My experience with moving into Briarcliff was amazing. In the beginning it was a stressful process due to my previous rental place but the property manager Aliesha was so understanding and patient with me. She went above and beyond to help me with my process. It was something I have never experienced before with a property manager. She listened and understood! She was very knowledgeable! The staff has been amazing as well. When I do call for things it’s done in a timely manner. My only dislike is the parking.

Just moved in to my place a little over a week ago. I caught some past reviews that werent that great after I had already started my application process and it made me second guess things but once I saw everything and have been moved in, its been awesome.I had a few things that I needed fixed (light bulbs, the fan in my room was making noises, etc) and they had someone come by and fix them right away.The leasing office has been really responsive and on top of things as I think its new management from the old people. Overall, Im looking forward to staying here for awhile as the apartment is spacious, nice and a great location next to the highway to get downtown super quick!

Update: Management is working with us to improve the quality of our home. I am tentatively hopeful.In the three years weve lived here, this property has been owned by three different companies. The newest owners seem intent on driving out residents. Long time renters have had rent rates escalate exponentially. Now rent is rated not to encourage long term residents, but instead favoring 8-10 month lease options. Grounds are no longer kept up. A lot of younger, louder late night activity moving in. Families are disappearing. Very disappointing.

My roommate & I lived here for a year & this complex was anything but extraordinary. They were suppose to change our blinds when we moved in because it looks like the tenants before us had a pet that destroyed them- they never got changed in the whole year we lived there. We even asked multiple times. It took maintenance FOREVER to fix anything. When they changed management they booted me off the system & my roommate & I couldnt even sign in to the online portal. We wrote down all the things that were wrong w the apartment when we moved in & those also never got fixed. There were windows that wouldnt lock. & even on the window in my room the screen was busted the whole time. Someone couldve easily broke in to our place...We lived on the first floor. Why was this NEVER fixed? We went to the office multiple times to ask to add us again & they would write it down on a sticky note & it never got done. The maintenance guy was HIGHLY inappropriate when he would come over. Asking my age & if I was single. When we moved out, as we were waiting on our deposit return we only got $30. We paid $200. I called & asked where the rest of the money was & they said $70 in paint damage which they told us we could put things on the walls but charged us for it in the end. & then $100 to clean each bathroom after we both scrubbed the bathrooms down. highly highly dont recommend this place. Such a rip off. I dont mean to sound like a Karen as I am a very level headed & understanding person but holy cow. This place is absolute trash. The new management is just terrible. Don’t move in here. Save your time and energy.We’ve lived here for about 2 months now. Cushman & Wakefield is the company that owns the complex and they are all about profit. They should use their extra rent money earned and do more to put back into these old buildings they call an apartment.I’m not going to begin to talk about the staff because evidently we are all doing the best that we can. These are things that are beyond their control but need to be addressed. There is a tenant who has been here for 12 years. She told me that shes moving out this year because she can’t stand the way they have let this complex run into the ground. These buildings are over 20 years old.They did not properly clean our apartment to have someone move into. If it is a requirement that the apartment be cleaned out by a service they must’ve missed our unit completely. I walked in loving the space but after being handed keys I saw the real mess. The fridge had crumbs in it. Showers and baseboards had hair all over them. We were mopping the floor before setting furniture down. They did have the courtesy to the replace the carpeted portion (or at least to vacuum/steam clean). They didn’t do a very good job on the carpet, you step on old carpet nails and staple tacks that were left and just carpeted over.Next, we asked them to look at our faucet and fix the noisiness of it and the water pressure. They came, did something to make it better and closed the work order. Water pressure in the kitchen sink is still off. Our washing machine does not work well, it shakes and rattles each time we wash a load. Maintenance does the best they can but they do need extra help. On the hottest weekend of the year, Our A/C went out. When asking in person leasing agent told us it’s to be expected, as these things happen all the time. The maintenance man didn’t close our A/C unit leaving wiring exposed to rain and other elements.My neighbors washing machine broke over the weekend. When this happened the water seeped from the ceiling to the walls and floor of our garage, so now we have water damage.There are no street lights for the complex in the dark, so when you are driving or riding at night it’s not easy to see. You really have to know where you are. This is an issue that should probably be brought to the citys attention.There are no signs that tell you which direction to go, so I have encountered multiple delivery drivers that get lost. We had EMS out here one evening and they didn’t even know which building to go to. So good luck if you have an emergency, eventually they will find you.They have landscaping come early on Friday mornings, and this is loud.Let’s address the swimming pool. They are closed every Monday. A water jet was taken out of it, they closed it for this too. My boyfriend and I were in the pool last week. All was good until he found a dead rat in the pool. At that moment, I was dead. In fact, this pool has been closed more often than it being open, at least 70 percent of the time. After this incident I don’t want to get back in.I am not saying that this is a bad apartment complex. My neighbors are so kind and it is quiet at all times of day (except when the landscaping company comes). With the market value being what it is, it’s not even worth looking at. There are plenty of other complexes in the Northland for much less. Other places have more amenities and they probably will be more personable toward you.

I would give Zero stars if I could. Consistently told one thing then I would call to check back in and I hear a completely different story. Management is terrible, always telling lies to cover themselves. Please do not lease here you will regret it!! Also had mold everywhere in our unit and they kept saying it wasnt mold until we had to pay out of pocket to test it. Sketchy all around place and money hungry.

Absolute nightmare. Property management is trash (yes even the newest company). Within the past year or so they changed management and did a terrible job of informing us of the new changes and screwed my roommate and I over with our move out date. They claim to have given us a 60 day notice to move out (they put it on our door) lmao no email or anything. Anyways we never got the notice, maybe it blew away or maybe then never gave it to us, regardless we were charged for an additional $900 after our move out date because we did not give our proper notice.NOW FOR EVERYTHING ELSE- shortly after moving in my allergies had been killing me, want to know why?- theres mold in the vents (seriously look in your vents its nasty.- they first refused that it was mold, claiming it was just dust so I had it professionally tested and it is multiple types of mold. I had to get the health department out to even get them to paint over it because they wouldnt clean it or let us switch Units- they will make everything your fault, not owning up to any faults- Ive asked the main property management manager to contact me multiple times and have never gotten a call back even to this day.- everything in the units are very old and brake frequently, over the year I lived there our washer/ dryer and dishwasher broke SEVERAL times and they just come and replace it with other old broken parts so it wont last long.-prepair to blast your ac in the summer and heat in the winter because the windows and insulation and very poor.-I have multiple pictures/videos and recordings of conversations of everything Ive explained thus far and even more but you guys get the point so please be carefully, ask questions and try to stay away because they will screw you over with every opportunity given.Hope yall lose your jobs for what you put us through :) seems nearly illegalResponse to your comment-Its not my job to give you tips on how to do your job but since you asked so politely and can’t figure it out on your own.. a good start would be following through when you say someone in upper management will contact me, ensure each unit is MOLD FREE before renting it out so no one else has to go through what I did, and defiently find a better form of communication (email, or call) instead of putting a paper note on my door. Ask for Madeline Levota to give you a tour of this beautiful property! She answered all of my questions and provided a great tour experience of the area! I love the setup of the 2 bedroom, and there was lots of garage space, that will fit two cars! If you are looking for somewhere quite with a nice location, this is the place to be!

I was absolutely impressed with every aspect of the application process and professionalism of the property manager Romy. The property itself is a premier northland location and has a true sense of home and community. I can not believe how many people smile and offered a friendly wave as I was doing a walk through. Romy is the best, amazingly quick and attentive to all communications. A true professional and genuine good person. Very happy. They have a waiting list - that should say it all. You would be lucky to live here.

My roommate and I scheduled an appointment to view the complex with a leasing agent, received a confirmation email and when we arrived, the office was closed. We waited for 15 minutes and no one arrived and we had no follow up to explain why the leasing agent did not present for the appointment. Very bad impression of place we were interested in living and a quick no to not going back. More professionalism and customer service is needed.

My daughters father and his cousin lived here and were both on the lease (two black men in the briarcliff area). Somehow, a resident was able to call a tow truck to attempt to tow the cousins car. A car that was on the lease and that the office claimed they did not have information for. This put all of our livelihoods in danger when this transportation is how we get our kids to and from places and how we get to work. This is not surprising for people of color in briarcliff to experience such behavior but it is disappointing to continue to experience it today.

I was able to tour these beautiful apartments! They are very nice, all the staff is very responsive and welcoming as well. We had Madeline as our tour guide and she was great!

They add days to the end of the lease to accommodate their check out schedules. Yet when you go almost 3 days with no air conditioning in the heat of the summer to bad. They care more about money than people. The new management company Is a bunch of stuff shirts who are only intrested in the bottom line. They are not interested in per maintenance or having a stand by window air conditioner to help. Your not going to get a hotel room to beat the heat unless you pay for it.Watch for adding days to you lease which they don’t tell until you get you check out form letter saying you owe them.

Great experience moving in. Shelbi and Kristi are wonderful in the office. Responds quickly. Love the 2 bdrm/ 2 bath unit. Wonderful light throughout the upstairs unit. 2 balconies. Spacious. Pet friendly.

Reading some of the prior reviews, I entered the leasing office prejudiced with skepticism from the remarks of high water bills and absent staff. Upon my arrival I was greeted by Romy, who has now been my main point of contact at the complex.The staff has always been as friendly and attentive as I could have asked for. My emails are responded to as soon as the staff is on clock, no exceptions. The maintenance has reported immediately following requests even after normal working hours (~10 minutes), and there is almost always someone in the office.The water bill fluctuation has been solved by a flat amenities fee that also includes the gym, trash, pool, etc.As for the rent - The renovated apartment that I stay in was the onlyresidence I could find in northern Kansas City within my price range with the build quality, space, and distance from downtown. I could rent a house on Barry Road for about the same, but the build quality would be worse and I would be driving about triple the commute to work.Some people report break-ins to their cars. I park outside every day and have not experienced this luckily. I lived just across the road at Briarcliff West (a quarter mile south) for multiple years and am familiar with the area. Ive always understood this area as a very safe and friendly suburb. I also feel safe at home with the hidden double dead-bolted front door that prevents lock picks.The noise levels have been very quiet. I cant quite tell if I have shy neighbors or if the soundproofing is excellent. Although, I have received no complaints from my speaker setup which is not a modest noise producing machine.On to the bad: The floors are somewhat uneven. I dont mind this too much personally but I feel obligated to put this in my review. Second, I was informed by the maintenance that my specific apartment generally has problems with heating and cooling and that Ill be seeing them a bit. But it seems as though I just rolled the dice poorly and its just mine so Ill take the hit for everyone, I dont mind.Ive lived here for four months now and feel like my general synopsis is now producible. Walk in and take a tour - see for yourself.

Province of Briarcliff Apts are very nice, safe & secure. Ive lived there for 5 yrs & have never had any problems. It is centrally located, close to everything. The maintenance responds very promptly & are always friendly. And the office staff is exceptional. They are super friendly, attend to the residents needs & take the residents thoughts & ideas into consideration. The monthly resident events are fun. And Kristi is a gem. She is the property manager. She has went above & beyond just a property manager or apartment staff, she has been a listening ear when i needed it, a friendly reminder to smile & just an absolute sweetheart. The office staff are 1/2 of the reason I have stayed at my residence for so long. The neighbors are quiet & friendly. Its overall, the best place Ive lived while Ive been in KC. :)

Decent apartments for the price, but declining in quality. I have lived here for 6 years, and for the most part been happy.Positives are:-They mostly leave you alone.-Attached two car garage is awesome.-Pet friendly, and plenty of parkingTwo major drawbacks I see are as follows:-Not as safe as you might think. I have had my car broken into, as well as several items stolen from my garage (separate occasions). There have been quite a number of car break-ins (including my neighbor). Recently there were two burglaries in the complex, where doors were kicked in when people were at work. Being right by the highway, this complex makes for an easy smash, grab, and run target.-These apartments are LOUD. Positioned right by Vivion Rd. and Hwy 169 there is the constant traffic noise of tractor trailer engine brakes and loud exhausts. In addition, some apartments (mine) have the bedroom wall right up against the living room wall of the adjoining unit right where one would place a TV.Minor drawbacks I see are:-Recent management and staff changes have made it much less personal. Staff are still hard to get a hold of from time to time, but not as bad as it was.-Maintenance has historically been excellent, but recently that has not been the case. I came back to my apartment a few months ago to find a mess of metal shavings and crud in my tub, and the tub handle has been loose and falling off since. They gave me no notice that they were coming in, or that work had been done (Photo 1). In addition, repair work on water lines was done quite a while ago, and the drywall hole was left in my laundry room. Not a huge issue, but looks a little sloppy, especially since the valve seems to be growing crud on it (photo 2)

Resident for just about 1 year and really enjoyed it. It was all we could of asked for.Pros:-Nice apartment that was spacious and affordable-Very pet friendly-Maintenance responded immediately everytime we had an issue. The workers were always very pleasant and respectful of our apartment while in their-Front office staff was awesomeCon:-The pool water last summer/fall was a bit sketchy and deterred us from using it, however I believe the issue was repaired this spring. Never got the chance to check it out.Overall:-Would live here again 10/10

The following is a letter that I sent to the property management (Maxus Properties), for which I have received no response whatsoever:My name is Terry. My partner, Brad, and I have lived at your Province of Briarcliff property for five years now, first in a three bedroom/two bath, and now in a one bedroom/one bath. When we initially moved to your property, we were very pleased overall. When we first toured the apartments, we were told that the water bill for the apartment is usually around 20 dollars per person, per month. A few months after moving in, we found that this was not the case. On average our water bill was approximately between 80 and 90 dollars per month. At certain points however, the water and sewage bill would reach up to 150 dollars per month! At that time when I confronted the office about the extremely high charges, I was told that the entire propertys water usage, including common areas, were all put together and then separated by how many individuals live in each unit. I was later told that it was billed this same way, but by each building. I had an attorney look over our lease agreement. Upon review, my attorney informed me that the lease agreement stated that we were to be billed by individual apartment usage. Upon re-signing our lease a few months later, we noticed that a water bill addendum had been added to the lease. While researching the situation, my attorney also found that your company uses a third party water billing company that guarantees to lower your companys water bill, seemingly at the cost of the renter.Now, after five years of paying these outrageous water bills, the amenities and desirability of the apartment complex has declined, while rent prices have gone up. Province of Briarcliff no longer provides valet trash pickup, no longer has a rent check drop box, and no longer has Saturday office hours. There has also been increased incidents of car burglaries on the property, with nothing done to increase security of the residences, aside from putting up brighter porch lights. The maintenance time response is also slower than when we first moved in. Now, recently our water bill in our 662 square foot apartment has been 95 dollars. This is absolutely mind boggling. Individuals with three bedroom homes are paying 15 dollars per month for water and sewage, and I cannot possibly fathom how you are justified in charging us 95 dollars a month for water and sewage.When we first moved in, the quality of the apartments combined the amenities offered and the service delivered was worth the price. Now that rent prices continue to go up, while amenities continue to lessen, and the water bill remains high, we dont believe it would be in our best interest to remain at Province of Briarcliff. When we first moved into our apartment at Province of Briarcliff, I raved to everyone about how amazing the property was. Now I dont recommend this property to anyone. With the growing number of rental properties in the Briarcliff community, I simply dont believe it is right to recommend this property to people in that I interact with in the community. There has also been an increase in amenities offered for a price, including a tech package and VIP parking. While I see the tech package as unnecessary and optional, the VIP parking just seems like another way to squeeze every extra dollar out of your residents, while inconveniencing those who dont wish to pay extra for a parking spot.As a long-time resident of Province of Briarcliff, I beg you to do something about these unacceptable water bills, and to stop trying to make your residents pay extra for amenities, while continuously increasing our rent each year. What used to be a kind and warm community has turned into a collection of nice apartments where we see our neighbors come and go, and we are squeezed for every dollar.

If you are considering moving into this apartment, reconsider. From the unresponsiveness of the staff to the chronically green and slimy pool, this place is a disaster. I could come up with a laundry list of complaints, but I’ll just list the top few:- There is never any staff in the office and no one ever answers the phone. Messages (voicemails and/or emails) aren’t usually returned until after approximately your 6th attempt at initiating contact.- The water bills will sometimes skyrocket up to $300+ for no reason at all.- The pool (if opened by mid-June) is green and slimy and will stay that way the entire summer. And the following summer. And the summer after that.- The general property upkeep has drastically declined. The landscaping and maintenance used to be set at a much higher standard than the 1x/month yardwork regimen that the facility is now enrolled in.In conclusion, this place has drastically declined over the past few years and continues to remain on a downward spiral.

Ridiculous! Called and emailed the leasing office way too many times, no one ever answered the damn phone or returned an email! Office even closes during the weekend, unable to reach to anyone from the leasing office for anything! Also for new tendants, there’s no model homes to show, you will have to schedule a time with the leasing office... but again! You need to be able to get a hold of them FIRST! Imagine if you have a package arrived and you can only pick up after 530 on business days and weekend! NIGHTMARE!!!

I am speaking for Reda being new resident and I am his Friend came to visit...first time in this residential area. I am totally astonished of the conditions and amenities provided to residents here. The apartment is upscale, meticulous and highly upgraded - top notch remodeling. The location borders Riverside and Kansas city, close to 29 hwy, and 635...5 minutes away from Kansas State and 10 minutes away from downtown kc, MO.Jeffrey, managers assistant, was very professional and helped Reda throughtout the process of getting new place. Communication was very good, and Jeffrey was always there answering phone calls and emails...great asset and definitely one to keep.Kristi, the manager of the province, is by far the best manager I have ever seen with respect to professionalism, friendliness, and willingness to help ease the process of moving application forward...it was fast, easy, and convenient...by the way, I will highly recommend my friends, family, and people I know to the Briarcliff province...keep up the good work Jeffrey and Kristi !! I wish I can give u guys 10 stars, but Google need to upgrade too...lol
