Do not recommend AVA Queen AnneIll let you decide why after reading this:Some of the sights in the building:- Pee puddles (and I can only hope its a pets) in the elevator twice- Abandoned toilet brush near the move door- Regularly greeted with bill receipts and other trash in the hallwaysSome of the amenities that were removed pre COVID (and this was a community selling me on the public spaces):- Table tennis- Package delivery at the office- Reduced rooftop hours (thats right, even before COVID)Personal sour experiences in the building:- The hall has gone through multiple phases of painting which was when I intended to host visitors.- Car got broken into inside a gated garage- Tailgaters entered the building and broke into my package at the lobby- Side entrance closed for 6 months because security box is broken (instead of just getting it fixed)Other annoying things like trouble while parking during the garage painting, the proposal of making the rooftop paid-only (it didnt pass, but frustrating to even deal with such a proposal after signing the lease). This feedback was shared via email to the leasing office and management but havent heard of any communication or response. There are several new buildings in the same neighborhood at the same if not cheaper price point that offer much better consistency in security, management and facilities that I know from the experience of my friends.

It is a beautiful, uplifting live + work space. As a student, I love using both lounge areas to work + to chat with the staff. Everyone who works @ Ava is genuinely friendly, Mark, Tracey, + Michael, along with their cleaning staff always welcome me with a smile. Lori works tirelessly to keep our entire building smelling + looking stunning...Plus she is just a lovely lady =) They are more friends to me than a business relationship. Their social gatherings are also a lot of fun here + the other residents are a pleasure to see + meet their furry friends as well* =) To me, Ava is not just an apartment but a home. Thank you AVA Queen Anne for making me feel like a person rather than just an apartment #.🥰🥳 I am glad I signed up for another year of living here*

After an extensive apartment search across the Seattle city area, I chose the AVA Queen Anne and have been living here for the past year. Its consistently reminded me that I made the right choice - from its friendly staff, clean and up-to-date facilities, wide variety of community events - its been a pleasure to live here. The location is safe despite the proximity to downtown and the Seattle Center, and management have taken active steps to increase security around and in the building throughout the week. Maintenance is also very responsive, and leaves their work areas clean after they finish fixing things up in my apartment. Thanks Gloria, Brittaney, Tracy, Mark, and the entire team!

Ive lived at Ava Queen Anne for a little more than a year now and have had nothing but positive experiences with the staff. Even at half past midnight, the maintenance staff responded quickly and kindly to me locking myself. While he worked there, Dustin provided great service without hesitation, always excited and invested in the residents. After his departure and amidst stressful staffing changes, Jody Coates has continued to provide excellent service. Community is always top of mind for Jody. It takes great skill to manage a building while standing in for several roles and Jody certainly demonstrates that skill.Beyond the excellent staff, the amenities themselves are great. The rooftop lounge is one of the best with a good view of the Sound and a few super comfy spots to chill. Plus theres nothing better than grilling in summer in such a nice kitchen/deck. The gym is solid and has a good selection of machines. It is missing a few machines Id like to see but nothing a run cant supplement. As for my apartment, never have I lived somewhere more comfortable. With a pseudo-warehouse aesthetic, just enough exposed concrete and more than enough room to spread out I dont see myself leaving any time soon! Thanks again to the staff for providing continuing great service to all residents!

The staff makes living here so much more comfortable and fun! Every month we do ‘weekend waffles’, Ava put on an Easter egg hunt this last April, we have also had BBQs. Living there was... okay, but the move out process is frustrating. We moved out 2-3 weeks ago & were told everything was great & all set. Yet, we still have not received our security deposit yet and more frustratingly, we’re now being charged for a cleaning service we did not agree to. Despite deep cleaning our apartment upon leaving (down to dusting & disinfecting the molding) they have decided to charge us $165 for their cleaning service (again something that you have to fill out paperwork to indicate it is something you want). Makes you feel like the company auto-applies the fee to everyone hoping people won’t notice.

Sadly, we just left Ava Queen Anne after two years there. The only reason we left was because of a job relocation or we would have stayed a lot longer. It is an amazing apartment complex with friendly staff and great amenities (when COVID doesnt require them to be closed of course). The apartment itself is great. There is a beautiful rooftop with an amazing view and a path that goes to Pike’s and Magnolia just across the road. The appliances all work well and the apartment has a great design. We were in a one bedroom one bathroom and felt that a good amount of space because of the layout. There is also a pretty nice gym that has more than most apartments do and was never super crowded.I read some of the negative reviews, which I personally do not believe are the fault of Ava Queen Anne. Dog pee in community spaces? That is a reflection of the disrespect of a few residents and not a reflection of the quality of the living spaces at Ava Queen Anne (Ava doesnt have dog right?). Whenever I saw anything like that, I would come back 20 minutes later and it was gone/cleaned. Staff at Ava were always on top of it and doing their best to make the apartments feel safe and clean. One of the most unique aspects of this apartment complex that we have not experienced with other apartments is the friendliness, efficiency, and prompt responses of maintenance. Emily, specifically, was AMAZING and really did impact our time living here and our decision to resign our lease again this past year. Whether it was a hello in the elevator, a smile across the lobby, or her quickly answering to maintenance requests for our apartment, she was a complete blessing to have at Ava Queen Anne. There was a time that my husband accidentally threw his passport down the trash chute about a year ago and we figured that it was gone forever (the trash chute compacts the items disposed of almost immediately), but no... Emily literally went down to the disposal area and dug through the trash to help me find it. Seriously - she is the best!Overall, we would highly recommend Ava Queen Anne. We have been in some poorly ran apartment complexes and this one is definitely worth every penny!

My experience here has been very good. The office staff is very friendly, attentive, and helpful. In fact, my experience with Dustin is one of the main reasons I renewed this past year. Since his joining this location, I feel there is a much better community feel here.Update: Dustin has since left the property. The property atmosphere is significantly less dynamic and energetic.Due to a recent security issue, which the property has made no attempt to follow up or disclose the issue with the residents, and their lack of acknowledgement of the issue, nor them trying to educate the community on proper diligence to secure our community, I can no longer recommend this property.

I have lived in the AVA Queen Anne for almost a month now. I was a little anxious about staying in AVA bc I did not have the opportunity to visit it in person, being that I lived on the east coast. Management, Mark Corpuz specifically, did everything in his power to put me at ease. He face-timed me and showed the facilities to also ensured it was ready for move in (I needed a furnished place). His response time was always quick and all my inquiries were answered. I called quite a few times in the beginning, so I appreciated Marks patience and his constant help; as he gave me his contact info in case I needed anything urgent. I love my location, the apartment and the facility in general. They have events constantly, it is always clean and the staff that works there is always pleasant and willing to help. I highly recommend this place and look forward to my continued stay.

You all know how much we love Emily! That’s a whole paragraph for another time ❤️ and Cody you’ll hold down the fort just fine! It was nice meeting other AVA associates from other properties. Russ, I like your glasses too! Michael you are such a pleasure and knowing you look after us is comforting. Thank you. Lori! You go above and beyond everyday. We see you working so hard and you keep an upbeat and friendly attitude always. I do feel bad residents rely on you too much. They should clean up after themselves imho. When we come home from a wonderful day out it’s a pleasure to use the elevator and hallways. Thanks for keeping our little bit of paradise so pleasant. Lori, we know you were there taking care of it all. Well done. Thank you also to Leo! We are happy and your team makes that happen and we are grateful. See you at the next party. The staff at AVA has been very helpful--especially Jody Coates! The first unit that we moved into wasnt a good fit for us, and Jody quickly helped find us a unit that met our needs and made the transition easy and as painless as possible. Best place Ive lived in Seattle! Moved into my apartment last Summer and Dustin was extremely helpful and informative and helped make the move easy and smooth. The building always smells nice and is clean. Great to have access to the rooftop and beautiful view of the water. Overall a fun, great place to live, no complaints!Update: Ive lived in Ava QA now for almost 4 years. Overall I have enjoyed my time here. The location is prime for easy access to downtown, local restaurants and bars, grocery stores and the waterfront. For the most part, the building is kept clean and in good condition, but with heavy traffic in the hallways and elevators I notice they are often quite dirty. Most maintenance concerns are addressed quickly and efficiently. Also, I personally feel the staff have done their best to manage things through the challenges of the pandemic. In my time here I have witnessed a lot of turnover in the staff onsite which inevitably leads to various changes around the building, sometimes it can be hard to adapt. While there have been occasional break-ins, I personally have always felt safe. I love the Amazon hub for packages, the rooftop and gym are great amenities, and the small personal touches like gifts at my door during holidays or events in the lobby help make this place a home.

When we first moved into AVA, my boyfriend and I were very excited. We have lived exclusively in Avalon properties and had read the great reviews that mentioned Dustin, who left just before we moved, and then we personally worked with Jody through the move in process and our first few weeks here. Jody was absolutely amazing. But once he moved on to a different property as well, the management of the building quickly went downhill. We personally experienced a major security issue in which a man who wasn’t a resident got into our apartment and refused to leave. Police were called, he was arrested, and a report was made. AVA tried to brush the incident under the rug, discouraged residents from discussing it in the community Facebook group, and seemed generally indifferent to the whole issue, even bordering on rude. Security has continued to be an issue and the cleanliness of the building has seriously declined. The leasing office closes frequently despite already being completely closed 2 days a week. The management here seems to have a quick turnover rate as well (Dustin left before we got here, Jody left a few weeks after our arrival, and now Amanda, Jeff, and Michael are on their way out to a different property and will have new faces replacing them). This is all in less than a year. There’s zero consistency or stability here and it’s a shame. My boyfriend and I were expecting high standards given our wonderful experiences at other Avalon properties, but this one seems to be the exception. At the end of the day, you can do MUCH better than AVA Queen Anne for what you’ll be paying in rent.ETA: Since I’ve written this review, AVA has taken it upon themselves to simply delete posts from residents in our community Facebook group that are critical of building conditions and then mute them so they can no longer comment, rather than actually addressing the issues. Total trainwreck. Avoid if you can.

I give 1 star mainly due to the renting was increased by 35% (more than $500/month) in order to renew. Because of the increase, I had no choice, but moved out. Not sure if there is any renting association to bar such drastic renting increase to protect tenants...Also, Its been more than a month, and I still dont receive $500 deposit refund yet. Sent several emails, but no response. Called the office, and was given 877 number, but no one pick up the phone...The staff are very friendly, but it doesnt work if they dont have motivation to solve the issue.

Review №46

Absolutely the worst place I have lived in the last 12 years. The staff work extremely hard to do the least possible for their tenants while at the same time extracting as much money as they can. I lived there for 11 months and in that time I had to call the police over 10 times for various reasons because the supposedly oncall security never would show up. Speaking of security - there was an instance where a mentally unstable man broke into a neighbours apartment and had to be forcibly removed. On another occasion, a friend and neighbor at Ava had their motorcycle burglarized in view of a security camera. Once the police got involved - the building management actively refused the request from the police to see the footage. The carpeted halls on each floor were disgusting and it was not uncommon to find animal feces laying out in the open. I have photos of areas on the hallway walls where holes had been plastered over and had remained unpainted for the entire time I lived there. The staff repeatedly made promises that they would do something about various issues in the building but they just ghosted us until we got fed up and decided to leave. This nicely leads me to describe the experience we had once we decided to move out. First off, the lease renewal letter we received stated that it would be an additional $100 a month. Fine, its Seattle and thats to be expected - however once we submitted our notice to vacate - they relisted our apartment for $250 less. Thats a bit of a disgusting way to treat a tenant I think. A week or so later we received an email regarding our move-out inspection. We were given a date and time frame that they would come by. Unfortunately when that time came and passed and they didnt show up - we sent an email asking when they could reschedule it. They called us 5 minutes later and explained that they had essentially forgotten about it. We told them they could still come up and do the inspection if they wanted. Three people came by ten minutes later to do the inspection which consisted of casually turning their heads back and forth in our front rooms. During that inspection we were warned that they would send us a bill for cleaning if the apartment wasnt move in ready and that we should just pay them the small fee of $140 to have them do it. They insisted repeatedly and we repeatedly declined. They repeatedly insisted once again when we returned our keys. We smelled something was a bit fishy here.Fast forward two weeks later. We get a phone call from them stating that we owe $190 for cleaning despite that fact that we left the apartment in an exceptionally clean state. In fact, we suspected Ava would attempt something like this and took somewhere in the area of 40 photos of the apartment interior as well as the state of the hallways outside. We intend to take this matter to the attention of the office of the attorney general.Due to these experiences we decided not to live an another avalonbay community ever again.

Come June, we will be renewing our lease for the second time. We absolutely love living at AVA Queen Anne. The staff (literally everyone from the manager to the maintenance staff) is amazing. Every time we walk through the lobby and run into one of them, they say hi, smile, and pet my dog, they all know his name too. Everyone here truely cares about you as a person, and not just one of the tenants. The gym is great, use it every morning, and it’s rarely crowded. We don’t use the chill lounge often, as dogs aren’t allowed, it’s an awesome ammenity that we don’t take advantage of enough. But we do use the grills fairly regularly. We are convinced you can’t get a better price for the location- walking distance to downtown and Pike Place Market or extremely close to a bus stop that takes you to downtown if you don’t want to walk. Across the bridge (literally out the front door) that takes you over to Myrtle Edwards park for dog walking, biking, jogging, roller blading, lounging on hammocks, etc. a couple nice pocket beaches where seals and sea lions are a common sighting during the fall and winter seasons. And truely breathtaking sunsets.I can’t say enough good things about AVA, and their staff ❤️ (I’ll seriously be heartbroken if Dustin, Jody, Aaron or Jon ever leave - these guys are literally the best)

I’ve been here for two years now and I am happy to call AVA Queen Anne my home. The office staff are amazing people- they are always available to chat whether it’s a resident- related question or just a social conversation. It’s very nice to have such a friendly and approachable staff that you can say hello to coming to and from work each day. Jody is always attentive and engaging with residents and he works hard to make AVA a truly fun place to live!I especially enjoy the community atmosphere at AVA and the fact that the staff makes it a point to connect with the residents and hold regular celebratory events that are dog friendly (Halloween party, Cinco de Mayo, end of summer BBQ, Easter Egg hunt, International Dog Day, etc). It’s really a pleasant place to live amidst the hustle and bustle of downtown Seattle. The maintenance crew is great- very prompt in responding to requests and they keep the building very clean. Whether it’s 12pm or 12am, they will always respond quickly to maintenance issues and are very friendly when responding. The building is extremely pet friendly. Pet owners are responsible and respectful of the community. No excessive barking problems or other issues you may expect in a pet friendly building.Easy to receive packages- Amazon hub locker system installed recently. The gym is always clean and fully equipped with the machines I need. I’ve never had a problem with crowdedness at the gym. There are 5 flat screen TVs and individual TVs attached to the cardio machines! The building is well insulated and I’ve never had a problem with noise from neighbors. There also is not much noise coming from the street outside, which is remarkable considering Elliott Avenue is very busy.Superb location- easy to leave and return. The parking garage is large and there are always lots of open spots. In terms of location, Mercer is a couple blocks North and Denny is directly South of the building. Even in peak traffic, I don’t find it difficult to get where I need to be via driving. That being said, it’s a great walking neighborhood as well- Queen Anne Avenue North is a couple streets away and I can easily run errands without driving.Lastly, the best part of AVA Queen Anne is the view of Elliott Bay and the beautiful Puget Sound. The building is nestled right next to the Myrtle Edwards Park on Elliott Bay- great for dog walks and hanging out. I needed a place that was in downtown Seattle but also had a park close by to walk my dog and escape from the busy city life- this is it! Really the best of both worlds- nature and city life meet here at AVA Queen Anne.

I have been a good standing tenant at this location for 8 months with no concerns, its a great building with friendly staff. I am writing this one star review because my lease renewal has been offered with an outrageous 36 percent increase (over 600$ increase) from the previous lease agreement. This is going force me out of my home, how can anyone afford an increase like this, especially at an apartment that is already higher than the average renting rate for Seattle. I have expressed my concerns with several contacts from AVA without any answer expect, we have adjusted prices to market valueJust to clarify, I am on a ground unit with a rather useless balcony because it faces the alley. There is constant garbage trucks and moving trucks that disturb any peace you want in this unit. It gets very little sunlight and is small one bedroom unit, which they are now asking for 2600 per month without utilities or parking.I hope this review is read and understood by anyone looking to rent, my suggestion would be to avoid this at any costs so you dont get financially forces out of your home like I am currently.EDITS: no actions from ava queen ann have taken place, management here has not reevaluated or attempted to alter the lease.
