I lived here for almost 3 years and I genuinely couldn’t have asked for a better complex on the college side. The staff is friendly, attentive and makes you feel at home. It’s apparent that Hannah, the manager, works very hard to make ULofts a great place to live. Any issue or maintenance request that I ever had was always taken care of immediately. Definitely consider checking this place out if you need somewhere to live!!

I moved here at the beginning of August (2020), and now I have lived here a little over a month. Prior to moving in, everyone I had talked to during the application process were attentive and extremely helpful with the many questions I had, seeing as I was not from the area. Now, after moving in, those who I interact with on, nearly, a daily basis, due to the many packages I have delivered, continue being attentive and helpful. Mallory has been especially hospitable in that I can walk into the office to pickup a delivery and I do not have to remind her who I am. She was also helpful in providing direction in my search of some much needed caffeine. I am very happy with my residency here and plan to renew my lease next year. This place is awesome! We just got free chick fil a gift cards, which was obviously so generous. Savannah never fails to put a smile on my face with her willingness to help with any problem! She helped me figure out my utilities, and gave me some great advice. Dee also offered to help me fix my toilet when I didnt even ask. So kind. This place is a 10/10 no regrets.

This place is amazing. The staff are so friendly and helpful! I wrote on my initial summary of the apartment condition that the sink was slightly leaking and within 48 hours someone came to fix it. This someone was Dee! He not only replaced my whole faucet, but also unclogged my sink!! I had been trying to do it for like 3 days and was trying to stop by home depot to get the tools, but I was so happy to find out that he did it out of kindness. I then ran into him and he had the nicest smile and asked if I needed anything else and also offered to help me with a package I was carrying. I am so happy to live here.

Been here since Aug of 2019 and I dont regret a thing. Brittany, the manager then, was so kind and helpful starting from the day I moved. Richard and Dee are the best maintenance guys that responds to my request very quickly. Savannah never fails to put a smile on her face everytime I see her. I respect and adore each and every employee at ULofts. The place is very near to FSU and a lot of surrounding restaurants as well. The downside Ill say is the bar at W Tennessee where it can get really loud at weekend nights. But all in all a great place to stay and I 100% recommend! Renewed my lease for the next year too! 🙂

Richard and Brittany are honestly the most amazing and hard working people. They truly go above and beyond the call of duty. When I got my job and started having to work until 9pm everyone in the front office took turns feeding my dog, and now my dog loves all of them. She loves them so much that we often have to visit the office when we go for walks. Richard is also great with her and spoils her rotten, she knows he’s always got treats for her. I’m so grateful to all the staff at University Lofts, I moved a long way from home and their actions have given me a sense of community and belonging, so much so that I’m renewing my lease just because of them.

We just finished up our experience with University Lofts and must say it was a good one. I was skeptical at letting our son move in at first but ended up feeling good about the place. The onsite office with Brittany in charge was a big plus and they were always eager to help with any issues my son had. A+ to Brittany and her wonderful, positive personality. My son chose here as his first choice because it was so close to campus he could walk everywhere, was reasonable in price, near a couple of good restaurants and had plenty of parking for himself and visitors. It is not the Ritz but a great all round college apartment and location.

As a 3 year resident at University Lofts (about to be 4 since I’ll definitely be resigning) I can say that I signed and I’ve stayed because the staff are some of the most helpful and truly dedicated professionals I’ve dealt with as far as college housing goes.The office staff is incredibly friendly and will work with you if any problems arise and I can’t say enough about the maintenance guys Dee and Richard who are constantly bombarded with maintenance requests and still somehow manage to get things fixed in a timely and effective manner. Every single maintenance request I’ve ever made has been fixed promptly, including major requests like ripping out an entire AC unit and replacing it the day after I asked them.As a master’s student who spends most of my time on campus, I think this is the perfect place as far as affordability, practicality and location to campus are concerned. The units are clean and constantly being renovated (another nod to the maintenance guys) and the pool is always spotless. Everyone here really will go above and beyond to help you out.If you’re tired of being bent over by most of these college housing corporate offices who have 3x the staff and resources University Lofts have but give 1/3 the effort then I would highly recommend living here.

Industrial apartment feel and reasonable price. Pet friendly and cement floors which are easy to clean (just recently got a puppy). Rarely hear the neighbors. Close to the school, capitol and most grocery stores. The staff is the best part about it; They genuinely care and are attentive to any problem you may have.

Recently, there was a change in management. The new property manager is wonderful. She is more competent and has a friendlier dispositon than the previous property manager. Brittany makes the residents feel welcome and taken care of. She is also competent and works diligently on any problems that need to be solved. I have been through three property managers, and she is the best thus far! :)

Honestly I was so hesitant to sign here.But it’s the best priced one bedroom around FSU! It’s a 3 minute walk from Strozier and they have their own security services at all hours. Kerri is great at manning the office and will honestly go the extra mile to make sure you have all your packages/ whatever else you need.The best maintenance team around! Every time we’ve had an emergency they’ve responded in under an hour flat. There super nice and will always make sure everything you need is accounted for. ( Their after hours service has been a literal life saver)Ulofts is everything we needed. It’s a true one bedroom that feels cozy but not cramped. And the bedroom is large enough for a king sized bed.

Perfect apartment complex for graduate students/students who spend a lot of time on campus!!! Turning the AC up during the day helps with the electric bill and the apartment stays cool all day (Ive lived in a studio and 1/1 here) plus water is included which is great.The maintenance staff is so quick with everything Ive ever asked for and has fixed things I didnt know needed repair! Theyre awesome and have helped me hang pictures even thought they didnt need to because thats not their job.I wouldnt have lived here 2 years in a row if it were horrible

We had just moved in, my girlfriend and I, automatically it became the best thing that had ever happened to us. Matt, Rafael and Ashley and maintenance (Specifically Jesus and Billy on maintenance) Made it such a personalized experience and went out of their way to make us feel welcomed and at home in our new place. The apartment itself is wonderful and the staff just made it better. If anything is ever wrong maintenance is so fast you wont even remember that something was wrong. Coming into the office makes my day and I love everyone that works here. I used to Live in University Club Townhomes and it was awful. This is 400 percent better. Matt and Jesus are both truly amazing. Please let them know that they have made a difference in myself and my girlfriends life that you would not believe. Thank you so much for making our lives better!

I cannot say enough great things about the management and maintenance staff! They work tirelessly and ALWAYS wear smiles. I was an out of state move, but it was the easiest transition and the property management answered all of my questions promptly and never made me feel like a burden. Moving day maintenance made sure everything was set up and working as it should be. Since Ive lived here everyone has been so friendly and helpful! Maintenance requests are handled efficiently and they do not just speed through repairs/requests/concerns, they are done correctly! For Tallahassee, they have the best pricing, are centrally located, a clean property, and employ an AMAZING staff. I would recommend living here to anyone. Ever since Ive moved into University Lofts Ive been treated like a queen. Brittany is down right amazing and thats why I renewed my lease for next year the funny part is I always fine something wrong with each apartment Ive stayed into in the past but University Lofts puts their residents first to make sure they are comfortable and love staying at there property. Both Rory & Meisen are very quick on there feet with answering questions about anything without Brittany even been available. Im fairly new to University lofts, but my move-in experience was great. Puja is the BEST. She was really patient, she answered every single one of my questions (I had A LOT of questions), and she was always happy to help. I applied, got approved, and moved in within a matter of days. I love her!

Where do I start.Maintenance takes forever. It took me about 2 months of constant nagging to get working hot water. I should have just reported them to the city but too busy unfortunately. The only upside of the location is that its close to campus. Other than that, there are constantly homeless people outside the apartments asking for money. The bar across the street is loud 4 nights a week. Having the police in the neighborhood is never a surprise.Now lets get to where the staff themselves broke several laws. I have lived in 5 different apartments in 3 different states and never has there been a complaint against me. These people charged me hundreds of dollars for damage I did not do. I asked for proof and they simply refused. Once I said I would dispute the claims they EXTORTED the money from me saying that if I disputed claims they would simply charge me for more things and send it to collections. Not only is this illegal but just incredibly low! I would take them to court but work 60+ hours a week. Avoid this place at all costs but it will seriously cost you!

Where do I begin.It’s conveniently located, but at the cost of being in a very sketchy area. I have been approached by people asking for money multiple times INSIDE the gate of the complex. It is also directly behind the strip, and so every weekend there are drunk people loitering in our parking lot and being loud. There is zero security, despite the maintenance guy’s claim that he personally takes care of it.The building is very old and looks it. There is grime around the stove and fridge that is hopelessly caked on. Which of course leads to bugs. I was assured pest control would be brought in during the first week, but they never showed. It wasn’t until I complained about bugs months later than anyone came, and even then they left my apartment smelling harshly of chemicals which gave me a migraine for the next two days.They claim to paint the rooms fresh for every resident. Well, they sure do. When I first moved in, there was paint splattered everywhere. The floor, the countertops, the fridge. The places where the paint was supposed to go were barely coated. We alerted maintenance and they came in to “fix” it, but to this day there is paint on my counter, fridge, and floor.My door was broken when I moved in (as in, literally had a hole punched through it) and I was assured that would be taken care of right away (though it should have been taken care of beforehand, imo). It was weeks before it was replaced, and the replacement was unpainted and barely fits in the frame. I was again told that this would be taken care of right away. It wasn’t until I brought it up months later that anyone did anything about it. Maintenance came and painted he door, but proceeded to wash the paintbrush out IN MY BATHTUB. There are brown spots of paint all over my bathtub now that I cannot get off.Maintenance is quick, I’ll give them that. They replaced my toilet in a day because it wasn’t flushing right. When you make enough of a stink about something, they get it done quickly. But you gotta pester them about it. I submitted a whole bunch of work orders when I first moved in, which immediately got marked as complete even though they had not been dealt with, which really blew my confidence in the staff here. Clearly they don’t give a damn if they just sweep requests under the rug like that.Long story short, it’s gross, it’s unsafe, and it’s expensive (utilities hit around 170 a month). Would not recommend.Update: Recently the office has been closing for hours at a time during what are supposed to be normal business hours. Literally every time I’ve tried to pick up a package in the last week they’ve been closed. There is no heads-up beyond a sign on the door stating when they’ll be back, but they don’t always return by then. It’s very frustrating to find myself waiting an hour or having to come back another time altogether when my time is already limited.

University Lofts is the best place to live in Tallahassee... I moved in about a month ago and the management here is the best... The girls in the office Ashley and Brittney are very nice and helpful.. The Lofts are right across the street from campus and behind all the fun stuff on the strip..

Only stay here as your last resort, I will definitely not be re-signing for the next year.1. Internet is “high speed” but is WIFI only, good luck trying to get “high speed” with the entire complex trying to connect to the internet. The Cat5A outlets that you see in apartments are dead and don’t work.2. If you’re expecting a quiet night on the weekends, make sure to do your research. You live right across the street from the Strip which is a group of bars known for blaring music into the night and sometimes during the day. Most of the time on the weekends you’ll hear people either trying to race on Tennessee street or someone blaring ignorantly loud music, do with that what you will.3. A/C was a solid problem for almost 2 weeks reaching nearly 90 degrees(inside my unit) in Florida summer heat. Still waiting on my replacement A/C unit and subsequently the A/C caused my electricity bill to spike nearly 2 times higher than my normal bill. Someone in maintenance tried to correlate that a gaming computer would raise a unit’s temperature significantly, while this is off topic and obviously not true. If this statement was true then it goes to show the A/C doesn’t work and temperature management systems are horrible.4. Walls are paper thin, I hear my next door neighbors getting intimate on a regular basis, so regular I can anticipate the time and prepare my sleep schedule.Update: Management has been really on point when it comes to addressing the complains I listed. There isnt much to be done about the wifi situation considering that the entire complex uses wifi, but the A/C after a solid 2-3 weeks is finally replaced and fixed.Ill be putting a final update out August 2020.This list is tentative so far and I’ll be adding more to this as I’m only 2 months into my year of staying here.

I have not moved in yet, but after about 5 visits to the property (I had to make sure it was 100% right for me) I finally signed a lease for Fall. Ashley, the property manager, was extremely helpful and was always more than glad to help me out and and was very knowledgeable about her property. I was made aware there has been management changes and I think Ashleys helpfulness and professionalism is indicative of the kind of service everyone expects when making the decision to sign a lease. The helpfulness, honesty, and compliance really does make the decision to sign a lease easier, not to mention its across the street from the College of Business and Strozier library which is a huge selling point.

University Lofts has been the perfect apartment for me to live in while going to FSU! It is literally across the street from campus and conveniently located next to a student tunnel that goes underneath the main road Tennessee St so that you do not have to cross any major roads to get to class. The staff is really helpful and gets to know all the residents. We just got a new property manager named Ashton and shes on top of everything. Also, it is a steal for the price. The apartments are spacious and I love the industrial look of them. They allow semester long leases which is great too because most student apartments do not.

So theres one big reason to live here and I think its the main reason youre even reading this: the proximity to FSUs campus. You are within a ~15 minute walking distance to the northern part of campus. Plain and simple, thats a huge positive. But everything else about it is negative.COCKROACHES:The real problem though are the cockroaches... EVERYWHERE. Ive had their pest control come by multiple times, but they can never be bothered to come by consistently to treat this problem. They will skip their appointments, and the few times when they do come they spray just a bit of anti-roach spray, but they really dont take it seriously. Seriously, just inspect the unit you might be moving in to. If youre extremely lucky maybe there arent cockroaches, but I doubt it. This place has an infestation Im sure..THE AREA:If you arent familiar with the Tallahassee area, know that this apartment building is right on the edge of the worst of it all. You will regularly see homeless people going through your trash and the crazier ones probably will harass you at least twice. They have a security patrol that comes by once every so often though, but it doesnt do a thing. Be very careful if you plan on walking around at night. This place is seriously dangerous if you arent cautious, there are robberies and muggings all the damn time.THE ROOMS:Ugly, nasty old floors, crappy air circulation and A/C that smells horrible sometimes. You do have washer and dryer hook-ups inside the apartment which is nice, but they are LOUD! People can also see inside your windows at night if you dont close the blinds, so hurrah for lack of privacy.. The walls are also very thin, I swear you can hear someone cough next door.MANAGEMENT:Now heres where they seem to excel actually, the maintenance guys have always been nothing but friendly and helpful. They deal with your issues as soon as they see them pop up. The front office staff cant/wont do a damn thing about anything though. The property manager is NEVER on the property and cant be bothered to handle issues. It takes five phone calls, three emails, and a ritual sacrifice to get this amateurish manager to respond to you. The receptionists are nice enough, but they really cant do anything besides answer basic questions and leave a note for the property manager, who of course wont reply for weeks (if she does at all..)Overall, it might not be the worst apartment complex in Tallahassee, but Id be hard pressed to find a worse one. Do yourself a favor and just walk away.

So far our experience has been in working with Ashley, Property Manager of ULs, in selecting and securing our Sons apartment for the fall term. We are doing this from six hours away and with a little trepidation as for us seeing is believing and just better for how we process things!After making many calls to five or so other communities, we chose University Loft. Ashley has gone so far above and beyond. She has fielded a multitude of questions (and knew the answers), over the course of many phone calls and emails. She has provided great detail making this an extremely pleasant experience. At no time did she sound aggravated or impatient - in fact - the opposite would be true.I almost feel bad to call, which I have to do AGAIN, today! It is clear that Ashley truly enjoys her work. He professionalism and joy comes through through the phone and it is 100% the reason; this level of premium customer service that our Son will be moving into UL sight unseen in August 2015!

We just recently moved in, and so far our experience has been fantastic! Just a five minuet walk from all our classes at FSU, University Lofts has proven to be the right choice of living situations for us. The management is responsive and attentive, Brittany (the manager) is easy to reach and always around to help you with anything you need. The office staff is present 6 days a week so if you ever run into a problem, or have any questions it wont be hard for you to get in touch with them. Maintenance has also been a big plus here, Richard is on top of everything! We had an issue with our fridge not cooling in the first week of moving in and after letting maintenance know they showed up with a new fridge a day later. On top of all this, the free wifi and cable work great, and we have yet to have any issues with bugs! If you are looking for a great worry free place close to the school, make sure University Lofts is at the top of your list.

Hello Google Reviewers,Some of you already know me from my many reviews of restaurants and hotels but today for the first time ever Im doing my very own apartment complex..THE PROPERTYIf youre a college student or young adult resently leaving home, I personally recommend that you choose to live on the City Side of these apartments. This area is right next to the corner store for quick grabs of beer or what have you, a nice selection of restaurants, the Strip aka Clubs and closer to Florida State University.On the other hand if youre an graduate or older adult like myself, I recommend you stay on Lake Side of the complex. Its much quieter, has a great view of the lake, a way from the Clubs and party students.THE ATTRACTIONSThis complex has a clean pool, dog park, on the bus route, a neighborhood gym Top Dog down the side walk, 6 walking distance restaurants and is across the street from campus. Theyre all studios or one bedroom apartments only.. if they had two bedrooms Id never leave! Clean, adverage sized, washer & dryer included, no carpet because its a pet friendly complex and FURNISHED!THE STAFFOne of the best things about staying at this complex is the wonderful team that has assemble to serve this location. ItsI almost as if they were all hand picked specifically for the need and understanding of students as well as young adults.The Maintenance team is honestly one of the best Ive ever come across in Tallahasseee, FL. no flattery intended! They all work together to get the job done fast, accurately and follow up with you to make sure everythings to your satisfaction. The office staff is full of young, friendly leasing agents with happy faces and personalities to match.. speaking of which, the office Manager Brittany is truly a gem. If you live here and havent had a talk with her, do it. Shes a smart,kind woman with bubbly personality thats absolutely perfect for people who worry and freak out about finacial aid and other issues. My boyfriend and I have been living at University lofts for a little over three months. It has been great. We live in a one bed one bath long over on the other side of West Virginia near the strip. At first the club was really loud, but it honestly doesnt even phase us anymore. It is very pet friendly, in fact my boyfriend and I have a small dog and she loves it here. Everyone that works in the office is so nice and very accomodating. Meisen brought over our package to the apartment even though we usually have to pick them up, which was very nice and super convenient. Brittany the manager always makes sure to give updates about the property and helps out whenever she can. Richard always makes sure that everything is working properly and right when a work order is put in he is always one of the first people to come out to check and assess the situation. We had a problem with our refrigerator not being cold enough and they ended up bringing in a new refrigerator for us and we havent had problems with it since.So far we love our experience here and it is great because of how close it isto FSU. I walk to class every day and I am so glad I dont live further away. Parking on campus is a nightmare... The area isnt exactly the best, but they have put up a fence around the complex and that seems to keep most of the riff raff and homeless people from walking through the complex. Over all if youre considering this place and thinking about going to FSU, it is definitely worth it to be close to campus. This is also some of the cheapest housing I have seen for a one/one that is 0.3 miles from the north side of campus (Strozier Library and Business School).

The apartment is ok for the price and just a couple of blocks from campus. But it is also right behind a noisy bar, a lot of homeless people hang around the lake,(they didnt bother us, but it can be off putting late at night. The management is AWFUL. I would not recommend leasing from Student Housing Solutions at all. As a parent I am so disappointed in the apartment my child leased vs the one they showed us. They showed us the model in perfect condition with perfect paint etc. the apartment she got had a tub that was so stained it could not be cleaned, the tile had mildew that would not go away. The cabinets had a wood like shelf paper that peeled within a month or so. If I had seen the true condition of these apartments I never would have let me child rent it. Finally, be prepared the do a move in assessment but refuse to do a move out walk through saying well do it later and if it is not in move in condition well bill you.

I pay 629+ for paper wood cabinets, I honestly dont see why they are that much, especially since theyre right next to the hood & homeless people harass you everyday. They cant change their surroundings but they sure can change their prices. This place should honestly be the CHEAPEST studio apt in Tallahassee. I was stupid dont be me, the people who have a good time here must be rich ! The money I pay for these cheap floors & paper wood doors can go to another bill !This place gets a 3/10 ... only convince is that its across from fsu campus & by the strip but TRUST it will get old !

The apartments are cozy and reasonably priced when you consider that rent includes cable and internet. Drawbacks include litter, noise, and limited visitor parking.
