The management is wonderful. When I put in work orders they handle them within a couple of days if not sooner. The apartments are cute. The game room is a good place to hang out and clear your head after a long day at school/work. The price to live here is affordable and all bills paid which is helpful being a young mother and all. The pool is clean and the bean bag toss is fun. I am so grateful to have found a place like this.
Its a very honest place for the price you pay. The staff is very nice and helpful. I like it, like the apartment and the features that come with it. Overall, I would say that is worth it. You will not find any place of this quality for less than what they ask.
Don’t live here!They will overcharge you when you move out.I asked the front office before I moved out whether they’d inspect my apartment upon me moving out. They said no and all I needed to do was to leave the key to the front office. Months later, I got a latter saying that I owed them almost $700 for cleaning! I was never told that I had to pay for carpet cleaning. I was also charged for painting! They painted my room on the day that I moved in. My room still smelled like a paint when I moved in August. It had been less than a year that they painted my room. If the management decided that they wanted to repaint the room so it would look “new” to the new tenant, shouldn’t this cost be on them and not me ? I didn’t paint the wall nor scratched the wall that would result in needing to repaint. They just want us to cover all cost to make the room looks “new”. I was also charged for 3 qty of heavy clean of bedroom! Why 3 qty!? I only had 1 bedroom! And I left the room in a condition where it was not required 3 qty of heavy clean.Overall, don’t stay here or you will charge of what you didn’t do!!!
They never clean at all. The hallway carpet is dirty, they only have like one cleaning lady for the whole building. It smells like sewage outside, they refused to give everyone a new couch unless it breaks even though the couches are old and disgusting, the blinds are flimsy plastic and snap off. The service is horrible, they took a month to unlock my internet service. Only one elevator ever works and there’s always sticky liquid in it. Only plus is that you’re next to campus.
A decent living experience for the price overall for someone who studies and works at Texas Tech. Overall cleanliness of the property/common areas can be improved. Common areas and amenities look a little dated. Staff is mostly helpful. Units are good if you like to live alone. To summarize, price is the biggest competitive advantage of this property when compared among other (similar) 1 bedroom offerings.
During a tornado and hail warning many ULoft residents parked in THEIR parking garage to protect their cars. Without warning ULoft staff called tow trucks and each student had to pay $300+ to get their cars back.When calling staff asking about why their was no warning or exceptions given due to the dangerous weather I was hung up on by management.Additionally, fines are regularly given out without warning and staff is not accommodating to their tenants.Will not be resigning after my lease is over

UPDATE: The email address doesnt work or for some reason, I cant send the email to that address successfully.================================I dont recommend this to anyone who are new in Lubbock. I made an online application last month through their website where I filled up all the necessary information including the expected move-in date. After that, I was never contacted through phone nor email with regards to the status of my application. Two weeks after I checked online and saw that my application was approved. So I tried to call all the numbers in their website to ask what are the next steps after the approval. After a number of attempts (a number of days), I was able to speak to someone only to find out that the earliest unit availability is June. I stated in my application that my estimated move-in date was February which they approved online and only to find out that there are no available unit within this month. I wish they had informed me earlier or reject my application rather than giving false hopes. In addition, nobody in their leasing office was able to take calls during office hours which is very disappointing. It was a bad experience.
Super close to the campus. It is nice and clean place to live. Management and maintenance guys work really hard and they fix any issues same day, usually within few hours. Living here for two years now and no complaints.Overall, outside and inside of the apartment complex is kept very clean (Thanks Cynthia for keeping indoors clean). By the way, they changed all hallway carpets just a month ago and it looks really nice.ULofts has nice and clean gym and two big swimming pools. Swimming pools are cleaned daily during summer season. There is also a movie theater that you can reserve and use for free.As a graduate student, I highly recommend this place! There are a lot grad students living here, so the complex is quiet place to study and do your research.
Closest apartment to campus and best price to not have roommates. Fully furnished and never have to pay for utilities. Never had a problem with things breaking either. Could use updated amenities
The property is under new management and it shows in a positive way! The new staff is nice and they are actively working to make living here a good experience. The cleaning lady is very hard-working and extremely nice.All utilities are included which is amazing, and I love that it is so close not just to campus, but to everything I ever need!
Blight on the neighborhood! I attempted to contact the office as per their response to my previous posting. They kept me on hold and hung up on me. Rude and unprofessional. How can you attempt to justify this? Snagged some photos of the real Ulofts while visiting daughter and friend. This place should be shut down by the health department. Crumbling ceilings. Not safe! Trash and doggy doo everywhere. Nasty pool. Unhealthy conditions. Management oblivious. This isnt what they show you on the tour. Residents have to walk down poorly lit parking areas to access trash dumpster. No trash chutes. Accumulates and attracts vermin. I vomited at the smell. Clean your property up. We will not be renewing and will be contacting the TTU parents association to warn other families of conditions here. No excuse. Dont make the mistake we fell for. My daughters friend isnt the only one with a colorful carpet!
Mail never reaches the residences, had a package returned 3 times. Yes the address was correct all three times and USPS tracker shows delivered to address every time.
Honestly the good thing about this place is the location and price. You can’t beat it. Otherwise, this place needs a lot of fixing. Genie has been rude to me various times and their excuse for not being adequate when it comes to managing the place is that they are “understaffed.” Fire alarms blare in the middle of the night and can continue on for up to an hour. Our room smelled for days and sometimes the bad odor comes and goes to this day. You can tell that most of the stuff is old and dirty (carpet). Our carpet is beyond repair and we asked to have it replaced to no avail. They just send people to clean it. I asked the cleaning crew if I was tripping when I said the carpet should be replaced, and they said I wasn’t. It seems they never replace the carpets. They have leakage problems, so bring an umbrella. A lot of broken things in the small game room. Printer wasn’t working and they took a month to replace it in the computer room. Gym is really a good place to remove stress. Parking lot is a bit sketchy most of the time at night. The maintenance crew are awesome though, they take the time to answer questions and have an awesome attitude. The janitor lady is really a good sport and says hi all the time. Bottom line, the price and location is unbeatable but you best be prepared for quite some surprise. I recommend if you’re trying to save money and be walking distance from Tech, otherwise, find a better place.
The most unreliable apartment internet I have faced while 4 years of attending college in America. Especially during the pandemic while everyone is working or studying from home, youd think they have some priorities right. Useless service
Been here since December last year and have enjoyed it so far. The staff are all friendly and accommodating. When we do encounter some issues in our apartment they act fast on it. Super close to campus! Definitely would recommend this place!
Do not live here. They are thieves and liars. When your lease ends, they charge you for things you did not use or returned. They charged me for leaving trash bags, which is false and wouldn’t provide pictures to show I did. They also charged me for missing keys even though there is a signed document from usps that shows it was returned.
I haven’t been able to get ahold of them the past 2 months. They don’t answer the phone or emails. And the place smells bad.
My husband and I moved in a week ago, and so far our experience at U Lofts has been wonderful. Our apartment was clean when we moved in, and we love the huge windows in the apartment and having a dishwasher, washer, and dryer. The bathtub is huge, our utilities are included, and we are loving having access to a gym and a pool. The theater isnt open yet, but we are looking forward to trying it. We moved here from another state without having seen the apartment, which was a little nerve-wracking, but Jon Thornton, the Assistant Manager, was polite, kind, and quickly answered all of our numerous questions, and he was a big reason why we chose these apartments. I have no regrets and am happily anticipating living here for the next few years.
Fire alarm goes off randomly between 1am and 5am a few times every month. Me and my neighbors had roaches which was constantly reported, they only came to spray twice and it never worked. They’re too cheap to replace the old hotel front door lock so everytime you walk out without your key you’re instantly locked out. Oh and you can forget about doing anything the rest of your day because they will take hours to come open your door and then charge you $75!! Everytime!!! Management? Pshh nonexistent. I stayed for a full year and never had renters insurance because they never got around to enforce it. And btw I had many packages delivered and they never send you a email notification like they say they will. And the most annoying apart of all... the office is randomly closed DURING NORMAL office hours and when you go the next day they’ll pretend they were open and you made it up. Ulofts is way too expensive to go through the struggles you don’t even see at apartments you pay $500 a month for. Save your money live somewhere else.Ps. Parking is very trash, homeless people walk around the building at night, the whole night, EVERY night. And I’m a guy writing this. That should tell you something lol
Great place to live! The office staff is great, always helpful. Maintenance has always gotten things done fast and I always see the cleaning lady working hard!
The location is great- its right across from campus which makes it super easy to get to class. The amenities are great, and I cant wait to use the theater. Also the utilities, cable, and internet are super affordable because they are included with no caps- AKA: NO UTILITY BILLS!!
Honestly? If you can avoid living here do so at all costs. It was the only option I had at the time but I would NEVER recommend ULofts to anybody. The office staff are incredibly rude people, I can count on one hand the positive interactions I had with two of the staff there in my year of living. Not including the manager, who is one of the most unprofessional people I have ever met. Just, dont live here. Go somewhere else. Even if you have to pay a little bit more, itll be worth it.
The only thing going for this place is the convenience to campus and the nice rooms. The facility itself is filthy and stinks everywhere you go. In addition, I’ve had two bikes stolen from me, my vehicle vandalized and broken into. If you love cockroaches then this place is for you, on average the past few months I kill about 6 cockroaches a day even after they come and “spray” the rooms. There are better apartments in the area for better prices. Don’t settle for this one.
The worst experience I’ve had living in a apartment. If it wasn’t for the convenience of it being a 5 min walk to school; this place is way over price for what you are getting. The rooms smell like cigarettes, you can’t use the a/c because it smells like cigarettes. The water heaters have a discharge that they have to put oil into the discharge part of the water heater to mask the smell because it is ridiculously smelly. It’s like a rotten, garbage smell that doesn’t go away unless they put oil in the discharge tube. Also on top of that my car has been broken into on 2 separate occasions and the office does nothing about it in away that most would. I’ve almost been robbed in the parking lot by just walking to my car. I would not recommend ever living here no matter how close it is to school. This place needs to be remodeled and updated heavily. It is definitely a waste of money.
The closest apartment to campus. Its quiet and clean, the neighbors, the staff and the manager are very friendly. I enjoy the pools and the best part you dont need to pay for the utilities, its all included.
Not sure who they paid to leave reviews such as “great staff” “best place to live”. FAKE! This place is a toilet hole and the staff is even worse. Good luck trying to get a hold of anybody even during business hours. Staff is rude and your rent will go up the longer you live there. They’re nice when you’re signing but that’s when it stops. Fire alarms go off constantly in the middle of the night. Appliances suck. Internet always down. Courtyards infested with stray cats and the office refuses to do anything about it. Please save yourself the headache and don’t live here.
Price and location are good and maintenance takes care of everything. Able to study, get to class on time with no bus schedules to worry about, have a parking space and there is a convenience store in the building. Plan to stay another year.

Its so convenient for me as a student to live here, I can just cross the street and be on Texas Tech campus. Plus now its right across the street from some great places to eat and several bars. Ive lived here for 2 years and I would probably live here again if I wasnt moving cities. 4.5/5!
Last year our room was a bit outdated, all appliances worked but the walls were ultra white, this year we have a really nice apartment. Management (John) is a great guy, if you have any issues he can find a solution. Maintenance is awesome, they always smile and greet us, not to mention they will fix any problem in a timely manner. ULofts isnt your typical college apartment, its quiet for the most part, lots of tenants have children, and youll most likely know your neighbors. Im going to miss living here, for the price and location you cant beat ULofts.
Failing pile of garbage. I was here visiting my daughter and her friend when I realized how bad this place really is. There are no trash chutes, leading to smelly halls. The students here smoke and the place smells. The office staff are rude and unprofessional. Their parking garage is a blight on the neighborhood. It is poorly lit and much criminal enterprise takes place here. My opinion I voiced to my daughter was that this place is not worth the money, and is unsafe. I witnessed a drunkard stumbling and looking into peoples cars. The parking garage is dangerous, stay away. The halls smell. The elevators have urine in them. We will not be renewing. Also, twice while I was here, the fire alarms went off. This place just isnt safe. its not well maintained. Parents, dont make the same mistake I did.
Living at Ulofts Apartments has been one of my best choices of my college career. The staff has been so kind to me from the maintenance employees to the manager. It made the environment feel so friendly and relaxed. Also the location is great and next to campus.
A great apartment complex basically right on campus. The apartments are nicely done with stainless steel appliances, leather couches, and granite countertops. They have a fitness center, two pools, and even a small movie theater like room which is all awesome. Overall, a great apartment complex for any student going to Tech looking to live close to campus
I have not read the other reviews, but here is my honest opinion with years of experience. You are paying for the location with the cost of a small floor plan or more pricey layout because this apartment has too many options (but your rent includes everything which is really nice, especially with random roommates! Best benefit of living here). I have not once seen the manager smile, and dont expect to ever. The leasing office felt awkward and the printer often needed fixing, so no last minute prints. The only good thing about the apartment is the location and decent sized gym. Other than that, you are better to look at other options around the area bc so many apartments were recently built (more options by walmart and med school area).NOTE: This apartment gives residents $100 gift cards for a rating of 4 or higher. So be cautious of that.What else. Usually quiet depending on your neighbors... You do hear people in hallways and smell what they cooked but never an issue. Just because walls are brick doesnt mean you arent going to hear a noisy neighbor. The Tenants usually seem foreign or fratty with a small percent too lazy to throw their garbage in the designated area so they put it in the stair cases or parking garage area. I think this apartment gets a lot of tenants due to them not knowing the lubbock area or didnt consider many options. Other apartments have amenities like coffee machines which you know I abused, but this one does not. Other apartments are usually more friendly with their staff.Dont get me wrong, I enjoyed the convenience of walking to school and did not have bad experiences with neighbors. I feel like this apartment has to improve due to recent competition though and there was nothing too special about it besides location. And must replace the manager, seriously! The pools were not always the cleanest... I never had an issue with bugs though but always lived on the top floors. Good view btw. Sometimes you do hear the football games. The street to get to school often floods though but you can take a longer route. One thing I really hated was random people smoking weed in the parking garage because its an open access. I did have homeless people encounters rarely but never was an issue. The Apartment did paint the inside hallways, but dont be fooled this place is super old, and never improved on. The AC needed to be fixed once a year because it would not blow cold air.I hope this gives everyone a good idea. I did tell people about the apartment and got some to move into it if that paints a better picture. Quiet, private, but the manager sucks and office has lack of customer service. No issues with the maintenance men. Internet does go out a few times a month and people smoking inside or burning their food does set the whole building fire alarm off (often around midnight or later) which I am 100% the fire alarm noise is above the legal limit!EDIT: I never saw the property manager reply to old review comments before. Dont be fooled the PR replies! That tells me the apartment is trying to improve their appearance but she has never smiled once in her life. A bad employment experience stems from the management down. If you have an issue that maintenance cannot fix, dont expect the management or office staff to be of any services, especially when you signed your lease already. ALSO! The apartment charges for carpet cleaning, even though they dont clean the carpets, and you must use their specific company they choose. I would assume this could be money laundering tactics lmao. Would recommend law enforcement to look into this because otherwise how is this legal even if its in the contract? There is no way the carpet would ever be cleaned, its barely considered carpet to begin with.

For the almost year I have lived here I have not had a problem at all. The past two weeks it seems that its all went to hell. They closed the top of the parking garage for a week for absolutely no reason. Now they currently have the exit blocked off to which you have to go through a back way and you can barely squeeze your car through. I have had SEVERAL maintenance issues. I have had a problem with my air for the past two weeks and have had nothing done about. I had a leak in my roof and they drilled a hole and left a bucket and nothings been done since. Last night my toilet got clogged and they basically said well tough if can take up to two days to get that fixed. I dont have two days to wait for a working toilet. I havent ever had a problem with them at all until these past two weeks. I enjoy the view and that its fully furnished with no caps. I just cant stand the office and getting problems fixed within reasonable time. Overall I enjoy this place and think its a good place to live. Convenient and close to Tech.
I would avoid this place if i were looking for a place to reside. The staff appears to be in cahoots with a local towing company. Despite what the staff tells the residents via email/print about parking...residents are placed in a terrible predicament to have thier vehicles towed. Its a scam. Good luck getting assistance when your car is impounded. The staff will just read from a prepared script. If you are seeking a place to live.....you can do better than this. Beware.
New management same headaches, I receive mail that’s been clearly opened and the office shrugs it off as “it comes like that sometimes” front desk phone is on silent so calls never get heard and your rent goes up the longer you stay here.Only positive is the fire alarms don’t go off constantly anymore.
Increasing the rating to 4.I was unhappy how Ulofts was dealing 3rd party maintenance issues, see beneath for details, but things improved significantly. How they are trying to improve that is important to me. Last few months they were on top again. Solved all the maintenance request quickly. The good thing is they responded quickly after edited my review on 11/30/2020. They gave COVID as the reason for the delay and apologized for the delay.I appreciate the fact that they acknowledged the issue. Maybe they take some extra time - when they need to back up other urgent works - but once you place your request you are done- this was my original comments which I posted almost one year ago. They used to response fairly quick in maintenance request. Now I feel some inefficient staffs are handling the maintenance department.For last almost one month the air heating system is down in my apartment unit. I submitted maintenance request on 11/12/2020 (Work Order #5986145), sent email, called the office and talked face to face. The third party was informed but we dont know when the heating system will be repaired- this was the answer I was getting again and again from the office staff.This morning I called them again requesting to solve the issue urgently as the unit become really cold even with the room heater on. In the afternoon while returning back to my apartment I checked the office asking the update. The third party is here but we do not know the work status- they replied technically.They were correct though! Carpet cleaning third party was working on other unit! You are awesome guys!I give up now. It feels like ulofts has become an apartment without maintenance department.
Old apartments, roach infested like you wouldnt believe, staff lacks customer service skills, new assistant manager is rude as hell. I am just disgusted. I feel as all they care about is getting your money. If the place was free I would still never live here again. The only good thing about this place is the location. Oh and they promise you internet but I never received any in my apt anyway.
The staff are nice. Theyre quick to help you if you request it.They also care about their residents. Ive seen a lot of reviews on here saying theyre only in it for the money, but I havent had that experience. I really like living here and Im excited for the next year Ill live here. Most of the residents are really nice and considerate. Its a pretty quiet community, which is nice when you need to study. Sometimes the internet does go out, but I experienced more internet outages in the dorms than here. There are no roaches that Ive seen, pest control also comes every so often to spray. Maintenance is quick and they want to help you. The building is older, so there are some issues, but nothing that isnt fixed right away. The location is great, no utility caps, lots of amenities.

Maintenance and Staff are amazing. They respond to our concerns really quickly and are super friendly. The best thing is also how close ulofts is to campus. They also provide us with free food and fun activities, which Is amazing for college students. I also dont have to worry about any caps on utilities.
I was OK with this place until my internet connection started to break every other day! My AC stopped working for almost a week now. I had to go stay with a friend because of the heat. I keep getting the same excuses and it hasnt been fixed yet. The smell in the hallway and stairs is horrible because of all the trash that people throw away in the parking lot. I keep my apartment very clean, but I started seeing cockroaches coming from outside. Management really needs to work on this. I dont see the point of paying high rent if I dont have AC or end up dealing with roaches and trash everywhere!!! This is also annoying: people who dont have parking permits or dont even live in the complex use the pool almost everyday and make a lot of noise during week days!!! SERIOUSLY!!!! When I complained about noise once because there was a party downstairs at 1 am on a Sunday night, management ignored me. When I called again about a dog that was kept alone in an apartment, barking all day and night, they told me they cant help if I dont give them the exact room number of where the noise is coming from!!!
A/C breaks for weeks if not months at a time every fall and spring. I renewed my contract last december because they kept emailing me saying that the rates I was signing for were the lowest rates possible. I come to find out people rented for $100 cheaper on a special, and now they wont change my rental price. I have lived here 3 years and feel betrayed. The management has no interest in looking out for their tenants. There are no bathrooms or water fountains accessible to the pool area, gym, or theater room... I wonder where everyone goes to the restroom?? The whole building smells like mold and people let their dogs poop in the hallways next to the trash other people leave. I always had sympathy for the management for having to house college students and gave them the benefit of the doubt about all the issues until I found out the management completely ripped me off of $1200 by not notifying a loyal customer of a lower promotional price. That is the last straw. Do not move here.
So many, many false fire alarms. Theyre going to boy who cried wolf us when the real fire comes. Not a good place for students who need their sleep! On the plus side the cleaning lady is super nice. My girlfriend and I have lived here for three years and we both love it. A very friendly atmosphere and so close to campus. The all bills paid option is so nice as I dont have to worry about keeping track of when water or internet or electricity bills are due, everythings included. Not to mention the outdoor areas are relaxing and its not like some of the other rowdy college apartments that are thrown together cheaply and are trashed constantly.
The manager is so bloody rude, and all she want to do is blame everything on you and let you pay as much as possible. She even states shes not responsible for her employees mistake?! I guess the manager thinks being a manager is only getting paid and with no responsibility. Good deal for her, but I Gonna escape this hell as soon as possible

I am suppose to be moving in here soon, but I cannot get them to even pick up the phone. Definitely not a good look and all of the reviews are saying that the staff is not at all friendly, so I dont know why Im shocked.They dont care about their residents, that is clear.
Im here to say the manager is so disrespectful, you call and she talks to you like you live here for free, she dresses like she is going to the gym or worse just unprofessional. The maintenance people never let you know when they are coming, they just knock on your door super early in the morning like they want the whole complex to know they are there. I really dont know where they got this manager from lol

If I could give it 0 starts I would. I didnt believe the comments about this place being unpleasant to live in until I experience it myself. Some staff was nice but not all the time when I moved in I had a terrible noise which took them 5 weeks to come up with a solution and they solve it by moving me to another that had a broken bed frame,dirty drawers and wasnt the same plan I had.The halls were dirty with trash and sometimes dog poop. The parking garage didnt feel safe and the doors to access the building most were jammed which maked it uncomfortable to carry groceries. Honestly the only good thing about this aparment was the location.
DO NOT LIVE HERE. I would give zero stars if I could. I do not know where to begin with the troubles caused by ULofts, the staff and the apartment.First, at least once a week since Ive lived here (5 months) the fire alarm has gone off for hours at a time. There is never any remedy, and it goes off regardless of the time, once going off at 4am on a Tuesday. As a college student, you can imagine what they did.Second, due to not taking care of their sprinkler system, one night when the fire alarm system was going off, my apartment began to be flooded with standing water all over the place. The apartment was unlivable, carpet ruined, tile ruined, baseboards ruined, ceiling tiles ruined, etc. Their contractors told us that we couldnt be in the apartment for 3 days, and when I told the staff that I wanted 3 days taken off my rent, they said there was no reason why we couldnt be in our apartment and they refused to reimburse us. Because of that, we had to stay in the apartment, which resulted in both me and my girlfriend coming down sick and having to take Doctors trips (which take money) due to mold in the apartment. It took them OVER A MONTH AND A HALF to get in to fix all of the issues. When they did come, they did not tell us when they were coming, so when me and my girlfriend were at class, we would come home and literally our furniture was left all over the place in the living room and not moved back. Our bedroom desk and dresser was in the living room, clothes all over the floor, they even knocked over my PC. To top it off, their contractors literally stole $300 I had on my nightstand. I left it there thinking that in my locked apartment I would be fine for rent because they didnt tell me they were coming in. When I told the staff, they did not care at all. They did not respond to my emails, and when they did they apologized for keys being left in the door, even though that was not even my apartment and I never mentioned it in my email, which shows me that they copied and pasted the response to me, which is awful. Finally, after finally talking to them, their remedy was to give me a $100 gift card and they literally created a form for me to sign that said I would not continue to fight them for the theft. The apartment, 3 months later, is still a mess with baseboards not completely fixed, mold on the ceilings, etc.Third, the staff is awful. As I have alluded to, they are not, at all, caring for residents. The apartment manager does not respond to any of my emails and is impossible to get in contact with. The assistant manager, Jon, is the one who sent the email after not even reading my email, and they have continually shows that they do not care. The maintenance people are fine, and the leasing agent Aly is also okay, but the rest of the staff is awful and SHOULD NOT BE IN THE LEASING BUSINESS.Fourth, everything in the apartment is broken and it was not clean at all when we got it. It was a mess, with the sink, toilet, and bathtub not being fixed, not lightbulbs replaced, the heater/AC had a leak, the hot water heater leaked in our first week, and the carpet and tile were stained.Fifth, the fees are ridiculous. I was two days late paying rent because of the money being stolen, and I told them that I would be, and each day was a $40 late fee.If I could go back in time to not live here, I would. Its been a mess and such an added stress to college having to deal with them. I filed a complaint with the BBB today over all of this. The apartments are not nice, the staff sucks, literally the only plus is the location.
Lord Jesus, where do i begin? Ill start by saying I am grateful that my lease is ending at the end of this month. The good thing about this place is there is no cap on utilities and its right across from Texas Tech Campus. The bad is the internet was going out every 6 hours and my kitchen started to reek with an oily musty smell and of course the clueless a** front office people disregarded my concerns. Do yourself a favor and DO NOT LIVE AT THIS GHETTO RUNDOWN LOFT APARTMENTS ( Lubbock is building more student housing right down the street, 1819,21 Hundred, and The Bloc, they are better and cheaper than this place). Cant wait to move to UClub where its cheaper and they value residents more
This is the worse place to live in. Only thing good about this place is the location. The staff is rude, they treat you like you live there for free when you pay the rent. I won’t advise anyone to move here.
ULofts is a perfect place to live! Moved right when school started this year. There is 0 noise level here. I have never heard my neighbors so if you’re looking for quiet place to live this is perfect for you. Only complaint that I have is the inter net is down all the time! It seems like every other week the internet is down for a whole day. Other then hat it’s a really nice place to live.
My wife and I have lived here for about a month. Overall, we are very happy so far. There are quite a few amenities, such as the gym, two pools, billiards table, shuffleboard, fooseball table, ping pong table, poker tables, and a movie theater which can be reserved for movies, video game nights, or sporting events. They also have breakfast or lunch available on occasion, and they have different promotional incentives (such as writing reviews or sharing posts on Facebook for gift cards). My one complaint would be the size of the parking garage. I drive a Ford Taurus, and there is barely enough room for me to pull into and out of my parking space (the giant truck parked next to me doesnt help matters). But the location is incredible. Its a 15 minute walk to my building on Techs campus, and maybe a 20 minute walk to the football stadium. The building is clean enough, the people are friendly, and its pretty quiet around here. I plan to be here for the next few years while completing my degree at Tech.
First I wanna say that I really didnt have any poor experience until move out. I moved out because there were places closer for less. Honestly yes they are a little small, but the location and no-cap utilities are nice. Upon move out however, I was met with a suprise where they insisted that I had to pay for carpet cleaning. I paid for it, because I figured it said I needed to get it cleaned in my contract before move out. I later found out it wasnt in my contract.Iwas a bit upset that I had to use their sponsored carpet cleaning service. Management had a little bit of an attitude on move out, and they had never been that way in all my years living at Ulofts. Later, when I received my security deposit, about 75% of it had been cut out because it needed to be cleaned. I was really disappointed at this. Im not a messy person and when I left, I made sure everything was spotless. I appealed the letter they sent me, and I still havent gotten a response. I also just noticed all the fake reviews on here like some other people. Its weird how all the accounts that wrote the 5 star reviews only have 1 review tied to their account... If this is how management is running things now, then Id highly suggest not living here.
I like my apartment, its view and the staff so far! just last night we arrived and saw there is an industrial fan blower in the apartment and everywhere is wet! there was NO note that explains what happened and who was in the apartment!! I called the office and send them an email as well to ask them what happened and what was the problem and WHO entered my apartment, but NO answer and NO reply!! the maintenance came this morning to fix the pipe in the wall and then I stopped by main office to ask them what happened and when everything is gonna be fixed. However, they said they have NO idea whats going on in our apartment and they do NOT know what happened! then who is responsible for these kind of situation?!
Overall the place seemed to be decent. not having a cap on utilities was the best part of living at ulofts. the furniture is ugly but at least it is furnished. my biggest complaint is the security of the property. by balcony door has never had a working lock so it is always open and the staff on sight comes in without notice and leaves without closing your front door. so anyone can come into your apartment. when confronted the staff is nothing but rude and dismissive about the issue. So i would NEVER recommend anyone to live here unless you want to feel unsafe and continuously worry. I wouldnt even give a 1 star rating if i could.

Worse place to live in Lubbock. Ulofts screw people. The staff is rude and manager is never available. They will agree on something and suddenly they will change on what was agree. Furniture is old, crappy, and furniture does not get replace. The cleaning crew used dirty mops and brooms to clean. Additionally, when you move out check your credit report. Ulofts will charge you for things with out even telling you. I moved out on December 2014, called them a few days later after moving to check if everything was good. They said everything was good. A year and half after moving out from Ulofts, I received a call from a collection agency charging me a debt that I had with Ulofts.I would suggest you to find another place to live to avoid headaches.
I have lived at ULofts for over a year and I really like it. The staff was really helpful when I was signing my lease. I moved from out of state so was worried about how I would get my keys & things but they were more than happy to accommodate.I like that I dont have to worry about going over in my electric bill. I have friends that live other places that say they go over their cap almost every month. I am able to study in my apartment with no crazy noise around me or anything like that. & the apartment is really nice in itself. I like that I dont have to use a laundry mat to wash my clothes because I have my own washer/dryer. & of course the fact that its right across from campus. I am an engineering student & I am able to get to my class in less than 5 minutes. So I can sleep in & still make it on time.One downfall is that the parking garage is kind of hard to navigate in my really big truck but once I figured it out, its fine now. Also, I hate that I have to pay $75 if I lock myself out when the office is closed because its someone who lives at ULofts that just comes to open my door. AND when someone down my hall cooks dinner, the entire hallway will smell like their meal for FOREVER. But once I am in my apartment, I cant smell it anymore so I guess it doesnt really bother me.
I have lived here for a year and a half and just resigned my lease for another year. The staff is very friendly! They recently had new management takeover and they will work to accomodate you with what ever you may need. The apartments are affordably priced because bills are included in the rent; this also includes no caps on any of your bills. Honestly, I have lived at university courtyard and a house in Tech Terrace, my rent seemed like a great deal at both of those places but I would spend anywhere from $150-200 in bills per month on top of rent. This added up over time. I also spend way less on gas since Texas Tech is literally right across the street and I do all my grocery shopping at Leonards grocery store.*Parking can be a bit difficult for visitors, but I have friends and family park on the street (free all day) or in front of which which on the weekends (since they will not tow after 5:30 pm). If they did not in force parking regulations they would have Tech students trying to park for free to walk to campus. I am glad they enforce towing, it keeps more spots open for actual residents.*I have had various maintenance issues with my apartment, which can happen in any place you live. With the old management they would take forever for something to get fixed. Now when I turn in a work order it gets fixed in a day or two, depending on urgency. For example I had some pluming issues and maintenance came to my apartment to assess the situation immediately and quickly fix the issue.
THIS PLACE ROCKS! People who dont have a good time look for things to complain about. The location is great and the price is amazing! Very quiet community! Clean and maintnence trys their best to get things done in a timely manner.
It sucks. Last week I got locked out and in order for someone to let me in, I had to pay 75 dollars for a guy to come turn a key that he has on spare. Otherwise, I could pay for new keys for 30 dollars. Also, when something is wrong with your room, do not get your hopes up that it would be fixed within the next week honeslty or even the next. Mine took about a month to get anything done for one then the other they looked and never fixed it. If someone does feel to live here, try and find somewhere on either the first or second level, becuase the elevator goes out almost what seems to be every other day.

This ironically occurs at the worst times possible (ie. during exams).* Small Kitchen* No pantries. Theres hardly anywhere to put your food.* No garbage disposal in kitchen.* Clogs occur all the time.* Elevators hardly ever work.* Trash dump is very far away. If you live on the north side of the building, youre in trouble.* Amenities havent been upgraded or up kept.* Rent increases significantly every single year. I understand that this is a business and they need to increase their revenue when expenses go up, but rather than improving their amenities, they simply pocket the change.* Fire alarms go out quite a bit, but this has mellowed down a bit recently.* No guest parking. People park on 10th to go to class, and then your guests have no where to park.* Parking garage is difficult to navigate. Its also really small. For some reason, theres a fee to park here... It should be included.* Not a pet friendly location, but plenty of people still have pets.* Theres an expensive after hours lock out rate, and it takes people forever to respond.Conclusion:This is my third year at ULofts. I wont be renewing. Last year I would have rated this place 4 stars. It has seriously went downhill from then. Ive never had an issue with management, but they dont seem to be very friendly. They also did a really sleazy thing with renewals this year where they hiked up the rate for existing residents, and offered lower rates for new residents. Why would they do this for people who have never had a late payment...? Also, Ive never had a problem with roaches like some people on here. I guess I was lucky.
One star is a bit too much. Apartments dont have ventilation, it smells, the office crew make it no better atmosphere. They are rude, looks like they hate to work there, other than for getting a salary.

I lived at ULofts for 3 years (2010-2013) and enjoyed my stay. The people in the office were friendly, maintenance was generally responsive, and in general I got about exactly what I expected for a not-horribly-expensive (despite furnished + location) apartment for students. Some of the other students were a pain (pet owners letting their pets crap in the halls during my first year, got woken up by fire alarms a few too many times).Random notes: Their free suddenlink internet was surprisingly more than enough (and consistent enough) for me to game on, and if youre in a room facing Broadway (which I was for one of the 3 years), youll get some unwanted noise and the occasional free country concert attendance (for good or bad). For meeting my not-horribly-high expectations Id really say 4.5 stars, but rounding up instead of down to offset some unreasonable reviews I see. Also math.
The ULofts is a great place to live if you want something thats (practically) on campus, but doesnt have the obnoxious dorm feeling.Other people have bashed the condition of the apartments, but what do you expect? Its an older building that requires maintenance. Regardless of the monthly maintence orders, the benefits outweigh the rest. No cap, fairly nice furnished rooms, and location all make up for the negatives. Not only that, but the gym and the movie theatre/game room are great bonuses if you still want to spend quality time with friends.I lived at this location for 4 semesters and I was still very content with the ULofts. As a student, I wouldnt want to live anywhere else.
This place is turning to a zoo! Almost every one has either a dog or cat! The whole complex smells like a zoo and poop everywhere! Disgusting!!!absolutly disgusting! Hope you are reading this comment dear manager Morever, !Ijust think the manager of this complex should take some Management courses! They offer the highest rate to the current residence and the lowest and the special rates to the new arrivers!! Who does that!!! So basically they are discriminating against their own residences, who are staying here at least for more than one year!! Right now they told us that we can renew our place with $800 and they call it a special offer While my friend just made a contract for $699!! Even he got the nicer nd cleaner apartment than me!! I think something is going wrong with the management. One more thing: the manager is too rude. She treats you like you are living here for free!! Come on!! Go and learn some basic management knowledge!! Obviously you are not a good choice for this position.
First of all, I dont quite understand why the rating for Ulofts is so low. It shouldnt be.The location is extremely convenient. Its right across from campus and has variety of good places to eat nearby (Little panda, One guy, Tillys, etc). They have a VERY RESPONSIVE MANAGEMENT (this is what I value the most) who are extremely quick in responding to concerns, questions, requests, etc. They seem to sincerely care about the tenants stay at Ulofts and I want to give them a pat in the back for that. If you email the manager, he will get back to you almost instantly.Just of today, I found out that my toilet was leaking water and I emailed the manager. He responded instantly and had the maintenance person over within an hour or two.There is a relatively nice gym that has number of equipment that has great A/C. The lobby is always clean, and doesnt smell (sometimes the elevator and the hallways will smell of food- but thats not Ulofts fault).I see reviews that the elevators frequently break down (I havent confronted that issue) and that locks for property entrance are not enforced. From what Ive seen for a month, it always locks (sometimes earlier than the promised time) and every corner of the property is locked. Im rather concerned that I leave my house without my keys and that Id be locked out. I am a victim of a cultivation theory and I believe the safest place on earth is my office and my house. Ulofts make me feel safe and I assure you, thats rare to happen.The houses and hallways are not soundproof -- think of this apartment as an old hotel. You can hear doors opening and closing, what language people are speaking in the halls, and you can also tell if someones home or not. However, even though the exterior and the privacy problem may make Ulofts unattractive as your potential home; the apartment can transform into a home if you pay time and effort to do so (although theres nothing you can do about soundproof). Another downside is that its slightly inconvenient to access mail boxes and trash bins. Also, I did have a cricket attack, yes, a cricket attack for about two - three weeks. They kept popping up everyday. I had to handle this on my own but after my own treatment (the management did nothing about it), the insects are gone (I think). But none of these are so severe-- they should deserve 5/5 up until here.Anyhow, the two reasons why the review is receiving a 4 out of 5 stars is, first, because they dont have screens for the windows. I have opened the window (which I LOVE TO DO) less than five times since my stay here. It wouldve been perfect if they had screens for the windows. Second, the price varies depending on when you contract with them. I initially signed the contract because they told me that was the last room left, but when I checked back couple months later, they were offering rooms for about $300 cheaper. Im a student and $300 means a lot. I am loving Ulofts so far but I can find a room thats as close to campus at a cheaper price, I think I might seriously contemplate moving out next year although I love everything about this place.Again, its not a horrible place nor it should be getting 1/5 reviews. I called TWICE to ask about prices and availability and both times was asked to just look on the website. I was not near a computer and it isnt that hard to give me a price over the phone.
AWFUL experience, DO NOT live here if there is an alternative. The room smelled like mold from the beginning, had a damp feeling, and when it flooded a few weeks ago I did a mold test and mold was discovered. The office ignored this, and wouldnt let me see the mold test they supposedly did. Now theyre making me move back to the moldy room, without allowing me the opportunity to switch. The only alternative they gave me was to pay rent for the moldy room, AND the rent for whatever room I moved into. Also, theyve switched the locks on my moldy room without letting me know, and gave me no notice what so ever as to when I had to move back to the moldy room. Management has ignored all of my mother and Is emails, and refuses to be of any help in any situation. Very frustrated and not satisfied in the least.

The staff needs to learn some basic manners and they are not helpful at all they just keep telling you about the contract and torturing you that they will send the bill to the collection company.Be ready to hire a lawyer if you have signed the lease with them because they are gonna charge you so much.
Very bad experience with themI am really upset and shocked they are very slow and unprofessionalI tried to apply for an apartment which was available and they said I needed to apply online and I applied on the same day actually on the same time like in 30 minutes after leaving the office and I didn’t hear back from them. I called many times, I made many requests to call me back and till me when I can move in,and now they say someone else took it before you…. how!!And why you kept me waiting for 10 days without any responseThat is soooooooooo unprofessional
