Me and my girlfriend moved in here a little over 2 years ago. The first 8-10 months went very smoothly. Then when we had a ice storm early in 2021 we had a massive leak in our apartment. They assured us they would take care of it. The snow melted and they didn’t come. We called and reminded them. They sent out the handy man to look at it and he honestly had no clue what would cause this and suggested it was a “constructive” issue. They brought a team out to paint over the water stains and that was that. It continued to rain over the next months and every time we would have water pouring through our walls. Begging and pleading with these people they eventually sent a handy man out who cut up our carpet and put a fan under it. This happened for about 2 weeks till they said they fixed it and put the carpet back. The pool the whole summer of 2021 was bright green and disgusting. They opened said pool the day we moved out. The gym at the apartments was very small and the treadmill had a lose band causing all tenants to avoid it because we all knew it would hurt you. Then on top of all of this it rained again, water came through my walls destroying furniture yet again. We called the apartments angry and gave them the ultimatum of either move us to another apartments or let us out of our lease. They offered to move us to another apartment for an ADDITIONAL $200 a month. We refused and left immediately. We wondered why this would happen, why would apartments treat anyone this poorly? The same apartment we were leasing for $850 a month is now $1010 a month. These people don’t care about the safety, health, or wellbeing of there tenants they just want your money.

Poor complex design. More importantly, they dont waive late fees (which are absurdly high) based on reasonable circumstance.This is unacceptable compared to other complexes in the city that do *and* my prior home cost less monthly.+1 star because it still offers a functional apartment home, but otherwise I have yet to see the value proposition here.Look elsewhere, if you can.

I have lived many places and this is like a small oasis. Brian with maintenance has been so amazing, a lifesaver, and has made me feel comfortable and he really knows his stuff. Hailee in the office is a pro at handling any need I have. I love living here, It is like little personal cottages that you find a sense of peace in throughout the chaos. We love coming home and other than owning a home I can say I have never felt like that. I feel like I matter and I know they take each call seriously. Very well managed an maintained even during extensive, out of the ordinary weather conditions. I could absolutely not be happier writing this in my beautiful space I call home!

I’m sad it’s come to a review. Check past reviews, I never do this type of review....Since the 1st day we moved in, management was not willing to work with their residents. Business is expected, not appreciated... We still have the carpet that looks and SMELLS like its from 2001. After a couple weeks and issues with the home, they finally changed out our HAVAC unit that was from when they first built the apartment homes. The maintenance man confided in me that they didnt change a thing from this house since it was built. Old and dirty refrigerator, and dish washer that made us cringe. .. (they changed out a component in it for us.) we cleaned the fridge enough.Finally, and honestly the last straw for us before I left this review. The oven and Microwave. The first few days the oven would smoke and smell like burning coils. Thats normal they said, maybe just cleaning products burning off from the last residents. Now, the oven turns off mid-cook and DOES NOT hold the temperature. We ate uncooked chicken our 2nd week there, and got sick for days to finally realize that the oven is at fault. And they are absolutely reluctant to make any changes. Maintenance came to check it out for 5-10minutes to say that its normal.... no it is not, I invite you to cook a meal and tell me otherwise.The Microwave oozes a yellow substance and makes the ENTIRE unit sticky. I feel awful anytime I have to microwave :(Unfortunately, were stuck in a lease until the end of this year. For how they treated us, I would like to break the lease early. I hope something changes soon, in that when management finally decides to be on the same team as their residents, itll be a great place to live.

When I say don’t ignore red flags 🚩 I mean it! I was $350 deep into this particular complex (application fees, earnest money, etc) when I decided, screw it they can keep that money if it’s going to cost me a year of misery. When I first gained interest in this complex my floor plan was in the high $900s by the time I did an application prices increased (it’s subject to change by floor level; pool view) but I was told the unit was getting updated and that’s why the rent changed. I was promised new floors, new countertops, new sinks….and that sealed the deal, because truthfully I wasnt pleased by the apartments looks. Therefore, the promised upgrades literally sealed it for me. Well I get approved and now comes time for me to sign the lease before I do I call to confirm everything and now i’m being told that the updates were never a thing and was even asked if I had them confused with another sister complex? Like I was just pulling this out of my magic hat. Ugh no…your tour guide directly told me it would be updated. In summary by the time you add up the $50 a month to rent a washer and drier (optional) $24 mandatory trash valet and whatever else it ended up being the same price as the Residence at North Penn which is a way better option. P.S. when I was touring the pool was green and had been green for at least a week (I came back a lot to continually check the place out). In summary for me to not even had signed the lease it was already too much confusion and personally the quality isn’t worth the money. Unit 1222 was just $1,015 I canceled they released it now its 1,045 why? Same floor level, same pool view, no updates….why are the prices changing but no renovations happening? Sketchy. Look elsewhere if possible. At least that’s what I did 😊

Have lived here about a year. Have had many issues with the apartment since move in. You report the issues and they poorly get fixed. Literally can see previous holes in the walls they tried to fix. Expensive to live here and not worth the price of living in a place like this. You pay a lot of money just for trash pick up and have two different water and electricity bills. Highly do NOT recommend this apartment if youre looking to moving to Oklahoma. Any things you put in for work order they will charge you and not do as they are supposed to do when living in an apartment and already paying high costs. AGAIN DO NOT RECOMMEND THIS PLACE!!The two bedroom I am in costs about $1100-$1300 and is not worth it. You can find something newer and in better condition! The pool is not worth the money nor the laundromat. You spend more on washing your clothes than they do trying to fix the machine or buying new ones. The gym is ok but you could do better at one you pay for monthly! Look at other options before applying here I will say that! Read the reviews and you will see

This community is amazing! The maintenance staff get all of my work orders done the same day and the girls in the office are so friendly and inviting. Johanna and Kim always have the biggest smiles on their faces and are so helpful. The location is perfect. Youre literally minutes away from shopping and several great restaurants. Edmond public Schools-so that is awesome! I would definitely recommend!

By far the worst place I have ever lived. Been here three months and have made 10+ work orders on an apartment that was supposedly renovated to be made like new.Heater is out and called the emergency line and was told there was nothing they could do due to it being a holiday and they dont have any tools to fix it. Was offered a space heater to get me through these frigid temperatures.Most incompetent and unsympathetic staff ever. Why pay $800 a month here for a 10+ year old apartment when you can go next door and pay the same price for a brand new apartment.FYI: Ever wonder why you see they have a 5 star rating and 100% recommend rate on their own website? Its because you cant post a review on their site and they only put up the ones they want.

Went in the other day to look for a apartment home . Met with one of the ladies in the office named Kim lasalta. She was really sweet and inviting . She showed us some beautiful apartments and was very patient with me and my wife. When we sell our home we will definitely be coming back to check quail landing out. It seems harder and harder to find kind people now a days and it’s refreshing to find such a amazing person and company!

I love my home at Quail Landing! My apartment is spacious with wonderful walk in closets. The office staff is extremely nice and helpful. Maintenance is fast to respond and issues are resolved quickly. The grounds are nicely lit at night and the gates provide extra security. No issues with parking and I love having my own garage!

We love the apartments and the people working in the offices! Amy is the sweetest and we love seeing her happy face! Our apartment is so nice and very spacious. It feels like we are right at home!

Amazing apartments! I am happy I live here! Everything is nice and clean. Staff is super nice. Maintenance is on point and really nice! I cant say enough nice things about Quail Landing! I love it here! Clean, Safe and Secure. I dont have to stress anymore about fearing if I am going to get my door kicked in or my truck broke into. I can live in peace and stress free here and not have a care in the world. This complex is awesome and they truly have the utmost care towards their residents and complex!

Went and toured this property! This is an beautiful and well kept property. Kim was amazing and answered all of my questions thoroughly; she made me feel right at home and that I just was not another tenant. Definitely recommend this property to anyone in the area.

The grounds are well kept, and I really enjoy all of the amenities. The staff are friendly and knowledgeable. Shanelle Williams has been especially helpful throughout my entire experience at Quail Landing apartments. I will be recommending to my friends and family.

I am a longtime resident. We have had many maintenance people in my time, but Brian Stacy and Mike Powell are by far the most professional, self motivated we have ever had. The office staff are very caring, very conscience, and are very cognicent of the needs of their community.

The staff is amazing! They go above and beyond on making sure you have what you need. Very fast and prompt. The community is very clean. The staff and the community are very friendly people.

The location of the apartment complex is great. However, that is about all that I like. The management staff takes forever to get certain work orders comepleted. For example, my roof still leaks when it rains and it has been that way since I moved in a year ago. Also, DO NOT sign up for auto-draft payments. Apparently corporate does a lot of maintenance on the resident portal, which requires you to reapply for auto-draft and the only way they notify you is via email. Therefore, if you don’t see the email and don’t know you need to reapply they fine you $100 late fee. I asked if they could start posting news letters to the door or put something in the mailbox when changes like this happen, but their response was the update is from corporate and they send out emails. I honestly believe it is a quick and easy way for them to get an extra $100 from their residents. This has happened to me twice and it’s kind of ridiculous. I regret signing another years lease and will be patiently waiting until my contract is up.

Great community and wonderful customer service. Kim Lasalata went above and beyond to make sure that my family had a smooth move in experience and then followed up to make sure everything was ok in my new home. The staff are very friendly and you can tell that they care about their residents. In my opinion this has been my families best move yet.

Quail Landing is a great place to live! Youre within walking distance to over a dozen restaurants and the mall is literally in your back yard! Great staff and Maintenance is phenomenal. Edmond School district.

I have recently been looking for a new apartment and came across Quail Landing. I spoke with Joanna and she is AMAZING! She’s the real MVP!

I have met with the extraordinary kim. Her expertise and knowledge is by far superior to all other complexes I have visited. She was able to assist me in all my needs and wants. I have yet met anyone in any office that had such a professional essence that kim clearly was naturally born with. Her beauty struck me down as I made my way through the door. Her smile was as radiant as a angel gliding down from the heavens. As she stood and welcomed me to what will be my new neighborhood. I stood completely dazed looking at these blue eyes that shined like the bluest sky. She came and shook my hand and welcomed me with a cold beverage and a soft comfortable seat. She went over all the lay outs to what fit my needs. She took me and shown me a unit that would be similar to the apartment I would soon find out I needed. Everything she did was far superior to anything I have ever experienced. I came in looking for a place to sleep but I walked out with a home. God bless you kim. You are truly the best.

Pool is decently sized and alway a great way to finish off a hot day. My experience with the leasing agent, Shanelle Williams, was friendly and inviting. If there is ever an issue she gets maintenance right on it. Theres plenty of restaurant and stores nearby, plus the mall is right around the corner. All in all, my time at these apartments was very pleasent. Definitely a great place to live.

As being out here for 6 years this maintenance staff is the best they have ever had. Especially the maintenance supervisor Brian.

My husband and I have only been in this complex for a month but it’s our first apartment complex and we love it here at Quail Landing. The staff is great and definitely puts up a great competition against case and associates properties

The only reason this place gets two stars is because of the location. This apartment is literally falling apart and the management does not seem to do anything until you come in there office ready to get upset with them. They will ignore your work orders until damages are done to your property. They also ignore the Air conditioning issues which is a violation of state title 41. Pay the extra money live at one of the other apartments around here as they will up your rent after the first year of living here if they find out you make more money

Been here 6 months no problems so far. Our heat went out but they fixed within the hour. Staff nice I have gone in a few times. Down side small gym old equipment. Rent is fairly expensive but because I have had very few issues and all were solved I have had little problem with the price.

I had mold problems in here for about six months that never really got taken care of and Im pretty sure my child has asthma now because of it and when I moved out after paying to have my carpets cleaned I guess I didnt get them cleaned well enough so they charge me $800 to completely replace my carpets because of two stains. These apartments are completely overpriced for what youre getting I would not recommend them to anyone

It has been three years since I have lived there but the manager of the complex was very inconsiderate. A situation came up that I need to work out a payment arrangement for the month that I was in and everything would have been caught up by the end of the month. Instead of working with me the manager filed an eviction against me. I had to go to court and wasted a day after getting to court to only find out that the manager had the final decision to work with me or not. IF THE SAME MANAGER IS THERE I WOULD NOT RECOMMEND THIS PLACE TO ANYONE!!! He needs to be fired or replaced until he can learn to work with his tenants especially if they are only behind in the current month. Other wise the rest of the staff is great to work with and I would still be there if it wasnt for his inconsiderate attitude and behavior.

Quail landing for the most part is a decent place to live. I did run into an issue where we were forced to move out and sent to collections for $600 (even after shampooing the carpets and cleaning the apartment that we had only lived In for 4 and a half mo.). Never once were we late on any home charges or rent mostly because we never wanted to deal with late fees and such. They sent us to collections almost 30days after moving into a house. Lastly when my girlfriend went to call them and ask what the charges were for they evaded and never answered her questions. And of course collections just wants their money. So overall if you like a more than pricey home with landlord agency thats had its fair share of scandals and schemes try out quail landing. (P.s if you move into 1813 be prepared for rain and snow to melt into your houses windows! Dont believe me check out the yelp reviews for quail landing theres someone who complained about it after they moved out. One day later we moved into that same apartment and oddly enough every complaint they had we had currently happening to us. Just saying think twice before investing our hard earned money!)

If they tell you your rent will be 950 its a lie it will be $1100 . And they can get away with it by adding stupid extra charges. All this because we live in a nazzi country where the politicians are bought by businesses there for they wont pass any regulations to make this thing fair . Liars thats all

The apartment is old, ghetto, the air conditioning was never work right for us, even they changed out the new one, the master was never cool. We had to turn on fan most of the times. Always had the leaking under the carpet. I wouldnt never live in this apartment again and I wouldnt recommend to anybody, its a joke.

I had a horrible experience at Quail Landing with a leasing agent by the name of Shanell. From the moment I went in to complete an application, I felt mistreated, disrespected, and discriminated against. Although my application was denied due to credit. Ive never had difficulty being approved to move into any apartment complex, neither have I witnessed a leasing agent not being willing to offer suggestions or help in order to help a future tenant to move in. Instead, I discovered my denial in a letter that was difficult to interpret due to leasing language, and to add insult to injury. The leasing agent had a disgusting attitude once I visited the property to gain clarity. She was short and gave some very disrespectful facial expressions in me and my sons presence. I felt I was prejudged before given a chance to become a future tenant, and I did not feel welcomed. I felt my treatment stemmed from racism and although I loved the floor plan, and the price range, Shanell, the leasing agent, will cause Quail Landing properties to lose business all because of the agents unprofessional behavior, and ignorance.

Spent a very disappointing year at this complex. Multiple problems at move in with a rent overcharge, then HVAC issues resulting in an apartment above 80 degrees all summer and cold in the winter. This was rounded out by vibrations in the plumbing, a water heater failure, and grey water that came up through our plumbing. Suggest looking elsewhere, especially for the price.

Be aware if you do an application, you only have 48 hours to change your mind or you loose your deposit.
