I don’t live here but was able to take a masked tour of the complex and view some of the units. The staff is super nice and I learned all about the building being constructed to Passive House standards, a voluntary standard for energy efficiency which reduces the building’s ecological footprint. Come to find out, S&D is the world’s largest Passive House building! Their location is perfect being steps from the River Market area and a short distance to downtown KC. The units were all super cool and have tall ceilings, clean lines, modern finishes, and energy-efficient appliances and lighting. To make this an even more intriguing place to live, their rooftop patio has cinematic views of downtown and the MO river plus it even features garden beds for residents to keep up with their green thumb activities. Such a super cool place to live!
We are CRAZY in love with this place. We are apartment dwellers, and have been for years. The noise levels here are virtually nonexistent and what you can hear is clickity clack of train, and an occasional giant plane take off. Very minimal. The view is second to none and we really are so glad we signed a 2 year lease because we dont plan on going anywhere! The management is super attentive, they plan events, and we have our own little garden space. The neighbors are great. Worth the $ -- were actually saving money by not having utility bills, parking fees, trash service, and our car insurance went down! We actually were fearful wed be the old folks in the property but there is a fabulous cross section of folks. p.s. I am not a paid spokesperson for the property LOL
I live here and I will definitely be living somewhere else next year. Location is great but that’s about it. Despite the 16” walls you hear absolutely everything through the concrete floors. There is very little storage space (tiny closets, poorly designed cabinets etc) and the $70 google fiber package is the only option for internet. The icing on the cake for me is the rules for our after-thought of a pool which were issued today. What a joke, $1500/mo Rent and you might get banned from the pool if you have more than two guests. Like if you agree!
This place is great! My apartment is very spacious and functionable. The floor to ceiling windows, roof top garden, large courtyard..... and on. The construction of the units make my apartment the quietist I have lived in. The proximity to the river market and streetcar is an added bonus. The whole staff is always helpful and efficient with any request. Im really happy with my choice to call this home.
Edit: I’ve officially lived here for a month and I’ve lowered my rating from five stars to three. The rate for rent is high as this is considered a luxury apartment but we can’t even get the hallways swept or mopped. Some people have gone days without their trash being picked up and some of the interactions I’ve seen with staff and residents doesn’t seem to be too kind. The actual apartment itself is fine and I am enjoying it but I could go down the street and get a two bed room for the price I’m paying now for a studio and have some change left over. The pool is also great and I have enjoyed my time out there. The puppy area is also nice but it is not lit and not enclosed so residents don’t feel safe going out there at night and the staff doesn’t like when residents allow the dogs to go potty out front where there is adequate lighting. There is very minimal security staff and the maintenance staff while amazing and kind is small as well and they could probably use a person or two added to their team. The community areas are expected to be fully cleaned by residents with a list of chores but after their own events the trash is left in the community room over night. To use any amenity here you have to make sure you leave it cleaner than you found it by ten fold because they don’t have a cleaning crew but if they hired an actual cleaning crew more than just wiping windows and doors then it wouldn’t be an issue. Stepping over trash juice in the hallway for days on end isn’t a pleasant experience as a resident. Finally, the other residents here are amazing. The community is fantastic and I thoroughly enjoy the connections I’ve made with people here, just be warned that if you’re making your decision to live here based on the amenities and luxury you’ll probably be disappointed.Original review: 5/5Ive only lived here for a week but so far I am loving it. I feel completely safe living here and I love the location both of which were very important to me as a single woman moving to a different state away from all friends and family. There is some noise sometimes, mostly when people are rolling carts in the hallways and moving in but I dont feel as though it is too much noise and its never disturbed my sleep or evenings. The staff is absolutely wonderful, especially Kim! I am also excited for the pool to open up here this week (the rules and expectations are completely reasonable for pool usage) They have several social events planned and the community areas are fantastic. No evidence of bugs or pests at all in my apartment. Only two minor complaints, one is that there is zero phone service in the hallways. I have to be inside my apartment or in one of the community rooms / gym to use my phone but its not that big of a deal and second is the washer and dryers are quite small so large blankets will need to be done at a laundromat - once again not a big deal since I even have a washer and dryer in unit.
