Abbolone & Scullin helped make my move to a new city very smooth. They were extremely responsive over email, and the landlord usually came out within a day or two for any help we needed inside the house. Paying rent was really easy. They were also very helpful when we needed to get a sublet. I highly recommend renting through them :)

My partner and I were tenants for around 3.5 years. We had a great experience with A&S as property managers. They were always quick to send out people for any issues we were having. A&S also was great at communicating anything that we needed to know, be it service appointments or updates to their policies. We would definitely recommend them to anyone looking for a rental in Philadelphia.

I had a great experience renting from Abbolone and Scullin. They were always kind, professional, and helpful. At times, the owners went above and beyond the call of duty (including getting me a spare key at 10:00pm one night). They were a pleasure to work with, and by far the best experience Ive had with a landlord/property manager. Highly recommend.

I lived at a A&S managed property for a year. By far the most positive experience I had with a rental company in the city. I worked directly with Iulia who was always fast to respond to our emails and made the living experience very easy. I would highly recommend using this service to find a rental property. Iulia and the staff were amazing to work with!

In short, I was frequently harassed by the management of A & S Realty to the point in which I had to enlist my friend, who is an attorney, to communicate with them. I was left 3, not one, voicemails from Mark Gamba of A & S harassing me. Also, a maintenance crew entered the apt. w/o giving me any notice as I was exiting the shower.Story: They had notified me that the property I rented was put on the market for sale. They viewed the property after giving me notice. Then I was routinely asked then harassed that I was obligated to clean the space better to increase the chances that it would sell. The space was sufficiently clean & tidy. Additionally, I, as a tenant, had no legal obligation to stage the space so it would sell. As a renter, why would I care if it sold or not, & its not my job to sell it. In addition to being left 3 voicemails I was home one day & just got out of the shower & heard keys unlocking my door. A crew of 2 were sent over, without giving the tenant (me) any notice that they were coming over to clean the space. I politely told them to leave and A & S could contact me. A & S had broken the agreements in my lease of the right to a peaceful existence in the property & in the stipulation that 24 hours notice or more must be given before anyone else enters the property. Finally, I enlisted my attorney friend to deal with them. They stopped harassing me, but not everyone has an attorney friend that will do work for free.Also, upon moving in there were weights & old furniture which I had to remove myself. After moving out and leaving the space better than I found I still only received roughly 70% of my security deposit back.Rent, Buy, or work with this Realty co. at your own risk.

Iulia was very friendly and honest during the entire process. When we had to move before the end of the lease A&S helped us find new tenants to take over the lease so we didn’t have to pay extra rent. It was a great experience.

Very unprofessional company. They acted like they were neighbors doing me a favor rather than a professional management company managing numerous rental properties. I lived there for five months and finally sold the rental contract to someone else as it wasn’t worth dealing with this company. A few of the issues included:1. Mark and Iulia sent contractors over without letting me know what they’d be doing, how long they’d be there, and what they needed access to. I had to find another place to work at the very last minute (during covid when everything was closed) as they were there all day doing major work on the deck. When I returned home I discovered they had caused nearly $100 in damage to my personal property, which Mark refused to reimburse me for and even tried to blame me for not clearing the deck before they came, even though none of that was communicated to me ahead of time. For this reason alone I would not recommend them to others—I have never seen a property management company refuse to pay for damages caused by contractors.2. They left furniture from the previous tenant and landlord in my apartment for weeks before finally removing it, making it extremely difficult to move in. None of this extra furniture was listed in the contract, and they did not let me know it would be in the apartment before I moved in. Had to work around a huge entertainment center in the middle of the teeny living room for several weeks until they removed it although I alerted them immediately.3. Gave me an emergency contact number but then got upset when I used it after hours to report on a gas leak and told me it was only for daytime hours.4. Very unprofessional in their communications. They would send me long (several paragraph) emails berating me for standard tenant behavior, like when I requested they tell me ahead of time if contractors are coming over or when I asked for reimbursement for the damage the contractors caused. Iulia even called me “belligerent” in an email after I sent her some of my complaints about their unprofessional behavior.All this might be standard behavior for property managers in Philadelphia, but I certainly would not recommend them or rent from them ever again. I thought the negative reviews were exaggerating, especially since Iulia and Mark seemed so nice at first, but I would have saved a lot of time and frustration if someone had let me know ahead of time that it would be this bad.

Lulia and her team are truly the best! I rented my first apartment in Philly from them and it was such a pleasure being their tenant. They were always quick and happy to help whenever I needed anything. Everything was handled in a timely and professional manner. The building was clean and newly renovated. I highly recommend Abbolone & Scullin Realty.

Was managed by A&S for a year and had a fantastic experience! Mark and Iulia are great people and were super responsive and very fair. Anytime there was an issue with the property it was solved within the same day. They are also super nice people and would go above and beyond to assist out myself and my roommates, ie letting us borrow a drill, letting us store some packages at their office, etc. Would trust them to manage my property and to work with renters.

Ive been a tenant of a property managed by Abbolone and Scullin for 3 (going on 4) years now. I am extremely pleased with the service I have received. Any e-mail Ive sent received a prompt reply and any problem with the apartment was fixed as quickly as possible. Mark, Iulia and the rest of the office staff are professional, kind and knowledgeable about the properties they manage. My apartment has had a few problems, which is to be expected in an apartment built in the mid-1800s, but they have done their best to resolve those issues in a timely manner - even if I am not personally occupying the apartment but rather a subletter. Would recommend!

I rented a property managed by Abbolone & Scullin for 2.5 years, and overall I had a positive experience with the agency and the apartment. In my dealings with them, I found that the A&S staff were straightforward and willing to work with me when I had issues or concerns. Common areas were regularly cleaned in my building and the contractors used for maintenance were most often efficient and very helpful. In every case I can think of, I received advance notice whenever someone else needed to access my apartment.Heres an example that shows their willingness to work with tenants: my original lease was coming to an end in May 2020, and after Covid lockdowns I expected it was going to be a major challenge to move at that time. I proposed the idea of a lease extension for a few months, we agreed it would be beneficial for both parties, and we quickly formalized on a short-term extension. Their willingness to negotiate terms in extraordinary circumstances made my eventual move-out much less stressful.Given that I lived in the property over multiple years, I had the chance to develop a good rapport with Mark and Iulia in particular. The fact that its a smaller agency means you can develop relationships with their team if youre willing, and I appreciated the direct lines of communication with staff members. One suggestion I have for improvement is that the after-hours / emergency support availability and process could be made more clear.Upon move-out, I made a best effort to get the apartment back to move-in condition, and I received my whole security deposit back; no petty deductions or haggling over minor things like scuffs and regular wear. I would most certainly consider working with A&S again!

Understanding that we rent a historical/old house, we as tenants anticipate some minor housing issues here and there. However, the following two experiences are indicative of the level of service provided:1. There was a backup in the drains deep in the wall behind one of our toilets adjacent to the bedroom. Despite the guaranteed 24-hour maintenance line, an emergency call at 6 AM about this incident was not returned until approximately 3 in the afternoon, leaving the toilet unuseable for the entirety of that time, and forcing the tenant to miss a day of work to wait for a plumbing service.2. After a period of heavy rain in the area, the basement exhibited flooding on three of the four walls (water was about 1/2 to an 1 deep in the corners). The tenants belongings stored in this area were destroyed. A call on the day of the incident yielded the response that the tenant should just wait it out, the water will dry up by itself. Tenants were also victim-blamed for the loss of belongings, saying you shouldnt store things down there even though the extra storage space was a selling feature in the company leasing the property. Three days later, there was still standing water in the basement, which the tenant believes to be a health concern (mold), yet the property management company refused to provide maintenance or cleanup, delving into the details of bitter personal relationship with the owner (essentially placing the blame on the owner and saying the owner would not pay for maintenance).Finally, as another anecdote, after tenants gave notice to move, we would find that some of our doors remained unlocked after property showings to prospective clients. This is just an example of the lack of detail and carelessness of the company.Do your homework before you agree to rent. They are not accredited by the Better Business Bureau or any similar company, so filing a complaint has to be done at the city level.

Coming from someone who works in property management, this is an extremely unprofessional company. I made an appointment to see an apartment last summer and was told the day before that I would need to call Mark an hour before to confirm. I told them I would be there unless I told them otherwise. Turns out it was Mark who was late to the showing. The current tenant (who worked for Mark) as well as Mark reiterated that the rent price could be negotiated. Once our application was processed, I asked about a slightly lower monthly rent and was told by Mark that this was not feasible. After living in the unit for approximately a month, the kitchen sink was backing up. We notified Mark, who had a plumber out. Mark told us we would be billed for the service because there was a build up of coffee grinds in the garbage disposal. We had lived there for a month and do not drink coffee. After giving notice of not renewing our lease, I came home from a weekend away to find the entry door unlocked. I contacted the office and asked how many times the unit had been shown. The response I received was one or twice. When I asked why I was not given notice, I did not receive a response. I followed up and again asked why I wasnt given notice of a showing, the response I received was that the unit had not been shown. After moving out of the unit and leaving it cleaner than we found it, a $120 cleaning fee was held from our security deposit. When I inquired about the cleaning fee, I was told it was to dust the baseboards and clean the bathtub. I asked for a copy of the invoice and it was refused. I would encourage any prospective tenants to carefully consider working with this company!

They are always prompt with emails and taking care of any issues we have. Hannah is amazing and really has gone out of her way to always find a solution to any need we have.

I have enjoyed and am now at the end of a 4 1/2 year relationship with Abbalone and Scullin Realty as the property managers for my Center City townhouse.I cant say enough about their efficiency and professionalism. Mark Gambas law background allows him to serve and represent both home leasers and owners interests with knowledge and fairness. The staff communicates quickly, clearly and with results via email and phone calls to resolve problems without drama or delay.It was a pleasure to do business with them. They met my needs as a property owner, usually went above and beyond, and made the rental experience a happy one. I would recommend them highly.

Look on Yelp for my post. The interaction between me and the property manager says it all. Sexist, bullying, awful. I have an inbox full of emails showing what to expect as him as a property manager. He said things to me that would make anyone feel embarrassed for him and then thought I called him racist and threatened to take me to court. There are too many good property companies to bother with this one. Go into Pub & Kitchen and ask about him, sit back and hear the horror stories from tenants that work there.

Let me start off by saying I have never written a review on anything in my life - but this company calls for it. Awful company. Awful..awful.. awful. Lived in one of their buildings two years and had nothing but problems. When something didnt work and you wanted it fixed - you were given some girl at their front desk who would apologize a thousand times but not actually do anything about it. If you asked to talk to your landlord she would say shes not allowed to give you his number. Weird since I am paying to live here right? Didnt have air condition for 2 months this summer in 90 degree weather. They claimed they were ordering a part. Never knew a part took 2 months to get here. Dont worry they still made sure to charge us full rent even though we couldnt even live in our apartment because it was literally 90 degrees. Then when they give you your security deposit back..(well what am i saying, they dont) They charged my two roommates and I 600 dollars for painting. Then there was a 300 dollars cleaning fee (even though we left the place spotless) and then another 300 dollars spackling fee? So out of a 650 dollar safety deposit I think we each got about 150 back when it was all said and done and they felt they had robbed us enough. Like the other reviews say - the keypads always break, you never can contact anyone, and it only gets worse from there.

In the two months that I lived in an apartment under abbolone and scullins management, I have found them to be unclear and unprofessional. On the day I tried to move in, I ended up having to pay a third fee for not only myself, but my roommates as well that totaled $1500 because we all needed to have our first months rent, our down deposit and our last months rent. While Im sure this is standard practice, as a first time renter I was completely unprepared and would have greatly appreciated a reminder phone call or an email or anything from the company at all. My roommates were unaware that we had to pay another months rent and the girl ahead of me in line was stuck in the same position. That is poor communication on the part of the company. Then, when I needed to move out just a month in and my roommates found somebody else to take the third room, they tried to pawn the responsibility of getting my down deposit back onto me and the new girl whom I dont know. They told me that since my roommates knew her that I could just have her pay the down deposit to me. A few days later, they called me again and told me that they would be handling it instead and that I had to also pay them a sublet fee before they would release my down deposit. They are horrible communicators and incredibly frustrating to deal with.

Horrible Horrible Place to rent from. Run away and fast !!!!!Please Check Yelp for more Reviews..........This company is so rude and prejudice its ridiculous. Went to rent a house from this company and they never held up there part of the agreement. The house had a few issues that needed to be fixed. There was gas leaking from the stove, a hole in the roof of the front porch, and they made me aware that there needed to be lead testing done. They never fixed the gas leak and the hole in the was patched TERRIBLY (by a piece of sheet rock). As for the lead, I was never given a certification stating that home was safe for me and my child to go into or that they even had the test done. However they still wanted to charge me for it and get away with stealing some of my deposit. They never signed a lease with me and never gave me paper work stating that I surrendered ANY of my deposit. So Im now in the process of taking them to court. The owner Mark is EXTREMLY sexist and rude, he likes to use terms like Ignorant African American, idiot cops, and take me to court, Ive been to court before and bring your husband next time and maybe we can have a real conversation. Had to go ask for my deposit back with law enforcement because how hostile he is. All the women that work there have no idea what to do and are scared out of their minds from him.Good Luck with this company !!!!!!!
