Been living at The Falls upwards of a year now in one of their studios. It’s a great place and in a great location! The property and even the general area is a pleasant and safe environment. There is a gym, pool, business center, tennis courts, and dog park. I only really use the gym and business center but I’ve seen all the amenities and they all are great. They host community events from time to time and although I usually don’t go, it’s a nice gesture. Management and maintenance is nice and helpful. The maintenance team is incredible here, I see them almost everyday working around the property, which shows how efficient and hard working they are. Only critiques I have to say is I wish the gym was a bit bigger and more well equipped, but it’s still very nice. Also although there are laundry rooms on site it would be nice for the studios to come with a washer/dryer or at least a hookup (all apartments come with a washer/dryer I believe, just the studios don’t). Overall a great place to live! I’ve enjoy living here so far and intend to renew my lease when the time comes!
The Falls is a great community to live. If you love to walk for exercise the surrounding area is gorgeous. Its close to a lot of shopping areas and grocery stores. I have a lot of doctors appointments and their offices are only 5 minutes away also Rex hospital is right up the road. The staff and maintenance are quick to handle any situations. All the amenities you are at the Falls. I love it here!!
The falls offers beautiful apartments with tons of nearby shops! I love the vibe I get from this place! Hope to stay for a while!
Its like I never really learn my lesson. When I first moved in this complex almost 8 years ago ..I loved it here. It was very reasonably priced and great location. Over the past 2 years it has truly gone down hill. Maintenance issues are never really fixed in a timely fashion. Dont be like me and stay on the first floor because bugs are everywhere and have access to the unit. All the rent I pay and some nights when I get off work (Im a bartender I work late most nights) I literally have to walk 2 buildings down because we dont have assigned parking spaces. Im sitting right now in my apartment where the water heater bust with no idea how long its gonna take them to finish. Im so upset with myself because I renewed my lease here for another year In May because of covid not alot of complexes had vacancies or were doing tours. I could slap myself right now...another year!!!
I love this place but I do think the people across the street should not be able to come to our pool. Because of covid-19 people will not want to get in the pool if there is a lot of people.So we dont get to go to the pool very often.
Sorry in advance for the lengthy post.The Falls apartments were decent. Nice and convenient area. 1 bedroom was a little pricey for its size. I had a good living experience to say the least.The worst part of my experience came towards the end of my lease. About 90 days prior to moving out I talked to a representative from the leasing office and informed them I would be leaving. The gentleman proceeded to ask the reason for my decision to move out and told him I had a new job opportunity. He said he would put a note on my account stating that I would not be renewing.About a month left into my least (which was October 1st) I received a letter stating that I will be auto renewed and be responsible for the rent until a new tenant was assigned to my unit. It also stated they hadnt received a written letter as a 60 day notice. I called the leasing office again and asked why this was the case when I had talked to a staff member directly. They informed me the verbal conversation were not conclusive even though there was a note on my account.A few weeks later I was mailed a letter with a balance of roughly $575. The balance included rent from the time I moved out until a new tenant to move in and other maintenance fees from the apartment; which is very suspicious because my unit was in great condition, just like when I moved in.The ONLY positive thing from this is that they allowed me to make payments to pay off the outstanding balance.The whole ordeal WAS VERY FRUSTRATING; especially as a tenant who was never late on a rent payment and also had to move within my first week due to being placed in a ROACH INFESTED UNITWATCH OUT FOR THE UNEXPECTED MOVE OUT FEES!!
I have lived here for a year with my best friend and I absolutely love it! Very great rent prices while offering high quality living. Anytime we had an issue, no matter the urgency, they were always quick to help. The pool here and services in the club house are also amazing! I feel safe living here and I am beyond thankful for the experience Ive had here thus far :)
Ive lived here for about 4 months and have been impressed. The maintenance staff is on top of things and so are the people that work the front office. I was somewhat reluctant to give this 5 stars because I want this place to fall under the radar but you got to give props to the people that make this happen. As far as bugs, Ive literally havent seen one since Ive been here. I literally vacuum everyday, clean under my fridge/stove twice a week and I put thrown out food in my fridge in a plastic bag until I take it to the dumpster. If people dont want bugs, its kind of on you (defiantly not always) to make that happen. They also have an exterminator come out every month to take care of this problem so its not like they arent trying. This is pure speculation but my only concern is after my lease is over Im worried they are going to charge me to replace the carpet. I literally spent 300 dollars on rugs to prevent this so if they still charge me, this review will change but not by much. Below is a list of pros:PROS:-9/10 you can find a parking spot near your apartment- Maintenance request are prompt (1-2 days depending on the request)Staff is friendly and helpful-On-site laundry is good and you dont have to use quarters which is convenient-I live in a studio and it has plenty of storage. Its not the most traditional storage (kitchen cabinets) but its storage and that can be hard to come by in studios-Anthony HAPT 308

The Falls and their staff have been a welcome relief. After my previous complex that was plagued with roaches of various sizes; crumbling ceilings; and half completed maintenance requests I have been pleasantly surprised by the quality of the grounds and the staff at the Falls. I have not been here a full year to speak on annual renewal rent increases but I trust that will be as reasonable as everything else has been here at the Falls. I hope to stay for a while!

This group of people are awesome ! They have helped me through a lot when it came to the covid 19 situation and were very understanding! All maintenance requests are done quickly and they truly take care do there residents! Nice quiet neighborhood as well
The actually really like the falls. especially after coming from horrible Regency Park apartments where I did not feel safe. Everyone in the office is very welcoming and Melinda was so kind and helpful when I had questions. The only down fall is the parking. Its a little tight but even when I have to walk in the dark from my car the parking lot is very bright .
I got to attend one of the resident events with a friend and had a fantastic time! This community seems like a great place to live and really puts forth the effort for its residents! Management made a huge push to make sure everyone felt included and a part of the community.
First of all, I dont know why therere some negative reviews under this apartment, but I have to say this is a great apartment with a fair price and perfect location in Raleigh. And they never ask for a positive review and I dont get any benefit from this 5-star review.Very good and professional customer service. On the move-in day, I got a call, while I was driving from my previous apartment with a lot of luggage in Greensboro, said my assigned 1b1b was not ready and I was not able to get the key and move-in on that day. After 40 mins discussion, they provided a PERFECT solution for avoiding me to take another 1.5 hour to drive back to Greensboro.After I moving in for a month, they gave me a follow-up call and asked me if my apartment had any issues. This is my first time to get a follow-up call from a management team of apartment ever. Ive been renting apartment for more than 10 years in NC. And they are the only management team really cares about their residents, not just money. Also, I love the environment. Its very quiet and clean. And the package storage is also great. I never worried about losing my package.A 200% Great Apartment Rent Experience Ever!
Nice apartment but HUGE ROACH INFESTATION problem when I moved in that I had to solve myself! Haven’t really seen any since I took care of it myself.
Ive lived here for about a week and I love living at The Falls! Its really quiet and the amenities of the community are amazing! Ive had a few things needing repairs upon move-in and maintenance is timely and quick with helping me out. Its in the middle of everything and a 5-10 minute drive from major shopping centers. Youd be making a wise choice looking into living here!
All that glitters is not gold!! Only two good things about this place...location and Google Fiber. The upgrade work they did was shoddy at best because gaps and cracks are all over. And the roaches!!! They sprayed twice in the short time I was there and the second time they left tenants a note stating that they will be spraying again due to an infestation. When theres an issue, their corporate office is very insensitive.
I love my apartment home. The staff are really helpful when you need something and my work orders get completed within 24 to 48 hours.
This is the absolute worst place to ever invest your money into. The customer support at the corporate office is a joke. The staff that actually works on site is just as bad. I had issues with that place since day one when it came to my apartment and it only got worse the longer I lived there. They had, what they called Wood Roaches that were coming in through my windows of my apartment. The maintenance staff always did a horrible job at fixing things. I had to call time after time for them to fix the same things. Maintenance always left a mess or did patch work to cover up things. My car was broken into over there. They always had trash in the parking lot. They didnt maintain the landscape properly which caused my car and my neighbors car some damage. The only reason they got one star is because that location was convenient but other than that, please take my word that you do not want to move there at all or any other their locations. I wish Google would allow me to post pictures on here because you all would definitely understand the struggle of dealing with poor customer service.

As we transition into our new neighborhood and environment it is important to be able to have a peace of mind about every aspect of living, that includes social life, personal and extra curricular activities. The falls give us all those attributes that we desire!! We love our apartment, our Main office and most of all our STAFF that has been* key* and number in the success of our life currently has proven what I consider in all aspect of customer service. Being in the Hospitality Market it is important that if you take of your customer, they will take of you!! This is what the Falls is to usThe one bed room apartment is definitely a downsize in what we were looking for, the features of the newly renovated apartment with stainless steel finish and the dark cabinets are just a touch of Class Urban look, although we use our kitchen area for a Piano space, its perfect for a kitchen set as well. Our bedroom is spacious and has several windows for light and plenty for me since I like flowers.. the transition of all of my house plants has been perfect!!The Bathroom is unique with all the finish and more than plenty for all our storage.Our Dog Cookie Loves it as well.. she just barks a little more since we are on the first floor.. we love because our patio is perfect for two and it couldnt get any better.Come live at the Falls its all in what you make it!!!
Was looking for something affordable but very homey and nice... Found exactly that at the falls. The staff was great, friendly, and knowledgeable. The landscape was beautiful. I cannot wait to jump in the pool. Thank you to the staff at The Falls for showing me around and thank you for the free cookies!
When I moved to Raleigh I had less than a week to find an apartment before starting a job and this was one of the only ones with open apartments in my price range. The application process was very long, annoying, and a bit overkill compared to other complex’s I’ve lived in. Older complex but updated insides which was nice. I enjoy the private gym and the package lockers. The first couple of months there was bugs every single day until I finally complained so much it was fixed. Tried to claim it was because of all the trees outside which is unacceptable. I now have had 2 water leaks in my ceilings which is very inconvenient considering it doesn’t seem like they fixed the issue the first time. As soon as my year lease ends, I will be moving from this place.
My experience as a resident has been great. If I have an issue, maintenance comes in and fixes it quickly. Also, I would like to add that the complex is near the airport, the mall, and Umstead Park. The staff is nice, friendly, and proactive.The only con i have is that Parking could be a little less crowded, and spots could be bigger. Regardless, the amenities make this place worth living!
I had an issue with the poop station bags not being refilled, which is a major inconvenience in the mornings and Im leaving leaving this review for Melinda directly. It didnt get done by maintenance in 3 weeks! Melinda, an agent on the leasing staff, owned the task of the bags not being refilled and did it herself! Melinda didnt just put such an easy job off on someone else and took care of it herself. BIG thanks to Melinda for taking care of it and that sort of professionalism will go a long ways in life!!!

One and done, meaning when my contract is over Im done. Found a place that offers more options for Internet/television providers. And its cheaper with more square footage. Ive had packages mailed to me with no notice from the front office for weeks. And basically what everyone else says, they come in your place way too much.It would also be great if the office hours were later in the evening, not everyone works bankers hours.
Very friendly and cooperative staff. I never have a problem when it comes to getting issues resolved. I also admire the fact that they have events for your family to attend as well as pet events. I would recommend anyone to stay here!!
I have lived here for over 6 months. The facility is amazing. The staff know everybodys name and are all very friendly. The club house, media center, and pool area are second to none! I highly recommend anyone searching for a very affordable place to live to look no further. The Falls is a great place to call home!

The model I moved into had yet to be renovated, but was still in pretty great condition. Maintenance staff always comes in a timely matter when theres an issue and the staff in the office is always nice and helpful, i usually end up staying just to continue a conversation. Only slight set back is parking if you dont feel like walking or need to carry things from the car. Great place for a good price in my opinion.
DO NOT be fooled by the 5 stars or the 4 stars most were given as an effort to get $100 off the rent. Very unorganized. They just want your money. This place is not the best for the price at all. I wouldnt recommend it to anyone at all. As a resident your just paying a higher price for the appliances they bought which arent the greatest for what you pay. The only decent part is the washer and dryer are at least in your apartment. Absolutely no storage unless you count the balcony closet. NOT ENOUGH PARKING!! Residents have to park on the curbs around the buildings and they have a tow truck that comes through and tags them. Save your money find a better managed apartment.
I’m a new renter at The Falls, and I have to say – I love what I see so far. My husband and I just signed a lease for one of their newly renovated apartments, and so far everything has been perfect. The location is convenient, the neighborhood is gorgeous, and the leasing and maintenance staff are friendly. The apartment itself is cozy without feeling small. In short, it is exactly what we were looking for!
During my search for a apartment I found the management team to be very accommodating and helpful. Very smooth transition, no pressure from the management team. I see why everyone loves The Falls. Give them a try and I promise you wont be disappointed.
I really enjoy living here because it is more of a family oriented place. Here they offer many services and events that helps tie the community together. Coming from NJ my family was able to settle in more comfortably and that i truly appreciate!
The staff is great and kind! When I have problems that requires a work staff to come fix it they are respond quickly. If you dont feel like the work was completed up to your standards just tell the front office and they will make sure it is! This is my first apartment and they worked quickly to get me moved in and make the process as smooth as possible!
Ive lived at The Falls for a little over a year after moving from a house. I hadnt lived in an apartment for years and was nervous about doing so again but my experience here has been great. The staff promptly and professionally addresses any issues that arise and are helpful when I have questions. Maintenance requests are handled promptly and efficiently. Its centrally-located and within walking distance of several restaurants, grocery and convenient stores, the library and several other retailers and is only 4 miles away from my office. My son and I love having a pool a few steps away from our apartment during the Summer and I dont have to spend money on a gym membership since they have one on site. The neighborhood is very nice, diverse, walkable and management and staff goes out of their way to make it more of a community than simply an apartment complex by offering a variety of events for all tenants to participate in. Most importantly, however, both I and my son have always felt safe here and thats what makes it feel like home.
I moved here this year. The apartments have recently been renovated and have a mixed colored carpet which is good because it hides potential stains. The staff are all very friendly and if you fill out a repair request form the problem is fixed quickly. The pet fee is a little high in my opinion but overall this is a good place to live.
The newly renovated units are in pretty good shape and management seems eager to help. Noise levels are reasonable as long as you dont mind dogs barking. Overall decent apartments for the price.
Ive lived at The Falls for almost 7 months now, and there are some pros and cons.Pros:-Location-Fast response to work orders-Friendly, responsive staff-Package lockers (which were recently added)Cons:-Bugs are pretty bad-Shotty repair work-Clubhouse closes pretty early-Parking lots not very well lit-Trash piles up quickly-Loud neighbors in some parts of the complex (although this is probs generic to most places)I have a few months left on my lease and unfortunately I will not be renewing my lease - but mostly because Im looking for a bigger place.-
The Falls Apartment Homes is a great place to live. I believe I have been a resident for about 8 months. No complaints. The reason for the four star is there is no storage place where I live. I believe it would be a plus.Management is very friendly. Most apartment places management are very nice until you move. Then you really see how they operate. I can not say this about the Falls . Dont waste your money on applying they gave me and my boyfriend the run around to provide all this documentation for his work history including a cover letter for 2 jobs he doesnt even work anymore and a welcome letter from his new job also his check stubs for 12 months andddd w-2 for 2015. they did us dirty but honestly Im glad it happened we end up getting approved for a better apartment that was just built last year fully renovated and a smooth process. God works in mysterious ways Ill pray they do something better for the falls they have the worst rating in Raleigh, NC.
Moved down here from Connecticut with my girlfriend going only by photos. Was pleasantly surprised with how spacious the apartment was. Updated kitchens and bathrooms are nice, administration and reception are wonderful. If youre looking, look no further! And be sure to ask for Kate Parrish!
Decent apartments for a decent price. Front office staff are kind and helpful, but the actual apartments are a little run down even with the upgrades. The dark cabinets are nice, although some drawers cant be opened without opening the oven and while upgrading apartments they actually lay the vinyl down across the parking lot and just ask you to drive over it while trying to park. There are some issues with bugs that maintenance cant seem to solve but overall its livable for a young couple just starting out. There are a surprising number of children living in the complex which can be a little loud but overall its mainly young professionals and graduate students.
The Falls is a great place to live! The amenities are great- I especially love the huge pool and fitness center. The staff is helpful and I enjoy the community events. I would recommend The Falls!
Very nice place to live! I do think the rent could be a little cheaper but i cant say to much the location is great! Really wish the employees and management team could do a better job to get the community together! Other than that I have no complaints!
The management and staff are great and always willing to assist with any issues. This is a great neighborhood to raise your little ones as the management has frequent events at the club house and the property is always in clean condition. Definitely enjoyed my stay here.- Current resident.
Staff are great, and make a point to know you personally. The apartments are clean and upgraded!! The grounds are safe for families and well kept! Coming from one with bad luck in picking apartment homes in the past, the Falls is really a great place to live, Ive been here for going on 3 years!
I will be moving from the falls in Nov. The staff is wonderful (including maintenance) very nice quite neighborhood. Only problem Ive notice is lack of parking and constantly in the apt for spraying ( but these apts. Doesnt have a bug problem I just seen two since I been here little over a year) if I have found a new job in the area I would definitely stay.
I have lived at The Falls for a few years now and have gone through a few changes in management. The current staff is great when you have issues and always get a quick response to any questions or problems. They have made nice changes to the complex and made it a more enjoyable place to live. They have lots of community parties which are nicely planned.
If you want to live somewhere where the clubhouse closes at 7 pm, this is the place for you. My air conditioning has on again/off again smelled like garbage and dog feces since December. I’ve never lived or visited a complex where the staff doesn’t care nor respond to maintenance requests as much as this place. Absolute ramshackle. Do not let the pictures online mislead you. I bought a calendar for my room to count down the days until I get to move out.
This place is friendly and convenient location to almost all the necessary places. Often times the staff does not send notice if they have received the package if you ordered online and the shipment says shipped and delivered. there are neighbors that you have to ask about before moving in, they get very loud on weekend nights.
TERRIBLE PLACE TO LIVE. Complex water issues leaves Complex CONSTANTLY turning OFF water for days without warning sometimes. Management in office is unresponsive and rude when approached. When i moved in all drains were clogged. Everything is breaking constantly. Maintenance has attitude when fixing same problem multiple times. Im currently pooping and cant flush toilet because once again WATER IS SHUT OFF. this mine as well be polluted urban china. My neighbors are loud and ghetto
I have lived here for just about 6 years and have love it. Very close to work and everything that I need to be around. The office staff and the maintenance staff has been wonderful and have handled all my requests very quickly.
I had no choice but to leave this apartment because it is absolutely FULL of cockroaches. There were dead ones a week after moving in; I brought it to their attention & they offered to spray/treat the apartment every 2 weeks. After 2 months of these treatments, my apartment was still constantly full of dead & live cockroaches crawling on my walls & all over the bathroom & kitchen. after 3 months I received an email saying my neighbor moved out & on their inspection they realized that apartment was infested with cockroaches & that only now they would go ahead & do the full infestation treatment to my apartment. while the office staff are nice people, no one deserves to live like this and no one deserves to pay rent to live like this. I was able to terminate the lease, with 4 months rent down the drain and endless hotel bills because my apartment was unlivable, none of which was offered to be reimbursed or refunded.
Ive lived here for several years and a couple with the new management. The newly renovated apartments are nice. I havent had the privilege to move in one but I have seen them and you would love them. The office and maintenance staff are kind and will help you to the best of their ability. I have no complaints about the staff. Maintenance try to answer complaints as soon as they can and they dont stop until the job is completed. The management frequently have activities that the residents are always welcome to participate in.
My fiancé and I have been residing at the Falls for over a year now and we couldnt be happier with our choice of an apartment in Raleigh! The location is perfect, with many grocery stores, restaurants and family activities within 5 miles!All maintenance requests are answered promptly and the staff is accommodating. The office staff do a great job at getting to know residents by name and are also professional.We enjoy the amenities our apartment complex has to offer and enjoy having areas to take walks with our young family.We are pleased with the renovations in the apartment and love having a washer and dryer.

There seems to have been a good amount of staff turnover because everyone in the office now is very friendly! Most of them recognize me and know my apartment number when I come to pick up packages.I had left a review before about some rude staff members, but they seem to all be gone now.
I moved from out-of-state and signed a lease here without ever having visited. I researched almost every complex in the area, and despite the conflicting reviews, I took a chance on The Falls because it looked beautiful, and they had a 1 bedroom in my budget around my move-in date.Honestly, The Falls has exceeded my expectations. My unit is super cute, easy to keep clean, and works perfectly for me. The appliances are new and work beautifully. I have a dog and its a very dog-friendly complex. Ive submitted several maintenance requests that have been completed in a timely manner. I love that I can set up a monthly autopay for my rent online. The pool/clubhouse areas are gorgeous (it feels like a resort), and the leasing office staff members are super friendly and helpful. Shoutout to Courtney for all of her help! Plenty of stores/restaurants nearby. Easy access to downtown/NC State. I dont understand the negative reviews- Ive been here over a month and am loving it! I plan to stay here as long as Im in Raleigh.
My experiences has been pretty good so far. The leasing agents are nice and when I need things done they make time to get them done. The only downsides in this apartment it could be a little bigger and pricing could go down a notch.
We lived in the apartement complex for over a year now. When you put a maintenance order, they fix it quickly. Parking spot is kind of tight. I lost couple mails in the past neither the leasing office or the post office will notify you if you have a package in the leasing office. There is deficiency in their security. Our car got broken into while we were in our apartment, then we told the leasing office their response were they dont have nothing to with it. In addition, the closet are too small.They recently renovated the complex, it is looks better now. The have also a new system for the mail, which is helpful.

You are on their time for everything!! Maybe because I am from New York and I am not used to seeing my landlord all the time unless I had an issue. They never give you a ETA for anything. I dont like people in my place when Im not there and when they have something to do they take all day doing so, the next thing you know youve wasted your day waiting on them to fix or inspect whatever the hell they have to. Either hire more people or give time frames on when a job is going to be completed. 🙄I moved from NJ and I was desperate for a cheap place to live.... With all their fees I couldve just stayed up north. Theres bugs every where no matter how many times terminix comes and does their 2 min visits that you pay for in your rent! Doors are falling apart, no screen on my windows. Its too much! You live and you learn.
Only there for 6 months and Im glad it wasnt any longer. Management is sketchy, unhelpful and hit us with obnoxious charges upon moving out. The apartment it self was in low quality. Only good part is the location. Would not have moved here if I knew how this would turn out.

One of the best communities I have ever chosen . The staff is very friendly and welcoming .I prefer this place than the Indian community . I really wanted to give these guys a good review. However Ive only lived here a week and Ive put in two emergency maintenance requests for a leaky toilet and my front door not closing and locking securely. Now today theyve entered my apartment without prior notice while I wasnt home to replace a light fixture. I never receieved notice because guess what? I didnt live here when the notice was placed on the door. Very unorganized and very unacceptable. Lets see how the rest of my lease here goes.

A friend of mine lives in this apartment complex. Her apartment just got broken in to on Saturday and they stole multiple items from her place just days before Christmas! She told the apartment complex and they will not let her break her lease! She told them to warn other residents and they just said uh huh. Do not, I repeat DO NOT move to this complex. They obviously do not care about the safety of their residents. Her daughter and herself basically live in a prison now and feel like they cant even leave their own home.
Ive had the most wonderful experience here. Staff is friendly and helpful! Love it here!

The apartment is way too small, not enough space to do anything, no hallway closets, me and my husband had to use the our small bedroom closet to store not only our clothes, (most of which we had to keep in storage, because of lack of space) but to also store our towels and other bedroom linens.. Now their raising the rent on that tiny behind place. I wouldnt recommend based on space alone.

Actually changing my rating. The new people that came and took it over did raise prices and parking was pretty bad for a while. But i feel the community here has been weeded out. I dont hear as much noise, much cleaner, and they are planting flowers everywhere. Also they got right to putting up fences and building more stuff for the residents. I would recommend this place. However beware, its 4 not 5 because of the VERY LIMITED parking. The staff in the front office are also very nice. Nancy is so amazing :D
Run away from this place worst place I have ever lived . I just moved here in Juanary 29th 2019 my Ipod got stole in the apartmwent April 2nd .So when I repoted to the leasing office the manager told me is nothing they can do for me. So when I first moved here living room blinds cracked and kitchen cabinet and bathroom cabinet were unfinished. The following day toilet leaks when flushed and choacol all over the tub and dirty carpet, plus cockroaches. After 4 days moving I found living room blinds cracked . This unprofessional manager told that I will get charged for they own messed. So you can hear everything what your next neighbor is doing. I made a big mistake by moving to this hell. So I just dont want no one to go through what I am dealing at this moment. Please my advice to everyone dont do it and unless you want to deal with all these choas. They just care about collecting money and dont let the stars full you.
We moved here last month and I am very disappointed with this place. I like the appliances and the modern look. However, we are on the first floor and they are doing renovations on the floor above us. There is constant noise most days out of the week. We are at a terrible location with trees, pine needles and mulch just outside of the apartment,. It should be fixed obviously because its just an invitation to bugs. There have been spiders and roaches coming in here no matter what we do and Terminix has been here twice in two weeks. It is not due to cleanliness because I make sure everything is swept, mopped, and wiped down. NOT HAPPY. If there was a way to fix this, I would be happier. I dont want to spend all this money paying rent just to have bugs coming in here.
Initially this was the only place that I could afford and when I found out that they would be renovating I figured I would just stay in hopes that things would get better. This has been the worst living situation ever. Management here will not care. I work over night and they will never show any consideration for you and the space that you pay for monthly. It seems like they come in your apartment for some sort of repair or spray once a week. They never give you a time they always give you between 9-5. Your water will be turned off regularly for repairs. They have a HUGE BUG PROBLEM.When I was set to move into the newly renovated apartment. They changed my move date 3 times. When I finally moved into the new renovated apartment. There were holes in my walls and my ceiling doors were different colors. They had to come repaint the apartment. There was no walk through done. No one came to clean the apt. My toilet was not adhered to the floor. My washing machine was not hooked up. They had to turn my power off to properly hook it up. Then when I contacted home office about all the complications, management basically told them I was lying about the condition of the apartment. So if I had not taken photos I would have not been compensated for my time and inconvenience.DONT MOVE HERE. MY LEASE IS FINALLY UP AND I AM MOVING OUT AS QUICKLY AS POSSIBLE!!!!!!!!!

Great exerience while we lived there, until I got slapped with a $376.00 dollar fee saying my dog ruined the carpets. Even after shampooing then with pet odor shampoo. Seems umfair after paying a $300pet deposit also.
I lived at the Falls for 2 years. I loved the area, the environment and the fact that I had green space to enjoy the outdoors. The staff at the office was always friendly and anytime I had a problem with the apt it was handled quickly and efficiently.For the price and location, comparitive to other apts in Raleigh, it was a good deal. I would highly recommend it to anyone.

The Falls are the WORST. Dont be fooled by the four and five star reviews; the leasing office solicited those by offering $100 off rent if you left a review. The management staff in the leasing office are the rudest, most unhelpful people. They wont do anything to help you with a problem; theyll just tell you whatever they think you want to hear so youll leave the office. There was actually a leasing agent who literally laughed and made a very disrespectful comment to another leasing agent while I was in the office trying to speak to someone about a problem I had. The apartments are terrible, the closets and bedrooms are small, the hardwood floors are just vinyl flooring, and theres very little outdoor lighting, which isnt great if you come home from work late at night. The staff here dont treat their residents with respect and they have terrible customer service; once they have you locked in a lease and paying rent, they literally do not care about any problem you may have. Do NOT throw away your money to live here. There are far better apartment complexes within a short drive with bigger floor plans and far more friendlier and professional staff.
This place is the ABSOLUTE WORST place to EVER EVER EVER EVER EVER EVER EVER live. You may as well live in a cardboard box because thats how small the apartments are. Management the worst of ALL worst!!!!!!!!!!!!!! They are rude, unorganized and want something for nothing. Theyll only show you one bedroom studio because they claim they dont have any 2 beds to show. ALL LIES ! They want people to move without knowing how small the 2 beds are. Id rather live in a homeless shelter than this GARBAGE!!!!!!!!!

I have been leaving here for almost 3 years and I have loved it. With the new renovated apartments, the great location and with the nicest office staff, Ill be here for 3+ years more!!
Office stave have been very friendly and helpful from the moment I moved in. Theyre 24/7 maintenance staff has also been great.
Very good place to live! Maintenance requesrs are answered promptly and office staff are great and will take care of ur needs as soon as u put in any request.

This place is great for those new to Raleigh! Close enough to Downtown for the night life and the art museum is minutes away.
