I was not told when I moved in that I would not be able to receive packages above the second floor from the post office. USPS will not change their policy and does not always call when delivering. I live on the fourth floor and don’t have a way to receive packages. The front office doesn’t receive or hold packages that get delivered. When I reached out to the front office, I was told to just call USPS because there is nothing they can do. I wish I had been informed that I would not be able to get packages before I moved in.
The location is nice, but that’s about all that’s nice about the apartment. My apartment smells like marijuana and I’ve given up complaining to management about it because the last response I got was “what do you suggest we do about it?”There’s no parking and we just got an email today about cars being vandalized in the parking lotThe “24 hour” gym is now M-Sa during normal business hoursThe office is very unprofessionalAlso, if you have a 3rd floor apartment, prepare to make bi-monthly trips to the post office or don’t get your packages because the postal service doesn’t deliver (the office which said they would try to work something out has yet to do so or respond to me)There are likely much better apartments in the area, I would recommend checking these out.(Also what type of apartment doesn’t have lights in the bedrooms? I have to use lamps for all my lighting)
Managed by people who do not care about you. Never anywhere to park. If you are parked in a way they dont like they will vandalize your vehicle with non-removable stickers and not care when you complain about it. The management is not helpful and will not do anything to assist with any problems you have. Would not recommend moving here.
I lived at this apartment for a year and my experience wasnt that great.Pros:- Right in the center of East Memphis and closer to Shelby farms- The apartment complex is surrounded by trees and looks very peaceful- Very spacious floor plan and layout- Patio and fireplace in most apartments- Sweet leasing staffCons:- My apartment was broken into a month after I moved in and our door lock was damaged. We were charged to change the lock and rekey the apartment. Break ins happen quite often here and nothing is done about it. I had to live in fear for the rest of my leasing term- The gates are not timed for one car, anyone can tailgate anyone. Its also broken sometimes- Cockroaches and huge insects always seems to appear even though I kept my apartment pretty clean- The shelves in the kitchen cabinets kept falling down as they were not secured properly
We love living here! We love the security and location. The amenities are amazing and the apartments are beautiful. Our only issue has been that maintenance can be slow. However the team has been working to improve that!
My roommate and I love living here! We both just graduated from college and needed a centrally located place for us to live close to work. We moved in over the summer where we enjoyed the pool area almost daily. The staff and other residents here are friendly, 24/7 gym access has been great, especially with odd work hours, and I love how secluded and safe the area is. We haven’t had any issues with loud neighbors beside or below us, which is great when working nights and having to sleep during the day. We haven’t had any major issues or complaints and would highly recommend this apartment to anyone!
We lived here for nearly 3 years. Initially the maintenance was good & the Management of the property was great. This was until Dillion & team were around at the property managing it. However in the last 1 year or so the management of the property transition to a new team who we apparently found to be very rude. The property maintenance deteriorated over the next few months but we were yet to experience the worst. This came about at the time of our moving out. They made our moving out very difficult & the amount of rudeness and disrespect was shocking. To our surprise, the guy at the leasing office changed our leasing plan to a monthly plan after we served our moving out notice even though i was on a 6 month lease & demanded we pay over a $1000 bucks for a period of 18 days on a prorate basis. I simply did not understand the math until we called their corporate office to check. The manager at the corporate office fixed it to our relief. It seemed almost racist to me the way the Manager at the property behaved repeatedly during each of our interaction with him. I would not recommend this place to any Asians under the current management. This treatment was least expected after staying at the property for nearly 3 years.

Weve been here for a little while, and Ive been really happy with the responsiveness of people who work here. Dylan and Jessica have always responded quickly and thoroughly to any issues that Ive had or asked about. Maintenance staff are also very responsive, and I appreciate that they always communicate before they come to check or fix anything.Ive lived in a few apartment complexes in my life, and this one seems like the best run (by far). Apartments are clean and well kept, and staff members are responsive - a great combo.
Love this place! The location is awesome and love how close it is to shelby farms, we love to walk there and they have bikes they let you use. The apartments are nice and spacious and have nice renovations. The fitness center is cool and the team in the office is amazing!
We have had a great experience living at Madison at Shelby Farms so far. All of the staff is ALWAYS so kind and helpful. The location is perfect and it always feels safe and clean.
Its been a joy living here. The staff is exceptionally helpful and friendly. I have referred many people to live at this complex and will continue to do so.
Everything has been wonderful so far! The only complaint I have is that the call button for guests to enter the complex didnt work for a couple weeks, which was irritating. Also, the constant work on the roads was inconvenient for us as well.
My wife and I lived in an apartment for 2 years here. The first year and a half went off without a hitch. Problems were resolved by the maintenance staff quickly, parking was only slightly a problem if you came in late, and overall, we enjoyed the complex. The pool is fine. The workout facility is fine besides the occasional people/persons who believe they can have a personal trainer in there and take up most of the gym space. These things I can deal with. Occasionally, the gates will be broken and left open but you cannot expect items like that to always be in working order. The past 3-6 months have been a different story. Our dishwasher broke 6-7 weeks ago. As soon as it stopped working we placed a work order. It took maintenance 5 weeks to come look at the dishwasher. If it were not for my continued calling, they would have taken more time. It took them 5 weeks to come look at it and order a part. In the meantime, I was told by office staff that it was being taken care of throughout the 5 weeks when in reality it was not. When maintenance finally came, they told us they would replace the entire dishwasher with a new one. The next day I call to find out the status of this replacement and the office staff told me nothing was wrong with the dishwasher. We also received a letter straight from the office in regards to our payment for our last month of rent. It stated we would owe Madison Humphreys between $200-$300 for the month. This was based on the prorated estimate as stated on the Madison Humphrey letter. Today, I log into my account to make the final payment and it shows a normal months rent of over $1000. I called the office and was told the paper was wrong. If this is the case, the office needs to do a better job of reviewing their items before they put them in peoples mailbox. People make mistakes but when you are a company in charge of where people live and have families, more accountability and responsibility needs to be taken at the office and by the people working in the office. An apology was given but no discount, no price matching to the document I received from Madison Humphreys, nothing. I called Fogelman and they told me to get in touch with Madison Humphreys. Miscommunication, lack of customer service, and lack of placing the customer #1 is why I am giving them 2 stars.
Overall, this is a great place to live! Its directly connected to the best park in Memphis. A couple years ago, my units AC went out, but I was reimbursed on rent costs to compensate. This made me feel much better about the situation!This complex has some occasional noise due to low helicopter traffic and its location near a hospital, major roads, and the interstate.Moderate rent price. All this being said, the convenience of walking to work is amazing.

I would NOT rent from them again. This apartment complex is poorly managed. Our AC unit has been out since the end of last summer (Summer 2017). We called, and they told us that it had to be at least 80 degrees outside. We did not need the AC during the winter, so we just delt with it. However, it has been 80+ degrees for the last two weeks now, and nothing has been fixed. We call everyday, and they keep saying it should be fixed tomorrow, but tomorrow never comes. It is hotter inside our apartment than it is outside, and the office seems to care less. Also, there is NOT enough parking. The office says there is adequate parking, but they do not take into consideration guest parking. Since there is not a designated residence and guest parking, anyone can just park anywhere... leaving the residences (who pay a lot of money to live there) without parking. The website says luxury apartments, but they are not at all! At first glance, the apartments look nice, but there are cheaply built. Something is always needing repairing.
I really liked living here in 2015. Now that I have gone to two other places, I have to say this apartment was by far the best one in regards to organisation of the office and honesty of its staff.

My fiancee and I have lived here about 6 months. It is in a GREAT neighborhood, nice and quiet, conveniently located to both 1-40 and I-240. 5-10 minutes from Germantown/Collirrville and 15-20 minutes to midtown/downtown Memphis. The grounds are beutubeau and well landscaped, the amenities are nice, pool, gym, gated community, car was are etc. The staff is friendly and helpful. The apartments are spacious and well appointed. The rent is very reasonable for what you get and the are its located in. We LOVE living here. The only thing that keeps me from giving it 5 stars is the parking....its a HUGE issue. Especially at night. There simply isnt enough spaces for the residents. Ive had to park 5 buildings away from ours and walk in the rain because there wasnt any parking available. Other than that, Madison is a great place to call home in East Memphis.

This place is good but really poor management. I just moved in, but already hate this place. Make sure you are at home before 6, otherwise you will really struggle for parking. Even though it looked like a gated community, the gate is always open (so why to bother having gate). Management doesnt care if you dont find any parking spot. Also watch your bills, had to pay several charges each month. People at front desk have minimal information, so make sure you read your lease and dont fall on the words of the people there.
I lived at MHC for 4 years (June 2014-2018) in building 7. Building 7 is near the interstate but the traffic noise is only slightly noticeable when AC is off or patio door is open. It didn’t bother me at all or keep me from sleeping and I’m a light sleeper. The breezeways in my building could have used more upkeep from leaves and debris but otherwise outside community upkeep of lawn was always maintained. There were a few neighbors who would unfortunately keep trash outside there doors but once I notified management it would stop as there is a fee for each bag left outside door. The management team was always nice & approachable. Wendy always responded back to my emails in a timely manner and was quick to put an end to those few residents that would put trash outside. Having an apartment manager actively involved was always a plus and made my rapport with staff easy. Management also held events for community to interact although I was generally out of town I feel it’s a nice way to get to know others in the community.I traveled for work my last 2 years living here which kept me away frequently. I never had an issue with break ins in my place or vehicle or ever felt unsafe. I opted to get an attached garage for my vehicle. There were about 4 notices by management informing residents of other vehicle break ins while I was here. The alarm system in apartment was a huge factor for me when I decided to move here. The gate into the apartments I wish had more control of vehicles following you in community once driving in as gate stays open about 30 seconds after swiping and doesn’t require each vehicle behind you to swipe.My actual 1 BR apartment had a fireplace & high ceilings which made my 900ft space more open. It was the perfect size for me. Open living/dining/kitchen area with a nook in kitchen for books & computer with Double sinks in bathroom. Bedroom was a decent size with walk-in closet. I only a few minor maintenance requests over the years and they were always done within a week or less. One of the maintenance guys Terence was so thorough in fixing things and if he noticed something else needed to be done while he was there he would fix it then instead of me having to put in another service request. The maintenance team also makes yearly inspections of apartment to see if everything is in working order.Great location to all other areas of Memphis & surrounding suburbs. Close to biking/walking trails as well!I would recommend MHC to others.
If I could give zero stars I would. If you like people stealing your wheels and breaking into your apartment, this is the place for you.
Very poorly managed. Gaits at the front were constantly broken and the perimeter fence doesnt even go all the way around. Packages are supposed to be held at the front desk, but that only happened about 10% of the time and they never notify you if you do have a package. During the winter, the side walks were never salted and constantly frozen over. After buying a house, our home owners insurance covered our rental until we moved out. The apartment company started billing us an insurance non-compliance fee and refused to reimburse us or take it away even with direct letters from State Farm which said we were covered. Very old units and one of the worst apartments we have lived in. NOT recommended!
Just ok for the price. Was required to pay a deposit 9 months into our rent that we were told we had already paid when we moved in. Poor management that doesnt take responsibility for mistakes.
Always have had great experiences here. The team is very nice and especially helpful, they go above and beyond. Very much enjoy the get togethers they organize as well, such as the BBQ or Breakfest events, even raffle events with greater prices than I would expect. If something is damaged or broken I know the maintenance team will get it sorted soon, obviously I need to be home or give permission from them to enter so they can do there job. Overall, love this place. ps. the pool in the summer is a great place to hang out, young and old combined.
Lived here one year and couldnt wait to move out. Says luxury apartments, but far from it. Dog poo everywhere, broken fountain, the pool is unkempt, no parking available after 6:00, the breezeways are DISGUSTING, and the gates are almost never closed! They send threatening letters about the trash that builds up in the breezeways, but never follow up on it. The maintenace guy is responsive and very skilled, but hes just one person and cant get to everyting. Office staff says they cant hire enough people to keep up with the maintenance requests. Cheap inefficient appliances. They say you can paint and hang items on the wall (like a TV mount) but then take part of your deposit when you move out. No move out check list or expectations were set so when I thought I had cleaned every square inch of the place, they still hit me with charges for too many holes in the walls. I didnt even have a TV mount, but did have a couple shelves. I removed the wall anchors and filled the holes, but was still charged for $75 for sanding! I cant speak with the person who walked through my apartment because she went on vacation the day I received my letter indicating I was being charged and she conveniently didnt leave any pictures or enough expalation for the other other office staff to have an intelligent conversation about my charges. So now I get to wait a week until she returns because shes entitled to time off too. Sure, shes entitled to time off, but when I take time off, I (like the rest of us professionals) am expecte to leave enough details with someone in case questions arise. Very unprofessional office staff, all I get are excuses like corporate wont let us do XYZ or corporate wont hire additional maintenance assistance. They dont take responsiblity for any of the issues. After all this, they are waaay over priced too! I would give this place zero stars if I could, but since I cant Ill give the one star to the maintenance guy as he works his tail off and does a great job.
