Absolutely awful. Do not sign here. I have lived her for 3 years but the new owner/management is awful. More problems in a month than 3 years! Problems are never fixed and excuses are given for every little thing. Like other reviewers have said, the manager melody, needs to go. She hides behind her employees and it takes a great deal of effort just to speak to her. She makes her employees tell people she is in meeting or in the phone. She lies and blames others for things she should be responsible for. I was moved away from my roommates that I signed with because of renovations and told we would be back. I was even put with randoms that had no idea I was coming. After the renovations other people were given the apartment. They never contacted us about this. The day before move in day I went to ask about our apartment and they told us we would not be moving into our renovated apartment. After a lot of complaining they told us we would move into another apartment that will be done in the future. In my “temporary” unit my AC has been broken for a week and they have not fixed. I have gone in everyday to ask them to fix it. After a week of going in and asking them to fix my ac they tell me they need an electrician. The problem is that they knew they had to after the 1st day but never called. The AC is still broken.

Please do not shrug off the negative reviews, as a tenant of 2 years I have yet to find a real positive review posted within the last 3 months. Emphasis on ‘real’.

THE ABSOLUTE WORST PLACE TO LIVE. Do yourself a favor and DO NOT SIGN HERE. I signed when it was “The Ranch” everyone associated with them was great. Helpful and very nice. The One is nothing but liars. I’d be surprised if they don’t find themselves in a couple of lawsuits due to breech of contract. They make up excuse after excuse as to why something isn’t done and fail to meet deadlines they set for themselves. They say that they put me in a “new” apartment. But it’s nothing but a mess. If anyone knows how to contact the owner, please let me know.

Right off the bat I knew that I was going to regret signing a lease here the first day I arrived. The place was(and still is at the moment) extremely filthy and dilapidated. My roommates and I have had to deal with problems such as lack of hot water, extremely poor insulation and caulking which has allowed for insects of all sorts to enter, filthy bedrooms, living space and kitchen, and last but not least, a cockroach infestation. Over the last two days, my roommates and I have killed easily over a hundred cockroaches in our bedrooms, living space and kitchen. This place was not ready to reopen under new management and should not have done so.

A case of poor project management!! It is so obvious that no one came to inspect this apartment to ensure it was move-in ready. Just look at the holes in the wall under the sinks in the kitchen and bathroom. Like anytime I open the cabinet, I can feel cold air oozing out. So ridiculous! I also feel its an entry point for insects. I definitely would not be renewing my lease.

I lived at these apartments when it was still being managed by The Ranch. When management changed back in the beginning of the year everything was going okay and I had a short term lease that ended in May 31st 2021. I was told that my apartment was going to be renovated, but that it would be ready by move in on August 20, 2021. It is now August 25, 2021 and I still do not have my apartment. We were given a temporary relocation, but when my roommate and I got there, it was dirty and the door was wide open. We told them about these issues and they said they would get someone to clean the apartment. We left to give them time and I arrived to check out the cleanliness and the other roommate said that when she walked in, there were two people using our showers. How was someone able to get into our apartment when the door was fully locked? This is incredibly unsafe and we moved into a hotel for the time being, but now this is getting ridiculous. We were told our apartment would be ready August 27, 2021 at the latest and now we are being told that it might be saturday and if not saturday, we will have to figure out where we will be staying. This has been a horrifying experience and I would not recommend staying at the newly managed apartment complex. If possible, I would have given it zero stars, but I would not have been able to post this review.

The new management is a joke. They deleted the person I invited to join as my roommate application before they even called him to get it fixed. They are cowards that doesn’t take their job seriously and refuses to speak to any of the residents. I can genuinely say I hate them and hope their time running this place is very very very short. I will be finding a way to reach the owners because I’m relatively sure what they did was illegal and at the very least was not right.

As long as Melody Klinnert is the property manager, I do not recommend staying here. The prices for the one bedroom are also not worth it. It is smaller than the floorplan appears, and since Im almost positive everyone in the complex pays the same utilities regardless, itd be better to have roommates to split it with. During the winter months I had the A/C completely off and only used lights when in that room, but still paid $100 a month in utilities, while my friends in a 3 bedroom constantly had things going. They paid the same amount split between the 3. When I started using my utilities without care, I still paid the same amount. Additionally, for 16 days in July my AC went out, and Melody did absolutely nothing to rectify the issue. An issue that could have been fixed in a few days took over 2 weeks because the contractors Melody contacted no longer worked with the complex. Instead of contacting someone else, she just decided not to do her job. Maintenance had to do her job for her and contact their own contractors. I reached out on multiple occasions and never got a response. Not a bad place if you dont mind the lack of space, but if theres an issue maintenance cant touch without the property managers permission, you can expect it to never get completed.

Beware do not sign here!!! These apartments are absolutely awful. The people working here have no integrity what so ever. They will lie directly in your face, and will have no remorse in doing so. The managers are never available because they are in meetings for 8+ hours each day. No type of leadership or structure what so ever at these apartments. You have been warn please avoid at all cost!!

When I started this lease, it was owned by the ranch. The management there was very helpful and earned a 5 star rating. During the term, the ranch was bought out by the ONE. DO NOT LIVE HERE!!! Heres the problems: Cockroaches, heating issues during the winter, air conditioning problems during the summer. Maintenance is not helpful. They overcharge for utilities. Under the ranch, I was spending about $25 a month in utilities. When the new management took over, it jumped to $100 a month for utilities instantly. They tried to charge us utilities for months owned by the ranch. They took away our parking to resurface the lot, which did nothing. Management ran around in circles trying to give me a logical explanation for charges I received, but just gave me the runaround. They tried to move me a month before my lease was up to remodel my apartment. Overall, if you want to live here, expect a waste of money, extra unwarranted charges, and serious inconveniences. I would love to give a better rating, and I am an easy customer to please. I am very unsatisfied with my time at the One! I wish I could give a 0 rating.

Don’t expect The One (formerly known as the ranch) to do anything you ask of them until you literally call 15 times a day and send 30 emails. They don’t even adhere to deadlines that they set for themselves, they will tell you that they will have something taken care of by August 6th for example, then that day goes by and a week goes by and they aren’t even bothered. No one in the office knows any real information that can help you, and if you want to speak to a manager good luck. Every manager is always “too busy to come to the phone” and then you leave a number and never get a call back. I wonder what the managers are busy with since no one is getting work done.

I have lived here for a year, and before the change of ownership and management, everything was fine. However, the recent change has made everything so frustrating, that I honestly dont recommend you live here. I was moved out of my apartment in order to start renovations a month ago. I was told by email that I was going to receive a letter that would detail what would happen next once I move out. Furthermore, I was never given a temporary apartment, they made me pay for not having an apartment, a literal scam of a place it has become. Dont even get me started on the management, they are the worse of the worse. Every time I call the office I get a different excuse every time, whether that be I already have an apartment ready and I should be ready to move in, to that they dont know where I am supposed to go. I am very tired of their dishonesty and fruitless games they are trying to play. Whatever you do, do not sign a lease here for the time being, not until they handle things much better than whatever they are doing right now, which is just atrocious.

This is the worst apartment complex in the whole world. they are currently going through renovations right now, so i was forced to move from my apartment. i was told my new temporary apartment would be a studio as that was my original apartment and what i’m currently paying for. came in on my move in day to be told i was getting an apartment with 3 other people. I have no clue to who these 3 other people are, no compatible sheet to see who i best fit with nothing. also if they would’ve just been honest and said that my temporary apartment would’ve been with 3 other people I would’ve just saved us both the trouble and not move back in.update (1 hour later): Trash outside my apartment door with flies all over it. Walked inside to find the same exact thing. Clearly my “roommate” is not a very good roommate. Would’ve been really helpful to at least be put with people I’m compatible with.

Well first of all the management is terrible. It’s unorganized and there is a lack of communication. We were moved out of apartment to another where the renovations were not complete. Come on now one day to to move all my belongings or they get thrown away. Where is the two week notice some people actually have work. Ever since the new management came in this place has gone down hill. It seems like no one up there knows what the hell to do. If you are thinking about living here don’t. Also don’t bring your animals here they will lock them up in the bathroom.

Save yourself the trouble, keep looking. The manager isn’t a people person. They’ll say they’re busy and push you off on someone under them. Unless you’re ready to play “phone tag”, I don’t think this is the place for you. It’s next to impossible to get an appointment with the property manager in person. They’ll relocate you or move random people in to your apartment without your consent (during the pandemic, with no regard to tenant’s health). Clearly this has become just another mismanaged property from a large property management company.Update: Just noticed they lowered their rates online by about $100 for a couple of their plans. Trust me, even if they drop it by $200, offer you a $1500 gift card and give you 10 entries in a give away do not do it. I can not emphasize enough, as some one who hasn’t even lived at the complex for months. KEEP LOOKING.

Units look good. Management is now atrocious. Do yourself a favor… look at the recent reviews and forget about the rest. A safe place, with good amenities for the price. They are planning an upgrade so the apartments themselves may be better for the next person. Good staff, great and quick response with maintenance. My only main issue was with their response to my lack of water during the freeze, they would not bring me water. The staff for two days said I had to come get water if I wanted any. That sounds so Karen I know. Even after I explained to the staff answering the phone that I was disabled, recently had back surgery where as if I fell I would have seriously injured myself, and that the golf cart passed my door several times a day. They refuse to help me until the third day when I envolved the property manager. It may seem petty to some, but I judge how people treat me on both good days and especially on bad days when true behavior has a habit to shine. 3.5 stars I did not renew my lease for the next year.

Absolutely terrible management and place to live. I can never talk to a manager because they’re always “busy”, so I’m stuck talking to student workers who do not know what to say or do besides things like, “let me get your name and number and our manager will call you back”…. And they NEVER call or email back. Why do I pay for my resident to live in a one bedroom when he got placed in a shared 3 bedroom apartment?! I don’t care if it’s temporarily, I do not need to be paying the same price. It’s not what I signed a contract for. Let us out of the contract if you can’t hold up your end! I can’t even address this issue to anyone who knows how to handle it because I cannot get ahold of the managers! They’ve even disabled their Instagram & Facebook accounts.. likely because everyone is complaining!Update: they finally got him into a “move-in ready” 1 bedroom unit! Except there’s NO hot water, NO AC, NO functioning washer/dryer, and more. Still not what we signed a contract to pay for!! That’s what’s considered “move-in” ready? What a joke.

The new management has been really inconvenient and unfair. They do not care about the tenants at all. They gave a weeks notice to empty my apartment, which was ridiculously less amount of time. Not only that, but they asked me to relocate from a 3B to a 4B apt, while taking the same rent. I asked about another apartment and they did not even care to try finding one. I absolutely do not recommend anyone to stay here.

OMG…worst experience ever. I totally regret allowing my daughter to sign a lease. Management can’t figure out anything, never ever do they reply to emails or phone calls. Don’t waste your time! Run and don’t look back!

This place is TERRIBLE!!!!!!!!! they do not care about any one but themselves and have no sense of organization or helpfulness. This apt. complex gave us a FIVE DAY NOTICE to move out all of our stuff into other peoples apartments. The apartments are dirty and my new assigned apartments smells like cat pee to the point of making me throw up. When I called the office, they have done nothing about it. This is not what I signed up for and would hate for someone else to sign a lease here. Everything about this place sucks, DO NOT LIVE HERE!!!!!!!!!

So I had taken a lease over for some people. Signed the contract, I even helped pay to break the lease for them. Called the office to let them know that the contract said move in date was August 20th and they said they would change the date on the contract. Move in date was July 26th. I called the office for weeks to figure out what time we could move in, and what apartment it would be. Never got a call back. My roommate had to go to the office for them to let them know we were not moving in until August 20th because they were renovating the apartment. My lease at the apartment I was in was over July 31st. So I had to move back to my hometown (an hour and a half away) because they didn’t call me to let us know move in date was changed to August 20th.Kept calling them for weeks to just confirm everything and I never got to speak with the manager on the phone. August 20th came along, went to sign in and they told me they did not have any more of the two bedroom apartments so they were going to put me and my roommate in a four bedroom two bath. They did not call us to inform us that. Ended up breaking the lease. Do not recommend signing a lease here!!!!!

I came to visit my sister for 1 night. Management left us out in the parking lot all night when reader on the door stopped reading my sister’s key. After spending all night trying to find someone who could let us in, a maintenance worker finally showed up at around 8am. I had brought groceries, including meats and cooked meals, in an ice chest. All of the food spoiled.Also, a random person moved in without notice (a while back) and left all of her stuff all over the common area for weeks. The apartments here can move in someone without notice, but it would be nice to know when a transfer is moving into your living space, especially since this girl’s stuff is still occupying the table, chairs, a couch, and other common space.She’s saying adios to The One!

Do not live here!! I repeat, DO NOT LIVE HERE!!! I have tried to be understanding with my payment issues for rent since they are changing systems. But they have been very unhelpful and misunderstanding. The leasing manager I’ve been communicating with is only available one day a week, pretty much, and I can’t contact her. I definitely suggest finding somewhere else to live!!!

I feel like I have to submit a maintenance request twice a month just for them to fix the A/C. The A/C hardly ever works here which is just one of the reasons why my roommates and I did not renew our lease. Over the winter months I lost my job due to COVID-19 so I was unable to pay rent for about a week. I payed the rent and called and I was hoping that management would be able to work with me and remove at least some late fees. I understand that I am responsible for payments but they wouldnt even listen to me and their financial advisor was not helpful or caring at all. The staff themselves at the front desk are great and always nice but, management doesnt care about their tenants at all. Do not live here.

Never had any issues that weren’t addressed in a timely manner. Staff has always been helpful and nice when I ever needed to come in the office. Overall a great place for a great price!

This is the best student living I have ever lived in since I’ve been in college and I’ve been in school for 4yrs now. I really love the staff here they are super attentive, friendly and seem always ready to help. They very few issues I’ve had at the ranch have been solved quickly, effectively and professionally. I feel like the ranch has taken the virus very seriously and taken proper safety precautions. I feel safe here as well and I can’t say that about precious places I have lived in. All and all I really love the ranch and I’m looking forwoard to staying here another year

Don’t live here maintenance sucks and doesn’t ever get the job done. The employees don’t wear masks, the apartments are sloppily done and management doesn’t care about their residents.

Very bad service. My AC broke and they have not fixed it for several days. I had asked them to fix it everyday for about 6 days already and they said they do not know when they are going to fix it. It is very hot these days so it has been uncomfortable. Maintenance is very unreliable. They have come into my apartment often and it yet has not been fixed. They refuse to give me another apartment for the meantime. If you plan to move here, dont.

Staff has always been helpful and friendly when I needed anything. Love all the events they have had in the past and my apartment is super cozy and the perfect size for just myself! Look forward to another year here!

Overall, my time here has been alright. The apartment complex and the apartment itself is pretty decent. However, my apartment buildings wifi has been down for almost 2 weeks. And their delayed response and little to no updates on fixing it has been beyond frustrating. Mostly as a college student in a pandemic where wifi is the most important thing to have.

As a tenant of 3+years I had almost no issues asside from slow maintenance response when it was the ranch. Ever since the one has taken over I have had nothing but problems, rude staff, and inconvenience added to my life. All the people who worked at the ranch are gone, replaced with unhelpful desk workers and rude managers. The renovation process currently underway is awful. You cant opt out. You get a 4 day heads up email but only 1 day to move all belongings between units. We dont get to move back in untill January or so I was told from the front office. When I resigned my lease it was with the ranch. No indication it would be bought out. If id known this is what this place would turn into I would not have resigned.Update review after new management takeover. Dont live here unless your chill with the contractors and staff locking your animals up in a dark bathroom with no food or water for 5 hours during routine maintenance calls. Legit animal cruelty. Denied it to my face and blamed my roomate who I am close with and know would not do that. Get it together. I have it on camera.

Poor customer service. Can’t get ahold of management ever. They’re always in a day of meetings and won’t return calls or emails.

It’s a move in day today and we still haven’t gotten our placement. We don’t even know what time to show up.

Please please PLEASE do yourself a favor and do not live here. I paid way too much for what I received and had to live with. I had standing water in my apartment for weeks, my maintenance request was cancelled after I reported it. When they finally fixed it, they left massive holes in my walls and left the water off. They were constantly charging my account for random things and severely lacked in communication. They have terrible customer service and anytime I talked to them I felt like I was a bother. Your rent doesn’t include amenities even though they say it does. The apartments look nothing like what they show you. Please do yourself a favor and do not live here.

-The Ranch is very fake and the employees promise things they cant guarantee on. Both my fiance and I were promised that our apartment would look like the model by multiple employees. What we got was as far from what we were promised as possible. We visited multiple times and were pleased with what we saw. We thought The Ranch was the best bang for our buck, especially with the 1000 credit we would be getting. We saw that they were newly renovated and looked promising so we signed and got the credit. HOWEVER what we were not told was that only HALF of the units got renovated and we received an older model with out of date appliances, and furnishings. On top of this the floor plan was nothing like what we had seen before.- Keeping up with the fake theme lets talk about masks. I for one take the wearing of a mask seriously and was shocked to believe that they were not required in the club house for the first few months and the employees walked around without a mask in sight. It was not until after Thanksgiving break that I saw a Masks Required sign on the door. I thought to myself Finally only to walk in to FIVE (yes FIVE) employees standing around the desk without a mask in sight. Six people standing in a room with me being the only one wearing a mask. And every package I received was handled by someone without a mask. I HOPE I get COVID from an employee who was not wearing a mask in a building where they are required.- I have yet to receive a notification where I owe a utilities balance even though I have been charged twice for it. I find this rather shady because I for one do not check my tenant page every day.- The maintenance team has been very inconsistent with our requests and have taken well over 2 months to replace two light bulbs.- During inspection week the group knocked on our door and insisted that we open. They entered even though I did not have a shirt on and gave us no time to prepare to get dressed, put our dog away or anything.- Our apartment always smells like weed- While these are definitely issues, despite the mediocre management, our overall experience here has been fine...just fine. There arent any major bug issues, parking is fine. If you are looking for a place thats just fine then look no further.

Love the place, staff is actually surprisingly super helpful and listen to whatever issue I’ve had thoroughly. I love the amenities although they are currently close due to covid. Also side note they are super funny.

If you value your mental health, do not sign with this new management. Zero customer satisfaction

Super cool staff, I really enjoy the free printer and computer access, although the gym is small is efficient for most of my needs, friendly staff, free coffee and sometimes food (which is always a bonus) and this is super random but I love the desk each room comes with and there’s just plenty of places to store things and all the rooms are good sizes as well as the bathrooms

Worst place to live in Lubbock. They cheat on utility payment. Sometime they send more than 100 bucks a month. I dont like this place at all.

This is a great place to live especially for college students who want to be around people their own age. The amenities are always in nice condition and the staff is super friendly. The Ranch is super pet friendly and has a nice place for the animals to run around. All in all I’m happy to be able to live in these wonderful apartments.

The Ranch Apartments are by far the best apartments I’ve ever lived in. The amenities are always in top condition and the staff is always super friendly. They never fail to make you feel like a member of their family and help you out in anyway they possibly can. Maintenance is top notch and has always exceeded my expectations. Overall, the Ranch Apartments are fantastic.

I would like to say do not move here!!! For more than 5 months I lived in my apartment with no working ac. I put in more than 4 maintenance orders not including my roommates. Maintenance men did come and said I wasnt getting air in my room and that was all didnt fix it. Said they would have people to come see if they could find out what was wrong. They did come didnt find anything and left. I thought they would come back I waited a week and nothing. I called went in and talked to two different people for a good two weeks. I had to buy a fan just to keep my room cold enough for me to sleep in. Which I wasnt supposed I looks into what they should have done and they should have had my ac fix with in 48 hours or they should have moved me to a different apartment. I withheld my rent for two months until they fixed it. It wasnt until September they finally came in after I talked to the head manger and fixed my ac with in 15 minutes. I was very upset that I had to go through all of this so I went to ask them about getting out of my lease they wouldnt let me. I had already paid back my rent that I didnt pay. The manager said she would wave off all my late fees she didnt. And even after we decided together I could pay it back in payments they said thats not going to work. Im just going to say I had a very awful experience here and wouldnt wish all the stress I went through on anyone.

PAY ATTENTION*The manager Amy Jarrett is not an honest person, and she tries to mislead and cheat on the students. Based on her word, I filled out an application for a three-month lease two weeks before moving into the Ranch. At the first of the month, I packed my stuff, and I went to The Rach. She told me sorry if you need the apartment, you have to sign a 6-months lease. She denied our 3-month agreement, and she said I dont remember.During Corona Pandemic, they lost most of their customer, and this is a new way to rent out their empty apartments.The office staffs are nonprofessional and untrained people who provide you with the wrong information.To students who are looking for an apartment, DONT even thinks about this place. If you have no choice, Make sure to record your conversation with their staff. They easily denied their promises—awful experience.

I recently moved into The Ranch and i absolutely love it. The office staff was extremely helpful through the application/move in process and made the transition much smoother than expected. The rates are affordable and the units are spacious! Highly recommend

They operate on the bait and switch method of leasing. Show you a nice model during the tour, then place you in a run down slum lord unit. Homestead U, the corporate owners, have a culture of deceit (look up the reviews). I would look elsewhere.

My son and room mate were very mislead. They were told they would get a 3rd floor apartment that had been totally renovated and they could move in on a certain date. The date was pushed back, which was fine, until we saw the apartment that wasnt renovated, appliances were awful, flooring not what was promised, paint was the worse I have ever seen, and not on the 3rd floor. We could not get out of lease. I strongly suggest get everything in writing and on the lease. If promised something verbally it doesnt count.

Not a bad place to live at all. It’s very quiet on the weekends unlike other places from what I’ve seen. Units could use some improvement but overall a nice place to stay.

I have lived here for 2 years and LOVE IT!

I was so lucky to find the Super 2 special. I love having two bed rooms to my self. I was able to get furniture taken out of the second room and now its my office/ workout room. The Ranch is in the perfect location for me I can drive to TTU in 5 or take the shuttle for free and be on campus in 15 minutes. I really like living here so far, the staff is so helpful.

I have been a resident for a little over a year and I have to say, for a first apartment, it is definitely going a lot better than I thought!! I was surprised at all The Ranch had to offer and it has definitely just gotten even better since I have been here. All of the staff is awesome and friendly and it is so nice to see and experience. I absolutely love when they have breakfast, wings, or any kind of snacks!! Free food is always a bonus. Our pool facilities were also well-appreciated this summer; it was so hot! Once the clubhouse is 24/7, it will be absolutely amazing here! I am definitely appreciative of what I have

I recently just moved into The Ranch and they have been nothing but amazing. The staff is extremely helpful and kind, the apartments themselves are everything I need for the fantastic price and the amenities are everything I need to succeed and have fun while I am in school. I would recommend The Ranch to anyone especially if youre a student! Thanks Amy and Boog yall are making my college experience amazing!!!!

So far my time at The Ranch has been good. The amenities are nice and the staff is helpful. One complaint would be that the utility overages can be quite a high price for what I feel like Im actually using. Id prefer a bill that actually states how much has been used instead of just a statement telling you to pay x amount. The apartment itself is good for the price the floors are starting to peel up but I believe they are starting to work on some upgrades inside the units.

The office staff are great they are always ready to help me solve any problems I might have. the community and amenities they offer are fantastic. 10/10 would recommend living here

It is very quiet and safe. The residents here are very friendly and willing to help others. With the update of the system, the information reminder of the property to the residents is more timely and effective. Living here is very satisfying, regardless of his environment and price are very competitive. I hope more and more people will come in and enjoy the excellent resources here.

Second year living here. Great place to live. I love it for the atmosphere. Never had any problems with anyone working here. The Staff here is great. Whenever wanted any help in anything Justin and Ashley at the front office always help out. The manager here Amy mam and the accountant here Kasey Mam are always willing to talk one on one to get to the end of any problem. Highly Recommended.

Best place to live in lubbock. leasing part of this place does anything to help out! very affordable and cute. they are so pet friendly and they care for their residents. 10/10

Worst place i’ve ever lived. Cockroaches and rats in every single apartment i went to (which was 6). Sure it’s cheap rent but i promise you can find something similar and you should!!! DO NOT RENT HERE

After new management has taken over the staff isn’t all that great. They take awhile to respond to emails and guess. The managers aren’t on the same pages as there employees so mix messages are being sent out. It’s been two months and I feel like they are still unorganized.

Lived here for a couple years and it was definitely a forgettable experience. Not only did my car get broken into at least twice while I lived here, but you are absolutely overpaying for a dingy, dirty, outdated living space that is literally falling apart. On top of that, the utility overages are outrageous and theres nothing you can do about it. I consistently paid over $100 per month for basic usage. Maintenance routinely made a huge mess any time they spray painted any surface. The cabinets are rotting, the tubs are stained and molding, and literally all of it is only patched up to give you the impression that you are deserving of quality for the same pricing as other complexes. They catch your attention with their crummy advertising but know that its just not worth it. When you move out, they have the gall to charge you for a full month of rent and be out by the 25th, and then they still surprise you with over $50 in carpet cleaning that they require be paid by you. Because surely you didnt already cover that in the ridiculous fees to live here in the first place. I have never been charged for cleaning at any apartment ever. Stay far away. Go to their competitors. Anything but this place.

Really enjoyed my stay at The Ranch. I lived there for 2 years and never had a single problem. The staff is always very nice and respectful. If anything needed to be fixed it was taken care of in a respectable time period and the work was done right. I highly recommend this apartment complex to anyone!!

The ranch is a great place to live! The staff is very friendly and helpful! Its a little further from campus than some apartments but for the price it is perfect. The bus that stops right in front of the complex makes it even more convenient to make it to class. I might even be living here next year!

The Ranch is always on top of things when it comes to maintenance and keeping the complex safe. I have been here for three years and my experiences have been great. If you need an help Benjamin is great just go see him at the office.

I absolutely loved staying at the ranch! The staff is great and helpful, and it felt like home away from home! I never had any problems, and maintenance request were taken care off super quick! Definitely recommend. If I move back to Lubbock, I would definitely live here again!!

The Ranch has gone above and beyond to make sure their residents are safe, happy, and taken care of! Ive never lived in any other apartment that cares near as much as they do. It truly has become home

I really did not have much to complain about the apartment. There is alot of good qualities that came with being in the apartment.

I love living at the Ranch. Staff is very friendly and maintenance fixes any issues in a timely manner. The computers and printer are great to use when you have a last minute assignment to finish.

Beware! They do not enforce the state mandate mask policy at all!. Not even the employees inside the main office use them!This is a disgrace and puts families at risk.

Wanna overpay for small living area and bed room? go ahead and sign a lease. I have a 4/2 and have been paying $399 plus a utility overage of about 20-50 dollars a month. My room can only fit a dresser and bed plus the built in desk. Mail is always 1-2weeks late because the college kid employees are too lazy to sort the mail. Want maintenance to come into your home and make a hole in your wall and leave the debris all over your floor? Want loud obnoxious young, wild and free neighbors that blast music. Want beer bottles and trash bags thrown all over the lawn? then this place is perfect for you. Previous roommates have left damages and they were not charged a cent. Im glad Im moving out of this place.

Really enjoyed my living experience here! Really easy to get to Tech and the office staff has always been there to help me whenever Ive needed something. Maintenance is really quick to repair anything as well. Highly recommended!

I was cool with the ranch until they decided not to do anything about my AC being out for the whole freaking summer.. like Ive called an spoken to multiple people they all tell me the same thing.. they put in a work order. Like Im really grateful for some of the people that work there cause they are nice and help you out. But now and still my AC Is out Im tired.. hot all the time.. and frustrated. Just hope my new apartments handle things like this so much better.. other than that.. yeah ranch is cool.. fun parties..

Great place to live they are all very friendly and know how to take care of their tenants. Maintenance is great really know how to keep their grounds clean. I would totally recommend this property if you are looking for a place to study and have a good time.

Havent had a single issue with this place. Great office staff and maintenance performs in a timely manor. People need to understand the world doesnt revolve around them and that theyre not the only ones with issues! Wonderful experience while living here! Besides, who doesnt love free food?!?

I have lived here the past year and I have enjoyed it very much. Maintenance is very good. I haven’t had many problems but when I do, they try and fix them as fast as possible. The staff in the clubhouse are super awesome! Sad to see some of them leaving

Just want to give a shout out for the new gym. Way better than it use to be love the new stuff. My roommates are moving to a house but have 3 more friends sign up today to live with me now I get FREE MONEY. Had a few ups and downs with office kids but overall love the place and price if you need a good place for cheap.

There was an issue with housing and trying to get me and my best friend matched together, THANKFULLY we had Ashley to help us get it situated. She was very tentative and we really knew she cared. The Ranch is a great place to live!! Thanks Ashley!

The ranch is excellent! It’s very well payed out and great staff, Ashley and Justin are great and they always help me out! They make me wanna hang out at the club house all the time because they just brighten my day!

DO NOT LIVE HERE! This is by far the worst apartment in all of Lubbock. They are nothing but liars. I have been living at this horrendous apartment for about 4 months, and I think is one the worst decisions I have ever made in my LIFE. They do not care about their residents well being AT ALL. My cabinets have been broken since Ive moved in, my toilet doesnt flush the way its suppose to, and everything is basically outdated. I put in a request to have it fixed but of course nothing was done. They overcharged me on utilities from June and but it on my August bill which makes no sense to me. Whenever my roommates moved out housekeeping came to my apartment when I was gone, and left the AC and light on. When working on my old roommates bathroom the left floor pieces they removed in front of my kitchen, which is VERY disgusting! I called the manger Amy, to see over the situation, because its her job and she basically lied over the phone saying they would remove everything with in the hour, which DID NOT HAPPEN. The people in the front office NEVER know whats going on and are often rude. I mean if your just looking for a bed to sleep by all means sign at the Ranch, but I WOULD NOT wish this on my worst enemy. PAY the extra money and RUN FAR FAR AWAY from this place.

I barely moved in and immediately I was helped by the amazing staff here. They took to the time to clean up the mess that was left here by recent renovations and the also gave me a new mattress and new furniture. They were very polite and very helpful. They made sure that I was satisfied by the way everything turned out.

Used to be the best value in town but not so much anymore. Nicest pool for off-campus student housing but most people at the pool are usually locals and not necessary students. I liked it when I stayed there but I probably will not go back because I am getting older. Lots of minors at the pool and volleyball court.

I enjoyed my time at the Ranch. Although it is inexpensive, it is noticeable that the staff tries their best to resolve every problem. Its also nice to be spontaneously surprised by a staff member bringing free pizza to my door step!

Just moved out Graduated in Dec. I want to say it was a good run here at the Reserve now The Ranch. Things went from bad to good. Seems they are trying to make a old place better. Wish I could have used the new gym that was out in right before I left. Super fun place to party and pool is always happening. Office people are nice and try their best to help. If your looking for a place for a good price this is it.

When I was at the leasing office checking out model units, I saw a good number of current residents renewing their lease. Thats certainly a good sign! Plus, Tyrina and Ben were absolutely fantastic and accommodating!
