I lived here three years ago for 8 months at the time. The management poorly ran the whole set of apartments. At the time, they no longer became BYU-approved housing due to the poor state of the actual property and its structure. Im leaving this review because I drove by this past weekend and saw that they still rent to tenants! I am totally shocked! I thought by this time that it would have been plowed over to create a new property but I guess that isnt the case. Its an awesome and short walk to campus, but other than that it is not worth it. Please go somewhere else if you have the choice - a former resident.

Had a horrible experience here. They charge too much for a building that is old, dilapidated, and not good for anyone to live in. Management was a joke. I would live here if it was maybe $100/a month. What I find even more laughable is that they have turned their apartment complex into married housing, and are now charging $850-$950 for rent, not including utilities. There are far better places to spend your month’s rent on than 9&9. I just feel bad for these unfortunate, unassuming couples that have no idea what they’re getting into. First single students were the victims, now married students are... when will it ever end.... 😞 I feel it is my duty to speak up for my fellow students and give them a warning.

I understand that in the past people had problems with management and that scared me when I was moving to this place. However, since I moved (4 months ago) Ive only had good experiences here. Krosbi, the new manager, is the best property manager Ive ever had and always goes above and beyond to help. I hope theyll keep up the good work!

I lived there this last summer and honestly didnt have any significant problems until it came time to get my deposit back. They were a little slow to get to a maintenance request done, but not horribly slow. The apartments themselves are fairly crappy, but rent is cheap so you cant expect much. They were quick to respond when I was first contacting them before I moved in or signed my contract. My initial contentedness is why Im rating this place two starts instead of one.Now to the long process of getting my deposit back. On the day I checked out I cleaned the area of the apartment I signed up for and left them a self-addressed and stamped envelope on the kitchen table, just as they asked. No one actually came to check the apartment in person so I just had to hope that I cleaned sufficiently. About a month later I got an email from them with my Final Statement which was basically a receipt telling me how much of my deposit I was going to get back. They charged me with failed kitchen cleaning at move out. The kitchen wasnt even my assigned cleaning area. I sent them an email disputing that charge since I cleaned my assigned area for checkout, the living room, and I never really used the kitchen (I was engaged, so I basically just slept there).I never heard back from them. Over the course of the next couple of months I emailed a couple of times and they never responded. I called a handful of times and they never even answered the phone. I moved away from Provo when I moved out of there. Yesterday (4 months after moving out) I was in Provo during the day on a weekday for the first time since I moved out, so I stopped by their office and said I hadnt received my deposit. The student manager then pulls out a stack of envelopes and hands me my deposit return check.I was ignored for 4 months and the check was just sitting there at their desk. The check was dated mid October, 2 months ago. They never mailed it. They never tried to contact me and never responded to my many attempts to contact them. It seems likely that if I hadnt gone there in person I probably wouldnt have ever gotten that money back. Its as if they were just ignoring me in hopes that Id give up and then they wouldnt have to give me my money back. I wouldnt be surprised if that stack of envelopes was a bunch of other peoples deposits that they havent even tried to return. This whole thing was a huge hassle and was very frustrating. I would avoid living here if you care about getting any of your deposit back.

One of the worst places I have lived. Renovated while I was there and made me move 3 times. Management is impossible to get a hold of, and shows up once a month to collect a check. The student managers they hire know little to nothing and cant really make descions. Make sure that you get everything in writing so that you can prove what they tell you to do later. I had better luck with aspen ridge than 9 and 9. (And I dont like them very much either)Parking is horrible and even though I paid for a space half the time it was used and they didnt really enforce it. Laundry was expensive. Living spaces in the blue building were cramped. Kitchen was small.

I used to live here and the management was terrible. They took forever just to give me a portion of my deposit back, despite BYUs requirement to have deposits returned within 30 days. They refused to pay the $100 penalty for a late refund. When I asked why they hadnt refunded my deposit yet (after almost 3 months), they said that they just didnt have money in the bank account so it wasnt really an issue. I know several tenants who had the same issue. Management hardly ever answered the phone or even returned phone calls. For the entire month of January we had a broken furnace despite our several attempts to get them to fix it. They only fixed it after we refused to pay some of our rent. We had a broken door, a huge hole in the wall, a broken shower door, and a lack of shower pressure, none of which were ever fixed by management despite our requests. Then they went and took some of the deposit for cleaning charges, which I had never seen them do. Also, another tenant was charged the same cleaning fees as yearly tenants when she lived there for only one semester. Overall, I was unimpressed.

I lived at 9 and 9 (owned by Nelson Brothers) in Provo for 2 semesters. When I moved in there was a large leak in my ceiling that left a puddle at the doorway to my room which forced me to use 3 sandals as stepping stones to get in and out of my room. Management said they would fix it as soon as they could (this took a month and a bit to fix.) They seemed slow to resolve that situation but very quick to replace our front window blinds.... I passed all my cleaning checks, but somehow got $110 deducted from my deposit. The customer service was ridiculous and me and my buddies were not treated right. Do your business with someone else who shows an ounce of care for you.

Literally the worst management I have had in Provo Utah. It is the only place in Provo that makes you pay 9 months of rent for 8 months of living. They have a model apartment that is very different from the others. They overcharge us on utilities and rent is too expensive to begin with. Live anywhere but here, even if you have to walk a little further to get to campus it will be well worth it. DO NOT LIVE HERE.

Avoid! The staff are incompetence and rude/demeaning. I was never once treated with respect. They also engage in, what I would call at best, shady tactics. Also, the place is falling apart. Just look at the garage or laundry room. Finally, chances are if you see a review that is at least half decent on Google about this place the reviewer was compensated (another one of their tactics).

9&9 is pretty trash. Management, apartment quality, etc. Oh but theyll give you free socks or money if you post a 5 star review on Google to entice unbeknownst people to sign. Integrity right? The ward is great. There is a reason this is not BYU Approved housing. The parking lot is literally falling apart. Insulation is constantly falling from the ceiling like mana from the heavens. The management is horrible and seems to pride themselves on swindling struggling college students out of every possible penny. They dont respond to messages or emails unless you send multiple. The most frustrating thing is that they dont understand contract law. Make sure you read the contract before you sign it because it is so poorly organized, seemingly cut and paste from multiple contracts and thrown together. Make sure to keep your wits about you or theyll try and charge you for nine months of rent when the lease clearly states its an eight month contract.

Take your rent to a management company that will actually appreciate their tenants. I have been dealing with Nelson Brothers’ Management for five months now trying to understand a payment issue that occurred LAST SEMESTER when I moved out. I have received multiple emails and phone calls from an array of different people who all state that they will look into it and take care of it for me. Each time they call me, they tell me that I owe them more money than what they mention previously but cannot provide me with a billing statement from the provider nor do they have any clue as to what has been said from one employee to another. I recently received a call threatening legal action against me if I they didnt receive a payment by 5:00 pm that same evening. Each time I have taken the initiative to call them, I am either ignored or provided with no information and left with an overwhelmingly feeling of frustration. Five months later, I still have no idea what these charges are for and no one has been willing to help me. Save yourself the stress and find anywhere else to live.

They make you pay 9 months rent for only 8 months of time there. The complex had mice during the winter, our apartment killed 4 on its own. They over charge you on utilities and then wont provide you with a utility break down. Not all the apartments are the same quality. Our apartment was not clean when we moved in. Management struggles with communication and being in the office when they say they will. One of the four washers was out of order the whole time and never was fixed. Other apartments had plumbing problems during the winter.

When we first arrived, we had just traveled 12 hrs, expecting to come to a clean apartment; however, upon arrival, one of the mattresses has a HUGE urine stain on it, the carpet was filthy, everything was so covered in dust that my allergies were acting up so badly, there was mold in all of the caulking of the shower, the window blinds were broken in the bedroom, there was a tear in the window screen, the toilet seat had a horrific stain on it and was so old that the bolts were rusted onto the bowl and maintenance was even upset that they had left that on for so long, the outlets are in difficult to reach areas, the outlet behind the couch was totally burned up and charred, the outlet by the bathroom mirror didnt work, the walls were paper thin and you can hear every step they take upstairs and outside of the bedrooms, etc. Maintenance came to fix problems quickly, but the manager was very disorganized and was NEVER there and the poor assistant cant really do much. Utilities were also very expensive. I had never paid so much for utilities in any of the 5 apartments that I have lived in here in Provo. Sorry, but I very much disliked living in this complex. The beautiful townhouses that are across the street pay the same as us and they are a million times better than these. Oh! Also, we were made to believe that this was BYU approved housing, but to our surprise, it was not! So we had to sign a weird waiver and get it approved. Also, on their site online, the prices say that they are different than what they are actually charging.

I lived there for the past two years, and... well its and interesting place to live. For starters, the Pros: Its close to campus, relatively cheap for the distance to campus, and the stake is great. The cons: they arent very responsive to things, and the place is pretty old and falling apart (they had to replace all the steps on the outside apartments this past year), especially in the garage underneath the complex (plywood on the ceilings and it leaks).Things are improving though. The complex was bought out about when I first moved in, and the owners are finally starting to take care of the complex. I wouldnt recommend living there now though. Also, if youre a BYU student, double check with the BYU office campus housing office that they are BYU approved. That has been somewhat of an issue of late

NOT BYU APPROVED HOUSING. (It lost its approval after so many complaints were filed with the BYU housing office.) Worst management ever. We had mice, plumbing issues, mold, etc. One time our power got turned off because 9 and 9 forgot to pay the power company, but still charged us utilities. The maintenance guy is pretty good at coming often and he does a good job. Nelson Brothers Management will screw you over time and time again. The only redeemable thing about this place is the short walk to campus, but its still not worth it.

This is honestly the worst place in Provo to live. I would highly recommend living elsewhere. Dealing with the management will make me prematurely grey; you have to send multiple emails, and then occasionally theyll respond to one of your four questions. The office women have never read the contracts (even if they live here too) and cant answer questions about the contract (which you truly should read, because they break a lot of their side of the contract, including saying they are BYU approved housing when they are NOT!) Everything is falling apart. Every step of the floor squeaks. The maintenance guy is AWESOME, unfortunately, we have to call him every week to fix something that has broken. The show apartment is completely not representative of what most of them look like, so dont be fooled if they tell you to go to apartment 10 to see a sample. Location is awesome, but you can find an equally good location for less cost and more manageable management.
