The review by Xiao Guan is pretty accurate about the noise. There are some good things to though. Irvine Co employees are first rate and are excellent. Things are taken care of quickly. The pool area and jacuzzi is like a 5 Star Resort. Think Ritz Carlton or 4 Seasons. The Exercise room is also 5 Star. So much in fact we dropped our gym membership. Club Room, Theater Room and Office Room are all Top NotchNow the bad. Hopefully you work during the day in which case the noise from workers won’t be an issue. I think some days there are more workers here than people who live here. The noise is constant all during the day so if you work from home like me, good luck. Plan also on your garage being blocked daily by workers. They will move but it’s inconvenient. Weekends are best when the workers are all gone.We came from a private single family house back to apartment living which you expect a certain amount of increased activity level. Today I’ve been listening to the last three hours of some loud carpet cleaning machine or God knows what. I’ve closed all of my windows and just praying for 5:00 PM. I’m just not sure all of the workers will ever leave. There’s lots of vegetation so landscape guys with their blowers is a noise maker too. I am looking forward to having a single family house again. This kind of living is just not for me.

I have not moved in yet however, am very impressed with the staff and the property. I am downsizing from a single family home to apartment living and had many questions to be certain Torrey Villas was the right fit for me. Ryan and Priscilla have been very helpful and patient with my questions, as well as proactive and keen with suggesting unit layout and location that would suit my needs. I was appreciative to have the option to tour several floor plans to solidify which would best suit us. The property is well manicured, and is more of a community vs apartment living from what I can see. The Fitness Center and Pool are quite nice. I am looking forward to moving in soon!

Firstly, the grounds/unit are beautiful and staff/maintenance incredibly kind but not enough to outweigh the cons.Cons-1. When I was deployed to the Middle East my husband was threatened to be fined because my car wasnt being moved. NOT MILITARY FRIENDLY.2. Everyone openly uses their 2 car garages for storage so there is never any parking. I would rush to leave work everyday just to try and find parking to avoid parking in the very front of the complex.3. On the sidewalk, there is dog feces every 100m.4. I thought it was illegal to withhold security deposits for normal wear and tear. You will be charged for regular cleaning after move-out so consider this a fee rather than a deposit. During the pre move-out inspection I was told not to even try going through the cleaning checklist because it is so rare to get the full deposit returned by the staff.5. They use our rent payment to maintain the amenities/facilities. Those have been shut down since March, no events have taken place, no food trucks have come. Thats okay. Whats not okay is that the residents didnt see that money returned to us in some sort of way. We are paying for those and since they are not nearly as expensive to maintain when completely empty, why take our money?This place is too expensive for how poor of a living experience it is. Torrey Villas shows little consideration for current residents- I recommend considering Torrey Gardens.

Great apartments! They are new and very clean. Overall staff is very attentive. Priscilla Packer was so awesome. She answered all my questions, paid attention to my needs, and offered suggestions during the leasing process when need be...because of her my move from the east coast to the west coast was hassle-free. She even got me a welcome home gift :) I love my new apartment. :) Thank you again Priscilla!

Justin made moving in so easy and fast. So far we are loving it here! Even with everything going on in the world they make sure we are taken care of and maintenance issues are resolved quickly which makes it that much better with our busy schedules and 2 kids! Thank you For all the staff!

I recently moved back into this apartment complex after living in other complexes for a few years. The entire apartment experience (with Torrey Villas) has only improved as time has gone on.The maintenance department is by far the best I’ve had the pleasure of experiencing. (In my opinion, it’s one of the most important things when it comes to living in apartments.) The apartment I moved into had some issues, it looked great, but the prior resident did some things that caused things to not work quite as they should. (Clogged drains, dryer not drying, stuff like that.)The actual process for submitting tickets is incredibly easy (although “Apartment” as an app name drives me insane, but that’s more of an aside) and can be created/submitted from an iOS/Android device. (If you don’t like talking to people, you can call them if you do like talking to people…)The maintenance crew are like ninjas, they sneak in and resolve issues with precision and grace. I’ve only caught 2 in the act, but I’ve been told there are more. Ryan was very friendly, I was very impressed with his keen troubleshooting skills and his ability to find effective solutions to the issues I was facing.

We have not moved in just yet, but did just secure our 3 bedroom Tuscana and must say that the quality of service we have received from Priscilla Packer has been amazing thus far. We are moving from outside SD and and only had a limited time to visit potential homes back in the Spring. Priscilla was helpful and not pushy at all. Although our move dates changed twice due to work, Priscilla was always there to follow up with us and show us what was available, even going as far as taking some videos for us of the units so we had a better idea of what they looked like. The complex is gorgeous and the quality and finish of the apartments, in addition to the amount of natural light, is definitely impressive. It ticked all the boxes for us. Although the price was a bit higher than what we would have liked or what is available nearby, the floor plan mixed with natural light, the dog park, the facilities, the finishing, the location, and the quality of service made us feel like it was worth the extra money.My advice, if you want a stress free experience, go with Priscilla.-Michael H.

I have lived at Torrey Villas for 13months. (I try hard to never write negative reviews and discuss things with the ownership/management first) I do love living at Torrey Villas! Everything is beautiful, well maintained, friendly neighbors, yoga classes. I moved here planning to stay for a very long time. I had accent walls painted, several custom installs done in the apartment and I looked for 9 months before deciding on moving to my unit at Torrey Villas. However, upon my lease renewal the Irvine Company has decided to raise my rent at 7%, I discussed this with them weekly, I am an excellent tenant. I have gotten no negotiations or changes in the fee. Keep in mind I live in one of their largest units and they have five units with the same floor plan currently available. I ran comps in the area, I found several comparable units with same square footage and garage same school district and in Carmel Valley and brought it to Irvine Companies attention without any changes. Needless to say we found a beautiful new place at a savings of $275 a month at another Irvine property in Carmel Valley. Torrey Villas is very nice, but they do have the largest number of vacant apartments in the area........maybe it’s time to stop raising the rent at 7%!

I lived in this apartment complex for 4years... love all the amenities, one of the perks is their on site maintenance. My Ac was leaking and Francisco the maintenance came to my aid. Its so convenient and nice to be able to call even after hours. Thank you Francisco youll know him his always running around helping all the tenants... I give this apartment complex 5 starts

We love the community. Great area for kids. Beautiful serene neighborhood. Wonderful maintenance team....less than 24hr response time. Lovely theater room & gym. Yoga & Pilates classes. Lovely resort style pools. the only shortfall (in our opinion) --Rent is slightly above market & the occasional air force flight path sounds. With that said, we love where we live ☆

Horrible place to live in! Very noisy! Most of the apartments are being up-graded, you have no idea when and where it started, and you can just simply being waked up by those horrible noise. And they start at 8 am officially (may even much earlier). The worst part is the wall sound insulation is super poor, we can hear the snoring from up floor, so you can image what we were suffering when up floor was being upgraded. Other maintains (like gardening) is also start at 8 am, so if your sleeping time is not “normal”, you should seriously consider that. There are other issues we had, 1. Apartment was not very clean when we moved in (microwave was super dirty, dryer is not clean). 2. The sink can over flow when up floor using dishwasher. 3. The oven was not working well, after several times repair, they replaced an old one for us, still not working well. Anyway we are happy to move out. The only good thing here is that they respond your maintain-request very quickly, within 24 hrs.

Don’t move here if you don’t have kids. The place is swarming with them and parents who don’t give a F what they’re doing. Kids take over the pool and hot tub on the weekends, and where are the parents to discipline them? I watched a young boy running laps around the pool screaming at the top of his lungs, I thought he was going to fall & crack his head open. You can’t get away from the high pitch screams, shouting, and crying even with headphones. Irvine has no security on duty at the pool to make sure rules are being followed and the kids take over. You would think with this huge property and how much they charge to live here, they would have an idea to install an adult’s pool and a kid’s pool. I would even take adult pool hours if they would enforce it. It’s a shame to pay the high rent Irvine charges & you can’t even relax outside. Oh and let’s not forget, the complex a block over is renovating their pool, and they’ve let residents from there use the pool here, so now we have double the families this summer at the pool.Kids run around the buildings and ding dong ditch and steal packages, again, no one to stop this. Irvine has the balls to charge a pet rent, when the kids are clearly a problem. They should be charging rent per kid, for my dog is better behaved and less of a nuisance then all of the kids combined.Pros about this complex are the actual apartments themselves. The remodel is great and there’s lots of space. The grounds are well kept and landscaped, making them gorgeous to walk through. The service and maintenance are pretty good as well.If you want peace though, this is not the place to move to.

Been here two years. Its next to the 805/5 interchange so its noisy. It not a bad place. The pool area and the club house is nice just been renovated. They fix anything and everything quickly. Neighbors can be loud but if you ask them to tone it down they respectfully comply. Overall past two years have been okay moving to a house. Recommend this place as a short stay to find and discover its located in the middle of the county 30 minutes from everything important.

I have lived here for 4 months. It’s been a construction site for most of that time. Noisy and dusty with the pool and gym closed. None of this planned work was mentioned before we moved in. If you love the sound of drilling and banging 6 days a week then you will be happy here.

I moved in back in April 2012. When our upstairs neighbors moved in with a toddler, that is when the issues began. My sink and the downstairs neighbors sink flooded over, we were both told that the garbage disposals were for dish rinsing, not trash disposal (which neither we nor downstairs tenant had any food of that type). When the stomping began, the manager came over and heard the noise, and agreed it was loud (and after hours)... the complaint was never filed because the upstairs tenants were a protected class. The management clearly hasnt changed from other reviews Ive read. Do not move in here.

The facilities are clean and the public school system here is one of the best in California. There was a recent remodel which changed the clubhouse significantly, so the images dont match what youll find anymore.

I REGRET MOVING HERE! Great maintenance team and staff, but incredibly noisy at all hours of the night. Dont move here if you value a good nights sleep in your own bed! The only time Ive felt well-rested since moving in was when I was staying somewhere else. Also, the rent is way pricey for what youre getting. Seriously, $2000+ for the smallest 1-bedroom apartment?! Not worth it!

Unfortunately the constant noise makes living here close to unbearable. I too work from home and every single week day consists of some extremely loud activity: tree-sawing, leave blowing, carpet cleaning, non-stop demolition and construction for months and months. The materials of construction are cheap and flimsy (walls, windows, etc.) so they do not filter out any noise. Youll need noise cancelling headphones if you need to concentrate in your own home with all the windows closed.They are also in the middle of massive renovations that will continue until all the tenants living in pre-renovation apartments all finally move out. The maintenance crew is responsive but they no longer have the proper equipment to service the non-renovated homes which accelerates their state of dilapidation. This all seems to fit well into the Irvine Companys desire to push tenants in older units into new units or out altogether. Adding to all of this the pool, gym, and other amenities were closed for several months and no restitution was offered to any tenants.

We moved here last spring for the reason that when we were shown the community, it was the quietest place, no noise, nothing. You could hear birds singing. Unfortunately that was the first and last time it was that quiet. When we signed the contract, we were told that there will be some construction that will take for a couple of months. It has been almost a year, and you still dont see end to it. The loud construction noises of drill, putting concrete, and long-lasting smell of industrial paint became normal in our daily life. And thats what you get when you pay over $2k. What is the difference between the Ocean Air apartments and Torrey Villas in terms of construction noises. There is, its 4 months of rental for free at Ocean Air.It has been such an unpleasant experience with Torrey Villas community and their management. They should really have a good evidence and backup from the residents here in Torrey villas to dare to say love where you live. If you ask people here around, they will say something else.Moreover, due to this construction, we had continuous couple incidents with the Scutigera coleoptrata. Even, after the exterminator, its still happening.Moreover, few times we have been to the gym, there were dogs inside walking without a leash. On our question to the management to post a note or something, we were told that they cannot do it because there is already they gym note I am still not sure what that is. Its very unhygienic and unsafe to bring dogs inside the gym. I even spotted the leasing office person showing around the complex, and she perfectly comfortable enough let huge dog to enter the gym while people were working out.Another big issue was the parking situation. We were given the spot near the trash, and it was so tight and moreover it was left untouched during the parking spots construction (making spots wider), that when you park, the only way to park was to back up because if you drive in forward, you could not open the drivers door. Seriously? Even the manager told us herself that you can only use the spot if you back up! I think its absurd. My pregnant sister in law almost fell as the space is so tight, and when you walk out, you step on mud and grass. At the end, after the general manager here at Torrey Villas never bothered to reach to us nor his assistants been unable to resolve the problems that we had here, we contacted the corporate office. Right now, we are waiting on the update.We are really looking forward to move out. Unfortunately, no matter how much we wanted to love where you live it didnt happen for major reason of the lack of management and customer care.Personally, I would not recommend this place. There are other apartments around the area that are much better, newer, and quieter.

Dear Potential Renter: I encourage you to consider the information in my review prior to firmly deciding to lease from Torrey Villas. While the grounds are well-maintained, and the community feels inviting, there are a number of hidden features among renters realities which make this residential living experience quite painful. The community rules are many, untold, and both unfairly and unequally enforced. As a quick example, I have enjoyed lounging in the deep-end of the pool in my raft, which was just marginally larger than a floaty found at your local CVS. While recently relaxing, Stephanie, who is a property manager on site, approached me and told me to take it out of the pool, and both immediately and sharply asserted that I was, endangering childrens lives. I was shocked and dumbfounded, as I was floating in the deep-end of the pool by myself with no children nearby me, and children in the adjacent pool played on floatation devices which were the same or larger than mine. She said that a child can swim under me and get stuck and drown -- BTW, my pool float measured just over 24 inches in width. I asked her if there was a policy on the matter, as I couldnt comprehend her delusional assertion, and she replied, No, but we are working on it. After removing my floatation device, I was shocked as over 4 other children in the pool brought massive floaties and management said nothing. Unfortunately, this is not the first time that Ive seen policies invented and enforced against couples on the property who do not have children. Not to mention, as a gay person, my partner and I have co-existed quite nicely with Torrey Villas family-oriented community. To unpack and explore the matter, I approached Stephanie in the leasing office and carefully explained our positions as a gay couple and an unequal application of this (and other) policies, while citing evidence to support my claims. Stephanie held a smirked, condescending facial expression while I painfully exposed my personal experience, and then discredited my feelings by directly responding that I was incorrect. She concluded with, Sir, I will never understand your experience. I was so appalled by the fact that their management team both: 1) invents policy and unequally enforces them, and 2) discriminates against ones background characteristics, like ones marital status or sexual orientation. What a dreadful place, and my partner and I are already investigating apartment alternatives. If you expect fair treatment in your renters experience, keep looking, especially since the rents here do not warrant such managerial approaches.
