They will change the lease whenever they feel like. Water and sewer was INCLUDED, but than they changed the lease In the middle saying they had a right to because they snuck a clause in the lease. Got mice really badly. Loud. Not worth the money. Do not let the pictures fool you. Do not let the bought five stars fool you either. There is a reason they have almost the same amount as one stars. RUN WHILE YOU CAN!

ROACH and rat infested! The pest control doesn’t help at all. There’s fights in the parking lot every single morning and evening. Extremely loud neighbors. I lived here for for about 9 months before I had to break my lease for my own safety. Firemen and police are called to these apartments almost weekly. Save your money and look elsewhere.

This apartment complex is the worst on earth . I came to visit my sister for the holidays, and after suffering the lose of our mother in may and five months later losing our baby sister. Only to spend time with my other sister her apartment burned down to the ground. She and I lost everything that we owned even our mothers ashes that can never be replaced. Its still under investigation. But due to poor maintenance I know is the top reason why the building burned down only to find out the new unit that they placed her in caught fire a month ago and forced several tenants out of there homes. It took the complex 5 months to provide her with a fully working stove . In one month the furnace had to be relighted 3 times . None stop violence everyday. Guns going off daily after night fall. Then I was robbed in her apartment by tenants in the complex who lived there . She lefted I refuse to lose my other sister due to the violence out there that make no since, there is no security at all and its not hard for people to break in because the windows are so weak . It doesnt take much for them to get kicked in please save your money and dont move in these units you will be sorry if you do.

If they do 3 in one day that’s $600 of easy money this is a money hungry company I see.

They do no care about residents. They started late fees without telling tenants. Most people, including myself are still suffering from the effects of Covid-19. They included a new fee of water and trash and advertise cheaper rent then tenants pay. Lived here for 2 years and still have unsafe Elevators but want late fees. Its like they have no soul.

Roaches & mice, frequent car break-ins, nobody delivers there because the delivery drivers have been robbed too often. FYI management pays tenants to write glowing reviews, so keep that in mind.

The Waldo staff is professional and friendly. Whenever, I had a routine maintenance the guys fixed it in a timely manner. Yes, as the rent continues to rise. I would like to see the apartment units renovated on the inside such as newer appliances, bathroom fixtures and upgraded carpet. I believe these kind of updates will attract the right tenants who appreciate your periodical rent increases. Thanks Ms. Pepper for all you do.

Do not move in here!! Roaches and mice everywhere!! Always shooting going on. People have no respect. The management is extremely rude. And they violate your lease!! My lawyer even read through our lease and the management is in the wrong. Also you can be on time with rent for MONTHS and they won’t help you at all the one time you are behind. SO many electrical issues! Also not a safe area at all! Someone has broken into our car multiple times. And the management team will tow random cars to profit them. They trick you all the time. They are not good people to deal with at all. I’ve never been somewhere so bad or encountered a company this bad.

Although I havent been living here very long, I have to say I am already impressed. Been here not quite a month. The one maintenance issue I had was handled quickly. The staff is always ready to help. I am not far from all the stores and restaurants I frequent. The apartments are nice and cozy. I am certainly glad I chose to live here.

05months with covid they cancelled late fees with out informing the residents all of a sudden its back in effect why was we not notified,this is not a gated community,a gated community requires controlled entrance in and out of the community,vehicles or person

Ive recently moved in with my boyfriend, been here about a month. When we first arrived, the AC didnt work for five hours, which was truly hell since we had just gotten done moving a bunch of things into the apartment, but at least it was fixed in a timely manner. The dishwasher flooded the first time we used it, and the sink was clogged, water going into one side of the sink and coming out of the other. The patio door was also a pain, and I ended up getting trapped outside for an hour because my boyfriend was at work and the door jammed behind me. But everything was fixed very fast! I just feel that these are things that shouldnt have been problems in the first place. Amber, the leasing agent, has been extremely helpful throughout the whole process, very friendly, and straight to the point. Now that everything has been fixed and there are no more issues, it is indeed a lovely place to live. Sure there are police sirens every now and then, but come on, we know perfectly well where this place is located. Overall, Im very happy that the maintenance was so quick to fix everything and this is a great place to live, especially for the price.

I moved in about a week ago into a very spacious apartment. The maintenance is always well kept from the outside, to the lobby into the apartments. Karen is such a treat! She tries her best to help get you in a nice cozy home. The area is very family oriented and quiet.

This place gets 5 stars because they bribe their tenants who are in poverty with Pizza. This place is a literal nightmare. The halls are always flooding, on the 3rd floor the ceilings leak, the halls constantly smell of mold or marijuana. The elevators are never cleaned, and they maybe clean the hallways once a week if they are feeling generous. More importantly, this complex is NOT SAFE. It may be affordable, but you’d be better off paying a little extra to have peace of mind. The gates don’t work, and the exterior locks on the complexes don’t work either- when asked to address these things you’ll get the response “it’s expebsive” or “we are waiting to hear back”. I will say they are on top of pest control, I’ve only seen a couple of roaches and heard one mouse since I’ve been here in May 2018. There are domestic fights every night, gunshots every other, and cars being broken into often. Don’t forget the homeless people sleeping in the complex, can’t blame em, they have free access. The only positive thing I have to say- is at least they are supportive of letting me break my lease a few months early, mostly because they can’t deny how unsafe this place is. Also helps that once shared publicly on social platforms how unsafe is it, I had 2 news reporters reach out to me for a story. You’d think they would spend the money to take the small measures to at least make it look like they care. So yes if you want to fear for your life, be woken up by gunshots, or witness a dead body after a shooting, and basically watch a live taping of cops, move in here. Otherwise spend the extra 200 dollars to be safe in your own home.

I lived here for a year and I constantly had problems with mice. I got my laundry basket stolen, and the management was very poor. The place itself was also very dirty and poorly kept. There was also mold and people getting sick because management was cleaning up the pool that has been sitting and festering in the building for years. There were also maggots that showed up randomly in the tub of the bathroom. Do NOT live here.

Wonderful place to live. I have been a resident at Waldo Heights for a long time and I have always enjoyed it here. We have a wonderful relationship with the ladies in the office and the maintenance team. Any issues that we have ever had were addressed in a timely manner.

Dont waste your time. I got caught management in lies numerous times. They tell you one thing over the phone then the story completely changes when you bring the same issue to thier attention. Bedbugs, cockroaches, you name it its a bug field day in each complex. Theyre plenty of places in KC that charge the same with wayyyy better living conditions..

Ive been living here for a year now and its been pretty sweet no problems so far. Just got a new stove and it looks sweet! And the best part is I got it done soon like a day later ready to throw it down in the kitchen but its been cool living here I enjoy it here

These apartments are pretty dope. Its quiet and secluded, and the parking is nice. Mrs. Karen was very understansing and helpful.She made us feel welcome and at home here while taking care of business. We had a few problems and maintenance helped us quickly. Definitely deserves 5 stars 😉😁💯🤘🏽

The office staff is great to work with and extremely Friendly! There have been lots of changes around the property but theyve all been good.My apartment is very large for how much I pay and I have access to major highways to get to work quick. Love this place!!

Ms. Pepper (the property manager) is great. If you have problems with anything talk to her she is always willing to help and make changes as needed. The maintenance is great. They come the same day or the following morning. The common areas of the building are generally clean but sometimes you have to let the office know about dog pee on the floors or water flooding the halls. For me they lost stars because of the neighborhood and some of the people who live in the buildings. I’ve not only had over $1000 in damage done to my car by my neighbors but the police get called on a regular basis to break up fights and for drugs. The couple who lived across the hall from me threw a cinder block through the door at 4:30am on a Saturday. There is someone smoking weed in the buildings 90% of the time and the smell is horrible. Since all of the locks on the property and building entrances we had to call security several times for homeless people sleeping in the lobby and doing drugs there. Security takes almost 2 hours to show up so if there is a problem you should just call KCPD. We haven’t really had an issue with pest but when pest control comes the really don’t do anything to treat for pest so plan to have some bug spray, especially in summer. Overall they are really affordable and decent apartments.

I have lived here since late October 2017 and I love my apartment, its a really big one bedroom on 3rd floor. I havent had the best neighbors, but I have had no problem with staff or bugs. I would definitely recommend this place. I am buying a house soon, but if I ever went back to renting I would definitely consider coming back to Waldo Heights. People that gave bad reviews were either there before new management took over or they were just bad tenants.

The entrance and exit are a little difficult to locate, but that may be just to cut down on outside traffic so its not necessarily a bad feature.

We had such a wonderful experience getting out Apartment at Waldo Heights. Our leasing agent Karen was so wonderful to work with. The apartment is nice and spacious. It was an overall really pleasant experience and we are happy with the choice we made!!

Move here a couple weeks ago.. haven’t had no problems. Staff is nice and always helpful. Love the area it’s nice & Quiet. Neighbors are nice and friendly and my apartment is great ! No problems what so ever.

My apartment had brand new carpet and floor didnt smell at all.... if i have a problem with something its a same day fix!!!! good size apartment for the price. also i havent seen a bug or anything and there pest control is on point :) shout out to Karren for helping me and my brother into the place and being so kind and understanding .!

Nowhere is perfect, but for the money, its a pretty fair place to live. The office ladies are about as pleasant as to be expected, and they are pretty quick to solve any maintenance issues. Plus, I see the groundskeepers almost every day, and they are making a lot of improvements to the parking lot.

I have lived in Waldo Heights for 5 years and have had to adjust to apartment living. I have to say that I am pleased with the relationship I have with the management staff. Any time I have an issue it is addressed in a timely manner. There have been some problems outside and/or off property however that is to be expected in any complex. I think its important for people to remember that they do have neighbors above and below them when it comes to keeping the noise to a minimum. I love my spacious 2 bedroom apartment and the view I have....you should check it out.

This apartment has raised the rent every year but continue to post the old rent price for new tenants. Do not move in these apartments. You will be paying more rent every year without any repairs or upgrade. They are robbing people with late fees totalling 100 dollars a month. Warning warning do not move in here. I have told my boyfriend to move he will not be signing another lease. He is paying $640 for a one bedroom that is posted online for $550. There is fraud and misrepresentation.

Moved here in last fall the apartment are nice and spacious, i requested to move in apartment before the date of move in, staff was generous enough and helped me with early move in, the apartment had little problems not a major one like cupboard could be fixed, blinds in living room wearing out. But the maintenance guys came on time and fixed it, never had any problem in the apartment that wasnt fixed at time. The staff is really nice and cooperative.Although there are some things which could be improved1. Security at the apartment complex, the apartment complex gates doesnt lock so Dont be shocked if a salesman knocks on the door sometime.2. Almost every third person will try to exit through the entrance of the apartment complex which specifically says DO NOT ENTER, some restrictions or action against it can avoid a crash.3. A specific parking space could be allotted to the apartment tenants according to the car license plate number registered during the apartment application, because you will always find unauthorized vehicles parked and when you come back from work there is no parking space.

I’ll start with the good. The broader neighborhood is gorgeous during all seasons. There’s great access to food and entertainment. The rent is pretty affordable for the size of apartments. There seems to be some changes being made to the complex that hint that they are trying to improve (painting, better lighting, etc). That being said, there is a lot of bad.When I first moved in we didn’t have AC for a week. Had to stay in a hotel it was so hot and couldn’t stay in the apartment for too long to even unpack. It took multiple visits to the office to get it fixed. So I shouldn’t have been surprised when I came home this week to find my AC not working.No AC above 80 degrees is considered an emergency. So when I called at 6pm about It assumed someone would come but they did not. When I arrived the next day it seemed to be fixed until I tried to adjust the thermostat. Now it’s 0% responsive, just like the emergency maintenance team who is supposedly coming to fix it. Update: I have received an automated voice message from “WALDO HEIGHTS,” they have “received my message and someone is on their way.” We shall see. Double update: maintenance did come this time and resolved the problem, which I’m super thankful for. I don’t really blame them, I blame the system at the complex.Then there was the murder that happened a couple of hundred feet from my apartment. When we moved in we were told it was a gated community, and the gates were being repaired. A year later and the gates are still wide open.There is an obscene amount of trash that builds up in the back of the complex which makes me wonder if people are coming and dumping illegal. Like there is literally large furniture filling the bin weekly. Not to mention just trash and food waste in the parking lot constantly.Someone during the Fourth of July came in and took both of our buildings fire extinguishers and they weren’t replaced until August 15th.The police have been at our building countless times because of our neighbors, and our car was broken into. There are pretty frequent parking lot fights. In fact when the murder I mention above happened, a neighbor told the news that they remembered hearing a fight the night before, and I thought to myself, that’s not really helpful there’s always fights. I’ve asked about security increases and have never been given any information on planning for better security.Just in general the area gets pretty rough during the winter since the roads just aren’t managed well in and around the complex and there’s a lot of narrow parking lots and street parking.Do not expect to get packages sent here. The front office does not hold packages that arrive. Packages will be left out in the open by doorsteps or in hallways and package theft is common.The insight laundry is okay at best, but I always notice bubbles forming where the connections meet the wall and all I wonder is if it’s going to start a fire. Also there aren’t that many units anyway so it can be a bit rough trying to do laundry on weekends.And finally, I can easily move the warped wood railing on my balcony sooo that doesn’t seem right.Final conclusion, I renewed my rental contract because I really didn’t want to move again and I like the area, but there are some major issues.

Office had my car towed for no apparent reason, I figured because I hadnt renew my lease. After this it hard to justify staying here, they enforce rules when they feel like it or come up with some without informing you in advance. Example I receive around 6 letters about renewing my lease my last month under contract but nothing about enforcing any towable offenses. If you have another choice think about it

Moved in November 2017 with my wife daughter and pregnant sister. The first move in date was pushed back a week because they did not clean the apartment. Had roaches and mice running around. There is no security whatsoever on the building doors or entrances to the complex. The staff is always nonchalant and uncaring on what they should do and lied to my face on multiple occasions. They keep trying to raise rent and never fix what is broken. Definitely not a good place to live.

The management has really been trying to fix this place up within the last year. They are nice to me when I run into issues and its a good amount of space for the money. Id like to see more college students around here since its only 10 minutes from UMKC. Ive run into a few problems here and there, but thats to be expected when you live in an area with a lot of people. Maintenance is usually good about responding to calls when they do put them in, but lately I have been without a light in front of my door that I have requested multiple times be fixed. My particular unit needs some updating, but overall a good choice for a 21 year old.

Youve already read all the reviews on the other aspects, and I can put up with most of it; but let me shine light on you on another major inconvenience:As of today, Feb 14th 2017, they dont accept any packages anymore.I walked home to a note saying:Attention Residents:Effective immediately the office will no longer accept any packages for tenants. We apologize for any inconvenienceDo you work 8-5? If so, not only will you not be able to get ANY of your packages, but you will also never have the chance to see anyone at the office as everything closes at 5PM. As of today, I can only pick up my medication or any other packages once a week on Saturdays.Are you young or want to live life? Too bad because you have to make sure youre home and up on Saturday morning to do EVERYTHING (now including picking up your packages since you cant get them at your home anymore!) in a time frame of 4 hours.Or what if you dont have a car? What about older people that order medication AND dont have a car?This shows a level of inconsistency since I signed my lease expecting something, and getting something else. They are simply not resident centered. Simply as that.Funny how that was a 20 word note; fairly easy to type up. But they care not about the level of inconvenience this causes for all their tenants.Avoid at all costs. That is unless cost is the only factor youre looking for. Hence the extra star.

Trash apts, im sure staff make these fake reviews as i dont think anyone would rate this place positively, i witnessed many times they towing people cars including mine. your tags are expired for couple days your car get towed, staff is a whole bunch of high school drop out. Couple weeks ago the whole building was leaking all the carpet was all wet. you shouldnt spend $650 on this apts

This apartment gets 0 stars. When i lived there the gate was broken, residents getting stabbed in front of the building, guys getting shot in front of the building and neighbors staring into my apartment from their balcony. Not to mention there was a dead body in the stairway. I was scared for my life and my unborn childs life. Yet they still want their money when me and my now ex husband gave them a notice that we were moving out.

This is not a safe place to live. There are no secured doors in and out of the building. All you have is a deadbolt and a prayer.Since I moved in there have been break ins, Murders, Attempted kidnappings, and animal abuse. The building gets shot at frequently.There are cockroaches e v e r y w h e r e. Even if you keep your apartment bleached and cleaned, the moment you flip your light on in your kitchen they F---ing scatter.The cabinets and drawers are filthy and there is no sanitary storage.The porches are falling apart and covered in animal waste from the apartment above.The showers, sinks, and toilets do not drain properly no matter how much draino your dump in them.On top of it all, the staff literally is so numb to the situation, they dont listen. Waldo Heights is N O T fit for human living.

Towed my car with no notice or warning and slapped me with a 180 dollar fine at the beginning of the month

Only reason i even gave a star was because i had no choice to...we moved in august to waldo heights since then it has been the worst decision of my life. Bed Bug infestation among the buildings roaches, mice and even possums!!! I came home one dat and there was a huge hole in my wall next to my balcony wall guts were pushed out and as i got closer something was moving in the wall just to find out it was a baby possum the office refused to fix it and lied to me numerous times about how they fixed it while i was at work just to come home and it was not ...i was not able to keep my 1 year old in that apt. Currently suing for damages and alot of other things PLEASE RETHINK MOVING HERE !

You would think this place would be more caring and respectful to their tenants but they are not. I recently made a call to the office to discuss my rent and literally got mistreated. I felt low as ever after speaking to one of the associates. Well when I called I was transferred to another office and thats when the rude person answered. I stated that I had previously came to the office to speak to the building manager she was not there so I left a message to the person that the lady at the front desk told me to contact. With my phone being off I asked if i could call them there at the office and which the lady at the front desk dialed and I left a message to Maria. I also paid an amount that same day on my rent. The next week I get a letter on my door stating I had 48hrs to contact Becky Fleming. So I found a way to contact her but she doesnt even work in this apt complex. Now this is when I got transferred to her. Mind you I asked for Becky when I called the office the front desk lady stated that she did not work in the office at the complex. She then asked if I would like to be transferred to her. A lady answered and I ask for Becky again this time it was her. She had stated that she had been out sick and stated that she was at a different location. Before I could get done explaining to her about my issue she asked for my building number and apt number when she seen my account thats when all hell broke loose. I stated to her that I had been to the office and left a message to whom I needed to leave one with because at the time the manager Pepper was not in. She seen how much I had put on my rent and went off on me. She was scolded me on how You People need to learn how to pay your bills on time and also stated that if I did not get my rent in by 4pm that day that I would be living back in my car. That mess jacked me up. So by this time Im in tears trying to calm her down in the most polite way. (Hey I did not want to be living out of my car again so I pleaded with her to let me pay on the 18th when I got paid about 4 to 5 times before she gave in. She stated if I didnt have my payment in by 11am on the 18th she would file an eviction notice on me and also she was going to call the office at the complex to notate that in my account. Mind you this whole time Im thinking I was speaking with Becky. I see why Beyonce dont like Becky lol. So I paid the amount plus a little more that was due today the 18th. THE RENT IS PAID OK!!! I wish I would had spoken to Karen I know she wouldnt have did me wrong like that. So when I went to pay today I asked was it a Becky that work for the company and did she notate anything in my account. Yes Becky works for the company but she was not the one who notated the account. I asked who did the same lady at the front desk said that Maria notated the account. Ooooh so in my head Im thinking they was playing with me like she was acting like she was Becky. I also confirmed that Becky could not see our accounts at this complex so somebody was playing me big time. Long story all over the place but short I will not be renewing my lease here. Not only because of this incident but others too. Just wait there is more to come. I think they should be more professional with their tenants and not just worry about rent and late fees. Them boring pizza parties, cookies and cake can wait they need to be worried about our safety. I almost got shot the other night...Ill tell yall that on the next review starting in 5 to 10 mins. Boop!

I know its our responsibility to keep up with our keys but I expected friendlier assistance from maintenance its 30 mins after hours and im locked out of my apt (left my keys in my office at work) there is maintenance sitting on his phone in the parking lot I ask could he plz help and he shrugs and told me he would have to contact another maintenance man for assistance cause he cant access the office all the while just sitting there like he could care less this is disgusting to me and Im sitting out on the cold with my 3 year old daughter. Smdh

I moved in for convenience of my jobs and family in complex but wow!! I Dont really know where to start well lets go the management team is very rude, roaches, constantly people sleeping in the in the stairwells, elevators always broke, gated community well it use to be when i moved in 3 years ago and people are always hanging out in the parking lot partying and the lobby doors dont lock the apartment building is just open. dog popper on side walks and grass I wanted to move to another unit and was told i would have to pay $400.00 soooooooo that would be about $900.00 for a smaller unit so im moving hopefully.

From the apartments to the roaches to the staff n the mice, just filthy. On top of that. When my mom and I moved out, the apartment was looking just like when we first moved in. All we had left in the apartment was a trash bag and a file cabinet. They charged us 1,000 dollars each for trash removal. Like are you serious. Sarah, and her crew, if they still work there. Will be seeing me soon in court.

The only thing good is the maintnance man is nice they are some times understanding about rent if its an emergency other than that its mice its moldy they dont like to fix it anything my husband and I moved here engaged to save money never again!!!! Ugh

WALDO HEIGHTS RESCUED ME FROM POVERTY.Karen,Pepper and staff are awesome.I was looking for an aparrment oke year ago.Karen and her staff rented a spacious quiet,clean two bedroom apartment.

Now let me tell you something. I was thinking about renting here regardless of all the bad reviews because the price. I put in an application. Next day I decide to not even consider them because the location and weak google internet they say is for free but real basic. Fast forward a week and half Im at the DMV. I noticed I dont have my id or social security card. I call them and they have it. Didnt try to call me or anything. I call them and they told me they were just about to mail it off a week and half later . Remind you not I paid the $40 for the application fee so they had all my info to call. No telling what they did with my name and credit.

Lived here for a year and honestly didn’t mind it. Tried to get some help from the front desk about mail and they wouldn’t help me. Woman on the phone was extremely rude. I always tried to help the community and pay ahead of time for the year I lived here and still got minimal respect from the office workers.

We were looking for some where to live and came across Waldo heights apartments thought the price was ok the location too but now after reading all the reviews we will definitely pass on Waldo heights..... thank you all for the insight on this apartment complex.

My husband and I just moved in a couple days ago to try and save some money. The apartment is decent. The building however could use some tlc. Pepper is a delight to speak with and almost had me convinced that the issues in our apartment would actually be addressed. There were several that were supposed to be handled before move in which were not. My husband and I are not naive people and understand that you get what you pay for. I dont expect to have expedient service to the issues in my apartment when the common areas are left in disarray. You cant expect blood from a turnip or in this case luxury from these apartments.if youre concerned with bugs you can always take precautions like we did, fogging before moving in, weather proofing the door so that they dont come from someone elses apartment into yours and patch up the holes yourself. If you know and understand what your getting into these apartments are fine. Youll just have to put a little work in. Its for that reason I give 2 stars. A tenant shouldnt HAVE to do all that. But like momma said, if you want something done right, do it yourself. *Update* moving out. All the diy in the world isnt gonna keep the mice out. Theyre in the walls and they come from behind the dishwasher and other places wherever they chew holes. We rarely saw bugs, as they do come and spray at scheduled intervals but the mice...THATS a problem. I dont care how much the rent is (which has gone up over $200) Id rather pay more to live without them. Also someone was shot in front of the bldg. RIGHT in front. No one could leave to go to work. The wall are extremely thin you can hear everything. So basically buyer beware.

Went in to look at a apartment and the staff working there was dressed like they were going to the club! Not professional and they were openly talking about a eviction. I feel like that shouldnt be discussed in front of a potential renter.

Called them about my eviction amount ..single mother 1st time renting aprtment .They charged my eviction with 3000 said that they had to clean up my apartment after i left which wasnt true . Because i had my family help me clean my apartment n moved out before my eviction date .. charged me 425 for cleaning from they maintenance ..asked if my eviction amount could be brought down, knowing that i dont really owe 3000 bucks was only there from may til oct .. and missed two months of rent .. paid one late fee .but they have no record of it .. ACCORDING TO AMBER THE NEW MANAGEMENT THEY CANNOT HELP ME .ALL I WANT IS THE AMOUNT FOR THE CLEANING AND THE AMMOUNT FOR MY LATE FEE REMOVED. AT THIS POINT I FEEL WAS BEING SCAMED AND WASNT AWARE TIL I GOT EVICTED AND THEY CAME UNDER NEW MANAGEMENT WAS TOLD TO CALL 311 .. I WILL AS SOON AS POSSIBLE .. I CANNOT AFFORD TO PAY 3000 AT ALL ..

Restrictions were not enforced. Considerations for residences peace not considered. Loud noises irritation ignored or not enforced. Newly renovated buildings however construction is of sip shod.

In response to the bullshit post from waldo heights management...you are all liars. Multiple people have been in to see you in person for these EXACT issues for months, if not years. You property managers are so lazy you cant even see the overloaded and overflowing dumpsters behind your own office let alone every other dumpster on YOUR property. Pull your collective heads out of your asses before responding here with more fluff designed to deflect the true problems. If the property managers here actually cared about the property and their jobs instead of playing games on their smart phones every single time Im in there this place would be pleasant. Laziness and gross mismanagement have made this the sewer that it. I stand behind my post 100% regarding the shady slimy atmosphere Waldo Heights staff have made of this place.Oh and is Forza Property Management LLC or Landmark Realtor the property managers? You office people told me it was Forza yet you are all wearing Landmark uniforms. Kind of suspicious and shady if you ask me. Either way none of those companies are mature enough to respond to calls. Both contacts have been sick for months now and unable to take calls. And now BOTH parties claim to not have any responsibility towards Waldo Heights. Names and numbers of all parties involved to be posted here if problems arent addressed here very shortly.waldo heights is a joke. DONT ever rent here or even consider it. the lazy office staff cant even remember their names. Im sure youre laughing but they have told everyone a different name every single time they are talked to. The buildings are unsafe, especially the shoddy maintenance of ALL of the external decks and the elevators. Provisions are NOT made for handicapped people when the elevator, and lately, main entrances, are closed down. Having the water turned off with no warning for repairs that have been planned weeks ago is pretty rotten too. Lets not forget the DANGEROUS and NOXIOUS fumes that are present on EVERY floor due to the ineptitude of the maintenance people TRYING to replace a floor. Even a child knows that you dont use chemicals without proper ventilation but the ladies at waldos office seem to think otherwise, as do the non English speaking workers. The fire alarms that are supposed to ring directly to the fire department, at least thats what pepper told me when I moved here, dont actually ring to anybody. The office claimed they couldnt hear a fire alarm that was going off for half hour and lied about the no emergency response.Bottom line is this...If you have the ability to find a big refridgerator box rather than move here, I suggest finding a box. This is a true roach motel run by slumlord property managers that have 6 different numbers and listings and all are FAKE. Forza llc and waldo heights are definitely must avoid places. And to all current tenants fed up with waldo heights, know and research your rights. What they are doing is ILLEGAL yet they will continue to do so as long as the residents here let them. Learn about eminent domain and how it helps you with places like this. DONT BE A SHEEP!!! FIGHT FOR YOUR RIGHT TO HAVE A QUALITY OF LIFE THAT EVERYONE DESERVES!!!

We stay here snice 2010 and we are still here place is a good place close to school the mgr are good when you ask them can they take care of problems they do .We all have bad apples but mgr are good to and my son .

Do not go here. They will not stay true to their word and will screw you over by charging you a year later for something they said was okay. Its dirty, and managment is awful.

Yes, I was lulled in by the prestige of the Waldo in the name, but this place is FAR from the HEIGHTS of anything.The Asst. Mgr., Pepper, is great, but she cant run it all by herself. There are:1. As of Labor Day weekend 2016, MICE running around in the buildings, (I asked for mice traps Saturday 10 am and was told maintenance would bring some over. Im STILL waiting!)and, at night Ive seen a couple of RATS in the courtyards.2. NO LOCKS on ANY of the complex entrance doors.3. NO security access fences. You just drive in and out at your own pleasure.4. Homeless bums coming in late at night and sleeping in the stairwells (or even if theyre bold enough, in the lobbies!) making suemre theyare out before sunrise.5. Babies screaming ALL DAY AND ALL NIGHT and the BABYMAMAS screaming AT them.They always say if you live WEST of Troost, its a nice neighborhood. Well the back fence of this complex is ON Troost, so I guess the EAST of Troost mentality still permeates this side of the street.Im looking at legal ways to break my lease so I can get away from these hood rats!

Disgusting dirty do not move here my two year old caught a baby mouse in our apartment where there is one there are more . there are bugs everywhere a friend has been complaing for her air conditioner to be fixed for 2 months now . she has a disorder hyper thyroidism . which causes her body to run hot. last year (2015) I complained over 20 times in may for my air to be fixed they finaly came out when I was admitted one ICU with heat stroke 3 months later in August !!!! They refuse to fix anything . !!!! Now that my son has caught this mouse I am up and out of here !!!! He could have gotten bit when he was asleep and gotten very sick .!!! Keep in mind he cought this mouse in his crip !!! No I did not kill the mouse I let the poor thing go outside. !!! But I live in building 8024 apartment 209#!!! Do not let them move you here !!!! They clean like crazy when they know they have someone coming to view and apartment. Dont let that fool you !!! They also have bedbugs like crazy and refuse to do anything!!! My son has been admitted with bites all over !

Waldo heights apartments is a rented nightmare I have been in waldo heights apartment for 2 years I have done all I can to be in compliance with their lease but Ive had to contend with poor manners and terrible business ethics from the office staff they ignored my grievances Ive had to exterminate roaches, mice,and spiders. there is mold on the walls and mold on the tracks of the sliding doors, in the basement where the pool is supposed to be, is a filthy nasty wet hole in the floor, grown over with mildew and mold and it gives off a fowl shinking odor all day, theres no way out of here if fire erupts. the doors to the basement are sealed up that lead outside . there is no way to get to the laundry room without going outside and walking around the building I am disabled and I live on the second floor and climbing stairs are difficult and very painful for me and the elevator is always in a state of disrepair or broken 6 out of 12 months. the only thing they do with that building is send you threats of eviction,for late payment of rent, thats all they care about is your money this place is a real bug, rat trap and the staff really sucks .you will see many other reviews that corroborate what Im telling you these people are very rude and disrespectful
