I love that the grounds are well kept. The maintainence staff is very helpful when needed. I live on the bottom floor so my neighbors above me are loud at times other than that it’s a good place to live.

Wonderful place to live, whether you are single or a family. I feel very safe inside a true gated community. Strong police presence. Fun playground for the kids situated inside a courtyard that gets no through traffic. Kids ride their bikes and scooters around the loop. Filled out a service request last night and it was fixed this morning before the office even opened! Welcoming staff. Several layouts to accommodate any living situation. Why arent you living here, too?

Century Bartram Park was my first apartment after my move to Florida from Virginia, and I’ve truly enjoyed my stay here. The walls are a definitely thin, but if your neighbors aren’t constantly slamming into the floor above you or screaming (looking at you, upstairs neighbors...), it’s actually very quiet and nice. The apartments themselves are so spacious and beautiful. The high ceilings and hardwood floors definitely make for an awesome living space. The area is safe, and there’s this great covered playground right outside of our building (which is only great if you have kids, haha).There is some bad, like that this is a bit of a dead area for cell service (no fault of the complex) and the pool isn’t always very warm because it doesn’t always get a lot of sun with the buildings around it, but the complex is well maintained and the maintenance is top notch. They are extremely responsive, efficient and friendly. The office staff is returning back to what I would assume is normal, and they are always friendly and have been more attentive to phone calls and emails as covid restrictions let up and they are back to normal staffing.Also, anyone who gave a terrible review while they were understaffed during the time we were all adjusting to a global pandemic might need to check themselves. Inconvenient? Sure. Something that affected all businesses? Definitely.I’ll miss it here! But I’m off to find new Florida adventures. I would definitely stay if circumstances were different.

Maintenance is so fast! We just submitted a low priority request online a few hours ago, and they just finished fixing it about 5 minutes ago. They keep trying different fixes until its working correctly, and it never takes more than a few minutes to fix!I will say the only issue weve had is with the system they used to send out the landlord reference letters during the application process. Im not docking them any points because they did send it out multiple times, but it appears the system they use for applicant screening had a bug. However, we were able to get it sorted out and moved in quickly and easily! Samantha and Elvira have been so helpful and responsive to emails and we appreciate them!

Management and service has greatly declined in my experience over the past few months. Phone messages are not returned, emails are not responded too, and phones are rarely answered. The office has limited hours due to covid so the only way to have contact is through phone number and email.Recently had an incident where a gate closed on a guest vehicle as we were driving through. It was witness by maintenance who confirmed that it was shocking as gate was wide open and then just one side closed as we went through. This witness shared information with office staff and due to it being a holiday there was a delay with it being communicated to management. Both of these employees stated that it was a malfunction of gate and was clearly property responsibility but that signs on gate put responsibility on residence. When this issue was addressed with management - management literally stated an unwillingness to discuss matter with resident and employees who witnessed or were present for incident.The damages to vehicles are estimated at $750.00.Originally management said they would review surveillance and then later came back and said they had no footage. So the bottom line is management is not even willing to address concern let alone take responsibility for damages done by gates. I spoke with other residences and heard of similar concerns with gates damaging vehicles and no recourse.

Very nice community full of great friendly people. I like to hang out around the ponds on sunny days or just get out meet others and say hello. We are located in an excellent area with so many choices for food and shopping and also close to 95 which makes getting around so easy.

Just moved in on the 8th and our experience with Elvira was fantastic. She was so helpful and pleasant to work with, so thank you! We’ve had two issues upon move in ( ie oven not working and a leak under the kitchen sink) the response time of maintenance was incredible and got to us within an hour or two of making a request online. Walking around the complex is so nice and it’s quiet here. 💜

Everyone has been working hard to make improvements to the beautification of the property. The new rock garden outside my back patio is a 100% improvement. The new staff in the office doesnt seem to care about flooding that has been saturated into the halls for over a week. They need to get an expert in to fix the problem or there will be mildew in the walls.

If I could give 10 stars I would!!! Just moved in a week ago and we are super happy. I started calling in about 2 months ago, and from the very beginning I got Kelsi N. I must have called this woman everyday with numerous questions about the apartment. There are no pictures of the 3 bedroom except the layout. I would have taken some pictures of mine though I moved in immediately. I the love the high ceilings very spacious and great carpets!!! These girls always answer the phone every time. If they don’t, it is probably because they are super busy with someone in front of them or they are at lunch!! I love Deanna S. She helped ease the process for us. I was worried for our deadline and she always told me don’t worry and she had it taken care of”. When I tell you I called! I called!! All the time. They are very polite and on point. Till this day (1 week later) I call for anything and they help and get it fixed right away!! We came from Georgia back to Fl and are beyond in love with our apartment! It is very quiet and clean in the complex and is very well manicured. I love the valet trash pick up!! It is beyond convenient. I love the fact that they come to your door to pick up the trash!!The amenities are awesome!! They have a virtual fitness work out as well, which is pretty cool! They have a amazing gym and a amazon hub. They have a cleaning station everywhere you go. They have a gorgeous pool and well taken care of. Maintenance are very professional. They have my 5 stars and again I would do 10 stars if I could!!!

We toured the apartments and the staff wasnt the best. They were like here ya go look around. We had our cousin with us from out of town and she didnt have her actual license with her because she left it at the hotel but she had a copy of her license and they wouldnt accept that so she couldnt tour the apartment. Needless to say we didnt move here, we chose Gran Bay apartments which has been wonderful!

Awesome and friendly office staff that were extremely helpful in making our move-in transition go smoothly and accommodating my wife and I on requests we had prior to moving in.Maintenance is also friendly and seems to be fast and very efficient.The community grounds itself are clean of trash and debris, with nice green grass.The pool and pool area is kept up well and the gym is clean. A plus for us is that it is a gated community and very welcoming upon entering. The wife and I are more than happy in choosing this apartment complex to live at.A big THANK YOU from my wife and I to the office staff and maintenance at The Luxe.... You guys rock!!👍😃

As beautiful as these apartments are..they management is just rude and awful! They dont ever answer phones and if they do..theyre super rude and have no idea whats going on..as they have had 4 managers in 4 months at this property! They have no communication skills at all! I was not impressed! Also they charge for trash pick up..the trash guy never picks up on third floor! They dont document things correctly either! Be sure to keep all your records!

Cant recommend living here. Thankfully my lease is almost over. Walls are paper thin. Neighbors blast there music at all hours of the night. I have put in multiple complaints through the office and nothing changes. I have even called the COURTSY OFFICER more times than I can count and never got a response. DONT live here if you value your peace and quite.

I wanted to love this place so bad. I even cancelled a lease and backed out of moving into another complex just so i can move here. Ive only been living at the Luxe a little under 3 months and i am already planning to move... I am an adult that suffers from extreme anxiety and I am also very sensitive to noise. My unit is VERY noisy. Walls are extremely thin, so everything that goes on outside of my unit, I can hear every single thing. I live next to the playground (didnt notice when i toured the apartment because its in the back) which is a great asset if you have children, however I live alone, work from home in the afternoon and spend a lot of time in quietness because that is where i find my peace... Here, I am having trouble adapting to the very loud screams, kick balls being thrown against my building and car (watched it happened twice), and the trash and water bottles left on the sidewalk... Very very busy area 7 days a week which doesnt quiet down until around 8:30-9:00 pm.. Again, there is NOTHING wrong with children being children, however i AM sensitive to noise and it is affecting me tremendously. Also, my neighbors are either extremely loud when they walk, or its just the structure of the buildings... I hear loud walking/knocking/bumping against the walls every 2-5 minutes. NO EXAGGERATION. A combination of both of these things has me VERY dissatisfied with where i chose to move. I even spoke to the office and inquired about moving to another unit (after only being there for 2 months), which i would have to wait 6 months and also pay a hefty fee. I take deep breaths on my drive home and I literally lay in bed everyday with a racing heart, in fear of having an anxiety attack. Confidently, I opted out of any options to break my lease because I never have before and saw no need to do it here... worst mistake i ever made...Moral of the story is, everyone deserves PEACE where they live... I regret moving here deeply. I am severely unhappy and uncomfortable in my home which i would not wish on anyone... I cannot vouch for other areas of the neighborhood which may be wonderful, but my unit, I do not believe is the unit for me... If there is something that can be done or if things get better with time, i will definitely be fair and update my 1 star review, but as of right now i am an UNHAPPY TENANT.

We moved here from the northern Midwest before even visiting the apartment, which made me nervous. However, I’m very happy we chose the Luxe! The 2 bedroom apartment we have is just right for my family of 3 and our kitty. The pool, gym, and commons areas are great. The apartment maintenance is fast and friendly. The grounds are well kept. And, they also have little events that all residents are welcome to. Carmeliene, our leasing consultant, has done an amazing job at helping us and answering any questions. She has been a great communicator.

Ive lived here for a little over a year now and love this place! Sadly, Ill be moving to a new city, so leaving is a bit hard. Its not like you find great apartments everywhere. When I first moved back to Jacksonville, it was a rushed decision. But going online and setting up my lease was done within days. They were prepared for my move-in date and I had no problems setting everything up. I only talked to someone on the phone exactly once before I moved in during that rush. I think that speaks volumes with how attentive the staff is without needing any kind of prodding on my part. The only downside was the poor truck driver having to make some of the tight turns to deliver my stuff.Ive read some of the negative reviews on here and Im happy to report I didnt experience any of the issues others have had. Power has gone out once that wasnt storm related, but it latest maybe 15 minutes. I get a lot of Amazon packages delivered here and the office staff, though Im sure they were tired of seeing me every week, never batted an eye or had any problems with the number of deliveries.The A/C went out once and they were there the next day. I put in my maintenance request after they had closed and they were there first thing in the morning. If others had problems with maintenance, I can only guess that it was due to number of requests, which I dont think they can be faulted for.The only ding I could give them is how long it took to get my name on the call box. When I went in to discuss my job moving me and having to break my lease, they were super friendly, supportive, and gave me a run down on everything I needed to do. The staff here is AMAZING!I dont understand some of these one star reviews and cant fathom what kind of issues they had to deserve that, because Ive never experienced anything remotely close to being a problem.

We moved in to the luxe about a month and a half ago, and it has by far been the best place I’ve ever lived. Our leasing consultant Kelsi has made the entire process extremely easy and has responded very quickly and pleasantly with any questions or concerns we have had. The complex is very quiet and has countless amenities. I also find it very comforting that unlike other places the front gates always work. Would highly recommend to anyone looking to rent!

This place is horrible with responsiveness! Businesses are open but their office isn’t open to residents? They never called me back after I left multiple messages on voicemail over a period of 2 weeks, the managers are either “not currently in the office” or are “busy on a call” either way the never call back. Customer service is very poor with office personnel!

I just moved in on Friday. When I first saw the place, I thought it was nice. Excellent location. There are no lights in the bedrooms! No lights, no light fixtures. I didnt notice this during the tour.Second, the power went off twice. It is a property/wiring issue. We have been in this apartment only a few days. JEA says the issue is not on their end. Al the maintenance man says he cant be bothered to come back out to the property. Our unit is the only one affected!Being that I just moved in, I just filled my fridge and freezer. That is now all wasted. My laundry is sitting in a machine full of water mid cycle. We have no air conditioning right now. We cant charge our phones! This is a nightmare!The leasing office seldom answers their phones! Leave a message, no one calls you back. I found the dumpster myself. I have no clue where the mailboxes are. J REGRET moving onto this property!

Beautiful place but there was an extreme lack of communication. We went through the searching and application process and I was barely ever contacted, through phone or email, by the leasing consultant working with us. I always reached out to her. There was also an instance where I couldnt contact her for a whole week. No one contacted us for weeks leading up to move in day. Ultimately, we decided to go elsewhere

My husband and I have lived in several places on Bartram Park and love it here! From the beautiful landscaping to the well maintained maintenance. The staff here is great, really easy to talk and quick to respond for anything you may need. I would definitely recommend Arium Bartram Park and have many times! We have been here for a bit over 2 months now and have been very pleased with all aspects of this complex. Any maintenance issues have been resolved quickly and efficiently even when they werent urgent. The staff is very friendly and helpful. Sometimes in apartments there is a lot of noise from other residents, but at least for us we have had no issues and never hear our neighbors which lends a feeling of privacy that is not common in apartment living.

My husband and I have lived here at The Luxe for nearly 3 years and have enjoyed every minute. Weve lived at a few places off Bartram Park Blvd and this apartment complex greatly exceeds the rest. The office staff and groundsmen are super friendly and are there to assist you as quickly as they can. Whether you have basic questions that need answering or you need something fixed in your apartment, they are quick to respond and react. The pool here is like a luxury resort hotel pool and is great for the kids and adults. For the gym goers, the gym is located next to the pool with large windows so you can enjoy the pool and the view while you workout. There have been a lot of new and exciting features added this year since Gold Oller took over management. The playground is getting a face lift, there are instructor led classes in the workout room, separate from the gym and they make it super easy for paying rent online. We have thoroughly enjoyed our time here at the The Luxe and would highly recommend to anyone who wanted to experience first class service to stay at this luxury apartment.

Everything seems great at first and they treat you so nicely in the beginning but after a few months and change of new management they act as if youre a nuisance. Being charged with fines for trash on the ground when its not even yours is ridiculous and also being fined because the trash compactor was not working and valet trash was out of order so where else are you suppose to put your trash bag when the trash can is full ? Its all stupid and I cannot wait to move!!! Definitely would not recommend or renew my lease is here.

When we first moved in here the water was included in our rent. We paid around $50 a month in our rent that went towards water. When we renewed our lease we were told we would be paying our own water on the new lease instead of it being included in our rent. Personally, we were happy with this because we do our best to conserve water and knew we wouldnt be spending $50. When we received our first bill it showed that we are now paying for shared water with the community. We are now paying $90 for water and sewage. I have lived with 3 other girls in the past and never experienced a water bill that was anything like the one we received from this community. Not only was this not explained to us it is frustrating because sharing a water bill among a community does not encourage others to conserve water. When we originally signed our lease we signed for one year. Somehow magically when our year was up and we wanted information on renewing or terminating we had a 14 month lease. We really should have realized from this that we shouldnt have stayed here. We have friends who renewed a week or so before us living in the complex who still have the water included in their rent. So while theyre paying the $50 for water in their rent a month Im really wondering how this is shared and split amongst the community. Office staff is nice, but horribly understaffed. Good luck ever getting anyone on the phone. We always have to go into the office to get any questions answered. Dont bother going into the office on the weekend. They typically only have one person working and you have to wait in a line to speak to someone. The landscaping is well maintained. Pool is typically clean. Gym is lacking but serves its purpose. Apartment size is great. Quiet neighborhood and neighbors. The price for the apartment was reasonable, now one could get a 3/2 townhome with a garage on the same road for the price.

To date my experiences have always been professional and friendly, the staff is amazing and truly cares about their tenants. Maintenance department is fantastic. If I have a problem, they are there quickly. They are very efficient. Fadil goes above and beyond when completing a job. He leaves everything neat and clean when he is finished. He always has a smile on his face and is very patient.The management office also goes above and beyond. Carmaliene, Saira, Kelsi and Kelly are always there for me. They are always willing to help and are extremely friendly and professional. They make me feel like part of a family.

Ive lived here going on three years. When I first moved in it was great. (5 stars) I loved the property and the staff. But once new management took over and they changed from Indigo to Arium it seems like things have gone downhill.(Water bill gone up, gates and equipment broken all the time, staff unavailable and have not been very friendly) I am hoping things will change and that the new staff will begin to understand the community better, but if they dont we may have to look to move even though we really do not want to.

We lived at Arium for a year. We left 2 years ago. The claim of luxury is used lightly. The kitchen was ugly with black refrigerator and stove. Layout was nice but the carpet needed to be replaced and a complete redo of the kitchen and bathrooms was long overdue. The maintenance crew was excellent. The front office staff were the rudest people I ever encountered and the manager was a bulldog. We had horrible neighbors above us and didn’t have a day’s or night’s Peace the entire 14 months we lived there. Putting in a complaint meant nothing. I didn’t think the rent was cheap there. As a matter of fact we moved into a brand new complex right up the street, that is a luxury apartment, and our lease is less here. A complete update was needed everywhere. Again, the front office staff were the worst I every encountered. I understand the name has changed again but I would be surprised if much has improved.

I have lived here for almost a year and have enjoyed it very much until new management came in.. I was on travel Labor day weekend. I drove South on Friday the 1st. I came back to my apartment to find a notice in my door threatening my deposit and eviction. I have NEVER been late in paying rent. It wasnt even 2 full business days and I was charged $100 dollars for a late fee. Front office staff was indifferent about it and just sort of shrugged it off. I still recommend the complex. It is a very attractive apartment

Up until about a few months ago I LOVED living here. The maintenance was great and the office was friendly. A new management company came in and everything went downhill from there. They hired new office people, who are EXTREMELY rude and short. They never get back to you if you call or email. Our water bill used to be included and a few months ago they told us we would be paying our own water bill. My boyfriend and I were excited because we were under the assumption that our bill would decrease, boy was I wrong. Now they use Conservice (which I reported to the better business bureau) and the apartment complex pays an undisclosed amount of the whole water bill and then the rest the residents are liable for. So instead of paying what would probably be $20-$25 a month in water for a one bedroom apartment we are paying $100, because we are being forced to pay for others water usage and I assume we are paying for the watering of the lawn, which should be included in the $900 we pay for our rent for a one bedroom. They are crooks and we will be moving out as soon as our lease is up. Just a word to the wise, never live at an apartment that does not have water included.

Just dont do it. Front office is terrible. Corporate doesnt seem to care AT all. Gates always broken. Apartments themselves arent terrible other than their cheap disgusting carpet. Our electric bill was over $300 a month because of their terrible ac. Let us break our lease so we would stop complaining about it. Fort family communicates are A+ and they just built a brand new complex up the street. Dont fall for this dump and all their hidden fees. They even charge for gate clickers that are non refundable when the gate is always broken! Talked to other residents before we left, and theyre told to keep quiet about their great prices versus their neighbors. How messed up is that! The first week we lived there we had issues with the rude office staff. Just not worth it! Much nicer places to choose from.

Lived here for 5 years, back when this was Indigo. Neighbors had a (loud) party and a guest vomited in the hallway. Sat there for a week and a half. I got a note on my door informing me I had been written up for not putting my trash bags in the provided trash cans and my bags could possibly tip over and spill. Ridiculous for a service that costs $25 a month that you cant opt out of. I called and complained that I was upset that someone walked past the vomit on the ground to place this note on my door about keeping things clean and not clean the vomit. Just rubbed me the wrong way. I had to call back a second time the next day to get the vomit cleaned. The 3rd morning after telling them they finally cleaned it. I posted a bad review on Google maps reflecting my experience. Next day I got a note saying my month to month lease has been terminated and they want to charge $1700 a month for a 1/1. Was hit with almost $400 worth of surprise charges after moving out. Withheld my security deposit. Would really suck to be stuck in a year lease with a management staff that is vindictive(Kelly Campbell and Kelsi Nooney). Think about that before you sign!

I live on the second floor and my neighbor above me has a big dog so I have to listen to the dog run back and forth all day. My neighbor under me has a dog as well so I have to hear the dog bark all day. With the apartment complex, the gate is always broken. It is annoying because people pay for peace of mind in a gated community plus you are charged $45 for a gate key to be able to get in. The gym equipment is outdated and the treadmills never work. The apartment office claims they are replacing the equipment, but I highly doubt it. The apartments are very nice and the maintenance requests to your apartment are normally done the same day you put them in. The pool and spa is always maintained well. The only way you can get communication from the office staff is to visit the office or continuing to call throughout the day until you get someone. I would recommend this apartment complex to someone, but my advice would be to live on the 3rd floor so you can enjoy your apartment.

I can tell the current management staff has bad attitude and doesn’t do their job well and I heard the same from many other residents in the community, they dont ever answer phones and never replied to emails.

Where do start my rent each month tends to go up no one can explain why I get charged for things no one knows what they are but I have to pay them they never answer the phone and are honestly not helpful what so ever I WOULDNT recommend this place to my worst enemy it has become a joke I’ve ask to speak to the Manager but she’s never around still waiting on a call back

I have lived a Bartram Park Arium for five years. I experienced living in a one and a two bedroom here. I have never had so many issues living somewhere that you would think would be a luxury complex. Our one-bedroom apartment was with Indigo at the time. Indigo was a great apartment complex and, staff was very friendly, water was included so thats why we chose this apartment. A year later they sold the complex to Carroll communities which is now Arium. While living there under Arium management we experienced so many problems. First, the one bedroom apartment had multiple electric issues in the kitchen and in the living room, my boyfriend and I had probably called/visited the office more than I can even remember. They just kept telling us well send somebody else, well have it fixed. When they would fix it the lights would turn right back off. Until one day someone was able to help us. Downside of that was they were waiting to hire a new maintenance guy that could actually fix it appropriately. We probably waited over a half of a year with no power in our kitchen/living rm. The maintenance guy actually did the job and fixed the short circuit in the wall he had to reroute some wires which left the walls a mess and never came back to repaint the wall even though he said he would. I feel like no one was willing to help us and it was such a serious issue to that you would think they would take care of right away. A year later after that we decided to upgrade to a two bedroom and move in with roommates. When we upgraded to a two-bedroom at that time Arium office was doing a clean house and got all new office workers/ management. The only original workers still there from indigo is Myesha. So before they hired all of the new office people we had signed a lease to move into the two bedroom apartment. Probably a month out from moving into the two bedroom we still never heard word from our lease and an okay from the office that we got approved for the apartment . So i went down to the office to find out that they had lost our lease or couldnt find it. A Filipino lady named Gina had helped us resign our lease and later found out she did it completely wrong. She sent paperwork to resign a new lease at a later time which we never did because we never felt comfortable doing so because she had screwed up our original lease that was lost. On top of it we were supposed to have a wall painted gray before the move in day but it wasnt done by move in. So they offered to paint the wall for free, the only downside of that was they painted the same day she received her brand new furniture how convenient. For waste pickup, the guy doesnt even come every day of the week when he should and then you get a notice in your door if you dont bring your container inside the apartment. Who would want to bring a dirty trash container inside their clean apartment. Not me. Their gates are always always always broken. So at the time of move out after one year of living in the 2 bedroom and a total of 5 years altogether at Arium we paid our final rent Bill in January. Come to find out my roommate followed up with Arium just about two weeks ago and they said we still owed something but never received a call/letter. Apparently they back date their trash sewer and water and on top of that included in your lease is a $75 cleaning fee so dont bother cleaning the apartment because they will charge you to do it themselves. I called and spoke to Liz today and she said that she would not be able to waive anything because she would have to do that for every customer that lives there when we have had nothing but issues upon issues and no one is helpful. They are conniving they are scheming they only want your money. Do not I repeat DO NOT live here. I promise you you will regret it. Go down the street to The Carlton or Gran Bay apartments because you get a luxury apartment for the SAME price you pay at Arium. Seeing that i have friends that live at both and are very satisfied at both places. Arium bartram park thanks for nothing

Horrible Customer Service! As a resident on a Friday afternoon rushing home to have our rent in on time I called ahead asking if I could slide it under the door. The front office stated do not worry just bring it in first thing in the morning. I did so and as a result we were told our rent was late. $100.00 late fee... wow! So the following month they refused our rent because of the $100.00 balance another WOW! Ive rented for many years never have I been treated like this. Go somewhere else I assure you there are many better communities for the money.

If you can avoid this place you should. I have lived here since May and recently they changed management companies. I have had extremely noisy neighbors. I mean the noise has been coming from all sides, upstairs and downstairs. I have barely gotten any sleep in the last couple of months. I have been a home a lot lately because of severe health problems and I havent gotten one good nights rest the management here DOES NOT CARE. I have complained multiple times and no action has been taken. I asked to break my lease since they arent willing to do anything and I was told the only way I could do that is if I pay almost $2000 ! Why should I have to pay anything when I am being inconvenienced ?! I have lived in apartments and townhouses my whole life so I understand the whole aspect of neighbors being loud sometimes but 24/7? thats ridiculous . If you want a property management company that genuinely cares about their tenants, then dont move here.

CANT WAIT TO MOVE OUT IN 2 MONTHS! Most awful renting experience possible. The front office is just rude as can be. My S went missing off my door after they unexpectedly repainted the doors and cant seem to give us an explanation. Worst year possible, could not be happier to be moving .

The new manager was awful. Moved after many years because of the lack of management with Deanna and her team. The property turned into a loud, partying, trashy dump and Deanna didn’t care at all. In fact the office never answered calls or responded to emails even when it came to maintenance requests!
