the whole process. Gives good tips too on how to keep different rooms at different temperatures in case you and your roommates have different preferences.

The worst student housing company in Tallahassee. They have continually been a part of the problem with student housing in the surrounding area for quit some time. The house I lived in had tons of mold and I had to throw out most of my clothes and items in the house. Customer service was horrible from the beginning, and they clearly are only about the money in the short and long run. Never have I ever had a worse experience than this, and I wouldn’t even recommend this place to my worst of enemies. If I could have rated this place a 0 star I would have. Cheap prices, but if you want anything above livable, I would personally go elsewhere.(Also, if you try to talk to anyone who can really help you, they will either ignore you or they are in a meeting 24/7.)

My sister and I were looking to rent a house in the Tallahassee area, and we reached out to STU to tour a location close to campus. Although we didnt end up leasing with them, I was very impressed with STUs level of professionalism and friendly staff, particularly Austin and Ashton who helped us through the whole process. Highly recommend working with them and STU in general.

My son is attending FSU in the fall. He had not located a place to stay that was convenient to the school. I went online and found Student Housing Solutions. Initially I found that the apartments listed were priced per student in a bedroom and not priced per apartment. I called and talked to Austin Moore who helped me to acquire a place for my son that was priced reasonably and included the whole place and not just the student.Austin was incredibly helpful and had great integrity and follow thru. He helped me every step of the way and made the process pleasant and the outcome rewarding. I cant say enough about the care that he took in helping me.I highly recommend Austin Moore and Student Housing Solutions. They really work to bring value & integrity to their business.Tim May

I really enjoyed my 3 years living with STU. Both of which were really convenient and extremely close to campus. I had a roommate problem during the middle of my lease at Villa Dylano, and management was extremely helpful in relocating me to another STU property, University Lofts. The staff was very helpful, and always accommodating if I had an issue. I highly recommend living with STU!

I have had a great experience with Student Housing Solutions and looking forward to renewing my lease! Ashton has been extremely knowledgeable, helpful and approachable and always willing to go above and beyond to resolve any issues!

I’ve had nothing but a positive experience with student housing solutions. They were super helpful and friendly during the signing process and all of our maintenance orders have been done in a timely and complete fashion. Villa Dylano offered us a large 1/1 and were accommodating of my dog. Ashton has been a very knowledgable and helpful property manager. I would recommend to a friend.

Sooooo thankful for the people in the leasing office. Villa Siena changed ownerships while i was out of town & Aaron helped get me set up with movers to stay at another property at my same rent until my lease is up in July.

Our apartment complex was recently bought by SHS, and I came home today to a new lock on our laundry/bicycle parking room and we hadnt been given advance notice or the new passcode! When I called them up, the person on the phone first outright denied that their company had replaced the lock, and then said she would get back to us tomorrow with further details. No place to park my bike for the night.

I lived at Villa Siena this year because of the price and proximity to FSU. The property ended up selling and the new company (not STU) sent us notices to vacate by June 30. I called Aaron up at the STU leasing office and he was able to find me and my neighbors places to live for just July and is paying for my movers, plus keeping my rate the same despite the higher rent at the new property Villa Dylano. Thank you Aaron!

I live at Tuscany Village and not only are the apartments great, but the staff is even better! Especially Q who’s always there to help out with any issue and brighten your day. I have had a wonderful experience at Tuscany because of Qwantesa!

Student housing solution is literally ran by a bunch of criminals. They will steal every last dime out of you. If you’re looking for good places to live don’t look here. When I moved in the apartment was a disaster filled with holes in the wall to old food in the fridge and nasty bathrooms. If you have a maintenance request just forget about it ever getting fixed, even if you communicate with them daily about it.

Horrible company to rent from. Paid the full price for a month when the move in date was very late in the month, around the 23rd. Was pressured into signing all the forms and signing up for the apartment quickly trying to get us to not read the contract. When move in came around the apartment was infested with roaches and fleas. The cost of these were taken care of by my roommate and I because they did not do anything about it for over a week. The furnishings were laughably poor, if not atrocious. The bed mattress was wet and covered in dirt. The doors did not lock effectively and one was improperly installed. The dishwasher was broken as were several cabinets. There were bugs in the refrigerator and in the cabinets all through the kitchen. The A.C. was leaking (never was fixed even with constant asking for someone to fix it) and underpowered for the size of the apartment which was only a 2X1. The bathroom was dirty and the linoleum in the bathroom was peeling up (this was not fixed until January). We were then charged approximately $265 each after move out for them to repaint and clean. The cleaning had been done by us and the repaint needed to have been done before we moved in not after. One star is giving them too much credit and I would give less if that was possible.

Great service and an all around great company. I called in to inquire about some properties and mason guided me on my way towards my new rental! 10/10 must check out for any college student looking for housing

Stay away from this company. They don’t care about residents at all. This is well known to be the WORST place to rent from in Tallahassee. You will regret moving here. I cannot warn you enough, the problems are so numerous there’s no way I could attempt to mention them all here. Lots of illegal activity. Lots of overcharging. Lots of lies.

I came in to tour a 2/2 apartment today and the staff Rikki Lee was very friendly and helpful. The tour of the apartment was nice and decent. I look forward to leasing with them soon!!!

Ive lived with STU at four different properties in the last 5 years that Ive been in Tallahassee and Ive loved every single one of them! They are super helpful and have very reasonable rates for what they have to offer. I would absolutely recommend them to everyone looking to move in Tallahassee! :)

Living with Stu was one of the best decisions I have made! I wasnt interested in an apartment because I have a large dog, so their off site houses were a perfect fit! The price for a house is well within my budget and my dog has a HUGE fenced in backyard to run around. Further, the staff is amazing. They are quick to respond to any issues you have and are always willing to help, no matter what you need. I would recommend living with SHS to anyone looking for housing in tallahassee. No matter what you are looking for, they have it!

So Ive lived at Villa Siena for the past couple years. The staff is very awesome, friendly and helpful. I had an issue with the dishwasher and sent a text to SHS about the problem. Jerry, the tech guy, was very quick and helpful with the fix.

YOU WILL NOT GET BACK YOUR SECURITY DEPOSIT AND THEY WILL TRY CHARGING YOU FOR EXTRA AND LOOK FOR THE SMALLEST THING TO DO SO. MAINTENANCE SUCKED. LOOK A LITTLE FURTHER FROM CAMPUS AND YOU WILL FIND BEAUTIFUL APARTMENTS FOR THE SAME PRICES. I USED TO LIVE WITH THEM AND NOW LIVING ELSEWHERE, SO HAPPY AND STILL IN TALLAHASSEE. DO NOT MOVE INTO STU YOU WILL REGRET IT!

My daughter moved in to jakes Place in August. Last week she had a really bad leak in her apartment and called the 24/7 emergency maintenance line and someone came immediately to her apartment to temporarily fix it. The next morning the Jakes Place maintenance team came in and fixed her leak and cleaned up the mess and she has not had a problem since. The management is wonderful and always responds back within a timely matter. My daughter loves the complex and that they are pet friendly. I recommend any parent who wants a great environment and apartment for their college student to go to Jakes Place

I called in a few days ago with some specific questions regarding one of their buildings. I’ve dealt with bad customer service at other apartment complexes and I was thoroughly pleased when Mason Harris answered the phone and could answer all of my questions. He was helpful and kind.

Sudent Housing Solutions wiped their hands of Villa Siena as quickly and quietly as they could. I am out of town, and recieved no email regarding the change in management. I had to find out from a friend who got the notice in person that the complex is being torn down June 30th. Of course they sent all this information mere days before payments were due on the 1st for the new leasing company. I am out of town till July, and have to find some way to move all my stuff, while also being forced to pay a late fee because my payment portal was shut down (payments must be mailed in now).

I am in a 3/3 at Tuscany Village, they are real nice apartments and the floor plan works out great if you have roommates. The management and office staff are friendly also. Definitely recommend Student Housing Solutions.Really nice place to live.

I have lived in two different apartments under student housing solutions over the last two years. First, University Lofts. Now in Tuscany Village. Now, I am not one to usually complain but I have severely disliked living under this management company. The units seem to be in good condition when you tour, but once you move in its apparent that everything in the units at both the places I have lived in are subpar. The internet that this company uses is a joke. You will routinely have to call the internet provider (a company nobody has ever heard of) and ask them to reset the router. The internet will randomly go out (so dont try to take online tests) and if you want to play any video game that uses internet connection you will hate it. The lag and ping is outrageous. At university lofts the baseboards routinely fell off the wall. When a tropical storm hit Tallahassee when I lived at University Lofts I had water flow all throughout my living room and ruin some of my belongings. Now that would seem normal with the amount of rain that was falling, however I lived on the second floor. That water came in because the doors and windows are not sealed properly. Now thats not why I am writing this because that was over a year ago now. I am now writing this because I cannot stand where I live now. Tuscany Village has been the worst living experience I have ever had. Within the first month I had rats (or mice) coming from outside into my apartment through my ac unit. They were literally eating through plastic to get to my bread. When I informed them about it they sent out an exterminator. The exterminator came one time and then never came back to check. The management company never thought to check how and where they are getting into from. The rats left for a while during the cold months however they are now back. I again informed the office of the rats I was hearing in my ac unit and they said they would send out an exterminator again. That was 3 weeks ago. The following week the exterminator came out and again did the same thing he did months ago and told me he would be back in a week to check on it. As I write this right now I am listening to the rats squeak in the ac unit. The management company has still not tried to find where they are getting in from and the exterminator has never come back. Now that is not the worst part of my experience here. Roughly about 2 months ago I was cleaning my apartment and moved my couch that sat in front of the ac unit to clean behind it. Once I moved the couch I noticed that my flooring and the wall around the bottom of the ac unit was covered in mold and water. I informed the office of the issue and they said they would take care of it. 3 weeks went by and there was still mold covering my walls AND my belongings that were on the floor in my closet that shares a wall with the ac unit had to be thrown away. When confronting the property manager Aaron about how the problem had not been fixed he said that it had been. If it had been fixed why was I still living in an apartment that had mold covering the walls? Long story short after days of arguing over the issue with Aaron he told me he would be contacting attorneys because i refused to pay my rent in an apartment that had mold. I then contacted one of his higher ups Mallory who told me she was not aware of the issue. With a health risk issue like this you would assume that all people who work at the office would know the issues going on and be working to fix them. Aaron at one point also told me that its not his fault that the mold grew and that if we wanted them to send someone out to run legal tests on whether or not it was safe to live in the apartment he said we would have to pay the $800 fee for an issue that I could not help. The management at this company is a joke. I would give the maintenance man Gerry 5 stars because he has helped me more than anyone in the office ever has. I originally gave them a 2 star review just because Gerry but I dont want them to have the gratification of a 2 star review. Do NOT live under this company.

Qwantesa and Becca is such a great team! I had cable issues and couldnt figure it out but Qwantesa and Becca helped me figure it out, now I have cable! They are so patient and understanding.

Tons of living options! Super nice staff and always willing to help. Always positive experiences. Highly recommend living with SHS!

We spent the weekend looking at apartments near FSU. Although my daughter chose to live elsewhere, I wanted to leave my comments about Student Housing Solutions. We were given tours of several of their apartment complexes by Becca. I was so impressed with her professionalism and knowledge of the properties. She interacted well with residents and fellow SHS employees we encountered, leaving me with a positive impression of the company. Becca recommended another 1/1 with gated security managed by SHS so we toured an apartment (759) with Brandon the next day. He followed up with us by sending much better photos than the ones we took. In the end, my daughter opted to go with a complex where some friends from home have already signed leases. Thank you, Becca and Brandon, for the time you spent with us.
