Ive lived here for a month and its been nice, quiet and relaxing.I moved in and a few issues were had inside with broken or half fixed items, and they were quickly fixed by maintenance.I havent had emergency maintenance issues yet, but my others were done same day or within 24 hours.The grounds are mostly clean, but its an apartment, and some people just dont respect property (ie leaving garbage on the grounds, broken beer bottles etc). The staff here has been so nice and accommodating.I do wish the garbage bins were bigger since they get full really quickly, and that they had recycling, but I just wait to take my garbage out when they come pick up.I plan on extending my lease next year as long as things stay good.
Property manager is completely unprofessional. I tried to help a tenant transfer her lease quickly by taking over the lease for her, and the property manager handled the situation with the worst attitude. As if the original tenant was inconevniencing her by having life events occur and needing to leave. Extremely rude and lazily carried out her duties as the resident manager. If tenant- property manager relationship is important to you, dont move here.
Kendra and Christina were amazing! They were beyond helpful throughout the entire process and made moving into my new home truly easy!! Definitely worth moving in!

This apartment complex was mine and my boyfriend’s first apartment experience. Going into it we were super excited, as the people at the front were extremely nice and welcoming. They had also just remodeled so everything looked nice on the outside.Speaking on the “remodel” they did, it was very rushed. Paint was splotchy. They didn’t replace the important stuff, they were just worried about the looks of it. Anytime it rained our living room area would flood. Kitchen cabinet handles were all different sizes and just thrown on the cabinet door. The list goes on.On move in day we noticed the front door was missing the lock on the top and one of the bathtub handles was a bit broken. So we put in a maintenance request and someone came by and “fixed” it. For the door, he replaced the part that was broke with a part that was (almost) broke. Anytime the door closed, it fell off. My boyfriend ended up fixing this himself... For the bathtub, they ended up taking the handle completely off and putting it back on without fixing anything. But they did manage to break the middle knob, which turned it from bath to shower. They never came back to fix this, leaving one of the knobs extremely loose and sticking almost all the way out.To continue with the maintenance, our AC vent above our bathroom sink continuously leaked. The first time we had this replaced, all they did was replace the air filter which has nothing to do with water pouring out of our vent. Which obviously didn’t fix the problem as a week later, it happened again but much worse, as if they just put a bandaid over it and didn’t fix it. So we had them come back again. They came while we were at work and didn’t even bother putting the vent cover all the way back on... at this point we didn’t bother reaching out again. It was clear they didn’t give much effort into fixing things. So my boyfriend ended up fixing this as well... (not to mention the inside of the vent was moldy and dusty)We moved out mid March and almost two months later we have yet to get our security deposit back. Anytime we call, they say they’re not sure where it is and just to wait longer. Do better.To end this, communication isn’t in their agenda. Once you pay them, that’s it. That’s all they’re concerned about. And with the prices they charge, I expect some sort of decency.I hope this helps whoever is thinking about moving in there.
Me and my wife just moved out of this property, and all I can say is beware stay away!! We lived here for one year at first it was okay and got worse once we were there for a while. The apartments are awful, everything is fixed or put together so cheaply. We always found cockroaches and my wife is terrified of them. We had mold bad where the water heater was. Everything started falling apart once we moved in. Instead of maintaining the apartments theyre painting all the buildings to give it a nicer appearance... Rent is expensive and not worth it. There are drug dealers that live here I witnessed it, and they say they do a background check! None of the neighbors care about your vehicles, and will hit them and not say a thing. After we moved out it was a disaster. They charged us a BS fee over $1300 dollars, because of the trickery lease contract we signed. These people are criminals, and Maxus Properties is awful... We never did anything wrong at this property except pay our bills and they ripped us off and stole our money. I would never recommend this property or ever move here again. Zero Stars... I attached photos of what our apartment looked like. I waited to write this review once we moved out, we were scared this place would try and screw us over when we left and they did either way.
Definitely was a rough start. The leasing agent was amazing and understanding but when I moved in I had problems immediately. The previous tenant had a flea infestation that they failed to clean up and when moved in I had to wait a couple weeks before they sprayed and got rid of it. I only noticed it because I was getting red spots on my legs and feet. Also my mail box didn’t have a lock on it so I put in a trouble shoot call online and they said they had fixed it, but they didn’t. I had to wait a couple months before it actually got fixed.Now after all these issues have been resolved, I can tell you the positives. They have an amazing “backyard” area if you have a dog, or just like to walk. There’s a paved area that overlooks a huge lake and they have a lot of wildlife (ducks/geese/squirrels/turtles/fish) and very well kept grass. There’s also two pools and a gazebo area with benches you can relax in! Definitely a temporary place to live at and not a permanent one.

The management of this place is horrible. Never clean the corridors in 1 year I live here. In the third month I already wanted to move, I just did not do it to not pay the fine. Today I was told that I will have to stay another 1 month, since I did not advise that I would not renew the contract. I took their letter from them, signed them, and asked to take them home only to read calmly what was written on the three sheets. Every month, when Im going to pay the rent, I make it clear that I do not want to live in this place anymore and they want me to pay for another month without living. The condominium is dark, the gym is not good, if it comes late at home, there is no parking space. Do not come to live in this place. The apt looks like they are made of rest of material. I can not wait to move.
10/10 would recommend. I’ve had stellar experiences with apartment complexes and have had terrible experiences. I’ve been living here for about 5 months now and I can say that the quality of living is excellent for the price. Solid location, quiet, great office personnel, and fair amenities.
I would NOT recommend living in any Maxus property. My husband and I were excited to move from Illinois to Florida, unfortunately that quickly stopped. The apartment was put together quickly and cheaply. If the inside of the apartment was as nice as the grounds and the outside it wouldn’t be half bad. The people they hired to spray for bugs in the apartment is for the bathroom and kitchen. When they came they only sprayed one bathroom and left puddles of the chemicals in the kitchen. There was a known drug dealer living in the apartment complex that destroyed the gym from a party they had. So much for the “background check”! We were also stole from when my husband and I were leaving the company. In the lease it states that if we were to fail to give a 60 day notice we only have to pay one months rent. But they refused to acknowledge that portion of the lease stating that we “had” to give a 60 day notice. Even though in another section of the lease it states differently. So we had to pay an additional $300 on top of the initial release of the apartment. When my husband emailed the property manager informing her that we would not be renewing our lease and leaving at the end of the lease agreement, the company said that wasn’t a specific enough date to be considered the 60 day notice. I guess the lease termination date on the contract isn’t a specified date either...The company refused to answer any questions I had saying they needed everything in writing before they talked to me. That says everything of horrible customer service and how the company operates.
First off the apartment started great but as days and weeks goes by, things just falling a part.. We have to use our dryer multiple times just to dry our clothes.. constant neighbors from upstairs noises. Management would only do quick fix not try to solve the problem completely. I’m giving this place one star. The rent is super expensive.. now that rainy season is coming our bedroom carpet keeps on getting soaked even with the lightest rain. This place is horrible find your self a different place where the money you spend is really worth it!!
I will be renewing my lease in 4 months. Been here over 5 years. This is my home and I love it, Why you ask. Simple. The crew here. Corey E, Caleb, Justin, Kendra, Christina. They have done an excellent job keeping it running during the renovation and during this virus, Hardworking and caring people. I feel safe here as an elderly person. I love them all!! They kept us informed thru these hard times. I am a people person, outgoing and involved in our community .Signing another lease soon, God willing. Would never find another crew like this. They deserve a special shout out from corporate for a job well done.!! They were without a manager for some time as they have been before but they just keep going and get things done. No problems for me. Pick up the phone and they are there if needed. Always smiles on their faces. Look forward to meeting the new manager. Have not seen her as of yet. This crew will be a great asset to her. Another 5 for me. Update !! 2 yrs later and I will be signing another lease soon. Still loving it hear. A few changes in the last year. The grounds are just perfect!! Kendra and Christina are doing a great job as Manager and Assistant. Very kind to me! Calab has been doing a fantastic job, works hard and gets things done. Very nice man! And I just got a new dishwasher so I am happy. See no reason to leave!!
Update: We have a new manager on the property now and she is much easier to work with. Any new issues have been minor and they get fixed pretty quickly. Communication could still be better but, at least you can call and ask without any issues or drama.The apartment is nice and the location is great. I have really fallen in love with the Mandarin area. However, we have definitely had some issues with maintenance and management. Several calls and emails needed to get some things resolved. Issues that have been fixed after much calling and emailing were dangerous, such as dangerously hot water. I had to send a video with the thermometer reading before they would do something about it, and research that showed how quickly skin burns at that temperature. I have a young son and had to get a little nasty with them. Bad roach and ants problem when we first moved in. It took, three months of weekly treatments before we finally saw them diminish. the place reeked of pesticides, which couldnt be good for us. Lack of communication from the community. At one point the pool was open then it wasnt. There were no signs or letters, we just had to figure it out on our own. Ive been complaining about the sprinkler system hitting my window in the middle of the early morning, 2-5am, for months now. They keep trying to fix it. I dont think it should be that hard. Our elderly neighbor passed away in his apartment. Even with his daughter calling and the police there on the property requesting it, to prevent damage to the property, they refused to come and open the door. It is a nice complex, but these issues have left a bad taste in my mouth and I cant wait to be able to out of here.
I am a current resident and since the new management team has taken over living here has vastly improved. They are a pleasure to work with I have had turned in my intent to vacate notice but once the new management team took over in September of 2016 I proceeded to pull back after working with them a few times. The apartment homes could use a bit more updating but they are working to improve all aspects of the property. I would recommend this community to anyone who is looking for a nice quiet and safe are in mandarin.
Kimberly in the leasing office is an amazing lady. She is super sweet and took care of all of our problems we had in a matter of days. We currently just moved into a two bedroom and it was all thanks to her since she got us a room quickly. Never could be more happier than that she has done for me and my boyfriend so far. Thank you Kimblery for being there for us 😁
I really like living at The View at Mandarin, the property is very well taken care of.And every time I go to the management office,I am always greeted with a cheerful attitude.And the little problems I have, are always taken care of in a very timely manner.Most of the time Mr Caleb is the person coming to fix the problem for me,this gentleman is always very helpful and very courteous.
I am miserable here. This complex is not up to contemporary standards, and repairs are not done with quality in mind. The constant noise (upstairs tenants, frequent sirens, drag racing, and the air conditioning fan) make me feel very stressed. Thankfully, the apartment is sprayed for insects, because the 10-12 cockroaches I have picked up in my first 4 weeks here have all been dead. Those are a few of the issues. I so wish I did not rent here. Its disgusting.
Nice. how many pools are there (i never get the chance to look) and do we need a key to get into the pools? other than that, pretty views!
I would just like to say the service team here is excellent and they do everything possible to repair anything broken without causing a charge to residents. Very satisfied.
I will be calling this home soon. Great people...nice location..beautiful grounds. Quiet smaller apartment. I like it. Ill miss my house.
MOLDTheir so called process of dealing with the mold involved ruining my pan when maintenance helped themselves to it to catch the drywall they pulled down from the ceiling. Then leaving a gaping hole in the kitchen for 2 weeks until I called to complain that the black mold was creeping out of the ceiling and making the entire apartment smell like mold. Then they just sprayed it with bleach, which got all over my kitchen and kitchenware before closing up the hole in the ceiling. You know that is just a bandaid right? The mold is still in the ceiling! You can smell it. Put as much effort into taking care of the inside of the apartments as you do the landscaping and the place might be decent. If you keep putting a bandaid over the problem it will become uninhabitable. Thank goodness I found another place to live.
It’s an ok place, a little over priced for what it is..While living here (about almost 3 years ) swat came because of a resident that end Baker acted.And my moms car got broken into..
Every week there is one car accident or more. I experienced one police standoff because someone was suicidal. Its monthly payment is a bit more than 1000$ for 3 people and goes up. All of these are deal breaker to me. But the place has nice view and they do respond about apartment problems within a week. Been here 2 years.
Good location. Good management. Never had a pest problem. Maintenance was good. Love that they are improving it and updating it.
Hands down the nastiest apartments ever. Drain plugs would come off with mildew always under. They allow tenats to smoke inside, so my apartment always smelled like smoke. Mildew growing in vents. Buckets full of water from the leaking A/C unit and was told it was “normal”. They told us we could move into another apartment they had at our expense. Cars always getting broken into.
****AVOID THIS COMPLEX****On Monday May 27th I informed Viera @ Manadarin maintenance that my air conditioner once again (for the past two years I’ve had issues) had stop working. As a result Matt came out and put a portable unit in the apartment. I called on May 28th morning and spoke to Christina who advised that a new air conditioner would be needed and the contractors would be out tomorrow. At 12:50 p.m. I received a call from the office manager who advised the contractors were actually able to come out the same day. When I arrived to the apartment I found my dog incoherent, dehydrated and unable to walk. I’ve been a resident in the community since 2014 and has had FAR TOO MANY MAINTENANCE REQUEST but never has this happened. I was told by one of the contractors that Matt came in and took the portable unit out of the apartment BEFORE they finished. This evening I went to Banfield pet hospital to find out that my pug had a heat stroke because it was so hot in the apartment.My dog almost died today because of the heat index INSIDE of the apartment. You can imagine my thoughts and emotions.The conduct from the maintenance man compromised my dogs overall health and its nothing short of animal abuse.Furthermore the crime has increased in the complex and JSO has been called out an alarming amount of time since January. Where safety should be a chief priority management takes more interest in landscaping. Total imbeciles!!!!!
Horrible experience. We were told the apartment was ready two weeks before we moved in. On the day we came to sign the lease which was May 8th 2017 we went in the apartment and did a walk through. The apartment was not at all in move in condition. There was mold in both bathrooms, missing cover for vents, both bedrooms closet doors were out, huge stains on the carpet, the kitchen sink was being held up by piece of PVC pipe, the floors for the washer and dryer were half off and the apartment wasnt cleaned at all. The washing machine was the dirtiest I have ever seen. The bathroom handles in the tub was broken. The apartment wasnt cleaned at all. Before our walk through the lady in the office kept telling us to sign the lease first. Im so happy we went and took a look first. When we went in the office and told them about the condition she what do you want me to do. How about you dont tell someone an apartment is ready and stress on signing the lease before walk through. Worst experience ever. We didnt sign the lease and we waiting on our deposit check. They are nice and friendly the staff, but PLEASE BE AWARE OF THIS PLACE. DONT sign the lease without doing a walk through the day you move in and make this your last option.

1 year update!!!We have had more issues here than you can imagine. Huge flood from my upstairs neighbor ruined all of my stuff. Extremely rude neighbors. Bugs everywhere, people who dont live here drive in all the time. My tires were slashed this past weekend just after an altercation I had with someone who almost hit me while I was parking. Supposdley there is a known drug dealer here and thats where all these random cars come from. The leasing office has no interest in helping with anything. Cabinets were not renovated just spray painted. Our granite countertops in the kitchen are 2 different colors. We pay 1150.00 for a 2bd 2bath and have found way better pricing all over the area. Bottom line is please do yourself a favor and stay away from this complex. It is over priced and under maintained. They also do a great job at hiring crappy property managers who have snarky attitudes anytime you try to come to them for help with something.
Ever since they came under new management there is all types of random bullshit. And they are raising the rent. Definitely not worth it. STAY AWAY.
Total scam! I was ripped off $400.00 almost 2 months ago. $50 was for the application, $150 for a processing fee and another $200 for a security deposit. I understand that my credit isnt the best, however the company they hired to do background couldnt prove that I wasnt a guy on murder charges from Georgia. Seriously... Different date of birth, different middle initial, and different race. Whatever the case they had some bullsh*t reason to deny me, on top off it all they just keep giving me a run around about why I havent received the refundable $200. Most likely gonna file in small claims to get it back. Do yourself a favor dont waist your time money or energy here.

Terrible. The biggest issue i have is that the maitenance staff are incompetant and very lazy and will put in the minimum effort for any issue and many times they just dont solve the issue.
Terrible place to live, my car was broken into multiple times. The floor plan layouts are terrible. They are trying to charge me an early termination fee after i already paid for it. I have documentation for it so i will be talking to my lawyer very soon about this issue.

The rent constantly goes up. They charge water by the amount of people living in the apartment. Two adults and one child at home 4 hrs a day costs 90 dollars? I dont think so. The sprinklers are running while it raining. I asked for some things repaired and two weeks later my verticle blinds are still in disarray.
