The most trash apartment ive ever lived in. The office staff (specifically 2 women, one of them is black) is COMPLETELY RUDE. They dont care about their jobs and ove had an ongoing issue for several weeks and maintenance is useless. If you have an issue, dont expect it to get fixed for months. I cannot wait until my lease is over. These women need to be fired ASAP

It’s not the maintenance staff, they are wonderful and work hard and are understaffed. The gate has been broken for several months and I almost have had several accidents from people not yielding to the entrance gate. People use it for in and out and it is not big enough for 2 cars to fit through at one time. People just do not care about other peoples property here. railing in front of apartment is rusted and is not supportive, black mold in the other half of the apartments here. Kids roam around without the care for other peoples property, cars will be damaged, loud music at night, people Speeding in the parking lot day and night. As I write this there are people arguing outside at 12:30 in the morning, cussing at each other. People have busted apartment windows in the past. Cars are dumped here and take up parking spaces, regardless of how many times property management gets them towed off of property. They even raised the rent and the standards have gone way down. No security at all for the neighborhood it’s in, and there are always issues because of the age of the property. Would not recommend living here.

This is the worst apartment complex I have ever lived in. My air conditioner has been out for weeks and the apartments keep telling me my ac is shot and someone will be out to fix it but no resolution. Its summer and its hot in my unit and its not fair I pay rent and cant get air conditioning. I would not recommend these apartments to anyone.

Contractors are really awesome but the management staff are extremely rude, unprofessional, and overall this place is just a hot mess disaster. Everything is dirty, broken, or unsafe from the deck to the pools and grill and public amenities to the pothole haven of a parking lot.

I was lucky to find these apartments. My background is in multi-unit living both as a commercial realtor and property management. The location is perfect with an interstate 2 minutes away. Yet my unit is so deep in the woods its like living at Lake of the Ozarks.Staff is friendly and very professional. My unit is great and underpriced. I amnot entertaining any thoghts of leaving here

DO NOT I REPEAT DO NOT MOVE HERE.... This is my second time staying here and i so regret it. Always having issues with not having any hot water for days at a time.You put i a maintenance request it take months to get thing fix but they will close your request to make it look like they fixed the issue. They release your personal information to other residence and when you call and complain on why they will say that the manager will have to call you on Monday but no one ever return your call. Outside of the buildings are horrible as in spiderwebs and bugs just caked on the walls.. Only reason i gave one star is because you can write a review with zero... Another thing pest control do not come out have not see one bug man since i been here and it has been 8 months . I had to purchase my own home defense because we had a spider problem when we moved in but I TOOK CARE OF THAT OUT OF MY POCKET. Cannot wait til my lease is up NEVER AGAIN

I applied for this apartment in August got approved paid to hold the apartment until October because that’s when I was moving out of town a week before I moved out of town they told me that they could not use my employer from which I was transferring from they through it my application and they after I told them to mail my refund of my deposit to my new address they still mailed it to the address I moved from . This company really needs better management I moved to another state and had to stay in a hotel coming out of more money . I wish I could give no star

Terrible screening of tenants. No action when violent tenants. No action to make repairs in timely manner. Gate has been broken for over 3 weeks with no mention or effort to repair, and when it was working properly, was kept open most hours so not a secure community. Not a good experience here.

Apartment Hired Contractors to perform maintenance under the agreement that the contractors would wear PPE at all times. Contractors wore PPE When entering but then removed PPE when on premise. A second contractor came to take measurements of where the work was performed to I assume bill management and wore no PPE Whatsoever. The contractors also instead of asking to move a several hundred dollar carpet decided to step on it in Drywall stilts were I dont even step on it with shoes. They were also careless and I have found screws that they dropped on the floor that couldve stabbed us. Bad Experience.

I love living here. The new property manager Trish is very nice and always willing to help. She has made a positive community with lots of fun events. Also the complex looks really good too.

I would not recommend moving in this apartment complex. The management and staff has transitioned too many times to count. Every time you go in the leasing office there are new people. I moved in May 2016 and somehow my lease is now up in Oct 2020. Peak living/View High Lake apts states they don’t have the initial lease when I moved in 2016.If you’re thinking of moving in here, I personally do not recommend them at all. Kind of upset you can’t give 0 stars.

I wish I could put down my own experiences but unfortunately I cannot due to not even given a chance. You got credit problems? Youll get denied instantly, no matter how much you make or how guaranteed your income is. People make bad mistakes were humans. But we can choose to change our ways and I did and so did my other half. Its no wonder so many people are homeless with credit checks and so forth. Its really a shame and Im really discouraged because we really wanted to make this place our home and we cant.

Maintenance is painfully slow; it can take a month to get even a simple thing done. Maintenance guys make a good effort but seem overworked and understaffed.2. Summer 2019 the pool was closed more days than it was open! Finally opened halfway through the summer, but then they had one excuse after another for closing it way too often through the rest of summer, and the water was often cloudy. So lame. The swimming pool was high on our list of reasons to move here, so this is a major disappointment.3. Wish buildings were cleaner. Building interior shared areas are cleaned sometimes but not often enough; when we are expecting visitors we clean up the entryway and hallway ourselves. And the exterior building fronts are far worse. Apparently they’ve never heard of a power washer here, or even a simple hose. Management keeps their own office building clean and nice (of course), while some tenant building front exteriors, especially buildings next to the lake and along Willow Avenue, look ratty with grimy windows, bird nests, thick dusty cobwebs. Photos below. We saw a lady with a broom on a step ladder, trying to knock down cobwebs and clean the building front entry as far as she could reach; I guess she gave up on management ever taking care of this. It’s ridiculous. This place brags about the small dog park they put in, which is fine, but can’t tenants have something as basic as clean building fronts first? We’re wondering if anyone in management cares that a grimy building is not pleasant to come home to.

The staff was a tremendous help and help answer all of our questions! They were always readily available and really helped ease the stress of moving into a new place. If it wasn’t for Keri, we would likely not even have been moving here! She was so very helpful too us! My girlfriend and I kept saying things like “wow this can’t be this easy”. I am in my 4th year of college and have moved into a new apartment each year, because of transferring schools, different roommates etc. but this is by far the best experience I’ve had!!!

Nice, safe area close to a lot of shopping and food. Outdoor pool, indoor fitness center, small lake with a fishing dock and small walking trail(natural, not man made), enclosed dog park with play equipment, gated entry, and security patrols a few times a night. The maintenance team is very friendly and knowledgeable as are the leasing office staff. Ive lived here 2 separate times for a total of 2 years and been very happy!

I’ve lived here for a couple of years now, and before this summer I would’ve given 3 stars out of 5. One of the claims to fame on the website is a beautiful outdoor pool… which was closed for more than half the summer! Even once it was opened in August, so many days it was closed again, for this reason and that. And this is under new management! It never took that long under the old management. Also, the length of time we have to wait for maintenance requests to be resolved is embarrassingly long. The kids want to move to a place where they can have a pool.

PLEASE ASK THEM ABOUT THIS STORY BEFORE MOVING IN!! YOU DESERVE TO BE TREATED LIKE A HUMAN!!We have been living in View High Lake Apartments for the past 6 months. We were happy about the space the apartment offers and the location to our jobs. However, there were some concerns when we moved in. These concerns such as; a broken window (cant be locked and needed to be fixed immediately), a leaking toilet, a leaking tub and the carpet smelled of cat (this is something both Angie and Deann noted and said they would fix). We filled out the forms to get this fixed, emailed the office, called the office and visited in person. Each time we communicated these problems they said they would be fix (Angie, Lance and Deann all said they would be taken care). However, none of the problems were ever fixed. Its not about not having these problems fixed its about the lies. You feel less as a person when youre lied to just to get you out of the door. PLEASE ASK THEM ABOUT THIS EVENT!!! IF THEY SAY THEY RESOLVED THIS THEYRE LYING!!!!However, IF THEY SAY THEY ADMIT THEIR FLAUNTS THEN GIVE THEM A SECOND CHANCE (EVERYONE DESERVES A SECOND CHANCE)

Unsafe neighborhood, management is unresponsive and very poor at communicating not telling us everything we needed to know and im always sent to voicemail no matter when i call. I love living here. I just renewed my second lease.Initially I moved here because of its central location and layout of their two bedroom apartments. They were just bought out by Peak and honestly had a rough transition out/in.I’ve renewed my lease because I realized that their rates are very reasonableFor the amount of space you get and one with a w/D finally opened up.Peak has started adding things, Although i think we could have added something better than a pickle ball court 🤷🏾‍♀️ but grateful for the small faceliftAnd being right between Lee’s Summit Crossing and 350 Highway is great too.The buildings are small which I like because there’s less foot traffic, and the security doors (for the most part) stay locked. Some buildings have kids and they leave them open to go in and out, but I’ve never had issues with safety and security.ALSO. If you want a 2 bedroom but can’t afford the extra space, look at their one bedroom options with a den. You obviously wouldn’t have a roommate but for a work or study space it would be very helpful and cost effective.Trish the property manager is very helpful. You have to kind of stay on her about things, but she’s kept to her word and is very pleasant to work with, along with the rest of her staff. I’ve had no personal issues with them as far as customer service goes.The only CONS, if you consider them that, is some of the buildings aren’t maintained the best as far as general upkeep, they charge extra for updated appliances, and not all apartments will have washer/dryer available.The walls are THIN! if you’re in your living room you can pretty much hear everything happening in the hall, and vice verse so ask if your intended building has a lot of kids or heavy foot traffic. The security doors are loud when they close lolI waited a year to leave a review because I wasn’t sure if I’d renew or not, mainly for the washer/dryer and wanting to be closer to my job up north. but I’m happy to say I’ll be planted for a while until a house is on the horizon. So far I’ve have the best experience with this complex and have now been able to have the features I want and need. I’ll be happy to add photos once I’m fully unpacked!

26 + car brake ins. Some one murdered and water and gas over billing. But though it all there is a wonderful guy named Lance that worked with us all the way to the end. He is the reason they are not a one star piece of .... Great laje view too.

My wife and I has moved here almost a year ago. I like the location but the kitchen is small, no counter space for a cooking person. But the rooms are roomy, I like how good and quick the maintenance response to your call. However there arent any ceiling lights in the rooms and not many outlets. But all the negative to the side, I like it here. Angie is the best one here! Shes very good at listening to you and always makes you feel welcome and understanding.

The building look nice on the outside but when you walk into the building its disgusting. Dead bugs and dirt. The apartments are nice though. Until the people upstairs run their water. It will leak into your apartment. I also had some type of animal stuck in my wall and they tried to tell me I was crazy. By the time they finally decided to do something, the animal was gone. When you 1st move in they dont charge you gas and water and when you move out they try to charge this huge bill. When I moved in they left my stove gross. Grease build up everywhere. On the walls and everything. My apt stayed cleaned and when I moved out they charged me a $75 to clean the stove and they knew the stove was like that when I moved in so I refused to pay it. It went into collections and went from $86 to $123. These apartments are a scam. They also put letters on my door telling me I owe rent. My rent was always paid on the 1st. ALWAYS! I had a 2 and 1 year who broke the blinds in their room and the apartments put a notice on my door saying I had to change the blinds. I told them I didnt want to change the blinds until I taught my kids to not touch them. It wouldve been dumb to switch the blinds and 2 days later my kids broke them again. Sure enough I came home one day and the blinds were changed without my permission and a notice on my door to pay $75 for the fix. All they want is money and of course I never paid the $75. Dont move to View High Lake Apartments.

Have lived here for two years now. I come from a small town so love that its like their own community but still really close to the highway and close to 15 minutes to almost everything in the city. The lake is beautiful and peaceful and the fitness center is nice. Wish it was open 24 hours but it has all you would need and even a free personal trainer! I just live here with my son and feel safe, love that there is gated entry with security doors and a courtesy patrol available. Staff is friendly and works with you. Overall i would reccommend it!

This place is one of the cheapest in the area, being the reason we chose to live here. However, management is always changing and never responsive to tenant complaints. The buildings are old, outdated, and dirty on the inside and outside. The outside patio we had was unsafe with rotting wood and infested with wasps. When you move out they will take away majority of your deposit for cleanings even though as apart of the moveout process the tenant is responsible for cleaning the apartment. My advice is to save yourself the headache and spend a little extra money elsewhere.

The apartments are old but they have a lot of space and they have washer and dryer in the basement. The lake is awesome and they have plenty of fish. The apartments were safe, I lived there for 2 years and I didnt have a problem. The only thing I didnt like is that we wanted an apartment in the first floor and we end up in the second floor after they told us we would for sure. When we renewed our lease they promised us a Quicktrip Card and we never got it. I enjoyed living here and the only reason we moved it was because my boyfriend wanted a nicer place. I would consider moving here again.

This place is AWFUL ! AWFUL ! Soon as lease is up were OUT. Management gives you the run around. They pretend to take notes and do NOTHING. Asst . Manager pretends hes just hearing of the problem when I just talked to him the day before? John (acting manager) is supposedly filling in but hes been here doing nothing for months.Weve had a ceiling leak for four months, phone complaints, going in person and email and still no repair. The oven is old and only two burners work, handle fell off oven door and it took two months to just get it back on, still only two burners and oven does not ceil properly.Neighbors are filthy and noisy. The neighbor across the hall place smells so bad we have to hold our breath to come in go. Manager is very aware yet nothing is being done . The neighbors below smoke so if you like sitting outside you cant because smoke travels up. Not only smoke but theyre so noisy and it usually starts after 10pm. Theyre on the deck and again noise travel especially when youre outside and not enclosed in their own filthy place.Warning you Do Not Move Here. You will regret it!

Just don’t. Peak living took over and we have to get LAWYERS INVOLVED because mom moved in another apartment we were suppose to get $300 off rent after 6-7 times mom asked. Maintence is better but management is horrible and racist. The pool was not open half the summer and the workout room is being upgraded so that’s good at least. Good location but if you can afford the new apartments by Longview just do that. They haven’t renewed our lease after 3-4 times asking so...see you soon Longview apartments.

View High Lake has the worst staff I have ever had to encounter in my life. My apartment has had maintenance problems that started in March and still has not been fixed yet. When I call about it they say that they have higher priorities on the list, even when we have been there multiple times SINCE MARCH and the office staff have promised that it is going to get fixed that day or that week. It has been over 3 months now. When I go to leave for work in the morning, the maintenance staff is just chilling in the parking lot talking to people. I have never worked with a more lazy staff. They have the rudest managers and maintenance people I have encountered. DO NOT LIVE HERE.

This apartment complex DOES NOT OWN the lake! The first thing they advertise in their brochure is that its a fully stocked lake and this is FALSE! The property ACROSS from the apartments is PRIVATELY OWNED as well as the 26 acre LAKE! Signs are POSTED throughout the property that IT IS PRIVATE! The tenants who rent from these apartments are coming over and IGNORING the signs going over and OVER-FISHING the entire seperate private man-made 1 ACRE POND leaving it once stocked to completely EMPTY! THIS IS FALSE ADVERTISEMENT on the complex! THE OWNERS OF THIS 1 ACRE POND WILL PROCEED TO RECORD/FILM ANY TRESPASSING AND VIOLATION OF THE POSTED SIGNS! LAW ENFORCEMENT HAS BEEN NOTIFIED! The OWNERS of the complex and/or MANAGER are NOT making it clear to their tenants to ABIDE by these POSTED SIGNS and informing them of the CONSEQUENCES WHEN VIOLATED! You would HOPE as property owners of Lakeview Apartments would WANT their tenants to be protected from LEGAL ACTION regarding TRESPASSING! This place is horrible. There was a murder, still no security or anything. There were windows busted out of 40 cars in one night. Still no security. There are still being windows busted out, mine and my boyfriends both just this weelend. Still no security not even a call back from the office. The only place to park here if u get home after like 6 pm is in the back where the vandalism happens. You would think these idiots would at least have a public security patrol to stop some.of the crime over here after a murder and mass vandalism, but they dont care. They will come into your home whether you are there or not to replace blinds though, priorities. Do not move here. U have been warned.

Awful management office, but nice apartments.Ill preface this by saying I dont really have any issues with my apartment itself. Spacious, good price, maintenance seems to get done in a timely manner. However, every interaction with the management office is like pulling teeth.When I first moved in (on a Friday), noone bothered to check if my stove worked. Since it was the weekend, normal maintenance was off site, so I called the emergency line since I wasnt able to cook all weekend and couldnt afford to go eat out. I was told that this wasnt an emergency by the maintenance guy (who seemed to just not want to do anything unless it was life threatening). When I talked to the management office on Monday, they said that it was definitely an emergency and apologized that maintenance shrugged me off. They offered a credit, which I gladly accepted.One month later, when I go to pay rent, I notice that I only have a $7 credit instead of the $25 I was told I would get. When I ask the management office, I finally get a response after waiting 2-3 days for a call back from the right person. They explain that when I moved in, the person who charged my card entered the number wrong and they undercharged me by $18.Now, instead of owning up to this and eating the cost of their mistake like 90% of companies would, they doubled down and insisted that Im still responsible for it, regardless of it being a staff error. They waited ONE MONTH to say anything, and I only found out about this because I noticed the credit amount and called the office to figure out what was going on. Not ONCE did the management office contact me in the first month that I was there to notify me about being undercharged, or about recouping the $18. Instead, they just took it directly out of the credit I was promised and have stonewalled me about it saying well, we apologized, but you still owe us.If I purchase something at any other company, and they undercharge me, you can bet that they arent going to call me up a month later and ask that I come back in to pay the difference in amounts that their staff screwed up. Its completely unreasonable.On top of that, today when trying to get into the complex I found out that my card had been deactivated and I couldnt open the gate. 15 minutes later in the office and I find out that they ran an audit which deleted a bunch of duplicates including my card. Had I not gotten out of work early today, I wouldnt have been home in time for office hours (which are a laughable 9-5pm. As if people dont work regular 9-5s which means they will NEVER be able to go into the office on a weekday without missing work. The same goes for maintenance. Work till 5? Hope you dont mind taking time off so you can be there for the maintenance guy. Oh, and you cant pick up large packages at the office when its closed, either. I had to wait 4 days last week and take an hour off work so I could get to the office in time to get my mail.) I would have been stuck outside my apartment for the weekend and relying on other random people to open the gate to follow them through.It seems like the management office runs like a group of buddies. One of them messes up, and instead of making it right as a company they all just get defensive and give a useless apology without fixing the actual issue.3/5, nice apartments if you dont have to go to the management office often or at all.

RUN. This complex is ridiculous. Prior it was decent, the staff communicated with residents okayish. Peak living took over in November 2018, I have continually asked for my utility bills since then. ITS ALMOST APRIL AND NOTHING. The staff has turned over, peak has such a bad reputation and I’d never want to work for them. When they took over they did not put any information in the system correctly, I haven’t had access to any portal, I’m supposedly not on a lease and now they change utility billing without proper notification, which is absolutely against the lease. After two years i can’t wait to be done now. If you live here and live with chad Nic, look into your utility bill. I can guarantee they’re not billing you correctly. It does not matter how long the office staff has been on site, you are now a representative of the company, and any problems there are it’s now your problem, don’t tell a paying resident get lost.I also put a maintenance request in Feb 2019 due to a security door not locking after someone attempted to break in my apartment, it took 5 weeks for them to not fix it but have to go to the office 2 more times after another attempted break in!! My window is still not fixed, but they’re concerned about changing out toilets. Good to know, this property is going downhill way too fast, not to mention over 36 vacant apartments when i last checked! The gates never work, so don’t count on that security either, let alone titan security who takes 45 minutes to respond when a gun is pulled on you by another resident at 3 am! This place is a joke.

This is so hard for me to do because I’ve lived here for two years and like EVERYONE is saying this is the place from HELL! I too ignored some of the bad comments when searching for an apartment because I’ll be honest and say i was desperately looking and thought because it was in a secluded area with a gate you had to have access to get in, and had to because you had to buzzed into the apartment i should be safe. Being a new single mom i made the decision after looking at the sample apartment and taking a slight tour for the price the space and all the amenities i could have this should be great starter apartment for me and my son. I did do some research (word of mouth), reading the reviews; even though some said run, before i did make the final decision. Upon signing the lease i had a move in date but no exact location of the apartment so i couldn’t give an location to deliver my furniture to until 3 days before move in. I feel like they gave me the service they needed too to get me in but it was over after that.I HAVE SOOOO MUCH TO SAY GET READY!!! THIS IS A REAL REVIEWWhen i first moved in the options to pay were by money order or by the internet. Til October 2017 i had no issues paying my rent but when they changed to this pay lease option I’ve had nothing but issues with my account. It’s like they were charging me for when my own bank didn’t charge me these fees. It was like a glitch in the system where it wasn’t actually sending it to my bank. I thought this could have been my error but when it happened two months in a row I had to speak up. In January i was credited back the late fees and over draft charges. Well February comes around and i tell them i paying this in front of them because i don’t know where the glitch is coming from i agreed to just pay with my debt card and pay the extra 35 to use it. i know for a fact i wasn’t credited this money because when paying for March i had to pay the 35 to use my debit card again. My schedule makes it hard to reach them i go to work before they open and off after they close. in April i couldn’t afford the extra 35 that’s where i learned i was still locked out because Diana never noted my account of ANY OF THE ERRORS OR me coming in and paying literally in front of them. I was devastated!!! She explained she couldn’t unlock me and that would be another day late fee on my rent because she wasn’t the one who actually did it.She stated she talks to the man every night that could and i still wasn’t able to get unlocked until the next day she did give me a call when i was finally unlocked but her lack of concern for everything I’ve went through was enough forNow let’s talk facts... if someone is murdered in your apartment complex you would think the apartment complex would atleast re ensure you that the apartment complex is still safe beef up security or even a simple note explaining what’s going on? If you are late 6 days for your rent you get this letter stating if you don’t pay they will be taking legal matters but to leave us up in wonders about a safety concern shows how much don’t care.I’ve PERSONALLY had my windows busted out TWICE the first instance it was the front window and back the second time just the front. The first instance my windows totaled 500 so even if i did an insurance claim that would make my insurance go up because of the lack of security at my apartment complex and this instance happened on the first of the month. Do you think they gave an grace with late fees? NO...so on top having to pay 500 extra i had to pay my 900 rent on time and that doesn’t include any of my other bills. I called the front office to get some type of explanation there was OVER 38 CARS in total that got broken into even News coverage and the blankly told me they didn’t know this happened so i asked in the instance what do you do for your residence and DEANNA told us there is nothing they can do. DO NOT MOVE HERE. I know any apartment complex or any place you rent from has its issues but I had the worst, most hellish experience living here. Aside from moving in without any air conditioning, and being led to believe we were moving into a specific unit with a floor plan we wanted.... they wouldnt even let us see the apartment until the day before we moved in, even though Angie kept telling us that we could see it a week prior. And okay fine I get it, it gets busy and hectic so maybe they forgot and needed to take care of some things before we moved in.. but then why was there no air conditioning??!? My main reason though for warning everyone looking at these apartments is because THEY WILL DAMAGE YOUR PROPERTY AND NOT TAKE RESPONSIBILTY FOR IT. View high lakes was re-paving their parking lot and they were supposed to notify their tenants. They failed to do so. They hired Summit Towing to tow any cars that were not moved from the parking lot they were re-paving. Unfortunately for me, a manager had quit and decided not to notify the building I was living in. I woke up to find my car moved to a different parking lot with my trunk dented all the way in and unable to open, and my right tail light shattered. I was FURIOUS, to say the least. I marched up to the office for an explanation. I took a video (and still have this video proof) of John and I having a conversation where he admitted that they had failed to notify my building and that most likely the damage was from the tow truck. LOL uh well duh its from the tow truck? I parked it the night before and had a fully functional car and then the next day it just so happens that its moved to a new parking lot and now damaged?!? Keep in mind this happened in July of 2017. They asked me to get three different estimates for how much repairing my car would cost, and so I did.. I didnt hear back from them until October, and by this time they kept beating around the bush avoiding fixing my car and still trying to avoid the blame and trying to pin it on the towing company. Both View high lakes and Summit towing were responsible for the damage done to my car. View high lakes should have notified their tenants because if I had been notified I would have known to move my car and avoid the time, damage, and frustration I was put through. My mother and I continued to call for months to get ahold of someone to take responsibility for the damage that was done to my car but every time we called they would pretend they had no idea what we were talking about and would lie and say theyd have someone get back with us but no one ever did. Finally we heard from Richard from corporate in February 2018. He apologized but still kept making remarks such as We cant prove it was us. Uh I have video proof of you guys ADMITTING THAT YOU DID NOT NOTIFY ME AND TWO THAT YOUR MANAGER JOHN BELIEVED IT WAS FROM THE TOW TRUCK AS WELL. I was so fed up and tired. Finally we made a claim on our insurance and something was finally done about my car, but not because view high lakes finally took responsibility, it was only because my insurance went after them. We still have not heard anything from View high lakes but my car is now taken care of thanks to the insurance company. I never make reviews for anything no matter how horrible the service, but after my awful experience I felt the need to warn people! This place is not worth it, the management is unprofessional and truly does not give a damn. They are very cut throat. Once theyve gotten you to sign your name away they stop pretending to care, and you are SCREWED. SERIOUSLY DO NOT MOVE HERE.

Parking is terrible. Many times you have to park two or three buildings away from your apartment building. That is very annoying especially if you just went grocery shopping. They have gone through five managers in 3 years. What does that say? The security gates are stuck in the up position more often than not.

Our first impression of the View High Lake Apartments was that every one seemed nice and helpful. The staff seemed relax and typically were willing to answer any questions we might have. The pricing seemed descent, considering the rooms were large and had many options to choose from. It seemed like a nice little neighborhood surrounded by beauty and close to private schooling. We were satisfied with our apartment at first and we liked the fact it was a gated, pet friendly community with a pool! We lived there for two in a half years. However, as the months went by we realized that the apartment had a mold problem and the staff did very little to correct and properly take care of this. They would try to cover up problems but would never fix the root of the problem. Many pet owners did not take proper care of their pets and left feces where you would step in it and it would smell horribly in the summer time. In the few years we were there they bumped our prices four times without any explanation other then “we are the cheapest around, so we have decided to raise our pricing,”. We ended up moving into another one of their apartment buildings because our apartment flooded and we didnt have the finances and time to relocate. The staff did very little to correct the flooding, bottom of the barrel, until the head manager who was not there when it happened, moved us out and made it right. When we were moved, our gas and water bills were always extremely high, and we realized they used socialized tactics for billing. We had a storage unit in our new apartment and because of their mold problem, many of our camping chairs and other personal things were damaged and infested with mold. We had to throw much of what we had in our storage unit away because of this and it seemed so unfair. We decided to move out, along with many other neighbors we had that complained to us about all the problems they had or were having including mice problems.When it came time to renew, we realized they were trying to bump up our rent pricing again, which only fueled our wanting to leave. By this time we were very unhappy and just wanted to move away at any cost. We cleaned our apartment as best as we could, we even cleaned out the windows and purchased a few new things for the apartment. My husband patched up every hole and we thought we would get our down deposit back, including our remote down fees. However, they charged us for every little thing they could and didn’t even reimbursed us for one of our remotes(50 dollars). Our last gas and water bill was extremely and ridiculously high, considering we were conservative with our water usage, it was 300 dollars and we had no choice but to be forced to pay for it! Like my friend said, “I think this will be the first apartment Iv’e had in the last fifteen years that I will not be getting my down deposit back”. They are not there to serve their residents, rather they are there to take as much as they can from them and act like they care. I am writing this review because of the many people that I met there, who left sad and angry because of the way they had been treated. I don’t like writing negative reviews and actually there is so much more negative stuff I can say. Including that one of my friends that worked there as an employees was treated horribly by her upper manager. I CAUTION YOU, Save yourself the hassle and do not move there!!!

Awful! I would not suggest to anyone looking for a place to live to come to this place. Lets start at the beginning. When I moved in here it was summer of last year and me and my mother came in looked around and it was filthy. We went up to the office and they acted very apologetic and they did make things right at the beginning. After you get your foot in the door though they dont care about you any longer. I had mice shortly after moving in year ago and my mom helped me get rid of them but they are now back again and the apartments act like it is no big deal. I was patient w them that time but I had a baby 3 months after I started living here and this is why I am so angry. It took them two months to put in a peep hole for me. They sent back a package that I still have never received because it had my 3 month old childs name on it and not mine and since her name was not on the lease they sent it back without calling me first. The laundry room is disgusting. When you walk in the front door of the apartment it stinks every single day. The balcony in the summertime is always infested with pregnant spiders and junebugs. they said they were going to paint last summer and never did on the balconies so THANK GOD I DIDNT ACTUALLY MOVE ALL MY FURNITURE INSIDE LIKE THEY INSTRUCTED. The funniest thing about these apartments is that they actually painted only half of the doors that you can see from outside. So now we have a bunch of new colored, poorly painted doors along with the old ugly painted doors as well. They ignore your calls if you call up there. They say theyll call you back and NEVER do so get ready to get out of your car or walk up there every time you have a problem, which you will have a lot of. BEST PART!!! Even after all these problems I have had, theyre wanting to raise my rent $25 this year, never gave me my move out form saying what the new lease would be and all of that. It was dated for April 24th and I never received it until I called up there in the middle of May and then they still did not bring it to me so two days after I called up for it after never getting it in the first place in April I had to get out in the rain with my baby and walk over there to get it so now I have 8 days to either find a new place or stay here for another Dreadful year. And if I have to stay here for one whole year they will wish that I never lived here.

View High Lake is honestly one of the worst places I have ever lived. The leasing process was absolutely ridiculous. They took weeks to get back to us (that should have been our sign to move on), and then the apartment that they told us wed be living in and had already put a deposit on was no longer available. So instead they moved us to an older, lake view apartment that had higher rent than what we asked for and what we thought we were getting. While I will admit that it is nice to have a lake view, it is not what I wanted. The balcony that we have to view the lake is unsafe. There are rusted nails sticking out of the rotting wood, so we dont like spending time out there anyway. The day that we moved in, our heat didnt work and our carpets were still soaking wet resulting in a lovely musty smell (as a matter of fact, when we tried to turn the heat on it smoked up our entire apartment and smelled like burning plastic. It even set off our smoke detector). I complained to the office (I couldnt access the maintenance website yet) and we got no response for 4 days despite my everyday calls, until I physically went to the office AGAIN to complain about the heat. The maintenance man was very nice and apologetic but the heat still was not fixed until about 8 oclock that night. It went out again shortly after that. Since then we have had nothing but problems. Our heat/AC still do not work properly and its been almost 4 months. The kitchen is old and outdated, theres only ONE setting (high!) on the gas range so cooking is impossible. The dishwasher knob does not stay on the dishwasher. The maintenance guys just superglued it back on and called it good until it fell off again about 2 days later, when they just told us to stick it back on anytime we needed to use it. The common areas constantly reek of pot and the smell even leaks into our home. The walls are so thin you can hear everything. There are no lights in any of the rooms, which is more of a nuisance than anything, and the office staff could learn to improve upon their manners and their response time. The gate never works properly so its absolutely ridiculous that you have to pay a $50 gate access fee. They recently changed their pet policy to be pets under 40lbs allowed so Im sure we will be looking for a new place regardless. Overall I would say these apartments are a decent price for the amount of space you get - but the space is the ONLY upside.Update: our a/c was out for TWO WEEKS!!!! In 85-90 degree weather before they fixed it. Put in several maintenance requests and we were completely ignored. They wouldnt even give us a window unit. Our garbage disposal that we barely use stopped working shortly after and clogged up our sink so badly that it attracted gnats. it took them another two weeks to replace it. And as a bonus my boyfriends car was broken into last night and several items (including his wallet and an old iPhone that he used for music) were stolen. The security that you pay for is an absolute joke.Another update: SPIDERS EVERYWHERE!

Initially spoke with Brooke and then with Russ, both were helpful when I followed up with View High trying to nail down a 3 bedroom apartment. Angie promptly emailed application with all needed information.Update: We relocated from Columbus Ohio and when we flew out to do our walk thru and our lease, no apartments were available to be seen. So we had to sign a lease without seeing the apartment. When asked prior to this if there were washer and dryer hookups we were told yes in the 3 bedrooms. There are no washer and dryer hookups. The first time we got to see the apartment was when we had driven overnight 12 hours with a 24 foot semi and all of our house. We were in complete disbelief at the status of this apartment. Carpets were dirty and old with severe wear and tear. Dishwasher hasnt worked from day 1, difficulties with oven. When I spoke to a maintenance man on day 1 of us moving in on Saturday. He told me it wasnt an emergency and he would get to it Monday. We didnt get a thorough explanation of how everything worked (online payments, getting mailbox keys, etc). We submitted our walkthru sheet and nothing was fixed. We began feeling generally malaised, coughing, congested, rashes, more respiratory illnesses. All of us have been to the doctors who mentioned mold. We bought a Mold Detective air sampling kit and we sampled one room for testing in our apartment and sent it off. The sample came back 95% mold of Aspergillum Penicillum. I gave them the report and they state they will have a maintenance man out today to check for mold. Will update when I see them.Update 2: Brooke and Lance have been very helpful and even offered to put us up in another apartment; however we found a rental house to move into and didnt need the apartment offered. They were going out of their way to ensure it was move in ready for us. Not their fault mold was in the apartment as this is the first time they knew but were more than willing to have the apartment rehabbed to find it and get rid of it after we were out of here.

I relocated to the View High Apartments after the Joplin 2011 Tornado. At first the office staff smiled and seemed to be nice. Then I sooned realized that they were not very dependable, ignorant about company policies and they were very rude. Constantly the office help was changing so that was their excuse for not keeping track of paperwork. always received notes on my door stating that my rent was late when I always made it a point to pay before the 4th of the month. I was told I could have my dog until after I signed my lease then I was informed that he was not welcome because of insurances. Never was able to contact leasing manager because she was either not in the office or she was in a meeting. Upon moving out I found them to illegally deduct my utilities from my deposit, they deducted a walk through repair fee when all nail holes were plastered, carpets were cleaned, walls touched up and the overall apartment looked way better than it did when i rented it. After several calls to the leasing manager and being pasted off to four different offfice workers the little bit of deposit that the did send back to me wasnt even sent out for nearly 2 months after I moved out. I would not recommend anybody doing business with this apartment complex.
