Im not discouraging you to move here, Im just sharing my experience for the the pass 3yrs leaving here. This place was a beauty1. maintenance is POORmicrowave been brokensince March.2. I live by the pool areawhich is a commonarea that needs to keepclean such as groundmaintenance andHazzard free but fromall this picture that Imsharing they brokentheir responsibilityunder FL LANDLORDSOBLIGATIONS!!!!Ive been going to the main office for complaints multiple times last week I spoke to leasing mgr. Mrs. Luz I guessI offended her me saying you guys take better care of the dog park than the area where I live and her respond to me her exact word was since your complaining so much when your lease is up I encourage you to find another place that make you happy. My response is I love it here and she said your contradicting your self and I say no Im not! I love this place but Im not happy you guys are not doing your job. She says Im only here because the rent is cheap!!!Well my rent plus all fee and garage is $1040mo. On 580sqft without the garage is $940. If I wasnt nice Id tell her@#@#Picture from my drone was before it was neglected and people in the picture maintaining the dog park.Trash been sitting forWeeks.Broken glass since lastSaturday.

I toured with Brandie and she was amazing. She is so informative and friendly. She offered me a water and pulled my chair out, at that moment she made me feel at home. She listened to my needs and found me an apartment within my price range. Although we couldnt go on a physical tour, she guided me through the virtual tour which in my opinion was more informative than any physical tour I have been on. Brandie made me feel like a friend and not just a customer. I will definitely be applying!!! THANK YOU BRANDIE, YOU ARE THE BEST!!!

I am new to Jacksonville and so far my experience with the Avenues has been great! Thanks to Derick for taking the time to assist me with my move in needs and beyond! He really goes out of his way to make sure that I am comfortable and satisfied w my new home here. I appreciate his attentiveness and quick responses whenever I reach out . He has been so friendly and helpful since the beginning. I don’t ever need to speak to anyone else bc Derick handles everything in a timely manner and with a pleasant attitude always. Honestly Derick’s amazing customer service is a huge factor in why I chose to live here, and I do not regret my decision ! Ask for Derick!!

Great place to move in! All the Amenities is amazing! Friendly staff and community, no place like friendly people that make you feel like youre right at home. Very attentive! I recommend Derick Heilman, he has a very friendly face and great smile! Hes was the first one to show me the community.

I am only giving this review for the service provided by Fred in maintenance. He handled our reoccurring plumbing issue very professionally and saw the issue out to the end. He was very pleasant and kept his word to ensure service was provided. If it wasn’t for him, I would have never been made aware that a contracted company will come out and sanitize if you have had a severe plumbing issue like we have in our unit.Other that that, I would not give a 5 star review for living here. We have had more than our fair share of issues since in the years we have been living out here - from toxic plumbing issues, leak in the ceiling, condensation on our floor, etc. However, staff have been is usually pleasant and will try to take care of your issue.We definitely need more Freds working here!

Spacious apartments, good location. Maintenace comes right away for emergencies. Andra is my go to person, she is my favorite although everyone is nice in the office. Been here since 2015 and I will renew my lease next year.

Im a new resident to Jacksonville and purchased a new construction townhouse in the same area as The Avenues apartment complex. I was able to sign a 7 month lease, which works perfectly as my home is scheduled to be completed in 4 months.I was assisted in the leasing office by Monica, who is just an absolute delight to work with. She is helpful, considerate, patient, and extremely friendly. In fact, in my other brief interactions with other members of the leasing office, I experienced the same thing. If this were a review of the staff here, it would be 5 stars across the board.Sadly, the apartment unit doesnt live up to the level of service provided by the staff. I cant speak for other units, but it seems that mine hasnt really been updated since its initial construction back in the 90s. Sure, new flooring and paint has been applied, but thats about it.I rented a one bedroom loft unit, with 1.5 bathrooms. The kitchen is extremely small, with 7 ceilings and no pantry. The appliances, while (probably) not original, certainly have seen their fair share of use. The bathrooms are also quite tight. The closets are adequate for my needs, but certainly wouldnt provide any type of reasonable storage if I were making this a long term home.Other than showing its age, the rest of the unit is very satisfactory. The floor plan is to my liking, with a largish living/dining room combo downstairs and the single bedroom as a loft upstairs. The full bath is upstairs attached to the bedroom and a half bath is located on the main floor. There is a screened in porch outside overlooking the pool (which is badly in need of cleaning), and the wall with the porch entrance is almost all windows - about 17 feet high and 13 feet across - so tons of light comes into the unit.Im definitely paying too much for this unit, but that is a function of market trends, and right now the market for selling/renting is crazy. If I were looking for a home for a year+, I would not have rented the unit - not for the amount it costs. However, for my purposes, it is fine.The people are some of the best Ive ever interacted with, its just a shame that the units dont measure up to their high standards.

Where do I begin....there is always positivity in everything. I moved to these apartments about 3 months ago and after living here I feel at home. I have to begin my many thanks to Andra, Maya, Monica, Brandie, Luz, Paula, Ms. Jill, Ms. Joan, Fred, and everyone on maintenance. I understand that the world is experiencing a short fall on everything but I have commend everyone for sticking things through. When I moved in, there were only 2 maintenance techs for a 1,000+ unit property. Sure there were some cosmetic issues that were in the apartment but they were not detrimental to where I ask for compensation or demanding that someone come right away. I am impressed with the location and proximity to all my necessities. This property has potential and it will not change over night HOWEVER, it seems that they are taking the first steps to making it better. Thank you for everything!

Fred on the maintenance team rectified my washer dryer issue with such professionalism and promptness. He was able to hook up the electrical cords to outlet and back of machine with ease and explained the process for me as well. So very satisfied and appreciative of his work ethic and kindness. I’m truly grateful and thankful for his time spent in on my unit each time he comes to fulfill my maintenance requests.

I had a plumbing issue this morning which started around 7:30 am. My entire bathroom sinks were filled with water. Leaking on my floors as well. The issue spilled into my living room as well. How that happened I do not know. After calling several times someone finally came out. Thank you safat for coming in so pleasantly and fixing the issue.

This apartment complex is one of the worst places in Jacksonville. I have lived here for over a year and they never have come to fix any of my work orders. The ceiling is cracking and leaking water, A/C vents & A/C unit have mold on/ in them, no hot water, partly working A/C, and no working dishwasher. Nobody answers the phone at the office and when you go to the office everyone is super rude. I was charged double rent for the month and was told there was nothing they could do about it. I would not recommend this complex to anyone.

I had an emergency today as I have been locked inside the house. I was unable to unlock the door from inside.I reached out to the emergency number, but in vain. Only voice mail and no call back.I had to wait till the leasing office opens. Once I called the leasing office, my issue was given priority.The maintenance tech Fred, who came to work on the work order did a very professional job. He repaired and cleaned the lock. He was very patient to check with me once he fixed the lock. He cleaned the work area too. I would give him 5 stars.I give 4 stars for the way the whole situation was handled.

WORST!! I’ve been living here for over a year. This has been the worst apartment experience ever! I’ll start by saying out A/C broke during the summer, i reported it immediately since i have 3 kids in the house. Took them forever to fix it, the house would get all the way to 88 degrees! Since the A/C was broken, fluid leaked on the roof, making a huge yellow stain. maintenance came to fix the leak, BY PAINTING OVER IT! I didn’t have an A/C for about 2 months. Now with my microwave, It stopped working. I report it back in March! and to this day, i still don’t have a the microwave fixed. i had to end up buying one! The dryer machine. i haven’t had a dryer for about 2 months now. I have called multiple times about this issue and nothing! how can you provide for us? if you can’t even help us with the bare minimum! i recently called back to see an update on the dryer, and they told me i never reported for it! Are you serious?? i haven’t had a dryer in 2 months?! going to 3 now. Now paying for pest control! when NOT ONCE you have entered in my apartment to spray or help with these roaches. And paying for parking when i can’t find parking spots at ALL! other things is that, the roads are the WORST! there are potholes everywhere! Save your time and money! do not apply here! I’m going to report this to a higher person, because honestly, this is getting ridiculous!

Update: they finally fixed everything and one positive thing I can say is how sweet and helpful the contractors were. They really made sure everything was taken care of and were super nice. Am I still upset that they moved me into such a travesty of a unit? Yes. But it’s all fixed now so that’s cool.The audacity of them to move me in here with my apartment in this condition, been calling for two weeks since I moved in, trying to get somebody to fix this, but they’re “understaffed” Um sir I do not care y’all shouldn’t have moved me in here with it like this to begin with. Im already over this place.

Definitely not renewing my lease. Everything is horrible here. The front office doesn’t communicate. The maintenance takes forever to get done. You pay for valet trash and they may or may not come. The property isn’t taken care of unless it’s by the front office. The only plus side to living over here are the improvements that maintenance has made in their team. Fred is amazing and fixes things quickly and efficiently. He’s the only reason I gave this place a star.

This google review is really simply for the maintenance men who have helped me in the last month. On Friday my A/C went out, one maintenance man came by and “fixed” the problem however 3 hours later it was still broken. Fred and James responded to my emergency after hours maintenance call and fixed the problem for me. Not only did they respect my request for shoe coverings but Fred also explained what was going on with the A/C fan while they waited for someone to deliver one. I’m not one to write reviews but I really appreciate them addressing the problem efficiently. While I’m in here, two weeks ago Saffet came to address an issue with my washer. He was also very respectful of my shoe covering request and explained what the problem was as he was fixing my washing machine. I appreciate that my most recent requests have been handled promptly and by qualified professionals. Thank you to Fred, James and Saffet.

Derick was my leasing agent. I have nothing but positive things to say about him. He is remarkable ! He moved us into our unit quickly, and when we met to sign the lease he answered every question we had. He did our walkthrough with us and our unit was clean and in beautiful well maintained condition. He is professional and hard working. I could not be happier with the apartment, and the open line of communication I have with the complex. They are quick to respond and very good at keeping communication.I would recommend The Avenues to anyone who is looking for a safe, secure, and clean complex. I cannot say enough about FRED who works in maintenance. He is extremely helpful and responsive. He repaired almost everything that was in disrepair (there were some unaddressed maintenance issues when we moved in) within a few days. He is also extremely respectful and considerate. When we put in a maintenance request, we ask that the maintenance staff call us beforehand. He actually calls to schedule an appointment (instead of just showing up) and will respect our preferences without any problem (such as taking off his shoes at the door and being extra quiet when our child is napping). Additionally, he is personable and kind. When he comes to address a maintenance issue, its like we are interacting with a friend.

My husband and I are having the best expirience in this apartment complex. The attention has been excellent from day one. Mrs. Luz and Mrs. Jill are very helpfull and friendly. The always replay back to my messages in a timely manner. After moving in and out from diferent apartments in South side area, we concluded that these apartments are the best option as the apartments are well managed and have the best amenities.

This is my second year living here at these Apartments and again, they truly are the best! The apartments are super spacious and the workers here are super nice! Mrs. Paula Bell is literally amazing! She is phenomenal and one of sweetest people you’ll ever meet. Every time we need help or have an issue she is always sure to get on it and make sure we have what we need. She works with us and stays true to her word. She responds to us in a timely manner, she never gets tired of our phone calls and or emails. She truly is awesome! If you decide to move here you will not regret it. They treat you more than just a resident. Your family. :)

It took a little longer than I wanted but, the maintenance team stepped up to the plate today and over the weekend. Fred, Ivan and Jaun Rocked it.. one set of new closet doors, new ice maker and kitchen faucet.some of the repairs required a little more imagination than others, along with thinking outside of the box when the fix wasnt as obvious. Extra point to Fred to fixing the washier. Now I can start making this place my home.

Luz in the office is one of the nicest people I have ever met. If there are any issues she is always the one I know I can rely on to resolve the issue and make sure I am updated as things change.Safet is probably the friendliest service tech out there. Im pretty sure he likes my dog more than I do! He is always friendly and responsive and willing to go above and beyond to get the job done. I have never been unsatisfied with his work. The only reason I’m giving this place a 5 star rating is for Fred.I had MULTIPLE issues with the leasing team on the days up before moving in, and the process was incredibly painful. To add insult to injury, my A/C didn’t work.The saving grace of this complex is Fred and his maintenance team. He was very friendly, incredibly knowledgeable, and an all around great guy. He was very committed to my issue and made me feel like a valued client, unlike the leasing team that rushed me out the door.If you live here, you already know the abhorrent quality of the apartments, but no matter the issue, I have absolute confidence Fred and his team can get the job done.

Despite what other people say, I have always gotten the best service and I have lived here for over 4 years. . Yes during this year it took longer for things to get fixed but the office communicated the reason why... they were short staffed!!!!! Like in all industries, service lacked, we business owners understand what that is. Morgan, Andra, Maya, Luz, and the rest of the office staff are pretty cool and down to earth and will handle any issues you have in a timely manner. You can’t find there professional. Poor quality, never responded the emails and when they have to charges you money they will!!!! But they know perfectly how to yelled at you when you try to find a solution or asking to review your bills, oh yeah! They are good with that. They overcharged to me for more than 7 months and I never got an answer - What she said was “I can’t take the time back” - So unprofessional and rude!!. Not fair at all!!!I’m so happy that I don’t live there anymore. I can’t tell to nobody to rent or live here.

Current resident and will be breaking my lease next month. When I moved here, there were tacks all over the New carpet, caulking everywhere, still painters tape on my door, spiders and webs everywhere, broken ice maker, leaking fridge, worn out washer/dryer, broken shower head and the big one; NO HOT WATER. After filing requests, I just had to call and they finally sent someone out to fix my hot water. It fixed it, but now it is out again. It has been a 2 week ordeal to get my hot water back, which it STILL ISNT. I have been calling/texting everyday for the past week with zero help from the management team. I should not be paying the rent I am for cold water and all the other broken items I have mentioned. This will be my last full month at this disgusting place.I sure hope The Avenues read this email and fix my issue ASAP, because this is uncalled for and embarrassing. I will not be recommending this place to anyone, ever.

I want to give a shout out to Safet of the maintenance team! Very friendly and efficient! Fixed my blinds in 6 minutes compared to waiting since April to get them done and told that replacements are on backorder. Very good to my space as well as wearing a mask in my apartment. Great service from him!

JUST signed a lease, i travel for work so my wife picked up the keys... they sent my wife AWAY because the apartment had not been inspected. She waited 2 extra hours to receive the keys and to our surprise the apartment was given to us in this condition. I should have taken the sign and ran out the leasing office once i saw someone arguing about the lack of professionalism of the staff and conditions of the apartments. The whole staff made this the WORST moving experience, and ive moved 7 times in the last 7 years. I guess we will dust the whole apartment, paint the door and walls, clean the bathroom, & remove the stains from the carpet and door. Hopefully we get a new microwave, get that nice crack looked at and get the door that has a hole on it replaced.Am I overreacting?? Is this what a newly leased apartment should look like?I had such high hopes for this place. It looked promising...

I moved in here 10/6/21 and the leasing agent and I walked through the apartment and pointed out stuff that needed to be taken care of like the A/C unit. They called a maintenance staff member to come up and he said that it needed to thaw out since it was iced over. I told him that thats not the issue since Im a maintenance technician as well. But he didnt listen and rushed out. After a week of trying to get this fixed I had to leave work early and lose pay to come make sure that it was taken care of. One technician came up and I told him that the motor was bad inside the unit. He checked it and agreed and in 15 min we had it working. But unfortunately its May16 and a lot of those things never got done from the first walk through. Ive sent messages to property manager and other supervision and I never get replies. The washer and dryer was reported messed up and leaking back in November and the maintenance tech left a note saying it worked perfectly fine. Had to get another technician to come and tell me that it needed to be replaced. 6 months later and still nothing. Ive put in request for updates and they just sit there for weeks with no replies. The older complexes are trashed and the area around them are just as bad. I myself am a maintenance technician elsewhere and if we operated like this then everyone would be fired and the complex shutdown. Cant even enjoy the pool because its not taken care of properly. I would also like to say that after they finished this so called amazing gym somewhere along the line the big dog park area was ruined and has yet to be fixed. Tge fence is being held together by zip ties and the drinking station is laying on its side. They put a band-aid over things hoping to deceive your eyes. I wouldnt recommend this complex.

DO NOT RENT HERE!! It is August and we are STILL waiting for maintenance requests from May to be seen about! So much mold!! So many leaks! Absolutely awful! When you finally do get someone one the phone they act shocked and say someone will be there today and they never come! They have time to fix a fence around the dumpster but not the leak in my closet or the molded cabinet that fell in 3 months ago! Today our closet flooded our bathroom and bedroom! We have small kids that cant be around this! Rent is too high to live like this! Mold in the air vents! MOLD EVERYWHERE!

Five stars is for the maintenance service I just received from Employee Carlos. I was told that there was a shortage in staff for the maintenance department and I had six outstanding tickets. Carlos came by and He was suppose to complete only two but He called and asked if He could just go ahead and do everything that needed to be done. I am SO grateful for this. He also knew what was wrong with my dishwasher and fixed the problem and I have had other maintenance workers come out before and the problem was never fixed. He was thorough, polite, and very knowledgeable. Thanks for the great service!

I just wanted to take the time today. To inform those that may be coming to the community or already live in the community. The information I want to pass along is more of accreditation to one of their workers named Morgan. Shes one of the ladies at work in the office. Anytime Ive ever had kneelings with her. Shes always been professional and very helping. Shes reached out a few times and has went above and beyond what my request was. Her pleasant demeanor makes it easy to solve a problem and work with her. If you need anything I suggest you go to her.

I live here now and had put in a work order and the WO said to call to entry and they just walked in my home! No calls to me or my husband. Now I have to make sure that they didn’t steal anything! I don’t feel safe that the maintenance men just walked into my home and I feel like they don’t know how to read bc my work order clearly says CALL FOR ENTRY! For a for a reason!

We’ve only been living here since November of last year and there are already a lot of problems. Current one that has got me really frustrated is my maintenance request about my ceiling leaking. I made three requests (span of 1-2 months) and everytime, they do not communicate with me, no update, it is left there for weeks and I am forced to go to the office to talk to them. Even with talking face-to-face with them about the leak, there are no results and my ceiling is still leaking. Mind you, that leaks can cause mold and everytime it storms, the leak keeps getting worse. There is also a possibility of the ceiling giving out because of the water damage.Edit:I have emailed both office manager and maintenance manager twice and they have not replied to me at all. They have also canceled my maintenance request even though it has not been resolved yet. In response to the comment left from the apartment team, there’s no point in calling the number provided as I have called plenty of times and showed up at the office plenty of times to get my maintenance issue fixed, yet they were of no help. Per my email, communication is beyond lacking and leaving an issue such as a leak for more that 3 months is very unprofessional and dangerous. I understand that they are short staffed, but 3 months is more than enough time to resolve this issue.

4 months ago I had maintenance come out because my screen door would not lock ..FRED is the one who assisted . He offered to replace my screen door. He was here for a few hours and decided he would come back the next day… never showed up but left his tools here ..this was 4 MONTHS AGO!ever since then he has avoided coming to fix it or anything . This is completely uncalled for and very frustrating I will definitely be calling the maintenance manager to complain.

I just wanted to recognize one of the top maintenance person in this complex. Mr. Sofet. He came today to install a window blind that I needed in my daughters room. Not only did he inspected to know that it was broken while I was in a zoom meeting but made me aware and changed it for a new one, but made sure to put the curtains back ND all her stuffed animals were they were by the window. and reinforced my hooks on the wall . Great person and super kind. Thank you so very much for all that you do.

Went in for a tour and were welcomed by the sweetest people. Maya was great at helping us find a place in our budget and when we needed to move in by. I loved the overall vibe when going to this place and would definitely recommend checking it out. I moved into The Avenues during the pandemic and management always makes sure we as residents are well informed of everything that happens within the community. Maintenance and office have been great, I have nothing to say but amazing things about all of them. I still don’t know all of the staff but I have spoken to Brandie, Jill and Luz and they always go above and beyond my expectations. I took my time to read all those bad reviews and I think people complaints for the most silly things considering that this is a 50 years old community, it looks amazing, they keep the ground in very good shape and everyone here is super friendly. They also have all kind of Food Trucks coming every week, Free Work Out Classes with a Trainer at the Gym. I don’t see my self moving out any soon, the Avenues is all that I was looking for. I hope this review helps you to have an idea of this complex.

I just moved into my new apartment at the Avenues and did most of my communication over the phone as I was moving in from out of state. Monica and Maya were extremely helpful in walking me through the process and were very friendly each step of the way! My apartment is great, the pools are awesome, and the fitness center is very nice.

Ive called and left a message for Park Avenue Apartments, which we fell in love with online, to get info on apartments to lease here and I havent received a call back and this was 3 days ago. I put in a request online as well a day ago. I called this morning to the front office as soon as they opened and twice since they opened (its now 1pm) and no one has called me back or answered the phones. So, instead of leasing this apartment as this is how this is the way management runs this place, Ill find else where that takes their business and my money seriously. I wanted a tour first and I couldnt even get that because of the lack of a phone call to even see if they had one to offer. Poor business.

DO NOT RENT!!!My wife and I have been residents here for about 6 months and it has been the worst place that we’ve ever lived as far as maintenance and responsiveness to problems.We never use our dishwasher, but somehow, it’s flooded once a month.My bathroom sink was clogged and couldn’t use it for about a week or 2. I had to go to the leasing office multiple times to get them to look at it and fix it.The closet door in the bedroom fell on my wife. She wasn’t even touching it, we were having a conversation and it just fell off.The living room and bedrooms don’t have any lights in them at all, but they have light switches???50% of the outlets don’t workWas taking a relaxing bath for the first time a few months ago and maintenance came by because it was leaking into the neighbors apartment below us.The valet trash pickup has slightly improved, as for the first 4 months they would leave the trash there for days at a time before picking it up. It was to the point where it looked like a junkyard in the hallway.Both of the showers in our apartment do not have cold water.A/C went out and it was up to 80 degrees inside for about 2 weeks before they finally got around to “fixing” it. It still wasn’t working, so we had to call them again and it took another few days (after I had to go to the office multiple times) for them to check on it.The only thing we keep getting told when we bring up issues is that “Well, we’re understaffed.”

I’d give it half a star if it was possible. Place was garbage. Non of the pictures they show matched like in person. So much work needed to be done and for the price. Hell no! Please don’t ever consider this place. A friend moved there once before and I regret not listening to them!
