Absolutely the worst management company I have ever worked with. No maintenance, very hard to get ahold of, not in their office during posted hours, payment portal went down multiple times so we could not pay rent when we tried, did not abide by the contract, and were rude and obnoxious.
So disappointed with REMS. After purchasing a property with 3 units, REMS aggressively went after a valued tenant for a mixup on their end. They threatened to evict the tenants who decided to leave after years of being a solid paying tenant. They were completely unprofessional with the tenants and cost us thousands of dollars as the property sat empty for over a year after that.
Ive had an over 17 year relationship with REMS. Always professional and trustworthy. Together we had had to deal with some of the difficult situations that come with leasing turnover, but they make it about as painless for me as I could ever expect. Highly recommend. I have directed other owners to REMS who continue to thank me.
I choose to give these guys 5 stars for a good reason. I rent an apartment in a complex that they took over towards the end of my lease. I am also involved with several Property Management Group so I can be a little picky. I feel like these guys are great. They took over my complex most the way through my lease. In fact my lease is up and Im paying month-to-month just because I like them so much and dont want to deal with any other company. I was worried they wouldnt care about my concerns because I was leaving in a couple months. However, it was quite the opposite. They are always Pleasant to work with and quick with a reply anytime I have a concern. Also, their prompt about maintenance request and work very hard to make their tenants happy. For those of you that dont know much about a property managers relationship between an owner and a tenant. It can be quite the challenging task trying to make both parties happy, and these guys are great at it!.For those leaving bad reviews I feel like these people did not full fill there part of the contract or read the contract or upset because they left the apartment in bad condition.
I dont EVEN want to get into the details, but they have to be the most unresponsive, disingenuous company I have ever done any business with. I feel bad I have to even leave one star. They managed a property I rented, never answered calls, their online payment system never worked, they never fixed ANYTHING, then took no responsibility when the actual owner charged me for a dead lawn. They would not come repair the sprinklers, and the neighbors all told me the lawn had been dead for years. This is the only bad rental experience of my life.
Ok, I have never had a positive apartment experience before this. I am actually going to renew my lease with them. Previous apartments tried to screw me out of every dollar they had but here, the manager is awesome. Autumn worked with me and my girlfriend and got us a really good deal. Ive had a couple issues and maintenance was dispatched within 30 minutes. Our water heater broke and they got us a brand new one the next day. Most of the community is nice considering the area, and the buildings themselfs are pretty nice. If youre out looking for somewhere, give place a tour, its really good. Oh, and there is no bugs! Its hard to find places that dont.
As a property owner, I have truly appreciated how REMS INC has conducted their services. They are always timely in their responses and keep me informed on any large repairs that may be needed. They are able to leverage their vast network of professional contacts to help with any needs and their knowledge of the industry is excellent. Using REMS INC has been a very pleasant experience for me! The company does an excellent job in advertising for, screening and obtaining good tenants. They also provide good communication and follow up on any maintenance issues. All the people Ive dealt with at REMS are very helpful, courteous and cheerful. I would recommend REMS to anyone wanting an excellent property management company. They care about owners, properties and tenants alike.
REMS is a TERRIBLE! company. Our lease was directly with our landlord. We lived there 4.5 years, paying monthly rent early or on-time before they moved out-of-state and hired REMS to manage the property. After four or so months, we were left with a note on our door (I was at home in that area of the house and never heard a knock or someone ring the doorbell), addressed to John Lund, the America First President and CEO, whos signature was on our monthly cashiers check, telling him to pay an additional $560 or move out in 3 days.After calling their office multiple times, leaving several messages, and writing a few emails to find out why we would owe $560, they had no answer! A week or so later they decided we owed water, sewage, and garbage for the past 4 months. It was in our lease that the landlord would pay all three, and we had not otherwise received written notification (as required by law) that would change or signed a new lease with REMS. It also quickly became apparent they did not have a copy or did not look at our lease, as they did not know our names or what was or was not included in the lease. I asked to see the bills to prove the total, and as one can imagine, water, sewage, and garbage per month for less than 800 sq ft. came nowhere near $140!They lied about correspondence, which I have the emails to prove and statements from our neighbors, and they also wrote us up and threatened to fine us for not taking care of the lawns and garden, which, again, stated in our lease was the landlords responsibility.REMS became so ridiculous and difficult to contact and work with that with my husband having left in the interim for an out-of-state internship, my visiting 71 year old mother, two children under 5, and I moved our belongings out and into a storage unit.Landlords, they chased away quiet tenants who caused no damage to the home (the landlords ex-husband who originally rented the place to us did our walk-through and was so impressed with the cleanliness of the place he gave us back the full refundable portion of our deposit), paid early or on-time every month for 5 years, and even shampooed the carpets on the way out as gratitude for living there, despite how we departed. It took 4 months, and actually 2 or 3 weeks of correspondents with the company and involving a letter from our attorney for us to decide that moving 5 years of our lives would be better than dealing with REMS. We learned from our neighbors who kept in touch that from July to October they had already had two different tenants in that property, one of which the police had busted down the front door to arrest.Renters, you have been warned.
Brad and the team at REMS are professionals in the real estate and Property Management industry that truly add value to any transaction they touch. Ive worked with lots of real estate agents and property management companies and often times was not impressed with the service I received for the price paid. Brad Sears helped us through a difficult small apartment building purchase and handled everything with urgency, professionalism, and expertise. Often times he did work the selling agent should have been doing, just to keep things moving. I highly recommend Brad and his team for your real estate and property management needs!
They managed my rental while I was living out of state for 2 years and for another year when I moved back. When we decided on short notice to move out (took a job in CA) and to make it a rental, they really went the extra mile to get it rental ready and occupied within weeks of us letting them know.Maintenance issues were handled without me needing to do anything, and when we decided we wanted to sell the unit, they facilitated the transaction between us and the tenants who had been there and wanted to buy the home they had been renting. It was wins all around, and I really enjoy working with REMS inc and the staff.
REMS was a breath of fresh air at first. Our previous property manager had not been to the unit for years and years prior. He did not care about the condition of the unit and when I voiced my concerns he told me if I was not happy with the condition he would let us out of our recently signed lease. Given the rental climate at the time we had no choice but to stay and did many, many repairs and cleaning at our own expense.When REMS took over, I was excited because they sent someone out the next day when we needed a repair and they seemed to be more on the ball with things. Our second month with REMS we got a knock on the door and we’re handed an eviction notice because we hadn’t paid rent, only we had. I pulled up my bank statement right there and showed her, she went back to the office and removed the late fee and I chalked it up to a mistake and wasn’t concerned about it, until it happened again the next month and I learned that this is regular occurrence for renters from REMS.Then when it came time for us to move out, I voiced my concerns about the condition of the property, and my fear about not getting our deposit back, even though much of the damages had happened before we had moved in. I was assured that we wouldn’t be charged for anything, and they had requested a detailed damage list from our move in because they had no records from the previous management company. I was as thorough as I could be with the list. We moved out, paid someone to come clean the unit and left it in far better shape than it was when we moved in. After not hearing anything about the deposit for 30 days, I emailed REMS and was told that the damages done to the unit were greater than our deposit, so not only did they not have any intention on giving us our deposit back, but they threatened small claims court to get an additional $2500. I provided photos, spoke with an attorney who told me that because there was no due diligence on the property manager to record damages, no judge would side with them. I didn’t hear anything back from them for 3 weeks (it had already been 51 day’s since we moved out) so I emailed them. Four days later I got a response that no charges would be charged to us and we should get our refund check soon. After another week I emailed again asking for an update, and she told me a check was being sent to us for $740. This was $460 less than our deposit. Upon further emails I was told that the house was left filthy and they had to pay someone to professionally clean it. She sent me pictures of the things they cleaned. All of the dirt, was clearly caused by maintenance during the repair process. Some of the charges were completely ridiculous. They charged us for cleaning a “filthy” washer and dryer, even though the unit didn’t have one. They charged us for cleaning “moldy food” from the freezer, but the picture of the freezer that they sent us had dirty ice in there after they had repaired the ice maker that the previous property manager refused to repair after years of it not working.They realized that the unit they had inherited needed a lot of work, and that they couldn’t legally charge us for it so they charged us for what they could, even though it shouldn’t have been our responsibility to pay for cleaning up after maintenance. They took full advantage of us.In a climate where rentals are hard to come by, it sickens me that companies like this have the upper hand. Hard working, honest families are left desperate for housing and have to turn to companies like this, and are taken advantage of.
We have been dealing with REMS inc for almost a year and a half now. Rent is more than reasonable in our basement apartment and we are happy to have an affordable place to live while going to school and working. We feel blessed that although sometimes there are bugs in the house or the faucet breaks, whenever we send in a request for maintenance they are prompt in responding and helping us live without worries or problems. Recently, a mistake was made and we had no power inside in the morning. After a short discussion with the office, they promised me to have it taken care of within 3-4 hours. It only took 30 min! I was checking to see if the office was open today and came across all the negative reviews. I feel like REMS inc has done exactly what a property management company should do, and there should be more positive reviews, so that’s why I wrote this.Autumn if you’re reading this, just know that we think you’re pretty cool. And funny. Keep up the good work.
REMS manages several of our rental properties and since Autumn Mortensen took over as our property manager we have been thrilled at the quality of service we have received. We have been with REMS for 8 months and so far its been great and easy. They dont always answer the phone, but i just leave details and they call, email or text me back very quickly with the solution. That is totally cool with me and makes it easy. Everything is handled in a timely manner.

Scammed me out of money asking me to apply even tho I showed them the kind of credit I had.Told me to apply and said there’s a good chance. So I did, and after 90 dollars they told me, jk we can’t.Uh, ok. Just wish you would have said that when you saw the credit in the first place and not stolen my money.
REMS is an interesting place. I’m not saying to avoid them, but just something to pay attention to. We walked through the apartment and it was great, seemed well kept. Between then and when we moved in it had irreparable water damage that REMS new about and didn’t tell us. Yes, we should have walked through the day before we signed to check, but they should definitely be bound by ethics on their end. We moved in, they won’t fix the mold, they won’t test or check for mold, they say it’s not there even though the smell is blatant.
REMS is so helpful whenever I call. I want to give some feedback regarding their accounting staff who always gives me terrific help. Theyre patient, explain things clearly, and go the extra mile to help if I need it. They are willing to spend considerable time helping me with my questions. I am extremely pleased with the staff at REMS!
Their good rating is because they told people to post 5 star ratings. See the rest of the ratings are mostly 1 star? Its for a reason. Find someone better.They seemed nice and helpful at first but I quickly realized they dont hold their employees responsible for what they tell you.They found me great tenants but I didnt get the first months rent so I called a couple times and they blamed it on an account set up issue and Id get the money on the next set of payments. That money never came and then someone else told me they gave the tenants free rent without my approval. I was not so upset about this but more annoyed at being lied to several times. I sent a letter saying I was ending my management relationship with them.The president (Brad) told me to call him to discuss and I thought he would look for a solution. Instead he told me they had the right to do whatever they wanted and to never call his company again. It felt a bit like the old joke You cant fire me! I quit! Dont worry Brad, I wont call your company again and Ill tell everyone who will listen to not call either.
REMS got back to me about my heater not working within an hour of my email and was able to get someone out right away to fix it. I have a small infant and it means a lot to know that they get back to you when you leave a detailed message. My fridge also went out and REMS was able to help me get a new one right away and even call to let me know what was going on. I appreciate them working hard to keep our apartment up and running and all the effort that goes into filling every renters requests. Great job guys. Thank you from our family.
Just wanted to drop a review on the excellent service I had by REMS a couple months ago in June 2013 from a truly WOW moment. Their techs came and cleaned out the dryer vent which was very clogged. They tested my dryer to see if it worked better and said it worked fine. I’ll try it out with a load too, but I am sure it is great. REMS got here so quickly and has always been so prompt and it’s been really nice to work with them.
Professionalism and experience is exactly why I hired REMS. I had no idea what all my rights are as a landlord and I want to make sure that we are treated fairly, as well as having our tenants treated fairly and REMS has done a great job of both. I have been very impressed with all of REMS staff. The leasing coordinator, accounting and property manager have all been very professional and have taken good care of us. I have already recommended REMS to others because I have been so pleased with their professionalism. I am confident every member of REMS is as competent as the three I have dealt with so far.
If I could give zero starts I would. I rented an apartment from them for about 2.5 years- with the first year being on a joint lease. During the first year rems was decent however never got back to us in a timely manner or followed through with anything. Then, as I contacted them saying I’ll be on a single lease and would like to sign for another year, I was told in writing they’d send a lease over however I never received it. This left open a lot of uncertainty on my end as I never knew if I would be kicked out or could stay, rent would go up, new lease terms, etc. On top of that, being on a joint lease before, I was responsible for paying my (former) roommate’s half of the deposit when they moved out as we both paid upon signing the joint lease (in person), but again, I never signed a new lease or new deposit. When moving in, we never had an in-person inspection, only a check off sheet. In two and a half years, I never had a maintenance problem or had to contact them for any apartment issues whatsoever. I spent over two days cleaning the (very old) apartment and even scrubbed the ceilings knowing it’s so old and looked dirty. Now, upon moving out I was told I would get my deposit back minus the carpet cleaning fee. But out of a $700 deposit, I only received $103 and no explanation. It was a small and very old apartment with normal aged wear and tear, so I have a hard time believing carpet cleaning costs $600. The deposit also came back more than 30 days after I had to vacate. They are never in office, extremely hard to get a straight answer from, and not transparent. I even found a replacement for leaving and they were not transparent about the new renting price and terms. I also asked for a reference letter saying I was never late on payments as I will need a letter for my next place (given I’ve been at rems property for over two years), and was told it would be emailed within a week. But after three written attempts and a cc’d email request, I still never received it. When you call it seems their office is always closed or people only work certain days and hours. As long as you send rent out several days before it’s due and don’t need any maintenance, they leave you alone when you rent. However- the move out process has been a nightmare and feels like a giant scam. Rems has multiple properties but I’d stay far away from the entire company.
I am currently an officer in the US Army and stationed out of Utah so I use REMS for my property management needs because they are remarkably easy to work with, which has been an enormous relief after working with our previous property manager. There are several specific things that Ive appreciated. I am always able to get hold of someone whenever I need to. REMS always returns calls or emails very quickly. They are easy for the tenant to contact too. REMS takes care of maintenance issues very fast and gives very detailed, precise invoices for work done. We get monthly statements and they always get consent before doing costly repairs. Their price as a property management company is very reasonable and REMS costs for maintenance has always been very reasonable. It really has been a pleasure working with REMS. They are my first choice if we decide to rent our home again and they will be my first recommendation to anyone else considering becoming a landlord.
REMS always has a prompt response to an issue in my apartment. I have rented from REMS for a long while and just wanted to thank their maintenance crew for the repair work they do. They come in and do a very professional and nice job. They are considerate of me and the apartment, and they spend the time to do an outstanding job!! I am always impressed and grateful when they clean up everything before they leave. I am very grateful for REMS great service and they way they treat their tenants. Makes me want to renew my contract when it comes up.
I recently hired REMS to do some repairs on our rental property and just wanted to say how great a job their workers did. Everything was completed to my satisfaction. I went to inspect the property after a long hard day at work half expecting to have to clean up after them and much to my amazement, the place was exactly the opposite. They cleaned up after themselves and you would have never known they were there other than the fact I had a NEW fan in the kitchen, the hole in the ceiling was covered and patched just like I requested, the fan in the bathroom was replaced and the electrical is now working again. REMS did an amazing job.
Please go anywhere else but REMS inc! They are horrible. A true nightmare. We rented the apartments in Orem, Utah. Trying to contact Managment is extremely frustrating. They do a horrible job at getting back to you after leaving messages asking for help. They treat you poorly when you do get a hold of them. They at times ignore your calls/emails or texts. My husband gave up dealing with them because he was so overwhelmed by frustration and we had signed a contract and couldn’t move out. When we left the apartment they tried to charge us over $1,000 on damages that we never made. When we asked for Proof they sent us pictures of a completely different apartment. When we pointed it out they apologized and sent us pictures of damages for another apartment that wasn’t ours once again. They are so disorganized! We pointed it out again and the lady we were dealing with apologized and finally sent us pictures of our apartment... They weren’t able to back up the charges they were initially asking for so they lowered them. The charges were still absurd so we disputed them. They finally said that the apartment was left so dirty that they would not return our deposit ($750) and that we still owed about $62 but, just to resolve everything, they would “let it go”. My husband and I were so taken aback from how horrible their treatment was that we just said okay, take the deposit, thank you for “forgetting the outstanding balance of $62) and please don’t contact us ever again. We have kept the email exchanges as proof in case anything came up in the future (they also would not allow us to discuss any charges by phone so everything was done by email. Any questions we had, any disputes we would make.... it took us 2 months to get anywhere. They took so long to get back to us!) Now, 3 months later or so, we are getting a bill for over $1,000 from a collectors company saying that we will be sent to collections if we do not pay REMS inc. how much longer can this nightmare last!? Please don’t have any dealings with them!
They get my money to me fast and make it possible fur us to keep above water with our mortgage payment each month. They are also very good and fast about going after old delinquent tenants. Were excited about their new collection efforts. Thankful to REMS for all their help. It is greatly appreciated.
REMS…let me start by saying thank you for managing my properties the past few years. I have always received excellent and efficient service in the past which is why I always look to use you in the future. I always receive fantastic service from their staff and when things don’t go as planned I always receive some sort of update or question as how to proceed. REMS is the best. Thanks.
REMS is great! When they make a mistake they are prompt and thorough about fixing it. Monty is especially friendly and helpful if you have the pleasure of working with him! These guys have a lot going on and never seem to let anything slip through the cracks!
Update: Sadly, I would not recommend REMS anymore to anyone. After trusting them and believing what they told us about the upkeep of our property, we found out that the home we owned had been destroyed by the tenant. After the tenant had been evicted, REMS told us that the home would be rent-able again right away. Once we saw the home, we found that was not true. It cost us $30,000+ to repair the home to a descent and livable condition again. I am so disappointed in the dishonesty of this professional company.Old review: We are owners of a property and after having a negative experience with another management company in the first 3 weeks, we moved over to try out REMS to manage our property. Weve used them for two and a half years now. Several months ago, I was asked for permission to go ahead with a repair at a certain price. I gave the okay and when I got the price in our monthly statement later, it was nearly double what Id been told. But because I didnt have the name and details of who called me in the beginning, I got stuck with the bill. I talked with the Maintenance dept at length about the problem and Im happy to report that the they have stepped up to the plate and the next several repairs that came along, they kept me well informed all through the process and sent me good documentation.Nobodys perfect but I REALLY appreciate that they worked so hard to improve on a problem when I brought it to their attention.I do heartily recommend anyone who is willing to accept criticism and improve!!
Great customer service. Leasing agent was very respectful and took care of my needs as well as answered all my questions. She had complete knowledge of everything that I asked and made sure I left without any concerns.
REMS inc. managed my Salt Lake condo after I moved out of state. They made the rental problem as smooth as possible. When important things came up, they got me involved, but for the regular things they took care of it all. If I do rental properties in the future, Ill be asking them to manage them.
I have been with REMS as a student renter the past year. I didnt want to leave them because I feel like they do a really great job, and they were able to easily transfer me to a different unit in the same complex. They even sent my old deposit back 2 months early so I wouldnt have to pay the new deposit while still waiting for my old one to come back. I love renting from REMS, they are great!
I have had a great experience working with REMS and how fast they were able to get things advertised and keeping in good contact with me about my unit. I was glad to know that even though REMS has certain requirements that I was able to suggest certain things I wanted and REMS took that into consideration knowing it was my rental property and that being the owner I should and did have final say on some things. They did a great job getting my unit rented ASAP.
REMS does a great job with our HOA. We switched to them about 6 months ago and glad we did. They keep up with all necessary violation letters we request go out. I also LOVE the fact they let us know when the warning/fine has been issued. Keep up the great work REMS!!!

I am a homeowner in a 150 unit Salt Lake area homeowner association REMS has been managing for more than a year. They take care of everything promptly and respond to any request so quickly. It is always refreshing to know that there are people you can count on to follow through with getting the job done.
REMS is a great company, absolutely 5 star quality. We rent a 2000 square foot office in Orem and have been there 6 months. We really appreciate how great REMS is at getting things done for us. And we really appreciate the work their maintenance team provides. They do a good job.
This is a very diligent management firm. They really take care of my property and know how to keep good tenants in the house - while weeding the bad ones out. I have never had an issue with REMS collecting funds from tenants, and applying late fees when necessary. I can really feel that they have my best interests at heart.
I have worked with REMS Maintenance on several occasions as a resident manager and they have always very prompt in getting back to me on repairs and maintenance issues. Every time one of my tenants or I had an issue they would have a tech out the next day and they get quality work out of their techs. We have been resident managers before for other landlords before so we were tentative to call and talk to REMS about the repairs that were needed to get the apartments rentable but REMS was able to help us figure out the situation without any problems and have the work done right the first time. REMS staff and especially Monte are no nonsense-get-it-done kind of people.
I had an emergency after 10pm and was worried that it would not be addressed until the morning. I have kids in the home and a furnace not working in the middle of winter was worrisome. To my surprise David responded quickly by calling me and then showed up at my house shortly after. I know that it inconvenienced him to come out that late, but you would have never known. He is always helpful and willing to do what ever needs to be done. Thank David.I also wanted to comment about the staff as a whole. This past weekend another tenant who is known as a hoarder needed help. In passing I saw the mess when the REMS staff first showed up. There was only a path to walk through the living room. When I returned not only was the living room completely gutted, but they were on hands and knees scrubbing the kitchen floor. I could not stomach being there for a second and was was amazed that the REMS staff was in there that long. Its nice to know that there are still good people out there, especially this season. Never saw that before, I tip my hat to this company.
My husband and I moved into a brand new town home managed by rems inc. We lived there for one year without having to deal with rems inc. but when it came time to move out, we got ripped off!!! Mind you it was two adults living in a newly built town home for one year. When we moved out, we deep cleaned everything--walls, baseboards, light fixtures, blinds, pulled the fridge out from the wall and cleaned, EVERYTHING!! We even did some paint touch ups when we moved in from the normal construction misshaps. But to our surprise, we were charged a cleaning fee in addition to the carpet cleaning fee. Wonder what they cleaned?! When we questioned it, they said they had to replace a light bulb in the kitchen--it had to match all the others, there was a shelf loose--not that we were aware of the whole time we lived there, there were some paint chips on a closet door--not to our knowledge as we had done touch up painting previous and before we left. It sounds like it is the standard from rems inc to have a $200 fee in addition to the carpet cleaning fee when moving out. We asked to meet them for the inspection but they said there is no way we can do that with every tenant. Isnt that their business? Isnt that what they do? Watch out for rems inc!! Crooks!!
We met with REMS last night in our usual monthly HOA board meeting. They are so prepared and always responsive to our needs. One item that came up was in regards to our tax status with the IRS. We requested some help resolving this matter and the next morning they were on the phone and emailing the appropriate agencies and our accountant to make sure this matter got resolved. Very impressed with the communication and the speed at which REMS responds to our associations needs. A big thank you to them.
I rented some space from REMS for the past year and they were wonderful to work with throughout the lease. Their maintenance guys completely remodeled my space and did a great job with the new paint, doors, and carpet. If I did need a different space configuration I would still be renting from them.
Big shout out to REMS for helping make the necessary repairs to both the roof and the interior wall of my condo unit. The guys they sent were easy to work with and I was very satisfied with the repair work. REMS has great techs and always responds when something breaks in our unit.
REMS is fantastic. I know we pay REMS to manage our property, but we still appreciate the high level at which they perform for what they are paid. We used them to help us handle a very difficult move-out situation and they excelled. REMS has taken a huge burden off our shoulders and has made the entire process of renting a home so much easier.
Worst apartment management company that I have ever had.Rems works hand in hand with a maintenance company called All-Pro and they have very poor service. Monte at All-Pro is very disrespectful, and does not keep well documented details of the maintenance his crew performs. He will argue for days with you when you try to ask details about the overcharges for maintenance work.Go ahead and fill out a check-in sheet, and Rems will be sure to lose it so Monte can avoid having anything fixed when you move in, but he will be sure to come do work later on and charge you for it. Rems owner, Brad, puts up a front that he is there to help and mediate things to make sure things are fair, but dont plan on him being much help. Get ready to lose a lot of your deposit.If Brad and Monte want to run their businesses under dishonesty and a lack of integrity... fine.... but dont make the mistake of renting an apartment that they manage.
Im a tenant in an apartment that they manage. They are very hands off, which can be nice, until you need to get a hold of them for any reason. Getting something fixed took many repeated phone calls, and their office doesnt have many open hours, with no way to get a hold of someone when the office is closed. If you have an issue to be resolved, plan on calling every couple days to remind them to get it done.
REMS maintenance is fantastic and very responsive. They sent their crew out to our HOA and fixed some lighting issues and garbage concerns as requested. They also fixed our EXIT lights without being asked and saved us calling them back again. Their service was prompt, efficient, and courteous. These small things mean a lot to our homeowners and their renters.

This place has pulled a bait and switch on us twice. The first time we were signed a lease for an apartment only to find out we were getting a different apartment in much worse condition. Didn’t sign. Two months later they post another one for a certain price and have us come in to sign and then raise the price $150. And then raise it another $100 after we point out what they had just done. Super frustrating when you’re looking and looking and calling to ask for information only to lied to. Just be upfront and no one wastes their time!
The property manager I have dealt with at REMS is great. He is very professional and has great communication sills. I have multiple rental properties that I own with a partner, and we are always on the same page because of the consistent communication from REMS.
REMS is fantastic. We are tenants in one of their properties. We really enjoy working with them to resolve issues that arise and the fantastic job they do. They are always willing to help out!

I was in a REMS property about 4 years ago now, and at the time they were awesome. Low impact and reasonable. Ive hated property management companies in the past, but I actually remember liking REMS quite a bit. You can trust them in my opinion.
$199 fee to rent though REMS, Really!When I ask the leasing agent what this is for specifically, she tells me that it is an Initiation fee.That doesnt tell me what it is for and I have never heard of a fee for this amount from anyone ever before.Is this normal because it seems very high and with no justification unnecessary?Who spends $200 for something with no explanation?
I lived and worked overseas and own 6 units in provo, ut. I contacted REMS off the internet, and signed a contract with them and used them for about four years. In general, everything was fine until I came back to Utah to visit the properties. One of my properties had a rusted out van with a ripped tarp over it. When I inquired to REMS they said they sent someone by and nothing was there. This was the same day I saw it. I drove by again and told them it was still there. On another property there were five cars parked in the driveway, one on bricks. I asked REMS to go by and check, and it turned out that the tenant (a single person) had passed away and there were now multiple families occupying the house with no signed lease. I drove by the house several times and each time, there were several people on the lawn smoking, when the lease specifically said no smoking allowed.I cancelled my contract with REMS over the summer after all this happened. When I contacted REMS to ask for the move out or in surveys in order to handle the return of a departing tenants security deposit, they responded that the tenant never turned one in.In general, the people I dealt with at REMS were pleasant, but I felt very disappointed the property was not kept up to basic standards while I was away.
Shout out to REMS! They have been managing our property for the past 4 years. Recently, after one of their quarterly inspections I was informed about the possibility of a roof leak based on condition of the shingles. REMS helped secure some bids and we got one from our favorite roofer too. After the work was completed REMS sent someone back out to inspect the job to make sure it was complete ad problem solved at no charge to me. Got copies of pictures and written report as well. Their follow up throughout the process was refreshing to say the least. I wish every property management team would take a lesson from REMS. Very best.
REMS did a great job. They helped rent my student condo in Provo. The Girls are happy, Im happy, and its working out great. REMS is the best.
Terrible management company... At least if you are a tenant (rather than a property owner). Soon after moving in we found it was infested with COCKROACHES. Our fridge & freezer went out July 1, we filed a service request the next day; it took them 30 days to get us a new one. Calling the office is pointless as they are impossible to get a hold of. Overall, renting with them was an extremely bad experience.I write to warn, not complain. Do yourself a favor; dont be sucked in by the cheap price. It is simply not worth it.
Terrible company! Hated dealing with them even for the most simple things. They are terrible at responding to anything. Terribly ran company. Avoid if at all possible. Autumn is a real winner.
I have been with REMS for a few years now and I have been very happy. I have had a couple of discrepancies on a couple of my monthly statements, however they are willing to look into it and made the correction fairly quickly.
Theyre one of the worst companies I have ever had to deal with. The office manager is one of the most evil women Ive ever met. The apartments are beautiful, however, and thats a big however, my boyfriend lives there and was told that the management office is not babysitters, so the kids that live in these buildings that are never watched are allowed to throw rocks at windows and break them, throw trash everywhere and just do whatever they want with no repercussions. They allow dogs and no one picks up after them so there is dog feces everyday, they also told other tenants he was the reason they were getting evicted so it was pretty scary for awhile. In the end a single father of a 15 month old was put out with a day notice for the lack of care the office has. Its just disgusting that a company would have no conscience or morals. I will continue to spread the word as no one shoulder have to go through what he has, they charge so much and are only with half of it!!!
Worst rental company Ive ever worked with. Never responds to maintenance (our water heater went out in January and we had to call our apartment owner because REMS wouldnt help us). They hardly respond to emails and havent responded to voicemails (even though it says youll get a response in 24 hours). They lied about our deposit and stole our money. They have $300 fees for pretty much everything ($300 to sign a contract? Cmon). No professionalism whatsoever. Will never rent from them again and regret our 11 months in their apartment.
I moved in with the expectation that they were very nice and easy to work with. I fixed things in the home without even notifying rems. Additionally, we had a water main leak in our home and required them to tear up our kitchen floor and front yard for an entire week (all this documented). I went through the home repainted, replaced carpet and cleaned all other carpets...even spent 4 hrs cleaning the oven. All these things were not accomplished when I moved in. Rems is now not picking items and not willing to give my deposit back. This company was great to work with up until it was time to move out...I would strongly suggest you look at alternate resources when renting. I will be taking rems to court and discussing two items: 1) we had a major safety issue in our front yard where the ground had sunk causing a major safety issue that they never addressed and my kids repeatedly were injured in. 2) my kitchen and front yard were torn up and it took them way too long to fix it. When they did fix it, they didnt even reinstall the tile so we had dirt everywhere. I will not be a person to be taken advantage of. I go above and beyond and do things without bothering others cause thats how I was raised.
I am a bit confused at the negative comments. I have two rental properties handled by REMS. Both with long term tenants. I periodically get a bill for a replacement or repair so I know they are being kept up. I have told REMS I want my properties kept in first class condition, and they have done so. Perhaps not all landlords are a consciencious as I am. I know one of my renters personally, and I have told them to let me know if they are ever not taken care of by REMS. They have never contacted me seeking my help so I conclude they are happy with the response time from REMS. Also, my properties have a strong HOA. That may be part of what is keeping my rentals clean and safe both inside and out. Sure, Ive had some minor problems with REMS, but a little comminuciation has worked things out. No company is perfect, but so far REMS has substantially met my expectations, along with those of my tenants.
REMS will Nickel and Dime you for everything from clearly stated fees, to avoiding any home repairs that a Property Management company should typically take care of. Something breaks from normal wear and tear? Your fault. Expect to pay for it. Need help from them? Offices are perpetually closed, and they dont return your voicemails. Go anywhere else.

Cant choose zero stars they dont even deserve a rating system at all. The worst company to try to deal with they dont respond or take care of any problems. All they do is ignore the problems and brush it off like nothing happened unless it is involving the building managers which they are completely out of line and abuse their power as a building manager.

I wanted to thank REMS and everyone who was involved with getting the repairs completed in my condo. I know it was a large task and I am very appreciative of all the hard work! REMS was nice enough to come out late on a Saturday night to see the beginning of what would be a huge leak and repair job. After a few very warm days the leak became very bad but luckily REMS responded very quickly to remove the snow and ice along with all the destroyed sheet rock and carpet inside. They even installed blowers to help dry out the excess water. After the roofers fixed the problem on the roof, REMS was very timely in getting the sheet rock replaced and doing the texturing & painting, making the room look like it never had an issue! They truly made my life easy by being completed when they said they would- the carpet people were able to breeze right on in after them. Thanks again for being so prompt, professional, and timely!
They have never once returned a phone call or called back after they said they would. They consistently lose important documentation including, but not limited to, our rental agreement, after which they tried to tell us our rent was higher than the contract amount. Getting any sort of help or information from them is worse than pulling out my own teeth. I have never in my life had to deal with a more incompetent and disorganized group of individuals, especially the leasing coordinator, Autumn.My experience over the last twelve months with them has been excruciatingly similar to dragging my face across a cheese grater. A few times I have called them with various problem and had them tell me it would be resolved within the hour or so, but then when it isnt resolved by the next day, I call them back only to have them tell me that they didnt actually do anything last time I talked to them, but this time they will make sure it gets done.Today they called me, and angrily demanded that I explain to them the situation with the previous renters contract, and whether or not the previous renters had undergone background checks and credit checks. I dont know, REMS, it isnt my job to perform credit checks or background checks.
I work for a mortgage company and needed information for HOA dues being paid current and then also a HOA certification completed which I got back the same day I requested it. It was a great experience actually. Camilla Soifua was the Admin that helped me get this information so we can move forward with the refinance of our borrower. Thank you so much!
This is such a dirty company. Landlords and tenants beware. I have a whole laundry list of problems we have had with them, but Ill have to summarize in order to fit them here. This company is a big fan of Chicago politics, and isnt afraid to bully, intimidate, or harass tenants. They dont care if what they are doing is illegal or immoral. They even fraudulently altered our contract with whiteout after it was signed. Thankfully we have proof of the changes. My wife and I were hired to be resident managers at our complex and have had front-row seats to their corruption. Several times we or other company representatives have served eviction notices in error thanks to their accounting department. Serving an eviction notice to a single mom is not an experience I am eager to repeat. One of the storage units at the complex has been missing a door going on 11 months now. Maintenance is sometimes quick to respond, other times it can take weeks to have a work request completed. I have submitted work requests multiple times about minor roofing issues that have been completely ignored and allowed to fester into bigger, more expensive problems. Whether you are a landlord, or a tenant, run as fast as you can from this company.
Our apartment was sold half way through our contract and REMs began managing it and it was a joke.First they stopped paying for our cable and internet when it was materially in our signed contract that they would be paid for.Second, we were lied to about the move out process and they tried to change our contract terms in order to charge us for the full months rent. It took them a while to respond or do anything to assist us.Third, they never asked us about extending our lease or gave us a written warning that our rent was increase which is against the law.Fourth, we had ants and when we asked them to come and take care of it they responded; We will only come out if more than one tenant complains. They never reached out to the other units and never responded.Avoid REMS, if you are looking to rent make sure that the property is not managed by REMS.

I have been a tenant for 2 years in a property that is managed by Rems Inc. We have had no real problems with them and enjoy our apartment. They respond to our maintenance request and are always willing to talk.

I decided that the best review would be the following... four months after my six month contract with REMS, they sent me an email asking if I would recommend them to any friends. I clicked no, and then it prompted me to write about how they could improve future, potential customers experiences. So, in hoping that it definitely gets read by the company asking the questions, I will post my response here:Nothing. I hated the experience I had with your terrible company. Strangely, most companies exist to make a profit BY WAY of positive customer approval. I have no idea how REMS is still a functional business. I have heard nothing but negative things about you, and I will make sure that anyone who asks me about my experience as a former customer will hear likewise. Let me tell you just a few things that you can do to make sure that you dont continue on with a traditional, Provo-slumlord reputation. First of all, fire your maintenance man. I dont remember his name now, but for a business who hires a repair guy to not only fix the problems (extremely unsatisfactorily) but to also deal (and thats ALL he did; he DEALT) personally with your clients, you have chosen poorly. He is a terrible people person. He is rude, inconsiderate, standoffish, confrontational (are you getting the idea???) I would change him... I dont like rude people in my home. I especially dont trust a rude person to come into my home amongst all my earthly possessions and fix things while I am gone. Finding paint on my possessions was certainly not a positive experience. Secondly, I would recommend that you have some competent person be in charge of the books, as we were really quite robbed upon moving out. I will say that you were incredibly efficient at inspecting my apartment upon termination of our contract... We dropped our key off at 8 pm before the deadline (your office was closed, but we just put the key in the mail slot per instructions posted on the door) and then when we finally received the receipt for our security deposit, all the extravagant charges were dated the same day we dropped the key off! I am impressed that somehow you knew we had returned the key after your offices were closed, and then inspected the apartment that same night! All silliness aside, of our $600 safety deposit, we redeemed less than a third. Much less. That being said, it only took a few phone calls, and a couple of emails threatening legal action if I didnt receive at least an explanation of the bogus charges. Interesting how just a phone call or two can get the better of a crook. Thanks for the a few hundred dollars more. More than a month later. That kind of money really goes a long way when you are a starving college student. I could really go on, but unfortunately, I know (based on previous experience) that you have either stopped reading by now, or more likely, this will forever remain in some online database, unread by anyone with influence. So, I will do you the favor of making my customer service experience public and available to the potential customers. Have a good one!
Always responsive with maintenance requests -- and the maintenance guys always knew what they were doing and were happy to take a minute to explain the problem and solution.
Poor service. Rude associates on the phone who dont listen. These guys charge a lot and then deliver poor service.

Apathetic towards tenants concerns and complaints. Maintenance takes forever to get resolved and nobody seem to care about communication with their tenants. It is a pain to get a hold of anybody when needed and staff isnt very friendly. We were supposed to have our kitchen floor replaced a year and a half ago and it is still waiting for repair.
Awful awful awful. Oh, and illegal.
