The fact that all these people have all these issues and say the staff only lies about fixing them or you can’t get into contact at all. Yet all responses are just some copy paste sorry please contact us shows they don’t care

I hate I made that my first choice on picking that apartments they never fix nothing and it’s always dirty when you step outside don’t move over there .

Well! I went there today in hope of finding a place I can call home. The reviews make be right on target, the model 1 bed room was very dirty and the paint job was as if a child painted it. The biggest turnoff for me was the office, old dated 1990😆A law should be in play for slum lords

I have been here for 3months without heat or air I have been going to the office since I moved here and no one still have came to look it

I just moved in These apartments and they are horrible.the landscaping is bad the inside is out dated,you can’t see outside your window because the bushes to high....the office number barely workes...I can’t wait until my lease is up

These apartments sucks. The heat went out in the winter and the air went out in the summer. Also, the fridge went out on a Friday night, and they didn’t have an emergency number where I could called to get it maintenance. Therefore, by Saturday night, I ended up having to throw all of my food out.

My daughter lives there and her bathroom ceiling fail in and she has been without air conditioning for months and no one has done anything to help her it is unsafe and she has mold I’m getting a lawyer today I hope they get torn down I want her out of this place all they do is lie about getting things fixed. They are lazy as hell and the maintenance men are not even real maintenance men they are just cheap workers that don’t work trust me I plan on getting all of her money back I’m also going to go for the owner of the property they have messed with the right person this time

My apartments got broken into and the leasing women just didn’t care because it was an inside job you have different Maintenance men coming in your apartment without knocking walking threw your whole place like they looking for something. It take them forever to fix anything and the day my apartment got broken into both of my doors was wide open for hours just waiting on them to fix it even the police said who Eva broke into the apartment had a key n pick at the lock so it could seem like a robbery I HATE THESE APARTMENT AND WOULDNT Recommend anyone to move here n I wouldn’t given them any stars if it was up to me

Do not waste your time and money..Our apartment has not has heat all winter, there is black mold in our home, toilet wont flush, and it now floods in my living room, dining room, and my son room everytime it rains. They came once to pull the cushion from under the carpet and clean it but since then it has flooded TWICE and more water came in this last time to where my furniture got wet.They are violating the health and fair housing code and we cant wait for them to take us to court, we are ready and have letters and recordings of us calling and going in the office dating back over 3 months. Finally have enough proof they have us living in uninhabitable living conditions.For those who dont know they only have 15 business days to fix anything...

If you can live without working heat and air then cool stay here. None of my vents work throughout the whole apartment except for the one vent inside my bedroom and i have complained and complained to management and all they say is that the company that fix the vents are behind on there work. They have said this the ENTIRE 12 MONTHS. For the summer, i had to run my air all day and buy 3 fans just to keep my apartment cool. I am currently only heating my bedroom and bathroom up b/c it takes to much to heat my whole apartment.I have stayed here my entire 12 months only because i didnt want to break my lease and it go on my credit. First 3 months i had a leak from my roof whenever it rained and also water would run down my wall. It took them 3 months to get someone to fix my roofing. They still never repaired my wall. You can tell they dont fix anything they just patch and paint over stuff to make the apartment look good for when you 1st move in until it starts falling apartment. They have trash all over the parking lot. THERE IS NO SUCH THING AS EMERGENCY OR OVERNIGHT MAINTENANCE THE PHONE DOESNT WORK OR NO ONE ANSWERS IT. VERY VERY POOR OFFICE MANAGERS AND STAFF. THEY WILL LIE AND NEVER FIX ANYTHING.

I do not live here. But I went to view these apartments. WORST IDEA.... I came in with the model smelling like majuriana and was greeted by a huge roach ....IN THE MODEL HOME!! I wouldn’t even want you wasting your time going to visit the property. I’m happy I looked at the reviews and went to see for myself.

Don’t move here been staying here 2 months now we done went from wet carpet it took them 3 weeks to do that and didn’t pull the. Padding up under the carpet haven’t sprayed yet and something bite my 1 year old don’t no what it is over the weekend the ceiling licking and now my carpet wet again and ask can they take something off of next month rent and they saying no..... Then my hallway bathroom handle off of toilet and the water don’t get hot in that bathroom .. I’m ready to move already and haven’t been here 3 months yet. They don’t clean the brizz way it’s nasty trash every damn we’re.... Raccoons this they property we have plenty of them he’ll they lay at your door waiting on you!!! We had two neighbors move over the weekend cause of issues and been here over 3 years.. the Raccoons been in attic done destroy her air and damage some things they didn’t come fix her things either we pay to much for them to not fix nothing in these apartments . Want take nothing off our rent !! Code enforcement need to be over here walk this property and check these apartments out

I have a friend who stays there. She wont write it but I will. She is sick with LUPUS and they are AWARE OF IT and will not fix her Air Conditioning. Its a shame how they are ignoring her constant plea to fix her air since she cant be exposed to a lot of sunlight and cannot sit outside for air or anything. I dont know why shes so nice to these people since she went the whole winter with no heat and she has two small kids. Their suggestions to her was to buy small heaters and window units. Smh this saddens me to see her suffer.

Erika is very rude and nasty, they dont fix problems in the unit like they should. Its always trash or broken glass on the grounds. I dt recommend anyone to stay here. They also have a problem delegating the guests as they arrive because they are too busy holding conversation about fb or entertaining their friends

I lived there from January 2019 through June 2019.I had a number of different issues with the apartment and the staffs handling of them but Ill focus on the 2 biggest.They rented me an apartment that floods during heavy rain. They were aware of the issue, said nothing about it during any point of the inspection or lease signing, and did nothing to mitigate it, knowing it would happen. My apartment first flooded in late March. I had 1.5-2 inches of water throughout the entirety of my apartment. Some of my belongings got ruined, mold grew everywhere and all they did to remedy it was send someone to wet vacuum the apartment out. I talked to my neighbors about it and discovered that all the units in that area - 6234 Arborwood Dr. Apt. 106 - flood during heavy rains and the staff is aware of it. They still rent them out.The other problem I had with them was that after dealing with all the issues with the apartment, still paying my rent every month on time, and fulfilling the terms of my 6 month leasing agreement, they stole my deposit. I gave the required 60 day notice, I moved out on June 28th and turned in my keys and gave my forwarding address. I noticed several weeks later that I hadnt received my deposit in the mail yet. I went to their office where they informed me that they processed me as having moved out on July 8th, and they had applied my deposit to the balance that I owed.Dont let the smiling faces and cordiality when you show up to view the demo unit and apply fool you. Those people are dishonest, immoral, crooks. The Arbors Of Hickory Ridge should be avoided at all costs.

PLEASE DO NOT MOVE INTO THESE APARTMENTS! They fix nothing but want the rent money. And if you put a deposit down and decide not to move in.. they THEN CLAIM you cant get the deposit back..!! You can complain...say you sick. Have cancer,, have babies... it doesnt matter to them. Not even 2 months of living here.. and I cant wait till the lease is up!!! Horrible!! And if they show you a model home on the leasing side...ask to view the property across the street. ..they only keep up a little maintenance on the leasing side

My boyfriend and I moved here in Feb 20 2017 we signed a 1 year contract. I got pregnant in March and in July my boyfriend and I wanted to move out early as possible..on the lease contract it does state that if any reason before your lease leaving youll have to pay 1,000. But here were the reasons WHY WE WANTED TO LEAVE BADLY. Constant gunshot near by the apartment or in the complex. We would see young kids (they dont live there) coming here just hanging out late mind you they have a gate, but its not working. We also see a lot of police patrol cars there in the apartment..we heard the last manager was taking money orders (he got caught) my boyfriend told me to get ready to pack and not to tell anyone. We left in July quietly..after few weeks past we went back and saw a notice on the door stating there was a court date because we did not give them a notice. my boyfriend went to court and the judge said hell need to pay 1,000 within a month..and obviously I didnt pay a dime! Why should we? The air conditioner didnt work and the stove had four but only ONE worked.. so update its been 3 years past and nothing happened to us. I am glad we didnt give them 1,000. Also the rooms can be unlocked by using a simple car keys or any small object it can be unlocked! Im not sure about the front door never tried but if you got robbed inside and locked the room they can easily unlock the door. The trash is always piled weeks after weeks.

PLEASE MOVE ELSEWHERE! I couldn’t stay in my apartment the first two weeks because I had no hot water. Then there was a bad leak in front of my building that went on for months. I had to threaten to call code enforcement for them to fix it. Garbage disposal hasn’t worked since I moved in. That side of the sink is stopped up which caused a bad nat infestation that I had to get rid of myself. The kitchen light has been blown for 2 months, my tub has been leaking for two months. & I wasn’t informed when I moved in that they had to “switch” my thermostat from cold air to heat to get the heat to work. & they have yet to fix it, so I have heaters in every room in the house because it feels like outside inside of my apartment at night. I don’t even know if they have maintenance people to be honest. My lease isn’t up until May but I’m really considering breaking my lease ASAP! These are not worth your money. RUN!!!

These apartments are horrible. From the apartments to the office to the maintenance. We have no air in the summertime, no heat in the winter, had a tire stolen, ants, horrible plumbing, sockets keep shorting out. But they want their rent on time and if its late you will definitely see the note on the door. No professionalism. DO NOT STAY HERE AT ALL!! IF YOU HAVE A CHOICE STAY WITH SOMEONE ELSE INSTEAD OF HERE!! I hope management or the owners see this. Horrible. I wish I could rate them zero stars

These apartments are ghetto, and they trash, throw the whole apartment complex away, ants and spiders are bad . I’m moving in 3 months. These are just too ghetto for me. Somebody tried to steal my meter just last week. I would NOT recommend moving here . I’m breaking my lease on these clowns

Apartments ARE HORRIBLE. My heat NEVER GOT FIXED. The fruit flies are everywhere. My carpet was wet almost 4 months straight, nobody came too fix the problem. The assistant manager Erica Lynn is VERY MUCH SO RUDE!!!!!!!! Don’t live here

If I told someone to come stay here, they should be absolutely confident that I hated them. This is a horrid apartment complex. The gate hasnt worked in years, so its not a gated community. They dont stay on top of keeping the dumpster taken care of, so its trash everywhere, and of course that means raccoons and other wild animals. I had issues with nats from nearly day one because of the trash adjacent to my unit. And be ready to be your own pest control because there are plenty of bugs and lizards sharing the place with you. Maintenance request? Girl bye. They wont come fix it unless you threaten to call code enforcement. The only way youll hear from the people at the leasing office is if you dont pay rent. I turned in my keys and am happier than Ive been in a long time knowing I dont have to stress about this bs apartment anymore.

Worst experience!!! The property manager talks a good talk just to get you in there and get your money then I did my research and found that this was no place I wanted to live!!! On the paper it stated the deposit to move in was 100$ and application fee was 55$ so I did just that I brought in my DEPOSIT to hold my apartment then when I decided I didn’t want to move in Takia the Property Manager who is NEW! Stated I wouldn’t be receiving my deposit back because I cancelled my move in !!! I’ve never heard of not getting a DEPOSIT back from a property useless there was damage or something you owed them... Do Your RESEARCH before even thinking about living over here! Then they had so many current tenants coming into the office complaining about water and other mantinence issues not being taken care of.

I advise anyone who is looking to stay in these apartments to look the other way. Maintenance doesnt fix anything in a timely manner. You can call to the office a million times and get told the same thing Ive put a request in someone will be out. Air was out the whole month of July before they decided to come out. The bathtub isnt painted correctly, it started peeling after the third use after move in day.The shower half way works. The leasing agents are horrible and always have an attitude when you contact them. I wouldnt refer these apartments to my worst enemy. Please do not stay here. My lease is up Nov 2017 I put my notice to move in Oct they billed me for breaking my lease early because theyre system has my lease being up in December 2017. The leasing agents are not professional.

I absolutely hate this place i wish i would have read the reviews before i moved in here, they dont fix s***! My heat hasnt worked since i moved in here the losey maintenance man claimed he fixed the heat but turned on my stove to make me think it was my heat! After I went to the office to complain they came back out and found out that the heat was broken!!! And guess what I still dont have any heat! And not to mention the stove they gave me had 3 knobs, the oven has one heater core that works!!! I must have came on a day that they had just picked up the trash, but everyday after that its been nasty the people i live amongst dont care about their community trash be everywhere and we have two whole big dumpsters, I hate this place dont move here, this a upgraded dog house that they pass off as apartments!!! Run, gone get!!!

This place is terrible, my daughter has two small children, the apartment she is currently living in is not fit for animals. The door is not secure, nothing works, leaks in the ceiling, and all she is constantly told is she is on the maintenance list. However they want their rent each month, no list for that. This place was nice at one time, however over the last few years, not sure if its change of management but they SUCK. Please if you are thinking of moving here DONT!!! Im praying she can break her lease and move if not when its up she most definitely will not stay there another year, even if I have to pay the rent myself.

These apartments are AWFUL! from the outside they don’t look bad but when you actually stay there theyre terrible. they will not fix ANYTHING at all . ac didnt work neither did heat, roaches, bed bugs, car break ins, mold, unprofessionalism, if u try to ask them to fix something theyll give u suggestions instead like buy a space heater

I turned my key in and still got charged prorated rent for an apartment I was NOT staying in. I put in a notice and everything! Worst experience ever. I even gave them a forwarding address and no one sent me ANYTHING saying I had a balance due.

It hasnt been a whole month and I am fighting not trying to getting evicted but the paper work has already been sent in. I hear all this noise and inappropriate behavior. It is definitely a waste of time trying to get anything done especially with maintenance and the office.

I never lived at this residence the lady with the dreads told me that would have something available took my $200 deposit. I moved from Mississippi, basically do four hours away. Only to not have an apartment ready. She definitely lied to me and had me homeless for a month. They gave me a fake email to corporate and told me that corporate didn’t have a phone number. After all that, they finally gave me a receipt and a check... BUT THE CHECK WAS FRAUDULENT AND I COULDNT CASH THE CHECK. I HAVENT RECIEVED MY MONEY IN TWO MONTHS NOW. THIS IS A CIVIL LAWSUIT AND I WILL BE SUING THIS COMPANY

DONT DO IT B!!!! . When i first moved in 2017 there the neighbor constantly threw trash outside in front on the building and parking lot. Any time i turned on my A/C during the summer it leaked causing mold.... the paint job and repair work around the apt it terrible. appliances are out dated. place just needs to be renovated PROFESSIONALLY the only thing that look good in the apt is the carpet but thats gone due to the A/C leak **UPDATE** someone tried to break into my apt while I was home. It’s been a week now the window glass has yet to be replaced. *****UPDATE***** someone was successful in breaking into my apt. On 4/20 it’s 4/24 the glass and door is still broken. DO NOT LET THEM MOVE YOU INTO BLDG 18 on the lower level!!!!!!! Ppl in the in the bldg are watching so they can take you belongings!!!

I havent even moved in yet. My move in date was the 23rd and in waiting till Saturday to move in. I havent received anything regarding my apartments (NO PHONE,EMAIL,NOTHING) . IN HOPING MY REVIEW IS ALOT BETTER. #fingerscrossed

If i could give it 0 stars i would. This place is nasty. Bug infested .I havent had heat or hot water since nov2017 they came and fixed my hot water in march but i still havent had the heat fixed. I have 2 young kids and pregnant. I have a leak in laundry room and its honna end up causing an electrical fire. The only thing they care about is rent and if you dont have it you will get a note on the door. They can call or say somthibg about garbage or rent but cant come fix anything. I had to call the health and coding deparment on them because the refuse to fix anything. This place is sad.update now instead of my roof leaking my whole floor in laundryroom and kicthen do. My 1 year old fell 2 times already and now my air dont work. I called the code enforcement last time. After that the office harasses me about even one little bag on my porch but yet refuses to fix anything. The mailbox area has trash all over the creek has trash all in it the dumpster has trash everywhere. And the wild cats arpund here leave dead animals all over and if you ask the office to do somthing about ot they blame you for the cats. Im about to have a baby next week and i have 2 small children. I pay to live here i should be treated better amd have more respect as a tenant. Its like they wanna force you to have to move early or something.

SLUMLORDS!!!! May look decent on the street, but looks can be deceiving. Maintenance barely fixes anything. Potholes into the lot for almost 9 months, weeds everywhere. If you are a couple of days late with rent, they put notices on your door like Guess whos moving, or pay your rent or move out plastered on your door in big letters for ALL to see. One of the leasing agents have the nerve to have bible study every week. You couldnt pay me to recommend this ratchetness to my worst enemy.

Havent even moved here and i already have a lot of negative that i can say. The whole office staff phone etiquette is off! When they answer you have to ask them who youre specking with. Unless Tyrone answers. Im out of state trying to move in and I let the office staff know my situation before i applied and i was assured everything would be fine. I was approved (with conditions) and was told to give them a call back to get my unit number. I called back and was told that i was removed from the (approved) status by the property manager and placed as (incomplete). After going thru all of the motions of what i could send them. When I was ready to send it I was told (to be honest we not going to accept any of it). WELL WHY THE HELL DID YAL EVEN WASTE MY TIME?? I told them up front what i did and didnt have I JUST LOST EVERYTHING IN THE FLOOD IN HOUSTON TEXAS...these people wasted my time and money and lets not get on their corporate office that never answers the phone and never call back. Companies really dont care about the quality of their employees. Im probably going to post reviews until this is resolved.

Moved me in heat and AC didnt work my whole 12 month lease. The shower doesnt work on hot neither. Bathroom sink. Mold in the bathroom everywhere. Maintenance and the management sucks. 1 star from me.

These apartments are horrible!!!!!DO NOT DO IT!!! First of all the hot water stopped working when I first moved and it took them 6 WEEKS and me calling 5 times a day after they lost my money orders 2 or 3 times and put notices on the door that I had to take time out my day at work just to straighten all that out..So then I come outside to go to work on a saturday morning and my mf car was gone so after I called the police I find out they towed my car for double parking and then I got charged 300 to get MY OWN CAR BACK AND I PAY RENT HERE...How can you have tow trucks pulling ppls cars but dont even have security.These apts are some bs they just painted over everything and I mean everything even the f***n bathtub Im not even exaggerating at all then they have a nat problem from hell you have to flush the toilet three times to get it clear the sockets look old and have rusty nails and just painted over it looks like a 12yr old painted its paint drips all on the floor in the bathroom and kitchen blinds in the living room was already missing the floorboards cracked at the bottom .paint at the edge of the mirrors in the bathroom and windows.Take some advice find you somewhere else to stay

BS as apts .. they dont fix anything in time .. my light in my kitchen went out never got fix its been like 9 months .. my sink disposal stopped working I told them about it .. it never got fix I even had maggots coming out of the sink at 1 point .. my bathroom ceiling was leaking for 2 weeks they did absolutely nothing smh It craved in on itself then they wanted to fix it.. the day they were cleaning my carpet my apts got broken into smh stay away from these apts

I moved in my apartment 9/09/2016 5 days later on the 90/13/16 came outside to leave for work my tires and tags were gone my car was on the ground wasnt even sitting on bricjs. REMIND you NOBODY has my address. They lied and told me the property was being recorded by cameras LIE on the office is. Today 09/20/2016 somebody tried to break into my home but I have a German Shepherd (Im not suppose to ) but good thing I did . DONT NO MOVE TO THESE APARTMENTS I stayed in Summit Park and had NO PROBLEMS they dont even wanna fix the leak I got in my laundry closet

Some of the most unprofessional leasing agents and management I have ever seen...The property is not well kept and they take forever to make repairs.. I wouldnt even call what they do repairs...Maintenance just patch on the problem and never fully resolve it... I wouldnt recommend anyone to this property...
