If you’re thinking of moving here, just don’t. Management is always changing, you can never get in contact with anyone at the office for anything. They’re not the friendliest anyways, and since the turnover is so high, you never know anyone there. Constantly changing how bills are paid, super confusing. The list goes on. If I could leave my lease without messing up my credit, I would’ve a long time ago. Don’t let the nice exterior fool you.

I lived here a while back, loved Forest Brook then and really appreciate it now looking back. This building was built around 2000, a baby compared to other places around. And thats 20 years of nice gated apt people that probably keep their leases a while. I had a corner apartment that looked out at trees and a trail, the air conditioning felt fresh and healthy because everythings pretty newish. Me and my girlfriend felt safe and so peaceful here. There was a big tree touching the patio but no bugs ever. I seriously dont remember ever putting in a work order once in the years we were in that apartment. My lease is almost up in this absolute dumpster fire Im in outside of Addison right now. I might consider moving back to Forest Brook if I want to make the jump to living so far north of Dallas again

I have lived at Forestbrook apartments for over 2 years now! I’ve had only wonderful experiences here. All office staff are incredible and so helpful and kind. All very professional and informative. The pool and gym are great as well always clean and taken care of. The community overall is very pleasant, clean and I have always felt safe here! I’m happy to call Forestbrook my home!

This is a wonderful, well maintained apartment complex. There were no major problems other than my daughter being too short to change the smoke detector battery. No problem. Mr. Arturo assisted & even used his own Duracell! The beautiful landscaping is always kept up. No overgrowth anywhere. Forest Brook is a well-lit, gated community in a convenient location with a recycle bin0.Please give Mrs. Mellany a call. Everybody is wonderful, but she will be your favorite! All questions answered. Nice smile. Wonderful neighbors. One even offered a homemade cheesecake b/c she loves new neighbors. What more can you ask for?! Hope to see you soon!

Melani and the other office staff gave us the run around with the approval. They were very nice in the beginning then became very rude and condescending. Would not recommend to anyone! Im so glad we didnt move there.

We only moved here because the lady that showed us the apartment was so nice and it is close to the DFW airport. We have been living here for 3 years. First we had a roach problem, then the air went out for a few days during the hot summer, and now our water will be off for three days. One of the ladies in the office says that it a natural diaster. The definition of a natural disater is a natural event such as a hurricane, flood, or earthquake that causes great damage or loss of life. I asked to speak to the manager over the the manager that is here in the apartment club house. The lady on the phone will not give me a name or anything. I may have to bring my lawyer to this issue. There are some buildings who has water now. Why will it take 3 days for our apartment to get water? This is not a natural diaster if some builidings have water that live in the same complex. DO NOT MOVE HERE.

Forestbrook Apartments has been a lovely place to live. Ive been here for 2 years almost and my building is inspected to make sure its safe for me and my family. I watch the maintenance men going around constantly making sure the complex is clean and the residences are happy. Any time there is an issue such as poor water pressure the maintenance crew is eager to come up and help quickly and they always get the job done. The leasing office personnel are very friendly and make you feel at home in the neighborhood usually learning the names of a lot of the people living in the complex. All around a wonderful place to live.

I have lived here for a year and half, and just transferred to a larger apartment. The leasing assistant, Shaylee, is always kind and professional and goes above and beyond for the residents at Forest Brook. The manager, Allie, is always on top of things, and you can count on here to make sure everything is taken care of! Maintenance is great, they always take care of request so quickly! I love living in this community, the neighbors are great!

Roaches, roaches, and more roaches!I’m a clean person and I don’t like roaches.My apartment managers call them “water bugs”. They can call them Giant Elvis bugs for all I care. I call those huge insects ROACHES!They have treated my apartment for them several times. Last night I had one CRAWL ACROSS MY CHEST! I called the office this morning. No apologies, just, “we treated your building yesterday”. I’m out of here!!!!

Would not recommend anyone to stay at these apartments! Horrible ! Management is no help what so ever! I am so glad I am out of there. I had to call pace realty to help us break the contract at no charge due to the terrible experience we’ve been thru with these apartments! DO NOT!! I REPEAT.... DO NOT STAY HERE

I lived here a few years ago and the staff was impeccable then. The manager at the time was Brooke I do not know whether she is still their or not. She displayed professionalism at the highest degree and very compassionate. The apartment grounds were always kept up as well as the gates always worked so major sense of security was always there. Was going to book apartment here and just before signing the application i asked the lady to view the apartment again. the only thing i was afraid of came true. i saw two live roaches in kitchen even when there was no food. needless to say i dint book the apartment . otherwise the leasing office lady was good, the floor plan was good and reasonable.its close to main offices

I lived here for two years, so the star score reflects the average experience (4 the first year and 2 the second year).Positives:-location-priceNegatives:-very easy to hear neighbors-community amenities often broken (ie Pool, brick fence, gate, etc)-unresponsive or unreliable staff (told one thing by someone, another by someone else)-constant maintenance issues with it being an older buildingAll in all it wasn’t horrible, but the nightmare move out experience really solidified why a move was needed.

I was impressed with 3 bedroom unit. Shaylee seemed so nice and all. Well they received my ledger and denied me due to incorrect information. Received the correct information and then want to charge my fiancé $2000 conditional deposit 🙅🏽‍♀️ .. that’s not including prorated rent or anything .. they quit answering my emails and I had to call to see what was going on. I may have dodged a bullet reading these reviews .. looks can be deceiving and people only show you what looks good on the outside. OK.. now I’ll wait for my deposit back in 30 days they say and move on. THANK YALL, but no thanks 😊

Ive lived here for about 6 years now in a few different units and have enjoyed all of them. The girls in the office are great and the complex is nice.

If you want maintenance requests done in a timely manner (like the windows leak when it rains, your dishwasher doesnt work, new a/c filter, etc) go somewhere else.Any time it rained hard, the apartment would rain from the windows for nearly a year before it got fixed.The dishwasher is still going on about 8 months of not working with, it seems fine to us.Even takes a WEEK for a simple a/c filter request to be followed through.And dont even get me started on parking.You get one covered per unit. That includes 3 bedrooms! So god forbid you park at the front office where the staff and maintenance park all day without being talked down to or threat of towing. While they even state, if youre not going to use your carport, I might as well use it.Or! When our above apartment flooded due to a pipe burst on new years, flooding our apartment. We didnt get new carpet. Just new matting because it wasnt necessary. When 60% of said carpet was SOAKING and took three days to dry out with dehumidifiers that WE had to pay the electricity for.Please PLEASE go somewhere else. 2 years in this dump and I cannot WAIT to leave at the end of the month.3 MONTH OUT UPDATE. I lived in a building number closest to the gate #15: I can bet $100 you didnt get new carpet too, new tenant! Because you BET they charged me for carpet cleaning. Which means I came in to old carpet, lived there for TWO YEARS and then now youre there. I hope youre not allergic to cats, and they fixed the mold issue!!And that commet from them below? They already knew all the issues. They commented to save their butt and in hopes I would delete the comment.They did finally fix the dishwasher AFTER WE BOXED UP THE KITCHEN. What a joke. And have you ever noticed apartment rating websites only have a few reviews? It is because they delete the bad ones. Google/Yelp are the honest ones kids.

Shaylee handled everything in a timely manner from getting me applied and all settled into my apartment. Her energy and welcoming vibe is unmatched. From the renovations to the environment it’s amazing all the way around. My first apartment where maintenance is on top of things. If you’re looking for a nice affordable apartment with great staff Forest Brook is perfect!!

I have lived at Forestbrook apartments for 7 months, and I have had nothing but good experiences with them. Shaylee was a pleasure to work with when I was moving in, and they responded to my questions quickly and efficiently. When I come in to pick up a package, they are always friendly and eager to help.I have not had any maintenance issues or problems with bugs. I cannot hear my neighbors upstairs walking around and I do not hear anyone through the walls. The community is small, which I love, and the apartment I have is spacious and perfect for me.I will say the gym could definitely use some upgraded equipment, and there is a lot of dog poop that is not picked up by other tenants. When I had a family member visiting, she walked my dog and did not clean up after her because she was not familiar with the locations of the bag stands. The next day I received a final warning for it. I hope they keep up with everyone as efficiently as they did with me.Overall, I have really enjoyed living here and I would recommend it to anyone!

I love my Forest Brook home. First of all, the apartments are great and well cared for and the location is perfect for my life. I feel safe here, and that is so important.But to me, the biggest perk of this apartment complex is the staff.When I have a maintenance issue, it is resolved quickly and is done well.The office staff is the real plus here! When I go in to pick up mail or chat, they know who I am, and always have time to chat. I really feel like part of the Forest Brook community, and not an anonymous tenant.I am happy to have found Forest Brook and would highly recommend this complex.Marianne

So far this place is great. Jessica at the front office was super helpful as well as the rest of the office staff. Great floor plans for a reasonable price. Really love the area and all of the trees. Also close to tons of restaurants and shopping. Appliances could use some updating but work great so far. Also, we have gotten quick responses from the emergency maintenance when we called. Always less than 15 minutes. Definitely would recommend this place!

Im new to Forest Brook Apartments but so far I think its great. Its located near a mall and several retail stores, but hidden among lots of trees making me feel Im in the country. The staff has been great and I look forward to joining their community.

I just moved in and the staff has been so helpful. From the office to the maintenance people. While I was pulling in one of the maintenance guys stopped and helped me find a good parking spot even measuring to where the uhaul would fit. The apartment is really nice and clean. I would definitely recommend this place.

I have been living at this complex for the past 3-4 years now. I have nothing but good things to say about living here. The management staff is the friendliest i have ever experienced. You really feel like you are family there.Whenever I put in a maintenance order, it gets fixed in less than 24 hours. Rent has stayed pretty stable over the years and never had problems with neighbors or noise.I plan on staying here for a while as I see no reason to ruin a good thing!

Weve been here a couple of months and love everything about this place! The office staff is amazing (minus the manager Kimberley, we havent had such a great experience with her)! Jessica was our leasing agent and she is so tentative about everything! If i need help with anything at all she will lead me in the right direction no matter what! The grounds are clean and people mind their business. Not a lot of traffic and neighbors are welcoming. Love the location and you really cant beat the prices! Assigned parking so i dont have to worry about looking for a spot. Maintenance is on top of everything- I had a few service request that i put in online (super convenient) and they came out the same day and got everything fixed at once!

So I ended up not leasing at this apartment complex due to picking a location a little closer to the highway, but it was a difficult decision. The leasing agent up front, Desirea, was superbly professional and the grounds were as quiet and clean as it gets. Hope that doesnt eventually bite me in the butt.

Wow these apartments are nice. I rated it 5 stars for a reason. The grounds are kept so clean and there are no screaming children running around outside. This is a very quite community. You wouldnt guess your so close to the mall and the busy side of Lewisville. This place is also within walking distance to so many shops and the dollar movies! The best part of these apartments? The people running the office, just give them a call, youll see what Im talking about

I am apartment hunting and went by yesterday to view the property. The agent I dealt with did not introduce herself to me nor did she ask me my name. The only way I knew her name was by looking at the business card she stapled to a brochure she handed to me before I left. No one offered to give me a tour of the property or offer to let me view a model unit. Im sad to say but I felt like I was discriminated against due to my ethnicity. I was very interested in potentially leasing an apartment here but after my experience yesterday I am highly disappointed and I will be taking my business elsewhere.

Extremely rude office staff. Walls and floors are THIN as paper, you hear every single move or step your upstairs neighbors make. There is NEVER any visitor parking since they only allow 1 covered parking spot per unit ( NO EXCEPTIONS). Oh not to mention someone got shot and killed in the complex while I lived here by the right exit gate, and this was not the first or last time the cops where there for similar activity.Also be aware that there are LOTS of fake 5 star reviews posted on here through management! Do your research throughly before signing and talk to actual residents if you can about their experience!!

Shaylee is the best the apartments aren’t. Thin walls and floors and something is always broke mainly the gates or the plumbing. Luckily I wasnt here a lot but got charged for bs. Great neighbors and location. Oh yeah, watch out for dog poop.

I lived here for 2 years and although my time in general, in the beginning wasnt horrible, I can assure you that you can find a much cleaner, higher quality apartment for the same price elsewhere. Many residents had bug problems. Maintenance will go into your apartment unannounced, which really made me mad because I have a cat and wasnt able to lock him up. The place also got more and more sketchy the longer I lived there - condoms in the parking lot, constant domestic disturbance calls, people jumping the fence who dont live there etc. The worst problems I had with them was while trying to move out. - I made an appointment to do my inspection walk-thru to leave and they tried to make me wait so they could show new tenants around. I didnt let them make me wait as I had taken a day off work to get this done. The manager was pissed at me and nitpicked things during the walk-thru. I also fought for that because they were things that were there before I moved in. They have excellent customer service when you are a new tenant, but when you want to leave it all of a sudden goes out the drain. They also charged me more money than what I was due while moving out. Terrible terrible customer service.

Forest Brook Apartments staff were amazing. The people here were very kind and helpful on our needs. We worked with this one lady named Jessica. She helped us by explaining what we were getting all straight forwardly. They have a great price for the same square feet as other apar someone tments that are around $1,500 in rent. ( 3 bedroom ) Overall it was very nice, the staff were, and the house we have now is very good as well.

My family and I have lived here almost a year now and I love it the complex is peaceful very diverse the staff is wonderful maintenance takes a little time to fix things but it gets done. I feel they show great appreciation by having all the little events and breakfast great community and I would highly recommend this complex.

Moved in to a HUGE cockroach infestation (HUGE in both size and quantity) its been over a month since I told them about it but I still have the problem. They keep giving me excuses but as far as I can tell there has been Very little action. If you want to live with cockroaches this is the place for you!!!!!Update: they did return my rent, good on them, but Im still not going above a 1 star.

Place is horrible. My mom lived here for years had a issue with a neighbor and they just kicked her out! I used to recommend this place with the old management but the new people are heartless and always seem annoyed when talking to them especially if your not the same ethnicity as them.

Place was average pool is far from resort style when it was on staff had no idea how to deal with residents and were more like financial controllers in adding charges and managing revenue. I have seen rudeness but nothing like this I will never recommend the place to anyone stir away as far as you can

Dear assistant community manager,I was the one being loyal and paid mymonthly payments on-time for 7 months on your apartment. In return you have a given a Christmas gift saying me to pay $4156 for the issues which I don’t involve . Who is responsible for that demo wet walls, removal cabinet and other issues. I didn’t climb the wall and messed up the wall its the failure of your drainage system and leakage from first floorIt’s your fault that your drainage system was worst. I have complained so many times for the toilet flush and dishwasher leakage issue but it was never fixed properly even after 4 5 times complaint . Then I realized to move out of the apartment after my lease completion rather than raising complaintsI want you guys to sort out this payment . If not I will take necessary actions from my siide.ThanksSrujan chiti

We have lived here for 6 months so far, sure no apartment complex is perfect, the gym could be a little more updated, the jacuzzi hasn’t worked since we moved in, the apartment itself I can’t really find much to complain about, it’s perfect for us location wise, the layout of the elm is very well laid out for two people. As it seems to be a problem everywhere people tend not to pick up their dog poo but that’s not managements fault, they provide bags in the pet areas. Only spectrum can be used for internet which we haven’t had any issues. As for the rooms itself, we barely are able to hear our neighbor next door, as for up stairs you can hear stomping which can be annoying when your trying to sleep. The maintenance guys I felt have always been relatively quick and friendly and follow up with paper if they fix something. Sure Forestbrook does have competition in terms of amenities when you look at other places around it which is why I gave it 4 stars. Overall though for the price and location I would definitely recommend! Even though you don’t have the amenities, you have a smaller community and aren’t looked at as just a number.

If youd like to read my longer, more thorough review of this complex, just check Yelp.It is broad daylight and in the span of 10 minutes Ive seen two different men jump the fence to get into this place, which has prompted me to write this second review to warn potential renters about the types of people who live in this area. Recently part of the brick wall in the back of the complex that backs into a shopping center was busted into and now theres even easier trespassing access. In an odd turn of events since I originally posted this last week, the wooded area next to our building that has been a campground for homeless people and trespassers is now being torn down. Management has provided no information about what is happening and it seems like were now living next to a construction site for who knows how long. I guess were trading one bad situation for another, in this case safety issues for loud construction. I can attest to the fact that we were not informed of a break-in onsite as a previous reviewer has claimed, but we were generally informed that Lewisville police had warned the office staff about local break-ins. It would be nice if management was more transparent about those types of issues especially when they occur on the property. There may be access gates to get in and out, but on more than one occasion theyve been stuck open over the weekend and honestly they do little to actually deter potential criminals from entering the complex even when they do function properly.This place feels less and less safe the longer we live here and with this new construction project that is right outside our window, the apartments are not worth the rental rate or the impending headaches. Heed the warnings of these reviews if you value the safety of yourself and your family.

So far Ive only lived here for 2 days and its great! The apartment floor plan/set up is amazing and spacious. They did a very good job on cleaning up the apartment (unlike a few apartments Ive lived or visited) and the staff was VERY HELPFUL with helping me and my boyfriend understand the payments and how everything is done since this is our first time getting an apartment which is very appreciated. BUT in these 2 days Ive encountered 2 ghetto/rude people and 1 person who was just not having consideration to neighbors around and I dont feel as safe or out of harms way. First encounter they rolled down their window and was staring very mean like and threatening me calling me an inappropriate word due to me being too close to the middle of the gate exiting as they were entering. Second encounter the couple was just laughing at us, taping on their window and staring mean like also from their car. And the 3rd person was just yelling on the phone early in the morning outside of our floor cursing. But other than that, the apartments are very nice and the staff is amazing, just dont feel as safe here.
