This is a great property and the location is awesome! Easy access to the freeway and a stone throw away to the mall, Costco, IKEA and a variety of restaurants.Justin and Whitney have been a pleasure to work with! They are responsive, professional, and genuinely care about helping their residents. The leasing office and maintenance teams work around the clock to resolve resident issues and make improvements in and around the apartment complex.

DO NOT LEASE FROM THIS PLACE!!!DO NOT LEASE FROM THIS PLACE!!!We only lived there for one year, and it is the worst place I ever leased from. When we toured Apex the very first time before the lockdown, we were shown a newly renovated apartment and we really liked it. Location was great and the staff seemed to be very nice. Our mistake was that we didnt read the Yelp and google reviews. As soon as we moved in we noticed the problems. It started with the Elevators always breaking down, the front gate and rear gate dont work. We had a homeless man camping on top of the roof or and in the stairwells. The key fobs for the orange elevator hasnt worked since to this day and people can squeeze between the west gate ( I HAVE SEEN IT WITH MY OWN EYES), so everybody from the streets can access the interior of the complex. There is also trash in the stairwells that is left by the homeless.But the three biggest issue I had with this place:#1 We had a huge issue with black dust settling in our apartment, it would stain the walls, the kitchen and bathroom cabinets, bedsheets, clothes, dishes and more. You could tell that the dust came from the outside and thru the AC vents. We contacted maintenance too check it, but the only thing they did was bringing us a new air filter for the vents that wasnt even the right size, but brought us the right size a few hours later. They never investigated where the dust came from or even making an effort. That bad part is that we breathing the air that is coming from these vents and dont even know what that black dust is. After confronting the property manager JUSTIN BLACKMAN (who also lives in the complex) about the dust issue, he said it was our fault that the dust was in our apartment because we put the wrong size filter in. I had to tell him that it was his maintenance team that brought us the wrong size filter and that the dust was there before even the small filter was place there.#2 We had packages stolen from our front door several times even after installing a door bell camera. At one point it was so bad, that our neighbors left notes on the door for the delivery companies not too leave packages by the door. I confronted the property manager JUSTIN BLACKMAN about the stolen packages issue. And once again JUSTIN is pointing the finger at others and stated that there is nothing they can do about the package thieves because the delivery people are the ones letting random people inside the complex. I suggested to JUSTIN that they should lock up the packages in the community room that was already locked because of the covid restrictions. He claimed he cant do that because of the liability. I told him that was bull**it and that 99% of the residents would probably appreciate if the leasing office would take initiative and keepsake packages. But it showed again how sorry and incompetent JUSTIN is. I also mentioned to him that security does not patrol the hallways or stairwells and that I have proof, my doorbell camera has not captured one security person. JUSTIN said that was not true.#3 I confronted property manager JUSTIN BLACKMAN about the issue in our apartment and the complex, and why there is no actions being done. I called him out on his bull**it and sorry excuses. He didnt like that and felt threatened that he also apparently called the cops and told them that I threaten him. And still today Im wondering what Im threatened him with. If I really wanted to threaten him, I would have done it so the police actually had a reason to come to the property. But JUSTIN is not worth it.JUSTIN BLACKMAN is a LAZY, COWARD, INCOMPETENT, SORRY and PATHETIC property manager, who does not take any responsibility and blames everybody else for the problems.We were so happy moving out of this trash dumb.

Located conveniently close to major roads and freeways, with lots of shopping across the street. Groceries are walkable, but not as pleasant as from some of the other communities nearby. Maintenance is usually prompt, but sometimes ignores serious issues like water leaks for days.Either they relocated the elephants from the zoo to this building when it closed for COVID, or this building is terribly constructed. Noise is a HUGE problem here. My floor shakes and cabinets rattle when my upstairs neighbor walks. Parking gates are not reliable and were installed incorrectly.

We stayed here on vacation from August 14, 2019 to August 25, 2019. My family and I thoroughly enjoyed this condo. There is a washer and dryer was amazing to have to wash clothes from the beach. The beds were comfortable, and the bathrooms were clean. The kitchen had everything we needed, except for wooden spoons. There is no cable, but all of the shows we enjoy were on YouTube Premium, which is free to use. When we had a problem with ants, Adam came right away to set up traps to catch the ants. The location is great- it is close to Target and Food 4 Less, and the train station was only about a ten-minute walk, which was convenient when going to the Padres game on the 23rd. There was a kleenex in the roof where the old shower-head was in the main hallway bathroom, and the seal to the tub drain in the master bedroom didn’t work.Overall, I loved the place, and I would stay here again!

I have been living at this property since 2016. I have been here through the ownership transition, and quite frankly, the young ladies in the office have been very helpful and attentive through the entire process. They had a ST Patricks day event the other day where they provided Irish coffee and delicious, moist pastries. Yumm. This property is always kept clean by the very nice young porter guy. I just renewed my lease. I love this property. My experience has always been great.

These are the best Luxury Apartments to live in in the mission valley area, fast maintenance response, Safe and Alli T. the manager has been a great help. Apex has begun renovating the units and they look amazing. Me and wife love walking right across the street to fashion valley mall.

You cannot beat the location of these apartments. I have been living here for about a year and a half and I couldnt be happier with being in this apartment complex. The building staff are extremely professional and they have gone out of their way multiple times to make sure that we are accommodated and happy being in the community. Service requests are handled quickly and professionally and the maintenance staff is also top notch. Being this close to downtown, the beaches, the bay, and all the rest of San Diego is a major plus, but the quality of service you receive living at Avalon Fashion Valley is what makes this place home.

Ive been at Fashion Valley for a year now and just signed up for another. The staff is proactive and professional. The maintenance team is responsive and effective. The location cant be beat for access to amenities and the trolley system makes for convenient travel to multiple events like Gas Lamp and Little Italy. Chris and Whitney are excellent examples and leaders of the complex and go out of there way to support your needs.

Hi,I have lived here for over 2 years and cant be more sad than leaving this place. I Cant find anything bad to mention about this community. Everything is excellent, from the leasing office representatives and community manager to the maintenance services. All the facilities are new and modern. The location is perfect for the families.If you have the budget (which I think it worth every single penny paid), dont hesitate.

Ive lived at Avalon Fashion Valley for four months now. I LOVE IT! The location is convenient to everything San Diego has to offer.The office staff are friendly and responsive (Thanks Whitney and Chris!) and go out of their way to make sure that youre happy. The complex get-togethers planned by the office staff are very enjoyable and a great way to meet your neighbors.

Ive had a great experience with the Avalon Fashion Valley apartment complex. Its located right across the street from the Fashion Valley Mall, easy access to the transit center. Mission Bay and Belmont Park, and the Mission Valley mall are only a short drive/bike ride away. If youre apartment needs repairs, they have the best repair service men on call. If you ever have questions they almost always have an answer or a solution to your problem. The place also has some great amenities and the property is beautiful.

I’ve been living here for almost a year and it’s been nothing but great since I moved in! All the staff in the office are nice and helpful, especially Chris, since he was actually the one who helped me get my apartment! All the maintenance staff are great as well and they quickly respond to any issues you may have in the unit! I always felt safe living here, since the entire building is gated and secured, and the apartments are spacious and have LOTS of storage space! If you’re on the fence about this place, I say go for it! You won’t regret it!

We have lived here for over a year and recently transferred to another apartment within the community. Cara was very friendly and professional during the whole process. I would also like to give a shout out to Erik and the maintenance staff. They are on top of their game and have always fixed any issues quickly and professionally. I highly recommend this community.

Hello, I would like to rate this place at a 1 star for the safety of the complex. My motorcycle was stolen at 8pm on a Sunday in under a minute. The cameras in the garage are woefully inadequate to capture anything of value and the thieves made off with my motorcycle quite easily. The security guard barely patrols the garage and I have never seen him patrolling in the nearly year I have lived here. The staff Kara and Chris did their best with what was within their power, but funding for a better camera system and security is not within their abilities.

Moved here with my girlfriend and loved this place from the first visit. My apartment is facing a quiet courtyard and has everything I was looking for.I love the luxurious feel and look of the whole layout.You cannot beat the location. We love to walk accross the street for dining and Starbucks. The office staff is super nice and always professional and prompt. Since we moved here they have gone out of their way to make us comfortable and feel welcome. Highly recommend this place.

Beautiful place to live! Kara in the leasing office was extremely helpful and made sure that I not only found the perfect apartment but also that my move in experience went smoothly.The maintenance staff is great, also. After office hours, I had an issue with my kitchen sink. I called the emergency response number and Ray and his team showed up within 20 minutes of my call. The issue with my sink was quickly fixed. I Absolutely love living here. Ive been living here since I moved to San Diego (over 3 years ago) and I am not even thinking of moving out to another community. Great place with a great location. People here are friendly. The staff are really nice and Ciara and Alex from the leasing office have always been helpful.

Weve lived here for 2 - 1/2 years, and its been great! Weve been very happy with everyone on the staff. They have made living here a very enjoyable experience, and have been very responsive when issues come up. While rent is getting steep, it is comparable for the area and the amenities.

T-shirt express? Kidz corner? These and any reviews before October 2018 are obviously fraudulent. They apply to when the building was owned and managed by AvalonBay, not RW Selby who has done a terrible and dangerous job of managing the property.The bottom line is this place is dirty, noisy, has broken amenities that don’t get fixed, and is mismanaged. Way better options all over the place.Don’t believe the cheap canned responses to any of these reviews, they’re totally disingenuous. Live somewhere else, this place is a joke.

Really bad amenities with constant breaking of the elevators and the main gate. Boasts about security however leave the gates open overnight. Cars have been broken into and trash and dog feces have been piling up on the perimeter. For the price we pay to live here this is not worth it.

Update February 2019R W Selby recently bought Avalon Fashion Valley and this once Luxury Apartment Home has turned into a complete dump.Management is incompetent. It is constantly filthy, maintenance is incapable of handling basic, routine requests, and most alarming is that R W Selby cares nothing for the safety of its residents.I discovered that I was locked into the building when trying to exit via the fire escape door. For months, a door at the sidewalk on the Friars Rd. level was broken, allowing anyone to enter it without a key fob. This provided access to a common area to anyone, allowing the building to be entered by anyone at any time. That door at the top of the stairs was broken and remained open from the outside as well. Ironically, this same door was locked from inside the building, rendering anyone in the building trapped. I recorded this on video and brought it to managements attention. The issue got reported to Joseph LaBonte, the regional manager. Rather than notifying the community about their building violation, he chose to make empty excuses and avoided addressing the safety and security violation and his teams negligence. They are in clear violation of the lease agreement and refuse to acknowledge any responsibility.Stay far away from anything affiliated with this company. R W Selby began managing the property about 5 months ago. Currently, the name Avalon is still advertised all over the building. R W Selby has changed the name of this complex about 4 times since acquiring the property. I dont even know what to call the place that I live.They violated the safety of every family in the community and refuse to take any responsibility of what was documented, reported, and neglected.

The only nice thing is how sound proofed the bowling alley is above me. I can barely hear the stomping and talking. I can hardly ever notice the dog barking for hours on end and if you love ambient jazz music when the balcony door is open and the music from the fashion valley mall comes pouring in. I hate to seem negative because it is a good location if you like to walk to the mall but bad if you have kids, wish to ride a bicycle to work, or if you do not wish to listen to traffic all day just outside your door. Never again. Highly over priced.To be fair the maintinence is top notch they come very quickly to fix any issues. The gym and open common areas are good. And having more counter space than you know what to do with is always a plus. The complex probably could not help the negative aspects given they are circumstantial but the negatives over power the positives for me in this apartment.

ZERO STAR for this said place.But there was no ZERO rating so I pressed one star.DO NOT EVER RENT in this place or you will regret it for the REST OF YOUR WONDERFUL LIFE.First of all since the very first day I move here I already had encountered a horrible experience.Let me start from the end to beginning of my stay here.1)I had not gotten back my deposit and without receipt and notification nor emails they even charged me $389 on top of my deposit for carpet stain that is not mine. Not even for a year I had stayed here they already charged me for the carpet stain that had never occurred and they cannot show me an evidence that it was really my carpet stain. Upon pre move out inspection their maintenance came to the apartment and checked and he said “oh we will only charge $70 for the carpet cleaning and if you want us to clean for the whole apartment including oven and refrigerator and windows we will only charged $110. With regards to painting the walll depends but there seem to be no problem but you talk to Vanessa as you had not stayed here for a year”. So I went to the office to talk to the said Manager Vanessa and guess what, there was nobody there and I even had to wait outside the office and even keep coming back so I can settle this said problem about repainting the apartment. Everyday I would call there was no one at the office. Everytime I will go to the office there was nobody there and it was frustrating. So I gave up and moved out and now the horrible attitude of their customer service keeps calling me and telling me I owe them $389 for the carpet stain. So I ask for evidence of the stain and they said they will not provide me with the evidence nor foto of the stain. So I told their horrible attitude of customer service that it is not fair because upon me had moved out of all the furniture and the apartment had emptied they should had been with me for final check and point that I stained their said carpet and yes if it is my stain I will admit to it but for them telling me that I stained their said carpet without any evidence is NOT FAIR ACCUSATION. Another thing they keep calling my relatives for the said $389 that they said i I owe them and I swear I can sue them for disturbances that they had created as I was even wondering how can they get a hold and how they able to find out the phone number of my relatives.2)They had an event that they held here for their residents like cheese and wine event that when you’re a resident you can come down to the clubhouse and join the cheese and wine event but to my surprise one of their staff and I think even the manager of this apartment complex was drinking wine as well during the business hours. I was asking myself if that is allowed drinking an alcohol during business hours infront of the tenants of this complex. I understand it is a wine and cheese event but are the employee allowed to drink during the said business hours???3) The elevators are always smelly.The guest parking is tight and even when there’s a gate lots of outsiders can still park in the parking.4) They have tenants who had pets and some their pets are unleashed and spreading their saliva all Over the elevator that that is one of the reason too why the elevator smells.5) Since the first day i move here I had an assigned parking and even it is gated for the residents here to my surprised there was a car park illegally to my assigned parking and I was so tired and all I wanted is to come up to the apartment and take a rest as it was late and I was moving and carrying boxes. So i had to park my car outside and because their guest park is so tight and small I was lucky enaugh to get a parking space and the next day I was able to catch their staffs at the office but then it took them like four days to towed the car park illegally in my assigned parking space.If I were you I will not even come and visit their leasing office and spend your hardworking money to live in this place as it is not worth at the end of the day or you’ll REGRET it for the rest of your life...

I do not live there, but I walk or run by this complex daily, It is the only complex on all of Friars Rd that has dog crap from one end of the front sidewalk to the other. It is so disgusting that I am afraid of catching dysentery. Why cant these people simply pick up after their dogs SHIIIT Managers its your job to get this under control but nothing has ever been done since you opened this place several years ago,,, a simple sign would help
