I lived at The fountains of deerwood for 2 years and had nothing but a great experience. The maintenance staff is excellent and always on top of their game. Anything that needed to be fixed was fixed in a very timely manner. The office staff, especially Alli were always quick to fix any issues that we had and were very welcoming. I recommend living here!

THE BEST apartment complex I’ve lived in! (Previously, I lived in Creekfront at Deerwood and I was miserable!) I’ve been here for a few months, and I’ve never been happier! There are two pools that are always clean, and a massive tennis court! Also, they are so pet-friendly; there is a pet spa and a cute dog park! There are food trucks often, and they just really care about their residents! The leasing office members are all so nice, and the maintenance team is always available when you need them! I put in maintenance requests and receive a call within minutes! I have referred two of my closest friends to get an apartment here, one lives here now and loves it & the other is moving in at the end of the month! Also, I work early in the mornings so it is great they have security patrol! I feel so safe here and I can only see this apartment complex going up!

I lived here for just over 6 years. I have lived in 3 different size apartments that they have to offer. The management staff has been phenomenal the entire time, very responsive, professional, and courteous. The grounds are kept nice thanks to weekly groundskeepers showing up, and maintenance is always out and around picking up any trash. The inside of each individual unit was always clean when I moved in, and everything worked. If there was ever a problem it was resolved in 24 hours or less if possible. The location is right down the street from Tinseltown and 5 minutes from the St. Johns Town Center, good food and entertainment extremely close as well as food trucks every couple of weeks for the nights you dont feel like cooking. All I can say to perfectly summarize my experience is, there is a reason I stayed at The Fountains at Deerwood for over 6 years. I would recommend them to my friends and family.

I have lived at the Fountains for about 6 months now and have really enjoyed it. The grounds are well maintained, the maintenance crew is super helpful, and Nanalee, Alli, and Angel at the front office are all very nice. The staff gets back to you right away if you have a question or maintenance request. The whole property is tucked away from the main road, so it’s very safe. It’s definitely an older complex, but they do a really good job at keeping it clean, well landscaped, and updated. I would highly recommend it!

My husband and I had to live apart for 3 years so while I was in Texas because of my job, we decided to get him an aparment in Jax until he could move/transfer to Texas. We hit the jackpot with this place. The staff that works here made this place a home. So friendly and nice and such caring people. They are the reason we chose this place. My husband had no issues, he kept our dog there too. If we had to live apart again we would do it all over again with this place!

Seems as if this place try’s to get every dollar out of you. They charge u a pest fee when I lived there 2 years and never once had someone exterminate my apartment . After moving out and having it professionally cleaned, they still charge u a carpet fee.. when the carpet wasn’t even replaced when we first moved in. Wayyyyyy over priced for what it is . Your just paying for location if anything .. I’d look else where before spending crazy money on this place.

When calling in to get information regarding the apartments I spoke with a lady by the name of ally. She was very rude and very short with responses. Upon me asking questions she would cut me off. Just that little bit alone changed my mind. I refuse to spend my money somewhere and get that type of service. After reading the reviews it looks as if the apartments aren’t kept up for this type of behavior I will be spending my money elsewhere! SEEMS AS IF NEW MANAGEMENT IS NEEDED!

Amongst beautifully well kept landscapes is a tranquil pond full of fish and turtles. My family and I adore strolling around the property. My toddler especially loves when she sees a duck. It is like living in a little piece of paradise.The maintenance team is attentive and accessible. They have been knowledgeable and apt at solving problems.The layout of the two bedroom features an open staircase. This arrangement gives the main living space a modern and open feel. I love to cook and bake in the kitchen with the stainless steel appliances. The kitchen also has a nice flow into the dining space.In the summer we love to cool off in one of the two pools. There is a park just steps from our door as well as a tennis court and dog park. The buildings are old and a bit creaky, but have been well maintained.We chose The Fountains at Deerwood for our cross country move because of their prompt response to our inquiry. I am so happy with our choice. It is truly a pleasure to call this place home.

I have been here almost a year now and any issues I’ve ever had get resolved very quickly. I love the maintenance team they are the best I’ve ever had super friendly and professional and very very efficient. The office staff is always so nice and friendly.

Cannot say enough great things about The Fountains at Deerwood. The office staff is PHENOMENAL! Every single person there is amazing. They are so kind and friendly. They made moving in a breeze and have been nothing but great since. My husband and I love the complex. The maintenance crew is also FANTASTIC and always so friendly. There hasn’t been many issues since we’ve moved in but when there was maintenance had it fixed in no time. Everyone deserves raises! The landscape is so beautiful here and we love having a lake view unit. We also love our unit. We have nice appliances and everything is so spacious. The rent is so affordable and totally worth it compared to other places we’ve lived. The one and only complaint I have is that I wish there was another dumpster for trash but that’s nothing compared to the perks of living here!

The worst community in the town. The apartments are stinking and full of roaches. Not maintained properly. The management staff doesn’t care and doesn’t listen to you. They will not do even routine maintenance. Management staff talks with their residents rudely and when you go to them with any problem then they will send you back with some excuse.They will not complete the initial move-in check list and will impose charges on you when you leave. They will take almost a month’s rent as a part of move out by putting some imaginary charges. I cleaned the apartment, appliances, cleaned the carpet and did odor treatment before I vacate, but they put heavy charges against all these items.I would recommend never ever even think to move in this community.

Great place to live, lots of great amenities, other then the loud things that happen in the surrounding neighborhoods SOMETIMES. Great people and nice neighbors.

My son and I moved in this weekend and there were some maintenance issues. Andreas immediately came down to try and fix things. He was so friendly and even gave us an excellent recommendation for pizza. Amanda came up to check in with us while the movers were here. Both Amanda and Andreas loved my dog.Monday, Andreas came back and fixed the couple of things he couldn’t fix Saturday.We relocated for my job and rented out townhouse sight unseen. We love it and love the staff that we have met so far. Everyone has been kind and helpful! I feel that I made a great choice with the Fountains at Deerwood and my son, my dog and I have found our home!

Lived there for about a year! The location is awesome and the grounds are beautiful and well kept. I wanna give a huge shout out to nanaleigh and ally for all the help with any issues we had and always doing anything they could to make things right!

Absolutely love these apartments for what we pay it’s very reasonable. I’ve been here for 1 month and have never seen a cockroach or any bug in or around the apartment. The community is very quiet (no parties, loud music etc.) The office manager, assistant manager and maintenance team are always smiling and pleasant when you see them. The gym is a little small but always clean, the pool(s) are a little old but kept clean.

Ive been here for 4 months. Ill start with what I like... the office staff is friendly and they worked great with me to get me into the unit I wanted. They have little events at the office often asked a food truck almost every week. The maintenance staff is exceptional! They fixed any issue Ive had within a very reasonable amount of time. Theyve always been respectful to my property and personal space. I havent tried the pools but hopefully they are great because my children love to swim. Mailing systems and Amazon hub is great! The apartments are great sizes.Update: Since Ive moved to Jacksonville 4 years ago this is the first time Ive renewed my lease anywhere for another year. The maintenance staff is the best! They are quick and very courteous. The office staff is always very nice and listen to any concerns you may have. The neighborhood is quiet and always kept clean.

This by far is the best apartment I have ever lived in. I have been renting in different places in Jacksonville since 2010. Nothing even comes close to this! The apartments are so spacious and beautifully renovated with a sheek modern look! All of the office staff and maintenance workers are great people of integrity, and quickly resolve any issues. I definitely feel at home here in The Fountains at Deerwood. There’s a great sense of community here, very family oriented and pet friendly! I love my Fountain family!!

If I could give this place a 0 star rating I would. Me and my wife moved in here last summer. This was our 3rd apartment and by far the worst experience we’ve ever had. Within the first week we were having issues with plumbing and nonstop roaches. Our Next door neighbors were an absolute nightmare. Police was at this area almost on a weekly basis. Way Overpriced for what it is. Old windows and old stripping will rack up your electric bill like crazy. There was always something breaking. Then at the end after moving out and leaving the apartment absolutely spotless, (even cleaner than when we first moved) we paid our last rent statement and a week later we get email saying we owe almost $300 for “water and carpet cleaning” the old carpeting is ripped out and replaced anyways so you know for a fact your are getting ripped off, absolutely ridiculous. I wouldn’t recommend living here to my worst enemy STAY AWAY!!!

Love this complex. Comfortable, nice views, and friendly staff. Walls kinda thin, but the apartment is spacious and open. Laundry hook ups and two pools. Gym is nice and free WiFi at lounge. Dog park and clean up areas. Nighttime security and safe place.

I am glad that I chose this apartment in 2017. My experience has been excellent and I am surprised to see the negative comments/reviews. The staff is super quick, for example once a dead rat was lying in the bushes near my patio. I raised a ticket at their website and within 1 hour it was removed. Similarly once dog poop was removed quickly. The leasing office staff is super sweet and they accommodate whatever is possible within their jurisdiction. Regarding insects and roaches, this is Florida folks, if you dont want the critters move up north (I lived in mid-west for 8 months before moving here so I know this fact). Would continue to live here until I have to leave the city or until this place becomes super expensive to afford. There is no apartment within 3 mile radius which gives this much space in this amount (I have a lease on a 2 bedroom apartment here). I have been enjoying my stay here. Thank you folks ! (if you are reading this).Update (10/7) - Which apartment service department responds to water seeping in due to a clogged drain in less than 10 minutes? Fountains at Deerwood!!. Due to heavy rains today the water was clogging outside the apartment. I opened a ticket, within 5 minutes I received a call from the maintenance department and Andres was there to un-clog the drain not worrying about him getting soaked. I love your service guys! Keep up the good work.

Moved out of the apartment in November. Cleaned the carpet and left the apartment looking better than when moved it. Then mailed us a carpet receipt and water bill for 2 months. Beware! The water is apart of the rent.

I lived here two years ago. It was conveniently located and inexpensive comparing to other units around. I remember the AC leaked water several times but the crew came very fast to fix it. The construction is old and not in its best condition but the management team really cares about the tenants, in my opinion that is more important than the unit itself.

I moved here from Tallahassee last July & Ive loved it. The complex is beautiful, the staff is attentive and I feel safe. The lawn is serviced once a week, pest control once a month & the outside of the buildings have been pressure washed since Ive been here. They definitely care about keeping the grounds beautiful! I have had no major issues while living here. The one maintenance request I put in was for a leaky faucet and it was fixed within two hours! I also like the convenience of paying rent through the app on my phone. Though it is not a gated community, we do have security officers on call/that drive about throughout the night for added comfort. I just renewed for another 15 months!

We have had a great experience renting here. The office staff were very helpful when we were moving from out of state, the apartment its self is large and well cared for, the neighborhood is clean and quiet. We are especially impressed with the maintenance team who are not only very prompt and thorough but they also genuinely care about the tenants and their well being.

Roaches, roaches, and more roaches!!! In every part of the house and they were the biggest cock roaches Ive ever seen!! All they did was say well send pest control or that theyre outside bugs but the problem got worse!! It was the worst living experience ever and my family has never lived with bugs and not to mention were very clean! The floor plan itself is nice and they update it to make it look modern but that does not make up for roaches!! Also, you can tell that they pile paint over everything! Moved out recently and couldnt be much happier! Not worth what they charge! Sn--this was Unit 6!!

Had roaches from day 1, big ones and small ones !! Nothing was ever done about it ! This place is definitely not worth the price . You can never call a property luxurious when you have roaches coming out of your vents and plumbing .Good day !!

Ive lived here for almost a year now and honestly really love this apartment - its beautiful. The vinyl floor in the living/dining rooms is lovely, walls are painted a nice soft grey/white instead of bland pure white. Our apartment has a view of the fountain which is beautiful, the best part of living here. Complex in general is lovely, pools are clean, they seem to do a lot of beautification here as well.In general, not too many issues but in spirit of full disclosure weve had a couple problems.- 2 mass car robberies. Unfortunately, thats not something the complex can control and is pretty common in Jacksonville. In general Ive never felt unsafe or like this was a bad community, its just one of those things that happened. Always feel comfortable walking around here, day or night.- have had pest issues from time to time (small roaches).- our downstairs has flooded twice (we live in a town home).- my bedroom is slanted, it honestly works for me because my door closes behind me when I open it, but I can see how that would be viewed as a problem.- trash compactor has overflowed a few times, just mounds of trash on the ground outside of it. It was only like that for a couple days at a time though, and only two or three times in a year.Thats all I can think of, the flooding issues were addressed immediately, maintenance in general seems pretty good here and theyve responded to all requests quickly.So, ran into a few problems but honestly these are problems that are almost unavoidable living in an apartment, all just depends on how the complex addresses them and management here has addressed them well. Everyone has been nice and helpful. I really have enjoyed this apartment and Im sad to be moving out. Would recommend. :)

The paint job is ok, the floors arent covered in stains or anything. There were a bunch of roaches when I moved here but they all died off in the summer thanks to roach traps I set up and pest control. Pool isnt bad, not the cleanest. They replaced all the chairs after they broke. I didnt get the washer or dryer b/c its over priced. They just added a locker for Amazon prime stuff which is cool (Im a frequent buyer). Only reason Im not renewing is b/c work is over 20 minutes away and I hate driving. The staff have been extremely friendly even when I am having a payment issue with them. Free parking for anyone so I dont have to worry about decals! Some of the plug outlets dont work though and they dont replace lightbulbs (except for the kitchen).

The floors in the apartment so squeaky you cant wake up without noise. The lady from the office lived across from me and she watched me everytime I walked out my house.The whole apartment was falling apart from the time I moved in. The pool is always broke or dirty. They have the biggest ants ever.

Looks nice out here. Make sure to thoroughly inspect your unit. We had problems with the bath tub not being level and rusty upon move in. Dirty carpet, and various discrepancies. Make sure you can view the unit before moving in

Its not worth the price.I have been living here for 1 year and my lease ends in another month. I am waiting for that day to get out of this place. This is very oldcommunity with so many problems, Do not believe in Simply-Modern thing its all false. They remodel the apartment simply because its too old andno one would rent it, also its a way to increase the rental price of apartment.I have faced so many problems in my 1 year of stay. Initially when I was about to sign the lease I asked them if there were any bugs or roaches.When I moved I faced a lot of problems with roaches and when I complain they say they will do a treatment which is of no use. I spent 100s of dollarsto buy raids and other stuff.This is one of my worst experience was, I stay in first floor. The toilet in the second floor leaked into my bathroom and it was all over my bathroom mats and rugs, I had to replace them at my own cost and was not able to use my toilet/bathroom for about 1 week to 10 days due to the bad smell. When I approached the manager she doesnt care.Every once in a while there is a problem with AC water leakage in the apartment and the water used to leak into the bedroom carpet and they fixed the water leakage issue after a day and the carpet is fully wet and after a day it started smelling badly. When I asked them to clean the carpet they dont care and say the carpet should dry it by itself and nothing can be done.There is a whole big list of issues. I would advice not to choose this place at all and its a worst experience staying here

My daughter recently moved into this apartment complex, After being there for a few days, she realized the apartment was infested with cockroaches. She notified management and they offered to move her to a new apartment for MORE MONEY. She decided to stay in the original apartment. Management had her move out for two weeks in order to treat the apartment. Whatever they did during those two weeks did absolutely nothing to get rid of the cockroaches. It actually made things worse. Because of the infestation, my daughter is unable to cook or store food in the kitchen. The cockroaches are everywhere--the refrigerator, the stove, cabinets; walls; everywhere!! This is not a healthy environment for anyone to live in. Management does not seem to realize that this is unsanitary and is a health issue. They act like thats just the way it is and that their routine spraying will take care of the infestation. Routine spraying is for maintenance after the infestation has been taken care of. Management here is just going through the motions and is doing nothing to actually resolve this issue. They do not have the safety and well being of their residents in mind. Obviously, this is a reflection of the corporate offices attitude.

Absolutely the worst deal ever. $1,350 for a two bedroom that is full of flaws. Things are constantly breaking. Vehicles are being broken into by some group that has been raiding all the complexes in the area and very slimy rent payment plan that frequently overcharges. They have acknowledged heir overcharging in emails sent to residents and then don’t do anything to rectify the issue. It’s not credited or refunded. Just “oops we took too much”. Breaking lease as soon as possible.

When we moved in there were a few hiccups with some of the new renovations. Everything was handled in a timely manner though by maintenance. Alli, our leasing agent is so sweet and friendly and made sure we were taken care of and understood our concerns. They have security at night which makes me feel safer, and the townhouses really all have pretty nice neighbors. So far no problems with any bugs-we had that problem in a few complexes down a couple years ago. The units were built around 1980, so you have to come in with expectations that it’s not brand new, and will have some quirks and some paint layering etc (& the textured walls,) the new appliances are nice and stainless, which I prefer. My 2/1.5 bath townhome is spacious, has nice vinyl wood flooring, and has pretty good sound barrier. You can really only hear your neighbors when they are going up the stairs or talking loudly nearby the stairs. The upstairs floors are creaky, but again it’s older. The master closet is super spacious and so is the walk in pantry off the small-er kitchen. Even though the kitchen is smaller there is ample cabinet space +pantry. It’s worth it to see your unit before moving in-that would be some advice I would give. Plenty of parking and emergency maintenance team as well. Nice balconies (also one off the master in my floor plan although I wish it was screened in like the bottom floor patio). This was a lengthy review but I always appreciate reading reviews before I move in somewhere. So far, I love the extra space and awesome location.

The staff does not care about their tenants, since Ive lived here, Ive had multiple instances where I have called the office and have been told that the problem would be taken care of asap. Lets just say that doesnt happen. I have to called at least 5 more times before anything happens. I would not recommend this place to anyone! I pay too much in rent to be treated like this
