Lisa Dankers hired my home improvement company to work on a building that she’s currently managing. After the work was complete, it took her 7 hrs to respond to my phone calls and text messages. She paid from a personal account that would only send payments to recipients who have the same bank. I advised her that she needed to contact her bank, reverse the charge and send it to me correctly. 38hrs passed by before she told me, it’s my fault that I hadnt received the payment. This review is the 1st steps taken to get paid for the work that my company provided. I wouldn’t trust this lady.,

Working with Lisa has been the absolute worst most draining anxiety ridden mission I have ever gone through with a landlord. She is terrible at communication in every way. We had called, texted her, emailed her hundreds of times trying to get our security deposit back or a reason as to why she wasn’t communicating. Finally someone else from Apple Property Management helped gather the information and gave us our security deposit 47 days after moving out.I am happy to no longer have ties with them and urge anyone to avoid them as well.Edit: we got carpets windows and blinds professionally cleaned before we moved out- the carpet cleaner stated (on our receipt) there was no pet damage from my other roomates small dog (who never even went downstairs where the only carpet was. )The late deposit isn’t even the biggest issue. It was the lack of communication from Lisa about it. And the unprofessionalism.Every time we called APM to ask why Lisa was not communicating it was always “she has a bunch of other fires she is putting out” and that she was really busy. And that Lisa was the only one who could give our deposit back. And that they would leave her a message, and that she knows about it but again LISA WAS THE ONLY ONE WHO COULD DO OUR DEPOSIT. AS PER APM. Laurel told us this several times. When I was calling DAILY. We were told people left notes on her desk. And that we were top priority for weeks.Never got calls or texts or emails back from Lisa.So last week when Jana reached out to us to tell us she was there “to help Lisa” it was only then that we got our deposit back.To which we were relieved to get help from someone else.Laurel said no one else was trained to do our deposits except for Jana and Lisa.I will gladly give any other facts that are deemed credible thanks.

Similar to previous posts, APM does not provide professional business practices to their tenants. It has also been past the 21 day mark for the deposit refund for the property I rented from and per WA law, they forfeit the right to taking the deposit. There have been numerous times where there was a lack of communication and inability to reach Lisa. It seems she only responds when it’s convenient for her and the situation is convenient. There is no real or genuine ownership of unprofessional behavior and business practice. There have been a number of occasions where her office worker Natalie has been rude and does not provide appropriate explanation when concerns are brought up. As anyone can see in previous comments and how APM responds, it does not seem to me they really care about customer service nor are they taking ownership of the multiple similar accusations against them. My roommate and I have been patient with Lisa and her team and have been understanding of the multiple situations where communication was lackluster. This is supposed to be a professional business and it does not seem APM can manage their end of the bargain. I am currently still waiting for my deposit and have multiple documentations and proof of conversation for how lackluster their communication has been. Like other posts have mentions, I would not rent from APM.

We had a tour scheduled with Lisa for today and she totally blew us off. No notice or call that she would be late, and no answer when I called her or our office. Id hate to think how they treat current tenants when this is how they act to potential ones.

Edited 1/30/21 to Add: STEER CLEAR. I moved out in August 2020 and just received an ORIGINAL utilities bill, not a copy, addressed to me (name misspelled) at that old residence for Nov and Dec 2020. The bill is in APMs name, my landlords name is noted, and it was forwarded by USPS (as it should be) to my current residence. There is a high level of incompetence at this company. My old landlord is trying to retire and neither she nor I have received the $500 in pet deposits I paid, either. (See below). APM has, in essence, stolen $500 from me and my old landlord.*********************************The beginning of my experience with Apple in 2018 was pretty average. It was never very professional, to be sure, but since I didnt have any issues with the property, everything was hunky-dory. I dont know what happened in their main office, but in 2019 something changed. I rented a MIL and the main house was also managed by Apple, so we paid different portions of the utility bills. In 2020, we started getting utility bills that werent even for our property. Then Apple started deducting my utility fees from the pet deposit Id paid via the AppFolio App, instead of sending bills in the mail. I would reach out to Apple and get no replies. After I moved out, my deposit WAS NOT returned to me within 21 days (as per WA law). My former landlord and I had to badger Ms. Dankers for weeks, and Im currently trying to make sense of the ledger they sent, having only returned half of my deposit (illegally, given the 21 day law) for those bills they were taking payments for out of my pet deposits in the app (so, double-charging me), and without accounting for the $500 I paid in pet deposits, with no clear description of damage costs. Their disorganization will cost you. If you can, STEER CLEAR of their properties. And if you cant, keep a sharp eye and clear records for yourself.

Some people at the office are hit or miss but Lisa has been nice, responsive, flexible, and reasonable from the start! Not always the fastest but things eventually get done. Just dont be a jerk about it. For example, the dishwasher died and we had a new one within a month. No problems moving in or out. Make sure you do your part and theyll do theirs. Do everything on your vacating package/lease and youll be fine. We were good renters for 2 years and were pretty flexible so we had no issues. Thanks, Lisa!

Apple has managed residential rental properties for us since 2000, and they provide outstanding management and customer service. They are responsive and deposits are made on time every month. They inspect the properties regularly and arrange necessary repairs and maintenance with no hassles and reasonable prices. They do a good job working with tenants and our tenant turnover rate is extremely low. Lisa and her team go above and beyond to help create successful tenancy outcomes for everyone, and they continue to earn our business year after year.

Horrible experience trying to reach someone. Lisa messaged us about a house and we answered within ten minutes. Emailed her two more times throughout the week and never heard anything. Bad management and organization issues, obviously. So happy we found another house through another company who happily replied to our emails.

I am a renter with Apple property management. I found the house online and received a quick response. From the time I view the house, until move in, it wasn’t more than two weeks, which was amazing because I was anxious to move. The house was much bigger than our last place, afraid of unknown utility usage, Lisa was upfront with the averages the last family paid, which comforted me so I knew what to expect. I’ve had a few minor issues (100 year old house) but she always had someone in within days.

I had a great experience in my 4 years renting a house with Apple Property! Everyone I dealt with was professional and very helpful. They were quick to respond to any maintenance requests I had. The move out process, deposit reimbursement and back and forth communication was very easy! I had lots of renewals, questions and back and forth emails in my time and they were always extremely helpful!

Not sure why this rental company has such bad reviews. Theyve been really prompt with a lot of our issues - even had a plumber come out during the snow storm to unclog a really messed up drain in the house we are renting. Theyve been nice and communicate really well. We like them.

If i could give 0 stars i would. We are current tenants and this company and Lisa Dankers are a nightmare! Our unit has flooded so many times i cant count and they do nothing about it except send some guy out every 8months or so to snake the drain. the most recent incident, our unit flooded from the upstairs home through the ceiling and flooded the hallway, the ceiling and the walls and the only thing that was done is a carpet guy came in and put one blower on the floor for the wet carpet. There was so much water it to almost a week to dry. The home reeks of mold despite my efforts to bleach every surface in the house. Then early yesterday morning after returning from a 2 day vacation we come home to a bathroom flood. The pipes burst under the sink because they were rusted all the way through. Apple property management was immediately notified at 10am on 08/04/19 and by 2pm 8/5/19 nobody had called. Nothing. I had to call them and was told by the receptionist that it was her fault even though she told Lisa about it this morning first thing she never followed up with her. The walls under the sink are soaked, the cabinet it squishy and the carpet is soaked AGAIN. This company and Lisa Dankers seem like they couldnt care less about their tenants or the properties they manage. They send out incompetent contractors to fix things within the home or refuse to address the issues ever. Its been 8 months we have been trying to get our dishwasher fixed, we just keep getting told top do our dishes by hand. we have lived here since October of 2017, the washing machine pipes have flooded more times then i can count, the wall behind it is squishy and molded along with the floor surrounding it, our kitchen has flooded twice and it was like pulling teeth to get them to address half of the water damage the other half was never fixed, and now the bathroom has flooded. Along worth mold ruining 2 dressers in the master bedroom. Lisa tells us to run a heater on high and a dehumidifier 24hrs a day to help with the mold instead of just addressing the water in the walls issue. We run the dehumidifier but its 80 degrees outside were not running a heater on high. There have been issues with the book keeper being unable to do simple math when it comes to our rent and also crediting our payments for rent and utilities to the other unit and we have to call and complain for days for them to fix it. I called last Tuesday with this issue and its now Monday and they still havent fixed it. They also promised to call me which of course never happened like usual. As you can see by all the other reviews this is all very typical for this company. I wish we had read these reviews before we agreed to rent from this company.

I am a vendor that provided service to one of the properties that this company manages. Most management companies are great at paying you but this company stalled for more than 5 mos and then told me the property owner had changed their mind. In the end we will get paid but it will require more effort and has made me stop doing any 3rd party billing. My advice to all painters, landscapers, contractors, cleaners and maintenance people to STAY AWAY FROM THIS COMPANY! It will not be worth getting mixed up with them in the end.

We were cheated out of our deposit money. We had the owner come by and said that the place looked great and that the paint job was great. Lisa came by after that and said the touch up paint didnt match and had it re painted (her company by the way). They then charged us 50 bucks for 3 light bulbs and a battery. They kept 500 for the last months utilities, but didnt pay it and wont return any of my calls so I can pay the city. They installed the wrong door and it broke. I told the owner, had him try to fix it, spent 80 bucks buying a replacement part for it. and they still charged me 250 to replace the door...Bottom line: dont get involved with these people.

I dealt with them a few years back when I moved to Seattle. The agent with whom I worked (Lynn) was manipulative and disrespectful of my time. She wanted me to pay the deposit and the first month rent before letting me read the lease agreement! I am glad I insisted on reading it first. The agreement was making me responsible for weekly cleaning of every corner of the property. I was even made responsible for caulk and grout in the bathroom. Not sure if it was their standard agreement or property owner specific, but it was clear after reading it that I would have to fight hard to get my deposit back.

The people are the WORST! Avoid at all cost!We discovered the house they rented us was completely infested with fleas!! We noticed them after walking in with a couple boxes to start moving in. Within moments our legs were covered in them! We ran out of the house and both emailed and called Lisa immediately. Her assistant got back to us saying they would have an exterminator out as soon as possible.Later that evening we received an email stating that they believed we caused the infestation! What!? We explained to them that our previous home was completely flea free and our pets had been nowhere near the property yet. They continued to state that there was no way to prove we did not bring the fleas in, and therefore they would not be paying for an exterminator. We called an exterminator then and there and made an appointment the next day for them to come to our current home and inspect for any sign of fleas, then to visit the house Apple rented us and inspect there for fleas as well. Well after dropping $300 dollars for the inspections, the exterminator found ZERO evidence of fleas in our home and immediately found dozens of fleas in the Apple home. The infestation was so severe it would take several treatments over months for the place to be in livable condition, and were we to move in with our pets, it would take even longer!Lisa ignored our emails and calls for days until we showed up in her office with the written report from the exterminator and a letter stating that we were unable to inhabit the house in its current condition. They drug their feet even longer until hiring a company to treat the house WITHOUT TALKING TO US FIRST! As in, someone entered the house we had signed a lease on with no warning or permission! Even with this treatment it would still be weeks before we could live there, so we demanded a refund and that our lease be voided. They again drug their feet, and after we fought them tooth and nail they refunded only our deposit. Lisa claimed since we had possession of the house for however long they were entitled to our rent money! The ONLY reason things were not immediately handled was because Lisa intentionally ignored us and drug the process out for weeks!

Dont rent through them unless you have enough time to take them to court when they lie to cheat you out of your deposit money. Lisa Dankers is exceedingly dishonest. She will lie to your face and run all the way to the bank with your undeserved deposit. I guess thats how they make their money. I bet the property owner didnt see a dime of it.Also, a word to the wise, if you receive what you believe to be partial payment of your deposit check, you must write accepted as partial payment _on the check_ before you cash it. I wrote accepted as partial payment in a letter to them before cashing the check and the small claims judge wouldnt accept that. Of course Lisa knew that. Thats why she didnt show up. See, she knows all the rules to getting away with being crooked. Renting from them was the first time in my life I didnt get 100% of my refundable deposit back as I am an ideal tenant. caveat emptor.

I have read past reviews of this company and am compelled to disagree, the following is my letter of voluntary vacation of premises. To Lisa and David Dankers and the team at Apple Property Management,With mixed feelings I submit my letter of intent to voluntarily vacate the residence on W. Manor Place. I have greatly appreciated the consistency and professionalism that have been your standard since the onset of our business dealings. As you may know, I’ve been employed under long term contract in Redmond since April of 2013 and have been procrastinating the inevitable process of relocating for commuting convenience. In addition to the great rental property at Quarterdeck, I’m also begrudging the conclusion of business with Apple Property Management group at this time. If, or when the need arises I will without hesitation call upon the services of your Management team in the future, be it for rental or purchase of property. I’m sure that the future tenants of Quarterdeck will love the place as much as I hate giving it up…Thank you all again for a completely trouble free and pleasant stay and excellent service, you guys are awesome! The rental should be available for showing by Monday 2/17. Feel free to contact me if there is any interest prior to that date and I will do what I can to accommodate you.Sincerest thanks,L .J. Castille II

Initially, my experience with Apple Property was that they were very strict and by the book. Which isnt a bad thing. They actually let me slide with having a larger Dog than the homeowners wanted. After a year of paying my Rent, they really stay out of your hair. But last night was when I really saw the benefit of renting from a Property Management Company... My Bathroom was flooding at 7pm at night, their office was closed, but the email auto-response said, If its an emergency, you can send a text. So I sent a text and they had a plumber at the house within 20 minutes fixing the issue. I was so impressed with the way they handled the situation, Im typically not a fan of Property Management Companies, but Lisa Dankers and Apple Property Management has changed my view. Ps. I rent a house in Shoreline that is managed by Apple Property.
