I’ve lived at raintree for almost a year now and I’ve absolutely loved it here! It’s such a social place to live and the apartments are very big for student housing! Raintree has switched to a professional management company so it’s been even better communication and overall better property management then before! Since they did renovations some buildings did have to move for that but the team at raintree helped me a ton and was very patient with me for the whole process. They explained the situation that they were put in and overall had a great experience with them during the renovation process! So excited for the newly renovated apartments!

Honestly tho - Raintree Commons is a great place to live. The rooms are big enough for both you and your roommate to have a desk and some personal space. The vibe is cool and the staff is friendly. Shout out to Isaac for making Raintree a great place to be. He helped me navigate the grounds and figure out the laundry. Super cool dude. Thanks.

Living here for the past year has been alright. When I first moved in, there was a leak in the ceiling (3 inch hole) but it was fixed in about a month. We did have two fridges which was a major perk, but kitchen space felt crowded for 6 people. Twice we have had our water shut off without warning (not for lack of paying utility fee, but because they were doing maintenance). A little too far to walk to byu campus, but really fun to live right by the provo river trail. I had to move apartments on really short notice (4 days) because of renovations in the spring/summer. They kept postponing when we were moving back into the promised newly renovated apartment and then canceled it altogether. The air conditioning/heater is annoyingly loud (but does work well). Our microwave and dish washer broke, but they sent someone to fix it the next day. The club house and pool are nice, but the laundry machines are too expensive. There was always plenty of parking available (although not always parking passes, which didnt make sense to me). Im leaving after my contract is up, and I wont miss it.

I have a list of nightmare after nightmare of bad experiences with the current Raintree management (Redstone) from over 20 different people I personally know. I lived there for 3 years, never with any problems until the new company took over, and suddenly it spiraled and never have I wanted to get out of an apartment complex so fast. Please don’t give into the giveaways and renovations, they’re only renovating to up the price and giving away things so they’ll get better ratings and reviews to hide their poor management. Things got so bad I had no choice but to involve my sister, who’s an attorney. And even then, the only reason we got anywhere beneficial was because she personally knows the owner of the management company. I’ve never lived under such unprofessional management. If you have any other questions about their management, please feel free to ask me before you move there. But my biggest piece of advice is this: Find somewhere else to live. Somewhere not owned by this company, or other large companies like it. Look elsewhere, trust me.

My roommates and I all moved from another apartment due to the lack of social activities and wanting an upgrade. There are some features that have definitely improved since my last apartment (being what seems to be about 50 years older than this place). The people here are fantastic. Lots of activities that the complex does too. Being a mixed gender complex, I love the proximity with the girls! We came expecting what the ads had shown, nice renovated apartments, and had reserved a spot since early January of the same year we moved in (about 8 months prior). Regardless, we didn’t get the apartment we signed up for. Not a dealbreaker for us (especially since we were already in contract and there’s no time to look for another place). We moved in and the apartment was filthy. Spent about 12 hours cleaning the place before really settling in. We were assigned one that wasn’t renovated, so there were (and still are some) decade old stains on the walls and the appliances are pretty old, and don’t always work 100%. Lots of things needed to be fixed (and still waiting on - been here for about 3 weeks now) in the apartment. We spruced up our living space with some decorations. If you give it some love it’s not bad. Though I was disappointed when I first moved in. Also kind of disappointed with parking — was expecting decent parking since I’m paying 20 extra a month for a spot (40 if you want reserved), but there’s too many reserved spots so it’s almost a battle with the other tenants for a regular one if you don’t want to park a quarter mile from your apartment (ours is the farthest away from the big parking lot).Wish maintenance was a little better considering everything. I don’t mind the apartment, considering it’s issues (keep in mind we were assigned the one of the old ones). Management isn’t spectacular with helping us solve some apartment issues, and they seem to be on a different page from each other. Often difficult to get a hold of over the phone. But overall, the social environment is a huge plus, and I’m glad I made the switch. No apartment is perfect I guess!

Do not live here. They have repeatedly shown a lack of interest in there tenants (kicking out residents with next to no notice, maintenance requests taking months etc,) the reason so many good reviews are being posted is because they posted on their Instagram that you could potentially win money if you left them a good review. Consider why they feel the need to do that.

The apartments are very nice and have space for storage. They have a pool, hot tube, club house, volleyball court, fire pit, and its located right by the provo river walk. They have a bus that takes you straight to byu campus! The staff is very nice and they are willing to help you with any problem you may have. They hold social events for their residents frequently and the wards are great!

Social, lots of parking, grounds are well-kept, the provo river trail is right there, volleyball court, pool, hot tub. Laundry Facility is really awesome with non-quarter, phone-activated machines. Wifi is pretty good. Apartment is a good size. Lots of good storage space.

Ive had great experiences with raintree historically and though I havent been happy with how renovations were communicated this summer, the Raintree staff are friendly and are willing to work with you if you talk with them. Honey will go a long way! Tessa was great to work with!

Living at raintree has been a pretty awful experience. We had a problem with the plumbing at my last apartment and over 5 work orders were submitted with no response or no repairs. Emails were sent with no replies. We spoke with employees who said that it would be taken care of soon. We couldnt use the sink or dishwasher for well over 2 weeks, until my roommate basically threatened management. We were still charged with rent for the month, although we literally couldnt live there for more than half of the month anyway... At my new apartment, there were five holes in the walls in one bedroom, bugs all over the apartment, mold all over the bathroom, and the shower didnt even work. In addition, the blinds are broken, three door handles are broken, the carpet is ripped up in my bedroom, and all the drawers were filled w trash and food crumbs upon moving in. We were told the cleaning crew was coming before we moved in, but that clearly didnt do much.Additionally, they dont provide enough parking for all of their tenants.You have to park off of the property, which is typically over a half mile away. Worst place to live. In addition, management does not bother to make any changes..

There’s lots of social stuff going on. The pool, hot tub, and clubhouse are always open and there’s people there most the time. Most people here are friendly and want a lot of social interaction. The new management has made it pretty clear that they are strictly there to make money, they do not care for the people living here. When I first moved in our AC was broken and I went and talked to them 3 different times before they did anything about it, so it took them about a week and a half to fix it (this was in august so it was about 82 degrees in our apartment most of the time). The apartment we moved into was pretty nasty. We finally got it cleaned and settled in and then they told us we were moving apartments, so we are going to have to pack up and move everything and change wards after starting to get settled in. If all you care about is social interaction then this is a good place, but I wouldn’t ever recommend Raintree to a friend or family member. Also they’re bribing people to leave good reviews so keep that in mind as you’re reading ones that don’t fit with the rest lol

I would’ve given a 5 star review, but the last week of living there before I sold my contract was insane. They suddenly started apartment renovations and told everyone in the absolute last minute that we had until that night to make a decision to either move out and terminate the contract or move to another apartment in the complex. After so many complaints, they gave everyone an extra week (as it states in our contract). They still owe me a moving fee, hoping to see that soon. Other than that, it was a decent place to live the rest of the time and I had great roommates. We loved the pool and the location, never really had a problem until the new management moved us around. I’m sure the renovated apartments will be nice, hopefully management is better!

I absolutely love Raintree! The staff is so friendly and nice! Soren and Isaac are always in there getting stuff done! They are absolutely amazing!!! The new management has been awesome! They’re giving everyone a newly renovated apartment which is amazing!!! The atmosphere is super fun and social. I would definitely recommend living here!

They are making us move out during the school year and wont even move us back into our original apartments. When I confronted them about this, they said that if I am stressed about it- to stop.... I hate this new management and I am writing them up at the BYU housing department because they are breaking out leases

I had the hardest time ever selling my contract with Raintree, not because I couldn’t find anyone to buy my contract but because the management and how they went about selling contracts was so unorganized. I have sold contracts in the past with other apartments and it has been very easy but dealing with Raintree was very difficult. It took 3 weeks and calling every single day twice a day after finding someone to buy my contract to get the right documentation to officially sell my contract. They sent me the wrong document 4 times. My best friend was also selling her contract and had similar issues so I know it wasn’t just a weird/bad experience just for me. Me and my best friend didn’t even live at Raintree... we didn’t even need to get that far to realize how unorganized and unhelpful the management is.

Update: 8/26/21: LOL, the response to this post is completely untrue. Look carefully at all of the google reviews. 3 of my sons roommates have now filed over 5 maintenance requests which have gone UNANSWERED. Nobody from maintenance or management has contacted me or my son regarding these issues. These pictures were taken AFTER the response to this review. If this is their opinion of clean then I would very carefully look at your lease before signing. When taking these pictures we found out also one of the sinks in the bathroom does not work and three door handles/locks are broken.For anybody dealing with the same issues, look up the document Notice of deficient conditions from the Utah fit premises act. After sending this to the manager, they have 3 days to resolve unhealthy, unsafe conditions or you can legally get a reduction in your rent. Or you may choose to repair the issue and take the amount out of rent. Please consult an attorney for legal advise to protect your rights.Original review: My son and his friends have been waiting now for about a week to move into their apartment because of a terrible mold problem in the bathroom and a bug infestation in the closet. They were told the apartment had just been cleaned and ready for them. Numerous requests have been made to resolve the issue but management will not respond.

While the Raintree location and grounds is amazing, and I have enjoyed the aesthetic of these apartments, Raintree Commons is under new management now and ever since then, it has been a frustrating experience. Calling the office to get a hold of someone is extremely difficult, and they tried to move residents out of their apartments in ways that did not comport with the requirements of the BYU Student-Landlord rental agreement.I also got overcharged for rent a few times either because of their system or their mistake, and trying to make it right has been a battle each time. I would not recommend signing a contract here. Find another apartment complex who handle things more professionally.

The staff is non responsive, non-informative, and careless. I have moved in out of a last second decision and it was one of the worst choices I’ve made. The whole place is dark and gross. Me and my roommate have a ton of bugs crawling through our window. The place is filled with gross spots and smells. They only refurbished 2 apartment buildings this year when the whole place needs to be completely updated. You don’t choose your roommates. The whole place has made me miserable every second I’m there and I don’t think anyone should suffer living through that. But hey that’s just my experience 🤪

It was pretty nice until the new management came in. Since then problem after problem has come up and has resulted in near weekly discussions with staff. The raintree staff has tried violating their contracts multiple times and only the threats of legal action keep them in check.Millions of hidden fees and inconveniences like reserved parking taking up half the lot makes living here not worth it in a lot of ways. Also most recent positive reviews have literally been bought from tenants as requirements to participate in some raintree events as they require proof of a positive review.

New management it horrible and gaslighting their residents by insisting they never said renovations were going to continue next summer when all us received a flyer literally telling us they were. They are kicking us out of our apartments to finish renovations that they never told us about, AND DURING THE SCHOOL YEAR! Update: Raintree responded to my post and said I am lacking information, but they have yet to tell me any information. I have shown them what they have showed all of the tenants including the section of the email where it is gaslighting me. And I have yet to hear back from them via email about setting something up to meet.

Took 6 months to repair a light, regularly sent inspector people to check the apartment with no notice, washing machines are expensive and use and app that you have to pre load with cash before using but the load amounts are preset and don’t match the price of the washing machine. manager has no customer service skills, when i went in to complain he lectured me on “professionalism” when i expressed that i was frustrated with the situation. which is ironic cause shopping for hats on his computer at the time which you could clearly see from the leasing office entry. oh also they tried to force a couple buildings out with 2 days notice. all and all a horrible experience

Disgusting apartments. Upon moving in, nothing was clean and several things were broken. Not enough parking for the tenants. Ive heard from several other tenants that AC units are broken, there are holes in the walls, bugs, mold, disgusting mattresses.. Management is getting upset and claiming its unethical for tenants to leave multiple bad reviews, while they raffle prizes to those who leave good reviews. Talk about unethical.. Even worse, Raintree responds to the negative reviews and just argues with people rather than trying to help the situation. Worst place in provo. BTW manager Nate is super unhelpful and very inconsiderate..

I am paying $410 a month to live share a room with another man and 1 fridge with 5 other grown men. Maybe if I had one of the newly renovated apartments the price would make more sense but I am not. And the basketball hoops have been broken ever since I moved in over a year ago!!! Way over priced!!!

I lived in Raintree last year and really hated it. Seems I left just in time before the new management made it even worse than before, the only problem is I moved into the Branbury which is also owned by resdstone residential and I have already had many issues. While the facilities are better than raintrees they are still very dishonest with when payments are due and are slow to fix issues. The parking stalls are horrendously small and leave no room to exit your car when you park it. When I moved into the apartment the previous residents had a ping pong table set up in the living room and a tv mounted on the wall in the dining room with the couches and kitchen table just thrown in a corner, and the management team never thought to say anything about this during final cleaning checks?? I know this review is about the branbury but it’s the same management team as raintree and I still have friends there that are going through hell right now. It’s just frustrating to deal with a management team that dosent care for its residents.

Living at Raintree with the Readstone management has been the worst nightmare of my time here in this apartment complex. I’ve been a loyal tenant for 4 consecutive years and never had an issue with the prior management. NEVER. However, the new management doesn’t seem to care about their residents at all, especially the ones living here for years like me.They made us move over the summer to “renovated” apartments in order to “renovate” a few old apartments overnight. However, the “renovated” apartments were unfinished and the date to move into them was changed at least 3 times with poor communication. They kept us hanging on a wire ruining this way our summer. Now, when the final date arrived to move into the “new” apartments, I found mine incomplete, dirty, and full of tools from workers. By reading through the honest reviews here and talking with several friends I realized that mine was not the only one…I really hope that whoever is behind the replies to the Google reviews accepts that a lot of the tenants are really upset and are not inventing things as the current management claims here. You need to hear your people, guys. Take responsibility, apologize, and do better. Stop covering how we’re feeling with $10 gift cards, free pizza, or giveaways. Stop gaslighting when replying to the reviews. Don’t bribe students with giveaways in exchange of positive reviews to hide what’s been going on either. It’s not causing any good to you.You know that the most recent positive reviews are untrue. 🤬🤬🤬I have lived here since may of 2020 and I have loved it. But every since new management rolled in, it has been awful. They told us we were getting booted out of our apartments and when the day arrived, they pushed it back. And then when the new day arrived, then pushed it back. And then when the new day arrived, they switched it again. I finally was able to go check out my new apartment and it is barely even renovated. The only difference between my apartment now and the new one is there are higher counter tops and a higher shower head. Carpet wasn’t switched out. We still have broken and gross blinds in the rooms. Our furniture is worse than the old apartment, the appliances aren’t replaced, bed frames are worse than the old ones, etc… so apparently the premium apartments were barely touched and all the other classic and upgraded ones were the fully renovated ones. So technically the premium apartment is now the classic (worse apartment) compared to everyone else’s apartments. Oh and we get to pay more for a crappier place than everyone else has to pay with a nicer, fully renovated apartment. DO NOT LIVE HERE!!!! YOU WILL REGRET IT. YOU CAN FIND A BETTER PLACE IN PROVO THAN RAINTREE FOR LESS MONEY WITH BETTER MANAGEMENT. and please don’t say, “we are sorry the renovations have made your experience poor.” Don’t be sorry. Make it right. Because it doesn’t seem like you’re fulfilling your mission statement. I resigned before all this BS. Seriously thinking about moving to a new apartment complex. Also notice how the stars went down within the past month🤷🏼‍♀️

You deserve to know exactly whats been happening to all the residents of raintree over the summer of 2021 before you sign a contract.- Nearly all residents have had to move apartments at least once, many have had to move twice-The timing of the moving has been changed multiple times. My apartment change date was changed 5 times. On one occasion I moved in to find a ladder, painting supplies and no door handles on our cupboards.- Due to the absolutely botched job of coordination between management and construction the renovations will be continuing beyond the summer. SO EXPECT TO MOVE MORE.- Residential portal failures, double rent charge mistakes and false eviction notices because they didnt catch the mistakes or try to contact the resident.- New room assignments have led to:- People who were promised specific roommate (by four different personnel on staff) have been denied the people they want to live with- Bishops and Stake officials are scrambling because entire wards and all the members and callings within those wards have been messed up.- Finally: the overall attitude of management towards its residents (with the exception of a few employees who are fantastic and are made into scapegoats) has been one of disregard and blaming anyone except themselves.My heart goes out to all my friends who stayed at raintree because they thought they were going to be staying with friends or staying in a particular ward. I strongly suggest you find a different place to live.

I really would not bother moving here. I am pretty disappointed with the apartments. Putting 6 people in that tiny space is rather absurd! Everybody who has lived there can agree with this. Also, if you are a huge fan of sharing 1 desk with another person to study, then this place is for you. It is definitely overpriced for being a shared room. I think that if this place was a little more expensive, but private rooms instead of shared, then it would be worth it.Also, the recent decisions that the new management made to kick everyone and switch their apartments was pretty crazy and shady. You know that it is a big issue when the Stake President has to step in and say that Raintree was going against the BYU Student-Landlord agreement. Furthermore, the leasing contracts that we signed conveniently disappeared from our resident portals. Hmmm. When I called the office and asked where I could obtain a copy, the response I got was, With all of the big changes happening right now, it might be awhile before we can get you a copy, but I will let my manager know. Have a good day! *hangs up on me* Fun fact: I never got a copy of the lease agreement.The star that I give to Raintree goes to the maintenance team. FANTASTIC JOB! My work orders were always fulfilled within a day or 2. I was very impressed.Specific Feedback that I have for Raintree when they come asking for it: Find a way to get a desk per person, rather than having us share one. Reduce rent for a shared room, or give the option of a single room at a higher price. Remove the $40/person utility fee; we all know that utilities per apartment are not $240/month.We will see if the new management brings anything to the table. But, until then, good luck to everybody living here.

Can’t move into my apartment because of mold and bugs. Last week I tried several times to reach out to raintree management and nothing had been done. Finally got on the phone with Nate, the office manager, who told me “we aren’t required to take care of bug issues” and “bugs are part of the raintree experience given all the trees on the property”. Absolutely horrible service, I’ve been waiting for 2 weeks now for them to give me a response on what action they will take. On top of all of this, in my last raintree apartment it took them 3 weeks to resolve a plumbing issue in the kitchen that prevented us from doing any dishes, DISGUSTING! (The photos below were taken yesterday just in case management replies to this and tries to say they fixed the issues.)

Other than the renovation inconveniences, my experience at Raintree has been great!! We got repairs taken care of quickly and the staff is friendly and does care about our experience as residents. I didn’t love the layout of the kitchen, i felt like it was a little squished, but the bathrooms and living spaces were great. The shuttle that goes to BYU campus runs every 30 minutes and drops off at the Moa making it easy to get to classes on time. Our ward was awesome as well! I ran the trail by the Provo river almost every day and will miss it! I’m moving only because I want to be closer to campus otherwise it’s a great place to live! Also Soren and Isaac are awesome, honest guys that plan sweet activities!!

I have been really unimpressed with raintree. They have the RAs (fellow students) do cleaning checks, and don’t make them enforce them, so if you have dirty roommates and don’t want to spend an inordinate amount of time cleaning you’ll have a filthy apartment. The apartment was a disaster when I moved in. I have had 2 cleaning checks the entire year and they were horrible about passing things that they never should have. I spoke with the management about it and they promised to do better and did absolutely nothing.They recently switched management, who proceeded to tell me I was moving to a newly renovated apartment (refusing to cancel my lease and let me move out instead). They then postponed this move date over and over and over (sometimes with just a day or two notice) and finally said “jk, you’re not moving after all, sorry.” Their entire compensation for this whole mess was offering a $40 dollar credit for moving-and since I never moved, it never happened. So unimpressed with this complex, as far as housing and management it’s been the worst housing for the most money that I had while a student at BYU. So frustrating for me and, as far as the reviews indicate, several others at the complex.

Ive been living here since the beginning of 2021. The apartments are a little old but the rent has been great. There is a great community of students here, a great mix of BYU and UVU students. The new management has the future of this complex looking up. The leasing agents Sören and Isaac have been so helpful with renewals of contracts for next year. Im excited for all of the new renovations to be finished by the end of the summer!

Are you looking for the absolute worst apartment in Provo? Look no further! Raintree Commons is your place. Because of renovations, they said they were going to move us into a new apartment on June 28th. Then they changed it to July 5th. July 5th came, and they told us that same day that we couldn’t move in yet. I had already packed all of my stuff, so for the last couple of weeks, I have been living out of my suitcases because I don’t want to unpack all of my stuff since we’re supposedly supposed to be moving soon.Also, Nate is the WORST. I have never met someone so rude and disrespectful in my life. I ordered 2 packages and had them delivered to my new apartment because I thought I would be living in it by the time it came since Raintree told us we’d be good to move on the 5th. My first package came and it was put in my new apartment’s mailbox. My second package arrived on a Saturday and I knew that because I had received an email. If you look up Raintree on Google, it says they’re closed on Saturdays. I figured that my second package was going to be in the new mailbox like the first package, so I planned to go to the office on Monday and get the mail key for my new apartment to retrieve my package. Long story short, my package was lost because it had been delivered to the doorstep. Nate said it was completely my fault that the package was lost and that I should have picked it up. I told him I didn’t think there was any way my package would have been delivered to an apartment with construction all around, so I figured it would just be put in the mail box like my first package. Nate wouldn’t budge and kept saying it was my fault.DO NOT LIVE HERE. Seriously, there are wayyy nicer apartments for way cheaper. Before they renovated the apartments here at Raintree, they were so gross. There were bugs everywhere. Maybe the new ones will be nicer, but do you really want to live in a place with terrible, rude management that has ZERO communication?The only good thing about this place is Isabel. She rocks. Luckily, Raintree hired her only a week ago to deal with all of this renovation nonsense and she has been handling it amazingly.Super disappointed in Raintree. Don’t move here. The new management is awful. They purposely tried to manipulate us into being okay with only having a day to decide whether to cancel our leases and to thinking it was okay to only give us two days notice concerning when we had to move. They did this despite knowing it was against the rules of BYU housing. Don’t move here, for your own sake. I wouldn’t trust management with a 10 foot pole.

Raintree renovates at least some of their apartments every summer, requiring their tenants to move with little say in the matter. I lived at Raintree for 3+ years and was forced to move apartments 3 times due to renovations, sometimes to layouts with higher rent. Sometimes management gives appropriate notice for these moves. Sometimes they do not. For example, last night at 9 pm, they gave less than 48 hours notice, offering tenants the choice between moving out entirely by THIS SATURDAY (these are students with jobs whose families/support system may be several states away, mind you) or moving to another building (with 1-2 additional moves after renovations are finished). This timing is especially inappropriate since this weekend is Memorial Day weekend and many tenants may be out of town or otherwise unavailable. (Further, they required a response by 9 am this morning, but their office doesnt open until 11 am, so if youd like to dispute any of it, youre out of luck.) Besides being unprofessional, this tactic pressures tenants to remain in the complex when such action by management would otherwise (and quite understandably) make tenants want to leave and find a complex that treats them with more respect. If you like boxing up all your stuff and carting it across the quad once a year, this is the place for you.

I urge all to avoid Raintree apartments! I am a co-signer on the rental agreement for my BYU student daughter, and in my experience Management employs deceptive communication, seeks to unreasonably extract fees from students, and avoids admitting to their contractual commitments under the BYU Housing rental agreement. Oh, and the place is overpriced and dumpy.Example #1: Deceptive CommunicationWe signed the agreement in late April as Spring term was about to start. Four weeks later, we learned that Management was going to start major construction on May 31 and would force students to move apartments 2-3 times over spring and summer. When we signed the contract in late April, clearly Management knew construction would start and they’d be moving students around in a few weeks. But was there ever any mention of it? Nope.Example #2: Unreasonable extraction of fees from studentsThere are parking spots that say “reserved for handicapped” but they are poorly marked and they lack the usual complete blue painting, reflective signs, and designation of handicapped spots at public parking lots. During Spring term when the apartment is half-empty, my daughter didn’t notice the marginal signage and parked in such a spot, and was promptly towed. Fee to get car back: $175. Not likely anyone handicapped even lives at Raintree at the time, and parking lot had many open spaces being Spring. Why tow right away? To make it rain $$$ for the owners.Example #3: Intimidation and avoiding meeting contractual obligations (THE BIGGIE)With delivery timed to right after the property office closed to avoid complaints, my daughter recently received a written notice and email that they would start construction soon and students would need to move apartments. I understand they were told they had to decide in less than 24 hours whether they wanted to transfer within Raintree or end their contract. The letter from Raintree stated “When it is your turn to transfer to a different apartment, the office team will strive to provide you with as much advance notice as possible.” This statement does not uphold Raintree’s contractual obligation in the rental agreement (BYU Housing Term #20) that states the Landlord must give seven days written notice before transferring a student to another apartment and pay them $40. Raintree deliberately avoids mention of their obligations, presumably hoping nobody bothers to look at the contract.Unless you want to spend time in dispute resolution, avoid Raintree.

DO NOT MOVE HERE - especially with the most recent change. Management ownership changed, and the FIRST thing they did was tell residents that they had TWO DAYS to relocate so some renovations could be done! They sent an email at 9 PM Thursday evening, requested a response by 9 AM, but their office does not open until 11 AM. Many of the residents are college students, a good portion of whom are from out of state, and this was all on May 27/28, right before Memorial Day weekend, when those who would be around were likely to be out of town or leaving anyway for the holiday weekend! TERRIBLE DECISIONS and communication!! The individual manager was hired months earlier and made aware of the coming renovations, but was under an NDA to not tell residents until this happened. VERY SHADY, REDSTONE.One of my dearest friends has lived here for years. Ive visited numerous times, and I wish I could say it was a nice place even before this change. Unfortunately, it was obviously cheap accommodations that didnt last very well and werent fixed by management. Please, if you have any input in anyone moving here, AVOID MOVING TO RAINTREE!!!The management doesnt listen to residents, doesnt fix anything in a timely manner or fix them completely, and actively avoids responsibility.Residents were told as they moved in that their dishwasher only sanitizes and never made any moves to change this, and do not keep up repairs on the laundry equipment. There were PRACTICALLY NO RULES REGARDING COVID, and my friend CAUGHT COVID FROM IRRESPONSIBLE ROOMATES WHO WERE NOT GIVEN ANY REPRIMAND OR DIRECTIONS BEFORE OR AFTER CATCHING COVID. The apartments have 3-6 people each, there should have been more rules about masks (like no house parties??), restrictions on visitors, and guidelines for what to do in case of infection!My friend also had a terrible roommate a year ago who left biohazard material in the room that MADE HER SICK. She talked to the roommate numerous times with no change. She talked to management about it, who did nothing. Her housemates did nothing. Finally after months she managed to sell her contract and move to a different building in the complex, and as soon as she moved out the housemates complained to management about the smell of the remaining roommate. Management evicted the roommate from the complex for health safety reasons. My friend was literally at risk living with this person but no one would help her when she asked for it repeatedly.

They never told us about continuing renovations throughout the school year (which means moving and uprooting us during midterms) and when I reached out about it they gaslighted me and told me I am only perceiving my stress. They made over a hundred more reserved parking spots as a quick cash grab and are breaking Utah codes. Living here was great up until you have any kind of problem. it takes days to have someone come look at broken things in the apartment, and when they finally do come they fix it for a few days then it breaks again. When I tried to end my contract because I was getting married, I did everything I was supposed to, I gave them 120 notice like they asked then when it came time for my contract to end they told me they wouldnt let me out of it for another 6 weeks. At first they gave me the wrong form to sign, then they neglected to tell me that the 120 days starts ONLY AFTER you sign the paper in the office. But they never told me that, so I had to pay and extra 2 months of rent EVEN THOUGH IT WAS ALL THEIR FAULT. I did everything I was told I needed to do and even read over my contract to make sure it was all correct on my part, and it was. So I do not recommend Raintree. They just take advantage of you!!

Lia, Brennan, Chantel and Izzy are all very friendly and easy to work with. Some places try to rush you off the phone, but here the staff always show respect and take the time to answer questions. I just finished up living at Raintree for my first year in Provo! It was such a wonderful place to live! Management is so responsive and helpful and I am so grateful for everything they did throughout my year there, especially during the period where everyone was out of work. They lowered rent for us, which is unheard of! They communicated thoroughly and made sure we were always aware and involved. The events were always so fun and the grounds are beautiful! The maintenance staff are my favorite people on this planet and the RAs are some of the best RAs you will come across. 10/10 would recommend living here, you will have a wonderful experience.

I lived here in 2018.Most of the management was very polite and professional. Phil was an absolute sweetheart, and you could tell he cared about people. One of the guys was kind of rude; I think he was unhappy to be asked to do things, but I would only ask him to do things he was supposed to do if he hadn’t done them already (e.g. the hot tub was supposed to be open by a certain time). I never asked him to do anything that wasn’t related to his job. A couple times, a student employee would knock on my door and then open it without even giving me time to come to the door, which was illegal. (That’s one of my pet peeves when it comes to apartment living, but it’s super common in Provo, and most stuff was good.)The rooms were fine. I liked having a balcony. Parking was very easy for residents, but not for guests who stayed late.This is the only place I’ve lived where you can “turn off your utilities,“ which means you can write them a letter saying when you’ll be gone and they won’t charge you most utilities for that time period. This was very helpful for when I wanted to visit my family or had to work out of state. (The con within that pro is that they let you do that because you were never really paying for YOUR utility usage – you were paying a portion of what the building used.)Overall, it was a good place, but I eventually left because there were too many roommates in an apartment, and they tended to be young. I told myself I needed to leave when some guy got into the hot tub and started laughing with his friends about a story from prom.

I enjoyed my time at Raintree. Management is really nice and try to be as helpful as they can. I loved the social atmosphere and the amenities like the hot tub and club house. My ward and roommates were really great. There is TONS of parking. My only complaint is that the apartments are a little small and there’s not a lot of storage space, plus 6 tenants is kind of a lot for such a small apartment. There is only enough room for one desk in a shared room, so we didn’t have our own desks. Also, it’s kind of a hassle not to have a washer and dryer in the unit, but I did appreciate that there was a laundromat on the property. Overall, I have positive memories of the year I spent here and I would recommend Raintree to anyone!

Raintree is a great place to live. The management is amazing to work with! Once I wasn’t able to get ahold of the office to get a temporary parking pass for a vehicle and it got booted, but the office fully reimbursed me for the fine as soon as I explained what happened. If you have a problem they will work quickly with you to fix it and are very understanding. They also put a lot of effort into doing fun social events. I highly recommend living at raintree for a great experience!

Edit: just went from bad to worse, they are going to be doing renovations over the summer and have already been very shady and underhanded about it. People are being required to move 3 times throughout the summer which is a hassle in and of itself, especially because the notice was so short. I feel ripped off that I have to deal with construction and the noise it brings along with being forced to move multiple times. At minimum they should allow any tenants to cancel their contracts immediately because this is not what I signed up for.Very meh experience, definitely overpriced.The apartments are small and cramped for how much youre paying and are obviously low quality in some areas--the shower heads are extremely low, about level with my chest. The water pressure is low and the temperature fluctuates wildly so itll be too cold and then scalding hot without warning. The drains on the bathtubs dont always close properly. There is only one small desk per room and the only other furniture is two two-drawer dressers. The windows are in poor condition and the stove and microwave are old and not always functional. In some apartments, the counter is only about two and a half feet tall. The walls and floor are thin so if youre a light sleeper, prepare to be woken up.They dont have enough parking spots for everyone and there is a wait list for parking passes, even though the parking lot is literally never full. There are always dozens of spots open but they still expect you to park far away and walk.They closed the clubhouse and the pool/hot tub due to covid which was a real let down, especially because they didnt do anything to make up for it.There are some good parts about the apartment like the counters and the floors and management has always been nice enough. I also know Provo housing is something of a racket so other places are going to be a similar price for similar quality.The only reason I would consider living here next year is if I cant find anywhere else or my roommates still want to live here.

Honestly one of the worst places to live in all of Provo. After living here for a year and half the maintenance team hardly knows what they are doing and if they fix anything it takes over a month to finally get fixed. Very overpriced for the terrible management that won’t help you get anything fixed. Please go find a different place to live than here. Don’t think it’s okay to send your kids here for a first year thinking it will make them more tough. Raintree is a terrible place to live.

Edit: I’ve heard Redstone recently acquired raintree commons. Ive always been disappointed in how they’ve treated their tenants. I’ve had nothing but uncooperative management, low quality renovations, and hidden fees from them. I’d recommend not renting from them!Ive had mixed feelings living in student housing around Provo, but Ive been very happy with my experience at Raintree. I moved in over a year ago and decided to renew. The management is super helpful. The property manager is also very reasonable and will help out with any qualms someone might have about their apartment.

I suggest doing research before moving into any apartment. Im going to say the cons first and then the pros.I personally think that the rooms here are pretty small, considering most shared rooms in other apartments will have room for a desk for each person. At Raintree, theres only one desk and sharing a desk is a little bit of an inconvenience. Also, I live in an upgraded shared apartment (which is decently nice but nothing special) and I pay just as much as somebody would for a private room in a nice apartment. Also theres never parking at night so be prepared for some walking every night unless you come home mid afternoon. The furniture is decent, but most stuff has some wear and tear. The oven and microwave are pretty bad, considering that itll take me a bit just to get some water decently warm in there. Also, my roommates and I experienced some roommate issues and we felt like it maybe couldve been handled in a better way, however we appreciate the responsiveness of the staff and recognize that they were doing their best to resolve the situation.Theres several pros to living here as well. The staff is really kind and awesome and maintenance people always are SO NICE and they fix things really quickly. The wards here are awesome (at least mine is) and theres a good social environment.

Zach was great in helping with setting up her contract and he even remembered her when she came in. The location was great, the grounds for the complex are beautiful, and I loved that they had a lot of activities right at the complex for her to get to know a lot of people that were living there. I have recommended this place to many people!

Better than Alta and Branbury- club house is so nice, and management is almost always available. They hire residents to work the leasing office, which is super nice because you can just text them. Altas management was so hard to contact, and Alta remodeled while we were still living there. Raintree did not do any major remodels of apartments that were occupied. Branburys management is worse than Altas, imo.

I loved living in Raintree! The people are really down to earth and kind and the social atmosphere is awesome. I also love the grounds; the river and the trees are beautiful and the volleyball court and fire pit really help create a fun place to live.The apartments are pretty small and pretty crowded, and you have to pay more than I personally think they are worth. They are also pretty old, and a lot of the appliances including the dishwasher and the microwave didnt work that well.Management is really nice though, and as long as you are in constant communication with them about your account or rent or whatever questions you may have, they will be really helpful to you. I loved living here :)

I personally love living here, have been for over a year now. The complex has tons of events going on throughout the year that are fun and have free food. Also it is super social here which is really nice. Maintenance has been pretty consistent and quick, and the staff themselves have always been super friendly and easy to work with. Its a little on the pricier side as far as rent goes (I have upgraded w 2 fridges) but I feel like its worth the price. Its location is great because its near several banks, restaurants, and a grocery store somewhat close too. All in all, great place to live

I lived at Raintree for 2 years. The best part about living there was the stake and the individual wards. We had activities together as a ward at least once a week, usually more. It really did feel like a family at some points.The hot tub, pool and clubhouse are very nice and pretty popular. Its so easy to meet new people at Raintree.The apartment itself is a little more roomy than most in Provo. Maintenance shows up in a timely manner and the maintenance people are so nice! The apartment isnt anything special, but it wasnt gross either.The biggest complaint I have is the random fees that Raintree charged in the last year. They have moved to a flat rate now so hopefully its better, but I got charged $70 in April for cleaning because they forgot to charge it for the past two semesters. Then in August we all got fined $100 for cleaning. No cleaning people showed up for all of summer. But our end of summer cleaning check was pretty intense, so basically we got charged $100 to clean our own apartment.In April we had to move apartments because they were renovating and we got charged for leaving things in the apartment, even though 3 of us went through the apartment and there was nothing there. When we asked the office they said they didnt have a record of what was left so it was just our word against theirs. They also had charged us all different amounts, which didnt make any sense.So read the contract carefully, and then ask the office about anything weird. They made a lot of mistakes when I was there. Sometimes they would fix it, other times they would just explain away really dumb charges. Hopefully its better now.Overall, my experience there was very good.

Raintree is great if you plan on staying the whole duration of your contract. Maintenance is awesome, they always take care of things in a very quick manner.The office is another story. dealing with them these past 3 months have been very frustrating. It started on move in day when they kept telling me I couldnt move into my new room yet. I wasnt the only one is this situation. We were all left to wait around all day. Selling my contract was the worst experience of my life as far as customer service goes. I brought in someone to buy my contract and they sold him another room and didnt tell me about it until I brought it up. Pretty shady. So tried to fix it by finding someone else to buy it, which was cool, but I had to constantly remind them about it or nothing would have happened. One of their office staff texted me and said she didnt get why I was so frustrated and told me to just be patient. talk about being inconsiderate.

The maintenance was always quick about fixing things, and the people I met there will be lifelong friends. Remember the office episode where Dwight welcomes Jim to Hotel Hell and told him there was no way to check out? That’s what Raintree feels like. Trying to move out felt impossible and all the hidden fees involved make it even worse. Once finally out of the place, the refund check never got to me. After contacting them asking where my money was (because there was no communication with me about if the money was even sent in the first place) they sent me a new check and charged me $25 for it. Every time they can suck some money out of you, THEY WILL. They charge a cleaning fee of $35 each semester even if you clean your apartment and pass cleaning checks. The rent is never consistent either. It is always more than you anticipate.After having some problems with a roommate that wasn’t following the honor code and reporting the situation, they did nothing to fix it. It took 2 months for us to go back in to complain about it again. Management is poor and doesn’t seem to care if you are enjoying your stay, they just want your money.On a more positive note: I did love the people that I met there, and the pool was fun. The ward was also fantastic!!! Loved them a lot!

Raintree Commons is a great place to live to get your feet under you and start school. They have really cheap rates, so that really helps the budget! The apartments are big enough to comfortably house 6 people, and I made some of my best friends here! I moved from NY to Utah and this was a big transition. The manager and RA’s are super nice and were super helpful in letting me move in early and helped me fill out all my paperwork when I was in NY. I was in the 153rd Provo YSA Ward and the bishop and community were so nice and welcoming, the stake is the 11th stake and over all a good one! I’ve never loved with girls before let alone 5 of them so you do have to manage your schedules and time out who uses the bathrooms haha. Over all this is a great place to be, the club house is cool, there is a pool and hot tub and the atmosphere and aesthetics are pretty! Lots of parking, right near BYU and walking distance from the UVX to get to UVU or the Trains or literally anywhere! Neighborhood Wal-Mart is in walking distance, along with DownEast clothing, Sally’s Beaty, PostMart and food/ice cream! It is truly a good place, and they are constantly updating their apartments and renovating them! Highly consider this place if you want to make great friends and just need a place to start off! They were very lenient with me getting married in the middle of my contract and allowed me to end it early as long as I gave them 120 days notice. There is more reason to qualify for it so just make sure to read. Your leasing agreement!

Raintree is honestly a pretty cool place. They’ve got a nice hot tub and club house with a lot of activities going on so it’s really easy to meet people. They do have curfew rules but it’s really nice when you want to get to sleep so you’re not tired during school the next day. Apartments are pretty decent for the price. Old apartments. Rooms are tiny, furniture is old and cheap. Rent is$ 350-$425mo and there are about 6 students in an apartment. Which means all together they are getting $1,800-$2,000 plus a month for each unit. These apartments are no where near nice enough for that price. Also the private parking enforcement raintree is partnered with mercilessly boots and tows anyone they can for even the most minuscule infractions. Also, raintree is not helpful at all for helping its residents out with their contracts amid the Covid-19 crisis. Garbage apartments, unhelpful staff, pretty much any where else in Provo would be a step up from here.

If you put in a work order they fix things quickly, parking is great, and management is more than happy to help out with any issues. The facilities arent the best but little by little they are fixing them. Great place to live. Good residents, great wards great atmosphere! Loved it!

Price is pricey. But, the people are good and management is reliable. Bus stop passes about every 30 minutes to go to campus. Apartment is nice, but storage is (somewhat) limited. Good place though. Lots of amenities.
