This is absolutely the worst place I have EVER lived in. I had to threaten to call the health department for them to fix a leak that was destroying my carpet! I applied for rental assistance with OurFlorida and the area manager straight up lied and said it got denied but when I called OurFlorida they said the area manager never sent in the application. They only care about themselves. Even without their help I got approved for the program. I sent them the proof that the check is on the way and they still are trying to evict me. Please be smart and do not move here. Believe me all these negative reviews are true! This place is filthy. They have rats and spiders and roaches everywhere. They dont keep up with pest control. This place is awful. It is quiet though Ill give them that.

If you are considering to live here I would strongly advise to look elsewhere. My boyfriend and I moved in here in March 2021 and had problems since day 1. I could write a novel on the issues we’ve had.The most significant issue happened about a month ago where my boyfriends truck and +15 other residents cars got keyed and the police and apartment didn’t do anything about it because there is NO SECURITY CAMERAS or security in general. This complex is in a nice area code too.But to keep it simple, everyone that lives here that I’ve spoken to all have the same issues as we have had:1. All A/C units are from the 80s and go out constantly.2. It takes the maintenance guys forever to come fix issues because they are understaffed and over worked. Try living in an apartment in the summer when it’s almost 100 degrees outside and no A/C for week(s).3. Floodings occur because of poor plumbing.4. Depends on who the staff is on how you’ll be treated but there has been different people working at the leasing office since we moved in 4 months ago.5. I could go on but I think this speaks for itself.

Pool is filthy. Equipment in fitness room doesn’t work. Trash always overflowing from dumpster and mounds over ground. No one in office will ever return your calls. No one ever answers the phone.

If I could give a negative rating I would 10000%. The leasing office employees have been GOD AWFUL since day one. Our AC has been out for almost a week with little to no response from the leasing office. They are quick to take your money, but refuse to do any repairs it seems like. ANYONE that plans to move into this complex, save your money and run. This place and the people that work here are the worst Ive ever seen. Hands down. If the issue does not get resolved immediately, we will be suing the property

Not the greatest place to live. The quality here has decreased tremendously. I have not renewed my lease thank goodness. Currently I have been without AC for over a week...our garbage disposal is also broken and that still hasnt been fixed. Called the office for an update and they wont return my calls....So glad Im Leaving soon.

I’ve been calling and calling and calling. These people took my money for my application fee and deposit and information now they don’t want to answer my phone calls or reach back out to give me any update about me moving in or not. Never again with these people!

When I first moved in it was fantastic- new management is terrible, never got my a/c fixed over the course of 6 months through the summer and even had my attorney call and was promised a call back from the manager never happened. I moved out almost 8 months ago and still advise others if looking an apartment to stay away from this place.

I had mold in my apartment from the first day I moved in and I had constant air conditioning problems for the last year I was living there. There was so much mold in the all air vents that it gave me and all of my guest recurring respiratory issues. I informed the leasing office multiple times about these problems and nothing was ever done. This was just the biggest issues I had with the apartment space but there were many many more.

The manager is extremely rude to tenants. She tried telling me that I had to pay extra on my bill because it was a water utility charge. Upon looking at the statement it was an extra application fee that the regional director had to take off my bill. The whole time trying to lie and tell me that I need to pay more attention. Very unprofessional and unpleasant. I feel like tenants deserve someone who cares!

These people are a huge waste of time. She had me go get 2 money orders to hold the apartment, just to still give away the apartment the next day! Now I’m left with wasted time and money! Nothing but inconvenience and unprofessionalism. It takes 30 days to return money orders and charge return processing fees! All could of been avoided!

I cant spell her name correctly but mesha i believe ? the ONLY one thats in the office and shes doing so much she can to help me and my wife out despite the lack of help she has returned our calls answered our emails and questions and provided us with great hospitality were now officially tenants .. yayyyyyyyy :) great experience no complains here

I have been here a little over a year. My experience has been positive overall. The complex is not new, so the carpet is old and one of the bathroom cabinets shows wear. But the complex is clean and quiet, and the staff is exceptionally helpful. They have all known my name since the day I first toured the complex. Repairs (only a few) have been handled quickly. Oh, and I love love the 7 windows and glass door. It aint the Ritz, and the electric bills are high, but I wholeheartedly recommend PAK.Update: hard to believe, but Im still here in 2020. New management raised the rent by $200/mo and got rid of the on-site maintenance. Now the units are quite old and overpriced. Staff are professional, but are constantly in flux and difficult to contact.

Best thing here is the pool. Poor insulation results in high utility bill, especially for upstairs apartments. Our downstairs neighbors apt stunk so badly and their smell came through our ac ducts! There are better places to live. This place is ass!

Would not recommend.the management sent me a letter today saying I was violating my lease for having a basket by my door for when I get food delivered in this pandemic. Just another money hungry tyrannical apartment management so I guess par for the course.

Trying to make margarita out of a lemon situation! I have resided almost 4 years at this complex. New management company took over within 2 months of my first intinall move in. Anytime I had issue(s) up untill about 3 months ago, complex would say we are in new management. When I moved in, place was not move in ready as they claimed it would be. Minor issue I know, but wait gets better. They use old photos and listings from about 20 years ago to post/submit for advertising rentals. Walls super thin, stray cat infestation on property, no saftey features other than camera on main clubhouse/office unit. There is good hall lighting outside however. I have to use wood plank to secure door once inside for extra lock (keep baseball bat handy too) as only deadbolt on door. Doors/windows poorly sealed. Had bug/roach infest, which as of now seems to have been resolved. Over the almost 4 years, up to 3 months ago, there were weird people that would louarder around parking lot area at all times of day/night. Abandoned vehicles parked in lot that took away from tenant parking area. All kinds of outside work has been done to complex that had trash/debris piled up all around complex. Maintenance guy was high constantly and very poorly fixed anything reqiested, but at least he showed and was a very nice to deal with. As of about 3 months ago, I was having bathroom area leak issue that stemmed from about year prior that maintenance was trying to remidy. Well, I got heavy black mold and still leak issue so I put in request again. 2 days later, I received notice new management company had once again taken over. Well, its been 3 weeks and the new company has yet to fix/resolve issue. They came to look at it and cut out sections of 2 different walls in bathroom, took out/demolished bathroom sink/cabinets and bathroom mirror. 3 weeks without usage of my bathroom other than to shower, but it hard to do so when bathroom in total dissarray/shambles and they have work debris around. My lease I think ends July and I am seriously considering a move!!!! Still no walls, black mold, no sink/cabinets, mirror but yet they want full rent. I paid out of pocket to stay at hotel for few days, but gets too expensive when having g to pay rent for place I cant even use.

Steer clear of this place! Youll see an owners response on the latest review saying that the property is now managed by SPM. Thought things would improve once this company took over since the former company, Capreit, is notorious for not caring about their properties. I was dead wrong. Things have gotten exponentially worse since SPM took over. First the biggest issue is the falsely advertised energy efficient appliances. These appliances may have been energy efficient in 1980, but certainly not now. Especially the AC units. If you are on the top floor be prepared to pay well over $200 a month for utilities in the summer due to the 30 year old AC unit that is not the correct tonnage in the first place, add to that the vaulted ceilings and poor insulation and your AC will run all day long because it cant maintain even a modest temperature. I set my AC at 74 and during the hottest days its not uncommon to have the temp in the apartment reach 78 while the AC is running all day. The stairwells and hallways are covered with spiders and wasps as well. There is a pest control guy that parks his truck up front every Tuesday, but I think thats all he does. As the one reviewer said the pool area is well maintained and very nice. Which is perfect for the hordes of people that trespass on the property to use the pool. On the weekends there may be whole families, like 10-12 people, who will drive in off the street and throw parties in the pool area. Basically the pool is really nice but youll never get to use it because of the trespassers, even in the middle of the day during the week when the office is open there are people frequently driving up to use the pool, office staff doesnt care one bit. If you are unfortunate enough to live near the pool youll be lulled to sleep by the sound of teenagers throwing drinking parties at the pool after midnight. Right now with the new management company there seems to be a revolving door at the front office, constantly seeing new faces. And each new person is more incompetent than the last. Last time I went down there, a week or so ago, to make a maintenance request they said they would send them to my place while making me feel like a was a complete inconvenience. Its been a week and still havent seen anyone. The maintenance guys are actually really good and very nice, you just wont see them since requests made at the office are ignored and never passed along. I dont know what will happen with this new company, but rent has been raised every single year Ive lived here with no rhyme or reason. They say its based on income, except they ask you for pay stubs to sign the new lease after theyve told you how much your rent will go up. Ive never lived in another complex where the rent goes up every year, unless the complex is making some major repairs. This place hasnt seen any repairs or modifications in probably 30 years.

Old units with out of date water heaters that make a knocking sound all day, water turns hot to cold then back hot in under two mins, a/c runs all day and doesnt reach 76° until 10pm, pest are OUT of control, toilets are small and water splash everywhere when using them, the huge speed bump in the middle of the complex damaged my vehicle, management has no compassion and will not honor lease agreement, DONT MOVE THERE!!! THE PROJECTS OF KILLEARN!

We ended up being released from our lease early because they could not manage the fix the pest problems that was unaffected by cleanliness. When we first moved in, the carpet was full of fleas. Once they were erradicated, we had mice. Next came the ants. Ants completely took over our bathtubs and kitchen. The front desk was shocked when they saw the ant problem and they agreed that it wasnt caused by us. We keep a clean home and they saw that. Someone told me our apartment building was built on top of a huge ant colony and because we lived downstaires, we were doomed to live among the ants. We moved out after having pest after pest issue after being there for 4 months. Steer clear!

My family, and I have been tenants, at the Plantations at Killearn Apts., for too long.ALL of the apts., are extremely expensive, to try to keep cool, in the spring, summer, and in the fall; due to outdated insulation, (insulation that was inadequate, even when new), and the problem is exacerbated, by how much these 3-story buildings have settled.1) every door, and doorframe is no longer square2) there are cracks, in the sheetrock, in my walls, and ceilings3) the air conditioning systems are not of the appropriate tonnage, for the 3rd floor apts., resulting in the air conditioning STAYING on, during the day, driving costs up, and NEVER getting cooler than around 76°-80°.ALL CAPREIT PROPERTY APARTMENTS ARE POORLY MAINTAINED, POORLY MANAGED, AND SHOW NO SIGNS OF EVER IMPROVING.STEER CLEAR, INDEED
