I rented with Michael Singer for 2 years and the experience was such a breath of fresh air following a horrible experience with a different company. They were always responsive and accommodating for any maintenance requests and the rent was reasonable for the area.
I have lived at 2220 Spruce Street for 4 years and I have no complaints at all. Linda is by far the best property manager ever ! Always responsive, and always fair. I have only had to place two work orders in my 4 years here.great price, great location, great management . I seriously can’t express how wonderful Linda has been to me from literally day 1 till now .
I lived in 1730 Delancey for more than 3 years, and really like the place. Linda has been extremely helpful from the get go. The crew is wonderful too, they respond to requests reasonably quick, very friendly and professional.
I lived at The Chatham apartments and have left a separate review of my issues with that specific property there. This review is about the Property Management Company. Unlike my comments about The Chatham, this PM Company I cant give more than one star.When we moved in, we were moving in from out of state and they were less than helpful confirming the move-in process with us. So definitely will not help out other than tell you get a permit from the city and call your building to set up the move. We called the front desk on our way to Philadelphia multiple times to make sure everything was in order, every single time they told us the person in charge of move-ins was not around but they would call us back. Never Did.When we moved from one unit to another as we needed a bigger place and we were overall OK with the building because of the size, price and location. They charged us for holes and floor water damage. They claimed that because the walls were plaster, the Spackle we used was not enough, that they needed to do a special plaster treatment to patch up the holes. Not true. Our new unit is covered with Spackle fixes just painted over. We also had the key to our old unit, and we went back and found no water damage on the floors like they claimed. We let it go since we were still living in the building and wanted to keep it amicable.We have lived in two units, both of them with multiple maintenance issues. We know that their buildings are older and that for the size and price and location you cant be super picky, but we submitted multiple maintenance requests that never got addressed. We are now moving out and some items still never got addressed.You email them and they never respond. They will call after 2 or 3 attempts at contacting them. You call the maintenance emergency line, and you never speak with anyone from maintenance, they just send the front desk to say we dont know when the issue will be solved, we are working on it.We had an incident when they called us asking us to carry our service animal out of the building instead of walking it out on the leash because they had complaints. We said respectfully no and the person got extremely rude and combative, to the point she ended the call and then called back to apologize.Overall, they are not a good property management company. We were pretty easy going and put up with a log, but still it got to the point that it annoyed us enough to leave.PS. If you are looking at The Chatham and still Working From Home STAY AWAY. The construction next door at The Laurel is non stop every day from 7am to 4pm. You cant have your windows open because your apartment gets covered in dust and even ashes from the work being done. Yes, the location, square footage and price are great, but not worth it until they finish the building next door. I have added some videos and pictures so you can see I am not being dramatic about the construction and how much it affects the quality of life at The Chatham.
Lived in a loft for 2yrs. Great monthly rate for an exceptional location 5min walks from Rittenhouse square. Linda was very nice and responsive.
I lived in one of their Rittenhouse buildings for about 5 years and I think as a city real estate company they are great. Living in an older building in Rittenhouse comes with its issues, but they were always extremely responsive in all departments. Maintenance requests were handled quickly, even when my fridge broke, I had a new one within a few days! They are a small business but they have a lot of properties, and still maintain a high level of customer service but it keeps the personal touch that you lose with the larger companies!
I rented with Michael Singer Real Estate for almost a full decade in Rittenhouse, and I would absolutely recommend it.Years ago when I was looking for a new place, Linda was very helpful and responsive, and I got to see the apartment (which I took right away) in a matter of days, when other landlords wouldnt even return my calls/e-mails. Value is unbeatable for the Rittenhouse area - you are mere steps away from everything the city has to offer, and the rent is very reasonable, especially when compared to other options in the immediate vicinity.I barely had any major maintenance issues in my apartment or the building over the years, but whenever there was anything I had to reach out to late Angelo about - maintenance would follow up ASAP. A time or two I had to call them up on a weekend, and they would send someone out within an hour. Andrew is doing a superb job as well since taking over (he has huge shoes to fill), every time we spoke - follow ups were almost immediate.The front office is very professional and they always have open lines of communication by phone or e-mail (and also an emergency maintenance line for the off hours) in case any issues arise, and every single time it was worked out promptly. For any bookkeeping-related questions that I had to reach out to Lori over the years - thank you again!I am very happy with my time as a tenant with Michael Singer Real Estate, thank you again for everything!
If you want a Property Management Company that is unable to communicate with its tenants in an efficient and respectable way, this is the one for you. Apartments are good for the location, size and price, but as a Property Management company, dont expect a response or proper communication.
Michael Singer provides quaint apartments at a great value. 23rd and Pine apartments overlook Fitler Square which is lovely. Lots of natural light! Would recommend!
All in all, room for improvement. A handful of maintenance issues out of the gate. As with any old apartment, I had issues with my radiator, toilet, and roaches-- BUT all within a month of my time here. I had to troubleshoot on my own for issues I didnt think I would be helped on promptly.I had to email and call numerous times to be helped on my toilet (deeply clogged when I moved in, but I originally thought to be just slow as an old appliance. Then I noticed a broken flapper too.) including speaking to the owner of the company himself. A couple of wall outlets didnt work, and was not informed until later. My radiator leaked steadily for a few days before I was helped. Towards the end of my lease, when I was away indefinitely, I came home to find a large water stain on my wall. I was told a roofer would come.Two days later I checked in and maintenance did not seem too concerned with investigating or fixing it (I was on the top floor of the building). They said if [I] was the first to complain then the issue must not be that bad and did not seem to understand that I was not present to check on it but I wanted to be a responsible tenant.I think they need a larger maintenance team; I never saw or personally met anyone. The building itself was kept in decent condition, other tenants usually respectful with smoking, etc. and my studio was relatively cheap for Rittenhouse. Linda and Jaime were always kind and responsive to me.
Great place with reasonable rent in a wonderful location! I lived in my apartment for 5 years during graduate school and had a very good experience with the management and maintenance team. Linda is very responsive and very helpful - she always took care of my issues. Angelo is a sweetheart and he and his team took care of all my maintenance needs.
I absolutely loved leasing with MSR! The office staff and extremely friendly and the maintenance is fast to fix as well as friendly. The only reason I’m leaving is because I like change and found an apartment through a different realtor (even though Linda did her best to find another property within MSR).
I has two experiences with pests and rodents that would make me reconsider living in one of their properties again.1) The entire building was infested with mice and they didn’t care or do anything to keep the mice out. There were holes to the outside all over the side entryways.2) Bed bugs! When my neighbor in Michael Singer’s building moved into her apartment, she found out it was infested with bed bugs. Michael Singer refused to treat the bed bugs or help pay to treat them. When I spoke with them out of concern that the bed bugs may move into my unit, they said that I should pay for an inspection. They didn’t care if their whole building became infested. Wow!The people I spoke with in the front office were nice overall, but the management policies are awful. I got the impression that Michael Singer is only interested in your money. Overall, they are negligent and don’t responsibly manage their buildings.
It’s cheap for a reason. Extremely unprofessional and rude staff, heating is barely on in the winter, tenants are pretty weird. Consider living somewhere else.
My wife and I have been living in a MS town home for 2 years. We were able to set it up with Linda Toppi, who was flexible, provided options, and worked with us to find the right place at the right price.With any older city house, there is going to be issues. The maintenance team is swift in response and action and is always backed up by the office staff.When we started looking to purchase a home, Linda and MSRE were very easy and open to establish a month to month lease option to better position us for a purchase.Ive had about 5 other landlords in the past, all with issues. This company is organized, responsive and cares about servicing their clients- great job Linda Toppi and the MS Team!

I have lived in one of Michael Singers apartment buildings for 2 years. My experience with them was by far the worst experience ever. First of all, their maintenance services is very poor and literally close to nonexistent. For example, it takes hours for the dryer unit to dry the clothes. I asked them to repair the dryer unit several times but it never happened. I am friends with the person who had rented the apartment before me and requested to repair the dryer as well but they didn’t fulfill his request either. Another example is that the glass in one of the windows was broken and has few cracks and since it’s next to a busy street any vibrations from the cars on the street makes rattling noises all the time. This issue was never addressed in my 2 years of being there. Secondly, the managers are disrespectful of the tenants. They brought in huge pile of hardwood floor boxes 2 days before I moved out despite my disagreement saying that they rented out the place already and need to do some renovations. That caused a lot of problems during my move out. Lastly, after I moved out they charged me a cleaning fee. I contacted the office few times asking that why would I have to pay the cleaning fee after a substantial renovation of the apartment. They said this was as per the inspector but no one could say that what did they charge the fee for. One would imagine that after a major renovation a comprehensive cleaning needs to be done. They didn’t give me any satisfying answers and literally charged me for cleaning the apartment after the renovation. All in all, If I could give this zero stars I would.
Didnt buy any real estate with them however they work well in the community by serving&giving generously.
I have lived in several different Michael Singer apartments over the years and have had a great experience in every one. The staff is busy, but they always listen attentively and address my concerns. Maintenance has taken care of any issues we had promptly, although we really havent had many problems. They have a wide variety of places and were very helpful when I decided to upgrade to a different apartment; it made the whole moving process much simpler. As long as I live in Philly, I plan to stay with their company!
I have been renting a Michael Singer property for 2 years now on 11th & Spruce. I love the location and the staff is very helpful and friendly. My rental agent responds quickly when I have a request or question about the apartment and they address my maintenance requests in a timely manner. I have recommended them to many friends!!

If I could give this zero stars I would.My girlfriend and I were recently searching for an apartment and came across one that was advertised as a 850sq foot, 1 bed, 1 bath on Zillow.All week leading up to our visit, the ad still said it was 850sq ft, but the night before our visit they changed it to 450sq ft. Not only was disappointed, I came to realize that the pictures may not be accurate to the description of the apartment we were hoping to get. Low and behold, my assumptions were justified. The only accurate picture was that of the bathroom sink. Everything else was completely different.I found this to be completely unethical and immoral. Theres no way this agency will ever be thought of as a professional organization in my opinion. Proceed with caution.
I have lived in one of Michael Singers apartment buildings for a number of years now, & it has honestly been the best tenant-renter relationship Ive had in Philadelphia. Their office is accessible, easy to get in touch with, quick to return calls & messages, in particular property-manager Tiffany Delio. Maintenance requests are responded to in a timely fashion, but Ive often not even needed to file one, instead just approaching a member of the crew, who are excellent, personable & helpful even when they may already be on another routine job in the building. Even their third-party contractors are great, to the point of me coming to know many of them on a first name basis some years back when they doing work in my building. Ive lived in several parts of the city (Mt Airy, Kensington/Norris Square, Newbold) but my time at Michael Singers property in Washington Square as been the most stress-free & enjoyable renter experience Ive yet had.
Worst rental experience I have ever had. The location was the only redeeming thing.I second every word mentioned belowMichael Singer Real Estate and Oksana from Belmont Village Apartments are they worst landlords I have ever dealt with. Lies Lies Lies, get everything in writing and take pictures of everything in the apartment before you move in.I took 4 months for them to fix my water pressure, I literally showered under a trickle of water. It end up the valve for the water was partially closed to my apartment, I did not have access to this valve so I had to wait 4 months to have it fixed. 4 months to get a repair man to open a valve!!!In the summer of 2006 the floors buckled and splintered in my apartment, it took 8 months and a phone call to the housing authority to get it fixed.My list of horror stories goes on and on.Get everything is writing and only talk via email because they lie

UPDATE-After another few years later, I can say that Micheal Singer Real Estate should be avoided at all costs.Maintenance is a serious issue here and made worse by their incompetant staff. Their buildings are either old or cheaply made. I switched over to one of their “renovated” units and boy was that a mistake. A couple of things that happened during my stay:First week, my entire kitchen and living room flooded because their plumbing is very old and convoluted. Long story short, the 4 floor above units’ dish water flooded into my apartment because of a blocked pipe that only goes through a single pipe in our unit. Maintenance took days to come since it happened over the weekend so we had to beg people not to use their dishwasher and use a bucket to empty water out. What a nightmare! When a plumber finally came and fixed the pipe, they left a mess of drywall, muddy boots, and rusty pipe water trails all throughout the workspace. Said it wasn’t their job to clean up that mess and someone would come from maintenance to clean up the mess. And you guessed it, no one ever game.Whenever they needed to enter my unit, they entered the door after one knock and minimal heads up completely violating our privacy. A leasing agent also did this when showing to prospective new tenants, but at least she was apologetic for it.Maintenance constantly comes in and out through the building courtyard. They don’t take the time to make sure they close the surrounding courtyard gate or back door behind them. As a result, someone stole our $300 road bike along with other tenants bikes in the building.Through Covid-19 Quarantine, property management posted letters to urge tenants to wear masks throughout the building, however, none of the maintenance guys coming in and out of the building, multiple times per day, ever wore masks on a consistent basis.Here’s the kicker, I never like to leave bad reviews unless it absolutely warrants it. I moved out and left Micheal Singer. I would have left my positive review up, but maintenance strikes yet again. THEY HAD THE NERVE TO CHARGE ME $250 FOR A BROKEN MICROWAVE HANDLE. One day, I was trying to open the microwave and the handle loosened and popped off. I called and told them, no one came. No big deal, it was still 100% operational and I don’t like to deal with maintenance as is. It was a frigidaire microwave, so it’s not like we’re talking high end appliances here. To my suprise, when I received my security deposit check, I noticed they charged me $250 and I’m completely fuming. I called to speak with maintenance and they say it was an act of negligence since they never seen it before. Best they can do is reduce the charge to $125. That’s not good enough. I can clearly google this to see this is a common issue and that spare handles cost about $10. I also ask them how can using the handle as intended be negligence, he doesn’t have an answer and basically tells me buzz off. I can’t believe it.I paid these guys at least 100k through my time stay and even left a glowing review to help them out since Tiffany has been pretty decent to work with. However, this charge really was the last straw. They kept saying, “there is nothing we can do”, as if it wasn’t solely their decision to charge me in the first place. I didn’t even care so much about the money, but more the principle. If they treat long term, easy to work with tenants like this, I wonder what they do to others (Despite my complaints listed above, I’ve never made a big fuss about anything). They have over 100 properties in Philly but here they go essentially stealing my money, in the middle of the pandemic. I guess they need the money more than me. They can have it. The only thing I can do is warn others to look elsewhere.Their apartments are small, old and cheaply made. Maintenance is rude. You’ve been warned!

Rented from Singer real estate for over 8 years at the same location. Never any problems, very understanding. Staff is always there when I call during business hours. Cheers to an other 8!
