I have always wanted to live here. It looks so classy from the outside. I have been reading the many reviews and am so disappointed that it sounds like an awful place to live. One would never guess by looking at the beautiful brick and wrought iron outside. It is always so pretty at Christmas. Well I guess the idea of moving there can be crossed off....
I loved the people who worked there and they seemed to respond to service requests quickly I was never sure if my elevator would work. I lived on the 5th floor in a building off 12th street during 2020-2021. The elevator was down half the time I lived there. I understand its an old building but something was always happening to it and it would take a week to get a part in for repairs. I had to move in and out without it working properly. If you rent a unit make sure that you are ok walking the stairs to get to it since you will be using it them more than the elevator.
I am resident of quality hills from three years. First two years were great. It all started last year when i returned my parking fob for extra parking which i had and i have been charged for that every month and also charged $200 couple of times . I have called, visited the leasing office number of times but all i hear is manager is not available ot property owner is not available. I did not get any refund for all the money.
Let me first start off by saying that some of the staff are great, and genuinely care (esp Miranda).There appears to be turnover in management, which usually doesn’t go well for operations.The apartment itself was ok- a bit outdated and the building could use some serious upgrades. Great perk of including garage parking in the rent, but it comes at a price.The building I occupied had very questionable conditions. Holes in the walls, cockroaches in stair well, dirty floors and broken door-call system that I was told “would be looked into”, but never did. I had a major plumbing/leak issue which went on for almost two months. There was mold buildup and wall damage. Sure this is isolated, but proceed with caution.I never did get hot water in my washer or enough in a single shower.Bottom line - stay away.
Wish I could give Lack of Quality Hill negative stars. I have lived here for two years and the current management is horrendous. I have multiple maintenance requests to get my bathroom facet and water pressure fixed. It has been since January 6th when I put my first maintenance request in. I have called to get this problem fixed, and they have continuously LIED saying they will get some one in there same day to fix it. I understand they couldnt one week because of arctic temperatures due to shutting the water off..however why wasnt this fixed weeks ago? Do NOT recommend living here, due to the LIES of management. There are plenty of other great apartments with prime downtown locations. Stay far away from POOR QUALITY Hill.
I moved into Quality Hill almost 6 months ago and my experience so far has been wonderful! The staff has been very friendly and my maintenance requests have been taken care of in a timely manner. The office had to close down for COVID a few weeks back, however management was still responsive to any questions or concerns that I had during that time.
Quality Hill has been a great place to live! I have had a few maintenance issues so far, but the maintenance guys have taken care of them in a timely manner. The office staff is friendly and the location is super close to a lot of cool bars and restaurants in the area.
I moved in a few weeks ago, the office staff was very helpful during my move-in process. The area is nice and my apartment is spacious. Maintenance has been reliable so far and my questions have been answer by the office.

Very expensive 💸💵💰. It is downtown🏢🏫🏙🌆 but the Lorraine building is old AF and the elevator is broken 24/7. It goes up and down but the sound shakes your whole apartment and maintenance tries to fix it but it is never fully fixed. I was told I was getting new blinds put in before I moved in (10 mins ago). I just terminated 🚫my lease early and left with the same blinds I came in with. The management does not answer your emails☎️💻 or calls. They only address you if you go there in person. I think its because theyre just busy because they are very nice ladies. This place overall sucks. 🙅😡
Staff is friendly. 3 stars because the office is quick to answer emails when they are trying to get you to sign a lease and pay them but become unresponsive once you have moved in and have questions.
I just called Quality Hill Apartments to inquire about leasing at your site. I saw it while I was in KC for Superbowl Weekend. I am a Realtor in Dallas, and I also run the social media for the largest med spa in DFW. I went on your website to try and download an application. I was able to do just that. It was for income restricted. I called and spoke with Jillian, and I inquired about unit 101, to which she was rude and said that there are a lot 101s in her apartments, and honestly was a bit hostile for no reason. I tried to explain to her my position and my frame of reference. I saw it on a giant sign outside of Mexican Food restaurant last Saturday night. Then I tried to explain that the only application that is online is for income restricted. She started yelling at me about how to spell the website and that you have not been income restricted for 25 years and if I wanted that, she could give me a referral. She was rude because she thought I was income restricted, which I am NOT. I was just as emphatic back at her though I did not tell her that I make way more than enough money to qualify for your apartment. She called me crazy and hung up on me. I called her back, and she again told me that she would only talk to me if did not sound crazy, and then she hung up on me again. I had her on speaker phone, and my husband was listening. My voice is weak and horse because I cheered the team on to victory in the streets of KC. I will NOT be leasing from your company, and I intend to follow up by posting this on every social media site I can think of, and I know them all. Her actions were rude, hostile, discriminatory and just straight up hurt my feelings. No one deserves to be spoken to with that level of disdain.
I had an excellent experience when living here for two years. In those two years, I never had any serious maintenance issues (heat, AC, laundry), if I ever did need something, they were super prompt in fixing it. The only reason I decided to move out was due to finances and getting a roommate- I was living in a one bedroom. Youre definitely paying for location, but their remodels are really nice and I didnt feel like the apartment seemed old. I had plenty of storage space with amazing closets. They do increase the rent every year, but its not by a lot and most apartments/lofts in this area do that. I knew that going in, so for me it wasnt a surprise. When it came to my move out process they were extremely cooperative with me. I work nights and couldnt be super accommodating for tours during the day and they completely worked with me on that. I was also told certain things about my move-out process in regards to painting and although the previous manager who made those promises wasnt there anymore, they still upheld them for me. Their leasing office is great with really cool features. They even let me know that I didnt have to shampoo the carpet (which you normally have to when you move out) because they were going to replace it. All in all, its been one of my favorite living experiences and the area is incredible!
I accidentally sent a package to their building. I then called and emailed them requesting that they look for it but they ignored me repeatedly.
I waited till I lived here for a couple of months to write a review. I can say I am more impressed with the staff two months later than when i first moved in. The process of going through the paper work to moving was quick and painless and they have been great ever since. I have lived all around the country and just moved back to Kansas City and I can say Ive never met a more friendly and helpful staff. And I love my place. Thank you to the Quality Hills staff for making my return to Kansas city that much easier.
Quality Hill is an awesome place to live and call home. The staff are very friendly and helpful. They are quick to respond to resident requests as well. Its a great luxury to live so close to City Market and the streetcar. It is also great to have a parking garage right next-door. Such a great place to be!
5 star for their online services on the official website. They organised things in well manner on their official web portal.
They claim they’re open until 6pm, but they’re locked up tight at 5:32pm. So if you actually have the job you need to be able to pay rent you basically never get to grab your packages. All that being said, the ladies that work there are very nice & helpful.
Great neighborhood feel in the middle of downtown. Staff is wonderful and attentive, and the property offers unique downtown units rarely found elsewhere in the area (traditional and garden level townhomes). Renters enjoy pool access and reserved parking lots/garages. There is also a YMCA gym in the middle of the neighborhood which is highly convenient, along with numerous bars, restaurants, and coffee shops just a short walk away.
Ive honestly enjoyed living here. Its affordable, and the apartment was in very good order when I moved in. The office staff is very helpful and responsive. The area is very quaint, and aside from the usual noises of the city, its quite quiet. Ive never had an issue with hearing my neighbors, nor have I had issues with the parking lot. The only complaint I have would probably be the slow response of maintenance the two times Ive had to call them. It took 3 weeks for them to secure my dishwasher after I moved in. I also put in a work order for my kitchen faucet which has extremely low pressure, however that just might be due to something beyond my normal faucet. Still, the property seems to be improving over time, and Ive never been so... at peace living in an apartment. I would highly recommend this place due to how nice it is, how well maintained it is, and how affordable it is for being in such close proximity to downtown.
We love the Quality Hill area so much! The neighborhood is well kept, charming and in the perfect location downtown. The apartments are nice and spacious, and the people are really nice to work with. Our only complaint is that the buildings are very old, which is part of their charm, but also means extremely high electric bills... some new windows would go a long way!
They constantly email you to lease, but never respond back about your application status or emails once youve applied. Then their corporate sends you in circles by having you call around and you end up back where you started.
Just horrible that includes the parking lot im being honest here cant believe
Quality Hill was a very close second choice during my recent KC apartment search. I did not end up leasing with them, but I had such a positive experience, I just had to leave a review. All communications with the staff were personal, thorough, and extremely friendly and helpful. I wanted to give a particular shoutout to Heather, the leasing manager who helped me. She was very honest with all of the units we visited (which looked great by the way), and she replied to my emails extremely quickly every time. She even reached out to me on her own after my first visit with other specific options that she thought I would like. I have friends who have leased with them before, and they had very positive experiences too, so I would highly recommend a look at Quality Hill Apartments if youre looking for something on the edge of downtown!
Quality Hill is a great place to live. It is very nicely located right in the heart of downtown KC and is very reasonable priced. The maintenance staff is quick to respond to request and the people in the office are always willing to help. I would recommend this place to anyone.

Quality Hill Apartments are a really good place to live as they are pretty nicely priced as well as you feel like youre outside of downtown enough to relax. Its a great place to live in terms of location because you are around all major highways. They respond well to maintenance requests and Lindsay at the front office is great! I would definitely recommend to a friend.
I moved (work-related) from NYC/NJ to Kansas City in 1999. On my 2nd trip to KC for house-hunting, one of my would-be managers strongly suggested to look at The Quality Hill Apartments. And I did, and never regretted it. After almost 20 years, I am still here, in the same Quality Hill apartment unit. It is not a perfect place (just like any other place), but the positives far outweigh the negatives.
My fiancée and I really enjoy Quality Hill apartments and their great staff. Ive lived in other locations downtown and this is by far the best. Courteous and kind, the staff is always quick to help with any issues. Weve lived here for two years now and cant wait to renew for our next year!
I would give 0 stars if I could. We had several maintenance issues at our apartment, one of the issues being dirty water collecting in our dishwasher/kitchen and a putrid smell. The staff was very slow at responding and sending a real plumber to look at the issues. When months later a real plumber did arrive, he explained the problem and said the property management was too cheap to pay to get the real issue fixed. They kept pouring fantastic down our drains to try to cover the smell but after 7 months we were forced to break our lease and leave the property. I am sure they renting it to another unsuspecting person soon after. And this is just one of many issues at this property. There were gun shots on our street several times and people drag race at 2 am quite often. Weve found gun casings and drug paraphernalia just outside our door several times. Do not stay here.
Ive lived at 2 different apartments that are a part of Quality Hill Apartments and I have greatly enjoyed living in both of them. The downtown location is great, the price is fair, and response to maintenance requests are always very timely. I would recommend these apartments to anyone who would ask.

Im within walking distance to anything downtown and the nearby streetcar makes it even more accessible to access great areas like the River Market and the Crossroads.
I have lived in one of the many amazing Quality Hill apartment buildings for a year now and do not have ONE bad thing to say about it! Every time I have needed maintenance or have a concern they handle it within a day. The staff is extremely friendly and are always around to help. The buildings and surrounding areas are kept so clean and parking lots are well lit and monitored, which I love! I recommend Quality Hill Apartments to anyone who is looking for a fun, safe, and affordable place to live.
Parking garage is falling apart, the elevators are constantly down..... the ‘courtesy patrol’ will not answer their phone when you call. Way too expensive for what you get. Water does not get hot. Maintenance takes DAYS to respond to urgent calls. Terrible experience
I really like living here a lot. Rent is a little high but that is kind of expected downtown. Id recommend the 2 bedroom townhouses if possible and the front office workers are really nice and helpful. They always talk to me when I come in to get my packages and they know both me and my roommate by names. Erin helped us get an apartment and she was really awesome when we were first looking.Really great living downtown for families because the neighborhood is quiet and far enough away from P&L to not have a lot of disruption. Only thing that kind of stinks is that the neighborhood is right next to a homeless shelter so sometimes you kind of have to do deal with that, but its usually not a problem unless you walk to work downtown. Even then i just put my headphones in and walk through.
Great customer service! These people are absolutely fantastic. I have worked in housing and these people know how to do it. Their maintenance supervisor is the single most pragmatic and inspiring man I have known in this industry. One huge things as someone who recently moved to the city... their meeting / community events are vast and unique. If you get the chance go to one! Their prices are right on point, and they have so many options... a few things are out of date, but they are working to improve that and frankly if you are looking for luxury apartments... get an agent.TLDR: Top notch quality staff, apartments, and events (pun intended).
I have now been without AC for over 3 weeks. The leasing office has allegedly put in a maintenance request every time my roommate and I have complained and assumed that the problem was taken care of.On May 12, 2017 (a Friday) the maintenance team finally came up to try to fix the problem and told my roommate and I that this was the first time they had been contacted about the problem. The request was put in April 24, 2017. And to top that off they set the request priority to Medium. The temperature outside has been over 80 degrees this past weekend and is getting higher every day. I live on the 6th floor (the top) downtown with a unit that has 3 walls against the outside. No draft of air coming through the windows can lower the temperature and if it does its only in the living room. The bedrooms have been well over 80 degrees both during the day and at night.And now we have no hot water (as if that was supposed to cool us down).We have never missed a payment on any of our bills and have never received a single complaint (from neighbors or management) so I dont understand what the problem is with these people.I advise NEVER renting from these people. They do not take your maintenance requests seriously and will make your life a living Hell.
I accompanied a friend on a viewing and the apartment we saw was a dump. I expected better and if impressed would have leased one myself.
Rent anywhere else. If you park in the ramp per your contract theyll randomly tow your car. They say they patrol the ramp but its all BS. The manager jut lets the local tow company go in and tow whoever they want. Awful company to deal with.Edit: Response after Quality Hills response -1. The tag was up.2. You need to reread your contract - It states nothing about requiring the tag being up. The only reference to a tag is about condo reserved and handicap parking tags.3. Your unwillingness to abide by the terms of your own contract at the great expense of your customers is reprehensible.4. You did this on a holiday right before the management left for nearly 2 weeks leaving the customers and your employees holding the bag.5. The management wouldnt do anything to right the situation - Just like youre failing to admit you messed up here in this post.This isnt just my opinion - Im giving information about what happened. These are things your current and future customers have the right to know. Itll be the most expensive tow you ever authorized against your own contract. Was it worth it?People - Notice how they say the towing company will act - Theyre letting the tow company have free reign over their parking ramp. No accountability on managements part, not taking their fiduciary duties to their customers seriously. Just letting the word and integrity of the tow company be the final say in whether your car is towed or not. No supervision or cross-checking to see if your car belongs there or not.
Amazing location - close to Power & Light, River Market, and highway access. Front Office staff is always friendly and helpful. The free Starbucks coffee in the office is pretty great too!
I have lived here for 5 years, and unfortunately it has come time to move. The new management team lacks integrity and could not care less about their tenants. In March I had a closet leak that required me to place Tupperware bowls in the closet to catch the leak, and this went unfixed for over a month. I called countless times, moved all communication to email about a week into the situation because I felt the need to document it, and it still took over a month to fix. In May I had my main water supply pipe burst and flood the bathroom, hallway, 2 closets, and part of my bedroom. The fix to the issue was ripping my carpet up at the ends, removing the padding from underneath the carpet, removing my closet doors, and placing a fan on the floor to clean up the mess. This fix TO DATE has left me with ripped up carpet not fixed, an uneven un-cushioned floor with the padding removed, and no closet doors. Now that I am moving out due to their horrible upkeep, Im being told I need to steam clean the carpet to have my deposit reimbursed... STEAM CLEAN the carpet that is RIPPED up from their mess. A. Complete. Joke.

Moved in to my townhouse in February of 2018. It is beautiful! The office is great and maintenance has been so quick with the very minor problems I have had! The location couldnt be better!!
Wonderful location and some of the most affordable apartments to be found downtown. Unfortunately after living here for six years, Ive had multiple issues with maintenance requests going unfulfilled, multiple unreturned phone calls from apartment staffing. Most recently went six days without a properly working furnace.
These people lie and cheat. They are overpriced apartments, management doesnt fix anything, and they lie when you are looking at the apartments. They tell you that you get a discount at the YMCA, but then when you go to the YMCA the employees tell you that the leasing agents have been told there is no discount for Quality Hill residents multiple times. They lie to you about all sorts of things just to get you to rent from them.Edit: Beware when you see a bunch of 5 star ratings all around the same time. They are giving people a discount on their monthly rent to give 5 stars. See image of email they sent.
We moved into apt. 103 in April of 2017! We were told there would be security and that our electric bill would be between 50 and 100 dollars a month. We met a young man they supposedly hired to do security,turns out just related to the manager Erica and never has done anything there! The air conditioner in our apartment would only keep it around 78 degrees in June and July. We asked to have it fixed several times to only fall on deaf ears. Finally Erica came out of her office several weeks later from the first request, screaming,that if we were not satisfied we could put in our notice,we did. The air conditioner man said the unit was from 1985 and it was doing what it could. Before we left a homeless man confronted us in front of our apartment,yelling at an invisible person! He was very scary again no security and very dark lot! Do not move in here ! I see they are putting up a couple of good reviews for these apartments. Probably a set up with friends. Do not be fooled very shady,maintenance men not worth a darn. In response to the management I tried calling,just no use with her. This is now december 2017,and i was looking through reviews in the last two months,do not believe all you read. Have spoke to people who live there,they are waiting for their lease to end to leave! The same issues with the office now. STAY AWAY!!!
The new management is absolutely terrible. The previous management was on top of everything, worked to maintain their property, was courteous, polite, and made everyone feel like they lived in a community. Since the new management has come in (Fall 16), theyve fired their security patrol, maintenance manager, and had a string of terrible events they refuse to get on top of. Heres a few stories for you.They lost an engagement ring. You read that correctly. Had work done on it, mail dropped it off at the office, returned it to sender. Despite being a resident for over 8 months they were under the impression that I didnt live there. Then, when I came in to pick up my package, had no recollection that they sent it back (I was talking to the exact same lady btw, less than an hour after it had been delivered). Long story short, lost an engagement ring.Two homeless people got in a fight, crashed through a neighbors sliding glass door. Management refused to fix, or even board up the door for over 2 months, in the middle of winter. They apparently believe its completely fine to have a ground floor, unsecured, unable to heat, apartment in the middle of winter.It took over 2 weeks for them to clean up what looked like a stabbing in the parking lot. Blood everywhere. Covered an entire landing of the stairs, trail of blood out of the parking lot, smeared on the walls, posts.There are plenty of comparable apartments, with equal or cheaper rent. Save yourself the headache and rent somewhere else.
The apartments are old and very outdated, not nearly worth the amount of rent they ask for.The office staff and maintenance are awful at filling requests, and will just tell you what you want to hear and then wont follow through with anything. I would not recommend these apartments.
I have lived here for a little over 2 years and I absolutely love it! The staff is great and always super helpful, the location is perfect--downtown but not right in the middle of all the chaos, and for the price, you wont find more space than at Quality Hill. Highly recommend!
I moved here just over two years ago and love the area. For the price and location, Quality Hill Apartments cant any better. Looking forward to resigning when we get the chance.
FANTASTIC. Ive lived here for aprox 6 months & couldnt be happier. A walk or short FREE streetcar ride away from everything that is Downtown Kansas City! Power & Light, River Market, Crossroads Arts District, Crown Center and Union Station. My home is now the hotspot for all my family and friends :)
Great updated apartments and nice area, however anagement isnt helpful whatsoever if you own instead of rent. They also talk down to you if you are a younger owner, thinking youre dumb and naive. I was told there was security and there is none at all, the parking lot gate has been open for two months now. My vehicle was stolen and not a single camera pointed at the parking lot. Honestly dont know what the hell the HOA dues go towards other than flowers.
I have lived here a little over 4 months. My move in was easy & smooth, no issues with parking (surprisingly), staff was professional & fast, & everyone was nice. I live in the Estill building in the 2 bedroom with 50 ft balcony!! It was so hard to find a place with lots of space, large balcony, & that accepted dogs. So far things have been great & ive already submitted my lease renewal (7 month lease option). I think Ill be here for a while.
I absolutely love my apartment .The staff is always so friendly and helpful. The building and court yards are very well maintained .
When Sam Apartments took over we had a much better experience with utility and grounds crews. We also renegotiated our lease with ease and Erika, the community manager, was fantastic.
The management company and maintenance crew are just fine. Very nice people and have been helpful.The actual apartment was not so good. An older building with horrible insulation...meant extra high heat bills this winter. Thin walls meant I got to listen to every step my upstairs neighbors took (and their dog). There was not much quiet time in my own home. I was borderline miserable at times.
Great location for a reasonable price! Maintenance is always on top of repairs/requests and just got new security which is great.
Me and my boyfriend have lived here for years. have loved every bit of our experience except for a few hiccups that were quickly fixed. We recently have had issues and its nothing but a pester match to get Maintenance to fix. rent is incredibly high for what you get (I understand living downtown but these apartments are outdated). Its been nothing but a downhill spiral since old management left. They did away with Security patrolling the area after the management change and I definitely do not feel safe walking a street without lights at night. Especially considering how there are a few dark spots that would be easy for someone to be mugged at. Its disheartening knowing that you cant walk to your apartment feeling safe. Ive also noticed an increase of gang markings on light posts and suspicious characters roaming areas at night. Cant wait to sign with a better establishment, the manager should learn some communication skills.
RENT ANYWHERE ELSE - Be sure to read ALL negative reviews because these WILL be your issues as well.I will let you know the positives first:Our unit was renovated right before we moved in and it was gorgeousIt is a wonderful part of townNow here is everything else:Management here is the absolute WORST.We lived in Coates 401We should have known better before we moved in. We went back to our apartment multiple times to get measurements while it was being “renovated” and noticed it was the EXACT same as the last time we were there.Fast forward to the DAY BEFORE we were supposed to move in, they called and said it was not ready they would have to push it back a week. DAY OF we get there and it is still not done so we have to leave all of our stuff in the hallway. Then as the day goes on everyone who talks to us says “just a few more minutes and you will be good to go” so we sit around ALL DAY (seriously until 5:30) waiting out the “few minutes” while we are hungry and tired. We ended up with a discount on our rent for that month, so we felt a little better - BUT this was all foreshadowing. We should have known.We are a month into our lease (July) and our projected electricity bill on KCPL website is over $300. I had the AC set at 78, so nothing outrages. Our AC could barely cool to 80. Overnight it would FINALLY cool to 78 after running ALL DAY and the pump inside the AC would continue to just pump and there was a CONSTANT water running sound - that was also pulling electricity. We mentioned this NUMEROUS times. Maintenance came and checked on it MULTIPLE times. When I finally sat down with Erica to discuss this she told me I did not know what I was talking about. We continued to complain, nothing ever changed. We sweat out the WHOLE summer. Our electricity bill was $248 for the month of July. We ran our AC for 24 days, set at 78 or 80. We ended up shutting it off for good - it continued to pump water EVEN THOUGH IT WAS OFF the only way to stop the water pumping (eats about $8 of electricity per day) is to shut it off in the breaker box. Ice builds up on the line and will grow to be bigger than your fist.The pipes are old in the building so our faucets and showerheads were CONSTANTLY getting clogged up with sand and other build up. Taking a bath is actually impossible because of the sand. We were soaking our shower head in vinegar once a week so we could have decent water pressure, but by the end of the week we were taking long showers from the lack of pressure. We had our shower heads and our facets filters replaced by maintenance a couple of times due to build up.Our dryer would not vent properly so if we left our dryer door open the apartment would smell like mildew, and after our clothes would dry, if we did not get them out within an hour they would smell like mildew. Our dryer also took more than 2 hours to dry a load of laundry, drying towels was nearly impossibleManagement is the worst and unresponsive/evasive to all issues.RENT ANYWHERE ELSE.
I have lived here for years and the office staff complemented the property along with the maintenance people. However I would have never renewed a lease knowing what would become of the managemnt. I literally hate having to deal with them. The property manager always comes out of nowhere screaming at you, I think she believes she is talking (not) I dont know what type property she is use to managing but she needs to learn communication especially without food spewing from her mouth. The fact that I lived here so l long and LOVED it is now ruined by the terrible management not to mention havent had a clean air filter in 4 mon the and she talked horrible about previous management is disheartening. Cant wait to renew somewhere else.
I live in the Estill building on Broadway. I love being right in downtown and have the ability to walk everywhere: the Rivermarket, restaurants, bars, groceries at Cosentinos, and I use the Quality Hill YMCA too! Its great to be so close to everything. The Quality Hill apartment staff is very friendly and always greets you with a smile when you go into the office. I have really enjoyed being a part of the Quality Hill community!
The Quality Hill apartments are in a great location within downtown Kansas City. A CVS store, groceries at Cosentinos, and nightlife at the Power & Light district are within walking distance. The Quality Hill staff are very friendly and they try to solve concerns quickly.
The leasing agents are awesome and maintenance is very quickly! Tara and Stacy are great and are very knowledgeable about the city if you are new to the area.
Quality Hill Staff and Maintenance are amazing. By far the best place to live downtown.
Crooked landlords. They issue leases that are bad for tenants and take advantage of the unknowing public. They also issue the most extensive move out document I have ever seen to nickel and dime your security deposit away. e.g. If the soap dish in the shower is not clean then there will be a $20 fee.
It has been almost two months and I still haven’t gotten my security deposit back!!!! Run away !!!!
The Quality Hill Apartments New Cathedral location is awful - between the poor building quality (super thin walls), noisy Broadway traffic and the Cathedral of Immaculate Conceptions incessant church bells the noise levels are untenable. The dangerous crowd the church attracts with its mission/ministry services (free meals) is also a major problem - they are constantly hanging out around the building and verbally assaulted my GF and I multiple times causing us to call police multiple times. We have had multiple items either stolen or attempted to be stolen including having our vehicle broken into. There also was a shooting in the pizza hut parking lot back in March 16....REALLY UNSAFE AREA!!!!!The management staff at Quality Hill Apartments are also extremely rude and unhelpful and a major reason to not rent here. The buildings are very old with constant repair issues and they are not responsive to requests nor do they communicate when and what will be done to fix an issue. Ive lived in many major downtown metros and Quality Hill Apartments was by far the worst experience Ive had and it was primarily due to poorly trained, uneducated management staff.

I updated my review to show this. If you get them a little motivated they will follow through with maintenance repairs and it is an alright place to live. Will update on getting my security deposit backGoogle has char limit so ill put the tldr and some tidbitsTLDR: They are just like any other big rental place. they skimp on everything they can to save money and they avoid spending money to make their place better where they can. They have cheap counters, cheap doors, cheap appliances, cheap cupboards, cheap carpet to hard flooring transition, cheap electrical, and it seems they have rushed workmanship on most things. Their lease is a deathtrap and an inexperienced renter can get f#$%ed on a lot of stuff. They dont really honor maintenance requests for leaks (bathroom since march) and office is somewhat slow to respond to inquiries. All in all, not the worst place ive rented from but definitely not the best. Take pictures of everything, save conversations, remember to give 60 days, and pray you dont get a leak. We will see if this review goes to a 1 star upon moving out.The things I am most angry about is that they havent fixed my leaking bathroom, that they promised me Google Fiber and didnt actually have it when i moved in, some of the cheap and rushed things, and lack of good communication. Some things I like are no pests, big closet, in unit w/d, nice front office, and ability to have pets. Ill expand until the character limit. My bedroom electric switch doesnt work for anything. None of the outlets are on it and they dont have a light so it serves no purpose, the gfci in the bathroom trips randomly. the counters are wood or cork or something with a nice looking layer on top and that comes off around the corners, the carpet blocks my utility closet door so it is really tough to get to the w/d, no storage in the bathroom and you need to buy a drawer for it. No place to put pans in the kitchen and need to buy a storage thing. They didnt give me the sqft of my apartment even when i asked (i moved anyway cause i was in a tight position). The parking spots are really tight and people double park all the time. The apartments are overpriced, I had broken plating over my cable jack and light switch when i moved in, the windows are a bit tough to open, the bathroom doesnt have a lock on the door, the fridge and stove are cheap, no recycling, they take a while to respond to inquiries and emails and sometimes never respond if you send it through the online portal, the carpet is coming up around the transition from carpet to hard floor, the cupboards are really cheap and some of them arent level. All in all the place is average and the money grubbing tendencies turns me off of it a lot. The quality is rushed and cheap and they prefer stagnation to helping, especially on big things like ceiling leaks. They are nice, though, which helps a little bit but it doesnt excuse them. I would definitely recommend getting a loft or going a different place downtown if you can. This should be last resort housing imho. ill update when i move out
