Disclaimer- if you are looking for a space to fit three people (roommate situation, NOT a family space) and are wanting to share some of the rent expenses, this would be a good option when looking to stay close to downtown KC but not wanting to live with all of the city action.My experience with management was quite frustrating at times. Miscommunication left and right (very difficult to deal with when you have roommates and they tell each of you different stories when you call).This was my first apartment so my standards were not very high. I enjoyed the amount of space we had, but I often heard kids screaming and adults yelling violently at their children which is never a good sign. Bugs were not a *huge* problem but I often noticed stink bugs which absolutely terrified me.Our stove/oven was broken upon move in, BUT they were quick to fix this problem and bring in a new stove oven and hood.**However** after that, we got no help from management/maintenance. Our bathroom ceiling slowly sank in throughout the year and the tiles in the shower (along with the window) were moldy from the get-go. We repeatedly requested maintenance for this problem and no one ever responded or came in to fix it.The bedrooms never got any action from the AC unit and I was either freezing or sweating. No in between.Since I roomed with two other individuals, rent was cheap, but I would not recommend living there on you own. The price does not represent the quality and you should probably just look across the street at the NoRi apartments.
I want to say the property management worked with me after I sent an email to the corporate office. We all have bad days and I think that was a bad day for all of us. I do still have issues with my leaking faucet, but until the bed bugs are gone, they cannot come into my apartment, which I completely understand. The ladies in the office are willing to work with you, but before I made my original review, I should have waited until I heard from corporate. I do wish the pool was open longer, but that is my only complaint.
Very disappointed on how they handle packages. The first time my package was dropped at the front office, i was asked to show an ID and give a reason why I used my father’s adress. I am a student and sometimes I used my dad adress to receive important packages for safety reason. The second time, May 14th my package which contained my father’s medicine was delivered and was signed off by Cv lallave. I went to pick up and was told that i am mistaken and that the package was not delivered and front office don’t sign off packages from UPS. I contacted the shipping company and was told my package was delivered and they have signature proof of it. I emailed the Regency North and they never reached out to me.I was in search of my package for two weeks until I gave up. Regency North you have some explaining to do!
If I could give no stars.. I would. Don’t move into Regency North Apartments unless you have absolutely no choice and no place else to go. Worst apartments In NKC. Everything is old as dirt, broken, warped ceilings due to extreme water leakage, water damage on walls, disgusting washing machines and dryers (smelling moldy and as if they are never cleaned), roaches, mice, disgusting and inconsiderate neighbors. Currently, I am sitting in my apartment with my 1 week old newborn with the temp at 80 degrees and climbing because the AC does not work. I’ve put in a multiple work orders to have it looked at, and still haven’t sent someone out to fix it. I was hoping to have it looked at and fixed by the time my baby came. I put in my first work order for my AC a month prior to having my baby. Don’t even want to ask for anything else to be fixed in here or looked at. At this point, I am concerned for me and my sons health and safety living in these apartments. The price you will pay for these apartments, is not worth the conditions you have to live in. So many safety concerns.
This place is a joke! Avoid living here at all cost, you will experience endless problems that are completely out of your control. There are roches and mold all over, our fridge and dishwasher broke and we were not given any refund whatsoever, AC would randomly stop working... just horrible
I lived at the regency north for 2 years, we moved out almost 2 months ago. I will list the negatives and positives to living here. I did not have very good experience in those two years of living there.Positive:-Good counter/ cabinet space in the kitchen.-Somewhat good closet space.-Pleasant maintenance staff and office staff.Negative:-Poor insulation $300 electric bill, set at 72 degrees with only 2 walls to -the outside!-Old leaky windows with pieces missing.-Frost on inside of walls during winter, told nothing can be done.-Fireplace that does not work-Going without heat, A/C x2 for 2 weeks being told on a list of work orders.-Smaller than normal refrigerator, and old appliances.-Cracks in the walls, with water damage.-Closet doors falling off the track, 2 years to fix.-Shower where water changes from hot to cold even after adjusting.-We were showed an apt new refurbished and did not get see move in apt until 1-2 weeks before move in.I wish anyone that wants to live here luck, and a better experience than us, we would never return.
I have never written a poor review and have never felt the need to until now, we applied for these apartments and were given the impression that there would be no issue since I had a decent amount of money in savings and a letter promising me a job in the near future. However, after our application they said that we had to pay 6 months rent in advance to live there. They refused to refund any of our rental application fee and then told us we had to pay another 50 dollars. We were excited about living here, but are glad we are not because they will not meet clients half way, and in my opinion are dishonest.
I have lived here now for roughly 6 months and I have enjoyed my stay so far. Unfortunately through my experiences it seems like it’s hard to come by decent maintenance at apartments these days. The good thing is that the company is trying and working their way through it. Big shoutout to the office staff Peggy, I’m sure she will be moving up in her career soon the way she handles her job. I’m surprised she isn’t running the place. A good place to live and DEFINITELY a bang for your buck$$
I have lived here for two years in August. I feel like overall this is a good place to live but expensive for what you get. They promised that a dog park was coming which is why I signed my lease, but that has never happened. The management says they will do a lot of things and usually dont follow through. Maintenance is terrible and is always backed up. The apartments themselves are nice. very spacious. They all have fireplaces but you cant use them which sucks. Windows are very old so they let a lot of air out causing high electric bills. The pool is nice and clean but there are always kids there with no adults. The location of Regency North is perfect for me and they have no breed restrictions for dogs which is why I stay here.
I love this place! I Have been here almost 2 years and plan on another 2. Recently, they have gone threw a ownership change and boy can you tell. Things are getting better all around! The property manager is still a bit rude but other than that everyone on the staff seems to know what they are doing. They recently hired a new maintenance supervisor which i have already met a few times. I think he said his name was Tom. Anyway he has been very nice to me and answered any questions i have. Tom knows what he is talking about, which is a far cry from the previous maintenance supervisor. I can tell he is here to make this place look better, and he really does care about us as residents. Ive seen him out picking up trash with the other maintenance crew, which tell me he really cares about this property. It is refreshing to know that the crew knows what they are doing, and really cares about us. I really hope this makes it to the monarch corporate offices, because i truly am impressed with the changes they have implemented and think this is something the corporate office needs to know! Thanks again Regency staff!
I love my apartment Ms Diana Mrs Tandra and Ms M are always so nice and understanding. Maintenance responds fast Cody & Ron are the best . It’s a nice clean spacious apartment with a giant pool . I’m moving onto my second year with Regency and I’m super excited .
I personally have nothing but good things to say about my overall Regency North experience! I have lived here just over a year and immediately felt welcomed by all staff. Management takes the time to get to know your name, where you live within the complex, and are willing to address any issues or concerns you may have. No matter which apartment a renter chooses, there will be inevitably be some issue. Whether it be as small as a loose hinge on a cabinet or a more serious problem such as a leak from another tenants apartment. What matters is how management responds to those issues regardless of how small the issue may be. While I have been here, each small issue I have had has been addressed promptly. Im very thankful to have such a great first renting experience. The price is super affordable and you get a lot of space for what you pay! The apartments themselves are pretty nice. Our AC is always not really wanting to work so our electrical bill was about $400 in July. The pool is literally always closed and only about half the time do they ever send an email out. This is extremely annoying when you get two kids and yourself dressed and ready and you walk all the way over and it’s locked. The management staff is awful. My grandmother passed away unexpectedly and I had to go out of state for the funeral. I was unable to pay my rent because I can’t pay online due to a banking error 9 months ago that they refuse to let go. I was given no symphony and was charged $100 late fee and was forced to pay back the “discount” I get for being a student. So having to pay an extra $140 was a low blow to a grieving family. The property manager will pretend to like you and try to lure you in with but they really don’t care at all and are only after money. Peggy, on the other hand, is the nicest person you will ever meet! She’s an absolute sweetheart and she went to the ends of the earth to help get us into the apartment!
Lived here for 3 years and overall had a great experience. Management knows you by name and all the ladies in the office are friendly and helpful and even the maintenance staff. Any maintenance requests we had got taken care of right away. I would recommend Regency North- the location is a plus too.
We just started our journey with Regency North Apartments and we are so impressed! Everyone is super nice and they make the application process so easy. The apartment is nice and clean, they include a 24 hour fitness center, and theyre putting in a dog park, (yay!) Definitely 5 stars.

This place is a joke! Do not live here! We had sewage water leakage, water POURING from the ceiling, pipe brushing causing water to be all over the carpets and our belongings. And it took them over 2 month to fix it. So there was with a horrible smell from all the sewage water in the carpets. And when you move out, dont bother cleaning anything because they will still not going to give you your deposit back. WOULD NOT recommend this place to anyone.
Do NOT move here unless you’re moving to the upgraded apartments and do not live on basement/ground level. There’s nothing but bugs that get in. I swept up at least 20-30 bugs every other week. The pipes are so old u hear them every time you turn on the water. Everything is rusted and outdated and simply just OLD. The floors are uneven including the slanted parking lots. Smelly water came up from my closet carpets. I was shown an apartment that wasn’t even the one I moved into but I had to since it was a last minute move. Now they want to charge me over $900 for cleaning fees and a bunch of other BS.
Great place to live. We have friendly and quiet neighbors. The outside is very well taken care of. The management and staff are always friendly.
If I could give a -1 I would I have been living here for over 5 years and it is not getting any better. The manager Diana is so rude and a liar she changed my information without me knowing then tried to say I knew what was going on. I have been charged a pet fee over 2 years now BUT I have no pet!!!!!!! I put in to break my lease and she gave me one price then turned around changed the date after I signed and said I own more than the first time!! I have all copies and I have hired a lawyer who says I have a strong case!!
I never thought I would write a review for a place I only went in to look at, but this was bad. First off they wanted to charge us 80-90 dollars on our water because there are three of us (this is including my son who is a toddler and no laundry in the unit. The place we got is only 35 with laundry in unit), and she did not write anything down for us which I did not like but willing to forgive. Then she did not have the decency to show us things like the fitness center, just pointed to its location and tried to get us to sign a contract right then and there. She was really aggressive and kept trying to up sell3 us but we demanded to see an apartment. After this she told us she would but to keep an open mind because it needed some work. Inside the building itself it smelled like a really bad nursing home and the paint was peeling off the walls and the carpet needed replacing (this is just on the stairwell). Then we got into the apartment and it was dirty. Not just a little dirty, but microwave on the middle of the floor next to a light bulb and debris all over the place and lots and lots of trash. She then tried to brush off the issues and wanted to still show us the apartment. We told her no and tried to get out of there as fast as possible with her running behind us trying to get us to look at another place. Frankly if you do not have the decency to show us a clean apartment that you are saying just needs a little work and to keep and open mind I do not want to live anywhere near you. Also she almost tipped the golf cart over while telling us she was a good driver... Not a good experience at all.

I have been looking through all the reviews for the complex as I was about to post this and am sad at all the bad reviews!You have to understand when you move into an older apartment complex you are doing it for the affordability. Things get old and break and can take time to fix things. If you are understanding and know how to communicate respectfully like a normal adult should you won’t have any problems here. I have lived in this complex for almost 7 years.I love it here and couldn’t be happier with the size of the apartment for the price;Not to mention the amazing office staff and maitenence. For the age of the complex it is very well taken care of. I would recommend this complex to any of my friends and family. Thank you Regency North for being my home for 7 years!

We were without a/c or heat depending on the weather for average of 2 weeks on both. Nothing gets fixed until you contact better business bureau or corporate office. Leaks ever where utilities extremely high where I live now has more square footage and pay lot less in utilities. Bugs ever where would never recommend. Management would send out promotion to post review and enter for off rent or give cards very sad
Been here seven months and Ive been ready to move cant wait til this lease is up... these people feel they can do what ever when ever and dont care how it effects their residents

Current resident who can never seem to get a straight answer. Maintenance never shows up until weeks later and the office staff seems to think they can essentially hold you hostage because of your lease agreement. Gave a 1 star rating because you cant give it 0. Ive had MANY issues with the maintenance staff over the 4 years Ive lived here including theft and not properly fixing things. The office had been through so many people its hard to know who ACTUALLY works here. They do audits and its to make sure you are in compliance but will charge you for things since typically you arent there when they come in. Most recently, they are now changing the policy to create an appointment for maintenance to come in. I scheduled an appointment (9am to 5pm is the only option), took off work for them to NOT show up. I called the office and was advised that maintenance had been working on ac units (understandable bc it was warm today- 92 degrees F) and the pool. HOW IS THE POOL A PRIORITY over an appointment?! Im calling corporate tomorrow morning. MAYBE something with actually get fixed... DONT RENT HERE!!! There buildings are in shambles and NOT to code. I cant wait to get out of here....

Ive lived here now just over 5 years with my husband and I have to say that Diane is the best property manager this location has had...PERIOD! Ive read other reviews on here and I am upset how people are upset with rules being enforced. Yes, if you dont pay for covered parking you will be towed! She has sent out numerous emails about this and it is posted. The only drawback with this property is the maintenance department was not the greatest over the past few months but that is quickly changing. Also the kids running around unsupervised is an issue, but the property cannot do anything about that. Now let me address the slurs against the staffs character. If you come at the staff like you have no sense, home training, or straight from the ghetto, expect to get the same in return!
I’ve been living in here since August of 2017! And since I’ve been here it’s been NOTHING BUT NEGLIGENCE, DISRESPECT AND LACK OF PROFESSIONALISM!! I wouldn’t advise anyone has MORALS to live here!!DIANA IS THE MOST RUDEST...MOST EVIL WOMAN IVE EVER ENCOUNTERED IN MY WHOLE LIFE!!I will be filling a law suit against the Complex and property management company...ASAP!!!!
When I first moved in I reported that the arm on the door of my refrigerator that holds condiments was broken off and it would not properly hold condiments in the door. When the maintenance came to fix it they attempted to push the arm back in the holes it broke from, something I already tried to do myself, but that was not a permanent fix. I thought it was fixed but then all my condiments would come falling from the door. I stopped reporting this issue because it was not fixed after the first two requests and it is a minor issue. I did not realize how convenient it is to be able to put ketchup, mayonnaise, etc. on the side of my door until experiencing not having that option, especially since they fall and do not always stay standing up on the normal fridge shelf. I left that complaint alone, and still to this day I cannot use the side of my fridge door for condiments, etc. months after moving in I finally got WI-FI, and when the phone company attempted to connect my WI-FI all my phone jacks are painted over. Note: the AT&T guy said he sees this often at Regency North. This was the beginning of my judgment on the maintenance since they tried to put their job and responsibility off on the phone company. And it is poor workmanship that they paint over the phone jacks. Next, was my heater. The winter of 2013 my heat went out quite a bit, 3-4 possibly more times. I would wake up around 4 in the morning to a cold home. I called emergency maintenance and they came out, fixed the heater and luckily it was warming back up by the time my kids and I was up getting ready for our day. The heat went out again a few days later, I called emergency maintenance. The heat went out again within a week or so. When I called emergency maintenance they informed me that it is not an emergency until my apartment reaches 69 degrees. I feel it is unfair that in the middle of winter I would have to deal with the heat not working until it reaches 69 degrees. I have kids and getting ready in the morning, taking showers, etc. in winter should not have to be done with no heat. Maintenance fixed it later that day, but it broke again. Something was finally done and the heat was permanently fixed. After my constant complaining about my heat I felt the maintenance men had a personal issue with me and my smaller requests started taking longer to be fixed. Again, something I just have to deal with as a renter, but still seems unfair. The maintenance men have left messes from their repairs in my apartment. The side of the counter top cover in my bathroom sink came off. The maintenance men tried to put it back on with glue, I assume. That did not work so when I called and informed them that it came back off, they came back and painted over it instead of actually repairing it the correct way. Another maintenance issue and one that is still pending is last year the front right burner stopped working. I submitted the request and they fixed it, only for it to go out again. They came back and “fixed” it, and it went out again. I called again, and they came out to fix it and left saying “its fixed” when it was not fixed because I called again and they came out and connected the front burner to the back burner, therefore I could only use my front burner if I turned my back burner on. They fixed it but since then the burner has never got hot enough to cook on it. I’ve just dealt with it for quite some time now. So now I have a burner that stays on. I have had to disconnect the burner from the stove top to prevent it being on all day and all night. I called and this problem was not taken seriously because it was not fixed immediately, and at one point I called and Jamie Jacobs told me that the maintenance man was standing right in front of her and he would go fix my pending requests right away. That did not happen, and my stove top still stays on. The “surface is hot” light stays on all the time. My stove makes a noise every couple of minutes because it constantly stays on.
Worst neighbors ever and couldnt even leave because of the lease. Maintenance shows up weeks after you submit a service request. We reported mice or some sort of critter in our walls and they took a week to take care of it. MICE! Turns out they were bats. Theres no dead lock so they come in whenever they feel like it, and they did. No privacy! Its a shared laundry room with 1 washer, 1 dryer for like 12 families and one of them is usually broken about 80% of the time and it takes them weeks to repair it. Sucks living here! Extend your search and find somewhere better to live.
My husband and I thought we hit the jackpot when we found this apartment complex since it is accessible to all the main highways. Plus, theres this super fab fireplace. Renting our first place together, we knew it wasnt going to be plush and accepted that fact but HOLY MOLY this place is sketch.First off, the fireplace DOES NOT meet fire code standards so no one is allowed to use it. The management needs to add this blip to the website so people dont get their hearts set on using it.Secondly, there are about 10 spots in front of each building for parking. If you park parallel to the building, you get towed. If you park under the covered parking, you get towed. You should be fine if you park in Timbuktu, however.Dont get me started on the overall cleanliness. There is not a large enough maintenance staff here, so vacuuming goes by the wayside. My building, 6001, is awful because the people who live in this building are slobs. Ive found candy wrappers, soda cans and FREAKING nacho cheese sitting in the hallway. It isnt the cleaning crews job to pick up after the residents who are too lazy to throw out their own garbage. My goodness.Ive had a few experiences with maintenance. Our AC broke, so they were able to fix that in 4 days. 4 freaking days. I ended up staying somewhere else. Another time was when there was a gaping hole under the carpet layer, so this construction team and to lift up my carpet, replace the foundation and got dust everywhere. Oh, the sink in the kitchen doesnt have a constant flow, and weve told maintenance this 2x at least -- they claim to fix it but it never is resolved. There is a constant drip within the water heater closet, so my apartment stinks whenever it rains.The cops are here every so often, which is both comforting and alarming all at once. Twice Ive been woken up by cops dealing with domestic violence cases in my building.The management does a decentish job. They post alerts on your door when pest control is coming, etc. My favorite was when they gave us 3 days notice that we had to ALL move our cars by 8a or else they would be towed. Remember what I said about parking in the first place? Multiply that by 5 buildings.My favorite story was when this man was picking the lock to the apartment across from mine. My husband and I called the front desk several times and what did they do? Send maintenance. All the man did was whistle and say maintenance. The lock picker sat there on the stairs, waited until maintenance left, and then immediately went back to picking the lock. I called the management AGAIN and they FINALLY came over. I was home, all alone, and terrified. The guy didnt even live here.I tell everyone how much I hate this place. The best perk is the free internet. Look elsewhere.
Update August 17 2018: 1 StarI am updating my review as I come closer to the end of my lease. This place is really great, as long as you never have any issues. But as so as an issue arises they drag their feet to get things done.Things were fine when their old maintenance guy Chris was around, ever since they fired him their maintenance department has been incompetent and understaffed.My sink has been broken for two weeks, me and my fiance have had to wash dishes in totes in our bathtub because our dishwasher is filled with dirty sink water. I wrote a maintenance report for this, the fact that our air conditioner only works off and on and a leak we have had coming from our ceiling. None of my reports were serviced. Me and my fiance went to the office twice to address this and still no service. After emailing Diana, she sent a maintaince guy who ran water in the sink for a minute, saw no problem, and left without even waiting for the sink to fill up when the clog was clearly deeper within the pipes. Instead of doing his intended job or looking at all the other maintenance issues we had.This maintenance person reported to Diana that the job was complete, and that our apartment was a mess and needed to be inspected. Being that were were in the process of MOVING everything out, the condition of our apartment was scattered but nothing was dirty except one day old unwashed dishes in a tote, because of the sink. We had no dirty clothes, or trash inside our home. After emailing with Diana again, and talking to the assistant at the desk. Our sink has still yet to be fixed. Instead Diana has blaimed everything on our “messy” apt and “lack of communication” with the office.Overall, it was a pretty good experience in the beginning, but the end was really rocky and frustratingJuly 2017: 4 StarsIve been living here for about 2 months now so I feel like I can give a good review of this place. Things may change because we are now switching property owners from Maxus Properties to Monarch Management.Overall my experience has been a good one. When we first moved in there we a few issues, the toilet did not flush all the way and the bottom molding (trim) of the bathroom was coming off. These things were both fixed in about a weeks time so I would say thats about average, not too bad but not spectacular. Diana was very nice and understanding and was able to move us in quickly. We recieved our $200 ecard in our email which we could apply to restaurants and different stores nearby. The pool is usually open when its not being cleaned which is good, they cleaned it up pretty fast after the multiple storms we had. We occasionally still see so roaches from time to time but its hard to find an apartment without them around here. The grass is kept cut and I get an overall sense that they are doing a good job. The washing machine in our building broke and it was fixed within 2 days. I love that there is no breed or weight restrictions on dogs, which is very uncommon for apartment in the KCMO area.Some cons would be that there are lot of kids who live here. The neighbors kids above us are occasionally loud and stomping but thats not the propertys fault so I dont blame them. I wish their fireplaces were actually functional, and theres also very limited parking space (especially at night) unless you buy a carport.Overall its a relatively affordable and good place to live. I havent had a lot of issues but I will update in the future.
****HORRIBLE PLACE TO LIVE!!!! DONT FALL INTO THIS TRAP!!!*** This place is a dirty dump ran by slumlords. They want all your money but, they wont provide you with what theyre supposed to including basic needs and sanitary conditions. Ive been here for almost two months and I still dont have hot water to my shower, my daughters bedroom window is still broken as it has been since we moved in, the shelf that holds condiments in the refrigerator is still broken, theres mold in my kids bathroom to where they just had to have a specialist come in. The list is endless!!!! And when you express your concerns to corporate, you dont even get the respect of a response back!!! Were talking basic necessaties and health and safety folks!!!!!! A monkey could put these apartments together better. Ill attach my 120+ pics and videos of what a nightmare its been from walkthrough till now and you can decide for yourself. I only gave one star because I had to. Oh, and the Egift card is a lie too as Ive never received one like they told me I would! Use my horrible experience as a lesson to move anywhere else but here! I wouldnt recommend this property or anywhere else Maxus Properties represents, to my worst enemies! They even deserve better than this!
Flooding 5 times in 5 months. DIANA is extremely rude amd very disrespectful. My fiance and I contacted a lawyer beings they were trying to charge us for the carpet. Really? Your disgusting building. So, long story short, we wrote a letter and were able to get out of our lease with no fees. Cool right? No. Literally 5 days after the contract was voided, we got a lease violation from Diana. Then, 2 weeks later you ask? Yep. Another pet violation. These people are scammers. And if youre not Black or Mexican it seems like they try to bombarde you with appointments for people to do work in your apartment but they will NOT give you a correct time or day, EVER. Not only this property, but the Management company that looks over Regency? Yeah, they need to be investigated as well. They do nothing for you. And expect a whole lot of money in return. I wouldnt suggest this place to my worst enemy.
Horrible! Ghetto as hell might as well live in the projects and everything is old and broken and maintenance refuses to fix it, Ive had this pet odor in here since Ive moved in and Ive lived here a month and its still not taken care of but they want rent on time right? What a joke, Hate this place never live here if you want somewhere peaceful just had my car broken into last night on top of it all.

I have mice chewing the wires behind the kitchen walls causing a potential fire hazard but I have to wait until Wednesday when the pest control guy comes. Even though, I pay a monthly pest fee. If it wasnt for the outrageous termination fee I would have left a long time ago.
I lived there a year. I loved it. The office staff was great to get along with, maintenance was on it when I called in. and if I had an issue that wasnt immediately resolvable, like my ac unit died, they had wondow units in before I came back from work so we werent uncomfortable. I loved it. I moved out because my husband couldnt sell the house, but as soon as it sells, were moving back... 10 stars!
