Nice place, and staff is nice when youre about to sign a contract, and terrible when youre moving out. As they dont see you anymore as valued customer, they just want to get as much money as they can from you.In my particular case they tried to charge me for almost everything in the apartment. Please take into account that I knew I have to leave it clean, thats why we spent a lot of time and money to clean everything before move out. Me personally cleaned all the floors and appliances. So actually it was even better condition when we moved out than on move in.Moreover, on move in a manager told me that the price is like that (its 1.6K for 2 bedroom, one of the highest in a neighborhood) because they do full repair for every new resident, changing carpets, and painting walls. It sounds like thats the reason for a price, so I assumed its included in my rent, but...At the end they tried to charge me for a new carpet, and a lot of other repairs I hadnt any idea about, like window blinders (it was in the same exact condition – working), or TV mount (I dont know what it is, I mounted TV myself making a few holes in a wall).Finally they billed me for around $1K, thanks God I didnt give them any security deposit. There is no legal ground for such a charge, as I didnt ordered any of these services. Despite of that they even passed this to collections.What an attitude towards a client! Especially this times when people suffer from Covid pandemic.
Don’t waste your time. Not worth the money and the management is horrible. Great location and amenities but that is where the good things end. They really just make up fees as as they go along. They will lie right to your face. One of the employees harassed me and my friends while at the pool. A different one gave my brother a hard time about using the window bc he forgot his key. Accused him of breaking into units and charged him $50 cash to replace the screen yet there is no record of the payment. That’s the type of company this is.The response below is completely false including me enjoying a new home with them. My parents continue to rent from Fort Family BUT they hate it. (I have my own place not associated with FF)And you left out you didn’t want to meet with us for over a month and all you did was have your assistant manager give us lame excuses about the entire process. Again, this is Fort Family and how they treat people.
I truly wish I had better things to say about this apartment complex. But sadly, I do not. We lived here for 2 years, with the last 6 months being the worst!We left for a week over the Thanksgiving holiday. And when we came back, we were surprised to find that pest control had come to perform a service. I had asked the girls across the hall if they had pest control come, to which they said “No”. I then asked someone on the other side of our building if pest control had come, also stating No. so my first thought, why did pest control single out our apartment and why were we not alerted?! When we questioned the office, they said someone called it in. Exactly -“someone”. Couldn’t confirm who it was, but we DID NOT call pest control in. We did not have a bug problem, and why would we request while we were gone. Seemed fishy. When we questioned why they entered our apartment without consent, they just said they had record that a phone call was made to their office to request the pest control service. BUT, the time they had on their log and the time pest control actually came was SIX DAYS. Whether it was a misunderstanding or miscommunication, Don’t you think the person requesting pest control would call back asking when the service was going to be performed?! And regardless if the person at the front desk hears our apartment number, don’t you think a follow up phone call to confirm the requested service would be the “right thing to do”. And why is the office trusting the word of someone over the phone to enter an apartment?! Seems like a liability issue and I truly felt that my privacy was at risk. If you choose to live at this complex, or truly any apartment, I would highly suggest installing a baby camera or pet camera to cover yourself!!!! I read the lease agreement and it even states ALL maintenance requests must come through the office and/or resident portal. No where did it say you could call in a request!There were several other issues, but this situation definitely put a sour taste in my mouth. The management truly does not listen to you nor do they take your word. There was no apology made, no correction or willingness to change their system. They don’t care about their residents. Again, we had a great experience before this, so it truly is unfortunate that we had such a terrible experience the last few months of our lease. The management rotates so much you can never create a good relationship with them. They let the good ones go, and bring in incompetent and RUDE leasing agents and front office staff.I have a friend moving to Jacksonville in a month and I deterred her away from ALL FF properties Bc of this experience. I would not recommended living here unless you don’t care about your privacy and/or do not care that your voice won’t be heard!!

I did a ton of research before choosing an apartment in Jax, and I think Cabana is the best deal and some of the nicest apartments you will find. I miss my apartment there so much. I only left because I had to relocate for work. I had the largest 1 bedroom and it was so nice! I loved having an extra bathroom for guests and a separate room for laundry. Sure you occasionally hear a neighbor, but the noise level was great, the grounds were very well taken care of, and the gym and pools are really nice. I worked for Door Dash while waiting to take my board exam, so I saw a ton of other apartment complexes, and very few were as nice! Highly recommend!
I have been here for about 6 months and I really love this place. The maintenance team really deserves a shout out. Anytime I have put in a request (no matter how small or big), they take care of it so quickly each time. I have been at places where this wasnt the case so I hope the maintenance team knows how much their hard work is appreciated. 11/10. Thank you again.
I would rate the community 1.5 if I could. It’s decent, but too expensive for what you get. The assistant manager was a bit aggressive when I lived there but I think they have a new one now. The office staff is not competent, but the staff rotates very often. I would recommend to move in here but only if you can’t get a good deal(I asked for a deal and they gave me one). The best thing about this place is the maintenance, they are very responsive. Average community, lower rating due to leasing employees. Oh yeah, if they want to bend your arm to do something they turn off online bill pay so you can’t pay rent, very strange practice but it seems to work for them.
Buyer beware….We lived in the community since 2013. Our last unit for 5 years. There are good things about the community but the bad far outweigh the good.Keep a record of EVERYTHING. Ensure you note every single item on your move-in sheet. Especially if they say “don’t worry we won’t charge you for that”. That is them basically telling you to worry. They are going to charge youWe rarely complained or requested maintenance and when we did if it wasn’t completed properly we didn’t complain. The funniest part is when they were going to charge me for a light that was NEVER hung properly. We had the last guy that tried to fix it just leave it off. We lived in the unit for 5 years with 1 light missing in the bathroom. The. Whole. Fixture.We left our unit to move into another Fort Family property right down the street. And even though we were only 3 months from our lease being completed we were charged $1000 transfer fee. I was having neck surgery…during covid and asked for the fee to be waived…nope, never even willing to speak with me. Again moved FF to FF and lived In their property since 2013. Not their problem but come on. So today we received our final bill and yes it was high bc of our own doing BUT they are charging us $250 to prime an apartment we lived in for OVER 5 years!!!!!!! It was never even touched up. There are other crazy charges like the cabinet and fridge. I have a video from the day we moved out. Minutes before handing in keys but that didn’t even matter. And they did not review 50% of the charges. And no I didn’t meet with management after reaching out to them for WEEKS with no response.I’m also questioning the way they bill for water. Our water bill didn’t go down after 2/4 people in the unit moved out. Seems kinda fishy..The current manager is a HORRIBLE representation of this company.I hate Fort Family.

When you first move in they tell you to talk to them before you move out for any reason because they can help you but it isn’t true, they will eat your wallet ypu will end paying alot of money i gove them a notice back on 2020 saying i will be leaving this year because i am buying a house, the person told me is fine just dont aing your new lease on 2021 so now i dint sing my lease they charging me like 3k for leaving plus cleaning on the apartment 350 extra so be carefull what they tell you before you move in like many people here are saying when you are moving out they dont care about you no more !.i like i said i did cancel months before my lease was about to renew and still got charge !

We lived here temporarily between houses. The location is great, and the amenities are great as well. I used the grill many times, and the pool seemed very nice even though I didnt use it. Food truck Thursday mostly is good, there were a few trucks that didnt seem to fit with what we ate. If i was a single guy, I would want to live in a complex like Cabana Club. Only complaint is our neighbors above us sounded like they wore iron boots when they were home, but luckily they went to sleep early.
My sister and I just moved in Cabana club this past weekend. This is one of the most beautiful properties I’ve ever seen it feels like we are at a resort at Disney world! So far we love everything about it although we would not be living here if it wasn’t for our amazing leasing agent Dickie!! He is such a joy, he exceeded our expectations and made us feel at home from the moment we stopped by the leasing office for a tour.
I absolutely love this community and staff. Everyone has been so helpful with all of my needs since day one. The maintenance team gets the job done quickly and effectively. The grounds are maintained, and what I love most is how pet friendly the community is. I love my home and cant see myself living anywhere else. I would most definitely recommend this place to call home.
My son is a Naval Officer that was living at Cabana the past 18 months with two other officers. Recently he / they got called out on deployment, early, and his move out invoice returned to me as his Power of Attorney with some discrepancies.I worked with Nikki, the GM on these discrepancies, and she was very helpful in resolving this issue to my satisfaction.My son always loved the great atmosphere and amenities that he had while living there.
We have been here for almost 4 months and so far our experience has been phenomenal. It is a very well maintained apartment complex and whatever maintenance issues we had with our apartment they were addressed immediately and properly. I love their facilities, two swimming pools, well equipped fitness center, private movie theater and an impressive clubhouse. I have had a pleasant friendly experience with a few other tenants living in this complex and most of them are very nice . Another great attribute of this place is that it’s close to almost everything. Beach is only 10 minutes away. It’s a perfect place for families to rent an apartment.

I havent lived here that long, I moved in about a week ago. The Cabana Club is by far the best property I have ever lived in. I am surprised by some of the reviews, I have had nothing but a great experience here. My old apartment was not ideal and I had a really hard year being there. The place where I was living was literally making me sick. My neighbor found black mold in her apartment and there was countless huge issues that always occured there.The management did not care about people who came to live on the property. The apartments here at the Cabana Club are beautiful, from the granite countertop kitchen to the title in the bathrooms, hardwood floors, modern style the list goes on and on. If you are someone who has had a bad rental experience take it from me, I have been there and moving here has changed my life for the better. I can now be in a clean apartment in a safe community and not be sick anymore from living in a bad place. From the front desk, to the leasing agents to everyone who works here cares about the people that walk in their door.You can trust you will be taken care of.These apartments are top quality and everyone here has helped me out and made my experience so much better compared to where I used to live. I am forever grateful for the Cabana Club and the people that work here. I started losing faith in rental properties from bad experiences but the Cabana Club cares about their tenants and to me that is the most important quality in a management company! I love living at Galleria Club! I was the first person to live in this unit 2 years ago and I am still in love with it! The property is well maintained and the amenities are better than all of the properties I looked at before moving here. I have a great relationship with my neighbors and my dogs love the dog park. Thank you for all of the events that you all do and thank you for a great maintenance and office staff.
Yes, the pool is nice. Yes, the clubhouse is nice. Yes, the grounds are nice. Don’t be fooled! You see, your neighbor’s hardwood floor is basically your ceiling. So unless you move into a 3rd floor unit, you are at the mercy of the people living above you. What they don’t tell you is that you have no rights, when you live on the 1st or 2nd floor. They don’t tell you that the people living above you will “have the right to live freely in their apartment” no matter what they are doing unless, of course it is “Quiet Time” which is a joke. What are you supposed to do during the other 22 hours of the day. We were unfortunate enough to have the most inconsiderate people move in above us and believe me, we are living a nightmare. As I type this, I am listening to one of the children run across the floor on her heels. This means she is taking a break from doing cannonballs off the furniture, playing with her many bowling balls, kicking the walls and slamming the cabinets and that’s not even the half of it but, you get the point. I work from home so, my gift from above today included all the noises I mentioned previously (and then some) and a temper tantrum from the younger child that included screaming and kicking the floor for a good 2 minutes. I usually have a headache by the end of the day and it is unbearable. On many occasions, we have had to just leave the apartment because we can’t take it anymore. We have called the office staff many times, we have spoken with the upstairs neighbors directly and submitted our complaint in writing to office management. I was told over the phone today by office staff that it’s pretty much just luck of the draw and what you get, as far as neighbors, determines how happy you will be living here and “there is nothing they can do”. That’s just sad and this place isn’t cheap, by any means. We know 3 other people that are moving out after just one year of living here. If I can save one family from having to live this nightmare, posting this review will have been worth it.
Wonderful community! Dickie Thomas is such an amazing person. The quality of the grounds and apartments are superb. Cabanas pools are clean and I really enjoyed exercising at their gym. Definitely recommend!

We LOVE Cabana Club, My girlfriend lives here already and I visit on weekends for now and its like going on vacation to a resort each time. The staff is always so friendly and the events are so much fun getting to know your neighbors if youre new to the area like us. The pools are increedible and we love grilling out by the galleria pool. Cannot brag on this place enough.
The staff here can be incredibly rude. Unfortunately almost everytime myself and others who have had interactions with the office staff at Cabana Club have been poor experiences. It feels as if they are annoyed by your presence and would rather not be bothered (unless you are looking to sign a lease for the first time, they were great during that time). I will say that when we first moved in and Dickie was working there the service/treatment was substantially better. Im guessing he was tired of being mistreated and moved on as well. I have never been so excited to turn in keys. A suggestion I would make to the office staff is simply treat your residents with respect and try to be friendly. They should feel welcomed in their own community. A simple good morning how are you and a smile would be a great start.
We drove over to Jacksonville to help our daughter look at apartments and condos for her move in December. We checked out Uptown, 5 thousand and the Cabana. The Cabana was by far the best. The grounds were absolutely beautiful and the apartments were something out of a picture book. But what really sold us was the friendliness of the staff. The gentleman that took us on our tour was Dickie. We actually felt like we were talking with an old friend. He spent so much time with us. I can tell you that if our daughter chooses these apartments, we will know that she is safe and she will be well looked after. Thank you Dickie for a wonderful visit.Pam RegisterLake City, FL
Great location, great amenities and friendly staff. Only real problem(s) I ever had were with the resident only gate being broken often and how easy/often I saw non residents using the amenities. Parking was an issue as well for me because I have a truck and all the spots around my apartment were compact. I had a couple dents within a few months. I felt a little baited with the amenities because I was not informed that they would close them down at 9pm (excluding the gym of course). The overall price was fair because of the square footage and the appliances, but I was informed my rent was going up so I did not renew my 15 month lease.
Beautiful and clean community. Incredible staff that is extremely helpful. It also has some of the best amenities offered in the area. I would highly recommend living here.
The apartments are nice and we like the amenities, but after living here for 1.5 years (we renewed our lease) we missed 1 tiny piece of dog doo one day for the first time, and they charged us $250. No warning or anything. Kind of has turned me off and confirmed we definitely will not renew again.
No offense but worst apartment complex for the money. Management kind of sucks, you can hear the person next door fart its like the walls made out of paper. Unless youre living on the third floor youre going to hear every footstep from your upstairs neighbors. Oh and Ive had my trash can taken from my front door a few times to & Ive been charged a $25 fee each time for not putting my trash in a garbage bin. Like bro come on I pay $1,500 rent a month step your game up
I decided to downsize from a single family home and had not lived in an apartment for many, many years. Looking at a few complexes, the Cabana Club staff won me over after the first visit.The transition has been so easy, definitely felt like home instantly. The amenities, grounds, the onsite pockets of beauty & relaxation and the location are exceptional! The incredible staff go above and beyond daily to make Cabana Club a great place to call home!
I love these apartments. My favorite ones so far. Taylor is awesome. She was not my leasing agent but helped me out immensely and still does. I dont have any complaints. However, the noise does travel which is to be expected when all of the apartments have hardwood flooring. Again, no complaints and Im going on my third month.

Worst management/staff!! Supper unorganized. I got lied to in my face. Rent went up from $1740 to $2070 in 2 years. I would not recommend this place to anyone unless you like to be lied to and deal with headaches every day. Plus you you find a better place to live in with a lot less expensive. Moving to a 4 bedroom home for have the price Im paying here. With less drama and more privacy, no upstairs neighbors keeping up all night.

I am a new resident and want to thank the professional staff at the Cabana Club especially Dickie Thomas who has gone out of his way to make me feel at home. He made sure I was provided all items for my move in and his attitude was excellent.
We lived at cabana club for 7 months. We were charged with $250 for Food/ curry smell. We have called professionals to clean the apartment. I stayed in many apartments before and used the kitchen same way as we did here and never got charged for food smell.
Lived here for 3 years. Never a day late on rent. The problems with the unit were ridiculous, flooding from the shower that they never fixed. Flooding from the AC unit twice. Mold growth because of all the water issue and when we moved out they held all of the overpayment of rent until I agreed to pay for a mold inspection. The apartment is beautiful but it stops there. Beware!
My husband and I lived at Cabana Club for a year and moved out in July 2015. I had planned on giving Cabana Club a negative review simply because of the lack of sleep and stress that came from the constant noise by my upstairs neighbor. I felt like my noise complaints fell on deaf ears at first. (I was told to call the police and make a recording of the noise.) In all honesty though, the manager did go up and talk to the neighbors every time we complained and finally allowed them to move out (breaking their lease) without penalty to make it livable for us. The new neighbors were fine and we had no issues with them. The common areas and halls were usually kept pretty clean. (I think they pressure washed everything about every other month.) There were a couple of things that were broken (a swinging bench, hammocks, parking area street lights) that seemed to stay broken. During construction of their second phase, a row of spaces was taken out leaving residents without adequate parking. We had to walk 3 buildings over many times. The construction noise bothered us in the beginning, but died down after about a month. Avoid the dog park. Its just dirt, holes, and dog poop. The dog wash is a nice ammenity when its not clogged, as is the car wash. Overall, with the construction ending, if you take the top floor or dont mind noise overhead, you should enjoy living there. Its kept pretty clean and the pools area is nicer than most.

I absolutely love my new home. Beautifully designed and maintained, this complex is gorgeous from the waterfalls, fountains, and hammock gardens surrounding the two pools to the spacious dementions of the private patios that overlook the well-kept landscaping. The staff is thoughtful and friendly and regularly schedule food trucks, events, and classes on property for the benefit of residents. Centrally located and just a few minutes drive (between two exits off of 295, getting home during rush hour is easily navigatable) from brand new shopping and restaurant options and beaches, and walking distance to two beautiful parks. Though they are still improving the complex, you would never know as there is never the inconvenience of noisy machinery or construction. The only proof of which is a list of exciting additions to the already extensive amenities.
Dont make the worst mistake possible by moving here! It looks nice on the outsite but once you move, it is a headache dealing with the terrible customer service!!! There are nicer places with better customer service in Jacksonville! Get better informed. I wished I had paid attention to the online reviews... there are all true!
I’ve lived here for almost 2 years.. The location is nice. Close to grocery stores and restaurants. The apartments are nice and luxurious (for the most part). There is mold growing on the balcony.. to the point where I had to throw away my nice furniture outside bc it was infested with mold. and the mold is moving into my apartment because the weathering strip sucks & they refuse to PROPERLY replace it. I have to clean the mold/ mildew off my balcony doors at least 3 times a month. The other major issues I have with the apartments are the doors SLAM shut. I have been woken up several times at 1&2 in the morning as well as 5-8am due to those darn doors slamming. Also, you can hear everything outside. Cars, people, etc. and there is never any parking. the management here sucks!!! Whenever I put in a work order, they say I’m scheduled but they never show up, so I have to constantly call and nag them to come to my apartment and fix whatever it is. And usually they don’t end up coming. Some of the staff is nice, but most are rude. & there aren’t many people working at the office. You usually can’t get ahold of someone at the office.. so 9 times out of 10 I have to walk all the way to the office and 1. Someone is there, but they are being lazy & you showing up is a huge inconvenience for them or 2. No one is there because they are out “showing apartments”. There should be someone there answering the phones all the time, but that’s not the case at all.They are so nice and accommodating- before you move in- but once you do, you’re on your own. They don’t care much about their residents, they just want your money. At the apartment complex I lived in before, the management treated you like family and here they treat you like a nuisance. Oh.. and some neighbors are so inconsiderate. They will be loud and obnoxious at all hours of the day and night... oh yea & the management doesn’t care. I’ve made several requests to management to hopefully get neighbors to quiet down but their response is “it’s not during quiet hours so there’s nothing we can do”... if someone is screaming outside and I can hear it over my TV, & stomping up the stairs to the point where my apartment shakes... then there 10000% is a problem no matter what time of day it is. Overall: the apartments are nice on the inside.. and the gym& pool are also nice... but other than that, I have nothing good to say. Recap: management sucks, there’s no parking & some neighbors have 0 respect for other residents. I don’t recommend moving here.
Just moved in and not impressed so far. While doing our move in inspection we noticed all interior bulbs (which we are apparently responsible for changing) are all 100 watt incandescent bulbs. There are over 30 bulbs in our unit!I know that the unit sat vacant for two weeks prior to our family moving in. You would think that would have been ample time to get our unit ready prior to us moving in. However on day one we found the master tub would not drain. Upon trying the other tub until we could have the master looked at, we found that turning on the shower in the guest bath that it flooded the laundry and hallway. We put in a work order for the following day with permission to enter after one pm. Maintenance showed up at 930 am. Oh well.On day one we noticed a garage available across from our unit. When we inquired about it at the office we were told told the unit was available and it was $99.00 per month. So I went to get a check from the apartment. When I returned I was told the one with sign that says available was actually not available as it was being used by an emoloyee. And the garages are actually $150.00.Ok fine. So i asked for another one close by. The leasing agent stated that she was unsure what was available. And had to figure it out. So I waited for 28 minutes while she figured it out.So she gave me a remote to another unit near by which did not work. I took it back up to her and she apologized and gave me another remote.She then stated to let her know of someone else was using this garage. I would have, however this remote didnt work either.So I went up again and she told me she didnt know what to say and would have maintenance look the next day. So on my fourth try we got one that worked. And also worked a neighbors garage as well. Sigh.... I let maintenance know that it opened the other one and I think he fixed that. Three days later the sign is still on the employee garage stating its available.It took two days to get our entry gate stickers to work. And me going into the office to inquire why twice. System failure over the weekend was what I was told. Move in day was Tuesday. ...And today the day after move in we lost power and AC while we were away. Put in a call at 1030 to see what can be done. At 11pm still waiting to hear from from the on call guys.... We will see how it goes....
Worst apartment/living situation I have ever seen!If you would like to pay $500(nonrefundable/does not go into anything after leaving) to have your pet DNA tested so when they find your dogs poop and charge you for it then be my guest! Constant complaints from staff as well as neighbors for noise. They had our carpets replaced for stains(very little if any) that cost $1,000 making the $90 mandatory carpet cleaning worth nothing. This place has been a headache from the start and I wouldnt recommend it to anyone I actually like. The staff is wonderful as well. They will go out of their way to send you old invoices of already paid bills and call you over and over so you can explain how its been paid and will be the first there to bill you $25 for having 2 bags of trash to take out on trash days!
I lived here for a year and a half and recently moved out of state.Beautiful. It is a well-kept apartment complex. It is clean, safe and everything is in good working order. The Galleria (state of the art community center and business center) is the epitome of luxury. The older Cabana clubhouse is great even by itself. Two pools are even nicer than one.Convenient. Its centrally located in Jacksonville. Its fairly simple to get downtown (15-20 min. drive) by taking JTB to I-95 N. Its also easy to go to St. Augustine by taking 295 South. Even better, its positioned right next to the Town Center shops. Dont want to drive far? Winn-Dixie is within walking-distance (1 mile.) Dont want to leave the complex and its Thursday? A food truck comes to you.I loved dealing with Dickie in the office. He always waves and hugs everyone. Hes a very enthusiastic person! The other office staff girls were friendly as well and gave my baby compliments.I rated it 4 stars instead of 5 stars for several reasons.1. We had an issue with our downstairs neighbors using a charcoal grill on their balcony. The AC unit recirculated the smoky air into our apartment (or it came through the balcony door.) For whatever reason this individual did not want to listen to the office staff and continued this 4 or 5 times unhindered.2. I also want to mention that rush-hour traffic on 295 was always at a stand-still at our exit. I could take a back road and get off earlier to avoid this, but it was a nuisance. Once construction ends, this problem will be resolved.3. Rent became too pricey for us. We moved to Cabana Club with the cost of a 2B/2B already at the top of our budget. By signing a 7 month lease and with the market rent increase it shot up. I think its good value for your money however, and when comparing other apartments in this price range you would do better at Cabana Club.
Found this place when moving to Jax for the first time, and I lived here for a year. Although the complex was nice, it was extremely overpriced and felt like a retirement home. Would not recommend for young professionals moving to Jax.

The whole complex is very well maintained, the staff are super friendly and helpful, and the amenities are amazing. I love this place.
Do not move in here! The apartments are very nice however the management is terrible. They do not investigate complaints adequately and unless you are on the third floor its impossible to adhere to the quiet hours with the hardwood floors in these units. We have lived here six months and have been harassed the entire time by neighbors below us and now by management. UPDATE!!! Changed rating from two to one star because the issues I mentioned above were never resolved and we were forced to move out early due to these false complaints with no evidence. Danielle the property manager also forced us to remove a negative review we posted by telling us if we didnt take the review down she would no longer allow us to move out early without penalty like she originally offered but would pursue an eviction instead. Whatever you do do not move into apartment #2329!!! The old couple below will harass you in way like, leaving notes on your cars, complaining daily because of footsteps, and knocking on doors and then taking video of a dog barking and then complaining.....unless you enjoy retirement home style living stay away!
We lived here for 2 years. This Place uses Oates Energy which is why Im giving it one star.Let me explain why. I worked for JEA for 10 years and apartments will use Oates Energy to cut cost on THEIR end. Let me explain what this does for each tenant.Lets say the total usage of your building was 1,000 gallons, 10 apartments, and each gallon is $1. hypothetically.Lets say total usage for your apartment unit is 50 gallons. Taxes and fees youd say my bill should be roughly $60. WRONG. It will be $100+ because although Susie in unit 105 decided to take a 2 hour shower, youre paying for a portion of that shower. Cabana Club decided to cut cost, cheat their tenants by using Oates Energy and hope noone realized it. They use Ratio distributing. By saying 10 units 1,000 gallons, charge each unit for 100 gallons, not what they used. I dont care what management has to say to this response. Google Oates energy for yourself and read the reviews.Reason 2 is that we decided to leave a grocery bag full of ripped clothes outside for the garbage people to take alongside what was in our trashcan. Well we received a warning saying that if we didnt leave our garbage in the bins next time we would receive a $25 charge. MEANWHILE everyone on my floor puts out multiple garbage bags WITHOUT the bin everyday. Even having it sit out for multiple days on the off days the trash isnt picked up.. This place can be extreme bias at times.Reason 3, if someone calls and complains about another unit or tenant. The office doesnt investigate, they automatically assume that person is truthful and will call accusing you. For instance. Floor 2 has 4 families with small brown dogs. Because one of those families was letting their dogs off leash, we all received warnings because the person who called couldnt fully identify.
Best apartment I ever lived in. Little pricey but they make up for it with events with free stuff and great customer service.
Do not live here if you value your sleep. These places are built so shoddy that there is constant noise coming from the apartments above you just when people are walking and below you from people watching movies. Theyre not trying to be loud even, its just people living their normal lives. The apartments are built horribly!! Do not live here.
Worst apartment complex ever with a witch of a property manager. It was fine for about a year until a lady moved in below us who harasses us all the time about stomping and noise complaints. I had parents, sisters and nieces over for dinner on my birthday and had a cop at my door at 9 45 because of the lady below complained. It wasnt even the quiet hours. What would happen if we had kids? They cant float around the apartment. I dont pay $1400 a month to be a prisoner in my own apartment. When I went to adress with property manager she was not interested in anything I have to say and has the worst attitude ever. She stated she had a sound recording of fixtures shaking and because we admitted to the officer we had a celebration going on she had to send us a notice and just kept repeating the same thing over and over. I tried to tell her I can even understand that instance and I guess Im not allowed to have people over but that the lady is disrupting my day to day living. I have never dealt with a more maddening, disrespectful, evil human being than Christine the property manager. She acts like a nazi and has no respect for her residents. Instead of trying to resolve a situation she will leave notices Friday afrenoon on your door because shes gone for the weekend. If you are a normal middle class upstanding citizen and do not want to be treated like a lowlife DO NOT MOVE HERE. As someone before said they are nice until they get you in and then its harassment on out.
DO NOT MOVE HERE! This place was not built well. Since moving in, we have had a lot of issues with the poor construction. For starters, we started noticing black soot all around our doors, toilets, appliances, cabinets, dishes etc... We reported it for over a month and nothing was done about it. It wasn’t until I started getting sick and went to my doctor at Mayo Clinic, who told me it was mold like symptoms and I should have the community further investigate. After they finally came out, the Maintenance supervisor stated that it could have been from humidity from outside or the a/c unit. He recommended we have a mold expert come out and check. I agreed! After they “tested” for mold, the community tried to charge us for the inspection... Now, I work in the industry and that is something you just do not do! At my community, we would rather be safe than sorry. They then tried to blame us and say it was from candles which were barley lit as we were hardly ever home. They tried to then charge us for a duct cleaning... we still see the black soot today. The next issue is my roommates smoke detector started leaking, again the Maintenance tech came out and stated that because during construction, they I quote “threw these places up” and didn’t cap off something from the outside, which was causing moisture to get into your unit... This not only led me to believe that this is probably what caused the black soot... He “fixed” the issue however there is still a hole in my roommates ceiling as he NEVER came back to fix it like he was supposed to. Not to mention we also get a horrible sewer smell throughout our apartment. We have to pour about a gallon of bleach down all of our drains just to get rid of it! The icing on the cake is tonight, my husband closet shelf fell COMPLETELY off the wall! There was barley anything sitting on the top shelf. So now, we get to spend our evening picking up all of his cloths to prepare for them to put the shelf up. Thankfully, nobody was standing in the closet when this fell. I’m sure this was another “throw together” to try and get people in as quickly as possible. They then had the nerve to send us a renewal asking for over $1,500 for this junk! Not only is the office staff horrible (besides Dickie), the grass is NEVER cut, the property always looks dirty, and they allow run down janky vehicles to sit in the same up front parking spot for as long as it wants. We were glad to give our notice well before our 60 days was required. I can already tell we’re going to have problems with these people when we move out just by seeing past residents reviews. Luckily for me, I work in this industry so I know what they’re expecting... Needless to say, we’re counting down the days until we can get out of this junky place. DO NOT MOVE HERE!P.S. just to make my point even more valid, look at the unprofessional response I received from the community manager below. In no way was her team “responsive” everyone in that office but Dickie was an air head. Nobody knew what was going on including the manager. She was NEVER there. It took multiple phone calls and emails to get things situated! And let’s be clear Danielle, it wasn’t until my doctor at mayo requested the health department come out that you wanted to do something. I flat out told you, your maintenance supervisor and your regional that I would not pay for it as I had reported this issue for months and you and your team did nothing! Then you wanted to blame it on the resident! Also, above and beyond? Oh boy, I don’t think you know the true meaning. If ignoring resident complaints, work orders, lazy staff, uncut landscaping, trees that had fallen and you guys tied it with a jankey rope since Matthew hit over a year ago, then oh yes.. you’re VERY accommodating! You’re very passive aggressive and condescending! You don’t deserve to be in management. With that attitude you should be running the drive thru window at the McDonald’s across the street! But enough of my vent on this aweful community, other resident reviews are very similar.
This is such a beautiful community and the office staff are nice as well. My one complaint is the flooring on the units. You almost have to live life like your walking on eggshells. It doesnt matter if you have family over or a little one thats riding along in their walker being as innocent as can be. Theres that one neighbor that has to harrass and bang things on your ceiling. Even if you accidently trip or drop something, there it goes!.....BOOM! These neighbors can be so inconsiderate and careless but act as if theyre perfect themselves. So....with that being said, if you dont want anyone banging at your ceiling for dropping a fork or spoon, or even if someone simply fell or tripped then I would try elsewhere.
The place is nice but the office staff is incredibly disorganized. Theyve messed up so many details with my lease and forced me to pay an extra fee even though it was their mistake.

CABANA CLUB MIGHT LOOK NICE ON THE OUTSIDE BUT TRUST ME ONCE YOU ARE MOVED IN EVERTHING WILL CHANGE. WALLS ARE PAPER THIN AND YOU CAN ALWAYS HEAR YOUR NEIGHBORS. THE HALL WAYS ARE ALWAYS DIRTY AND STAINED AND WON T BE CLEANED UP. THE POOL OFTEN TIMES HAS BABY POOP IN IT WHICH IS UNACCEPTABLE. THE STAFF ALWAYS SEEMS NICE AT FIRST BUT ONCE YOU WANT SOMETHING FROM THEM THEY TURN 180 ON YOU. PARKING IS AN ABOLUTE ISSUE. IF YOU COME HOME LATE THERE IS NO PARKING. CONSTRUCTION ON THE NEIGHBOR PROPERTY IS EXTREMLY LOUD AND STARTS AT 7 IN THE MORNING. THERE IS TRASH EVERYWHERE IN THE HALL WAYS. DON T BE FOOLED BY THE POOL AND PALM TREES THIS PLACE WAS POORLY CONSTRUCTED. DO YOURSELF A FAVOR AND STAY AWAY !!!WAY TO OVERPRICED ASWELL
