MY CAR WAS STOLEN FROM THE PROPERTY AND THE LANDLORD DID NOTHING ABOUT IT. The worst management ever. I live at 110 South Sweetzer, i’ve experienced nothing but problems and none of which have been resolved. I am having to get an attorney involved to subpoena my information as the landlord is being negligent and unwilling to provide a lawful information which is being requested. Even the police were surprised that the landlord was unwilling to be flexible. I never recommend anyone to live at this property or let alone and then Westside habitats properties given the response to such an incident at the level of gravity experienced. Not only is this unfair however it poses putting my safety in jeopardy and not making it a comfortable accommodation for me to live in. I post this review so that others are aware of the negative experience which I’ve had at this property. Management is being negligent on the matter. I feel like no care or consideration was extended.

I am new to LA and it was just refreshing to find not only a manger that cares but the office as well. They answered all my petty questions and gave me peace of mind. I received exactly what I asked for and a an apt fairly priced compared to competitors. I feel safe and my apt is modern and nice. I am easy going but Westside Habitats far exceeded my expectations due to my experience with previous landlords. Give them a try.

Ive only lived here (2nd St) about a week, but the lease signing and move in process has been great. Audra was super accommodating to answer all my questions and allow me to check out the place another time before making my final decision on renting. She has been super informative, professional, and friendly, going above and beyond, and even stopping by to introduce herself after we moved in. The place was clean and set up nicely for us by the time we moved in. Very happy, so far!

My boyfriend and I just moved into the the West LA area, and after looking at several apartments, it was clear that this really well-maintained building was our new home. The property manager, Allie, was so great to work with every step of the process. From showing the apartment to signing the leases, she was responsive, professional, friendly and punctual. I would definitely recommend Westside Habitats!

I recently renewed my lease for another year!!! I absolutely love living here. Excellent location, friendly neighbors, safe atmosphere, The perks include garage parking, secure entry, balcony with a view and central a/c. My place has also been recently modeled so it looks very modern and chic. Also making payments is simple and easy online. Yea, Im not going anywhere for a while. Thank you Scott and the entire Westside Habitats Team for a pleasant experience!

I recently moved into a unit in Sherman Oaks, everything has been wonderful. The building manager is responsive, and the complex is very clean. I would say the ONLY thing that I am not happy with is that I have seen about 8 TINY roaches and one slightly larger one since moving in over the last two weeks. I have reported them and an exterminator has been scheduled. So at least its being taken care of! I am happy about that. Secondly, it would be nice to have some common seating in the common areas but, it is what it is. All in all, so far so good!

This is for the 6643 Haskell Ave property. God awful! The rent is so expensive for what they provide. The management company is God awful! My mom has lived here for a very long time so naturally some things need to be replaced. Management refuses to upkeep the apartment for things like the tub starting to peel and the walls beginning to crack and peel. There is mold growing in the bathroom ceiling wall and the wood sink int he bathroom is starting to warp. Literally normal stuff that should be kept up with if you live in a location for over 15 years. They say it’s cosmetic and won’t do upkeep. Many apts are remodeled but just know that if you’re going to live here you’re on your own management won’t fix anything. Also they have a huge theft issue, cars get broken into, a boy was almost kidnapped right outside the building, a woman was grabbed and almost kidnapped right in front of the building. Very dangerous area. The building installed cameras for show because they do not work. If you ask to see footage of theft and break-ins they always tell you the cameras were not working that day. Expensive apartments for dump living. If you want a safe comfy home to live in stay away from this place.

Victor is amazing! I’m a fairly new tenant and just want to give Victor the praise he deserves! From day one he has made everything so easy for me. He is so professional so courteous so prompt to any and every question and concern that I have had. Not only is he quick to respond whenever I have needed help with some thing in my apartment, he was also very courteous and followed up with me a couple days after just to make sure everything was running smoothly.

I want to take a few minutes to let it be known what a pleasure it has been to work with Laura Potter, Resident Manager at the Westside Habitats location at 1865 Fuller in West Hollywood. Due to unfortunate circumstances, my son was unable to continue living at that location. He and his roommate were both on the lease. His roommate then needed to move out as well and that created complications with the move-out walk through as well as the deposit refund. Laura helped us, on behalf of our son, to get everything taken care of. She was able to work with the front office to get the deposit refund sent to the right place. There was even a correction that she worked out so that an additional refund check was sent. On top of that, with the COVID-19, the original deposit check became to old to deposit, so she is working with the front office (again! - thank you!) to get a replacement. I have made many calls and sent many emails and texts over the last 9 months and EVERY time, Laura’s response was quick and helpful, without ANY hint of annoyance. She is a caring and professional person and I know she must have lot on her plate, so to me, that is even more impressive. Thank you Laura!

I wish I would have read the reviews before I got in this place. I am beyond upset with them as they dont want to pay me back my $1,800 security deposit and found all sorts of things to charge me for. In either case, please see below my last e-mail to them and how apparently Im not getting anywhere with them...Very disappointing to read what I just read but definitely expected from such an unprofessional company. In either case, I went back and found a picture of the invoice so it is attached and again, I will emphasize that it took us two full days to deep clean the apartment as much as we could. As I mentioned in my first e-mail, Everything was wiped clean before turning in the keys as suggested in the Move Out Packet letter that was emailed to me before vacating. I dont think I deserve to pay for even the Touch Up Cleaning Fee. It sounds like your cleaning crew took the credit for all the cleaning.Regarding the sink, attached is the picture that shows the crack when I moved in making it clear it needed to be re-glazed even before I moved in. This wasnt the only thing that needed repairs before I moved in, as you will see in the pictures, the shower door had mold and it only got worse with time, I needed to clean it after every shower to keep it clean. The bathroom cabinets were broken and couldnt be used until they got repaired. There were cabinet chips in both bathrooms. The picture you attached was from the kitchen cabinet and those chips were also there when I moved in. The most disturbing issue was the toilets and you including the manager did not address those to me at all and I had to work with that for a whole year. As you can see I have attached a couple e-mails with a lot of these damages/concerns and some I decided to just over look because of the constant going back and forth with fixing things. I knew the apartment wasnt brand new but the remodel was very cheap. Ultimately, I am being discredited for everything I am stating and having to go through all this trouble for not even half of my security deposit. And lets not forget that I am also getting charged for the apartment to get repainted for the new tenant from MY security deposit money, when the walls did not need to be repainted at all.Your high standards and strict code of what the unit should look like when handed to another tenant were not so high when the unit was turned in to me, so the least you can do is help me get these charges reimbursed.

Our company started renting our office space with them last year, and the lengths they go to make sure we are comfortable is unreal. The management solves any issue very quickly. Compared to other management Ive experienced (weeks with not even a reply), this is by far the best experience I have had renting.

I hardly ever leave reviews but just had to share my experience so far with Westside habitats. I stay in a 1 bedroom in West LA and I couldn’t be happier. The rent is fair and they did a remodel before I moved in so everything looks nice and modern. The main reason in writing this review is due to the appreciation of fast communication and speedy fixes to any maintenance issue. I admire good businesses so thought my experience thus far should be noted.

Kristina has always been responsive and helpful with any questions or issues we have - and has always gotten quick responses from the company when needed. I lived in a westside habitats apartment for two years. Their portal is easy to navigate and their website has a maintenance tab that explained how to do simple tasks like resetting the garbage disposal or how to flip the breaker when I tripped it in my unit. My manager was AWESOME!!! He always answered his phone and was good about getting back to me. He was on it when ever I had a maintenance issue and would have someone knocking on my door to fix the problem either that day or the next morning. True Professionals. I would recommend this company to anyone! Keep up the great work!

I’ve been living in an apartments Managed by this company for 2 years now. They have done some nice improvements and renovations to update the building lately. I have never had any major issues and when there is any little work needed in my place they are quick to send maintenance. Overall good experience living here.

Complete scammers. I wish I had seen past reviews before I rented from them. Stay away! All the 1 star reviews are completely true - they are horrible property managers while you live there and steal your deposit when you move out. At 1223 Federal Ave, management that left the elevators uninspected for years, so we were stuck in the elevators and rescued 3 times by the fire department. On the last time, they said they wouldnt respond to any more stalled elevator calls from our building anymore.Maintenance also came once to our apartment while we were on vacation and left our gas fireplace turned on, unattended, for over a week. This is a huge danger to the lives of the people in our building, and of course nobody even responded when we reported this. All our plants were dead by the time we came back from the sweltering heat and fumes.As others have mentioned, the water is constantly and unexpectedly turned off in the building for an entire day. This has apparently been happening for years and they havent bothered to fix the underlying issue. Seriously, stay away. Theyre horrible, awful landlords that do not care about the safety and livelihood of their tenants.

Not only are maintenance issues taken care of swiftly and easily, but the general upkeep of the property and the communication from management is top notch! This company is rude and a bunch Of low life scammers. The AC is leaking at my sister’s apartment the roof fell on her head and it keeps on falling every piece every 2 hours. Manager Eric and receptionists literally said “we’re aware of it” when I mention to them how dangerous it is they keep hanging and saying they refuse to talk to me because “I’m rude” . Rent is 2500 dollar a month! Mind you the floors are dirty. It smells like a hospital in the building. No amenities that anyone can use.

We moved into our new apartment in August and our Manager is fantastic. She is detailed orientated and is quick to get back to us and answer our questions, get repairs done in a timely fashion and keeps us updated on repairs being done to the building. As soon as COVID-19 hit, management posted notes on elevator and entrance doors, with links as well as steps to take. We received a great letter about rent payments and how supportive they are and the steps to take. We love living here - 5235 Kester Ave is central, quiet, great neighbors in our building. Its a community. And were just got lucky that our unit faces west so we have a beautiful view of the sunset. Having a caring, and effective manager does make all the difference!!! We feel blessed to live here.

I currently stay at 7057 Lanewood under Westside Habitats management. I live in a 2 bed/2 bath newly remodeled apartment. I really like my apartment as it is remodeled with new appliances, flooring and counter tops. I also enjoy each bedroom and bathroom being on separate sides of the apartment.Even more than the apartment, I really enjoy Eric who is property manager of the apartment complex. Eric is great! Ive been in the complex for a little over a year and I can really say he tends to the needs and problems (when they arise) of my own apartment and the building in a timely manner. He is wonderful with communicating and acting with a sense of urgency. As property manager of 7057 Lanewood Eric is one of the best.

I moved into my apt May 2020 during the strangest times of Covid-19. What I thought was going to be a nightmare due to the circumstances ended up being a simple and seamless process. The manager and office were easy to work with and made sure all my needs were met for what I was looking for. I was a little bit picky wanting things such as secure entry, garage parking, balcony and a pool all while not paying extravagant prices but still being in a nice area. Sounds impossible I know but Westside Habitats was able to make it happen. All the properties that I viewed were pretty nice. I ended up going with the remodeled look which was nice. Everything else I saw in my price range looks like it hasnt changed for 20 years. Well thats my 2 cents! Looking forward to getting to know my new home.

I have been living here for the last two years, and Im super happy with our new management (from about 4 or 5 months to now) I have always liked it here but Jessie is another level, whenever I need something fixed its usually done by the next day, the building is clean and I notice that they have done some renovations. We feel safe here and having a toddler, feeling safe and being happy is a plus.

The paint had been so poorly applied it literally sheeted off in the bathroom and in the kitchen looked as though it had been thrown against the wall by the canful. The place was not clean at move-in time. The stove was broken and it took weeks to get a replacement. And at move-out they deducted $1,300 from the deposit for painting and cleaning.The manager of the building was consistently unpleasant to deal with until she wanted a positive review in exchange for allowing us to pay additional money to rent a parking space even though the building was practically empty because of it being summer, and Covid.Really awful experience.

The owners and managers have allways been helpful to get anything fixed, and in a timely fashion. Even now, with everything going on with economy etc, theyve been very helpful.

The Hollywood location at 1865 N Fuller has a unit that throws parties on weeknights that go until 4am, and the manager, Laura Potter, does not respond to phone calls, texts, or emails from neighbors trying to sleep. Neighbors have expressed concern both about the noise and about the danger these parties pose to the apartment community given the pandemic and elder residents. Not only have we not heard a word back from Ms. Potter, but we have seen no change and our sleep has been affected multiple times a week. Other reviews mention issues with management here as well. Be careful with this building.

This post is for 4378 Sepulveda in Sherman Oaks, CAMy wife and I moved in just 3 days ago. But weve been communicating with the buildings manager, Ben for over a month since we first got the call to move from Northern California to Southern California. And ever since the first message, Ben has been honest, responsive, friendly, and very proactive. We knew we wanted to move here after our initial walk-through. (At the time the entire building was being renovated - so it took a little imagination to picture our new home.)Since we moved in, we couldnt be happier. There were a few things that needed to be checked when we moved in (it happens, the whole building was renovated) and Ben and team didnt waste a second to help us. We never felt like a burden or bothersome either.We love the neighborhood. We love the building (you can tell they care about it, and arent just looking to flip it and make a few bucks.) We have brand new, quality stainless appliances and granite counters in the kitchen and bathroom and brand new flooring. Its nice to look at, even nicer to live in.And knowing the management has your back, makes it even more enjoyable to live here.Thank you, Ben. Thank you Westside. Horrible customer service. And I mean probably the worst I’ve ever seen in my life.1) TERRIBLE customer service: Apartment manager gave a broken garage door opener; maintenance agent left a broken fire alarm at the apartment that went off at 3 am; main property manager was extremely rude when confronted with previous issue - yelling on the phone (yelling even while apologizing like what),2) Broken property: Cabinets, cupboards, and heater was broken (heater literally initially stunk up the entire room). Washing machines are outdated - will shrink your clothes. Literally the 641 Gayley entrance needs you to enter the code sometimes 10 times before it works.3) THEFT: Have had my clothes and amazon packages stolen. Do not have enough evidence to blame this on anyone on the staff so I cant. But just letting y’all know this was an issue.Would highly recommend avoiding this place if you are a student.

If I could give less than a star I would. They are the worst management group!! Do not rent with them. They have people working for them that have no idea what they are doing. They purchased the apartment building right when I was about to move out. They posted the change of management the day before the rent was due with an additional extra $10 charge. When my roommate and I inquired about the charge, we didn’t receive any answers because they do everything over text. When I finally called to talk to one of the managers (Adam Tucker) he replied that he was at church and couldn’t answer his phone. They have no office hours either so you can’t talk to them in a professional setting. We asked for a supervisor (Jeff Larson) and I talked to him over the phone. He got pissed at me and hung up the phone on me and blocked me. Then he sent us a conviction notice over text telling us that we had to move out. I then called the management office and they also hung up on me and blocked my number. They refused to take me off the lease. I just filed a complained with the BBB and if I have to come with a lawyer I will! Do not do business with these guys! I have screenshots of every conversation. So whoever wants proof of how corrupt they are contact me!

I do not recommend anyone to ever donate their money to any building under this management. The owner is incredibly rude and incredibly arrogant, as well as ignorant of basic knowledge it takes to run a business under California Law.When a company owns 90 buildings and charges students nearly $4,000 a month in rent, how is it that the owner can claim to be a “mom and pop shop”, insisting that he is unable to pay his employee a basic minimum wage? Something doesn’t add up. Strongly advise you look elsewhere.

I am a current tenant and I have moved to one of their properties in Pacific Palisades last week. The unit is right next to W Sunset Blvd, a very busy street. I felt fine when checking out the unit. It is spacious and newly remodeled. But after moving in, it turned out that I had serious trouble falling asleep at night. The traffic noise from outside is very loud. It feels like you are next to a racing car field. This seriously affects my health, life and work. I have two small kids and they have trouble falling asleep too. They also suffer the air pollution from the traffic and sometimes it is hard for them to breathe. We are paying nearly $4000 for monthly rent and we can hardly dare to open the window every day.I contacted the manager twice. The first time I wrote a long and sincere email explaining the situation and asking the possibility of ending the lease earlier. The manager replied in an abrupt manner saying that it is impossible to end the lease and I should buy an air purifier and make some white noise to sleep.Though deeply disappointed, I did buy an expensive air purifier because my kids health is at stake. But the noise from outside is simply becoming more and more unbearable no matter what music I put on. Then I did some research and contacted the manager again suggesting that they change the windows, as the current window is too thin. The cost is probably just two to three hundred dollars and it is a smart investment that can also benefit future tenants. They replied bluntly saying that they are not doing anything to reduce my suffering.I am deeply disappointed with my experience with Westside Habitats. I will not deal with this company in any way in the future and I advice the readers of this post stay away from them when looking for rentals.

(12323 Texas Ave)Honestly absurd lack of hospitality and professionalism.Been here for 4 days and wondering why I signed the lease.It takes 6 days to process rent and if there are any issues you have 3 days to resolve or you will be evicted.Actively looking to leave.Update: had a phone call with BEN UBEN (or whatever his name is) at westside habitats.Never been spoken too like that in my life.Took every inch of effort not to drive over and get into a fist fight with this guy.My lawyer told me they hold all the cards and its basically a crime syndicate, so nothing I can do.Hopefully some news network will pick up on all the horror stories and expose these scum bags.In the meantime STAY AWAY AND RESEARCH YOUR LANDLORDS.

I currently stay at the property in Korea town off 8th and Kingsley the building has termites which management is aware of and will not do anything to fix it. The manager is a horrible lady even if you cause no problems and pay your rent on time she does not do her job, any issues I have had with the building instead of her fixing it she bring up an issue about me that are all lies she does not like spending money to fix the building so she make you the issue instead. She does not give notice of maintenance 24 hours in advanced, the elevator stops working about 3-4 times a week, there has been times Ive seen a tenant caring his disabled mother up 4 flights of stairs because of this, I have seen a man on crutches have to take the stairs because of this. Packages has been stolen numerous times from in front of people door, as well as cars in the parking area the place is not secure. she is raising my rent $150 after one year lease but can not fix anything on the property. I highly recommend you to spend your money somewhere else instead of this location.

Horrible company.Im living In a very good neighborhood paying the rent of a luxury apartment while living in a hell.-They took over the previous management last year in august and immediately increased the rent for over 250 bucks, while the previous management had already increased the rent a month before.-Every 2 weeks they shut off the water for a whole day for their so called upgrades in other apartments.-When I asked them if I I could move to a renovated apartment they refused to give a straight answer and said theyd prefer someone from outside of the building rent the renovated apartments.-Garbage all over the parking most of the time.I have had to email them several times at various times over the course of a month so they remove the garbage.-They laundry room is next to my apartment and the exhaust comes right into my place and despite I have emailed them nothing has changed since 7 months ago.-The gate for the parking has been broken and been open for over a week and no one is coming to fix it.Save yourself and your family and do not move to any of their apartments.

We moved out of 2750 Piedmont in mid August and did a walk through with the manager, Ron Alchin who said everything was fine AND we would not be charged for anything because they planned to gut and renovate the entire place since we lived there 2 years prior to WHAB taking the building over. We put down a $1900 deposit with the prior landlord and we understood that we owed $900ish in remaining rent for August. I was expecting at least $800-900 back in security deposit fees but we were charged for PAINT, BLINDS, TUB/SHOWER GLAZE and added fees. Our unit was not painted, blinds were at least 5+ years old, and the tub/showers were in deplorable conditions upon moving in. WHY SHOULD WE HAVE TO PAY FOR YOUR RENOVATIONS?! WHAT A GREEDY COMPANY, THAT IS WHY THERE IS SO MUCH TURNOVER AND VACANCIES IN THIS PROPERTY. I filed a dispute with little followup and now them going completely dark. I am in the process of filing a small claim - its the principal of how you treat people that counts.HORRIBLE!!! STAY AWAY!!Westside Habitats have taken over our building and while theyve made some minor upgrades theyve also driven out over a dozen families who have been in the complex for YEARS. They brought in a manager who was some what compassionate on the people who live here but the manager quit and there have been less than Quality kind of people moving in. They make cosmetic repairs but not anything special. They think they can charge upscale prices for less than mediocre rentals!

RENTER BEWARE! This management company is a joke. I lived at 1865 N Fuller for over 1 year and had the pleasure of dealing with LAURA POTTER the property manager. Any complaint you have she will make you feel like its your problem not hers. She lies to you about everything. Even the most stupid stuff. She never gives you an honest answer. Then as you start to talk to your neighbors you come to find out that she has been talking to them about you. She has also spoken to me numerous times about other tenants and how annoying they are. She clearly tries to get everyone against each other to make herself look good. Oh and anytime you reach out to LAURA via text or email she will always call you back. She does not want any paper trail and for good reason. Now I have moved out and the pre-move out check list states that they will charge a cleaning and painting fee, so when I moved out I did not clean since I will be charged and now they are trying to charge me for a cleaning and paining fee and then after the painters are done they want to charge another cleaning fee after the painters are done to clean up their mess. WHAT? This and lots more are the games LAURA and WESTSIDE HABITATS plays with you. And I am the one being called mean and a bully. Please dont waste your time trying to respond to this review. I dont need to hear any more of your lies.

If il could give a zero I would. Long story short, they want to charge me to renovate the aparment. I have only live at the aparment for 1 year. Understood I should.l he charge for paint but it should only be touch up paint not the whole entire apartment, I left the walls in great condition with minor wear and tare that could be fixed by touching up. Theyre also charging for cleaning. Ate you serious, aparment was clean when I left l, I believe theyre charging for me cleaning to clean up the mess from the renovation, and also for stained carpet and bathtub. Is it my responsibility to pay for the whole renovation. They dont even want to give pictures or receipt so yeah. I will be seeing them in court also. STAY AWAYFROM THIS COMPANY, especially do not deal with Adam. He serves no purpose as a manager. he didnt even do a walk through.

We originally saw our unit when it was stripped down to its studs and being renovated. Onsite manager told us how great it was gong to be and how they were going to replace all the windows, which sounded about right because the ones on there were the ordinal single pane windows. Move in time comes around and the windows got pushed back a month or two. Whatever, moving with dogs and toddler was hectic enough we were just glad to be in.The first 5 months of our lease there was a full size container dumpster(about 8’x30’) below our windows. The crews in our building used it occasionally, it was used more by neighboring buildings the company also owned. Apparently that was the most convenient place for it. It also would get filled with dog poop bags because we sit right at the base of Runyon. Imagine that smell when it’s 90 degrees outside.When we toured the unit we were told they wanted families like us in the building and that it was very quiet. Nope. At least a couple times a week our floors would shake from the music from people below us during their parties. When I complained I was told it’d be easier for me to go down and hash it out with them. Sorry not paying $5000 a month in rent to be a dorm monitor, much less do an on-site managers job. The tenets that moved in after them are pretty quiet, but I’d imagine that’d be from all the pot they smoke. It’s an identical floor plan below us and you knew what room they were smoking in because it came through the floors. I went to put our daughter down to bed and it smelled like someone just smoked a joint in her room. She slept with us until the smell was gone. When we complained about them, again was told best if I confront them, the people below denied it. Another person in the building ran into the guy below us and he said the baby who lives above me must be high all the time with all the pot I smoke. When this was relayed to the on-site manager, she questioned him, he denied saying that, and she told me that she’s a really good judge of character and she believes him. He’s an actor. That’s what he gets paid to do.The unit next to us became vacant. The people that moved in run a business with 5-8 full time employees. From day one their living room was filled with about 6 working stations. They work at all hours and even hold meeting in their master bedroom which shares a common wall with ours. Brought to the managers attention, she said they were on it. 6 months later and they’re still there.Three times during our first months were walk throughs. They needed to appraise the building to get a loan for the windows that were supposed to of already been installed and ordered. That installation kept on getting pushed further back. Almost a year later now and we got an install dates (2 consecutive days). Clear my calendar. Day one they don’t start until 2 and only install 3 of 10 windows. Day 2 they mistakingly go next door and work on theirs. Apparently some of the other windows were backordered. Don’t have an exact date, approximate time frame, we aren’t holding our breath.Former manager lives in the building and rents out his living and spare bedroom on Airbnb. You can imagine the quality of people you run into in your elevator who’d pay to sleep on a strangers air mattress in their living room. It’s more than obvious when you see an Airbnb guest arrive, but the on-site didn’t catch it until 8 months into our lease.On-site is a really nice person. Stretches everything. The management company on the other hand is awful. They don’t return phone calls. When you call the owner his assistant takes a message, then relays that to your on-site, who calls sounding very concerned. When you ask for something and you’re told it’s out of the on-site hands, next logical step is to speak to the next person up, the person who makes the decisions. No, despite what he says on other comments on other review sites about calling him, I was told today by the on-site he doesn’t speak to tenets. Look elsewhere. Last time I’ll ever deal with Westside habitats.
