Pros:- very friendly staff, honestly they are one of the best things about this complex- maintenance issues were always tended to in a timely manner- old but functional appliances- pet friendly- good location in proximity to bus lines, Belltown, Ballard, Lawton Park, Discovery ParkCons:- apartments are really outdated with rough doors, baseboards, poor paint jobs on kitchen drawers/cabinets, old carpet with previous stains- not all maintenance fixes stuck so we’d have to contact them a couple times- the walls are thin, constant running up and down the stairs can be heard if you live near the stairwell- we dealt with a fair amount of sketchy neighbors over 4 years- depending on where your unit is, it may get very hot with minimal airflow with all windows open- cost isn’t great for an older apartment under 700 sq ft- dog poop and poop bags are sitting outside the buildings frequently- had more of our security deposit taken out than expected even though we considered ourselves efficient cleaners (personally I think if you live in a pet-friendly apartment in Seattle, this is likely to happen)- would highly recommend having a walk-through before you move out, staff was very laid-back about previous stains in the carpet when we moved in- constant theft in certain buildings (like ours in building B; they did finally install security cameras but it’s still an on-going issue and was before the pandemic)- the staff is spread way too thin across 13 buildings, its a huge complex

Do not live here. My boyfriend and I looked around the apartment complex because we were interested and saw numerous rats running in and out of the building through holes. They were huge...pretty gross.

The Overlook at Magnolia is outdated, over priced, and all around gross. The property has dog feces and smells of urine. When you go to move out they will nickel and dime you on the deposit. They charged us extra beyond the deposit due to common carpet cleaning. We didnt have a pet. We left the property in better condition then when we moved in. When I brought in pictures of the apartment after we vacated to the leasing office, they were quick to push me away and state that deposits arent garunteed. The parking is bad to.Huge disappointment over all.

We really really love living here! The office team is so poised and considerate and thoughtful; the maintenance staff are always prompt and polite. The neighborhood is close enough to the city while also seeming more suburban than it is. Also the proximity to Discovery Park can’t be beat! Thanks team Overlook

I love living here. The office staff and maintenance staff are truly amazing. I always feel welcomed and appreciated when I walk in the office. I cant say enough about how awesome the management team is. All issues Ive had, and there havent been many, have been handled the same day. This apartment is huge compared to my previous apartment and even after signing a new lease is less expensive. Great place, great staff, and a great location.

Overlook at Magnolia is a great. My family and I feel that the office staff is wonderful. They do a great job communicating whether its for notifying residents of changes or if they are hosting events. We personally have run into very few issues with the property. Whenever we did have an issue maintenance responded quickly and they got the job done. I have several friends who live in the Magnolia area and I never feel unsafe walking to get to where they live. We personally have not dealt with theft or feeling unsafe. We enjoy where we live.

Lived here for 4 years and couldnt be happier. The apartments are reasonably priced for the area and location is great. Easy commutes to downtown, Ballard, Fremont, Queen Anne. All that said, the best part here is the staff! They are always so friendly and happy to help out with anything. They put on fun events for residents and pets, and have always been very accommodating with any requests Ive had.

I dont typically write reviews but my boyfriend and I moved to the Overlook a month ago and could not be happier. The environment is so warm and welcoming and the staff is truly incredible. The units are bright and spacious, my boyfriend even recently made the comment, It feels like we are on vacation all the time living here!I cannot emphasize enough on this staff. They are prompt in responding to maintenance issues and truly go above and beyond for their tenants. We recently went through a very traumatic incident with our puppy and these guys were there for us every step of the way.I cannot recommend this place enough to someone looking for a nice, decently priced apartment. My dogs love it, we love it and we feel so fortunate to have found this gem in Seattle.

We love our apartment here at the Overlook so much! The staff is absolutely amazing! They answer questions quickly and go out of their way to make the Overlook feel like home! Seems like they go out of the way to personally get to know the tenants and their pets. The price isnt bad for the space you are getting, there is street parking or you can opt in for a parking spot, and they are super pet friendly! Dog park is walking distance. No pet deposit!

Very reasonably priced compared to stuff we were looking at in Queen Anne / Frelard area. Its a little less walkable but its so much quieter than our last place. The unit is outdated but bright and spacious - no weird smells or mold. Very happy with the living space. Were on top floor with skylights and a fire place, so obviously your mileage may vary if youre considering one of the lower floors. Great views on a clear day! Extremely dog-friendly!The real highlight of this place is the office and maintenance staff. A++ for customer service. Any problems are handled very quickly. The complex is huge and they know everyones name and their dog on sight. No idea how they pull it off but Ive never lived in a place where I felt like management cared about me quite like I do here.

My wife and I lived at Overlook at Magnolia for two years prior to buying a house in Eastern Washington last week. We have been nothing but extremely satisfied with the quality of service and accommodations, as well as the super friendly staff here.The apartments are not super new but they are very nicely built and constantly upgraded and renovated by the service team. They are super responsive if you have an issue in your unit and reply within minutes.The neighborhood is very nice (little shops, our favorite bar, minutes from downtown, etc.) and very safe. In two years living there we have always felt home and the dedicated team always felt like extended family.We are super bummed, we’re going to miss them and therefore we wanted to share our experience and recommend anybody to go give it a look. It could be your next apartment!

Overlook at magnolia is a gem. The staff genuinely cares about the residents. We looked at a lot of places before deciding to move here. The grounds and complex are clean and well kept, our apartment is cozy and bright, it’s a great location, affordable (for Seattle), and the office staff are wonderful. We love it here!

This has been one of the best places I have rented from!The location is perfect, Magnolia is a beautiful area and has a view that I have to pull out my camera for on every clear day, and its right outside the city so you can easily catch the bus to commute for work, etc. No freeway traffic or toll bills in the mail.This property in particular is my favorite. Coming from a small town, I really didnt need or want all of the expensive things that come with living in the city. I like to have a big living space that I can call my own and they make it feel like home here, the apartments have all the essentials and is clean and comfortable. No paying extra for that giant theater common room that you never use because everyone else is.That being said there is a common area with a nice TV and kitchen so if you want to have events then you can use the space! The office has many community events that make you feel right at home here :)My favorite thing is PETS. Ive never seen so many dogs in one area! Its pure joy to meet and pet all of the good puppers that live here and have two beautiful cats of my own ♡ even the events are pet friendly~Lastly, the staff has been nothing but helpful. They are open and honest and truly care about their residents, sending flowers and gifts for special occasions or checking in with you if youre having a hard time. I cannot tell you how generous they are here, its shocking to me how human every one here is. Maintenance is always on top of it and is fast and efficient with knowledge of things I havent even begun to learn about, Im always comfortable to ask them questions or advice if I have an issue.I will be staying here for many years. This place has truly been one that I call home and the community family ♡

I lived at the Overlook for almost 3 years and absolutely loved everything about this place! The apartments are very spacious for the price, the location is in close proximity to Downtown Seattle, Fremont, Ballard, Queen Anne, and the Overlook team is beyond AMAZING in every way, they’re like a little family and will do whatever they can to take care of you!

I really loved living there, I felt really living in my home. The only issue was because in our bedroom side was the laundry that was supposed to use just 7am until 10am but a lot of people didnt respect those time hours, sometimes the laundry was working at 12am, 5am and was horrible because I wake up pretty easy so for me was very difficult.

We stayed here for an year. Absolutely no problems at all. Great community. Friendly neighbors and the leasing staff. We moved to the eastside but it seems like that was the worst decision we made.We loved our stay there!!

The Overlook at Magnolia is a lovely community. Just like any other apartment community there are pros and cons.The pros of the Overlook:The current Community Director, Saniya is AMAZING. She is dedicated to her residents and their happiness in their homes. I lived at the Overlook for 3.5 years, and I cant say enough about Saniya. I will truly miss her.The apartments for the most-part are quite spacious. The kitchen in the 1 and 2 bedrooms leave a little to be desired, but overall, the apartments are nice and roomy.The current maintenance team is absolutely super. They dont get enough recognition for all that they do and that is a shame. They work very hard to keep the grounds nice and the apartments in working order.Parking is available and affordable through the complex. We had two garages and it was a nice addition to our living arrangement.Cons of the Overlook:Laundry Wars! Laundry Wars! Laundry Wars! There are no washers or dryers in most units. Some have them, but most do not. There is limited capacity in the laundry rooms. For example, my building - building G had 3 washers and dryers on the 4 floor for 4 floors of residents, 6 apartments per floor. The 5th floor has its own special free laundry. The laundry is expensive and is a giant hassle. People remove clothes from washers and from dryers and steal things when you leave them behind. Go to the laundromat. Its less painful.Neighbors throw things off porches and hit vehicles parked in the driveways.There are a lot of loud, unruly people in the complex now. People throwing joints off porches, and being disrespectful to the neighbors below.Overall, it is a very nice place to live with a few exceptions and Saniya is working hard to make improvements throughout the community. We moved as we needed a change, but we spent 3.5 years at the Overlook and overall had a pretty decent experience for apartment living.

From the very beginning in Ohio to now, our experiences with/at Overlook have been positive. We were faced with a 2500 mile move, a narrow window of time, and armed only with internet research to select an apartment in a neighborhood where we have never been. We have many thanks to give Keirsten, our leasing consultant, for making the decision and move easy for us. With some planning and her help (she was a huge help), in less than a day of arriving to Seattle, we were able to do a walk-through, sign a lease, and move in with a smile.Everyone, staff and so far, other tenants, is inviting and friendly when you enter the leasing office. The workout studio is compact, but never seems to be too crowded and has adequate equipment for what one would need for general workout needs. Also available is a sauna and a hot tub, with a shower close by as well. The complex is responsive when it comes to issues with maintenance (issues have been nominal -- mostly just working out kinks with a new spigot; also requested stopper for sink and received one promptly). The walls seem pretty thick as I have yet to overhear neighbors’ conversations or TV program, or even any business in the laundry room that we share a wall with. We love waking up and enjoying coffee on our sizable balcony with an amazing view of the sun rising over The Cascades. It’s a great location for those with dogs -- staff is welcoming to them, and there is also an off leash dog park (not affiliated with the apartment complex) a quick hike up the hill. I super enjoy the proximity and grounds of the dog park. The apartments grounds are kept up nicely -- even with the dog population that lives here (thanks maintenance and responsible neighbors!). Outside of opportunists looking for an easy grab with an unlocked car, I feel the neighborhood is safe, secure, and has a good sense of community. Apartment life at this establishment has been a delight, and I would recommend checking out The Overlook at Magnolia for anyone looking for a place in the Magnolia Hills neighborhood.

Unprofessional & unethical business and staff! Unruly, loud neighbors who leave trash in the halls, pull the fire alarm at all hours of night...The elevators smell like urine. They refuse to tow vehicles that park in private parking spaces after hours making a long walk to my home (unsafe at night.)

My biggest concern is with the maintenance team. They have had trouble fixing leaking toilets, broken dishwashers, and administering insect control.We just waited 3 weeks for our broken toilet to be fixed. It was the 4th work order before they finally decided it should have been replaced the first time.The complex is very old, which I dont mind but the walls are paper thin so you can hear your neighbors every move: youll know how many people are home, what room they are in, and exactly what they are doing.Last time we had to call emergency maintenance, we were told that the staff could not make it over until the next morning and we should call 911 for a water leak.The apartment complex just got a new set of community and associate community directors. These two employees show a lot of promise and willingness to listen to the tenants and intervene when problems arise. I suggest that the corporate company, Weidner, listen intently and follow the suggestions of the new directors and staff, who have the relationships with the tenants and are the eyes and ears to the reality of the complex.Thanks for your help, Saniya and LeAnna

These guys will nickle and dime you til your bankrupt. They refused to give me all the money I am owed after I moved out. Excuse after excuse. The office staff knows nothing and will say anything to get you to leave.
