Simply fantastic! The apartment complex is well kept at all times, and new improvements are made throughout the year (from fiber cable to newly renovated gym and pool). Folks at the office (Andrea and her team) are super awesome - friendly, caring and professional. More importantly, they are attentive and easy to work with. Particularly, during the pandemic, Andrea and her team have gone above and beyond to make us feel at home and safe. Service/maintenance is another great team. From online service request to prompt response - is guaranteed. I never had any request that was not resolved within the same day. Of course, for fun and socialization - we get great selection of food trucks that come to the site - thanks to the office team for arranging this regularly! Overall my experience living here has been wonderful, and needless to say, I highly recommend this place!

Having lived here since 2018 I wanted to wait to see how things run and operate for a few years, even though they I continued to re-new my lease. After these recent changes and great new atmosphere I felt it was time to leave a review considering all of the positive changes Ive seen here in the community since. Convenience, customer support and maintenance were my contingencies before moving in here. Since then, 3 years have passed and not once have I been failed by management or their maintenance crew. As of this past week the street leading into the apartments has been paved along with an entire restoration of the office and lounge recently as well.The management team or the front office are quick to respond to e-mails, phone calls and any sort of assistance needed. The landlord, I believe named Andrea and her staff Dee have been delightful to work with since. I cannot commend the front office enough and their abilities to make things easier and more convenient for us residents. I will continue my stay here due to the efforts Ive seen the last 3 years. I couldnt have asked for more. I am truly content with this community, the amazing staff and most importantly the cleanliness. They have full time landscapers and cleaners, making sure the community looks like it is always in tip top shape.Furthermore, their responsiveness to anything is immediate and always solved. We had a small issue with our sink and within 10mins it was all resolved! Amazing. Would definitely recommend to my friends and family. Weve been at Eaves Rancho Penasquitos for 2 years now and ever since we moved I told my wife this is where I want to stay. Something about the complex that makes it so unique. Hiking is right up the hill, they have a sanitized clean workout gym for a good workout, a nice jacuzzi with jets. Barbeque by the pool and so many more activities. I also love the Amazon Hub center. It has become an activity for my wife and I to go check the hub while checking the mail. Phenomenal team and cannot say enough.

Great people here. D is the best. Thank you for keeping my spirits up during the 2 hour commutes.(7/30/21) I would like to also thank the entire staff and maintenance team for providing a safe and clean place to live. The pool area and gym are maintained very well. They are very friendly and always work to find a solution to anything that comes up. Thank you very much!

My wife and I have been lived here for 3 years already. It’s a sweet and quiet community. The neighbors are all nice and respectful with small talks and greetings everyday. The maintenance team responses to the issues fast and always fixes everything in a thunder speed. We still choose Eaves and will move from 1 bedroom to a 2 bedrooms soon. The reason is that the overall experience of Eaves is really great so I don’t want to put my family in a new area with uncertain issues and challenges.Thanks for Andrea, especially. She helps to complete the apartment transfer process and addresses my concerns.

RENTERS BEWARE! Please DO NOT rent apartment #517!Apartment #517 was heavily damaged by cigarette smoke prior to my move-in in March 2021. For the five months that I lived there, the entire apartment smelled like an ashtray. Management and maintenance NEVER disclosed the apartments condition PRIOR to my move-in, and have absolutely REFUSED to take responsibility for renting me a known ashtray for a home.Weeks after moving out, my furniture, clothing, and books still stink like a roadside bar due to that apartment. Eaves Rancho Penasquitos and Avalon Bay REFUSES to pay for the damages to my belongings. The stench in that apartment was so bad that vinyl shelf liner from my kitchen and bathroom cabinets absorbed and retained the odor.In addition to the smoke stench, the apartment is incredibly NOISY. You hear every footstep from the upstairs neighbor - and the street noise is non-stop. If you walk across the bedroom floor, the window will rattle. The washer/dryer is tiny. As of today, the rent on this apartment has been raised $800 in five months.PLEASE, PLEASE DO NOT rent from eaves Rancho Penasquitos or any Avalon Bay community unless you have personally inspected the apartments PRIOR to giving them any money or signing any lease. DO NOT TRUST this management and maintenance team. Their standards are incredibly low, and they are incapable of admitting their mistakes.

This review is to especially note the exceptional service Dee has always provided since day 1. I ran into some slight issues when I had first originally moved in and Dee was very quick to respond to my concerns. Shes thorough, quick to respond, knowledgeable and personable. She definitely will not leave you hanging.

Dee has always been such an awesome help! Super friendly, very knowledgeable, funny, personable. She is my favorite person in the office!! Always quick and easy service, easy to get ahold of. And answers questions thoroughly. I really trust her and the office team!! Best customer service out of an apartment complex that I’ve experienced in a long time.

Cars were broken into the first month living here, so our sense of security was shattered from the moment we moved in. Management did nothing to improve the situation (e.g. No cameras installed in the garage. Washer dryer unit sucks. The lighting in the community is very bright. We needed blackout curtains to sleep. Our unit was over the garage opener, so it was constantly grinding on the floor below us. Walls are paper thin, you could hear someone watching TV in the next apartment over while you were on the toilet. Cracks in the ceiling and crown moulding gave us tremendous confidence that the building would hold up in the case of a large earthquake. Definitely not worth the cost of rent. Terrible community. 0/10, would not recommend.

Lived at Eaves Rancho Penasquitos from August 2019 until July 2021 and I wish I could have left sooner. It’s not worth the high rent increase to live here, folks.Upon move in the paint jobs were awful, and their was clear damage everywhere. During our living experience, our sink constantly backed up and broke down and had to be fixed on numerous occasions. Plumbing broke from a neighboring unit and flooded our bathroom floor. Everything feels like it’s fixed with duct tape that’s painted over.On my move out day several of my neighbors were all worriedly talking amongst each other because they had received notices about DRASTIC rent increases that none of them could afford. This place isn’t worth paying over $3000+ a month, let alone $2400 like my husband and I paid.Walls are paper thin if you live in one of the building with elevator access. You hear every single person walking down the hallways. And if you face the amenities area, be prepared for people constantly breaking the 10:00p pool closure time and having to call security because the sound will echo loudly into your home and disrupt any semblance of peace.Both mine and my husband’s cars were broken into during our first month of living there, and our car was parked in the gated garage unit. No security cameras (they JUST installed some into the amenity area but who knows how useful those will be) and people constantly leave doors propped open when they shouldn’t be.Also, if your laundry is precious to you, then you’re going to HATE their “energy efficient” washer/dryer combos. One load of laundry — to still come out damp — can take up to 7 hours. SEVEN HOURS. It ruined so many of my clothes.They will nickel and dime your deposit upon move out, and potentially charge you more.Management was *fine*, maintenance was *okay*, and the janitorial staff were rather *amazing*, but buyers beware — maybe look elsewhere if you’re considering renting from Avalon Bay.

It all starts at the front office with the hard working individuals like Andrea, Dee, Arturo etc...My wife and I moved in during covid and we had all the time in the world to look around but we would keep coming back to the Eaves Rancho Penasquitos for many reasons. A) Close to the freeway B) The amenities are top grade with basically anything you can ask for C) Safety was key for us and there couldnt have been a better place than here. We are lucky to be living here and plan to continue our lease!-Masoud

I recently purchased a home and unfortunately had to say goodbye to Eaves Rancho Penasquitos.Overall - the apartments are a little above average depending on what unit you get, however the place is maintained very well and always looks clean.The real star of the show here is the staff.Andrea and Candyce are so helpful and took care of me throughout the move in, renewing the lease, and ultimately moving out upon purchasing a home.I highly recommend Eaves Rancho Penasquitos. You can find similar apartments in the price range, but doubt youll have staff that is as friendly and knowledgeable at this complex.

Ill be moving in in a month, but Im writing this review about the staff, particularly Dee. The complex itself is cute, I liked the apartments I saw and the community seems great. But the real star of the show was Dee. I was pretty much sold on another community, but seriously Dee was so incredibly helpful and warm and kind, I pretty much instantly knew that eaves Rancho Penasquitos would be home. She was extremely warm, knowledgable and helpful. If the rest of the staff are half as great as Dee they must be awesome! I cant wait to live there, thanks for all the help!

We just recently moved in to Eaves Rancho Penasquitos and the move in process was amazing. The team here had everything ready and allowed us to do the move in inspection alone and it took off loads of pressure. We encountered some minor maintenance issues(so we thought) but they came next day to explain to us that it was something so simple! Then we encountered another issue when trying to get internet services because the previous tenant never canceled it but Andrea was so quick to turn around and reach out to ATT to help us get the internet we much need(as students we live off the internet). Dee helped us get through the leasing process so quickly and it all moved so smoothly! This team here is definitely a HUGE step up from our previous apartment complex and it makes a WORLD of difference! If you are looking for a new home with a great leasing office team, check out this complex and I promise you won’t be upset or have an regrets!

We have been at Eaves since February and have loved it. We have had a handle of maintenance requests and the staff has always been so helpful and prompt. John has serviced our apartment before and has always been so happy to help. He came today to fix our dryer and let us know what was causing it not to work.

Five stars to the amazing staff of Eves for the amazing service they provide to its residents. Over four months ago my boyfriend and I moved from NYC to San Diego and I have to say the staff at Eves not only helped us in the application process prior to moving but they’ve ensured till this day that our accommodations are always above the expected. They go far and beyond for their potential residents and current residents. The facilities are always in great and clean conditions which is a plus. And needles to say the staff is like family and always willing to help in any way possible. I couldn’t have chosen a better place to live - we are never leaving Eves or San Diego 😁 A special thanks to Sophia De Bianco for always going far and beyond for our family at Eves.Adam, Artie and I are extremely grateful.

My boyfriend, fur child and I moved in late 2017 and we just renewed our lease for another year. I really can’t say enough good things about the staff at this complex.The ladies in the leasing office are wonderful, polite, personable, and always have a quick answer for a question I might have.The maintenance team is top notch. When I moved in last year, we discovered a plumbing issue and we started to see a water spot on the wall. Our particular maintenance man, John, came over right away and got a plumber out to fix the issue the same day and John himself replaced the wall over the next few days and now it looks like there wasn’t ever even a giant 4x2 ft hole in wall. As inconvenient as it was to have that issue, it was nice to get to know John in my first couple weeks here and build a friendship with him right off the bat.Another huge plus is that we rarely hear our neighbors. Now, I’m sure a lot of that is luck of having respectful neighbors around me, but compared to our last apt, the sound doesn’t carry nearly as bad in these.I love the location of this complex for it’s easy freeway access and having a 7/11 and Starbucks across the street is a nice little bonus. I would recommend this place to a friend anyday. Happy to be here for another year!

NOISE NOISE NOISE. It never stops whether it be the sound of the bass at all hours of the night from people you believe to be college students but are really just 30-40 year old who never decided to grow up. I repeatedly asked my neighbor to turn it down and when I asked management to help with the issues their response was to ask me a series of questions and then NOT DO ANYTHING.DONT MOVE HERE ESPECIALLY IF YOU ARE MILITARY AS YOU WONT GET SLEEP.

Weve been at Eaves Rancho Penasquitos since August of last year, and everyone has been fantastic, but we had one of our best experiences recently. This last week, John from maintenance was absolutely fantastic in replacing our fridge that went bad. Within hours of filing the service request, John called, came in and evaluated the fridge, and singlehandedly replaced and disposed of the broken fridge. Made a difficult situation into a breeze and saved all our food from spoiling with his quick work. John and his team has been fantastic, along with everyone at Eaves Rancho Penasquitos, and we are happy to call it home.

Edit: Eaves reached out to me and reviewed the carpet. Took making a review to get them to listen to me. Overall nice place, friendly staff and maintenance.. John is like none other overall great guy. One thing you will find living here is people parking in or in front of your space or garage.. and on top of that they wouldnt be anywhere around. But I will say the office was nice about finding out who it was and having them move. Again it was a nice place and would go back if I could.Old: Nice place but the reason for the one star is because they like taking advantage of people... military on top of that. Had to move on military orders and eaves took half of our security deposit.. they covered it up saying they had to put in new carpet from pet damage which isnt true because we have pictures and my wife and I always made that place look spotless. These people are greedy and I wont be seeing that 500 bucks they stole.. yes its illegal and they dont seem to care.

UPDATE: I would like to add that “Ana” the maintenance tech does an amazing job at keeping the place clean and sanitized. She’s a hard worker and such a sweetheart.Andrea♥️♥️The renovation in building 10014 is beautiful, so much better than the outdated carpet😆.Also, Andrea is awesome she’s always been there to address any issues we are having and solves them. We appreciate you, sorry for always bugging you though lol.

Sara and Andrea: I am a new tenant moving in to the Esves. Sara and Andrea have been extremely helpful in my move in. Sara in particular has taken the time to help me with the online business. I have made several requests that she has gone out of her way to accomplish for me. They should be commended!

Recently our AC unit was not working. We drop by to the office at 5PM. Ran into JT. He had already clocked out. He was so helpful as he heard our AC was not working. JT drop by our apartment fixed the broken capcitor. Kudos to JT for helping us out even after done for the day. Thanks for great service!

Overall it is a nice complex. However, it is not a safe complex. My bike was stolen yesterday in my garage. There can be any strangers walking in a garage and complex stealing things. I parked my bike at my garage, not even outside. This is the second time our things were stolen from the parking. When we told the management first time it happened, they couldnt do anything and wouldnt do anything about it. There are no camera and they will not install surveillance cameras. The best part about this complex is the maintenance team. They are excellent!

Andrea, the manager is extremely helpful and very personable! John is the main maintenance guy, and is always extremely helpful and super knowledgeable at his job. I have never met a more helpful and personable maintenance man in my life! He always gives my dogs pets and treats, and remembers little details about our conversations for when he comes the next time to do any required maintenance. Ive put in a request for one thing and asked about another thing or for a favor, and he ALWAYS is on top of it with all the solutions! Im very sad to be leaving this amazing community. Every single staff member treats you like family, its extremely welcoming.

We love living here! It’s only been 6 months but our experience has been great! Everytime we need something fixed John comes out right away and is very nice and professional. Are unit had brand new carpet and flooring and things don’t break really but the few times they have John was always there with a smile to fix same day or next! Plan on living here awhile!

I have really enjoyed living here. From the first time I came to see the apartment, the staff was very helpful and very friendly. They had fun community events (before Covid) and they have various food vendors stop by the complex. I would definitely recommend if you’re looking for a place to live.

It was so great working with the team at eaves PQ on Saturday while serving Ice Cream to their residents! They worked with us to practice safe social distancing by having people stationed 6 apart while in line, they encouraged everyone to wear facial coverings, and everything was organized and ran so smoothly!Not only do they value their residents by thanking them for staying home and doing their part, they are supporting small local businesses like us here at Sweet Treats! My husband and I are relocating to San Diego and as everyone knows it could become very hard to fine that perfect place to choose or find.I am so amazed on how wonderful the staff is at eaves Stacey and Andrea were so helpful in explaining everything and making my husband and I already part of their community. We had other places to look at and we decided that this wonderful place was the winner from the other places we looked at and this was the place where we need to live at. Love these apartments ☺️ Super dog friendly. They have treats in the leasing office. My dogs like to visit the office for treats and attention from the awesome staff in the office. Papa johns once a month comes out which is something I look forward to as well. Very quiet neighborhood. Lots of parking, not to mention a pool, jacuzzi, and BBQ! Got the maple style apartment with black appliances and love it. Washer and dryer in unit which is extremely convenient. Apartment was very clean upon move in! Also they have a dishwasher which I love. Highly recommend this complex. My two dogs approve. 🐾

I have lived here for a year now and I would highly recommend this community. Prices are comparable to majority of the rental apartments in the area. The office staff is great to work with and easy to communicate with. The pool area and gym are kept clean and has a couple barbecues so you can enjoy the great San Diego weather. The maintenance team is available 24/7 in case their are any issues (luckily I never had any) and there is the sweetest lady Ana who cleans the common areas and dumpster areas when the dumpsters are full and people dont put trash in the dumpsters. Like I said I highly recommend this community.

Poor calling center customer service. They wasted 1 hr on emailing back and fourth to schdule virtual tour. At time of the tour they cancelled and the person who was assigned here name is shown below, was untrained and had nothing to share with us to began with generic questions nothing got to do with what our inquiry was about. I own a food truck that comes to this property (The Go Go Truck) and Andrea (property manager) has been so helpful and professional in creating a partnership. She supports locally owned small businesses and building community which, to me, would be a huge plus in the place you all home!

I LOVE it here. This is actually my second time living here as I moved out while my husband was deployed. Move-in was smooth both times and if there were any problems, it was fixed right away. When I moved out, I got my full deposit back other than the cleaning fee that I opted in for. You have easy access to the 15 and the 56. A HUGE plus for me is the food trucks! Food trucks come every so often so we can take a break from cooking dinner for the night and I love it. A huge shoutout to Andrea, the community supervisor. Shes so nice and when she came back, she brought back all of the perks that she goes the extra mile to bring to the community. Everyone in the front office and in maintenance have been nothing but pleasant. I couldnt recommend these apartments more - or I wouldnt have moved back in!

Eaves of Rancho Penasquitos has a staff that genuinely cares about their tenants. They are prompt to take care of all maintenance needs, and they are quick to fix any concerns you may be having. As a single mom who works a lot, it is very helpful to have my maintenance needs taken care of right away, and not have to worry if they wont be taken care of by the time I get home. The maintenance men are friendly and trustworthy, and the management staff is quick to respond and very helpful when needed. If these things are important to you, I would highly recommend this complex!

Ive been living here at eaves Rancho Pensasquitos for about a year now. Since my stay, I have nothing but good things to say about this place.Review of the Staff:When first applying for the apartment, Andrea and Sophia took great care of me. They were informative during the the whole process while maintaining their professionalism and kindness. It didnt stop there. Throughout my stay, the staff constantly helped me with any situation that arose, and always made me feel at home.My washer and dryer combo stopped working (2) times throughout the stay here. Sure enough, as I put a support ticket on through their website, John came over the next day or same day and fixed it. I always see John around the complex and even stop to have conversations with him. He is always a pleasure to talk to with a smile on his face.There were a few other items that ended up needing attention. I opened up my garage and it seems a pipe burst. Andrea was quick to react, and made sure I was happy with the results on how she remedied the situation. Whenever I see Andrea around the complex, I am always greeted with a hello and the extra reassurance making sure I was happy here. She even remembers items Ive brought up in the past to make sure everything is still ok.Upon lease renewal, I did not hesitate one bit to renew. With Andrea and John around, I am not surprised many residents stay for years.Review of the Complex:Ive lived at a few different complexes and this one is probably my favorite.1. Parking - I have a garage and can fit my car, lifted truck, tools, and a few spare parts. Additionally, there are plenty of spots on the street so parking is never really an issue. This was one of the biggest problems Ive experienced at most places, but not here.2. Living space - Pretty standard set up for this price range. Its nothing fancy, but definitely not cheap. Everything was in good shape and clean when moving in. No complaints here.3. Overall Community - Everyone is respectful and greets each other (I even made a few friends). The complex is always maintained and kept clean.5 Stars

We have been living at this location for the past three years, and there is a reason we stay. The manager Andrea from this location is always trying to spice up the living situation at the site. From inviting food trucks from the local San Diego area to her help with any issues that we may have, the entire staff makes us feel at home. Even during the COVID crisis, they have been attentive and responsive to all requests. No matter where you go on the location, there is always one of the crew members smiling right back at you. This past week solar panels have been added to the site. Since we have lived here, we have seen the entire site being repainted, repolished, and revamp in every imaginable way. From the pool area, the Fiber WIFI, the thoughtful notes and candy left at your door during the holidays, we truly feel at home.

I’m amazed by the level of service the staff members provide. Andrea was amazing with helping my father-in-law find the right apartment. She took her time to understand what he was looking for, made great recommendations based on his -location wish list- and was extremely helpful. Not sure I’ve ever been so impressed by the level of care she provided. Love this place!!!

Me and my husband with our 2 dogs moved here last Dec. 2016 and we like it because its dog friendly and the area is convenient for its near the freeway 15 and there are eatery and shops nearby.The staff are friendly and maintenance are quick responders. And lastly recently Andrea has been arranging food sticks that come by couple of times a week. We love it. Thank you for all that you do and other team members in the building as well. I moved in here a month ago, and have had an exemplary experience from the beginning. Andrea and Sara were super helpful, responsive and accommodating for move in. The apartment itself (2br/1ba) is great with updated appliances. Andrea even ordered me a drying rack for no charge when I had concerns with the washer / dryer combo.Great location, quiet And clean community with competitive rent charges - no complaints here. After touring almost every major apartment complex in the area, I’m glad I chose eaves pq!

My husband and I have lived here for 2 years and love it!! Andrea and her team are great. The maintenance team is very friendly and responsive. You cant beat the location. Its perfect for us being so convenient to our gym, food and shopping. We have lived in several apartment communities throughout San Diego and our experience here has by far been the best yet.

Andrea was amazing! She was very helpful and always available to take our calls. She thought of me whenever she found new apartments and kept notes of things. She was always very friendly and offered us complimentary snacks and water. She made sure to go in detail when explaining the map and all of the amenities/benefits we have here. She even went to the trouble to fill out my move in move out checklist. I’m not sure if that’s something the employees usually do but she did a great job. Overall, very impressed with Eaves service.

Great property, great location and truly the best service I have received in a long time. Andrea (Sales & Service Supervisor) was so kind, patient, honest, caring and knowledgeable. She took time to listen to what’s important to me, offered options and gave me on tour of different apartments to ensure I make the right decision. I highly recommend calling Andrea prior to signing any lease agreement with another property.

They pretend to be nicer, cleaner, and friendlier than your average apartment complex.. dont be fooled. Its lipstick on a pig and they will charge you for everything. Extremely rude and unhelpful staff. Dogs barking constantly and fleas everywhere. Oh, and be prepared to pay thousands at move out. Save your money and go somewhere that is actually nice.

I had a GREAT experience with this apartment complex . My husband is in the military so we were looking for somewhere that would be okay with a last minute notice if we had to vacate. I feel very safe here and the staff is so friendly! The maintenance man John B. Is SUPER friendly and always makes me and my husband laugh till our bellies hurt! He can fix just about anything and pretty quickly too!

Where do I begin! My wife and I moved and drove across the country from NY to CA. I have to give a huge thanks to Andrea, her communication via phone and email was exceptional and she made this entire process smooth and easy for us. If you ever come to the Eves, you will notice a difference in how they do business that is unlike any other apartment complex in the area; starting from the staff all the way down to the people who cut the grass. First the leasing staff is very friendly, laid back and most of all TRUTHFUL. They never tried to sell me anything I did not want or pressure me into buying from them with anything flashy. The maintenance staff are punctual and always greet people with a smile and a joke. In fact, both the leasing staff and the maintenance staff have made transitioning from one apartment to the other almost seamless; both place a great emphasis on customer service. The community itself is quiet and well-kept. Residents (as well as future residents) are treated like family not just a number on a paper.All in all, I highly recommend the Eves; excellent customer service, reasonable pricing, clean, and quiet.

Im coming up to my first year at eaves and have already signed a new lease for another year. Andrea and her team do a wonderful job making me feel welcomed and appreciated. There is no request or task that is too small or not important enough, they are always quick to respond. One example is as a thank you for signing a new lease agreement, Andrea is having my carpets cleaned and my windows power washed for free, that means a lot to me. John, ( or as I refer to him as Jersey John) because we are both from New Jersey is a great guy. He and his staff always have a friendly smile and a quick hello. They do quality work and never seem to complain that a job is too hard or small. Since Andrea has joined the team, she has worked very hard to improve this place. For example almost weekly she brings in food trucks, which are a big help. This location is next to route 15, 56 and 163. There is plenty of shops, restaurants (IHOP Starbucks and a 7-11 is literally across the street) gas stations and anything you desire is with in a ten minute car ride. I feel very safe here day and night, plus they have a security team from 10pm until daylight.For me best of all is how quiet it is. I work mostly from home and am never disturbed by loud noises or loud music. I can honestly feel I can give Andrea and her team a BIG, BIG thumbs up.

I am writing to give accolades for Andrea Haskins. I have lived here for over 3 years. In my time here I have seen several people come and go. In my time the office staff has always been very accommodating to me. Andrea however has gone above and beyond. I have seen immediate changes since she has arrived . She has infused a breath of fresh air and creativity to make this complex a community. I know that when I speak to her I will get a clear answer. I appreciate her candor and honesty. She has been a very positive addition to the office.

Love this place! Stayed here over a year and enjoyed every minute of it. When it was time to leave Andrea and her team made it very easy.Gotta love having food trucks to take care of dinner needs!

My wife and I love eaves, we reserved an apartment about a month ahead of time and ended up not liking it, but the let us change apartments without hesitation, we found the perfect one with the help of the staff! Christina will really help you and work with you, I swear we must have came up here 20 times for measurements and viewings before we even moved in and she was happy to see us every time. Were in the smallest 1 bed / 1 bath but its still quite spacious, the bedroom can accommodate a Cali king bed set and still has a lot of room, the ceilings on the first floor are 11ft high so they really make the room look big! The updated kitchens are nice, fast drying dish washer, and average stove and fridge, the washer and dryer is small but it is in the unit and it does its job fast! The water heats up immediately and has amazing pressure. The apartments are really easy to make cozy and comfortable. My wife and I are in love with ours! Also there is a tandem garage thats detached but comes with some units, they are a tight fit but its super convenient to have a garage, expectially in so cal. You pay your own electric but water is complex wide, average of $32 per person in your home. Anyways this place is great, great staff and the outside is always clean and nice, driving through reminds me of a roman city.

Eaves Rancho Penasquitos has been a huge upgrade for us! Andrea has been amazing from the beginning and that includes her follow up on how the move in went. Thanks Kraig for the quick turn around on the maintenance request! Weve appreciated all the support with the move in.

This has been the most seamless leasing experience I have ever had. In addition:-Good community-Leasing center very welcoming-Affordable rents-Well maintained website for everything from maintenance requests to paying rent online.Would definitely recommend this community to all.

Location wise, I do not recommend it. It is by a very busy road with constant traffic and fire trucks daily. Quality and worth, This apartment was not worth the price or hassle. Not only did the complex raise the rent 200 dollars, they also harassed us by phone, email and with notes on our door to renew our lease way before the required renewal date. They also kept our whole deductible when our move out inspection said no damage. I know I cleaned it better than I received it and do not appreciate this gouging people for money. I do not recommend this place at all. The only good thing about this place was the maintenance team!

UPDATED REVIEW!Okay, so after being here a few months, the apartment didn’t really live up to my expectations for the price range. The pros: clean complex, quiet neighbors, close to freeways and amazing maintenance staff! Cons: everything seems to be breaking. The windows were rattling And had to be replaced, microwave handle came off and whole unit had to be replaced, kitchen light went out(and couldn’t get fixed for a month because of the virus), curtain blinds will randomly fall off, worst of all, our toilet always seems to back up and we don’t even flush toilet paper so it was a preexisting problem! I will say maintenance has been helpful in most of these issues but it honestly is not what I would like to deal with for this price. Aside from issues mentioned above, our baseboards are mismatched in the unit, the paint in some areas was very poorly done, the floor/wall by the tub had water damage, etc. we were considering breaking the lease but with a newborn just decided to stick it out (i had to reach out via email to every single person in the leasing office and still didn’t get a response about breaking my lease for almost a week) Tip if you do decide to move in here: get an upgraded unit and inspect every little detail, but still expect things to go wrong lol. A better bang for your buck will probably be casa Mira view since it is newer but still close in price to eaves.

This is my first time renting an apartment and was searching for the past 2 weeks so I was nervous about the overall process. This is the best place we’ve found so far especially in our situation where we are looking for a house & only need a temporary place to live in. We have peace of mind because they give you a 30 day guarantee without being obligated if you decided you didn’t like the place or wanted to move out for other reasons without paying the breake lease fee as long as you give notice within your first 30 days. Andrea the community supervisor is awesome. She is so nice and gives you all the information of what you need to know & what’s best for you. Everything went smooth and I definitely recommend Andrea when doing a tour so you can get all your questions & doubts explained by her and leave you convinced.

I just moved to eaves Rancho Penasquitos and this feels like a nice upgrade already! Special shout out to the leasing office staff (Andrea, in particular) for going out of the way and working with me for making everything work for me to move-in 2 days before my start date because my previous lease was ending that day.

Moved in this month. Checked out a bunch of other places. Its on a busy street but the complex is very quite. Not too many units and the complex is small. The rent is steep, but you get what you pay for. They have a good pet policy and community, most people I see walking have dogs. They keep the property very clean, even in the many pet areas. Overall, this is one of the better complexes in SD. I would give them 4.5 stars.

The maintenance team of this community is awesome. Am sure very few communities in California can commit to such prompt response and resolution. John from maintenance team deserves special mention. Whether its late night or early morning he always shows up with a smile on his face. Our units AC stopped working on the hottest day of the year. John did show up at night and tried to fix it but it required replacement of the capacitors which could have only been done next morning. But he just didnt leave for the night, rather installed a portable window AC in our bedroom so that we could sustain the night. Next morning he fixed it before even we woke up. Really appreciate the out of box thinking and care about the residents comfort. Sometimes it takes a little bit more than just being professional which i would say these people have got.

My husband and I have been working with Andrea getting into a new apartment and words just dont even do justice for how thankful we are for her! She is a rockstar about getting us through the process of applying and getting everything set to move.We are so excited to join the community thanks to Andrea and her team! Weve also had the pleasure of working with Christina and she has been amazing getting us documents that we needed and reaching out to us initially.Not only is the staff amazing but the property, overall, looks like its going to a great fit for us! Save yourself sometime and go anywhere else! After living in an Avalon in the SF Bay area I moved to San Diego and decided to live at Eaves due to it being an Avalon company. This was by far the worst apartment complex I have ever lived in and I have moved a lot. The only perk to this place is the maintenance staff are all great at their jobs. The rest of the staff is not helpful at all. Walking through the complex you all you can hear is dogs barking CONSTANTLY. The office doesnt address any issues even when they are safety issues. Parking is a nightmare and you will get blocked in your garage MULTIPLE times a day Even though it is in the lease the office wont call to have cars towed or enforce any other policies. Everything in the complex echos and everyone for some reason slams their doors so hard that your apartment will shake. After having several conversations with staff I would get eye rolls walking into the office. As stated before I have lived at Avalon and know what service to expect and this complex failed miserably.

Extremely helpful and accommodating staff!I moved into a unit in which the previous resident had been a smoker. Not only did the staff attempt to fix the situation on the front end by replacing the carpet, repainting the walls, and putting in brand new appliances, they were extremely responsive to my concerns, and ended up switching me to a new unit without raising my rent to current market value.Eaves Rancho Penasquitos is overall a very clean and well-maintained apartment complex, I highly recommend living here!

Great place and the office team is awesome, especially Christina is very knowledgeble, helpful and friendly. However, the 4 stars is because unit wasnt 100% perfect when I moved in. The following issues were faced but they got fixed relatively quickly, A/C had a terrible rattling noise and some outlets were loose and two light bulbs needed changing. The maintenance team is superb! John and Pablo are very helpful and took care of all my issues very quickly.

When I toured the first time I was greeted by Andrea Haskins and she was what really made the experience so wonderful. Total professional, thorough, engaging with warmth and energy. I had toured other places prior but Eaves Rancho Penasquitos felt different. I felt welcomed. I cant Thank Andrea enough for her support and kindness.It was the first place that met my needs. I fell in love with the 2 bed 1 bath. This move was huge because I was moving after being in a relationship for over 10years and I have an adult son with special needs. My concerns, fears and being unsure were pretty high. Andrea was so calming, she was reassuring. The security here is comforting especially as a single woman. The unit that was going to be available at the time I needed seemed like it was meant to be. Kismet.Again, Andrea accommodated my needs. She even offered to have my son come by the leasing office in case he needed help.The amenities included here are top notch. Tomorrow it will be one week since moving in and my son and I feel like this is our home. We feel happy. If youre looking for more then just an apartment, if youre looking for a community, I highly recommend considering Eaves Rancho Penasquitos. You wont regret it.

I was having some problems with my washer/dryer combo in my unit I called the front office and told them what was going on and they set up an appoint for maintenance to come by ASAP and look. The maintenance guy that came by was Adrian and he was awesome he answered all of my questions and he even did his best to not move anything (he even stepped over an empty box I had in the hallway lol) he was very approachable, he was honest if he didn’t know the answer to the questions I asked, and very calm (didn’t seem as if he was trying to get in and get out). Maintenance here has a A++ so far, thanks Adrain.

We are living in eaves PQ from past two years. We just wanted to acknowledge awesome service done by John every-time.He goes beyond his duties to make sure that work is done.

I wish I could share our entire story regarding this location, but it would be a bit too long of a read.From the moment I was given a tour of this community, I recognized it was different from others. The staff were very welcoming and were genuinely friendly people. Whether it was Crystal asking questions to get to know me and my soon to be family, or John coming in and competently fixing up any issue within the apartment (always loaded with a joke and a smile), everything here is done with love and ownership. The grounds are maintained, and the people are friendly. They dont shaft you regarding rates/ security deposits, and try to alleviate financial issues as well. For example, our AC was using TONS of electricity and we noticed out electric bill was much higher than normal. David managed the getting the AC taken care of, and since we paid extra on our electric bill over previous months, management helped pay the excess amount on the electric bill ($400.00 of rent credit). That was awesome.This place is special, it is maintained by wonderful staff, the area is quiet and has things to do, the community is safe, and people here go the extra mile to take care of their tenants. It will be a sad day to move away from here. Thanks for the support yall.*Update*One of the greatest aspects of this community is the outstanding staff. Unfortunately, the company often moves staff between locations, and it causes a lot of change in the community. The only staff that is still here from five years ago is the maintenance team. Craig, John, and Ana. If any of them leave, I believe it will hurt the community, because they are such wonderful members of the community. It would be sad to see any of them go. Because of the frequent “crew shuffle” I down grade my rating from five to four stars. Sorry 😐*Note* the current staff is great

This place is awesome!! Recently renovated. Everyone here is AWESOME. Super safe. Everything you need is within a five min drive or less. They have food trucks here like 5 times a month and not the crappy ones. The ones you see on tv. I recommend eaves to anyone. Andrea is awesome!

We moved in on 7/25/16 - there were a couple of minor issues with the unit (nothing crazy) and our washing machine did not work...well what could have been a big ordeal turned out to be a minor inconvenience, Kara and the maintenance team made it simple and easy. Within a timely manner everything was taken care of. No one is perfect but how issues are handled is what truly matters. I would highly recommend the apartment complex to anyone looking for a great customer service experience.

Andrea in the leasing office is the bomb!! She was very friendly and helpful. I was shown multiple layouts in my budget, walked in on Friday and had the keys Saturday afternoon (would have been friday but had my own issues.) The apartments are all nice and the area is very quiet. The pricing is great for the area and space. Im so happy to call this place home!Update to one month in: My furbaby got off of her leash and I tried to convince her to come home for 30 minutes and nothing worked, she was on a mission! I sent an email to Andrea just to let her know Frankie was running loose and I was gonna need help getting her home and was waiting on my husband, because she being stubborn and to my surprise the leasing office, along with maintenance, were out helping track her down and bring her home. I had stepped into my apartment to type the email and walked out and she was back at my door! Being so close to the 15 I was so worried but ran out of options and they came to my rescue. I cannot thank them all enough for taking their time to help me!

Only been living at the complex for a few days and I already never want to leave. The leasing crew is amazing, everyone is super dog friendly, and the community is nicely kept.

After having a terrible day I got to my tour appointment about 45 minutes late, maybe 15 minutes before the office closed. As soon as I walked in Andrea greeted me enthusiastically, without a hint of attitude or annoyance that I was late. After making conversation for a couple minutes she gave me a tour of the complex and my apartment, telling me all about the type of complex Eaves Rancho Penasquitos is and the great amenities I would have access to. I fell in love with the apartment and wanted to move in immediately. Despite it being past time for Andrea to go home she gladly stayed late to help me set up the required renters insurance and fill out all the necessary paperwork. It all took maybe an hour and fifteen minutes. The complex itself is so peaceful, and I can already tell if there are any problems with my apartment I can count on Andrea to get it resolved. I would absolutely recommend these apartments to all: pet owners, those with children/a family, single military. There’s nowhere else I’d rather live than at Eaves Rancho Penasquitos
