I had a flood occur in my room. Cause of the flood was due to the room upstairs, the tenant left their sink on for more than 3 hours. I suffered for it unfortunately. I called the emergency hotline. Was told floods are not emergencies. The maintenance guy kept ducking my calls.The ceiling was damaged. Definitely mold started to grow. I plan on suing FCS and the owner of the apartment that I resided in. You guys have a big problem.The apartment above my room flooded. The ceiling in my room was completely discolored/soaked and my flooring was soaked, because the flood went through the floor in the room above and soaked my room.I called FCS to inform them that there is gonna be mold eventually in the room and they sent their “expert” to solve the issue. Instead of properly solving the issue, The expert just painted my ceiling. I called Karla in the office, she stated she would call me back, she would finally call me back after calling her 3-4 times stating that she hasn’t responded, and it took one month to finally paint my ceiling and to clean the carpet. Karla would not listen to my concerns, the expert’s name was Brian. Very unprofessional. He used My Tools to complete his “Job” He tore off the curtain from my wall, I was forced to purchase a new one. I informed Brian that he needed to cut open the ceiling and dry out the opening, he did not do this he simply just painted the ceiling. He put a “bandaid” on the problem. I told him and his assistant as well to wear Masks because of COVID-19 and they did not wear their masks. Putting me at risk.The room continued to smell and made me physically ill being in the room. I couldn’t sleep in there.Informed FCS that there will be mold and it is not a safe environment to live in. I was forced to live in an apartment that had bacteria growth/mold in the ceiling for 2.5 months.I recently moved out and they still managed to take more money from me.You’d get better honest business from a local drug dealer than these guys.....I emailed Michael Johnson, who I believe is the CEO. I will update my review once this is resolved. I will be waiting on the CEO
Karla Avila of FCS Rentals has been the Property Manager on my property for the past year and a half. She has done a fabulous job leasing the property, and has maintained 100% occupancy and 100% collections the entire time. Karla always does a good job getting repairs completed quickly and for a reasonable cost, and even has found vendors to do atypical jobs like every other week lawn care and spring cleaning handyman services. I have been extremely happy with Karlas professional service, and would recommend her as a Property Manager to anyone.
I am a little late to giving props to Karla Avila on helping me with the management of my house! But better late than never! She made the work simple and straightforward. And she was very responsive with any questions I had. Within a matter of days (not even weeks) she already found potential tenants for my place! Thank you Karla for making things extremely easy!
1. The water heater in my apartment was not running for an entire week.The only way to take hot shower was to heat water in the pot. The management should improve their communication with the maintenance people instead of pushing the problems back and forth and wasting so much time. In the end, they give us half of the month’s rent back so that’s why I still give them 2 stars.2. I was one of those students who got stuck in their contracts when BYU turned our classes to online during Winter semester. The management DOES NOT care about students. They only care about your money. Why? They provide absolutely NO HELP. I told them It was almost impossible to sell your contract because people were going home as BYU encouraged us to do so. Also, I told them it was dangerous to live with roommates because they went out every day and who knew if they had contracted the virus or not. There was even one section in the lease(4.7-23-B) that says If the student leaves school due to a verified unforeseeable and unexpected catastrophic loss or serious illness. In such instances, termination of the Agreement is in effect after acceptable verification has taken place.” They just told me that they can do nothing about it. In the end, i was lucky enough to find someone to whom I had to pay hundreds of dollars to buy my contract and the management still asked you to pay $100 for “contract transfer” fee.
I have been renting with this management for a while now and am super happy with how good of a management company they are! I would definitely recommend it if you are looking for BYU housing. I especially appreciate Ingrid and Mariah in helping me with all the questions I have and being so timely to reply.
Karla Avila has been amazing to work with! She is thoughtful and organized, always providing advance notice of property visits or needs in writing and via phone. Very much appreciate her friendly professionalism!

I am a rental property owner who has been with FCS Community Management for just over two years. My Rental Manager is Candice Billingsley, who is kind, knowledgeable, and extremely competent in this industry. We recently had a change in tenants and she responded quickly to get the property ready for prospective renters. She researched the current rental market, posted my property and worked smart to get the property rented.When the new tenants moved in, they unfortunately found that the refrigerator was not cooling properly, and the air conditioner had a hole in the condenser where oil and refrigerant had blown all over the A/C unit. Candice immediately had 3 bids out to perspective companies and had scheduled a repair man out to investigate. With her knowledge of the current market on appliances and networking abilities, we were able to get a decent price for a new air conditioner and refrigerator.We are currently waiting for the equipment to be installed, but I know her quick response from a tenant’s perspective and her attention to detail from an owner’s perspective is very appreciated. How a company responds to situations like this can be a very positive or negative experience. I have had nothing but positive experiences with Candice. I hope to continue working with her moving forward and I appreciate everyone at the FCS Rental/Community Management company. They are excellent to work with and I am happy that my property is being well managed. A+++++
FCS Rentals is an awesome company! They are always accommodating and punctual in every way i need. Candice in the Salt Lake office is always positive and willing to do everything she can to help and takes on extra if needed! And if anything needs fixed or maintained they send Brandon who is contracted through Max Maintenance and he does an awesome job! Everything works and looks top quality and he is also very friendly!

I’ve livdd under FCS management for three years and had no issues, but an experience this month with FCS has changed my mind. FCS repeatedly is giving out our door code to future tenants whose lease hasn’t started yet. This particular tenant called the management company claiming that we had told her she could move in a week and a half early, when in fact we had not. Instead of calling us and confirming with us before giving a stranger our door code, FCS just went ahead and gave it to her. Upon realizing their mistake, we were offered no apology. Additionally, they changed the door code as per our request, but somehow this future tenant received yet again our new door code. This has been a crazy experience to have this back and forth with management about something that should be a simple issue like not giving people who don’t live in the apartment the door code. I’m extremely disappointed in FCS for how they’ve handled this, and for allowing a stranger to repeatedly enter our apartment without our permission.

FCS is an amazing company! We have been renting from them for the past year and everything has been phenomenal! They are very polite and responsive whenever we call and their maintenance workers are fast and efficient. We are only moving because the place we are renting does not have good parking. It is by no means FCS fault because they dont control the HOA but it has been a nightmare trying to park each and every day. I wish the parking situation was better but we have still loved this company! Thanks for allowing us to have a great and memorable experience!
My husband and I were wondering if we could turn our basement into a rental property. We asked Candice Billingsley to come and view our home to see if it was a possibility. She was very professional and personable. Unfortunately the changes to the basement would be too extensive at this time. When we are ready we would definitely use Candice as our agent.

One of the best companies in Utah County. They are honest about what fees they charge you and they treat their tenants with respect. The good reviews almost seem to be paid reviews. Nothing was reasonable about my experience with the company. Feel free to see how reasonable I am by looking at the dozens of reviews I do for other companies. If you enjoyed being robbed, this is the company for you! Management has never reached out to me to make things right and it shows their true colors. Ive never had a worse experience with a business in my life. By far the worst.No joke, these Five Star reviews are fabricated by FCS.They also reached out to me and wanted to reconcile. After emailing them they gave no response. They reach out through Google pretending to care but continue to provide bad customer service. Its quite sad they refuse to run a business with integrity.
Treated us and referred to us college residents as kids. Took advantage of every opportunity to charge us for any cleaning charge or housing charge that was their fault to begin with. With this housing management you are guilty until proven innocent, so be ready to prove your case.
Lara was and has always been very helpful. I have sometimes gotten fired up when Im not receiving clear communication about maintenance and questions from the front office staff here, but overall our issues have been cleared up and resolved well. Communication is key. I feel satisfied with FCS rentals. And I apologize for any hassle Ive given. -Natalie

Not a good management company. They charged me twice for rent and said they can’t credit the money back into my account, they can only credit me for the next months rent. Okayyy but what about my bank getting an overdraft? Or what about all the time I’m without money because I live paycheck-to-paycheck? They like to find the smallest reasons for charging you on cleaning checks, even when you spend hours doing a good job. I’m being generous and giving them 2-stars because they do come fix things in my unit pretty well. I would never live in anything managed by them, again.
Candice has been super nice and great to work with. I was moving out of my home in tooele, didnt want to sell, and didnt want to rent it out myself. My boss has owned several rental properties and referred me to Candice. She got me way more rent for it than I expected, and more quickly than I expected. And now shes always there when I need something.
We live out of the country and I never need to wonder if our apartment is being properly looked after. Karla Avila does a good job of keeping me posted and has filled our apartment every school year.

If you rent from FCS rentals please proceed with caution. The complex (Belmont Condos) itself was fine but the management is lacking. For one they do not prorate rent so even though your last month of your lease you are only in your apartment for half of the month they still charge you the full month. Cleaning checks are also ridiculous, they inspected our apartment the last time around and said this is the cleanest apartment we have inspected. They managed to still failed us and left us with a bill for a cleaning service for basically a dusty windowsill. Dont live with FCS rentals unless you want to get royally screwed.

FCS rentals was the most incompetent staff I have ever dealt with. They also tried to charge my roommates and I $600 for professional cleaning of our apartment we left sparkling clean. I spoke with the manager and she removed all of the charges, but my other two roommates were charged because they never said anything to them. My interaction with them was that they were dishonest. Nice apartments to live in, but not worth the hassle of dealing with the management.

I can’t tell you what a relieve it is to find a property management team that cares about their clients. Candice Billingsley has gone above and beyond at her job and she has contracted our company to help with her clients hearing and air conditioning needs. To see someone that cares so much about her clients and tenants of the owners as well as the owners shows so much to what this company is all about. Candice has answers early morni calls and even on weekends to make sure her tenants had cool air in their house. She made them a priority and she does this every time her tenants have any issues. She is hands down the best face for this company and they’re lucky to have her

Absolutely ridiculous on checkout. Roommates and I spent an entire day working together to clean the apartment before checking out. It was above and beyond any cleaning I have been required to do at other apartments and they still failed every one of us. When asking about what we failed on they listed things like paint on the door from where they had painted the trim and left a spot before we moved in. Additionally, relative to other apartments in the building our furniture was terrible, the paint was done poorly. The oven was out of the 50s and did not have removable drip pans, which made it nearly impossible to keep them clean. Overall it just felt like they grabbed the cheapest things they could find to furnish the apartment and never did anything to improve it.
Absolutely the most unreasonable management company Ive ever worked with. No concern whatsoever for the tenant, only whats easiest and best for FCS. If you like an apartment complex, try to find a unit not managed by FCS. There must be a real shortage of management companies in the Provo area for this business to survive.

Horrible rental management group. Washer and dryer was included in lease agreement. Washer has now been broken for 4 weeks. They refuse to do anything about it. All they say is its up to the owner to fix, which unfortunately is true, but FCS refuses to put any pressure on the owner to get it fixed. They could care less about the tennants, but continue to accept their money and stand by the owners side even if they knowingly know it is wrong and unethical.
Candice was great on finding us a condo and helping us get moved in. Very easy process!
All this company wants to do is scam you. They dont provide enough information on their rental listings just so they can deny your rental application for any reason at all and keep your application fees.
Michael - this is in response to the post you left for my husband, Shayne Bean, yesterday. We sincerely appreciate your response. Probably it seems like we are miserable tenants, but I assure you this is not the case. You need to know that the troubles we have been dealing with didnt originate with the broken washer. It began with the owner of the unit renigging on the initial lease agreement, and the problems weve had with nearly all of the appliances in the unit, and the poor way your office has handled our repair requests.Shortly before moving in we paid the deposit and signed the FIRST lease agreement. It stated that the monthly rent would be $975. One week after signing the lease we received an email from FCS Rentals stating that the owner had backed out of the contract and wanted an additional $75 per month. Due to your offices poor communication with the owner, my family was in a bind. We didnt have time to find another place, so we agreed to the new terms.We moved into your unit and realized we had more troubles. Five of the appliances in the apartment had issues. The water heater will not heat enough water to even fill the tub half full, so we have resorted to heating water on the stove. I sent FCS a request for service. In the same request I informed them that the dryer, attached to the now broken washer, doesnt function properly either. We didnt hear one word from your office for a solid two weeks, at which point the washer stopped working. I then sent another service request for the washer, and followed up with a call to FCS, as I still hadnt heard back on my original request. I was told they did in fact receive the first request. Were they ignoring us?? After my call they sent a repair man who informed us that the washer and dryer are in fact broken, which I already knew. The only time your office reached out to me was to tell me they would be delivering a new washer/dryer. They said that after replacing the washer/dryer they would take care of the water heater. Another week passed with no word from your office, so I called again. This time I was told the owner doesnt have the money to replace the washer/dryer. Explain to me why he cant use the additional $75 a month he is collectiving from us to pay for another washer/dryer, or at least fix the one already in the unit? (I realize that what the owner does with his money is not your problem, but it kind of is... because as his representative it makes your company seem incompetent.) If he cant afford to fix or replace the washer/dryer, will the water heater issues ever be addressed? In the mean time one of the burners on the stove would like to have set the whole place on fire. It started sparking and making loud popping noises and tripped the breaker. Last but not least, the freezer doesnt seal properly and we cant keep our freezer food frozen. In your companys defense, FCS did send a repair man to temporarily make the stove and freezer useable and they also followed up with an email with a date that the stove and freezer will be fixed, which I appreciate.The above being said, the owners money problems are not ours. We have upheld our end of the agreement, and then some. We are paying for services we are not receiving. If you do genuinely care about your tenants, please get these things fixed, or return our deposit and release us from the contract. We feel as if we are getting the run around. As par for the course, your team didnt reach out to us yesterday, as you assured us we would.
I normally dont make a concentrated effort to provide feedback in regards to customer service, but I feel like my experience with FCS Rentals should be communicated.The process in which cleaning checks are performed and communicated to the tenants needs to be seriously overhauled. The expectations of cleanliness are unfocused, causing a gray area in respect to holding tenants accountable for the condition of their apartments. Per the leasing contract, a reasonable level of cleanliness is the standard for passing inspection. However, the photo evidence that depicted our violations could hardly portray anything even remotely in violation of that portion of the addendum.In the conscious effort to understand the disconnect with my apartments condition and having to pay a professional cleaning service at the going rate of $45/hour, I reached out to FCS to better understand the logistics of the situation. I am disappointed to say that I was met with extremely poor customer service on behalf of Mariah Cuevas, working out of the Provo office. My concerns were not resolved, and the effort to speak with upper management was met with shes ccd on this email thread.It wasnt until I started a resolution case with a mediator that I felt like my sincere efforts to resolve the issue were reciprocated. However, after starting a mediation case, I received a notice from FCS on December 7th stating that I was found to be in violation of the BYU honor code, in reference to the cleaning check back on November 13th. An aggressive, retaliatory email was sent to me by Mariah with the statement that I could face eviction if any future violations occurred. The referred violation was eating Chick-fil-A with my younger sister at noonday. Receiving such a harsh email the month after the occurance was both unprofessional and combative in nature, especially seeing that it was in direct response to my desire to escalate the completely unrelated cleaning issue.Ingrid Staebner, the supervisor that was ccd on the email thread, reached out to me after receiving the scheduling request sent by the mediator. We coordinated a time that she would be in the FCS office and upon arriving and giving my information, Mariah told me that Ingrid would be on a phone call with one of the owners for the remainder of her shift, and would not be able to meet with me. Taken back by the response, I inquired further- stating that Ingrid was expecting me. Mariah continued to push back, until a few seconds later when Ingrid walked in to the reception area to greet me. Ingrid and I had a very cordial conversation in regards to the process and expectations of cleaning checks and she was able to professionally address the issues that I felt needed to be communicated. Mariah interjected halfway through our meeting, reminding Ingrid that it was time to leave, in the effort to cut our meeting short.To be brief, it was easy to see from the sheer volume of failed cleaning checks that FCS needs to reevaluate their systems, how they communicate with their tenants and amend what defines a reasonable level of cleanliness. Having worked in both customer service and multi-family real estate managment, I must say that I am disappointed by how these issues were addressed. It took leaps to finally meet with upper management and I feel like a resolution could have been made without involving a mediation service or trying to navigate the politics of Mariahs aggressive and emotionally charged customer service.Putting the above concerns aside, I should communicate that I have been satisfied with other aspects of my living accommodations here at Timpanogos Gateway. The location, square ft vs. price ratio in relation to the Provo housing market and maintenance responsiveness has been a positive at this property. However, a property is only as good as its management, and to that, I give it one star.

Pathetic service at fcs. Our place flooded and they didnt bat an eye for 64 whole days. If we have any other problems they get solved if the staff feels like doing their job. Most unprofesional staff ive ever had the displeasure to deal with. Would vote 0 stars, wouldnt recommend. If theres a good review its because they planted it.

Theyre alright to work with, but selling your contract is a little bit difficult, especially because, in my experience, there wasnt very good communication between the FCS representative and myself.
