Our son just moved into The Cottages of Lubbock but I do want to take a moment and acknowledge the process. Move-in was great with staff that were happy, helpful, and smiling all day long. They went above and beyond to make sure everything was ok in the apartment. Any issues were quickly resolved. Our initial impression is that they are attentive and caring. Hopeful for a wonderful experience for our son while he lives there.
DO NOT live here. The second we dropped my daughter off for move in the place was filthy! Like isnt it supposed to be cleaned? Unacceptable honestly. There was dirt all over the floor, dust everywhere, the fridge was leaking, and her key didnt even work. I just recently heard that her friends bike also got stolen from their porch. Only plus is this bus system but other than that I do not recommend.
I absolutely love the cottages. Elizabeth Baylon is so kind and always so helpful when it comes to any needs. I recommend the cottages for off campus living!
Maintenance. Had an issue with the water heater during the cold storm. Same day as the maintenance request was put in, Robert came to figure out the issue. Within 2 hours, Robert, Veronica, and Heath were able to get the tank drained, part replaced, and back up and running. These three are always so kind and helpful.
Renter beware. As of now my daughter had been here almost the entire year without a working mailbox key or back door key obviously because this is not an issue for the maintenance team. Even though it has been reported since day one. Not to mention due to the location to the campus and her work we decided to renew the lease as she had settled in; but don’t speak to Ashley or Charles as they will quote misinformation regarding rates and then they blame you for not doing the correct paperwork; that clearly says the office will contact you. They only have students answering the phones who cannot provide you with anything but misinformation. I am all for allowing the younger people to work, but we are not dealing with Monopoly money. I would like them to take my concerns seriously and be more attentive to the tenants.Update: the Cottages at Lubbock Management team have reached out and resolved all issues. And we thank them for doing so professionally and quickly.
I have not been impressed with these apartments! The apartment was definitely not move in ready and the office is not that friendly. My daughter had a break in so would not trust the area! Also, it is May 5th and the pool is still not open! You would think that your monthly rental fee is including these amenities and have yet to be open this year!
I’ve had a fine experience living here but the on-call person never answers. My key doesn’t work on my door and I can’t get into my house and whoever is on call never ever answers the phone or helps so I can’t get inside which is really frustrating.
The maintenance was quick to answer our maintenance request! Our disposal stopped working and they came over the next morning to fix it. I believe it was Veronica and Keith (sorry if the names are wrong) that came to help us they were very nice!
The only reason this review isnt 1 star is because the cottages are a genuinely nice place to live, however the management is awful. I lived here for a year and the rent was reasonable, when I went to renew my lease there was an issue with their system, I called every week asking for help and was given an uuuuh, well get back to you from the front office. Then, when the issue was finally resolved over a month later, they raised my rent an outrageous amount because they considered me to have renewed past the deadline. Even when I called them and explained the issue nicely, I was given the well get back to you once again. The money-grabbing this company does to college students who are struggling to make ends meet is pitiful. It is frustrating how little respect they have for their residents who are leasing for a whole year over 6 months ahead of the time, making us jump through hoop after hoop just to be able to talk to someone in charge.
I like living here. I like my unit it is like a tiny house. Close to campus and Broadway. Yes there are issues just like anywhere else. When I do have problems they get resolved pretty quick. Maintenance is pretty good about fixing stuff.
If I could give -5 stars I most definitely would. I moved in to the cottages because I believed that it was a pretty nice place to live at, and I was completely wrong. From the beginning there were issues with my placement in housing, and after 2 months I was finally set into a house with my bestfriend. During move in the summer, our AC unit was broken. It should have been the cottages’ responsibility to have the units ready for move ins. On top of that, my door frame to my room was broken off from the last person who lived there. After a couple of months, our AC was STILL not fixed. It wasn’t until we called non stop and I personally google searched what the issue was, that the cottages fixed our AC. TURNS OUT A WIRE WAS BURNING IN THE HVAC THAT COULD HAVE CAUSED HARM. I honestly should have moved out right then and there. But wait, there’s more. Recently me and my roommates have felt uncomfortable with our 4th roommate, and brought the issues up to the office and Ashley Bradley had promised us that things would get resolved, only for us to have absolutely nothing change. Our roommate basically moved in her boyfriend, who we do not feel comfortable around, and even though having someone else live in your room is a violation of the lease, our roommate was able to just say “No I want him here” and the office allowed her to have him there. Management is awful, there is a couple of people at the office who have been nice and helpful, but for the majority of the time everyone else makes you run around and you receive no answers for anything. FINALLY there were about 8 houses broken into in a span of like a day or two because the cottages literally do not care about their residents, it’s all a money game to them. DO NOT LIVE HERE. i will not be releasing and would rather pay rent there and live with my boyfriend because they are of no help and there is no way we can get our living situation to a point where me and my roommates are comfortable.

Management sucks, they are ignoring our roommate issues where our safety is being threatened and we are no longer comfortable in our house. The houses need constant maintenance and the area is sketchy. 10/10 would not recommend.
This is a very convenient option for student living. I have already lived here for two years and plan to stay here my last year as well. Management has gotten much better within the last year and they help with any problems asap.
We were one of the first people to sign for a 4 bed cottage last year. We requested to be anywhere but 10th and the staff indicated this would be no issue. We heard that there have been multiple breakins the prior years and so this is why we didnt want to live there. A few months later we went in to cheek on the status. They told us we would be living on 10th. First day of move in my roommates motorcycle got stolen then anything and everything that was outside our unit got stolen a few months later. This Christmas our house got broken into as well as six other houses on 10th and this time they took everything. We had already resigned before this event and assumed that after the big breakin that it would not be in issue to move to a different unit after our lease ended at this one. We were wrong again. All they could guarantee us was nothing besides for having to pay a several hundred dollar fee if we tried to break our lease. This apartment complex suffers severely from poor management low security measures and this review dosnt even come close to discussing all the issues we have had here. There are also hidden fees, instant towing if you ferinds park, and COVID has been constantly used as an excuse for delays and other issues. Also the model home will be in much better condition than the actual home they put you in. DONT MOVE HERE!!!
I am having the hardest time getting my child moved into these apartments. I have called several times, and I have to leave a message. My child calls throughout the day and can never speak to anybody either. When she finally speaks to somebody, she gets one answer. When she calls back and speaks to a different person, it is a different answer. They keep moving the move-in date, which makes it hard for us to plan our weekends to be able to drive there to help her. So far, our experience has been very unprofessional. I hope things get better...
Love living here- the amenities are great. And the closeness to campus is so nice. The parking is monitored well which is nice so we don’t have to have random people in our spots. The maintenance is timely and the management is great. Kayla is always there if we need her help. Highly suggest
During the time I stayed here, I enjoyed my. Only had one issue with the A/C but in the office is accommodating and made it easy to take care of the issue. Nothing like having your own little house honestly, its a nice change of pace. Thoroughly enjoy the pool area and the people that live around here.Living at the cottages is convenient and affordable. I love the location to not only the campus but the grocery stores and fast food places for late night shenanigans. Video package on the website doesnt do the property justice. Everyone in the office and maintenance staff are so helpful.Here, Ive noticed that everyone enjoys their time. Everyone of my friends that have lived or at least been here at my apartment liked the thought of living in your own place. Returning to the cottages would be so much fun all over again. Everyone I talk to about living off campus, Im recommending here.
I love living here! Being a college student one needs a home away from home and the cottages have accomplished that. I’ve never had any problems. I had a complaint about recurring payments and I went to the main office where the staff was able to assist me and put everything in order for things to go smoothly every month. It was clean when I moved in and nothing was broken or missing. And the location is perfect! 5/5 recommend living here
An awesome apartment complex for a variety of residents, the Cottages of Lubbock are the premier residence in Lubbock. There are many opportunities to meet fellow residents through activities and events put on by the staff on a regular basis. The amenities are top-notch and include but arent limited to: a fitness room, large pool, and study/lounge areas with access to printers. And if youre an animal person, the complex is pet-friendly! Overall they are a great place to live and conveniently located near campus.
While the location leaves something to be desired, I have lived here going on my second year and There’s nothing but good things to say about the place. I’ve met a ton of friends and neighbors from adjacent houses and I really enjoy the activity and liveliness that the Cottages of Lubbock has. The Staff is great and the maintenance team is quick to respond. There’s a particular staff member named “Ana” I believe and she’s great at helping me if I ever lose my key or need to get something fixed. Living here is a bargain and a great choice to me.
If I could give 0 stars I would. I have not had a good experience since day one. There are 3 different instances that have occurred in the short 2 month period i have lived here.When I signed my lease I signed for the LAST 2 bedroom duplex they had. Which means when I left the front office from signing I already had the contact information for who my roommate was going to be and was told that the person whose lease I am taking had already moved out. A month after I signed my lease (around june/july) I requested to move in early. I had a wedding that I was IN the weekend of move in. I was told when i signed my lease that i could email or call and let them know that I needed to move in early. I called 4 times and got the runaround. I eventually received the email of the active manager Ashley Bradley. She was no help. I called after 2 weeks went by and I still had not heard anything and was told that Ashley is too busy to answer emails and she can barely even eat a cheeseburger. Long story short I never received an email or call back and had to almost miss the wedding so I could move in.Like stated above I have only lived here for 2 short months. I have had to put in 6 maintenance requests. Within the first month, out AC broke twice, our water heater went out, and the locks on our doors stopped working. For being a brand new resident, these things should not be happening. THey should have made sure the unites were FULLY ready to move in. I am in graduate school doing a thesis, I do not have time to worry about things like this.When my AC went out the second time, the maintenance people came to fix it. The on call maintenance person stated she did not know much about AC units so she tried to call the other maintenance people to help her and they would not answer her or call her back. She could not figure it out and told me they will have to come back another time and that I had to deal with being in a 83+ degree house. They did not try to accommodate me in any way (let me stay in the model or anything). I had to stay in a hotel with my dog (which cost extra) because it was so hot in my house. I sent them the bill for the hotel as I should not have to pay for staying in another place when I pay rent. It took Ashley from September 8th, 2020 when I initially sent her the bill, until today (October 19th, 2020) to respond to me. It took her over a month (41 days to be exact) to respond with an email stating they can not reimburse me just for discomfort. That is absolutely ridiculous. I would not have this problem if they would have had maintenance that knew what they were doing, or have accommodated me instead of telling me I had to deal with being in a 83+ degree house.DO NOT LIVE HERE!!! THE MANAGEMENT IS HORRIBLE AND DO NOT CARE FOR THEIR RESIDENTS.
The Cottages of Lubbock is a fantastic apartment complex! I have always felt very welcomed and accepted there as a resident. All my complaints are heard and taken care of in a reasonable time frame which makes me feel respected as an individual. Looking forward to renewing for my third year in the future!
I personally LOVE living here! it’s my first year here and i’ve never had any problems! the staff here is super helpful with any of my needs, i was even able to move in a little bit early thanks to them accommodating to my needs! they are always very quick to fix any problems with our cottage! when i moved in the rooms were super clean, they also take well into me having a cat and always make sure she’s in my room/the cottage before leaving which i appreciate a bunch! i would definitely recommend living here!!

My son was suppose to move in and has called several times and left messages. Finally after a few weeks he was told he could move in yesterday. He gets there with all his furniture and was told he can’t move in til Saturday. Now he has no idea what to do, where to stay, or how to keep his things safe that are in the back of his truck.
My son lives there and loves it. He has plenty of space, the grounds and pool are so nice and they have excellent amenities. Very conveniently located close to campus. My son feels safe and security is a priority. Highly recommend The Cottages - great place and great prices!

Ive lived here for three years. The staff is always friendly. The property is nice and doesnt feel like a jail cell like lots of apartments in Lubbock. It isnt kept up perfectly, but Im sure with it being student housing, the residents dont exactly take to much care of the place. Would live here again.
I have lived here for four years. If that doesnt tell you how much I like it then I dont know what will. Ive had ups and downs with the staff/management, but what apartment complex has positive experiences with the staff 100% of the time?? None.. Of course maintenance may sometimes take a while, but if it is an emergency they are normally at your apartment ASAP.So, overall I highly recommend living here. Ashley and Gina are the managers and will help you if you truly need it. Be nice to them! They are really trying to help you.

Ive lived at the cottages last year and resigned this year. The cottages of Lubbock are pretty nice. I like the size of the living room space and how close the bus stop is to my apartment. Also, i appreciate how quickly my maintenance request are accepted and taken care of.
I have only lived here for a couple of months, but I could see myself living here for the rest of the time while I am in college. I love the location and all the amenities. My and my roommates had some issues with our unit in the begging, but the cottages have been very helpful and very understanding.

Shame on the Cottages of Lubbock for not offering an early out of leases for students affected by Covid 19 who have had to pay rent since mid March despite the university closing because of the pandemic. Students had to continue to pay rent and utilities util their leases ended even if they moved away because of Covid 19. Now my child just learned that someone has been living in her apartment for two weeks and none of the other roommates knew because they all moved back to their homes because of the university closing and Covid 19. This person has been using the electricity that my child pays for. Seems like a double edge sword for the students that rent from the Cottages.
This is my first year living off campus and im so glad I chose The Cottages of Lubbock. It really feels like home and the environment is so welcoming. I definitely plan on staying here!
In my second year of living off campus, the cottages have everything I could ever want and need. I have not once ever felt unsafe in my home. Theres a study floor, gym, pool, and bbq pits for all of the residents. The main office staff is always happy to help you with whatever request or concern you may have. I love having my own room, bathroom, and closet as well as sharing the common space(living/dining room, kitchen) with my roommates. Every Monday the office has coffee and donuts ready to go, to start off the morning right. Maintenance requests are always answered within 3-5 business days as well. I definitely recommend the Cottages of Lubbock not only for the affordable price but the safe and comfortable environment and place.

I don’t normally write reviews but I want to say we have had nothing but a positive experience with The Cottages. As a parent, I think reviews are very important. From past experiences, I was a bit worried about an apartment setting but we didn’t have one bad experience and the staff has been nothing but amazing. I would definitely recommend them over and over.

Every time I’ve visited the cottages they have been very clean and well maintained. The pool and gym are super nice and I haven’t had any complaints with the Cottages at all.
I feel like the staff treated me very poorly. Not to mention the horrible complex conditions. It was so unreasonably bad, I took it upon myself as a conservative Christian man to perform an exorcism on the club house to get all the demons out. If it worked they should be good to go, if not I guess the staff were just bad people in hindsight.

My three roommates and I have lived here going on three years now. We have been, overall, very happy with the accommodations. The maintenance is reliable and quick to come out and help us with anything. The rooms and furnishings are up to date and good quality. The cottages of lubbock are very competitively priced with the other student complexes in the area. We also feel very safe in our complex and around the property. I always highly recommend the cottages to friends and acquaintances that are looking for student living.

I also liked the fact that I could bring my own king sized bed, unlike most apartments! Prior to moving here, I was extremely skeptical due to certain reviews I read, but theyve totally proved me wrong. They have helped to have one of the best college housing experiences possible. I love the friendly atmosphere in the office and all of the chances for free food!
If I could rate The Cottages of Lubbock a negative, I would. My child was tricked into another contract without meeting the criteria or consult of the guarantor. So long as they have the parents bank info they will extend the contract that you will be responsible for and locked into for the entire year! The staff are not helpful at all! When I asked them for the contact information to the corporate office, their response was they are not allowed to have such information. They will lock your child into a contract without parents permission and dont mind that the child does not meet the income ratio criteria. However, they will gladly draft from the parents account. I cannot begin to tell you how much stress this living facility has caused me and my family. In addition, not all residents at the cottages are students!!!! I thought this was an off campus student facility. It is not. So dont believe anything the staff at the Cottages of Lubbock tell you!

The workout area is really nice, and there are fun events each month. Just recently there was a dog party at the office that was really fun!

Every time something has broke or gone wrong in our cottage, they have fixed it within a timely manner. I feel very safe as a girl living here. The staff are so helpful with anything I need. Not to mention the location is in the perfect are. Totally recommend living here, I have never had an issue.
I have lived in the Cottages of Lubbock for almost a year now, and I have been very impressed so far. My roommates and I feel safe, which is so important and we also love the community. We have built so many friendships living on campus. Our neighbors have grown to be some of our best friends. Knocking on each others doors for milk, ice, or sugar. Not to mention the beautiful view outside my window that over looks the pool. I love how clean it looks and how well taken care of the property is. The gym is amazing, I am so glad I dont have to go far whenever I decide to workout, we have a great facility and I couldnt be happier. I plan on living at the cottages until I graduate.Harmony
So, the cottages is my second apartment complex to live in. (Well its more like a town home). Anyways, I moved in January 2012 and they have been very helpful. The staff has always been nice to me. Whenever there is a problem from the door handle being loose to light bulbs needing to be changed to the air conditioner not working properly, they have gotten a guy out to me the day I report the problem.As far as roommates go, I have been very lucky. Every roommate I have had at the cottages have been good. They clean up after themselves and we respect each others space. I went potluck and happened to get placed with some very nice girls. We keep it clean and nice and we havent had any issues with the place looking rundown.If you like the model home and the price isnt out of your price range I would recommend someone to the cottages.Oh, and the club house is pretty nice, during summer people go out to the pool, and theres even a movie theater that you can use whenever you want and you can have loads of people over to the theatre to watch a movie or a game on cable tv... which is pretty cool.
My daughter lived in the cottages for two years. I took pictures of the damages and disgusting filth prior to our move in. They refused to give us our deposit back at the end of our lease. We cleaned and took pictures on our move out date. Left the apartment in way better shape than we found it. Maintenance would come and go as they pleased with no advanced warning (wouldn’t even knock or ring the door bell). Had car broken into and windshield broken on two different occasions. In the workout facility the machines stayed broken all the time. Lots of homeless people in the neighborhood. This is a horrible place to live. Would not recommend it at all.

Despite the reviews, the staff really does try hard to meet everyones needs. They are accommodating and willing to help. The facility is nicer than most student housing, it is updated and the town home feel is more homey than other apartments.

I have lived in Lubbock for over a year and I have had the best experience at the Cottages. The living arrangements are very suited for college studying and socializing. The staff is very professional and the amenities are awesome! I love the cottages.
Terrible place to live. It was once decent at best, but over the years the quality of the housing and customer service has decreased rapidly. They will only contact maintenance to fix a problem if you sign in online and submit a request. Plenty of other apartments I have lived in will come fix the problem the second after you call. Even then, I have had recurring problems that are never “fixed” here. The location is also susceptible to local crime and the complex’s security is incredibly short of sufficient. I do not feel safe living here and it is the farthest thing from comfortable. I pay an increasing amount to live here and it feels like I’m lacking decent amenities such as protection or security of any of my belongings. I recommend living literally anywhere else.
While most apartment owners are working with tenants through this hard economic time due to the Covad 19 virus the owners of this property only care about the money and are asking for full rentsThey could care less about people.Update: My son was living in your place recently, no hardship here but months ago you could have help my son, I made sure his rent was paid to you on time.
When my daughter told me she wanted to live here with two of her sorority sisters, I immediately checked it out. I was concerned by all the negative google reviews. Despite my reservations on living at the Cottages she signed a lease and I moved her in. I want to address several negative things people have said on their review: First they do not deduct money from my account nor can they. You pay monthly and they do not have access to your banking. Second: maintenance has been excellent and very prompt. I have contacted them a few times since move in and each time was the same great experience. When they leave there is no mess and a note is left to say they were there and what was done. You can put in a maintenance request online which is very convenient, and can be specific if there are times you prefer, or if you want to be there. Third: I have contacted one of the managers and she has always been excellent, I really cant say anything negative about this place. Yes there are young students working there, that may not always be the most knowledgable but in my experience they get with who knows to get me the right answer. This is a college community so I would expect college students working! Every single thing has always been handled in a timely manner with no problems or hesitations. As for security or safety, yes there are homeless etc. The area is not the best location in Lubbock and that is for all the apartments near there. We are from Lubbock so yes we know the town. They really seem to care about the tenants safety. I read comments about pro-rating rent and we did not have that either, nor was I told we would. I feel this is a good place for students to live and have a good experience.
I could not be happier with where I decided to live out my college years! Not only are the cottages affordable, but the management and maintenance team are great!

Living off campus is something everyone looks forward to in college. I knew I wanted to live at the cottages since becoming a student at Texas Tech because of the awesome atmosphere and the family like community it has. I have lived here for almost a year now and I have had an awesome experience. The cottages really go above and beyond to make your college experience unforgettable, and I cant wait to continue living here!
The location is nice I guess, but the staff ruin it with their incompetence. Buildings arent fixed before move in so theyre many problems upon move in.
This is my 2nd year living here i would recommend it to all tech students super close to campus and restaurants
Please do not live here it sucks. They talked about security but there were homeless people outside the house digging through the garbage regularly, and half of the street lights dont even work so it is incredibly scary walking alone even from your car to the door and i have never once seen the security we were told about. my housemates and i have had two bikes stolen. It took a week to fix our dryer only for it to break again a couple weeks later. so many things are broken we have had broken ac, dryer, microwave, garbage disposal and shelves in less than a year. there is also a lot of random dents scuff marks stains and paint splatter. And the wifi sucks. None of these places are as good as the model they show you. oh and we randomly get other peoples mail all the time. also the area is loud people are always loud at all hours and no one picks up after their dogs.
If I could I would give the cottages a 0. The window of my room was not dimensioned correctly, so a portion of the glass does not extend all the way to cover the frame. Because of this, since its winter my room is more often then not cold. I put a fix it in October and till this day, in February the matter is not resolved. Its very frustrating to get reminders constantly to pay rent on time, but to not have this issue solved. Theres also dog poop literally all over the grass as well. Just in general, management not helpful and buildings have many flaws such as the window, not to mention holes in THE DOORS.

Awful experience. If you want to be taken advantage of as a college student here sign on for there “amazing deals” you will get completely screwed by them and LP&L. GET A HOUSE STUDENTS!!
Cottages of Lubbock has been nothing but amazing. So accomadating and helpful. People who work for Maintenance are absolutely fantastic. As soon as I turn in a request they are there to fix the problem. Anytime I go into the office, I’m welcomed with warm smiles and people who are not only willing, but want to help!!! So kind, genuine, and helpful! I’ve lived here for 3 years and I’m so sad to leave. The cottages of Lubbock is truly an amazing place to live!!!!

I would NEVER recommend the cottages to anyone. It is incredibly poorly run, management changes once every few months and the students they hire to work in the offices are absurdly incompetent. Everyone I know who has lived in the cottages has run into nothing but problems with them. I initially requested a cheaper spot and they put me into the most expensive cottage available. When I had problems with my roommates where were complete psychopaths all the office staff could tell me was to calm down despite all of the ridiculous going ons I had to withstand. At one point they brought me into the office to tell me I owed almost two THOUSAND dollars because they hadnt been applying my rent towards my furniture fee and they had charged me for a pet which I did not have and every month they were charging me for a pet fee. When one of my roommates moved out for the summer they moved another person into her room despite her continuing to pay rent. My best friend who also lived in the cottages had neighbors who would have parties on the front porch and the cottages tried to charge her and her roommates for the trash outside which they had absolutely nothing to do with. This place is nothing but problems and for the prices you have to pay it is a huge mistake to live here. Do NOT live here. They will charge you for everything they can, even imaginary pets, and be completely unhelpful with any problems you have with your cottage. Seriously, this place is the worst.
So, I feel as if I need to post this about the Cottages of Lubbock: They are atrocious. While the facilities are great, and the proximity to campus is desirable, it is imperative to note that they have one of the WORST customer services imaginable.To list my grievances:1) They come in unannounced at all hours for things you have not requested (such as vacuuming abandoned rooms multiple times at 0600)2) They have frequent issues with billing (website goes down and they require payment regardless)3) They have multiple thefts attributed to them (2 items have personally been stolen while their employees were inside my home)4) Upon move out, they decide that they need to replace the entire carpet and charge me ~$450 (Lets note the carpet was cleaned thoroughly prior to move out, and I have documentation that it is SPOTLESS).I DO not recommend this property; I recommend Raiders Pass (better customer service, cheaper property [and it shows]) over this place.
AWFUL. They charge you over $500 for EACH ROOMMATES random damages that they claim to be placed on your cottages months after you move out, with no proof, no pictures, no explanation of what damages or proof of the so called damages that have occurred. Over charged prices on rent, not reliable, dependable or affordable. Avoid living here at all costs.
