I applied for a 1 bedroom 1 bath unit this morning without ever stepping foot onsite for a in person tour. Im not a very picky person, however, before paying the fees I thought I would call in and ask a few questions before continuing. I called in and spoke with Eva who sighed and interrupted me twice while I tried to ask my first question. After the speaking with Eva I decided not to proceed, it also didnt help that she hung up on me. Note to Eva, from a former Leasing Agent - In this industry you have to sell yourself before your product, the appliances could have been orange and I would have still leased if my first interaction wouldve gone better.
They are charging me over $600 for the carpets upon move out . I have ALWAYS maintained my carpets in any apartments I have ever lived in. I lived here for 2 years and often rented carpet cleaners and after first year of living here even purchased a whole carpet cleaner to continue regular cleanings. I feel beyond taken advantage of by this company and have never experienced something like this from any other property I have lived at. Sent an email and all management did was forward me the bill again. Terrible customer service and treatment after being resident for 2 years and recommended to friends and family !! Currently filling with small claims court.
Staffing is less than responsive or helpful. Went a total of 15 months without receiving a gate code as well as emails sent to Stephanie Brandyburg for other issues that went unaddressed or responded to by her or her staff. Was not allowed to see the apartment before signing paperwork due to covid. Apartment wasnt clean at all, carpet was stained with who knows what as well as not really clean. Used a black light and would compare it to what you would expect to find in a motel 6. Appliances are on their last leg and needed to be replaced, not really worth the headache unless you know its temporary.
We moved in in January and have had a very pleasant experience. Maintenance has been very responsive and the bagged breakfast that they gave out recently was so sweet. Very happy tenants :)
This community deserves a better rating. I moved in a month ago, the location is centrally located, 5 miles to most of everything that I needed. I enjoyed it so far! Staff is professional, the community is managed well, in my opinion, as good as an apartment living can be! If any set back, the only entrance facing a major parkway, its sometimes hard to get in & out.
The property is lovely i love it here. Management and whom ever above them however in my personal opinion could care less about the residents its all about money and you can just feel that from application to move out. Granted they aren’t the only ones like this, but for what the residents pay alot more respect should be given.
I had to move quickly from a job out of state to Vegas and found Venicia. The location is great close to stores, shopping, and all highways, but the staff made the choice easy. Kayla and Zena are simply the best! I truly felt like family not a tenant. Everything was communicated efficiently, and respectfully. The apartment community was friendly and welcoming to all. The only reason I left was because I found a house. I would highly recommend this place to live.
I had a good customer service experience with Kayla, but I am super disappointed in the condition of the unit I am renting. The models were amazing so I expected that I would be getting a unit in similar condition. I was willing to sacrifice the balcony and garage where I’m at currently because of what I thought I was getting. I was told I would get new carpet and I’m pretty sure I did not. The cabinetry is very old and dated, chipped and wore out on the desk and in the kitchen. Not at all what I expected from an Ovation property. I don’t have chandelier lighting, it is track lighting, the kitchen sink is worn and rusting. Had I not paid $450 for the application, I probably would be looking for a different apartment. I had expectations that were definitely not met. I’m stuck for a year and although I have my keys, I have yet to move in because I just feel a little taken advantage of.
I Love living at the Venicia. It’s a very spacious apartment complex. Everyone has their own exterior door. A garage if you chose and plenty of guest parking. The maintenance team is top notch and the ladies in the office Kayla and Zena are Amazing. There is 24 hour pickup for packages. 24 hour gym. Beautiful swimming pool. And barbecues. The apartments come with washers and dryers. This is a fantastic living space located close to everything yet nice and quiet. I had three pages of apartments to look at when I relocated and as soon as I got here I felt at home. Great neighbors great staff.
I’ve been looking for which apartments will suit me best when i move to Vegas from Florida. Most people never email back, don’t return calls, or ever answer. I called Venicia Apartments and Kayla answered my call right away. She was so nice and informative! I can’t wait to make Venicia Apartments my new home in Vegas. Thanks!
I stayed with Venicia for about a year. I really enjoyed the amenities open 7 days a week. My wife and I are always on the go, so a quick stop to print something in the computer lab is so helpful in my business every morning. I had to move to Sacramento but the move out process was clean and simple. Recommend this apartment complex to anyone moving into Vegas.
Loved Loved Loved Venicia. The location is perfect with a lot of nearby shopping. I toured with Stephanie and she was such a delight. She was very friendly and really took her time with me. I toured 6 days ago and she has already reached out to me. I will definitely be renting here! Thank you Stephanie.
What an amazing community! Great amenities on site, a friendly staff who knows what they are doing. The apartment homes felt cozy, yet modern, and I really enjoyed the environment. I highly recommend this location for your next home, and I love the rate range as well!

Venicia! A place you’d want to call home! From the majestically steep mountains that winked in the distance peer as the sun made its debut, to the pool side jacuzzis, fitness & the massage rooms, to the humming bird that nearly landed on my shoulder to say welcome home, what can I say other than, each moment at Venicia is simply BREATH TAKING and an experience you wouldn’t wanna miss out on! Great community with a great location, nice amenities and definitely not “cookie-cutter” in design. Has a mansions like feel to it. Very grand appeal that echos luxury. The staff is very complimentary to the feel as well. Make sure to check out the pool and ask about the garages!
This is a great place to call home. My apartment is huge. Everyone here is really nice and their amenities are open 24hrs a day. They have great pool parties and we just did a community garage sale. Love it here.
I have lived at Venicia for almost 2 years and could not be happier. The management staff and maintenance staff are always friendly and quick to respond to emails and service requests. The pricing is totally fair for the location and amenities offered. Wouldnt want to live anywhere else!!
Ever since moving to Las Vegas a few years ago, my fiance and I have always wanted to move here. The community is gorgeous, and we loved the photos of the apartments and the amenities that are included. Unfortunately our experience was anything but what we expected. We were looking to move at the end of February and no homes were yet available, which I understood but we wanted to see the property and to be proactive in finding our new home. I asked if my dogs would be accepted, but first wed have to fill out an application, they couldnt give me any information to contact the higher ups to see if they would be, why am I going to apply spending X amount of money especially if no homes were yet available and I wouldnt know about my dogs until after the fact. I had the pleasure with dealing with Zena, who wasnt a pleasure at all. She first looked us up and down, and was just naturally condescending. She showed us their model, which we really liked. We were told to keep an eye out on their website for available units. A few days later we got a call from another leasing agent saying they possibly have what we want available, so of course we go back in to get information on the unit. Come to find out it wasnt what we needed. We sat down talking about options again. I asked if the downstairs apartments get a good amount of light, like what the model gets and Zena had the nerve to get out one of their maps of the community and with her condescending attitude drew out S, N, E, W and said the sun rises on the east, right? And the sun sets on the west, right? As if this woman is trying to school me and her attitude was embarrassing acting as if I was stupid, and FYI I have two science degrees, so her nastiness was unwarranted...i know how our sun works and I understand that certain apartments may not be as bright, but I just wanted to know since their model was so bright with natural light, I would like the same thing. The eye rolls, the attitude just made my fiance and I go elsewhere. Couldnt imagine dealing with this person again. It sucks that a place we have wanted to live for a while, and was in our reach we couldnt do because of someone being so rude, and to top it off, when hearing her deal with others she was as sweet as can be, but couldnt give us the same amount of respect.
This is an amazing community, and I highly recommend it to anyone who is looking for a beautiful, safe, and relaxing living environment. The office staff were very friendly, and Zena Smith was very helpful. I also attended a few of their community events which were fabulous!

So glad I stopped there. The staff at the front door greeted me with a smile as soon as I came in. The pool area made me feel like I was at a resort. Im not looking to move until the Spring of 2020, but I think Ive found my new place to live.
Huge kudos to the management team Bryan Kayla and Zena. They are amazing and by far the most dedicated professionals in this business. I have been moving to many other location and they are by far the most committed team to your well being in apartments community in Las Vegas. The rates are very fair and the apartments are very cosy and well designed. Maintenance is very fast. You come here to stay here!

Venicia is quiet, centrally located and the office staff greets you with a smile. I have a townhouse style apartment with an attached garage and a huge livingroom. My neighbors are so nice. I cant imagin living anywhere else.
Im not sure why the bad reviews. Complex is clean, neighbors are friendly and respectful, staff is on a first name basis with us and service calls get handled same day. What more can we ask for?
Conveniently located minutes from highway. Affordable pricing. Walls are thin.As for the staff there is room for improvement. The first 3 weeks of moving in I went without hot water awaiting a new water heater. There was no sense of urgency from maintenance even when reported to management. Property manager Bryan and leasing agent Zeena are unscrupulous to say the least. I am not a smoker though there have been false claims for leaving cigarette buds on the grounds. Bryan took photos of the rocks in front of my unit to send via email as “proof”. If he had looked at the adjacent units he would have seen cigarette buds in their rocks as well but it seems he had his mind made up on who the culprit was. Leasing agent Zeena backed this behavior by making a false claim to have heard music blasting from my unit during her tour on a day I happened to be at work.I wouldn’t recommend living here until the staff are replaced or placed through additional training.
This is a beautiful property and the staff is amazing. Everyone is so professional and nice, Especially the manager Stephanie.
I think this place definitely deserves a better rating. Ive only lived here a few weeks; however, the management has been very helpful with everything and went above and beyond to make me happy. I really am looking forward to the coming months.

Lived at Venecia September 2015-August 2016. Loved it. Neighborhood was clean, quiet, safe. This is a good area of town for the price, too. Now I live in another Ovation Property, which I like as well.

By far the worst experience I have had with an apartment company. We had signed a 3 month lease and upon 1 month into our lease we received their 60 day notice to renew. The staff reported this is standard practice to send a renewal to let residents know. Upon renewing for another 3 months we never received a 60 days notice however verbally let the office know we would be not renewing and end our lease on agreed term dates. Recently (1 month before our lease end date) we were informed we cannot give a 60 day noticed and would be responsible for our last months rent and an additional months rent as a fee for this. This is the most greedy thing i have experienced with apartments to capitalize on an excellent resident due to their staff using a technicality. As for their apartment and facility features expect loud residents in the hot tub until 3 am blaring music, people breaking into the gym, dog poop everywhere, cracks and broken pool features, trash in the hot tub, un noted fees, no regulation on noise complaints. Would not recommend this facility to anyone.
So far we are very happy. Property is clean, people are nice, noise is low, and management has been awesome.
Great place to live if you like rude, unprofessional management, dog dirt around the public areas, a dirty pool and pay the same for a 2 bed apartment as a beautiful 3 bed house elsewhere. We dont like that so left after 5 months. See ya!
