I am an owner of a single family rental in Independence. I worked with Jeremy and Angela for two years. They were great prior but since they lost their license with the franchise they have become completely unresponsive and very delayed with sending any rent money. When I finally get it, the amounts never matched and their website is significantly behind so I could validate online. Angela was great in the past but no longer answers my calls or emails.I moved to another PM and am still trying to get an accurate ledger from them. What a mess. Highly consider other options before working with them.
DONT RENT FROM THEM.. unless your cool paying for a house with no a.c or heat. And a company thatll call someone to change the batteries in the thermostat 5 different times (because you know if it didnt work the first time surely it will one of the next 4). They will ignore your calls if you try and get things fixed. Angela will hang up on you if you express your frustration at it taking a year to fix anything. Margo will also be of no assistance in getting anything done. I promise you, youre better off renting from literally anywhere else. Dont get caught up in their sham of a business. They do not care if their tenants homes are 100 degrees all summer and 50 degrees all winter, and dont expect them to offer fans or space heaters while youre waiting to get your things fixed, because you are not a priority, just your money.
We were tenants with this property management company. We were never late on rent. Before renting the house the lady who showed us the house told us that we needed to make sure the house was cleaned top to bottom because the property management company would do everything possible to try and take our deposit. When we gave our notice and before we moved out we had the entire house professionally carpet cleaned, as well as professionally cleaned. The house was cleaner and in better condition when we left it then what it was when we moved in. Today we received our deposit check in the mail, minus about $700 for damages. What damages we are not sure because they did not provide us with an itemized list of charges. Although Im sure its hard to provide an itemized list of damages when there were none. My suggestion would be if you are a tenant who takes care of your home and does everything as asked, and would like your deposit back at the end of your lease. Rent from a different company. Otherwise you will have to fight to get your deposit back. Which is what we are in the process of having to do. We had our cleaner take photos, so see for yourself and proceed with caution if you are going to rent from this company.
INVESTORS/OWNERS BEWARE - I placed three single family homes in Raytown with PMI Of Kansas City in early March 2017 on recommendation from another investor I met at a meetup. I requested the following work to be completed on two of the homes:Home 1- repair 8ft section of leaning fence- power wash exterior of home- install new locks- replace screen on sliding door- remove yard debris (leaves/branches) from backyard- clean home before tenant took occupancy- install new stoveTOTAL $1,364.00Home 2- install garage door safety springs- remove yard debris- clean out gutters- install fire rated door- install missing outlet coversTOTAL $826.00Jeremy Brennaman really seemed like an upstanding individual when initially speaking to him and I did not hesitate to send payment for both invoices when he told me work was completed to get off on the right foot. One tenant took occupancy and immediately complained of the state of the home upon move-in. None of the billed work had been completed and Jeremy went unresponsive and would not reply to my emails or phone calls.I live 8 hours away and had to make a trip to go complete all of the billed work myself. I stopped by the Jeremys PMI of Kansas City office while in town and confronted him and his response was this is a common occurrence. He reimbursed my via check on the spot which bounced (big surprise) and Ive not been able to get hold of him since.If youre looking for property management in Kansas City PMI of Kansas City is NOT the one you want to go with. Theyre not trustworthy, and will outright lie.** update 6 months after this post; I have received a full refund from Jeremy. Ive also had 2 tenants and 1 landlord personally contact me stating similar experiences still seeking outcomes like mine.
Jeremy, the owner, lied on tax paperwork given to me 7 months late about how much money he paid me in 2017 all together stating I made $4,500 from him in when in fact, I made roughly $17,500. I would not recommend doing business with this company for its lack of professionalism, organization, and honesty.This is just icing on the cake.

When I signed with Jeremy the property management agreement, he sent me the contract that stated double of the price that we’ve agreed on over the phone. When I’ve mentioned it to him, it took him 3 days to correct it finely when I refused to sign for that amount. After couple of days he sent me an owner portal that I had to complete all my personal information if or when he’ll find a tenant for my property and will have to deposit the rent monies to me. So, I trusted his reason, and gave him my account info with the routing # etc. he managed to take $200 from my account for his personal gain when he couldn’t show my property to any prospective tent since he didn’t have the keys yet. I was chocked about his pulling out money as a debit out of my account for his personal gain, and called & text him several times with no response. I emailed him also over & over again to understand the motive behind his act & no answer to this also, of course. When I’ve called my bank, they told me. That even if I managed to let them k ow ahead of time to not honor this funds to him, he changed his company name & made 2 I.d. # to be able to draw my money out of my account under these different name & I.d. #. I immediately reported it as a fraud transaction, as it was in his end and called the real estate commission to ask their advice. They told me that since it’s not a commercial property, they can’t do nothing about it & it’s out of their hands. I’m in the process of filing a police report to the local police department where I live, so they’ll be able to get to the bottom of it & maybe prevent more victims in the future to get ripped of by this Jeremy owner of this property management inc in KC. If you considering to do business with this company, please read all the reviews on google, yelp etc before taking this serious matter further. I’ll definitely never recommend this company to any body that cares about their investment & money in the future. i hope you’ll read carefully all the reviews before you make this serious decision about your investment & not fall in a trap as I did. Hopefully karma will catch up with this Jeremy guy sooner rather than later.
I would highly recommend this company. Jeremy and his team do an excellent job taking care of all their tenants. They offer a zero deposit option through a company called Lillys which provides their tenants with more options. By far the best property management company in KC!

Jeremy has been my PM for 3 years. As I am an out of state owner, he has done and extremely good job with communicating to me regarding my tenants and any maintenance issues. He has also done a great job with keeping up the lawn care on any of my vacant homes.I am satisfied with the PMI team and look forward to them managing my future homes
This is my second year with PMI of kansas City and Celeste has been great. My lease is up and my house is way to big I wanted to down size but didnt want to go with a different company but she has been great with helping find something else. Normally I would have anxiety and now Im looking forward to the move and my cozy space!!!!
STAY AWAY!!!! As an out of state investor, this is the WORST experience we have ever had. We had a portfolio of 20 units with them for months and never received a dollar! Book keeping is horrific, we lost many long term tenants because maintenance requests werent taken care of, we lost tens of thousands of dollars and are in the process of turning him into the licensing board and possible litigation. This company should NOT be allowed to do business and WILL take advantage of you, especially if you are out of state.
Very Poor Service and Communication! Very unprofessional! If I can give a negative rating here I would! Jeremy Brenneman is not responding to my emails or calls! It seems so hard to ask for my rental income to be transferred into my account. I have to ask them everytime to send me the statements instead of it being automatic. Whenever I wonder why Im not seeing any transaction history on my portal, he will say, it is weird, because I can see it here on my end. when they finally sent the 3 months of statement, it was stated there that theyve done 3 transfers of income on my account, but there was only one completed transfer which was the lowest amount, but everything was deducted on my portal.
When trying to reach the management team it is difficult and long. I have issues in my area and the management team takes their time responding to calls of threat to their tenants. Blatant disregard.
Although I have not yet found anything I’m interested in, I continue to work with Celeste. I gave her an idea of what I am looking for in a home and as she gets new houses that fits my needs, she communicates it with me. She is appreciated
I’ve been owed rent for 2 months. The initial check that was mailed to me after multiple calls and emails was returned for insufficient funds. After subsequent calls and emails I still don’t have my rent money. I wouldn’t recommend doing business with PMI of KC.
I rarely give any bad reviews but if I could give 0 stars I would. The lack of communication is one thing but not having the common decency to return calls/emails is another. I never put anyones name out there but after reading other negative reviews, I can actually vouch for them. I contacted a particular person in this office numerous amount of times for a home I wanted to rent. She answered once, stated she was on the road and would get back to me the next day with my application. A couple days went by and nothing. This is poor communication and lack of professionalism that I stay far away from.
Fantastic staff. I moved in January and the staff has been really accommodating and friendly. Any questions that I had was always answered in a real professional manner. The maintenance staff always responded to in a timely manner. Overall, great experience and the entire staff is wonderful.

Absolutely horrible! most of the staff is pleasant to speak with but have no decision making priority.. maintenance is useless, they come out only to say theyve visited the property but no work is done in a timely manner! If the owners of the property knew half of the unprofessionalism of the decision maker(s) i would be surprised if they would continue to work with them..
AWFUL! Celeste just hung up on me. I rented from a very nice gentleman, who sold the building. This company took over. They rented the adjoining apartment to heavy smokers - not just cigarettes - whose smoke comes right through the wall into my apartment. Ive called several times. I have health issues that this causes problems with. I can no longer breathe well in my own living space. I keep getting told they will call me back, they dont. I told them Id be happy to leave if they will break my lease without taking my deposit. They dont want to do that either. Celeste offered the info that the new tenants have a child... yet they are doing drugs in this apartment with a child. And the management company isnt willing to do anything about this. Nothing but the run around. Awful company who cares nothing about people.Now, 7 months later, they make a statement that they are going to review the matter. Thats a joke. They let me out of my lease because I started calling the police on the tenants doing drugs. So to deal with the situation, I had to incur the expense, time and energy of moving just so I could breathe. Jeremy, the owner, was as much an issue as Celeste, and was intent that the drug users were not going to be removed. New management has taken over the address because the owner couldnt take care of his property owners any better than his tenants. Do not rent property from this management company. BEYOND HORRIBLE.
We have worked with Pmi of Kansas City for many years now and they have quite successfully overseen our portfolio. We have a large asset in Kansas City and PMI keeps it cash flowing and productive.Their communication through their portal/software and emails is what keeps us with them and helps us feel quite comfortable that our investments are being properly handled. Especially being out of the area and far removed from Kansas City. We trust them and hope for many years of contniued success and wealth.

When my family moved out of our house 2 years ago we hired this company to manage a rental property because they were the first to respond to us and had very low maintenance fees. You get what you pay for unfortunately.I was told that I would be advised of estimated maintenance work before hand and given an option to pay them or find a firm. I never got notice, just saw the charges reflected in my monthly rent reflections, which would have been fine, but when I moved back in to my house I found that significant issues for which I had paid were completed in a very shady way.In speaking with the tenants I had been renting to they told me that they had trouble contacting the management staff and had to go in to the office before needed repairs would be completed. I specifically asked the owner about response time and communication with the tenants. I did not want my property to be run like a slum dwelling.I have a gas fireplace in my house and was told that it had been repaired. When I moved back to the place I found that the inner mechanics of the fireplace were missing. The management team tried to say that it was damage done by the tenants, however, I found it hard to believe that the tenants would take out a couple of gas pipes and the lighting mechanism.Also, my family was moved back to the area, we advised the management company 4 months before the move back date and told them to tell the tenants. When we moved back to the area we found that the tenants had not been told. Also, instead of telling the tenants that the lease would not be renewed, they extended the tenants another month to stay. In order to ensure the tenants could come up with money to move on short notice, we had to offer them a rent free month and not collect any fees from the deposit so they could have enough money for their move.Even though this was the fault of the firm, they made no effort to compensate our family nor share in some of the costs from this issue. If you have a house you want to rent out, stay away from this firm.
I am a current tenant and I am so frustrated with them and their lack of response whether it be for maintenance or checking on things for the office. I was originally renting from Arrow Equity Trust, but it was bought by this company. During the switch, they didnt have my roommate listed for months despite both of us calling in. It also wasnt a smooth transition and there was lots of confusion on how to get my rent in to them so I could pay them. To add, I currently have 2 open maintenance requests that I put in a week ago and havent had a response yet. 1 is to fix the dishwasher, the other is to fix the washing machine since it drains water over the floor now. I would check it out but I dont have the strength to pull it out and see whats going on.But even in emergency maintenance situations they fail to take care of it in a timely fashion.Example1: my heat went out this winter and it took more than a week to get it back on. They didnt offer to put me and my roommate in a hotel like they should. Nor did they offer to provide space heaters despite it being WINTER.Example 2: my toilet wouldnt drain properly and I called their maintenance service line. I told them this was a high priority since its my only toilet in the apt. I didnt get a call until 2 WEEKS later. I was lucky a neighbor helped me out.
Garbage company. You will have a better chance of success either as a property owner or a tenant dealing with literally anyone else. I could go into specifics of my stay but the other reviews bring the point home for me.

These people where extremely welcoming and helpful! And even better when they say they will take care of an issue they do! I’m extremely happy with the care this group takes of their homes and HIGHLY RECOMMEND This management team!!

Jeremy tries his best to accommodate all situations and takes good care of my tenant. When I first hired PMI of Kansas City to manage my home, Jeremy was there to help. He came out to meet my husband and I at our property to get the ball rolling. He is a busy man and likes to please all of his customers. That said, he will get the job done and take care of you and your property. He met with me today to discuss a potential problem, I had no appointment but he was happy to help. Overall, my husband and I are very satisfied with PMI and plan on using his company if needed in the future.
Horrible experience working with them for property management of an investment property we own. They never responded to us, or the tenants. Tenants had to communicate with us directly, so we were basically paying them each month for nothing. Finally terminated our relationship with them after the tenants gave notice and the property was never inspected or re-listed and we had no reply from the property manager. STILL have not received back the property keys, lease paperwork, etc after I was promised that it would be sent out 2 weeks ago (it would be a 1-day ship). Do not recommend them at all!

I worked with Celeste, who was an absolute angel! The first time I was supposed to meet with her I got the address wrong/ we both waited for each other for 20 minutes before I realized my mistake... still she went right ahead and rescheduled with me and got me into the house we just moved into and WE LOVE IT!There were a couple of small issues when we first moved in and she took care of them right away... we are still unpacking boxes but I had to take the time and say what a great experience I had with this company and with Celeste in particular... thanks PMI KC!
I have been trying to reach someone by email, phone, text and NO ONE has contacted me. My house has had many issues and I need to reconcile my account before I move out and I cannot get anyone to contact me for anything. Maintenance was suppose to be at my home on Saturday due to no air and other issues. NOTHING since Saturday morning. I have been a tenant for 5 years, always paid my rent before it was due. Rarely called for maintenance issues, but when I did they were not answered in a timely manner. This last year, I made a request never got a response until it was time for inspection. Come to find out its I was having from the year prior was because of another bigger issue. Thought it was finished... found another issue.. I receive the run around for another week. The plumbing people did a temporary fix until they could get back out. Nothing. But my maintenance ticket was closed. I reopened others tickets, finally a maintenance guy contacts me a few days later wanting in my home right then. I advised he could not because I had a service animal in training, but I could be there in a couple hours. I was advised to call which I did, and was then advised he couldnt come out to my place until Saturday morning at 8:30a. It was 10am, when I called to find out when he would be to my home, I was THEN advised something was wrong with him truck and he would call when and if he could come out that day. Here it is Monday... still no air conditioning, no one has contacted me still to give me detailed descriptions of the charges they are saying are due AND have always charged a late fee for. I have been more than understanding and have had more patience than I should. So to be treated in such a manner ESPECIALLY when I have 4 children that have had to suffer with me, I am very disappointed in PMI of KC.If I do not hear from SOMEONE with some kind of answer or response SOON... I will be contacting my attorney.

Had issues with the Landlord, as my ac was out for 15 days. I contacted Jeremy with much urgency and he helped me get the issue resolved. My landlord apparently contracted with an HVAC Company and didnt allow the property manager to manage this essential part of property management. Needless today, it was a mess. I appreciated how Jeremy helped me navigate the issue and allowed me to vent my frustrations. Thanks Jeremy.

Terrible experience with this company. I’ve been trying to get several issues taken care of with Jeremy with NO response at all. One of the more major issues is over 14 months old and I was told it was completed, now I can’t reach him after a dozen of unreturned calls to him and the office. I’ve talked Celest a few times and was told they would call back and I’m still waiting. Absolutely terrible customer service.And adding to this, it’s now call number 24 to them. Calling from my Google Voice number I was able to get a hold of Jeremy and still got nowhere, after being told the mud jacking was approved on December 27th now he has to seek another bid or two. Very frustrating.

I think the only positive reviews are from staff and friends. This place is the absolute worst. We had to fight with them on every step of the renting process, to the point where we had to have an in person meeting with Shannon to get action taken on a mouse infestation. The owner Jeremy will pretend to be compassionate towards your issues, but will not take an action to fix it. They just simply do not care about the tenants. We luckily have been switched to a new property management company (owner of our building was not happy with PMI), and PMI failed to facilitate anything in this process as well. Please save yourself the trouble. Do not rent with PMI.
Terrible property manager. I basically just wasted a month trying to use this company. The owner clearly has more work than he ca n handle. House was never rented and now I am looking elsewhere for management.
I am a property owner and this company suck. I have my tenant pay the rent on time but the Property manger Jeremy doesnt pay me. Yes the tenant pay on time but the property manger doesnt. He sent a electronic check to my checking account and it was return and i end up paying fees out of my pocket $29.00. when the Tenant pay the rent on the first, as property owner i dont get my money until the 28th of the month. Jeremy is a such lier he always gives you runaround about everything. if you are tenant or property owner do not waste your time with these guys. This system will not allow me to put 0 star that Y i put 1. i really want to give them 0 star but i cant

UPDATE: Hands down the worst company Ive dealt with. The owner of our property switched property management from PMI (thank god) and PMI did NOTHING to facilitate billing information to the new company. Thanks! I love doing your job!Current tenant.If you can, avoid PMI. We moved into our place at the beginning of January of 2017. At the time, we had a single contractor/manager of the building. He was extremely personable and laid back. Granted, our building (4 units total) needed some maintenance work.At some point in the summer/fall PMI took over. They started doing some much needed work on the other units which was great. They hired a contract company to work on our decks. They were there for over a month, every day. No information was given as to how long they’d be there. Anyway, one of the workmen had their stuff in our driveway one afternoon. I politely asked him to move his stuff so I could park. Long story short, he called me a b**ch in response. When I contacted the head of maintenance (Shannon Novak) he was less than helpful and the situation didn’t get resolved until 2 weeks later when the manager of that contract company apologized to me, not the workman.In the winter, our unit experienced an attempted burgalry. All of our windows had been opened from the outside. (We’ve figured out a solution to this). But afterwards, we put in a work order to have the lights changed in our motion light in the back of the building. This was in order to deter any other break ins. Never happened. By the way, my cat got out because of this.About two weeks ago, we found a mouse in our kitchen. When telling our neighbor, he informed us that he had found 9+ and had already contacted the property management about it. He also stated that they hadn’t done anything about it and this had been going on for some time now. We instantly emailed, called and went directly to the office to handle the issue. When at the office we had the joy of talking to Shannon. Right off the bat he was combative and made excuses as to why the issue hadn’t been addressed. Here’s the list of excuses:-“You live in an old building, it’s to be expected.”-“I only got one call about the issue”-“I can’t send anyone out because we need to handle the issue properly.”-“I can’t sign a check for the pest control company”-“I can’t contact the owner of the building because she lives in California and I’m not going to bother her with this”Shannon Novak is a deplorable person. Extremely combative when issues are brought to his attention...you’re part of the management team. You job is to handle these sort of problems. Why didn’t you do anything when you got the first call?On our way out, we ran into Jeremy (the manager of this specific PMI office). He seemed understanding and said he would let us know when a pest control company would be out. Later that day, Jeremy sent out an email stating they had contacted a pest control company. I followed up with asking what day/time they’d be out.We didn’t hear anything. This went on for a week. I called/emailed PMI & the pest control company every single day. Finally, I got hold of someone at the pest control company, 4 days later, and set up an appointment.Only then did Jeremy respond with a time (THAT I HAD SET UP HA!) *eye roll*. Instead of responding to the email and stating that he didn’t know the day/time - he just didn’t respond.The pest control guy shows up and calls me. He tells me that he’s not able to access the building/no one answered their door. I had given them my contact information when I made the appointment. PMI hadn’t contacted anybody else in our building to let them know when & what time pest control was coming. I had to leave work to let him in. My SO was suppose to do this but unfortunately he was too caught up in work. The pest control wasn’t able to access 2 of the units because of this. I called PMI and got Jeremy. I explained what was going on and his response was “I don’t know what’s going on. The pest control company can call me.”Can’t wait to move out in January.

They helped me out in an immediate situation. I needed a home for my children and I and they helped. Only thing about them is they are terrible with responding to mainentance requests. So far its been 1800 of rent and deposit going down the drain.My roof and windows leak every time it rains. My sink leaks and does not drain. House was never cleaned when we moved in so I cleaned it myself due to me and my children needing a place to live do to being told it would be ready and it was not. Paint? No. Carpet cleaned and shampooed? No. Kitchen in poor condition. If I dont get a response in a timely manner with better living conditions I will eventually have to expose them by posting pictures. I shouldnt have to live like this. I havnt been able to pay rent due to having to fix and repair out of pocket. When I moved in all my food had to be disposed of due to not having a working fridge and also mold. Stove didnt work so it was replaced by another broken stove that only one burner works on. So far its been horrible. Im the type of person who says well it could be worse. But no one and I mean no one should have to be treated this way. Its very unfortunate. Considering a lawsuit if it does not get fixed. I could be a better tenant with having a better property Mananger. My hand has been forced!
I think its hilarious that the 5 star ratings all came from people connected to this fraudulent company in Kansas City. Jeremy Brennanan is very unprofessional and untrustworthy individual, and the Kansas City based franchise seems to have issue with with paying theirs utilities and reimbursing for security deposits. By the way JEREMY not answering your phones doesnt silence THIS problem.
MY BATHROOM HAS MOLD, BEEN MOLDED SINCE THE WINTER THE MAINTENCE PATCH IT UP AND IT CAME BACK NOW THEY WONT COME OUT AND REPAIR iT, THE WOOD IS ROTTED ON THE HOUSE, NO RESPONSE FROM MAINTENANCE. I HAVE CHILDREN WITH RESPIRTORY PROBLEMS AND BEING FORCED TO LIVE WITH THE MOLD I NEED A GOOD LAWYER.
