Cant get anyone to respond to phone calls nor emails. Paying for a 2/2 and have only had a 2/1.5 since February (2nd shower leaks). Fixed my own garbage disposal. Havent had maintenance since April.

The reviews are honest. Even privately owned condos are crawling with termites and ceilings falling in. The association won’t do their part so everything is a safety and health hazard. I had the bathtub painted and it was orange within a month. The crime is high and often unreported or ignored. The pools haven’t been functional since I’ve lived here. The basketball court was shut down because of crime. Trash is everywhere. A crazed man was sitting in my bushes when I got home from work looking for a lost cup? Every time I here a siren, I hold my breath. On the positive side... low rent. No one really gets to know anyone either so no one cares about your business and if you spouse is a screamer no one will call on you. Omg I have photos of trash several feet high and some has been there for 4 weeks. So they fine you for having a bike outside. People, the association is very messed up and in need of new management. Condo owners beware. Do not purchase here. Renters. Don’t do it!!

The manager was friendly but I despise how the apartments look on the outside. The apartments look dingy and dirty. Some of the blindfolds were broken. However the inside of the apartments I visited was spacious and clean. The property manager has to do a better job of keeping these apartments clean and neat especially when rent is between $800-$1000 monthly and given the side of town these apartments are on.

The site is split between privately owned condos and a number of condos (~96) that were bought out for leasing as apartments. The condos were built in the 80s, the community is very diverse, and the floor plans are very spacious. The Home Owners Association could keep the parking lot, fences and gate, and ground better.

Do not bring your children here. High crime. Break ins and stolen vehicles. My truck was stolen while I slept as was 2 others the same night. My daughter was jumped for her cell phone and while my son was home someone was trying to take the door handle off. Put locks on your bedroom doors. That’s the advice We didn’t take when we first moved in. The place is always without water and since We’ve been here it’s orange and rusts out your clothing when it is in. Plumbing is awful and the roof leaks everywhere. It’s a nightmare. Termites everywhere from rotting wood all over the grounds. High electric bill from ill fitting windows. Paint just cakes off. It is nothing like the advertisement and no amount of space is worth this unsafe and unhealthy place. It’s not worth it to save money to live there.

This place is a nightmare! I rented from the complex, not a private owner. I had to leave suddenly on Military orders. Upon applying for an apartment in California I was informed Sonoma flagged me an unfavorable tenant. I can not rent from anyone now. I owe them $2300 in bogus charges. They charged me $1400 to replace a carpet that was fine and $200 to paint the outside of the door amongst various other rediculous charges. The cost to break the lease is $2200. This is not a coincidence.

I am a current resident of Sonoma and have been here a few years now to see different faces come and go. I did see a recent review where someone called the current manager a racist and I just find that person to be as pathetic as the other people who do nothing but cry because they didnt get their way. Yvonne has been nice every time I come into the office so I hope that person gets that through their head or what not for lying and disrupting their business because Ive never had an issue with her. The apartments are a little old, yes but the current staff tries their hardest to maintain them. Its hard to do that with such disrespectful people like that Sandra person who doesnt like non-Hispanic people since the manager before her was of such descent. I know when I call for service, I get it and I am satisfied. Thank you Yvonne, and Im sorry to hear that you have to deal with trolls like that still.

This has been the worst experience ever. This past year this apartment has been nothing but trouble. Lets start with the carpet in my unit has no padding under it. Pieces of my baseboards were duck taped and painted over with white paint to blend in. Now lets discuss the management and maintenance staff in the apartment complex. It takes more than a month to get anything done and fixed correctly. I got locked out and I was told by the maintenance staff that they dont do lock outs. I have been renting for many years and not one place Ive lived has ever replied we dont do lock outs. There maybe a small fee attached but you have a spare key so you are definitely able to unlock my door. My unit was burglarized and I have been attempting to reach the front office and it is telling me that the line is disconnected. How is that even possible? I will not recommend this complex to anyone looking to rent, unless you are able to rent from a private owner. Please Beware!!!!!!!!! This is the true definition of a slum Lord.

I moved into this condo, rented through the management company, mid-August. I am stuck in a lease for an apartment that is only worth the $1100 per month that I pay because of the square footage. Otherwise this apartment is horrible. I have had a tub pouring water at a rate of 60,000 gallons per month and no attempt has been made to repair it. The master bath drips continuously, both toilets run on a 15 - 20 minute cycle. The stove is marginal and doesnt heat evenly or, consistently. The cabinets in the kitchen and bathrooms all have uneven/loose doors. The door on my storage room doesnt shut, and if I am able to force it shut, its a beast to get back open. The carpets are worn and smell stale, no matter how much I try to freshen them. The closet bi-fold doors on all the closets fall off constantly. Also, there is not a single screen on any of my windows, which I was assured would be rectified, but on living here, I have come to recognize that most of my windows are inoperable, anyways. The screen on my patio is torn, another thing that was to be repaired and hasnt been. If I had known, what I know now, I would never ever have rented here. The good, which is much outweighed by the bad, is that it is condos, which means fewer move ins and move outs creating a feeling of more security. Overall, its a quiet area.

Spacious but horrible neglected apartments! Water is always shut off. The office never answers the phone. The gate has yet to be replaced after years. The front pool is always locked or dirty. The garbage compactor is always over flowing. My car was broken into twice. Every inch of the apartment leaks and the complex doesnt care. Dont be fooled if you are told the tarp on your roof is due to hurricane Irma because plenty of homes had tarps on their roof since hurricane Matthew! Be prepared to have a high electric bill of almost $300. I moved out not to long ago because our ceiling was covered in mold and yellow water stains. Our living room ceiling was caving in. You could hear the water dripping onto the sheet rock. Its just embarrassing and unhealthy. If you are considering moving here drive around first take a look at the area before you agree to anything. Dont believe the bs. All the other reviews are right, dont waste your time. Theres a reason why these are the cheapest prices on Southside.

Where do I even begin? I guess from the beginning...After viewing the apartment, it was mediocre at best, but I didnt have a lot of time and I liked the size. I requested that the apartment be cleaned before I moved in because it was filthy (dirty floors, air vent hadnt been cleaned since at least 1997.) Upon move in date I noticed that there had been absolutely no cleaning done, which management seemed to care less about when I complained. It was so bad that I had a thick dusty film on my feet after walking across the floor barefooted. I had to spend an entire day cleaning before I could even move in. Fast forward a week or so and I began having issues with water pressure, once my pressure was so low that my shower would only drip and I had to go to my gym to shower (not very convenient when youre a single mom.) I would call the emergency service and never receive a call back. I placed another service call when my toilet stopped working, no response after several calls. I did the online request and finally received a response. Upon arrival the maintenance man said oh youre usually not here when I come by. Which is strange because I was not aware that he has entered my apartment in the first place. Management NEVER answers the phone and they are not always in the office during office hours so good luck ever getting help. There is constantly litter everywhere, maintenance is poor, and unless having a drug dealing neighbor is your thing I would stay away. I have been out of my apartment for 2 months now and they have still not returned my deposit after several demands. I asked if this were a common occurance and I got a stuttered not too often. True definition of a slum lord.

This place is disgusting!!! I wouldnt even let my worst enemy live here & I have never met someone so rude that works in customer service. Vivian is by far incompetent at her job and I really wish the property management company would listen to all these reviews...but they wont. Stay away. You will regret ever moving here!! Beware!

Where do I begin? Wow!Lived here for three years! There wasnt any drywall behind our washer machine for the first eight months and we complained of a cold draft during the winter and heat during the summer. It took them eight months of delaying and excuses before I pulled the dishwasher out to reveal the missing drywall. It was another month before the repairs were complete. The tubs couldnt hold our weight and kept cracking.The water would flood our closet and it would take them three months to fix one crack in a tub. This happened six times and then they finally replaced one of the tubs. During the three years we lived at the location, the tubs were broken for almost about nine months of the three years and we were refused any credits towards rent.The buildings are old and they were made aware of electrical issues shorting out our microwave, a sparking outlet, with more delays on repairing the problem.They dont track complaints or keep track of reports to know what has to be repaired and the maintenance guy would always forget no matter how many times you asked him to write things down.The pools were rarely open during the summer due to repair issues, the basketball court was closed for over a year, the streets flood when it rains, the office changes over staff very often and when they have someone, they scream and yell at you for complaining about any issues inside the problem.They refused to give out the number for the corporate office to complain about management. I had to track down corporate via Google.My recommendation is to find another apartment.

I like it here, and I like it even better now that one of the nastiest neighbors Ive ever had is gone! I live in one of the buildings in the back and this neighbor just moved out last month and I see her nastiness continues with her latest attack on the staff! She ought to be ashamed of herself because she definitely was not the cleanest person in the building and has had run-ins with other neighbors including an elderly couple below them where she vandalized their car!Thank you Yvonne and sorry you had to deal with her; but thank you SO MUCH for all that you and your staff do here! I know your job is probably hard at times and even when dealing with residents with no home training like the one with her overall messed up attitude. Its sad people like her that give this place a bad name.The staff here is making changes here and I love it! From getting the HOA to take care of the outside, removing bitter residents out and replacing them with more respectable people assures me that this staff will continue with the good work!

Attention to upper Corporate Pacifica Management. I ALSO LEFT THIS ON SONOMA WEBSITE BUT IRONICALLY IT WAS DELETED AND NO ONE CALLED ME!!!!!Since the new manager, Yvonne came to Sonoma I have never been treated disrespectfully and disregarded as she has treated me, she addresses me with despotism, she is not professional, does not say hello, and treats us as we are intruding and bothering her. I have never had problems with the previous manager and I have I lived at Sonoma for 3 years. SHE IS RACIST! Briana, despite not speaking my language, always communicated with me and always made me feel comfortable with the language. I went to ask for urgent arrangements in my apartment which I have photos of and I did not receive assistance, work order never completed. I had to pay a plumber on my own and the other damages stayed that way, from previous roof leaks, sewage coming from the dishwasher leaving a bad smell in the apartment. I lived very happy in this place. I just delivered the apartment and The reason I decided to leave was because of her, the bad treatment I received or I would have stayed. Since last Thursday I wanted to take my washing machine and I approached her to ask her to close the water where the hose connects to, because previously there was a damage in the valve that gives way to the water of the washing machine and the person who fixed it left it with the valve water continuously running, if I would have removed and disconnected the hose it would have flood my apartment and the one below, therefore I did not want to take it out. I paid someone twice with the pick up to take it and help me haul it away but it was not done, she said that on Friday or Tuesday because she would not be at the office on Saturday. On Tuesday, I went to turn in my keys to my apartment, I asked for her to come to apartment to look, I wanted her to see that I left it clean, once again she always making faces and talking to me with a disapproving tone, making me feel so uncomfortable. I asked her when the valve was secure and ready for me to take the washer to call or text me, but she did not. Yesterday, I went back to the office and she said she did not know if the valve was secure, I went back to the apartment and could not take it, everything was the same. I also returned yesterday for my letter of delivery of the apartment and it was 3:30 and she was closing the office walking out with the maintenance man, she made it obvious I was bothering them, she returned making a terrible face, she gave me my letter and all the time she spoke to me in a bad way. I was an excellent person always paid my rent on time and I do not have to be mistreated for reporting damages in my apartment or for being a Latina. After calling Pacifica she called me today saying my washer is ready for pick up. Since I have been the United States I was never treated this way, I am not from here, I do not have public assistance from the government, I WORK and I go to school so I can better in my english. She can not treat people this way, she can not treat me this way and get away with it ! I want to speak to someone higher position, her boss, president, she must be need reprimanded because I will not allow this. Please understand this can not be expectable! I appreciate communicating with me, please forgive me as I don’t speak excellent english. I SPEAK SPANISH

I lived there with my mom for 5.5 years. The place is a dump. Things always broke down but our landlord got to stressed to hear about it. So, we fixed them or lived with it or without it. The dishwasher never worked. The sliding patio doors were on backwards The doors to the laundry room always fell off the tracks. My mom tripped over a cable cord that the landlord had run from one room to the other so they wouldn’t have to pay Comcast to fix the wiring inside and broke her hand in multiple places. Our car was stolen, we had to take trash to other apartments or to our friend’s house to dump, we had to put blinds up, bathroom shower rods up, the ice maker never worked. We were told because the tubs were painted not to use cleaners on them., we went through two washers because of the water and electrical issues. We had been warned by movers going in that the wood was coming up. My mom had to replace the kitchen wood floor with tile. We lived in the very back and the lot was always flooded with cars stuck at times and we both suffered constant allergies from mold. I am so excited to be out of there. My mom lived there to save money for my college but the place was horrible!J

Recently sold condo at Sonoma Southside. Prior to selling had to have ceiling repairs made due to leaking roof (for which a special assessment was paid). Paperwork submitted to HOA Property Management Company. Three emails, all to the HOA email, and one to a member of the property management team, have gone unanswered. Also asked for an update on the lawsuit regarding the insurance claim for the roofs; no reply. Based on this experience I would not recommend buying a condominium at Sonoma Southside. If they address the matters, I will post an update. UPDATE: There is a new property management company. They have been contacted. I was informed that claim has to wait until after the settlement conferences with the insurance companies. The same holds true for the special assessment. (8/24). At least this company responded. When I have a resolution I will update this post.

Moved to a one bedroom last Nov 2015 at $760 plus $30 water fee...by the time my lease was up it was raised to $841! This year I am being told they are raising it again...this place is not worth $900! They claim it to be a luxury apt but you pay for washer/dryer usage...units are so old sliding door cannot be accessed....vent covers are hanging out....worse part is tenant cars being broken into....bad guys hanging around waiting for opportunity to barge in to one of the units! Cannot wait for lease to expire...I will not recommend this apartment complex!

How about actually making changes in the complex instead of responding to everyones ratings with an automated response. This just goes to show how little they care about their tenants. After 3+ years living here, I cant wait to move out. Its true that nearly a year after Irma there are still blue tarps covering most of the roofs on the buildings. On top of that, they hired some kind of contractors to fix them and when they went to our unit to inspect and my mother-in-law advised them to come back later due to my 8 month old trying to take a nap, the man just pushed his way in anyways. He also went into my babys room after she told him stop thats the babys room. Extremely displeased is an understatment.

The worst place I have ever lived. Nothing works in our condo. The facilities are always closed. The gym is full of broken equipment. The worst is the roof leaks and the panels outside keep falling off. It’s truly dangerous. Not recommending and can’t wait until lease is up.

Trash piled to the moon at the dumpster site, large trees down since hurricane Irma, blue tarps covering 90% of the buildings, the parking lots flood so bad during rain storms that you need a tow truck to get out, the pool is locked down and closed 80% of the year and when they are open they are full of debris, the pool bathrooms are inoperable, the landscaping is horrendous, and the office is never open to dress any issues. On top of that, they love to charge top dollar for rent and increase the prices every year without addressing major property issues. Shame on Pacifica for such horrible property management! Horrified at the condition of this property and feel so bad for the owners who are locked into a financial money pit.

I give these apartments a 2 star only because it is spacious but not worth the rent nor buying cost due to lack of maintenance here. Every few months or so they will leave a note on your door about fees will be charged about your personal bag of trash sitting outside your door, you cant have potted plants, and no other objects outside the hallways. Somewhat understandable but not when you cant dump your trash into an overflowing compactor and your not doing your job to keep the facility up... I have pictures of trash overflowing from the compactor which is a health hazard but it takes them nearly a month to get that up... Why should I hold my trash in my home to dodge a fee from them and I have small kids??? Thats a health hazard to myself and kids. I just gather my trash and take it to any WM dumpster wherever in public because of Sonomas overflowing compactor. They never fix anything. I have things in my apt that needs repair sense last year and its 2018! Also, the old model apt shouldnt cost $1000 smtg for 2 bed and up because the cabinets are 1990s old I cant even fit most of my food in there the shelving is too short I cant even fit a box of cheezets or canned oil spray for cooking. The sink cabinets below when you open the doors... I can see the floor on the sides. UNEVEN AND CROOKED INCLUDING THE FLOORS. I can go on and on about this raggedy place!

This quiet neighborhood has everything you need for a happy home to come back to after a long day of work. There isnt a plethora of maintenance problems, and the application process is thorough with lots of personal communication with the Property Manager, Jorlanda. Jorlanda was extremely knowledgeable about her properties and she fielded all of the tough questions Ive collected from 6 years of renting. Ill gladly recommend this place to anyone who wants to live in a beautiful, spacious unit at a great location off the Southside service road.No bugs, no leaks or maintenance issues, nice tennis court, safe area with kids (but not kids who play on the road), and very clean exteriors and interiors. :)The minor con: rough parking lot that could use a little repaving work.

Property is not well kept. Heaps of trash often piled up outside of trash compactor. Two pools and both of them are neglected by management, we first visited the main pool in mid July and it looked as if it hadnt been cleaned since last summer. Used to be gated community but the gates fell into disrepair and were removed instead. Now that the roofs have been repaired they have people standing at the property entrance holding signs saying now leasing and I feel I should be out there with a sign warning dont do it. Front office doesnt care about your issue unless local news media gets involved. If youre looking to spend top dollar for minimal benefits, look no further! Im seriously considering breaking my lease so there might be another unit available soon, but unfortunately with the roof repaired the unadvertised rain powered waterfall in the center of the master bedroom is no longer an available feature.

Just did a walk through in hopes to lease a unit for 12 months. I arrived 30 minutes early and walked around the pool & basketball court to check things out. The pool had floating leaves and black mildew stains on the corners underneath the water. The water reached well above the specified water marks on the side like rain had filled it the rest of the way. I asked the leasing agent about it & she assured me they clean it every weak😳 (it looks like they come once a month). The rim on one side of the court is gone with the other one hanging on by a thread & the bathrooms near the pool is an insult to anyone living there. It smelled so bad that you can stand right at the entrance and smell the stintch of a poorly maintained restroom. The bathtub in the unit I viewed was bothersome, the ceal(paint?) On the floor of the tub was pealing. It was bothersome because someone already leased the unit and I hope they knew about that tub issue before signing. I asked if there was annual maintenance on the air ducts and recieved a cryptic answer. They clean it when they know it needs to be cleaned but she couldnt provide a detail answer on how often its cleaned. She was helpful to add that its not a requirement to do so. Swear Florida needs a clean air stadard for rentals😥. It would be nice to clean that each time the unit turns over to a new tennant.I would admit the unit was very spacious with lots of room to play around with. The bedrooms have no light fixtures so be ready to buy some lamps. The back patio looked like it was holding on to dear life but nonetheless screened in. My biggest concern was existing tennants stated they had issues with the ceiling leaking. It seems to cover a wide range of units because tennants all over the complex sang the same tune. Yes, I drove around the complex and its looked very depressing. The pictures on their website must of been taken years ago.😃The plus is that its cheap for amount of space and very close to many cool places like shopping malls, movie theatre, restaurants & grocery stores.#yougetwhatyoupayfor

The new people are indignant. Cut me off so they Said they would call me back. Have they? NO, they have not done it! It is May 5, so happy Cinco de Mayo, but not at Sonoma. Just want to know if they can get in to fix the mold. We moved here last year. I was sold on the spacious condo/family environment. The condos are spacious but this is far from a family environment. The gate has never been up. Pieces of it are at the run down shed. It will never be a gated community. The crime element is high. The grounds are littered and the dumpster has been piled high for the entire time we’ve been here. The worst part is the family of raccoons living behind the trash. From our car we watched a lady chased by a huge one. I reported it but received no call back. I just wish they would call back about our neighbors loud music, the trash they leave out and the needles on the grounds. But then who is safe to get close to the one dumpster? Is there a unit that doesn’t leak? I dont think so. Every rainfall is another disaster. Also, the electrical problems are ridiculous. Constant blown out bulbs and appliances. Of course, no response. Forget cable. Comcast can’t work if it’s wired wrong in the inside. So do without or pay for rewiring yourself. The water is constantly off. No warning. So, do have an alternate place to shower. Don’t leave anything in your car. 90 percent chance it will be stolen. All they got was my lunch but really, ransacked it. Frankly, we give up. Moving out!

This place is owned by Pacifica. I do not know about the state of the apartments, but DO NOT BUY IN THIS COMMUNITY. Owned by a majority of Pacifica. Individual owners have no say in the HOA. U will be very sorry, because of surprise assessments, with no accountability over them.

Rude neighbors, dont have the ammenities they advertise, maintenance requests have to be turned in repeatedly in order for something to actually be done. Water is shut off constantly without notice, trash is ALWAYS piled up 3, 4 feet high outside of the dumpster since theres only ONE on the entire property. So no much good to say except the rent is cheaper than most other apartments around here, but I guess thats because of all the cr@p you have to deal/put up with. By the way, James Wesleys review a few months ago is bogus, hes with the company and managed it.

If any one is looking for an apartment on southside do not go to Sonoma. Rude neighbors that will vandalize your car( mine was saran wrapped with crude drawings another was pepper sprayed on the door handles), they shut off your water with no warning at least 3 times a week that you pay an extra 40$ for a month, the apartments are as cheap as can be (ex. Walls not connected to the ground, nails protruding through the carpet, massive leaks in the roofing, no padding under the carpet that shows very uneven boards and so much more. We have asked for evaluations but no response. These problems I stated in the walk though the first time and they said it would be fixed) Only one handicap spot that is already in use in another part of the complex so I give up the only spot that is for our apartment to a gentleman that needs to be closer to his apartment. The staff genuinely does not care about any of the problems sadly. I would be ok with the cheaply made apartment that Im paying over $800 a month for location if the neighbors at least made eye contact or for eye contact stare you down for saying hello. I severely regret renewing my lease, if I had the money to break and find another I would have if they responded in the time they told us. We told them our problems one month before our lease was up saying if you cant fix at least our aparment we would be leaving (as told in our first lease contact them 30 days before your lease is up) and we were told they would get back with us within 3 days. Three weeks later they responded saying take it or leave it or pay this to break your lease and we were forced to resign a more expensive lease because we didnt have time to look for other housing in a week and they fixed nothing. This is the worst Apartments/ condos I’ve ever lived in the property manager ( Yvonne) is very unprofessional and very rude the condos are unkept maintenance take forever to fix anything corporate ( Charlene ) don’t ever answer the phone it’s just horrible

Run down, broken entrance date they’ve never repaired. They’ve not fixed the roofs on most of the buildings and don’t respond well to damage to the internal unit as a result of their complete lack of action.

Very rude and incompetent management. Poor amenities and not as advertised. Half the time the main pool was closed. Courts are full of drug deals and needles on the ground and just not a pleasant environment overall at this complex.
