Ive had a great experience with transferring rooms, management has been a huge help and made the moving process smooth. Theyre professional and hands-on, any problem I had was promptly taken care of. The renovated room(s) were clean and nicely designed. Kudos to management and maintenance for stepping up and getting the apartments up to date in a timely fashion.Ive been living at the Social 1600 for 2 years and by far this has been the best transferring experience. Lexi in the office has been a huge help, shes informative and knows what shes doing and the property manager, Cade, has been very helpful in my move and being attentive to my needs from transferring from one floor to another.

Going on my second year at the Social 1600, and I like it a lot. The apartments are really nice for the price, and it’s close to campus which my roommates and I love. The property manager is helpful and always asks us if there’s anything we need. Also the pool is real choice, with grills and lots of space.

I just moved in, they were really nice and helped me get adjusted in my apartment. They came by personally to make sure every inch of my room was clean and presentable. I appreciated them and they really didn’t need to come after hours to help, it was awesome that they did!

Mr. Nichols, manager, was extremely patient and professional in all our dealings. He was attentive to my needs and did not stop until the job was finished. He even followed up to make sure everything was to our liking. Thank you Mr. Nicols. Five stars for five star service.

The Social 1600 has provided me with nothing accept excellent service and communication. Especially with property manager Cade Nichols. He went above and beyond to make me feel comfortable signing my first leasing agreement with the social. They provide clean living spaces, excellent amenities like the pool and gym. I can always count on them to provide the help and service I need.

If I could give it less than 1 star I would. My daughter moved out July 31st and still has NOT received her deposit and her $500 concession. She cannot get anyone to call her back or answer her emails. This complex has stolen $1140 from a college student!

I am not one to write a bad review for anything. This is actually my first review. But let me tell you, I would never recommend living here. From sleeping on the floor for three days because no one put furniture in my room, to pieces of the couches sticking to the back of my legs since it was falling apart (not to mention they refused to replace them), The Social 1600 is terrible. The office staff were always rude, and there was always something wrong, not working, or broken. Im glad I crashed their system.

Had an amazing experience touring The Social today! My guide Kat was very knowledgeable and friendly. She answered all my questions and concerns with a smile + was happy to show me all the amenities the place had to offer. This is a good place to live! Every apartment has their issues but under this new management your issues will be resolved quickly. The maintenance team does an amazing job with getting your request done. Omar, Claude, and Jacob make sure they understand your problem and are able to fix it. My AC was broken for awhile but they made sure to handle it accordingly. They had to get a company to fix it because it was the outside unit but they made sure I was okay on the inside. Everything I asked for or request, it is most definitely answered. Omar is the supervisor who runs a strong team who organizes the most important issue to the less. Claude and Jacob are always there if Omar is not available. This morning my bed leg was broken as well as my towel rack and they fixed it with no problem.

I’ve put in multiple work orders for my sink that’s been leaking (underneath) for months. The social has sent “work order completed” notifications multiple times when no work has been completed. There’s a huge puddle of dirty, sitting water under my sink that stinks to high heavens. My apartment was also not furnished with a dining table although it’s included in my lease. I was told one would arrive August 20th…it’s September 1st. Keep in mind i’ve been here since 2020. The printer in the office is also always out of commission, which is a huge inconvenience as a college student.

Over the past few months I have seen an incredible improvement in the front office. From the way phone calls are answered to how quick they have been able to get maitience out to assist if anything is needed. Cade, Heath and the front office have been extremely helpful in this years lease renewing process.

The Social 1600 is one of the most incredible buildings I myself have ever stepped foot in. The apartments were superb, and I felt like I was at a 5-star hotel. I was shown around by Glen Daniels, who made me feel like I had known him for months. What a great guy and employee! He answered any question I had about the building and me me feel at home. All in all, 10/10 experience, would recommend.

Horrible place to stay. Lived there for 3 years and they treated me like I had been staying there for a month. Wouldn’t recommend for anyone. Maintenance is trash and lazy. If you do move there make sure you don’t go to the front office for anything because there useless also. If there was a way to give them 0 stars as a review I would!

I have been residing at this facility for 2 years and made a decision to continue to stay with the social 1600 as I encounter the better version of myself for this upcoming year. As I prepared for this transfer, Cade was very welcoming, extended a genuine helping hand, and took my concerns as priority as opposed to his own, as well as ensured that my issues were taken care of and resolved in a prompt manner. As I prepared and followed through with this transfer I’ve observed the phenomenal work ethic of himself and his team that has been dedicated to their residents. Since the very day he gave me his card he always put my concerns first to make this move as convenient for me (the consumer) and smooth as possible. He didn’t ever mind answering questions or even going the extra mile to assist me. Cade was very supportive, considerate and professional. The apartment I transferred into was nicely renovated and cade even took me for a walk through prior to the move to ensure that it was of my utmost liking before I moved in. Any issue that occurred was taken care of immediately and in a professional manner and I will continue to spread the word about this hard working team and great residence. This place is so nice! went in for a tour today by miss Kat and she was amazing! walked around a beautiful complex and she was so informative, i immediately fell in love here! I highly recommend checking this place out and if you do make sure to ask for Kat!!!

Move in was rocky but the customer service from the staff was phenomenal. My roommates and I were very pleased with the hospitality and care we received when it came to making sure everything was ok with our apartment. Special shoutout to Cade for going the extra mile in making sure we were taking care of. 5 star service and the place I call home!

This is my second year living at the Social 1600 and I have nothing but gratitude for the outstanding customer service that has been given and the considerably great effort that has been made to get me put into the best apartment possible. First off, I would like to give a special thanks to the property manager Cade who literally escorted me from my old unfavorable apartment into an apartment that was much nicer, cleaner, and quieter. During my first year living at The Social 1600, Cade introduced himself to me personally and was very attentive to my dwelling needs and has done nothing but show compassion and empathy for relocating me to a better living space. I can say wholeheartedly that Cade has tailored my living experience to my needs and set me up for a successful living arrangement. I feel very comfortable and safe in my new apartment and it is a great feeling to have. Moving forward, I would like to say thank you to the maintenance crew for always completing my work orders in less than 24 hours and always giving good vibes while tending to my apartment. Not to mention, the front desk is always full of good vibes and they get things done very quickly. Lexi is also a great staff member. She is very informative and will keep you up to date on any changes in your apartment. I’ve been in Tallahassee for a few years now and so far The Social 1600 has one of best Staffs in town! I’m glad that I renewed!

I moved in today, there were a few hiccups with my unit but it was solved promptly with the help of the property manager Cade. He came in and handled all of the issues present in a timely manner. Cade and all of the office staff were very helpful in assisting my move in. Im looking forward to the time I will spend as a resident of the Social 1600.

I toured this place a few days ago and I can say that it is very nice. The staff and Glen Daniels specifically help me so much with everything. He was very friendly and answered all of my questions right away with no issues. Overall 10/10 experience would highly recommend.

Moved here a few months ago with my boyfriend and I love the property! It is beautiful, well maintained and close to campus with a private shuttle! They are also pet friendly and my dogs love the large dog park onsite! Absolutely wonderful management and any issue is dealt with efficiency and care. Would definitely recommend The Social 1600 to anyone moving to Tallahassee!

WORST APARTMENTS IN TALLAHASSEE!! Maintenance is horrible, there’s no pest control, and the office workers come into your apartment unannounced all the time. A company they hired to clean shattered my car window and the manager said there was nothing they could do about it.

The social 1600 is a great place to live for an affordable price. The staff is very helpful, and when the on-site staff is not available you get transferred to an off-site call center to make sure that your contacted about whatever your issue may be. Theyre also pet friendly!

I just came and did a tour and the people who helped me were really nice. I toured with Alexia and Malika and they made sure to have me taken care of.

The maintenance team, Omar and Claude, came quickly and were extremely helpful in fixing what I needed. Also, I appreciate the fact that they arrived early in the morning because this allowed me to move along with my day.

I like the living conditions and the pool area most. The service was genuine and positive. Malika was very elaborate with explaining details about prerequisites and amenities. This is a great place to stay.

The complex is very nice and I think enjoyed my tour here. I had Glen Daniels and Krissma Davis showing me around and they did a great job showing all it had to offer. It had great amenities and I’m interested in living there.

I’ve been looking at apartments to move in to this upcoming fall. Malika provided me with a great amount of details and quoted me a rate of a floor plan I was interested in. She was very helpful and answered all of my questions. She told me about what’s all included and the amazing amenities that they have.

They didn’t bring or fix anything in our house they didn’t even come by our apartment I need them to actually come in and bring me a new mattress and a night stand and fix our kitchen ASAP

My maintenance request was marked as complete but no one ever came. My kitchen sink is still leaking and my front lock is messed up.

I have been living here for 4 months now and I’ve had a great experience with the Social 1600. There was a rough start when I first saw my apt but they did all they could to make sure the problems were fixed as soon as possible. When I called about the place and prices everyone was very polite and answered all my difficult questions 😅.The neighborhood is well maintained and when I have a problem with packages (which is not often ) they always help me out right away. I love using the gym and it’s always kept clean. There are many Parkings lot and I feel very safe with my car being there. I love how pet friendly it is too ! The social 1600 is a very quiet place which is great for when you want to study for finals!!

Initially upon arriving I spoke with Malika. She was very informative about the property and amenities the Social 1600 offered. She showed us a wonderful layout of the 4/2 they have available. There has been few but impactive upgrades since it was named Aqua Palms. We decided this was a great and affordable place to stay for my cousin.

Everytime I visit my friend here and go to the pool, the employees are so nice! The pool is amazing and Glen at the front desk always greets us and is chill.

Apartments are fine but not worth the pain of dealing with the leasing office. Terrible with misinformation and confusion, and cannot communicate important information to save a life. Fees seem to pop up everywhere. No one knows what theyre doing, and the leasing manager is hard to get a hold of. Most of the blame has to fall on the leasing manager Victoria rather than the student staff members. Cant be bothered to get anything done in a timely manner, especially during the move in process. Not doing much to make living here safe during a pandemic. They almost made me live with a roommate who, by admission, clubs and parties everyday even though they knew I work full-time as a nanny to an infant. Leasing manager did not care that they were threatening the life of an actual baby. The only reason it was solved is because the roommate decided to switch, but the leasing office was unwilling to simply reassign her before she moved in. Also, they make you pay to get mail delivered to your apartment (Parcel Pending) and if you dont have it set up fast enough, they just start sending your mail back to sender. If I could leave, I would.

I been living here for the past three years. I love it her personally the maintenance team is great and come within a day depending on the time I place a maintenance order. The front office is always willing to answer any questions I have. For it to be gated the gate never really working but that not much of a factor for me.

The pool area was well maintained and the facilities looked very nice. Glen Daniels and Kiara Butler showed us around, we loved the apartment complex.

The social 1600 is a great place to stay, very good price and have some really nice amenities for college students. I think my favorite amenity is the 24-7 gym which works for everyone’s busy schedule.

I have had a problem almost every month since I’ve moved here. My roommates are disrespectful and the front office team does not help much. The price might be good but the complex is unorganized and very horrible. I DON’T RECOMMEND STAYING HERE. I always have to go to the front office about my roommates and other stuff that I need fixed but it’s never fixed. Don’t stay here.

If I could give 0 stars, I would! The most unprofessional and just generally rude people work in the leasing office. Now since the office is closed to residents (due to Covid), they can send your calls directly to the off-site call center, during office hours, which they have done to me multiple times now. They will and have sent maintenance to resident rooms without asking permission or giving notice. The carpets are not replaced, and sometimes not even cleaned after the leasing cycle. The outside appearance is very misleading, I understand the price is great, but I would consider literally every other option first, this place has real potential but the people running it- terrible!

CAUTION: DO NOT MOVE HERE!!!!!! DONT GET FOOLED BY THE CHEAP PRICES!!! I WOULD GIVE IT -1 STARS!!!!On June 11th there was a shoot out in front of my building, I thank the lord there was a car there to block the bullets from entering my window connected to my room (as seen in the pictures below). I could have lost my LIFE. Management has said NOTHING about this accident. I heard a man begging for his life in the hallway of Building 8 because he got shot, it was a traumatizing experience. There were a total of 9 shots that shook my window. This is one of the 10 shootings that I have heard in Aqua Palms in only ONE year. The front and back gate do not WORK, so anyone can enter the building at anytime. There is also NO security, which is why there has been over 10 shootings. With that being said, management is HORRIBLE, Keisha Cross is the most unprofessional and disrespectful woman I have ever come across. She does NOT know how to run these apartments. The second month she charged me $350 for utilities PLUS my rent totaling it to $700!! When i went to the office and asked she threatened to call the police on me if I did not shut her office door. She threatened HER TENANT. She also paired me and my roommates with a 42 year old woman who was crazy and Keisha knew about her past yet she still moved her in for us to deal with her, I had to change units paying $350 extra even though all three of us reported the 42 year old. THE MODEL YOU MOVE INTO LOOKS NOTHING LIKE THE MODEL YOU VIEWED ON THE VISIT. THERE IS STILL MOLD IN MY APARTMENT. There are roaches everywhere, scratches on the wood floor, rust in the fridge, 10 year old microwaves, the list can go on. PLEASE PARENTS, COLLEGE STUDENTS, AND ANYONE WHO VALUES THEIR LIFE AND MONEY, DO NOT MOVE HERE !!!!!!!!!!

This apartment complex has a great price but i can honestly say you get what you pay for. Many things in our kitchen are broken (drawers, stove, fridge). You have to call maintenance multiple times in order to get things fixed. Once we had our fridge out for a week and had to throw away most of our food before maintenance came with a new one. In my room the window is broken so sometimes I will walk in to bugs. However, the price is really low and i guess it’s a good place to live if it’s ur first year and you have low expectations plus you dont know how much you’ll spend on things. Definitely not staying here another year though.

My favorite amenity is the Shuttle that takes us from the apartment complex to FSU, FAMU, and TCC. It is very convenient for students who do not drive.

This place is as incompetent and underhanded as the prior owners. Just last month they messed up my daughters bill so I had to wait for them to fix it. The next month I go to pay the rent and they charge me $255 in late fees because the rent wasnt paid in time because they screwed up. They were informed about this and then proceeded to charge me another $95 and counting in late fees on late fees. When you call there all you get is an answering service. I wont even get into the times they messed up my daughters transfer and they are never accurate with their move-in dates. Unless you want to deal with headaches and incompetence I would suggest finding another place to rent.If you notice most of the positive reviews are from people who have only toured the apts or just moved in. Ive had nothing but unresolved issues since my daughter moved in. If you do want anything even partially resolved it takes an exuberant amount of time to do it.10/8/2020 - Another day passed with no call back from office but daily $10 late fee on a late fee has been added.

I was looking for a place for a friend of mine that just moved here. I spoke with Jonathan he was very helpful and told me how the new management is really making changes with upgrades. The place looks really nice! Very convenient to the college and all kinds of restaurants just down the street on Tennessee. Not a bad price either!

This complex is definitely much better with the new management. They have done a great job with the renovations. It looks beautiful. All of the office staff were pleasant, especially Katelyn, who answered all of my numerous questions!

Very nice apartment complex; a lot of re innovation has been done since the transition. The manager dont really interact with the resident that much. Depend on your perceptive that could be either good or bad. But the staff are amazing specially Tonya. she helped me to get acclimated to the environment when i was moving in and Anytime i have question about anything i asked her; she knows her stuff. The staff really make up where the managers are lacking. so in summary the staff, and the cleanliness and the pricing make this a great place to live.

I brought my daughter in to tour this apartment complex the other day and was very impressed with all It had to offer for very affordable prices. Eddie who took us on the tour was very pleasant and a great help. Im definitely keeping the social 1600 as one of the top options for my daughter.

The staff was nice and helpful. Jacob (one of the maintenance crew) kindly took time out of his day to assist us with a flat tire that I had. He changed it very fast and effectively and I think he is a very good employee at the Social 1600 and has been ever since I moved here a year ago.

I came in on a follow up tour with Brooke and it was great. She was just as helpful and friendly as last time, and brought some things to light that I had forgotten about! The 3x2 units were nice and affordable! I would definitely recommend to students as long as they don’t mind living a little farther away from campus.

Hi! This is for the incoming freshman going to either Florida State, FAMU, or TCC. Do not sign up for a lease here! This is the worst apartment complex in the country. Here are the reasons why: I was dealing with a bad roommate situation they didn’t want to do anything about until something bad happened, I didn’t want to live there anymore and I didn’t renew my lease since December 2019 and they were lying saying that I did renew it so they can get more money out of me. They hire new people at the leasing office almost everyday without reminding any resident and it makes a lot of confusion to anything that needs to be fixed, lease wise, rent wise, utility bill wise, or maintenance wise. This is the worst experience I’ve ever had living here!

Honestly I went here and was kind of like, this is going to be a waste of time based on the reviews, and frankly I’m quite desperate since I just moved. Do not look at the reviews because man I was shocked. They treated me like I was an actual person and not a quick cash grab. I had a lot of questions and they were quick to answer them so they were for sure experienced. The inside looks just what I need and the price looks amazing for out here. Amenities look like they actually care to update them and to me that’s always what a renter should look at because it’s the little things that are hard to keep up with but they look to care for everything.
