I love living here! Mostly because of the location being on the edge of the city, access to Montgomery County, and the amenities. Most people who live here seem very friendly, happy to have a quick chat, and hold doors for one another. Apartments seem sound proof as I rarely hear much from my neighbors. Maintenance responds quickly to issues and is fast to get the job done. Monthly surveys seem to be taken seriously as I once said something about the fence at the dog park and it was fixed 2 weeks later.The only negatives I can think of are the noise level coming from Red Lion and that the hallways in about half of the buildings are out-dated. Im not sure why there are so many bad reviews are on here! Maybe I just lucked out in a great building.For the people complaining about mice, its an apartment building! There are going to be mice and honestly I see a mouse about 4 times a year. I dont understand how management hasnt done anything when there are clearly black mouse trapping boxes set up all around the exterior of the complex. Exactly what most apartments do to try to control the problem. Ive been here for 3 years and never saw a roach so obviously you or your neighbors need to clean more often. For the guy that left that long review, its clear that youre just very angry. This place isnt like Frankford Term at all. Yes, people have occasional parties but its never every night, every weekend or even every month! You also had so much to say about stolen packages but never said how they just put in Amazon Lockers for the entire community ( probably per your complaints). I actually think its more of a pain in the a** because before then, my neighbors always carried in each others packages so it wouldnt get stolen or be rained on. Now I have to go for a walk.Anyway.. if youre looking for a place on the edge of the city limits, with some cool amenities, and mostly great neighbors, Id say give this place a shot! If you dont like it, move out when your lease is up. My tip would be to try to live in the buildings in the center of the complex as the top seems to have trouble parking and the bottom feels more isolated.

So we lived here for year. I honestly dont think this place gets enough credit (should at least be a 4.6 or 4.7 my opinion) . It was well maintained, maintenance moves quickly, and they actually give a rats a** about their properties. They change AC filters regularly and way more. They always have a lifeguard on duty, the only reason we moved was because they didnt have a 3 bedroom apartment or townhouse. Where we moved NOW which is not apart of Morgan Properties however is a mess and you TRULY see the difference and although I wont discredit their name while I live there but CANT WAIT until we move for the comment Ill leave and I also have a slew of images to back what a 2.2 star place looks and sounds like. Im not saying Brookmont was ABSOLUTELY PERFECT but its definitely no 2.2 star place either.

I lived here for 9 years. They wouldn’t renew my lease because they wanted to make my apartment the sample apartment even though there was already a sample apartment in that building. I was never late on my rent. I moved out in July 2017. I just received a bill from a collection agency for a gas bill for almost 1000.00. When I called the debt collector and PGW they said that the bill was still in my name . I moved out over 2 years ago. I called Brookmont and spoke with Elicia who said that everything was turned off and that they had just switched the service back on. That was a lie, they had service for the last 2 years. Service was shut off for nonpayment. Brookmont only turned it on then. The bill was still in my name. Now they won’t answer the phone and corporate office is worse! I don’t know how they stay in business. They are thrives and slumlords. They rob their tenants with outrageous water bills, rent and anything else they could add on. Poorly maintained apartments!

Its been about 2 months I moved in here and I already hate this place!!! About two or three weeks ago I saw MICE in my apartment. I informed the office right away but it took almost a week for the exterminator to come. He did not do much, so I saw MICE again today. Since the first day I saw mice, Ive been begging the manager to send the maintenance to check and seal the holes in the whole apartment, but it takes them forever. I would have already moved out, but manager says I will have to pay the pre-termination fee for breaking the lease even though its not my fault. This place is a trap. I would never recommend it to anybody!Their reply is NOT true. How is it taken care of, when Im still having mice and holes in my apartment. Its just terrible and extremely uncomfortable.

For me the Brookmont is a nice and quiet place to live. The staff from the offices and maintenance have been very attentative to my needs. They took time with me when I had questions and maintenance responded within a reasonable time, sometimes within minutes they were knocking at my door. My experience has been awesome.

This is an update to an already horrible nightmare I posted about previously. I would give this place minus 100 stars if I could. DO NOT LIVE HERE!!!!!!!!!!!!!!!!!! They are not honest or forthcoming at all. I went to get a place today and it should there was an eviction on my file from them. The eviction they claim was 3 months before I moved out of the dump. They almost cost my family and everyone else in the building their lives because of not properly fixing their property. Now I am having a hard time finding a place to live because of an imaginary notice of eviction that I never received from them. They are overpriced and very negligent. They do not care about you or your family. I cannot say enough bad about this place. There was no positives.I wish I could give 0 stars!!!!! Worst place I have ever lived! We were lied to from day one and trust me Brookmont Apartments will NOT work with you even if the situation is there fault. They got me in an apartment that was not checked prior to us moving in and had a bad heater that ruined several things and everything in the house had to be thoroughly cleaned several times to get the stains out. You would think they would work with me. NO. Not at all. I cannot wait to move out of this place. If you are in Philly you do not want to move here. Trust me you will be sorry!!!!

A friend of mine is looking to rent she & asked how I liked living there. It has been quite sometime that I’ve lived here. Everything these reviews are saying shows it has only gone downhill. My boyfriend and I lived there in 2016. After only 6 months of living there he passed away in a car accident. I sat in that leasing office and explained that I couldn’t afford it on my own and that I had to leave not even a week after his passing. Well, to get out of our lease I (19 year old whose world just turned upside down)had to pay 3 months rent ! They said if I provided the death certificate (which I did) they would see what they can do considering the circumstances. What a joke. Don’t waste your time or money.

One star for this property and management company is too much. Property is poorly maintained. Good luck getting any problems you have fixed properly or in a timely manner. Lived here for some years and the quality of residents have gone down significantly. Property is drug infested and crime has gone up. They don’t have separate water meters for each unit within a building they actually divide the bill themselves which runs between $50 and $70 a month of water people! They refuse to fix this and it’s actually illegal but no one does anything about it. They have been known to evict people with no court papers with no repercussions to the management. People are afraid to say anything to them I fear they will come home to locked doors. The locks are not changed after old tenants move out especially the main door locks. The management office is incredibly difficult to deal with. Management changes as much as we change underwear but don’t get your hopes up that the new team will be better than the latter. Current management staff speak to you in a disrespectful and condisending way. They refuse to solve problems instead reply in a robotic passive aggressive way. This seems to be the training from Morgan properties because it sounds like they are reading off a script. In my search for a better property I visited many Morgan properties in the area only to find that they too are over priced and poorly maintained. This company seems to be a high priced slumlord. Don’t waste your time looking at any Morgan property. Very happy we were able to get out safely. Although, they nailed us with fees when we moved out and we left the apartment in better condition the when we moved in. I wouldn’t want my worst enemy to live in any Morgan property.

Brookmont is a terrible place to live. Do not believe the blatant lie that the negative reviews were posted by those who did not pay their rent. All of their posters paid their rent. They just did not like being ripped off. Ironically, it is the five star reviews that I believe are completely fake.

I would put a 0 start if could with NEVER COME HERE RED SIGN!I think everyone should know what he will get when put a sign on the lease agreement.1.) IT IS NOT SAFE HERE: Your packages will be stolen if left for more than 1 hour. Looks like some one intentionally walking into the all mailrooms and shopping for packages. During the last year my packages was stolen at least 13 times. And no one from the management going to give any s$%t about it. They just do nothing.2) Almost No background check at all. You can be a anyone with any income to leave here. At night time it looks like Frankfort transportation center here. Some people would gather around car and listen music loudly and shouting .3) Never a free parking spot if coming after 9pm. Or pay 40$ a month to reserve one4.) UNLEASHED PITBULLS and large dogs. You will find that many people do not care about other peoples fears and walking their dogs unleashed.5.) If its not enough you got all kind of weird insects all over the wall.6) Oh yeah even water IS NOT INCLUDED! EVEN TRASH NOT INCLUDED. So do not get tricked by the monthly of 1050$ Your end bill will be MUUUCH higher.7) Late fee is 97$!! 97 Carl! No refunds.8) Only one person out of 41 put a 5start and it is without any comment - weird right?We got a beautiful daughter this year and I definitely will not stay here any longer. Just waiting for september to get out of here. Otherwise You would pay early termination fees of 2 month worth. If You love Your family never come leave here.

Looks can be deceiving!!! These apartments would be nice if they could keep the hallway rugs clean. The rugs are so dirty with stains all over. They smell really bad when it rains! The laundry room is a mess!!! The pipes to let the washer drain are backed up dont drain, the tiles were a blue color but now they are brown/blue since they dont keep it cleaned. plus all the water damage too The cigarette butts outside pile up so bad and starts fires. Oh and if you just want to use the pool once in awhile you cant unless you get a membership now!! The membership is very expensive $75 for 1 person and $175 for 2-4 people. It should be free to the residents or more reasonable. The AC unit is very old back from 1985 when they built these apartment buildings. In the summer if you live on the top or middle floors you will not be cool and the AC will never shut off. The coolest it will get is 76 degrees. and my electric bill was $300 a month for the summer months. They say thats the way they work and there is nothing they can do. They need to get energy efficient units that will really work. And the worst... There is a resident that has hit and run on 2 different people in the parking lot and has no insurance and continues to park in the parking lot. Watch out for a Black Pontiac G6 Plate# PA JRF 3252.

Do yourselves a favor and look somewhere else. Service is fantastic. Joe and Carlos - I cant say enough good things about how well they take care of my mom and her apartment and the grounds. Management, though, is awful. Adrinne has terrible communication skills, Morgan itself charges you a fortune for things that cost them hundreds less, and they do this to even the best of tenants. Its not worth it. Look somewhere else. And corporate, if youre lucky enough to catch them at the apartment complex, is great at schmoozing you to get you to calm down, but then they disappear and leave you with the property manager who is too incapable of clear and effective communication to help. Run away!

Charged for a service animal (illegal), and overcharged for our last months rent just so they didnt have to give back the security deposit. This place doesnt work with you and no matter what- you WILL NOT get your security deposit back. Dont trust them, and dont think theyre ever on your side. They just want your money. And believe me, they will find a way to charge for everything possible.Edit: after jumping through a million hoops and doing the math FOR THEM, they realized they charged us wrong and sent us a check for the rest of what they owed us. If you think theyre wrong, figure it out and let them know you want the rest of your money or else theyll just scam you and keep it.

Would not recommend at this point to mu worst enemy. Calls to regional manager fall on deaf ears. ItsIts all about them. So sad

Mice, roaches and more that maintenance refuses to do anything about it. The ceiling has leaks as well as anything with a pipe. high membership prices for a tiny pool. Staff takes weeks to fix balatant exterior damage to the grounds.With all this you would expect low prices and fair business practices right? WRONGthey make you pay for every single utility, all while tacking on little fees left and right for anything they can think of. including trash thats picked up by the city. Dont even get me started on management and their shady business practicesThere is a reason these review scores havebeen nosediving people! Stay far away from these slumlords.

Look somewhere else!Where to begin with this place, my biggest issue is the fact that they will not respond to my request for reasonable accommodations for my disability. I submitted my request. in writing, via certified mail, with all required documentation from my doctors, and have heard nothing back from their corporate offices or management for several weeks. Essentially Brookmont is violating my rights everyday as a disabled person, but they are happy as long as they get paid every month.Then the never ending fees. Every time I turn around, I am being charged for something else. The third party billing for gas, well thats interesting because I just received a bill from PGW for almost 400$ because the gas bill hasnt been paid by the third party since I moved in, almost a year ago.Also, the amenities they so boldly advertise, be prepared to pay for those as well. Every. Single. One. Pool costs extra per person per short 3 month season (well over 100$). Laundry facilities on-site, well thats an extra 100$ on your rent or 5$ to wash and dry a single load. It is absolutely impossible to reason with the management. Poor Elicia does what she is told, because I assume she is terrified of the office manager. Adrinne will say absolutely anything over the phone or to your face to make you happy at that moment. Then she will send you a rude and poorly written email the following day. Morgan properties is impossible to reach via phone or email, so best of luck if you have any issues beyond what the management can handle.I would not recommend Brookmont Apartments or Morgan Properties to anyone. Ever.

I no longer live here but did years ago. I visited my friend here several times over the last few years. He had to move out due to all of the problems and extra costs. This is NOT the Brookmont of old, when my beautiful girlfriend and I lived here in the early 2000s. Everything has gone down the tubes, including the tenants, facilities, and management. They actually charge you $100 a month just to do the wash! And nearly another $100 for water, even if you are away and do not use ANY! Plus, there are numerous other clandestine, unexpected expenses. Thus, my friend moved to a fantastic, fully equipped duplex on Ferndale Street near Jeanes Street, about a block away. He pays roughly $900 a month (counting everything) for a NICER two-bedroom unit -- versus the $1,500 that he was paying at Brookmont, counting the hidden fees. His Ferndale unit has FREE laundry facilities, FREE water, central air conditioning that actually works, NO annual rent increases, private parking, and helpful/friendly neighbors. Many are foreigners (some are illegal aliens), but ALL work for a living. There is a sense of comradery in the neighborhood. And, unlike Brookmont, there are no mice or rats thanks to the local army of cats. Plus, there are NO pit bulls like the many at Brookmont. I highly recommend that you STAY AWAY from Brookmont and move ANYWHERE else, even a garbage dump. It is nothing personal, but facts are facts.

Mice!!!! Run!!! You pay ALL amnemities!! Dont let them fool you by saying they have a special aparatus that controls if water is leaking, NOT TRUE. Every building share 1 water tank. That means if your single, your still going to pay for a person with a 2 bedroom family or more. They divide the total bill by the number of apartments. Not to mention the laundry that YOU pay for downstairs, that is your water that your paying for that someone else is doing laundry. MICE all over the place and they will make it seem as though its just you. Talk to other tennants and find out for yourself. Post something in the common areas, like Do you have mice? There not doing anything to find the problems. Corporate is no help. Rent renewal goes up 40%. I pay my rent monthly ON TIME, so dont allow them to think its disgruntle tennants or former tennants. Everything is ala carte. They allow alot of foreigners to move in because they cant speak english and do not know their rights. They nickle and dime you and when you leave they mark up charges so that your security deposit is not returned!!!!! People are moving in and out. The department of Health really needs to be contacted on this property. RUN!!!!!

Brookmont is the worst of the worst. There are vicious, barking dogs (and their waste) all over the premises, as well as other pets such as bedbugs, cockroaches, mice, and rats. I was nearly attacked here by a vicious pit bull recently, but at the last second the owner was able to restrain it. The class of tenants has gone way down in recent years, to the point that it is dangerous to live here. Junkies and convicts abound. Management nickels and dimes you to death with many hidden charges that really add up. The rent goes up every year, even though it is always already the highest in the neighborhood. Water costs extra and is very expensive (an extra C-note); it is not free like at most complexes. And it is incredibly costly to use the laundry facilities, again, they are not free like they are elsewhere. Then add a bunch of other hidden charges. The monthly rent quickly escalates by hundreds when all is said and done. And it goes up every year! Brookmonts own website states that 20 apartments are unoccupied (10 are available, 10 need to be renovated). How could that be in such a heavily populated area, unless the place is an overpriced dump? Once they have your signature on their lease, they toss you aside like garbage. Brookmont is about profit, not people. Do yourself a huge favor and rent a nearby duplex, or at least rent in a nicer complex. There are plenty of both in Bustleton, Somerton, Huntingdon Valley, and You have been warned.

The short version of this review: While a cheap place to live on paper, you will pay fees and charges monthly that offset any perceived low cost. Also, no matter how well you keep and clean your apartment, do not expect to get you full security deposit back.The long version:Last February I relocated for work and needed to quickly find a place to live on a budget. My girlfriend and I toured an apartment at Brookmont and thought it a reasonable space for under $1000/month. We sat with Elicia, the leasing specialist, to discuss cost and amenities. We were up sold on the low cost, the idea of an in-apartment washer/dryer unit that would be installed prior to our move-in as well as the apartment complex having a pool (more on this later).We discussed signing details with Elicia and the property manager, Adrinne Rose. The two could not say with confidence that the unit we were interested in would be available in the time frame we requested because of the contract work required to install the aforementioned washer/dryer. We verbally agreed to sign for the apartment under the explicit condition that the unit we wanted be available in the time frame given. WE left checks under the premise that they would be cashed if the apartment became available. To our surprise, they were cashed the next day. I went to the office to speak with the property manager who admitted to cashing the checks, despite our verbal agreement, and informed me she couldnt say the apartment we wanted would be available. She tried to put us in a different unit at a higher price point. After some negotiating, Adrinne quoted us a SIGNIFICANTLY higher price than before citing the washer/dryer. I called this as I saw it: a bait and switch, a scam. She ultimately relented on the price tag.We moved in and realized a few things we realized quickly:Heat/AC: As loud as a jet engine and cost us over $300 in July.Water: There is only one meter for the entire building -- the bill gets divided by bedroom (or something like that). So in theory, if I use no water for a month I will still have a bill.Marijuana: From just after the time we moved in until we moved out, we and our neighbors regularly complained to Elicia and Adrinne about the strong weed smell coming from an apartment in our building. They passively responded by posting notices on all of the doors and Adrinne advised me to call the police the next time I smelled it.Oh and the pool: turns out that cost is not built into the rent.Lastly, just before we moved out, move-out instructions were taped (literally) to our door. It was a checklist to complete before leaving. None of these instructions were included in our lease nor was there verbiage in the lease to indicate that move-out instructions would be provided near the end of our term. We shampooed and vacuumed it ourselves as directed. Weeks later we get a check for our security deposit minus the water bill (which we sort of expected) and minus the cost to professionally clean the carpet. The property manager would not address our concerns.On a positive note: the maintenance staff was pretty good. Turn around on maintenance requests was generally quick and reasonable.In summary, if you need a cheap place to live, Brookmont will provide that. But be assured that you will be nickel and dimed to the point where its probably just as wise to find an apartment complex with all amenities included.

I pay my rent on time, so Im not disgruntled. I am a quiet, professional person who lives here this is my 2nd year. Likes: Parking availability, close to train station for work commute, no Section 8, nice neighborhood, close to shopping. The staff is very friendly and Elicia really tries to help and will go beyond her duty to help, however there is so much she can do. Adrinne the property Manager is very friendly as well, however Im often left confused if my requests are the company;s policies or her agenda. All in all they are very friendly. When I first went through the process however i was not told about certain fees. Then the property manager insisted they did.. How would she know, she wasnt there, the conversation was between the leasing agent and myself. Very defensive. Dislikes: very old appliances, prices are not bundled you pay rent + water and a bunch of other charges. You pay for the statement that is printed out $6.75, you pay for estimation of water, is that even legal? There is no individual meter so they estimate an amount. We have people with washers and dryers in their apartments, and 1 & 2 bedroom apartments. I am single 1 person, so there is a good chance im paying a water bill for a family of 4 :-/ ...Electric and gas is separate. If your looking for corporate to work with you for anything dont waste you time. It was time to renew, they will make so many excuses and will not work with you at all no matter what the problem is. They have stated maintenance work orders are completed when in fact they never visited the apartment. No accountibility. There was a mice infestation problem, they are not aggressive and proactive in trying to solve the problem. They blame other tenants. I am not impressed with maintenance, not truthful. They do the bare minimum, they play mind games between the maintenance team and the property manager. . Rent increase is very high and there is no exceptions, its there way or no way! Communication for large jobs or the need to enter the apartments notices are always last minute. We were literally notified of a driveway paving 1 to 2 days and was told if we didnt move our cars wed be towed. The pool prices are expensive, not included in rent.Overall its a clean nice basic apartment. Nothing fancy. It works for me, but i wont be here long. Its not worth the increase.

After I told them twice to cancel my application, they still charged me for the holding fee. EVEN AFTER they said theyd call me before they charge my card. And on top of that they make you pay for everything when you can probably find a place that doesnt charge much that includes utilities. I wish I could rate th is no stars.
