We just moved into Waterford about 5 months ago, and I we had some complications with our down stairs neighbor but with the help of the front office we were able to get that cleared up. I will say I appreciate a front office who are willing to step up and help solve an issue before it gets out of hand.I moved my family of 6 in and they love it her. The apt is nice, spacious, and in a great area. I would say out side of that one issue we like living here and can see ourselves staying here for some time.

Lived there for two years from 2017-2019. The apartment was nice but the maintenance crew entered my apartment without my permission as well as sending a third party inside without my permission. The parking became an issue that the office never did anything about even with pictures of non residents parking in the covered spots repeatedly. They accused me of having a dog when I didnt probably as another way of entering my apartment and telling me I had to pay a pet deposit for an animal I didnt have. Overall, the apartment had a nice layout and it looked nice but maintenance had to come often for the a/c and other repairs. If you like privacy, this isnt the place for you.

I moved not to long ago and the environment has gotten me to trust in renting. Waterford will go above and beyond for you, if you communicate and show respect. If only cost of living can be just as friendly, thank you Waterford

Just moved in but love the place so far, our unit is beautiful and the staff is awesome.

I have lived here since May 2019 and so far I have no complaints. It’s quiet and located around many shops and restaurants. My neighbors are friendly. The management here are always willing to listen to any concerns you may have. They do activities for our community like dinners and contest for prizes. My favorite was when I was on my way to work early morning an employee was out by the exit of our complex and handed me breakfast in a bag! I was so great full for that. They are quick to respond to any maintenance I have requested. I highly recommend this non-smoking community! A great place to live and call home!

This place is amazing to live in, mainly due to the staff. They willing to help with anything.

It truly has been such a pleasure living here the last 2 years. If I was not moving out of state I would absolutely renew my lease, and I know the same is true for my roommates. Everyone is so kind, they are always doing free treat days for the residents, the property is always clean, it is close to the 60 and 202 or any food/shopping needed, and the list goes on. The front desk team is a delight and always got back to me over phone or email when necessary and Breanna has been such a gem to us. The maintenance team is so nice and hard working. There are definitely times where non-emergency maintenance request took a little longer than I would have liked to be completed, but it was rare. The walls are also a little thin throughout the apartment, but that is me being critical. Overall, this was an incredible living experience. The pool was an crowd favorite for all of our friends that had pools of their own all over the valley and many days and nights were spent using the grill and pool areas to entertain or to just relax. Sad to be leaving, but grateful for the pleasant experience.

I have lived here for over 4 years. Not only are the staff FANTASTIC but professional. Work orders are dealt with within a few days, the pool is amazing and there are no bugs. The staff are always willing to go the extra mile and no matter what you need they will help you. Im never moving into another apartment. Ralph Holland

Waterford was a beautiful Complex, definitely far from luxury though, the price for a two bedroom is way too high to live there, there’s nothing special about the interior/exterior besides the colors of the complex. This was by far one of my worst living experiences of the year. The management there is horrible; they don’t take your personal life into consideration; and god forbid if you ever get a complaint for being too loud, or someone says you own a dog(I don’t have one); because at that point they send you an email saying they have to do an inspection of the whole apartment to make that sure no animals are there... oh, and if your not there during the time they gave you the notice,(if your working,shopping,sleeping) they will still come in your apartment, no questions asked. Jennie/Debbie(management) are completely Rude always doing the least that they can offer... why not go above and beyond for residents... their intentions are to penalize you for every little thing... I really don’t know if race(my boyfriend and I are Black) had anything to do with my living experience at Waterford but I honestly truly think that we were picked on consistently throughout the year of 2017(Payments were always on time; and we kept to ourselves), even after leaving the complex after our year lease was over; Waterford always has a way to jump back into your life, 12 days after moving out; I receive and email saying we owe 1200-1500$ for damages done to the apartment?? My girlfriend and I literally cleaned the apartment after all the furniture was out, so we politely asked if we can see pictures, as to what was damaged or dirty... guess what their answer was. “We can’t provide that information.” Not trying cause any problems so we decide to just pay the fine; I ask if we can set up arrangements and was hoping to do 100$ a month; she flat out tells me no, the most we can do is 6 months. So I’m looking at an extra 200-270$ a month on top of my new apartment payment, car, phone, etc. At the end of the day it is what it is; but all I can do right now is let future applicants know what apartment not to move into in Mesa AZ.

I found this property looking for a smoke-free living community. The apartment is lovely. I have had an issue with smelling smoke and reported it to manager/staff. They have been caring, accomodating and intentional in dealing with the complaint. Thank you!!!

This is the first review I have ever written, and it is well deserved. I cannot say enough about this complex. The search for an apartment was so stressful until I came across Waterford. We have officially been here two months, and I love everything about it.Debbie in the front office was so helpful and kind. She made the move in process so simple and stress free.The entire complex is clean and well kept, the apartment was spotless upon move-in, and I haven’t had any issues with bugs.The complex is so quiet! (And our apartment is right next to the pool). There has been the occasional night that there is a rowdy group at the pool, but we live in Arizona, and it’s a nice pool area so I don’t think you can expect any different. All of my neighbors and other people I have encountered who live here have all been respectful and friendly.I have never had any issues with finding a parking spot. It doesn’t matter what time of day/night, there are multiple close to my building even if all of the covered spots are taken. I feel very safe in this complex regardless of the time of day.We submitted a maintenance request for something minute, and it was taken care of within 24 hours with a friendly note letting us know someone entered the apartment and that the request was taken care of.Before finding Waterford, I toured and researched apartment complexes throughout the Mesa/Gilbert area. For this price point, this truly is one of the nicest complexes and includes all of the amenities you could ask for.

Office lady Rachel is very snobby and rude. Its over priced for fake plastic flooring and cabinet covers . Has one dumpster in back so not properly set for the elderly, an elderly couldnt even carry 1 bag of light weight trash to the compactors due to how far it is. Maintenance is amazing though I will say that those guys are on it and very pleasant.

These apartments are amazing! Not only are the apartments well kept, clean, and comfortable, but the staff is very kind and helpful! Briana helped us and she was there to answer any questions we had. Every time we see her she is patient, kind, and very helpful! Would definitely recommend this place to anyone looking for a beautiful community to live in!

We moved in September of 2015 and we absolutely love our apartment. The split floor plan, 2 full baths and walk in closets are fabulous. This is a quiet environment the other tenants are very pleasant and considerate. No wild parties. The Waterford staff are all very attentive. The maintenance crew are wonderful and quick to fix any problems. If youre looking for a place to call home the Waterford is your place. .

I researched quite a few different apartment complexes throughout the Mesa area and this one was by far the nicest and most affordable location out there. The apartments themselves have generous square footage and are beautiful inside! The staff is very efficient and friendly. Move-in was simple and the streamlined process made my move much less stressful. I would highly recommend this place to anyone looking for a peaceful place to live with friendly property management staff.

Back in February I moved to Arizona from Texas and had no idea what to expect from my new apartment complex. To say that I was pleasantly surprised would be the understatement of the century. I have nothing but good things to say about the complex and the management. Jenny (the property manager) has been fantastic to deal with. Their maintenance staff has been very helpful and were extremely quick in taking care of a couple of minor maintenance tasks. All of my neighbours have been thoughtful and courteous. No crazy parties, loud music etc. Overall I couldnt ask for a better place to live. I highly recommend Waterford to anyone that is looking for an apartment complex with good neighbours and a great management team.

This is not somewhere you want to spend $1100 to live at anymore.Over the past year this complex has went from somewhere me and my family enjoyed living to an almost literal dump. First off, we live by the one and only one place for residents in the whole apartment to deposit their trash. Trash as this complex is done via a compactor that seems to go out of service once ever couple months. So we get to wake up to the beautiful view of trash bags spread out 15-20 feet wide towering up to about 4-5 feet high. The Office will send out a community email on Friday night telling you to not deposit trash until Monday evening (because apparently thats an acceptable alternative?). In addition, the complex has went to a no smoking complex, which *should* mean no residents are smoking within 25 feet of the complex, but what really means they now stand outside in groups by or behind the garages located around the complex. I have had on more than one occasion someone come out from behind the garage when I was coming home from work at 1 in the morning.If this complex wants to really turn it around have some private security and start issuing actual fines to the residents that have turned this complex into a trash dump.I will say though, Nate the maintenance guy is fantastic. Hard working and addresses your issues.

This place is AWESOME!!! I actually relocated from Florida to AZ for work. I was on a very tight schedule and Jen and her staff went above and beyond to accommodate my moving schedule. A part from the awesome staff and management at this property, I enjoyed living here for the past year. The apartments are nice, well kept, spacious, and the maintenance staff is excellent. They just did a remodel for the pool and clubhouse area and it looks really nice. I love the fact that this complex wants keep modernizing the property! Thank you again Jen and Staff for being awesome! :)

First week here, got a neighbor below me (or their guest) smoking on the stairs. I also find a nice pile of dog poo on the stairs landing. Apartment life is great.

The apartments look just like the pictures online, no deception at all. The staff (Briana) was very helpful and patient with our process. We were able to complete application and were informed of approval within 15 minutes of hitting submit.

Moved into the beautiful Waterford Luxury apartments about a month ago and am completely in love with everything here! The staff is always so friendly with my family. The maintenance staff is always so welcoming and loving to us and our puppy! I love the pool and the green grass around. Definitely recommend this complex to anyone looking for a beautiful and loving neighborhood!

The staff here (Briana) have been a pleasure to work with while at my short 7 month stay here! Extremely patient and understanding. The grounds are clean and the apartments too, with amazing layouts. The pool, grill, and club house are always clean and ready to use whenever! The only thing that stinks (no pun intended) is that the trash is on the other side of the complex from where I’m at, but just a short 5 min walk away! Would highly recommended this place to family and friends!! Thank you for the hospitality!

My fiance and I just moved in with our two little girls this month and we absoulty love it here. The homes are beautiful, perfect size for our family. The grounds are always clean and the plant life is always green. We could not be happier. Brianna up front was such a wonderful help along with everyone else up front. Thank you!

Just signed lease a few weeks ago and couldn’t be happier with my decision. Briana was fabulous and patience from the start. Very happy with the location and love the space and layout of the apartment. Great that the gym is available 24 hours. Very nice pool with outside tv and grill to entertain. Glad to call this my home.

My family and I live in Colorado now but if we were going to move back to Arizona we would move there because the staff, and maintenance workers, are great!

Accidentally did 1 star when I first started review. The apartment I was in was located right underneath some very loud air conditioners. You would hear a loud sound anytime 2 people had their air running, I measured 65db in the computer nook which was right underneath the air conditioners. One of those people would run their a/c near non stop. It would run for 1 1/2 hours to 2 hours at a time, turn off for 30 minutes then back on. This drove me nuts, the apartment management said it was normal so it never got resolved, only solution was to move to a different unit with a transfer fee. The hallways that lead to my apartment including the stairs were always dirty and had stains everywhere. People that lived there would drive fast through the parking lot, slam their apartment doors and leave trash outside their door.The apartment layout and the apartment itself was nice but was very glad to leave.We cleaned the apartment probably better than we received it, still got billed for pet cleaning for carpet. Even though they charge a non-refundable animal fee and deposit plus monthly pet rent. The fee should have covered the cleaning fee and I should have got a refund back on the pet deposit, but this is typical apartments run by shady people that truly dont care about you, as long as the rent is paid they dont care. Also they stopped accepting packages in the office, you would have to have them delivered to your front door where people can steal them. Again they could care less.This apartment really woke me up to the unfair practices that can happen when you are bound by a legal contract. Ive had problems before with other apartments but never this bad.The plus side is maintenance was very quick to respond and the front desk girls have been great.Would not recommend this place to anyone.

From calling day one to signing a new lease, my experience with the staff at Waterford was amazing. They were polite, welcoming, and very professional. I am really glad my family and I decided to make this our new home.

We came here looking for an apartment, and the staff (Briana) helped us so much! Briana was so patient with us, and helped us with the application and everything. Also, the apartments here are so clean and modern, and they have a big fitness center and beautiful pool area. It really feels like home here!

While living at Waterford for 2 years, the environment was satisfactory however, they raised my rent more than 30% when the lease expired (over $300 in addition to the $940 I was paying for an annual lease). They charged over $1000 in cleaning fees when I had had the apartment professionally cleaned. They also lied about the carpet being new and charged me for new carpet. They claimed the bathrooms had not been cleaned. Make sure you take pictures and have witnesses upon leaving this complex as they will overcharge.

I get tired of seeing greedy property owners who nickel and dime there tenants. You have too many extra charges. Washer and dryer should be included in rent not an added fee.This statement is in your what’s included in my monthly rent addendum“The monthly rent shown here and on your quote sheet does not include utility fees, pet rent, W/D rental fees, renters insurance fees or other standard monthly fees that may apply. Please contact the office for more information specific to your community.”It states W/D rental fees not included.If it’s not true update your website to reflect so it’s transparent.

I was a tenant with Waterford at Superstition Springs for a year and half and referred this place to anyone who was looking for an apartment. When I first moved in, the management was super courteous and understanding. However, the new management is horrid. When I went to drop off my keys in the office and requested to get my apartment inspected. They coldly said no one could do that today; we will let you know once the apartment is inspected. I pleaded with them again and said I just want to make sure everything is ok before I leave but they simply did not want to help. A month passed and I received a letter that I owe them over 800 dollars.I was shocked and called them immediately to see what was going on. One of the property managers “Jenny” said my apartment was dirty and they had to renew the carpet because it was dirty without giving me a chance to wash it. At this point I am forced to pay for the carpet that could have easily been washed for much cheaper if they simply would have confronted and provided me an opportunity to clean it. I am very disgusted and regret ever recommending this place. Absolutely the worst customer service I have experienced in my life. GOOD LUCK if you are planning to rent from them.I wish I could give them a zero star.

Although Ive never been a resident here, this place is attractive. Ive only seen one apartment interior, but must say that it had a very nice floorplan, with bedrooms on opposite sides of a great room. From what little Ive seen, 5 stars is appropriate.

I have a lovely idea. Since we love charging smokers $250 for smoking outside and away from people, lets charge everyone who drives a gas powered car while at it! This place would be so much better if we could get these fossil fuel air pulluting machines out of here. Lets charge them all for litteraly putting out as much pullution as smoking 20 cigarettes just by starting a 6v car. Its great how smokers go off property but why stop there? Lets make all gas power cars park off property as well, since clean air community is very important!!!

Pros- Clean well maintained apartments. Large split floorplan. Large tub. Love the office area. Great balcony.Cons- Only one person can take a hot shower at a time. Its an apartment, but the noise level is really bad. Corridors and walkways echo sound. Buildings too close together. I could see in my neighbors bedroom, i am sure they could see in mine, and being adults much could be seen. Stupid rules like parking your car forward not backwards. Trash compactor always full and only one located at back of complex for several rentersThe worst- Management. Inmature, rude, lacking customer service.(Jenny). Issues not being followed through. Leasing staff doing things not respectful of company policy.

I lived here 8 years and would live no were else. I love this place, and all who work here.!

I applied didnt get approved unless I had a co signer now Im out 150.00 . I thought I was supposed to get some money back .
