I have been a resident of this community for 6 months and I am highly satisfied. Requests are mostly responded to within a jiffy but sometimes need to remind staff about outstanding issues. Nothing major just sometimes may need a reminder. I think the snowmageddon storm we had in February, 2021 caused major issues with their plumbing and pools, however it is nice to see both are open at this time. I am lucky to have a carport and I would recommend to ownership to add more covered parking. Hail and sever weather along with an unforgiving sun are not good for exposed vehicles. Plus you’ll make a nice return on them since the demand is high. Again I am blessed.The manager, maintenance, and staff are pleasant and deserve to be recognized. This community has operated under excellence at all times. Price is what you pay, value is what you receive. You will enjoy living here.Thank you for the exceptional service during my residency. The new management of the appartment are very good.they resolve issues or compilant on time .Very very proactive and productive and result oriented . The manager is a good leader.have listen ears and resolve issue promptly.
I love living here, it’s one of the best apartment communities that I’ve stayed at. I have never had major issues, the community is quiet, and I LOVE taking my dog to the dog park here!! Staff is very attentive.
Ive been here for 3 months and so far so good! Every request has been handled and the office team is awesome! The ladies are so nice. I can call monica anytime during the office hours and she is available to help. I love it here
We’ve lived here for about 10 months now and have been happy with management and the complex! It’s a really nice quiet community. Maintenance is usually pretty quick to fix things and they’re all super nice. The leasing agents are all also super sweet ladies. Even through the frustration of the crazy snow storm in February they handled it so well! Sadly we won’t be renewing the lease but it’s not for any bad reasons, just looking for a bigger place with a more open layout since we had our daughter. I’d definitely recommend Villas at Waterchase, the location is also great Winco across the street is where we grocery shop and we’re pretty much close to all major food places!
We stayed for 14 months, management and maintenance are both great and my wife and I enjoyed living here. Never had any major issues and even through the freeze in February they did what they could to get things back to working condition. Although they had no control over the freeze, they still provided a credit for the inconvenience. God bless!

I just wanted to say that the current Leasing Agent at the office, Alice, went absolutely above and beyond for me today. I didnt plan on looking at apartments today as I already had my sights set on a different place, but I saw the property online and saw that it was a perfect price for a 2 bed 2 bath (the same price that I was currently paying for my tiny 1 b/1ba!) so I stopped in, unaware that they normally operate by appointment.I heard her with the person she was helping before me and she was so professional and knowledgeable. When she got to me, she let me know that they were technically closed and normally do everything by appointment because of covid, but she was happy to help me with my apartment hunting journey and gave me all the information I needed for 2 different models that were becoming available when my lease is up. She answered every question I had- even though she should have been closed up and gone by then, and I felt terrible for keeping her, but she really was so nice about it and didnt seem bothered at all.She didnt even have a model to show me, but with all the information, and what I could see of the property in person, and all the images and information online, I was completely sold. I was completely ready to move in to a different complex until I stopped in here, and now I hope to be moving in in a couple months!! Best experience with a property and a leasing agent I have ever had.

Just had the best experience here. The people in the office were so kind. Lindsay was knowledgeable about everything, and answered all my questions. Property looked clean and up-kept. Even had a resident come in and tell me YOU WANT TO LIVE HERE! Looking forward to filling out an application for a June move in. They have 60 day notices, so I will have to come back and say hi in April!
I have lived here going on a year now and have now renewed my lease. I really enjoy living here. The apartments are very nice and it is a quiet apartment complex to live at. When first visiting there were many airplanes going over. However, you are not really able to hear them in your apartments so do not let that scare you away on your visit. The office staff know my name and are extremely friendly.
Lived here for 5 years, no problems yet. Lindsey is a true gem! Anytime I need help she is always willing to help. Maintenance requests are always taken care of. Perfect location. Very happy here.
I love living at Villas! I have lived here for almost 3 years now and really happy! The staff are great and always take care of anything I need. My only complaint is people not picking up after their dogs. Its so gross!
DO NOT LIVE HERE!!!!these apartments are currently under new ownership and since then we have had so many problems . We had our apartment broken into two weeks ago, and the office staff did little to nothing to help. Our sliding glass door didn’t even close properly due to dent marks and no body came to fix it. Then, about two weeks later when we went back to clean after suddenly having to move out due to the first break in, we found out more furniture was missing in our apartment and all the doors were locked to so it had to be someone with a key. These people are unprofessional and shady. They will steal from you and not even feel bad about it. Do not move here horrible place to live and I’m glad we are leaving !!!!!!
I have lived here going on three years. I liked the quietness of the apartments. I also have to commend the maintenance staff for taking care and fixing anything that has been broken, properly and in a very timely manner. I also like that I am located very close to a lot of different stores. And the office staff is amazing!
I would not recommend anyone to move here. customer satisfaction is definitely not their priority. The apartment manager told me, that she could not provide me a copy of my lease because the company was trying to save money on paper. I have never had issues before at any other apartment complex when requesting a copy of the lease. The reason I needed an updated copy was because they failed to add my brother who was a minor as an occupant when we moved in. It seemed like a simple request but she was not willing to help me. Even though I explained to her that I didn’t have access to a printer and we needed the copy for my brother to get a license. She did not seem to care at all and told me she couldn’t help. She advised me to go online and print a copy for myself at a nearby kinko or the public library. I truly regret moving here. Once our lease is up we will certainly be moving out.
Lindsay is the reason we moved in and the reason we are staying! She is so kind and ensures my boyfriend and I are taken care of. She made moving in easy and even transferring to another unit super simple too. We love her!!! And the complex is safe and have never had any issues the last year.
The maintenance man responds to service requests very quickly but you generally have to open the same request 2-3 times before it’s actually fixed. Overall friendly office staff. Manager is quick to deal with issues. Won’t renew lease here though. Just an uncomfortable community for a female living alone.

I have lived here since March of 2017. I have had no major issues with the complex and have always had issues resolved when asked. Lindsay has been extremely helpful with requests since she has been here and is willing to help look at all possible solutions.

We searched and searched for an apartment in Lewisville. Went to so many places and didnt quite feel like we could call it home. We met Lindsay and she toured us around (before the Covid 19 mess) We did our separate calculations and narrowed it down to 3 and said we have to pick a #1 that we both like. We both chose this place, moved in a few weeks ago. Couldnt be happier. Lindsay has gone above and beyond helping us transition from Fort Worth to here. The maintenance team are super fast, reliable, friendly, helpful. Matt and Oswaldo are rock star guys that just spent a half of their day installing a new AC unit that was blown out by lightening 3 days after we moved in. Im over the moon about this place. The upgrades are fabulous, my roommate and I love to cook and the kitchen is greatness! Huge sink, great lighting, great appliances, plenty of cabinets. Miss the heck out of my old neighbors, my new ones are pretty awesome! I cant reccomend this community enough. I swear I dont work for them lol Just wanted to let people know how awesome this place is if youre looking for an apartment this is the place to be. So close to grocery stores and a gas station. 10 minutes from the Lewisville animal shelter that I volunteer at. I really hope this review helps someone that is looking for a new home.

My experience with the manager Jennifer has been a nightmare. We were screwed since day 1 and even more so now. Lindsay is wonderful. Maintenance is great. Parking is a nightmare. Manager has been incredibly unpleasant since day 1. My boyfriend and I signed a lease for an apartment here. After paying our deposit, security fees AND signing our lease, we were told that the unit we signed the lease for was no longer available because the tenant decided to stay due to her job plans falling through. We were told from the beginning that the deposit secured our unit and the rent amount. The manager, Jennifer Kirkton found another unit for us thats only difference was swan neck sink faucets and a framed mirror in the bathrooms. She insisted that she could not give us our original rent rate because of these upgrades ($20 difference). She was incredibly rude during this dispute. In person, she even said that the situation was a win-win for her (because her other resident is staying and we are paying more). She was taking advantage of the fact that my boyfriend and I are young, college students. When I contacted her boss, Rena Hanson this was her response In regards to Jennifer being rude I will definitely address this with her and that is not a common complaint. However, I do take this matter seriously. She truly make the best decision she could given the circumstances given in this scenario. I assure you I will address her demeanor. Their offer of a concession was a carport for 6 months. Of course I took it because it was better than nothing. Another issue was early in the lease when my boyfriend was having asthma issues due to the AC air vents. When I contacted maintenance to get the air filter changed, Jennifer said Residents are responsible for replacing their own filters. We replace when we do Preventative Maintenance, twice per year. That being said, we went ahead and changed the air filter ourselves. The whole AC vent was CAKED in dust and mold that was solidified onto the machine (there was no way to clean it). The air filter was as thin as paper and you could tell it hadnt been changed in years. t was absolutely disgusting and I was appalled. There is no way they clean/replace the vents twice a year. How is this acceptable for health standards?? Parking is a nightmare. They say they tow non residential cars and that visitors are only allowed in visitor spots. We always have trouble finding spots to park in and I know for a fact its due to the at least 5 people living in the unit beneath us. Fast forward to now. My boyfriend and I are moving into a new house in the next month. Our lease move out date was 5/20/2020. I requested within 60 days notice to change it to 6/1/2020 because we were told the new house would not be ready until 6/1. We agreed to the $600 rent rate for the additional 11 days we would be in the unit. With COVID-19, I am now unemployed due to the government restrictions on my employer (as of 3/23). In addition, my boyfriends hours for work were cut in half (as of 3/30). We can no longer afford the additional $600 for the 11 days due to our job situations and the landlord for the new house is allowing us to move in on 5/20. When I emailed Lindsay (who has been wonderful) I did not hear back. I then emailed Jennifer Kirkton and her response was that had we told them on or before 3/20/20 they could have retracted the previous change of move out date. I explained to her our financial situation and that our employment changes did not occur until 3/23 so how could we have known to change it? She simply said that we were still responsible for the additional rent and they were not going to change their minds.In conclusion, not a horrible complex but if you ever have to deal with Jennifer the manager, she will screw you over. Shes done it to us multiple times now. I guarantee theyre going to not give us our deposit back even though we have taken exceptional care of the unit. Cant wait to have to deal with management again!! Oh and PS theres dog poop everywhere.

I gave only 1 start because I had to. If I could I would give them a negative 0!! DO NOT MOVE HERE!!! BEWARE!! Worst Apartments in the World! I originaly moved into these apartments because the management office was so very nice and genially cared about helping people. This new management office is the most ridiculous management office that I have ever seen in my life. They are unwilling to help or work with any tenant whatsoever. My apartment flooded, and they never offered anything except to dry the carpet and padding only. Not even considering the mold that was growing in the walls that my husband and I had to deal with for the last three weeks that we lived there. I gave my 60 day notice as was written in the lease, and before we left we cleaned and left the apartment in excellent shape along with everything that we were suppose to. We left for relocation for employment purposes and then of course because of the health hazard now present in our home, and they still want to charge me for a carport or pet fees of a unit or spot that I am no longer in. I asked them to take $20 off of my bill for the carport which they have already re-rented my moldy apartment and carport space and they still refused. Would $20 really break their bank? I think not. I asked them to give me some compensation for the flooding, and I was told to claim on renters insurance which they told me that it was the responsibility of the apartments. This company is petty and ridiculous even as much that I had to pay a $3.55 fee extra on my Septembers rent because of their error! They are unwilling to help anyone or work with them if any issues arise. AGAIN DO NOT MOVE HERE!!! Gates are always broken and they charge you for multiple fees every single month that are not disclosed when signing the lease.
Ive been living here for about 6 months now. I have noticed a change with management and have to agree that i liked the old management better. However its still a very nice place to live. I havent had any issue. The residence in the complex are very friendly. Its very clean and quiet and my kids love it. Only reason i give it a 4 star instead of five, the gym area isnt great at all. Very small. It is 24hrs however its very small.
I took a tour at villas at waterchase recently and I really liked the apartments. The staff was very friendly and made me feel welcomed. The pool was pretty and they have a ton of amenities. We are looking to move at the beginning of this next year so hoping something comes available for our time.
The office staff is beyond friendly. The maintenance staff is fast and prompt. This community is extremely welcoming. The General manager is willing to discuss and be friendly to the residences and along with all her staff in office. It is such breathe of fresh air that I needed. I hoping to enjoy this apartment for many years to come. I would give ten out of ten stars if i could.Updated! April 2019, I have lived here for over year now. I have truly been beyond blessed. The maintenance guys saved my pup several times when my ac unit bit the dust or thermostat went out. Even before I knew there was an issue! This group of people who work here genuinely care about their residents. I am signed another lease quickly. My apartment is spacious and they put new windows. Its such breathe of fresh air. The office staff is always happy to see u. I love calling this place home!
Moved in mid 2014 and Im moving out soon, only because we got a dog and we would like a yard for her. It is a quiet, gated community. Grounds are well kept. Trash is taken from your doorstep to the dumpsters Sunday-Thursday, so sometimes trash can get a little full on the weekends which may bother some people but I hardly notice it. Slightly older buildings but really nice, well kept units!! We had the loft floorplan which we fell in love with the moment we saw it. The management is super kind and responds to my emails and calls quickly. The only maintenance issue Ive had before is that our bathroom sink would sometimes have water rise from the drain randomly but again this is something I dont really notice on a day-to-day basis. They offer pest control every few months even though I havent noticed any bugs. Really sad they dont have units at least with small grassy patios but I have read that another complex by the same management group does, so maybe Ill have some luck there. Would recommend!!!!
How do I give zero stars on here?!?!WORST CUSTOMER SERVICE EVER! What type of management looks at their tenants and say you leaving wouldnt hurt us and we dont trust our tenants. They only accept payments for rent online and when THEIR autopay fails due to THEIR technical glitches, the stick you with additional fees and eviction notices saying we dont now that it was our fault and you cant prove it so we will not waive the feesCANNOT wait for this lease to be up so we can be done with their utter disrespect for the people that are funding their property. The gates are broken half the time and parking is a nightmare. STAY as far away from this place as possible.
I so far love living here!! I live near the small park so when I babysit I can always take him down there to play for a few hours. I dont actually have any true complaints, by that I mean I cant complain that I hear footsteps above me because I live on the ground floor and have upstairs neighbours and things like that. I love the valet trash and the whole complex is very clean

Terribly managed! Constantly had people blocking the front of my house with their cars (pretty much my entire street was completely full of the cars of their tenants). I was told by several people blocking the front of my house that they lived there, and that they had no place to park within the complex. It was completely infuriating. I had nowhere to park my car at my own home that we paid $1600 per month mortgage on!
The whole process was the best move in experience Ive ever had, and with 50 some years under my belt, Ive had plenty of moves. Front office staff were professional, courteous, and prompt with my numerous questions and I was given two walk throughs prior to my move in date to view the complex (which was VERY clean and appealing) and so I could get the layout of my chosen apartment. They are very accommodating with requests and worked extremely well with me during this whole process. I came armed with help and an arsenal of cleaning supplies my first day in, and was shocked that there really wasnt anything to do! Brand new carpeting and hard flooring in EVERY room, fresh paint, sterilized front door garbage can, SPOTLESS oven inside and around burners and looks like a brand new fridge. I had a concern with a window that wouldnt latch and when I returned the next day, a security feature was already in place. The screen to my deck needs to be replaced, but I have every confidence this will be taken care of in the non-intrusive, quick manner which seems to be the norm here., Sorry for the book, but if youre looking to rent with amenities near all the shops and with quick access to HWY 35, you NEED to call for a tour. Great atmosphere from other residents, gated community, and CLEAN!!!
UPDATE: Just to give you an idea of how money driven these people are they will charge you 60 dollars for the cheapest blinds so they can suck as much from your deposit you’re supposed to get back at move out. Try and confront them and their answer: “is not my job to let you know or make you aware” and “everyone else was already aware”. No sympathy and if you speak another language they will play it out like they you’re not talking and talk right over you, like they did with my farther. Total discrimination and when I defended my father and demanded they let him talk of corse they would get offended. Not worth the headache if this ‘administration’ resorts to those means.This place is just dirty! Ever since the new management took place it went downhill. Don’t be fooled by the front looks and all that has been done to make the pool look pretty and make the front look good. There’s trash scattered around, cigarette buds everywhere and dog poop EVERYWHERE! Now this is no the maintenance guy’s job to pick up after the dogs but the administration does nothing to reinforce dog owners to pick up after their pets. I’ve been here for 2 years and they’re just taking new tenants in who don’t care to keep the apt complex clean, they just want rent money coming in. Office staff are rude never respond to maintenance issues. I had a mouse in my house and of course never got help with it, there’s a hole in the closet outside where it came in. Same with my neighbor who complained as well and never got help. Please if you value your family’s pets’ and your own health and peace of mind do not rent here unless BH Management is no longer there, especially the manager Jennifer who has zero management and communications skills. So glad I finally left but let’s see what ridiculous excuses they come up with to not give me my deposit back.

Been here for six months and never had a problem with anyone. Thew owners have really tried to address any issues i brought to them.Knocked of a start because I wish they would allocate some of the facilities profits toward adding more amenities. I would love a better work out center and hottub for the winter times.For the price you are unlikely to find anything better.
Never ever rent from these people. The new management is the most nasty, condescending, unhelpful people you will ever meet. I currently live here and have been for almost 2 years and I would never rent from this company again. I cannot wait until my lease is up. The apartment is fine, maintenance is okay, parking is a terror and you get towed in your own complex, but there is something about people skills that makes things a little easier to bear, unfortunately you will not get that here and so you will be pissed off at every turn and will start looking for a new place immediately.

Ive notice that ever since she started their, their has been more complains then ever from residents and as well as the workers. I moved out in October and as well as the other reviews i am getting charged for some unreasonable things. We accidentally payed more on the last payment amount and instead of the manager letting us know she toke the money order with no concern and then still uses are remaining balance to collect from charges we were supposedly getting charge for the apartment without letting us know. Until i contact her she came out with excuses that she could not return the money because it went to the company already. As i try contacting her her receptionist said she was not their till i mention i was returning a call she had placed she said oh i think she just walked in when she had told me she was not their today. Once i got of hold of her and asked why the charges she came with the excuses that my carpet was old and worn out that it normally takes 2 to 3 years for the carpet to look worn out. As i argued with her about that situation the manger tells me that the reason its getting charged was because my bed and furniture left marks on the carpet... SO WHAT ARE WE SUPPOSE TO DO LEAVE OUR BED AND FURNITURE FLOATING SO IT WONT LEAVE MARKS???!!!! as soon as i asked for the corporate number she said she did not have it... arent you the manager and is suppose to be able to provide all that information. This place is ridiculous and her excuse are unbelievable!!! i used to love this apartments before this manager i felt comfortable and felt like home everyone so friendly until this new crew toke over. please dont move here!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!

Its in the center on town, everything is close so no need for a car, its a safe neighborhood, the staff is friendly, work orders are done reasonably well, quick, and professionally, & rent is reasonable.
I was so excited to move here and ever since we have been here there have been roaches since the 1st week moving in and theres ridiculous construction I wish I would have known about or I wouldnt have moved here. The parking lot is destroying my tires from the constant pot holes. Not to mention one of the buildings the water all runs to when it rains and its always muddy or big puddles/stream to walk through and its created moss in the parking spots causing it to be extremely slippery (in the handicap spot as well to add) Theyve needed access to the buildings numerous times in the past month so it doesnt any longer feel like home when Im having to have strangers coming constantly when Ive already had a home break in and am not comfortable with strangers coming in. And when told the fire department needed to come for inspections (comfortable with fire department) the staff LIED and it was in fact NOT the fire department but maintenance again. I will be moving the second my lease is up. Not worth the hell youre put through
Just moved in last week and so far it has been a great experience. So far the staff has been really friendly and helpful while moving in and it has been nice being so close to work.
I’m really not a fan of writing bad reviews, but I’m becoming more and more unsatisfied here. First of all, I do think the staff is extremely nice and professional, however, there is one big issue I’m not happy with, at all. I understand it takes trial and error to fix certain issues for a property and it’s residents, I’m sure that is not easy, but I’m here to tell you this towing thing...I don’t believe it should continue further. They have clearly marked “VISITOR” parking here and there thoughtout the complex for your guests, but having them park in those spots is not the only requirement. Every single time a friend or family member comes over, you have to put in their car make and model, color, and license plate number on a website: AKA register their cars for each visit. At first I was irritated to hear these rules but decided it was no big deal and I would comply. However, after remembering very well to register each time in the last two months, it finally happened. I was busy cooking and cleaning for my guests and completely forgot to “register” their car. ONE TIME, and my friend had his car towed. It was taken all the way to Dallas in a very sketchy and highly uncomfortable environment where he had to pay $300 to get it back...even though he was parked in a visitor parking.Look, I understand the rules and I get that they must be followed. But having your residents register cars EVERY single time someone comes over is ridiculous. It can easily slip from someone’s mind when preparing to have guests over to take that extra, unnecessary, action to put in car information into a website even when the car is parked in “Visitor”. I can deal with all the maintence issues, and I can even deal with the glass that was left in my floor and cut my foot from when they replaced the windows, but I am extremely unhappy my friend had to pay for something that I feel is unnecessary. I’ve registered his car many times, maybe almost every week since I moved in and one time I forget to do it and my friend has to pay.

I am very dis-satisfied with this property. A few weeks back every car had been broken into In the parking lot outside of the leasing office. The thieves rummaged thru each vehicle looking for something valuable until the found it and took it. The apartment complex was notified and pretended as if no other residents had reported the incident. I asked them if they would send out a notice to the residents and they said that this would not classify as something they would report to their residents. I asked what would be something they would disclose and she couldnt give me a straight answer. It appears they are trying to keep up a good name rather than notify their residents of potential danger. My second issue is I woke up to the smell of dirt and mold. And an insanely aching headache. Looked around my daughters room where I sleep, because I trying to get her to sleep in her own room. And discovered black mold growing on the walls. Called maintenance and was told that this is not a maintenance emergency and they will send someone out tomorrow. He advised that its probably just mildew and its no way to determine its black mold until its been sent off for testing. Im very disgusted with them.
My air conditioning has been out for almost 2 weeks! They supposedly replaced my whole air conditioning and only seen a change not even a whole week! It’s hotter then ever in my apartment. The apartment manager is very rude! I’ve contacted corporate and hopefully they can resolve something! I’m ready for my lease to be up!
I had a family member just move in less than a week ago and had a truck load of stuff so we parked in a. Non covered non reserved spot and unloaded a couple items and went into eat and spend time with them and then got towed and had to pay 300 dollars because didn’t have a pass I understand but it’s ridiculous when it hasn’t even been a week this is a terrible way to do business terrible place! Can’t believe it! And I’ll just say can’t park out side the gate where guests are because always full terrible way to do things
They have really cool floor plans! I absolutely love how some of their floor plans have huge mirrors. Im really big into taking selfies. And mirror shots! & those really come in handy! Maintenance is really nice and very very very fast!

Moved in last week n rly enjoy the place so far. like livin by Winco n I can walk to work. i had a problem n maintenance fixed it real fast. good place so far
*** Changed to one star because the month-to month rate is out of this world. Add inflexible to my list of complaints*** Quiet community, depending on which building you live in. It gets loud by the pool and soccer court.Management changed over in August 2017 and that was a mess. The prior management over charged our rent and did not fix the error before the management switched over.After multiple attempts to collect funds from either the prior management (Harbor Group) or the current management (BH Management) neither party would agree to pay us back the hundreds of dollars owed DESPITE the clear ledger showing what we paid and lease showing what should have been paid.We spoke to a representative of both the prior management and the current manager and office staff multiple times and mentioned that we would take this to small claims court if not resolved. This conversation was had at the end of January 2018.A month after having this conversation in person with the manager, we made one last attempt to have office staff resolve the issue in person to no avail. We then emailed the manager, Jennifer, at a final attempt to regain our overpaid funds before mailing an intent to sue to both management parties. In the email we stated our intent to sue unless action was made to reimburse us. This was yesterday, February 28th. Today, March 1st, we magically have our money back with little to no fuss.The takeaway: if you are owed money by any management company, make sure to leave a paper trail or they will drag their feet until the day you die. I will not be leasing with BH Management moving forward as they have proven to be disorganized and unprofessional in their manner of resolving resident issues.
When we moved out from the apartment managed by BH Management, they charged us $500 for pet damages on the carpet. Weve never even owned pets or had any pets ever visit the apartment. Before leaving, the we cleaned the carpet. Unbelievable.
Big acts but towed a car on the lease. Tow happy.
Been living here for 3 years now and I love it. Great staff 👍🏼 If I ever have any issues they come fix it in a timely manner !!!
April 2016-2017 Amazing staff and great place to live. very quite community no one is all that nosey felt like I had privacy my entire stay.maintenance is always on time normally within the same hour the work order is requested. safe community next door to the police station with an officer living on site. I can honestly say if the need were to arise I would rent here again despite the properties age everything was quite home feeling.MILITARY FRIENDLYWhen I moved in they gave me some pretty amazing military discounts and i felt truly blessed. Would strongly suggest to military members especially if your just getting out.DISCLOSERI was not paid or cohersed in any way just my honest thoughts on the property.Special thanks to the women at the leasing office again for always being on top of everything.
We lived here for 12 months n I would say everything was fine n we payed every rent in timeBut at last when we moved from here they charged us too muchWe called n mailed them for maintenance but they never responded n no one came n they charged us when we movedEven we didn’t got our deposit back they deducted it from extra charge like they charged us for carpet cleanings also n others
Lived here for 8 years. Shopping close by. Loved the friendly neighbors. Liked the staff under old ownership. A safe family-oriented community to live in. Now the negative. The new staff (changed management 11/2014) was less friendly but no real complaints UNTIL they started leasing to drug dealers (apartment across from me, lots of traffic all hours), drug users ( MJ smoke wafts from upstairs every weekend and some weekdays), and street gangs (gang related tattoos, knives, and intimidating passers-by in the breezeway and even me on my patio). After being startled in my home from the sound of gunshot outside my door, I called the police and moved out the following week. If I could give them lower than 1 star I would. Dont be fooled by the appearances and pretty amenities.
Very unprofessional. The employee of the office was giving the now ex boyfriend cards an flirting. An the valet trash only comes ones every three days even though we pay for it to be done five days a week. The gate system is broken half of the time. Do not rent here.
This apt experience was the worst!!! First when I moved in the apt had ants because the foundation was cracked so 2 months after I moved in I had to move into another apt. They didnt want to compensate or help me with the move(being a single full time working mom of 2). Now that Ive completely moved from the apt their trying to bill me for all kind of charges!!! I wouldnt recommend this place at all!
Kind of establishment that waits till half the complex burns down, to maintaince chimneys. An example that they will wait till your seriously injured or killed to be responsible,proactive,productive. Lazy and rude management doing bare minimum to maximize profit. Fitness center has been broken for months without action, pool surrounded by wasps, management is passive aggressive but not until your locked into contract. Expect 50-60 intruders at soccer court when weather is nice, nothing will be done, theyll even rip the gate off so no form of regulations can be upheld, again like the fire, management is waiting till a rape is reported before any form of action be made. Sketchy and rude maintance who clearly follow managments example. Just no. Keep looking.

WHAT I SEE IS A FAILURE TO COMMUNICATE WITH THE TENANTS WHO PAY THEIR HARD EARNED MONEY FOR RENT...PLUS SOME TIRED SORRY @$$ MANAGMENT TEAMS THAT DONT KNOW WHAT THEYRE DOING OR JUST PLAIN SORRY@$$ LAZY. YOU WOULD THINK THE REAL OWNERS/ CORPORATE WOULD HAVE SOME KIND OF COMPASSION FOR THE PEOPLE WHO ARE MAKING THEM RICH! SEEM LIKE CORPORATE WOULD KEEP THEIR INFORMATION AND TELEPHONE NUMBER AVAILABLE TO THE TENANTS POSTED...SO THEIR APARTMENT BUILDINGS WILL BE KEPT IN LINE...THEYRE PROBABLY ON VACATION AND DONT CARE ANYWAYS....SAD SAD SAD AND SHAME ON MANAGEMENT.....KARMA.........PRAY BECAUSE CHRIST IS COMING BACK SOON!
LIES. Not a gated community, 30-40 trespassers every night at soccer court, its now louder than ever and crowd continues to grow. No action taken by managment, too busy counting the money, residents pay to have a quiet and safe evening. (Wont get that here with the areas most popping public soccer court for any and all!) THEY Leave trash, loud is an understatement, sexually harrass and gock at woman walking to their homes ( that they pay for) and act as if they are conducting drug deals. New Managment must just be waiting till something really terrible happens before taking action. Hope it doesnt cost someone their life or sexual safety . Please resolve
BH Management Group recently took over The Villas at Waterchase and have already shown very unprofessional and poor judgement. My lease ended a week after this company took over and when I moved out, I was immediately sent to collections for move out charges that are false and unjustified. BH literally made no effort to contact me about these charges themselves and just sent me to collections within a few days of me moving out. BH management claimed in the charges that there was pet damages to the apartment and that the carpet needed to be replaced. I dont even own a pet nor has any sort of animal been inside of my apartment during my lease. I am currently waiting for a response from Jennifer the property manager and will be taking further action if this doesnt get resolved.EDIT: I would also like to add that I noticed some of the recent 5 star ratings for Villas of Waterchase is from the BH staff which is misleading. Read the actual reviews if you want an accurate idea of the management group and complex.
Love it here, I dont know why there are negative reviews. If you have problems the office staff and maintenance are quick to fix the issue.
I lived here years ago and now when I’m trying to find another apartment I find out they’re reporting an eviction on my record when I was never evicted from this complex and don’t owe them money.
The staff is amazing havent had any problem!! My fiancee and I has been here over an year. I would recommend the stay!!
Ive been here for 6 months now.My boyfriend and i are currently renting a Waterfall apt ( 1 bedroom with a den). So far i have some really positive comments. Compared to my last apartment, my apt. seems pretty well insulated. In all fairness there are apts on either side of us so it helps, but alot of the units are like that. Once November hit our thermostat has been mostly off. Our apartment stays around 70 unless it gets around freezing. If it gets too hot we open the large patio door. Our balcony is large. Enough room for 5 people to smoke a cigar comfortably. Maintenance is quick and professional. Office staff is friendly, Briana knows us by name. Kitchens are small but definitely doable. Neighbors are friendly and diverse. 50/50(?) couples and families. I will more than likely sign another year lease as long as rent doesnt spike. With all the greedy resident non-friendly places ive lived, Villas at Waterchase is a fantastic change of pace.
I wouldn’t recommend a dog to live here. The front office lie and steal ur money then get mad once you confront them
I would never recommend this place to anyone. The Management team are rude and they make sure that you dont get your deposit back. They manufacture charges that dont exist.
Not enough parking for residents and very few visitors parking. .your guests have to park outside the complex or their cars will be towed in 15 minutes. .
Maintenance here is a joke.
I didnt appreciate being told one thing and then wasting my time going there to be told something completely different. Didnt want to lease here because of that. Even though this place was our 1st option

I live there and I love it.A year after my previous review, I am sorry to say that my opinion has changed. My rental fee has been increased every year without the service and benefits improving, quite the opposite. I am seriously considering moving next year because what they are charging me monthly does not correspond to the quality of the service. For the same price you get bigger apartments in the area.
