Theres no washer/dryer in unit and the laundry facilities have been broken into before. Other than that, very good communication from the office and nice apartments. Infrequent pests and timely maintenance. The prices could be better.

My apartment was a mess because I am going through everything and getting rid of stuff that was dumped on us when my dad died. He reported our apartment was in habitable and I got a eviction notice.

UPDATE: Had a very good conversation with Errin in the office when I spoke to her about the issues. She was unaware that they were out this early working on construction as they did not communicate that to her. She assured me this wouldnt continue to happen and gave me call back once she got more information about the timeframe of the work. As long as communication like this continues, Sands will get a 5 star rating from me.I have been woken up at 5:30 AM every morning for the last two weeks to construction on our buildings roof. I understand work needs to be done, but starting so early every single day has made sleep impossible. I have reached out to the office a few times with no assistance. There was no notice that they were going to work on the roof or a timeframe for when the construction would be done.

I have lived here for 13 years with my mom my grandma and my sisters and I love this place because I’ve made a lot of friends and I have a lot of memories about this place.

My husband and I have loved living here for the past two years. Staff is very accommodating and friendly. Maintenance is quick to respond and fix the problem. Out of all the apartments we’ve lived in, this complex has felt the safest to us🙏🏻❤️happy to call this place our home!

I lived here for a year in 2017. Errin was the office manager at the time and she was WONDERFUL! I was young, this was my first apartment and I didnt know what I was doing. Errin helped my roommates and I through the whole process. Maintenance was responsive usually within a few days. They always fixed the problem and never did a sloppy job. Lots of families lived in the complex, so it was nice to see the kids playing outside. It made the atmosphere feel family oriented and safe. I lived on the second floor and my only complaint was the cockroaches. They were the small, fast ones (German brown cockroaches). They were impossible to get rid of. I never found them in my bed or anything, but they were usually in the kitchen and the bathroom. Besides that, I liked living at the Sands and the rent was affordable.

Leasing agent, Erin is very helpful and knowledgeable.

Would have loved to move here, but after leaving my 150 deposit I was told I could get back, they rented the 2 bedroom and tried to force me into a 1 bedroom. I was told I could get my deposit back, but once they found out I signed another lease, they processed the funds immediately and ceased communications. If a leasing office can steal money from prospective clients, beware moving into this complex, Im sure it will only get worse. I had considered moving here once a 2 bedroom came available, but not after a place stealing funds from a single father thats barely getting by. Good luck with this complex, youll need it.

Great place to live. Staff is very professional, always there to answer any questions. They treat the kids awesome. They gave out school supplies for the kids, Easter eggs, taco day, ice cream day they just always doing something for the community. Maintenance response promptly and they keep the grounds looking very good. If your kids go to school nearby the bus stops here.

This was a great place to live, I honestly miss being there. Roxanne and Erin always treated me excellent, the 2 total repairs I had to get done within my over year long stay were done the same day, and I got along with my neighbors. The only reason why I didnt give a 5 stars has more to do with some of the tenants leaving their laundry overnight, causing a shortage of washers and/or dryers, but that was on a rare occasion.

Scott is always ready to help & I enjoy his conversation. Roxanne is always pleasant, ready to help our community and I enjoy speaking with her because she is always gracious. Thank you Sands, Roxanne & Scott!

INFESTATION OF BED BUGS!!! I wouldn’t recommend this place even to my worst enemy. The first day we moved in to the unit it had a broken AC unit that made this OBNOXIOUSLY ANNOYING NOISE that BARLEY allowed me to sleep at night. The funny thing is that the person from the leasing office Erin pretty much laughed it off while she was showing us our new apartment and said she’d submit a work order to fix it the following week, that never happened. Not only that...The apartment was infested with bed bugs, they brushed it off like if my wife and I were ones that brought them with us (which we didn’t) I had this furniture for around 2 years and never had an issue when I moved in, 1 week later I was getting bites all over. When I called the office to inform them, they pretty much blamed it on me, and told me I had to pay for the treatment. Then also said they had to cancel the work order for the broken AC unit that should’ve been fixed even before we moved in but they said that it had to be cancelled because I infested the apartment with bed bugs (which I did not) but throughout the whole process it’s as if they were just pointing their fingers at me when I have NEVER had an issue with bed bugs till I came here. They sent their contracted pest control that searched for 10 min and “didn’t find anything” they literally made me think I was going crazy. Then one morning as I was taking apart my bed frame to throw it and purchase a new one I found roughly 20 bed bugs while taking apart the frame and this isn’t anywhere close to where the pest control people were looking that’s why they didn’t find nothing. We had to break our lease and find a new place. It was DISGUSTING having to wake up with new bites every morning, had to go to the doctors to get antibiotics for the bites cause I was allergic to the venom. Obviously none of that was cheap...not only the fact that I WASTED so much money. Since they said it wasn’t their fault (AFTER I HAD ALL THIS PROOF AND ALL THESE PICTURES) they still charged me all the fees for breaking the lease, never gave me my security deposit back. I had to toss EVERYTHING away and re purchase all my furniture. Honestly I’m grateful to be out of there because the new place I’m in now isn’t infested with bed bugs but this was probably the most expensive season in my life not getting ANYTHING that I paid for back from the Sands and pretty much having to pay it ALL AGAIN elsewhere and on top of that having to re purchase new furniture, new bed, new sofas...everything out of my pocket because they blamed me for bringing them in and STILL charged me any and every fee they could find because they didn’t want to break my lease. The WORST experience ever. They handled it very UNPROFESSIONALLY. At the end of the day they just turn around and lock someone else into a lease with the same unit they put me in.

Ok about 2 1/2 years had a rat and roach with these people. They came with two roach pads smh made no attempt to git rid of this jurasic rat so I broke my lease and left. Then they sued me. Your better off living in a tent on the streets. Management hows it feel to be put on blast you

This community is so adorable and cozy! Roxanne and Erin are super helpful, friendly, and efficient. Scott and Andrew are also great, they keep the place looking clean and presentable! They are quick to repair and take care of any service request. I will highly recommend this complex to my friends and family!

INFESTED WITH BED BUGS & A BROKEN AC!!! Please do yourself a favor and DO NOT move into this nightmare! My husband and I had not even been living here a full month until we were waking up with severe bites. We had never experienced such a thing, until we did our research and saw evidence that it was indeed bed bugs. We found an infestation everywhere, the neighbors had mentioned they had been dealing with the same things since they moved in, and we had even gone to the doctor (turns out my husband is allergic to bedbug bites) and the doctor confirmed they were fresh bedbug bites! Not only did The Sands Apartments cost of thousands of dollars worth of belongings we had to throw away because of their bedbug issue, they handled it so poorly and blamed us!! We had proof that they were infested in the walls and came into our bed, and our previous house did not have this issue yet they said that they’ve never had any complaints (which is a complete lie after speaking to neighbors) and they sent in a pest control technician and we showed him the actual bugs and he brushed it off! Also the AC is so extremely noisey and barely worked. It would keep us from sleeping it was so loud! After we moved out due to these uninhabitable conditions they still charged us a huge fee for breaking the lease! This has been THE WORST experience. It is WRONG AND SICK that they are taking advantage of people by locking them into a lease and making them not even have peace & livable conditions in their home.

This is a excellent place to live. Very Clean, landscaping is always done on a regular basis. The Staff are friendly. They truly care about the residents. Me and my family have lived here a year and never had any issues. Apartments are clean and bug free..New Playground. A dog area. Nice gated pool. Neighbors are friendly. What a great place to live.

My boyfriend and i have been at THE SANDS for a couple of months and we are so pleased with complex and the management staff. They are very prompt to address any concern or issue whatever it may be! A wonderful place to live!!

Ive lived here for a month in half now an enjoying every minute of it.I moved from out of state and i always have alot of questions the girls in office always help as much as they can and are so pleasant in doing so.The maintenance people have the grounds looking Awesome,and the pool is always in tip top shape.l would recommend the Sands Apartments to anyone!! The Sands is a great place to live. Ive lived here for years and planning on signing my fifth lease here. The property is always clean, the neighbors friendly, rent prices are great for this area and amenities are plentiful. The location is great, very close to public transportation and a 5 minute walk to the new light rail station. Bordering the west side of the property is a beautiful canal for walking dogs, jogging/running, biking, fishing and lots of wildlife to see.The office staff, Roxanne and Erin, are two of the most friendly apartment managers I have ever encountered. They have worked with me numerous times and have helped me everytime, I sure appreciate having them here.On the rare occasion I need any maintenance done, it has always been same day and if its a simple fix or have the part in stock, maybe a 20 minute wait from the time I made the report. The maintenance guys are highly skilled and my problems were fixed promptly and correctly the first time.When I read some of the other comments, I can tell those are bogus.I have nothing negative to say at all about The Sands, its employees, its tenants, its location, ect....Its truly a great place to live and I will continue to live here as long as Im able.

Nice affordable place to live. I have been here 6 months no issues. maintenance responds quickly, grounds are kept nice. Only downside no storage space and no central air a/c units in each room.

My experience was similar to Amber Hs, but in my case, the Sands waited two years before turning my alleged delinquent move-out balance over to collections. I had to send a copy of the cancelled check to collections to get them off my back, and the Sands issued the weakest non-apology. I posted all this on a Tumblr page already, but my advice is to keep every scrap of paper they give you and document everything.

I like this place grounds are clean the people are nice maintenance man is attentive. Office staff is amazing. Just wish they had 3 bedrooms.

Were thankful to have the Sands they were helpful every step of the way and getting us a place with such short notice .We love the independence of having our own apartment again! The office staff and maintenance are nice. I would recommend Sands apartments to anyone!Update we moved here in August, I still believe in what I said, however its pretty sad that older kids (preteens) get away with so much! Almost running over my four year on a bike without a care in the world in the world! So one bad thing about these apartments is there are rude children here whose parents let them do whatever.

Weve lived here for a year. Very happy with the service, things are replaced, repaired, or addressed in a timely manner. Our only complaint is the kids running rampant with no supervision. They pound on our windows and doors and run off. When we caught them one time, my husband read them the riot act and a few minutes later, they snuck behind our apartment and turned our power off at the box. Its getting old.

My security door had lost a screw and the frame was bent out of shape. I also had a partially clogged bathtub drain.

The Sands is a HORRIBLE place to live!!!! DO NOT rent here. My sister and I were great tenants for 3 years and upon move out we did not get our full deposit back and on top of that they charged us for every little thing in the apartment. We had only been moved out for 1 month and instead of contacting us with the fees they sent them directly to collections. The staff has poor communication and is unconcerned with your needs. Also during our 3 years of living there our apartment was infested with roaches, and we were sexually harassed by our male neighbors and our complaints went un answered. The only reason why we lived there for so long is because we are broke college students. Finally we are out and I can not wait to be done with this place. Please take me seriously and do not move here. I would give it a 0 stars if I could.

Very expensive. 780 a month for 500 sq.ft. 1 bedroom with no washer/dryer, central air, storage space, or dishwasher. During the day the property looks great, but its awful after the residents get home from work. Transients digging through the dumpsters, people listening to loud stereos at night, as well as arguing and slamming doors. Its a good thing the walls are thick. All in all I would say 2.5 stars. Its not horrible place to live but could be a little better for the price.

I just love the Sands. The office, Errin and Roxanne and the maintenence, Scott (so far, theres more but hes my favorite) are on their toes. Couldnt ask for more from Watasch Properties. Theyre dependable and make sure youre happy.I would definitely recommend the Sands.

Management is great! They really work with you, fix any maintenance problems that happen right away, and the complex is friendly and quiet.
