Ya know aside from this, not a bad place. Internet aint good, cant run your air conditioner at what you want (therefore basically not unlimited), but the staff was always nice, and maintenance has been cool. However, the fact that my roof has been leaking for ten days and I have yet to hear a single thing back, I think warrants one star. Ill keep you up to date, since its nice to have things in writing whenever the day comes for me to move.

Had unknown charges for damages not there after lease ended, they do not do walk throughs and tell you what is damaged, they just charge you, the place is “gated” but the locks don’t work and anyone can walk in. The pools were never clean, the office staff were rude, they don’t tell you when you get packages. The gym code lock didn’t work while I was living there. Would not recommend living here.

Ac is not working and continues to not work. We bother them everyday and the students working there and the manager is not helpful. It is currently 91 outside and 76 in our apartment. Ridiculous. Do not come here, they will not help with the many problems wrong with your apartment.Update: we told the appartments we would hire someone ourselfs and minus the bill from our rent and send the reciet in. They then finally after days and days fixed it. Then later on a super nice maintenance man came and helped us with a couple other things, we now finally have a working dishwasher. Overall disappointed with the apartments but liveable now. They should make sure the appartment is fully ready before people move in. Common decency in my opinion. Staying here a year than moving on.

The worst apartments to live in! The apartment was disgusting when I moved in; it had cockroaches all over the place, the dishwasher had food in it, the bathtub was clogged, the ceiling fun seemed like it was gonna fall off, the bathroom had pubic hairs all over, and the entire apartment smells. Also, if you were promised a gift card, you’ll probably never receive it. It’s almost the end of my lease and I haven’t received mine.

This is the worst place to live in all of Lubbock, Texas. Please read this in its entirety before moving here. I had friends who lived here as well, and they experienced the same nightmare. The hot water was turned off frequently and randomly. The water, hot and cold, was turned off at least bi-monthly, most of the time without any warning. I would often receive emails saying that they were going to turn off the water after they had already done so. The appliances were all extremely low quality and barely functioned (e.g., the washing machine broke multiple times). I had mold growing in all of my vents; so much mold and dust and fungus that you could see it covering everything when you would look inside the vents. Water came dripping out of my ceiling onto my bed and, to fix it, they spray painted over the area that had grown moldy. Spray painting the area served to hide the damage, not fix it. This is also an extreme health hazard. I had a work order in for about a month to get a leak fixed in my bathroom where water would continuously drip from the central air unit. The shower was disgusting and stained when I moved in. The laundry closet was full of dust and dog hair when I moved in.I was charged extra beyond my agreed contract every month. When I brought this to their attention at the end of the year, they tried to brush it off like I was wrong even though I could show them how much my contract said versus how much I had been being charged. I was also charged late fees for payments when I had paid them on time. The only reason I got these removed was because I kept my payment receipt each month. There was never close parking to my apartment. I could hear my neighbors and their dogs through the walls every day. When I would make complaints, the staff ignored it. For example, my ice machine broke the first week I lived there and they never fixed it even though I asked multiple times. My washing machine and dryer were also extremely low quality and struggled to wash even small loads of laundry. The grounds were always filthy with litter and feces. There was constantly dog poop everywhere outside including the side walks. The bathroom towel hangers were flimsy and broke. The construction quality was terribly poor. The vent behind the toilet broke off and required duct tape to hold in place. The pools were green the entire year I lived there. There were also roaches everywhere.I would never recommend someone to live here, not even if I hated the person. This place was disgusting.Raiders Walk - the worst place to live in Lubbock, Texas.

Being able to park close to my room is also a major plus. Other than the water being shut off all the time, it’s a great place to liveUpdate: I’d still go as far to say as it is the best place I have lived at in Lubbock and the different events the front office hold are amazing. The staff has been very helpful during this pandemic and it is greatly appreciated. As I’m sure it is a problem everywhere, maintenance can be lacking sometimes in the quality of which they fix something in the apartment.

It has a great location and access to TTU transport. The maintenance crew has done a good job helping with most things in a timely manner. However, my husband has had such a hassle with the people working there over moving out. They had exorbitant charges for minute issues, like a light bulb was out and they charged $5 for replacement. This seems highly unreasonable. It also seems that lightbulb could have gone out after we moved him out as I don’t remember it being out when we were moving. It took them over 2 months to evaluate the apartment. He took the apartment as is from the last tenant and have charged my husband for every penny the last person probably should have paid.**EDIT: He did ask for a move in inventory sheet when he had to move from one apartment to another due to rooming issues from a roommate they placed with him. It was not in writing, so they refused to believe him. The apartment assistant manager was the person who told him he didn’t have to fill it when he was in the midst of the abrupt move, making it even more difficult to understand their policies. He asked for it, he was told he didn’t need it, so he believed the assistant manager.Unimpressed. I guess you always need things in writing and you need to follow up several times to know what the actual policy it.If you move here, you better document everything and make sure to advocate for yourself! They will try to get all the money they can out of you.Along with this, my husband’s bike was also stolen on this property while living there even though it is a gated community. This happened last year. Highly recommend keeping anything valuable inside your apartment.

I chose here cause its close to the TTU campus. Besides this, there are no other advantages. The price is high, the maintenance lasts very very very long. You can hear the noise of grass cutter in the morning at around 8 pm. Generally speaking, this place is not recommended.

I have lived at Raiders Walk for my last two years of school. Overall, I had a decent experience, but woke up today for my last month of rent due and my utilities are doubled in price...obviously this was extremely annoying and I have read lots of reviews about the complex charging you for everything when moving out, so I’m hoping this does not happen to me. The staff has been very nice to me for the past two years and there has been lots of renovations in the complex this year. Location is extremely close to campus which is great. My only complaints are the extra random fees that happen and that the complex can get dirty at times with the dumpster trucks, dog poop, and the lack of care in the pool. I hope they continue to do renovations to this complex because it has great potential with how close it is to campus.

Decent place to live, especially if youre a Tech student moving from a long distance away (PA in my case). That being said, I would be very cautious with this apartment complex, as the place is not kept clean (dog poop everywhere, pools are often dirty and not kept care of) for the amount of money you would be paying to live here. The apartment complex estimates your last month of utilities based off of an average of your utility bills and expects you to pay them before your last month rent is due (essentially charging you for utilities that you havent used yet).I had a decent experience living here for needing somewhere accessible to campus while I learned my way around town, but be aware that there are much better places for much less money if finances are tight for you.

This was, without a doubt, the most horrendous living situation I have ever encountered. First of all, the rent is outrageous! Also, from literal day one until I moved out, I had a constant and never ending cockroach infestation. The roaches were everywhere; I probably dealt with no fewer than 300 roaches while I lived there. Some were HUGE (size of my pinky finger), some left brown residue behind when I tried to sweep them up, a lot were ALIVE. No matter what was done, or how many times they sprayed my unit, nothing worked. ALSO: about a year after I moved in I was complaining yet again about the roaches, so they sent maintenance over to look behind my oven. Underneath was no less than 50 dead roaches that had built up over who knows how long. That visual still makes me want to vomit. While the office staff were nice enough, there was a high turnover rate in management, nearly every quarter there was a new manager and several new front office workers. Cars were constantly broken into, there were dead birds and dog poop everywhere, it was just a nasty, overpriced complex. If I can keep just ONE person from living in this cesspool I will have done my job. DO NOT LIVE HERE IT IS A DUMP

I wish a negative 5 stars was possible. Luckily, I was able to get out of my lease. I didnt even feel safe in my own home. I lived in a 1BR and was there for about 2 months. I killed 9 rats and had a brown recluse spider fall on my face while I was in the shower. Bugs galore and my apartment smelled like curry. The rats were unbearable. I couldnt sleep at night because I was honestly so afraid they were going to wind up in my bedroom somehow. When I first discovered these monsters (and Im being serious when I say rats...NOT mice...RATS) all they did was lay out some sticky traps that looked like a piece of manilla paper with fly trap glue on it. I didnt catch one on their traps...when I really caught them was with the traps I went out and purchased myself. Not only did I have to be their live in pest control, but I had to MURDER these squealing beasts once I caught them or theyd get away! It was a living nightmare. This place is utter garbage. I moved in on 8/8/18 and as of 8/29/18 I still have no hot water despite going to the front office 4 times. That is just the tip of the iceberg. On move in day my apartment was not ready and made me wait hours for them to clean it because they forgot I was moving in, even though I called a week before confirming my move in date. I had to sit in my car with my mattress and everything strapped to the top on a burning hot day. Then they told me my refrigerator was broken so I couldnt use that for a few days until maintenance came and fixed it. Once they fixed it, it started making this obscenely loud noise. I had to google how to fix the noise which required me to unplug my refrigerator, unscrew the fan in the back, adjust it, and put everything back together. Every time I go to the front office they say theyll text me or call me to let me know what is going on. Not once have I received any sort of communication. Completely absurd.

This review is from a parent (who is also a homeowner, landlord, ad retired military officer). Low rating based on move-out hassle. I also agree with Rachel (last rater) about the shared utility inequity...my son was taught to keep temperatures at reasonable levels and lights out to lower utility costs yet, in spite of his doing this over the summer, he got slammed with the cost of his neighbors energy-hog lifestyles. Now, for what I have to say; For the most part, the staff were nice and it was close to campus. The bad taste left in my mouth was the move-out. I am responsible and respectful so I paid a professional mover to move my son out. I also hired a professional cleaner to clean the apartment after it was vacated. She asked me if she needed to clean the blinds and windows and I called RW office and spoke with a young man who said that was not necessary. I also asked this young man about the carpet and if I should have it professionally cleaned and he stated no, they would take care of that. The professional cleaner washed the blinds and windows anyway. I asked her to inform me of any extraordinary carpet soiling but she said it looked okay.A week after my son moved out, the office informed him he owed them money for a stain on the carpet. I guess the professional cleaner needs new glasses and the kid in the office didnt know what he was talking about.I dont appreciate people and organizations that are not transparent.P.S. My son had a few things stolen while he was there (eyeglasses, workout equipment, bike tire, etc).On a very positive note: he had nothing but great things to say about the maintenance staff!

I have lived at raiders walk for a almost a year and have enjoyed it. Ive read some of the reviews and people have stated their displeasure about cars being broken into, pet waste around the property, and that the pools are green. As a resident I can confirm that the property owners have taken steps to fix these problems, they had added better security and more lights to the parking lots. The property also has emailed the residents about the pet waste, and in regards to the pools I have only seen them green during the winter, but when it gets warm out the fix them. I have loved living here at raiders walk, it is close to campus, takes me about 10-15 mins to walk to class, and the free printing in the office is awesome. The community is always very quite and most of the members I have encountered are very friendly. I have had a resident bang on my door late at night claiming I was being loud even though I was laying in bed. I lived here for a year and a half from 2017 until 2018. I strongly discourage you from living here based on constant management changes, high utility bills (they divide the buildings entire usage equally), and the fact that they are shysters. Please read the following:1) When I moved in, the apartment was filthy and had broken fixtures. The lock was broken, and I had to wait 2 hours for maintenance to fix it. I was offered an apology.2) The neighbors across the street were loud and blasted music, revved engines, etc. until 3am until the cops were called on multiple occasions. I asked management prior to moving in if there were noise disturbances and was told no.3) The gates used for security were constantly broken, and multiple tenants had their cars broken into over the years. This is common.4) My apartment was entered on multiple occasions to update equipment, inspect something, etc. without my being told in advance. I came home on 3 occasions with my door ajar, worrying I had been robbed.5) In the second year, new tenants hooked up a bass system that literally shook my walls. It took 6 months for management to do something about it and I was expected to confront the tenants on my own despite months of complaints.6) When I moved out, I approached management months in advance for cleaning instructions and requested a walk-through. I was not given instructions and was told my apartment would be inspected within a few weeks. TWO MONTHS after the fact, I receive a bill for almost $500 in damages.Overall, the apartment is close to campus. This is the only perk worth noting. I spent entirely too much money to live in a poorly-managed, loud, community. I am disappointed and disgusted by the shyster company who runs the property. Look elsewhere.

PLEASE DO NOT WASTE YOUR TIME OR MOMEY LIVING HERE! If you do decide to live here, TAKE PICTURES OF EVERY SINGLE ITEM BECAUSE THEY WILL TRY TO MAKE YOU PAY FOR IT ALL AT THE END OF YOUR LEASE. At least let me begin by saying the only positive I have experienced while living here is the friendly maintenance man, but other than that, management does not care about its renters at all! I lived here for two years (2016-2018), and during move-in day, the apartment they gave me to move into was FILTHY. Whats even more is they made me clean the apartment even though they should have cleaned it to begin with. Over the years, the are CONSTANTLY switching management, so nothing is ever run the same way. Up until the last couple of months, everything has gone decently, until new manager Ashley took over. Since spring 2018, she has taken to squeezing every ounce of money she can from residents. First, parking and visitor parking have NEVER been an issue; however, one day, I came home from work to have a 30 minute lunch in my companys car and she had it, amongst several other residents, cars towed. When I addressed her how it was not right, she basically told me it was unimportant and my own problem to solve (and the towing bill was 300 even though, again, parking has never been a problem, especially in a thirty minute time frame). After all the cars were towed, that is when they decided to put up brand new visitor parking signs in the back section. A month or two later, apartment building had a plumbing issue. They refused to fix it for over a week and a half, leaving residents with no where to do their business as the toilets were completely clogged and would not flush. Not only that, the water built up on the side of the wall causing water damage to the bedroom in my apartment, ruining several books and clothes from the filthy water. Then, they had the sprinklers facing towards the wall of my bedroom, causing even more damage to the wall (which Ashley is now trying to charge me for). In June, she decided to cut off my online payments, although I have never once missed a payment for rent and am constantly paying ahead. She decided, however, to blame corporate and told me they wouldnt allow me to pay online anymore. When I talked to corporate, however, they fixed it up in no time! During move-out day, they gave residents 3 different times to be out by or we would be charged an extra 150 for a late fee, which makes it seem like they wanted their residents to move out as late as possible so they could catch them in the apartment and charge them for that, as well. Lastly, after 2 years of on-time payments and making payments ahead for a filthy apartment that Raiders Walk through me into when I first moved in, Ashley is now trying to charge me hundreds, almost a thousand, for damages WHICH WERE ALREADY THERE WHENEVER I MOVED IN. If you live here while Ashley is in management, you will get screwed over. Thank God I took pictures of everything, except for when I moved out. I know many other residents who have also have a horrible experience with this current management. Please be cautious and cover yourself with pictures and documents so that they cannot try to come at you with charges that are complete nonsense!

And every time I come TO THEM to rectify the mistakes they make, its always an Im sorry.Im sorry isnt going to find my money order, and Im sorry doesnt protect my personal information or my valuables. THIS IS RIDICULOUS.Ive lived here for 3 years and its the same mistakes followed by the same meaningless apologies. I definitely will not renew next year; my patience is gone.

I can only say amazing things about this apartment complex and their amazing staff. After having a horrible experience at another apartment complex in close proximity it is nice to live somewhere so positive. After reading some other reviews that mention rats & cockroaches I would like to say I have NOT had any issue with either of these pests. Also with the water shut offs, yes it is inconvenient, but management is really good about keeping you updated with how long it will be shut off. They cannot help that people flush things that should NOT be flushed. With that being said I cannot think of a better place to live. I absolutely love it at Raiders Walk and wish I would have looked into them last year!

Cockroaches in my building coming out of the drain, and from the ceiling vent in Apt 209B. No security personel whatsoever. Management does not care about residents safety nor rodents in the building. They only offer to spray which dosen’t help. The only thing on the complex mind is money.

Friday 19 April 2019!Our second bike stolen.Water bugs are still there despite being sprayed for 3 times in 4 months.—————12/12/2018 updateSo I’m updating My -4 starred- review to 3 since my Husband’s bike got stolen this month. It doesn’t feel safe any more here .We live in the second floor so it’s kinda frightening to think of someone spying on you and knowing when you’re outta home to take your bike!We informed the office and they said there were no cameras showing our apt and adviced us to call the police .____________would’ve given 5 stars but the missing star is for it’s a pet-friendly apartment n residents don’t often clean after their pets, so whenever it rains you just smell ... stuff..Another point is if you’re a family (with kids) you shall consider taking bottom floor since the wooden walls and floors are not masking sounds/noises enough, so having your kid running in the apt (which is normal) is not so convenient to your down stairs neighbors. =(Good points are It’s too close to Texas Tec university & stadium & Wal-Mart too, so Location is simply great and close to everything, and they offer renting furnished apts which is great in a way.

I needed a place to stay asap. I chose this place due to the location next to tech. The manager was sorta rude and was just in lets get this over with mood. So I am moving in, and I usually check the place before I start moving anything. It smelled real bad and I couldnt erase it sinced I moved. I just went with it since it fits my needs at the time. It also was not cleaned. The everything was dirty. I had complained but they didnt even reinvesrse me for it. There was holes in the ceiling and the walls were thin. You can hear everything. The environment also was trashy. There was trash and dog poop everywhere. When they were checking me out, they charged me for the previous owners damages and they refused to take responsibility. I love the location just hate the place. Dont rent here. Its not worth your money.

Between price, location, maintenance (especially head of, Keith), and management, I cannot recommend a better location than Raiders Walk. As a Tech student, there is not a better location closer to campus that provides the benefits RW provides. I recently graduated from OU. There was not a close resemblance to Raiders Walk to any apartment complex in Norman. Excellent place for students.

They always have problem with parking. You have to park far away from apartment. Also, I have been fighting mice problem for almost a year. Before moving into complex, I have heard they have rat problems, but anyways I did move. Which was mistake. One more thing to mention is no matter how much electricity you use, you will be paying around 100 for one person, even if you went for a vacation and do not stay at home. They just average it, which I do not think is fair.

I have never experienced worse internet in my life. this complex uses a blanket WiFi system. there is no wired internet. yeah you read that right, NO WIRED INTERNET. so if you have a desktop your screwed and have to use a WiFi card. on top of that there are no boxes in your individual apartment so signal is terrible and spotty as hell. I dont understand how anybody with a functioning brain couldve thought that a blanket WiFi was a good idea. the lack of thought is stunning.the gym is an absolute joke. half of the equipment is broken or stolen. For 600 a month this place is a huge ripoff. DO NOT WASTE THE MONEY.

One word review: Horrific.Allow me to tell you about Sierra Crossing apartments, now called Raiders Walk or something. My wife and I moved in to this place because the move-in special was phenomenal, $400 a month for a one-bed apartment. Not bad considering the closeness to campus. The first few months were just fine. Then, about 2 or 3 months in, things started going downhill. First of all, this was originally a McDougal property. Then, I guess the McDougals got smart and left it alone. In the year and half we lived there, it was probably under four different owners and countless managers. You never knew who youd be talking to in the office. The roaches are persistent and constant. They spray four times a year, of course, but apparently it doesnt do enough. The buildings are old, there are numerous cracks and crevices through which I KNOW insects can get in.Also, the carpets are not properly treated by the complex after people move out. Even just spilling a little water brought up dirt from God knows how long ago.Water: The place is apparently haunted by pipe ghosts. I get emails still, almost daily, about them shutting the water off at a certain time. All these things though I was willing to overlook, except for the professional behavior of the staff. If you have a sign that says Hours: Saturday, 12-2 you would expect to be there, right? No. Maybe put up a sign? No. Oh, and if youre open until 6, youd expect someone to be there on RENT DAY until 6, right? No. Apparently, SC just lets people meander in whenever they feel like it. Im sorry if I sound rude, but being professional in a place where people live is of the utmost importance, and it is embarrassing to the management and the owners that the staff cant be at work when they are supposed to.Also, they are the most anal people about their awful, gated parking lots. During game day, the lots are rented out to tailgaters. Hope you dont like sleeping in! Or getting a spot near your house! Finally, on move out, we did everything our list said to do. We changed the blinds, shampooed the carpets, changed lightbulbs, cleaned the stove, the whole 99 yards. That was in October. Now, in January, Im getting calls from a debt collector about paying them $127. First of all, we asked to do a walk through with them so that IF there was anything wrong, WE could take care of it. They refused, so we left. They had our forwarding address as well to get any post-move bills to us. None were sent. They sent it immediately to a debt collector, hurting my credit Im sure.Overall, this place is crap. The neighbors are nice, the location is great, but the complex and management need some serious updating. Maybe Raiders Walk can turn the dump around. Itd take an act of God, so heres hoping they go to church.Thinking about this place? Dont bother.

I have been meaning to a write a review for this place for quite a while now, because I wanted to give insight to some tech kids, who are looking for a place to stay for the Spring Semester. I have been living in raiders walk since august, and I feel like I know a lot of pros and cons about this place. Lets start with the pros. It is just a short walk to campus using the skybridge, this is very useful because people dont have to pay for commuter lots, or really wait for buses. I am an Engineering major, and that means all my classes are within a short reach. And thats pretty much it for the pros of this place. Some major cons I have found is that in previous reviews it is mentioned that there are roaches and water issues, and Its safe to say that they still lie here. Water issues werent that big, it may have happened 4 times, this semester. Roaches on the other, are still here. When i moved into my apartment, it was all nice and fancy. Then I saw a roach... then 4 more. By the end of the 1st week I killed over 40, and I am not kidding about that. I told them, and they send a pest inspector which in reality is just a kid with a spray can spraying corners. I was fine if it worked.... It didnt. Less than a month later these roaches are back, After 2-3 such visits from the inspector, it is evident to see, these roaches live in the foundation of the building, and it is near impossible to get rid of them. I myself have bought roach hotels, boric acid, and gel to kill them. If you are moving to this place, get ready for them. The other problem I had was the pets. I love pets, I really do. But NO ONE cleans up after them in this place. There is dog poop everywhere, and it just stays there for weeks one end because no one picks it up. Which creates a bed smell in the apartment, because no one is cleaning up after them. Maintenance is nonexistent, I have called multiple times over simple things, and no one comes. It really does seem like its useless. I hesitantly re-leased here, because I have a 1 bedroom and it beats the prices out of every other places, and I have only 3 semesters left at tech. I would have moved out definitely if i had more semesters here. I would reccomend the villages, if you are a 2 bedroom. OR if you have furniture, the suites/ center, this place overall kind of sucks be warned.

There is a reason this place is called Raiders Ass. My boyfriend lived here over a year ago and got charged $300 last month because his subleaser fell through. Granted, the subleaser and my boyfriend both signed documents stating he was no longer responsible for the rent. Why was he charged a year AFTER he moved out? When he went the next day to ask for documentation, it mysteriously was lost.
