Five stars isnt enough for what Kali deserves! I was in a bind needing to find an apartment fast instead of doing an air bnb while my house was being built. The builder advised at the last minute that they werent going to be able to finish by the deadline and the lease for my current apartment was ending in 3 days. In panic mode I searched and found Timucuan at Lakeside! From the first contact right through to after move in check up, the customer service and follow through has been superb! Kali is super knowledgeable, personable and efficient! You guys are lucky to have her!!

I love the property and the people. It’s hard to find a nice apartment with hardwood floors, excellent location, and an amazing lake view. Every employee I’ve encountered has been helpful and responsive. I have absolutely no complaints!

I had the best experience while trying to find a home for my daughter and I. Kali helped me and answered the many questions I had. Lol. She was pleasant and assisted me with the process which ultimately led to me moving into one of the best complexes I have lived in. Great amenities, great staff, and wonderful location. I recommend this place to anyone searching for a home.

Moved in about a week and a half ago and we love it. Very clean apartments. Awesome amenities. Friendly staff. Shout out to Kali who helped us with our move in. We have lived in multiple apartments and this is by far the best move in experience we have had. They have vinyl floors throughout the apartment which is great for pets. We also had to put in a small maintenance request and they were here within 12 hours to fix it. Shout out to Arthur in maintenance for being so friendly and helping us! It is a little pricey, but it is worth the price in my opinion. Looking forward to living here for a while!

BEWARE OF MOVE-OUT CHARGES. I stayed in this community for almost five years and now they have sent me 749$ move out bill. Out of that, 483$ for stove glass top. They provide you old equipment at move in and then upgrade when you move out and force charges on you.

I have lived here for a little over a year now, and just upgraded apartments! Kali and Devin were so helpful during this move! Maintenance staff is great, especially Napoleon: I can put in a trouble ticket in the morning and they are there within a few hours if nothing is going on and the latest by the end of the day. Super quiet neighborhood, its especially nice that you cant hear the business of the road and town center. I do wish the gym equipment was a little more updated, but what they have now works well. If you are looking for a central place to live, this is the spot!

I would like to give kudos to Napoleon for always taking care of our maintenance orders in a timely manner, which is 90% of our total orders. He is knowledgeable, friendly, professional and has great communication. It has been a pleasure living at Timucuan Lakeside and we are grateful for the team/family here. Thank you to Napoleon and the management staff for responding to my recent maintenance requests in the guest bathroom and kitchen so promptly. Napoleon came within a couple of hours of submitting the orders and resolved the issues quickly and to my satisfaction. He even brought a new filter for the air conditioner. He is thoughtful, courteous and doing the job well and to your satisfaction is important to him.

Leasing through Kali has been easy and fast! Kali assisted with many questions before we viewed the property and gave us a phenomenal tour. I’m excited to move in to the property. Knowing Kali is on site is great news because she is so helpful!

Since we moved in, Napoleon has been amazing and has met every maintenance need we have had. He is professional, courteous and has handled 90% of the maintenance calls we have had. Definitely an asset to the Timucuan Lakeside staff. We have enjoyed our time so far at Timucuan Lakeside.

We toured this complex along with 6 others this past weekend. By far Devin and the Timucuan the best out there. Not only is the property well kept, Devin is very helpful and experienced. Moving our son back up to Jacksonville for Grad School at UNF - only wished we knew about this place when he was there for undergrad!! Great location just close enough to Town Center but yet far enough away from traffic and all the snarls that go with it. Go Ospreys!

Kali was absolutely wonderful in helping throughout my entire move-in process! She was always available for questions and happy to help. She was very prompt and super friendly, making the whole process a breeze! The complex is beautiful and very well taken care of.

Kali was awesome. I’ve lived in a few apartment complexes but Kali by far was the most competent that I’ve dealt with thus far. Every time I called she picked up or called me back within 5 minutes. I wouldn’t be surprised if she becomes the property manager soon!

There are so many fees just to even apply: $300 admin fee and additional $75 for each applicant.Called to nicely ask more details about each fee and Devin had a very condescending tone with her reply. If you have a choice, go somewhere else.Update: Alexis reached out to remedy my negative experience. She kindly explained the fee structure and apologized. Feeling a bit better about moving in.

We have loved living here the past few months. Everyone on staff is always so kind and willing to help in a moments notice any time we need it. Napoleon and Kali have been especially helpful! Kali has been there for whatever we needed from move in to minor questions, and Napoleon makes any maintenance request quick and easy! The apartments are spacious and the grounds are nice to walk around the lake with our pups!

We’ve been here a month now and I absolutely love it. Super friendly staff and maintenance guys. Devin was great helping us getting settled in smooth and comfortably. They’re always doing something here (good way) from cleaning pools, keeping the outside of our doorway clean, making sure everything is great. Very clean. My toddler loves the playground as well.

This was my first time ever getting an apartment and Devin Goessl was so amazing with walking me through all the steps to getting one at Timucuan. She is very professional and super nice! Very thankful for her. She really deserves 10 stars! :)

My girlfriend wanted to lease an apartment here and she approached the management and requested for a quote. She then filled out their online application, paid the fee and submitted all the requested documents. After there was an hard pull on her account, we received a call from the property manager(Alexis Lawson) saying that the rent got updated. They bumped up the price by $100 and told us we could cancel the application if we donot agree with the updated rent.The management had no proper explanation on how they could increase the rent after the document has been signed and a contract has been established.I want to caution everyone who is looking to lease an apartment here.

Kali was very helpful, and very educated on the units I viewed. I’m very happy that I could work with her. She addressed everything that was necessary for my family and I to move.

The location is great. The front office/maintenance staff are very courteous and quick to respond. It is a quiet, safe neighborhood.Some things within the building are old and worn. Wood and paint on the doors is chipping away, the railing on the staircase shakes and rattles. Walls are thin and my neighbors can get noisy sometimes. I have a neighbor that stomps up and down the stairs often, and the stair rail rattles loudly each time. The neighbor on the other side of me plays music that I can hear through the walls. Other than my issues with neighbors, i think this is a nice place to stay.

We had placed a maintenance request and had the pleasure of meeting Anthony one of the maintenance engineers at Timucuan. Not only did he explain what the issue was but also informed us of what we could do moving forward to prevent recurrence. The maintenance engineers at this facility are pleasant courteous and extremely professional.

Alexis has been a pleasure to deal with on getting us set up to move in. Cant wait to get moved in and enjoy the amenities and go fishing in the lake.

I haven’t moved in yet, but my experience with the front office has been amazing. It’s very hard to move from one state to another. I would say the staff made me feel like I was welcome and helped me with every obstacle I had along the way.

We were intrested in a 2/2 apartment and Devin showed us what was available for now with enthusiam and a professionalism that I have not seen as of yet. Just based on Devins comportment while giving us the tour we would gladly reside here. I believe that she is a great asset to the management here at Timucuan Lakeside Apts.

Devin Goessl was my first point of contact with Timucuan and all I can say is wow! I recently sold my home and was suoer stressed trying to find ny next home. Although I had visited several other properties, the minute I walked in the leasing office and was greeted by Devin, I knew this wold be a place I can call home. Aside from her being so welcoming, personable and professiinal, her knowledge and skills as well as her excellent disposition and great attitude allowed me to relax and ultimately find what I needed.. a home...less than 1 hour later I was in! Devin truly is an example of how leasing professionals are not just there to lease apartments at Timucuan.. they are Bell Partners best and most important asset and presentation card.

This year with Timucuan has been an absolute nightmare. They have truly gone downhill since renaming. It seems like every week theres some new problem with the plumbing/water system. I came to the office with noise complaints about the construction/renovation taking place right next door (at around 8:00 in the morning) and they shot me down immediately. Be sure to carefully check all bills and leases... they were secretly charging us for an extra person in a two person apartment (by filing it under utility and electric payments.) I regret giving these people my money. It is in an incredible location, but nothing can save this place.

Alexis is a breath of fresh air to work with. I wish all property managers were like this. Beautiful community, ran by an amazing team. Highly recommend.

Same day maintenance service and everything was addressed! We requested to have a phone call prior to them coming in because we having little ones who may have been napping and we appreciated that! Napoleon was so professional and addressed everything we needed! 🤗

I have loved and enjoyed every minute while living at Arium/Timucuan Lakeside. The staff is amazing and always helpful. I’m sad to leave but grateful for how understanding and accommodating everyone here has been. My neighbors are dope with no problems and the stucco keeps sound from traveling through the walls.I highly recommend living here!

The community is beautiful and the location is as convenient as it gets, I especially appreciate their three bedroom floor plan. The attached garage plus parking space is great! It also has this utility room between the garage and apartment which I used for a deep freezer and extra storage shelves. The patio is humongous and if you’ve got a lake view? Why live anywhere else!

I just love to move here. All the stuff specially front desk stuff members are so good..They listen to your problem carefully n solve it as quickly as possible. Hope this is going to be a wonderful experience.

I have lived here for nearly ten years. Great location, everything just minutes away. Very quiet, site is well maintained and security is adequate. The Management staff is awesome. Especially the site manager Alexis. She is very professional in doing her job. If you have problem, it will be addressed. The maintenance team is great. The maintenance supervisor Richard does a great job with his workers. Every issue I have had, which are very few have been addressed promptly and resolved in a timely manner. Richard always does a follow up to make sure the issue is fixed and if there is anything else needs to addressed. I would highly recommend living here.

Beautiful grounds! very quiet and peaceful place. Lots of people walking around, its a very safe area. the new renovations look beautiful, and the construction crews are very kind!!!

My husband and I have had a great experience living at Timucuan. It was easy to move in and our apartment was spotless, which hasnt always been the case in some of our experiences. The property manager, Alexis, was super helpful as we were new to the area. She was kind enough to write us a list of local restaurants and hangout spots to check out. We recently bought a home and will be sad to leave, but excited for our next adventure.

I requested maintenance and Napoleon came to fix our door with a new door sweep which works great. He also put the shower tag clip back on the line and it worked immediately, and he added a new A/C filter. I have been living at ARIUM for almost 2 years now and I absolutely love it. The community is very clean and the apartments are absolutely beautiful. At my old apartment complexes I had trouble finding a parking spot near my apartment, I’ve never had that issue here. Maintenance is super quick as well, any time something is wrong put in a maintenance request and they’ll be there sometimes same day. The community is very friendly and safe. They are always looking to update apartments, for renewing my lease I got a couple upgrades and it made my apartment looks so beautiful.

The Maintenance Team Member, Napoleon, is the greatest! He is always courteous, on time, and thorough each time he visits our apartment. This is our third year at this apartment complex.

Ive lived here for a while now. One of the best apartments thus far in Jax. When space and noise level matters this is where you come. Staff has been amazing. Location is awesome and being near everything isnt so bad. The downside. Every apartment doesnt have my amazing view.

Had a chance, I would give a 0 rating.1.Despite putting in all the efforts to maintain things well from our side there are clogs in the bathroom all the time. The management is so rude when a complaint is raised.They say that clog is a small issue and they cannot do anything about it as they cannot risk the lives of their workers due to the corona virus. The fact is that we are living with the same virus and wont raise a complaint if it is not an emergency. We are hesitant about letting strangers into our home as well.2. Things were fine when we moved in but after a few months we have realised that all the appliances are in a worst condition. The washer is rusted. The dryer door does not close well.3. Some car ran into mine and the mirror is broken just a month after its purchase. Lack of security. Should say NO SECURITY.4. The cardio equipment in the gym is worse. Except for one threadmill and a cycle work fine.some serious maintenance is required.5. The rent of renovated apartments is around 1450 whereas the old and under-maintained apartment of mine is costing me 1650. Pay more and live with maintenance issues everyday. I really do not understand the logic behind this.There are many other day-to-day problems as well which I have not listed. This is the worst community I have lived in so far. I wouldnt recommend this place to anyone. I am just waiting for the lease to end so that I can just move out.

I give 2 stars because of the convenient location. And the maintenance team is good, but not the leasing office staff. They are very rude, the manager Alexis is rude. The new hire Kali is fully untrained and rude. Chris is a nice guy. You wont feel youre welcome by the staff. They make me feel whatever you want to live here or not, they dont care your experience. I have been lived here for a while, now I am done with it. Unless they consider to replace the management team, I would reconsider to stay.Follow up reviews:Thats get surprised they did change a management team just a few days after this review. But they only change the name actually. They only change the name from Arium Town Center to Timucuan Lakeside, but everything else keeps the same. All leasing office staff are kept. My neighbor told us they have changed 3 names since he lived here. It is not honest for all the residents.

I moved in middle of May during the pandemic and have had nothing but outstanding service from all in the office, Kali has bent over backwards to help me and I love how peaceful is it us here. Taking a break from homeowner ship...love it here!

What a great apartment complex. I enjoy living here with tons of greenspace and very close to Town Center. Recently, I had an issue with my stove and Richard Gately (the maintenance supervisor) came immediately to my apartment and corrected it. Ive enjoyed living here the past 2 years and plan on staying at least another year. Ill move when I buy a home!

This is a great property with lots of amenities and beautiful lakes and ponds. The apartments are very well maintained and are in a great location close to lots of cool restaurants and stores!
