I have had a bad experience with rental companies but with ABA the service I recieve is ABSOLUTELY AMAZING. I recommend them to everyone! They def have taken care of me and provided me an amazing location to rent.
I applied online for me an my wife and was denied because of credit. I was told that if my debt is 2 times the amount of the deposit I would be denied and this was the reason. So if u have over 2x’s the security deposit, $2600$ in debt or collections don’t waste your time it doesn’t matter they DO NOT GO BY YOUR CREDIT SCORE as Misty stated they don’t go by credit score they go by debt/collections. So if you have less than $2600 in debt you may as well buy a house rather than rent but you would be approved. Lost my double application fee and had I of known they went by collections/debt I would have never applied.
A Professional Team of Property Managers & Staff that know what theyre doing. They have a subtle sense of Humor that is GENTLY mixed with A Dash of Firm but Fair that gives the 🍋 twist appeal juuust to kEEp things 💯🙌. The Units are CLEAN with Lawn Care provided & The Friendly 🤜🤛, 🤝Neighbors are a Free Bonus.

I have been renting through ABA Rental Properties for the past 7 months and they have been nothing but amazing. My husband and I had started our house hunt while in Okinawa Japan. We were initially trying to stay on base but base housing was less than helpful. We had come across a beautiful house to rent that was managed by ABA Rental Properties. I had reached out to the property manager, Theresa, who went above and beyond to help us and answered all our questions. While being half a world away I was able to have a friend do a walk though of a house we like while videoing with me. My husband and I decided we would rent that house. While in Okinawa I was able to sign the lease and finalize most of the paperwork. We had discussed some things that I was hoping to have fixed before I got there and everything was done. ABA and the homeowner even had fresh pain on the walls. When we finally made it back to the US and North Carolina it was 1am. Once again Theresa and ABA came through and we had keys to the house waiting for us! After 3 days of traveling half way around the world it was great to have a place to come right home to. The customer service of ABA did not stop there. We stopped by the office when they were having their Thanksgiving pot luck and they invited us in and gave us a plate. They treated us like family. If I have any issues around the house I reach out to my property manager who quickly takes care of it. Whether it be a an issue their maintenance men can handle or scheduling a company to come out it is done promptly. Due to my husbands career we have moved a lot. We have done base housing and rented through the home owner but this was our first time going though a rental company. This has been hands down the best renting experience we have had in 15 years. I highly recommend renting through ABA Rental Properties. They take great care of the renters and the houses and make life a little easier knowing they are an e-mail or phone call away if I need them.
This company has rude and disrespectful staff here. They do not keep in touch with you and are noy very informative with their properties. I am use to having a difficult time considering covid has made it harder but this company is horrible! Id rather live somewhere else than to deal with this company!! Dont waste your time or effort.
The apartment complex I lived at was privately owned until ABA took over management about a year ago. I was nervous at first about the take over and I had already been living there for about 2 years, but I can honestly say that everyone at ABA was so kind and helpful to me if I needed them. During my move out process they answered every question I had, returned my phone calls promptly, and were extremely helpful and friendly. I loved living at the apartments I was at and was sad to go but they made the transition so much easier.
I was very pleased with my interactions with ABA Rentals. They were always very responsive if I needed anything and answered questions readily. I have rarely dealt with a company in which every employee has been so willing to be of assistance - even if they didn’t personally handle your particular rental property. I also appreciate that they shampoo the carpets and send an exterminator after each renter has moved on. Refreshingly efficient!
I am so pleased with ABA Rental Properties Inc. I have had my townhome rented out for years and have been going through ABA to manage my property. They have made renting and managing my property so easy. They are so friendly and they make sure your home is taken care of. I appreciate my agent Crystal and the whole company for taking care of my home. They are the best!
It’s Jacksonville and you can’t really expect the best. However, ABA has always provided quick service when there has been issues with my home. No hassling, just results, and that’s beautiful when you live in a town where property managers tend to take advantage.
The ladies here at ABA Rental are always so helpful and they are very polite. I love dealing with them on any rental requests. Keep up the great work!
There awesome people ... i have been renting with them over 8 yrs ... i left and moved away to another state and now im back ... renting with them is great ... there always on point with repairs and there affordable to rent with ... the agents are amazing people always there to help with any issues and work quickly to resolve them ... i would recommend them to anyone looking for a house or apartment
Lived here for a lease term. The apartment itself wasn’t bad. It was about what you’d expect from a $500 a month rental. The air conditioning went out a couple times during the summer and the maintenance crew was fairly responsive in getting it fixed. There are assigned parking spots but the bar just up the road always brought people looking for overnight parking. There were times where all the spots would be full including overflow so I would call the tow company that’s assigned to the apartments but they said “it wasn’t their job” so I was stuck parking my car where it didn’t belong hoping I wouldn’t get towed.The real issues started to arise as our time was coming to an end. I worked a night schedule and they kept calling me when I was sleeping 30 minutes before they were trying to view the apartment with no prior warning. After multiple situations like this I was finally able to be put on a do not call list for certain times.After moving out everything seemed fine then I started getting emails saying I still owed money and phone calls from ABA full of attitude saying even though I moved out I still needed to pay the last months rent. With no prior calls or bills that I had seen (I had given a forwarding address) I felt the sass in the voicemails were unwarranted. I promptly resolved the last months rent. Then I started getting passive aggressive emails about still owing money and that they would “hold off sending it to collections as long as they could” again no warning or reason for the charges. Finally after getting ahold of someone I was told that I had missing blinds (they were never there upon moving in) I hadn’t changed the air filter my whole time (I had an amazon subscription to prove I had changed them, and the filter in there when I moved out was not what they replace them with).While living here I had a normal amount of issues Just like any place, but it was the “breakup” that caused the problems. Like a crazy ex-girlfriend they kept creeping their way back in asking for more.
If you can find a place anywhere else, I highly recommend it. I had to break my lease early due to deployment orders and that’s when the trouble started. From them having 4 different groups of over 3 people come into my apartment after the pandemic started, to charging $175 for 8 screw holes and $50 for lightbulbs and not being able to be present for the final inspection...it was a nightmare and I’m so glad it’s over.If you plan on renting from them, make sure you document EVERYTHING and watch your back...they will charge you a fee for EVERYTHING.
Best company I have ever rented through. I’ve had many things that needed repairs around the house & they got them fixed immediately! The girls are great, and super nice. I recommend Lynne Baker, that’s who I’ve had the best experience with!
Took money from me even though I didnt move into place. Place was infested with roaches. Place wasnt clean. Property company are out for your money. Stay away
They took great care and managed my home as I would have hoped. They checked in on things and followed up if there were any concerns. (Tenants lied about having a pet and they made sure to follow through on their suspicion, which were correct). They communicated with me well for the most part. I felt they looked out for the homeowners as a property management company should.
They are awesome, when ever I have an issue with my rental. They work really fast at getting my issues fix. After the hurricane alot of people I know had to pull teeth to get their landlords to fix their properties. We did not have to wait long at all!!

I rented from this company for 3 years, I would never rent from them again. The apartments are infested, they overcharge and do the bare minimum when it comes to work orders and maintenance. They would not give me my security deposit back and charged me for things that I wrote on my condition report. The customer service is horrible, they are rude and have a lack of communication skills. This company is by far the worst, I would not recommend!!
Great landlords easy to work with I was a previous resident and decide to move back to Jacksonville area.I called aba in the morning and was approved a hour later easy and stress free!!
By far the best rental company I’ve worked with. They really take care of tenants, especially after Hurricane Florence when the property was damaged and my renters needed new accommodations quickly.As a homeowner, I can also recommend Christina Beall. She is an extremely professional and hard working property manager. Basically, Christina goes above and beyond on a daily basis to ensure her clients are taken care of. I cannot praise her and the ABA team highly enough.
Just called to asked for a viewing of a property. whom ever represented this company on the line was extremely rude, nasty and clearly unprofessional. I had a simple question about the pet restrictions that may not apply to me when the home becomes available. Not only did she cut me off while describing my situation saying no! no! no! When I restated my question on the pet policy for the property she responded no puppies or kittens!and hung up one me when I asked if she could be professional please.Is this the kind of company you want to do business with? The cat I saved, If I keep it, will be a year by the availability date. but she did not take the time to listen.
I wish they had an online rental portal for residents to pay online or do maintenance requests online, but every month you have to send in/take in your check which kind of sucks. Other than that, their properties are nice and everyone Ive met in the office has been courteous and professional.
They let me know the rental was in need of a plumbing repair and I asked to have someone sent out and provide me a quote and never heard from them again so I assumed it didnt need any repair. Over two months later, I received our statement and saw they had taken the cost of the repair out of the rent.The problem is, I didnt authorized any repairs! They spent my money without permission!!! When I called them on it, they wouldnt refund the money. We also communicated regarding this via email, so I have it in writing that they didnt follow the procedures laid out in our contract.Id give them a negative star if I could. Unprofessional, uncooperative, I would never recommend them!!!
Workers are very rude it doesnt matter if your a good tenant or not I lived in one of there rental for years when in 1st moved in my credit was bad. So I paid double security deposit no problem now 13 years later my credit is very good not perfect and guess what yep they charged me double again I have never been late with my rent never had any issues and all they do is nickel and dime you then charge you a arm and leg for cleaning really 13 years is not going to be perfect if I didnt love the area and my new place I would never ever rent from them. Then come to find out there are so many people that cant stand the staff but they like area good thing we dont have to deal with the rude staff.
I applied for a house, got approved, was coming to pay for the security deposit the next day and it sold that day. Cool fine, BUT no one called me once to tell me that it sold. Had a good experience with one of the workers but out of the 4 I’ve talked to 3/4 were unprofessional b**txhes
DO NOT RENT WITH ABA RENTALWe were renting with them for a little less than a year and theyre rude, when we first moved in the complex had fleas and we had to kill them with our own money. When we moved out they ended up charging us $738 for replacements that werent even necessary, like a new stove top that has been there for a long time. If I could give them zero stars I would, BEWARE they will try and take as much money out of you as possible!!

I have read the other reviews, and honestly my experience has not been anything like that. The location is great, the neighborhood is safe (they have cameras monitoring the streets), the rent is reasonable. These are the best 1 bedroom deals in town hands down. They come with washer/dryer and allow pets. No other 1 bedroom places in this town can say that. My AC went out and I had a guy there to fix it w/in the hour. I would highly recommend them to anyone looking for an affordable, efficient rental experience. I lived in Countrywood Blvd, and in the future I could easily see myself moving back into one of their properties.
Horrible place. They only want your money. Theres cockroaches, slugs, lizards everywhere. Dont waste your money or time here. Youll regret it. Dont even bother trying to clean up before you move out because they will STILL charge you the cleanup fee. Weeks before I moved out, someone tried breaking in my apartment and ABA said they couldnt show me the surveillance video, not even with the police report. That means that no matter how many cameras you see, you are as unsafe as in a guetto neighborhood. They dont care about you or your familys security. PLEASE DONT RENT WITH THEM! The walls and everything is so old, including the appliances, theres cracks between the walls and the outdoors where slugs and other bugs will slip through. Just go ahead and spend more money somewhere that is so much more worth it!
They take forever and a day to fix simple maintenance issues. When you call they do nothing about it, and you have to go into the office just for someone to set up a fake appointment just to get you to shut up. Then when it’s an emergency they tell you someone will be out to fix it “tomorrow” and when tomorrow comes they say another emergency came up elsewhere and they will send somebody out first thing in the morning. Now here I am with the option of breathing in mold or being homeless after paying rent on time for 2 years. These people will talk you in circles if you let them. They will deal with my lawyer from now on.
So I was going to give them a second chance, but now all I can say is hell no. I asked what I needed since I am no longer with my spouse even though we are still married. Jade told me they just need proof that I filled, so I bring that to them and they tell me that my separation agreement won’t work because all parties have to sign it. Well you can’t make someone sign something they don’t want to sign. They are very inconsiderate and they discriminate. I wouldn’t recommend this place to my worst enemy. Hell would be a much better place than this one.

IF I COULD GIVE ONE STAR I WOULD!!! I moved into hammock lane apartments in December 2016 when it was still owned by Mr. Rob who, unfortunately passed away in late 2018. In January, ABA took over, and that’s when all the problems began. First, because I was stationed on Camp Lejeune, I had my rent taken out automatically. This was never an issue until I had to resign a lease with them a month before I was due to PCS to California. The base told me to wait until they did their bank paperwork so I could continue to use an allotment to pay my bill and I was told they were tricking people into signing the leases saying they could get on the allotment again later but they had to pay a security deposit...EVEN THE PEOPLE WHO HAD LIVED THERE FOR YEARS! The real problems began when I did my move out inspection...so because I moved out after the allotment date they had received my rent check for March...well I moved out on February 27th...so they had to send me a check for 550 dollars...also when I moved in I paid a 500 dollar, 50% refundable pet deposit. So overall I was owed 800 dollars when I moved out...there was some issues I knew about with the apartment that I would owe for, drywall and carpet cleaning for example. Well I just got my check for 350 dollars...so when I moved out I had two base housing reps with me and the property manager. The property manager said two things had problems...one, the drywall needed to be patched in a spot (I lost a battle moving a table). The second issue was the carpets needed to be cleaned. How, you ask does that cost 450 dollars? Well I’ll tell you! When I called the place to ask why they said the kitchen that had previously been perfectly fine, was “not clean at all” and that there was “urine on the closet doors”...you read that right...urine on the closet doors...now my wife and I both knew where the toilet was and my dog did not have any accidents inside, so how urine would get on the closet doors is a mystery to me. Looking at the receipts for all the fixes I see that carpet cleaning (which said in their packet for a two bedroom costs $45) costed me 130 dollars...the exterminator charged me 47 dollars for fleas which I didn’t have fleas and I know this because my dog was on flea and tick medication and I never got any bites except for mosquitos. Also I was charged $160 dollars for cleaning despite being told that it was clean when I moved out...another $105 for damaged trim that I wasn’t told about when I moved out. Another problem I had was when I told them that my fridge leaked and my microwave had a blown fuse, both easy issues to solve, they guy they sent said he “didn’t know how to fix them” and they never sent another person. Also after hurricane Matthew, the floor in my kitchen by my back door was falling in and they made no attempt to fix the issue while I lived there. There was also water damage in the ceiling that I told them about but they didn’t seem to care much about that either. While I was sitting in the office waiting to resign my lease, I heard all of the women that worked there talking badly about their tenants. Saying things like “she’s a b*tch” or “I’ll get them kicked out, I don’t care” because they had one noise complaint. I’m not one to usually write a review but I made a google account to do this, trust me, live in a property that isn’t run by this money grubbing, cheating, horrible business...these people will screw you over at any chance, and will take your money in the process. Even the base is weeding through complaints about this company so if you read one review, read this one, this is my story and I hope you make the right decision to not rent from ABA, and if you do, you’ve been warned
After paying the 40.00 application fee and getting approved I found out that you the rentor are responsible for all repairs. You could end up getting stuck with more repair bills than the house is worth

This is the absolute worst company we have ever rented from. They took our entire deposit plus extra for cleaning fees when we spent 4 days literally scrubbing our house before we left. Everytime we call to speak to our propery manager we were lied to and told she wasnt there and was there when we came in in person on the same day. They do not care about their tennants they only care about the money. We rented from them for 14 months never missed or were late on a payment and they screwed us. Do not rent from this company!

Seriously the best people ive rented from there awesome ive lived here for a year and never had a problem when my water heater broke they came right away and fixed it ive been a couple days late on rent never had a issue they just send you a notice to pay it by the 16th with a late fee super nice people in the office love the ladies if i ever moved back the area i would rent from them again....
The house I rented when my wife and I first moved to Jacksonville wasnt bad but it quickly got worse. When we first rented the home Century 21 managed it. Anytime we had a problem it was never taken care of and we could never get a phone call, let alone any answers from our property manager. The owner of the home showed up one day unannounced and finally fixed the dead bolt that hadnt work since we moved in 6 months prior. When ABA took over managing the property things started to get taken care of. I was kept informed by them when they were waiting for the owner to approve whatever needed to taken care of and I could always reach someone who could help answer my questions. My wife and I have since moved to a different home that is unfortunately not managed by ABA. We enjoyed rented from ABA and would recomend them anytime.
I didnt appreciate the final cleaning charge--was way too costly considering I cleaned the place thoroughly and had it cleaner than when I moved in...
First and foremost I would like to beginning this review by saying that ABA Rentals Properties Inc not only went out of their way to help me when I Was at my lowest but its a great rental company. I needed a place within a short period of time and they helped me with a nice one bedroom and the price was very reasonable... My property manager Mrs Lynn was always a phone call away if needed. If I had issues with the house it was always fixed in a timely manner. The one thing I noticed about ABA there were always maintance people working on something on a daily basis wether they were painting or upgrading houses they were always in the area... As far as Im concerned that speaks volumes about the quality of the staff and that they care about their investment. The grass was always cut every week like clock work. When I did finally move it was a very smooth transition.I moved into my house barely able to support myself and when I moved out I was finally finically stable again and this was all in a year time.... So I wanted to write this review because people deserve to know that ABA Rentals is a good place and I would also like to thank them for helping me when no one else would.....
Absolutely horrible. DO NOT RENT WITH ABA. My husband and I are considering taking legal action against the company due to maintenance issues with our sewer lines that have resulted in sewage backing up into house, water seeping up thru carpets. Now mold is growing on walls, under carpet and on furniture. ABA treats it like its a non-issue. Told us that we just have to wipe the mold down with a cloth. Sewer company confirms that this has been an issue going on for years and that landlord/property manager have been well aware of it since the beginning. Its a clear violation ofNC State Statute (42)... I wish I had read reviews before moving in. AGAIN, DO NOT RENT WITH ABA.
I dont feel particularly unsafe here. Cameras are up and plenty of speed bumps throughout the area (Countrywood). I see people breaking pet policies all of the time, though. Just saw a guy walk past with a German shepherd looking dog a few minutes ago and I see a white dog around at times. The women in the office seem very unfriendly and cold and I doubt they care much for the tenants in the units they rent out. Lease terms seem to only be enforced selectively. The person/people who lives in the unit next to one of the property managers (I was told her name was Denita) has a storage unit parked on the grass. A coworker who used to live here said Denita has two pets (found out through her FB page) when youre only allowed one. I dont know if this is different for prop managers but it seems pretty BS that she can get away with it but other people can get evicted.
They are rude and unprofessional to say the least.

Aba is the worst rental company I have ever rented from after hurricane Florence my home had water damage through out the entire house and black mold..nothing was done about the mold . STAY AWAY

Theyre always rude whenever I talk to them or drop rent off. They dont care about their tenants, just about money. Do yourself a favor and save yourself from headaches. Rent elsewhere.
