Mr. Mattoon is the textbook definition of a slumlord. We were great tenants who payed rent on time, and took pride in where we lived making small improvements to the home throughout our 2 years living there. When we got the key to move in the house was filthy and you could see where every picture had hung on the wall obviously the last tenant was a heavy smoker. There was no cleaning or preparation done for us as new tenants, however he was kind enough to let me paint the interior walls myself which I thought was laughable but I did willingly. Anytime rent was due it was paid on time and in full- that check cashed within less than 24 hours however if you had a maintenance issue or needed something addressed with the house it would take over a week for him to acknowledge or send his 50+ year old son who is a self-appointed and self-taught maintenance man working for Huntington investmentsman with his team of day laboring cronies to respond to the tenants issue. After sinking money, blood, sweat and tears into that home and improving it in many ways including extensive gardening and yard work to make the front of the property presentable; to pointing out the black mold growing in the ceiling to the scorpion infestation issues. Aside from Mr. Mattoon being a landlord in his spare time, his day job is a local attorney in Norman - which makes sense he must have some friends in high places with the city because I know for a fact that house was not up to code when we moved into it. Did I mention there was no central heat and air? The electric bill consistently was $350 in the summer and the winter due to the houses terrible insulation and single pane ninety-year-old windows that were not airtight. Originally this was an early 1920s Sears Roebuck and company kit house. It did have charm and potential however it was not maintained and with that much neglect over time these things were inevitable, things you dont realize during a walk-through once youre ready to sign a lease and get the key based on first impressions. Sometimes in this life its not what you know, its who you know. I do know Mr. Mattoon and I know that I would not wish for my worst enemy to rent a property from.
I never got my deposit back when I didnt end up renting a place from this guy after he said he wanted to rent to me.Also, the property looked awful.
The father seemed to be an alright guy but then all of a sudden his son took over! This man turned out to be a total slum lord. I am temporaily with section 8 So landlords normally prorate the rent and let you make installments on your deposits. I paid my deposite all at once ($700) this man refused to give me my key! He lied on the contract stating that I moved in on June 2nd, lied about taking section 8 in the past, told me to mow the lawn but still no key was received! This man wanted me to pay $1,143 up front before giving me the key! We made an agreement for me to pay my portion of rent on the 23rd but still no key. Housing notified him that they couldnt pay him rent if I wasnt in the unit so he had a fit and decided to take me off the lease! This man has put the for rent sign up and down 4 times in less than 20 days. I heard from several people that 2 families moved in and out of the house within 3 months and since then it was vacant for a long time....... Dont rent from this company!
